Hyde Park is one of Cincinati’s premier neighborhoods As showcased in this land use map, we can see that Hyde Park that most residents live in Single family homes. After residential use, the second largest use of land in Hyde Park is the Cincinnati Country Club. There is scattered commercial activity, focused around Hyde Park Square but also some activity near Hyde Park’s border with the neighborhood of Oakley. Hyde Park is primarily a residential community.

Hyde Park is primarily zoned for residential living, with pockets of varying degress of commercial zoning. This is congruent with Hyde Park’s reputation as an affluent residential bedroom community of Cincinnati. This zoning pattern in Hyde Park shows a predominance of single family zoning, and limited areas where multi-unit housing is permitted. In most neighborhoods where multiunit housing tends to be more affordable, Hyde Park apartments are often expensive and market rate.


Hyde Park’s population density is focused pre-

dominantly in the northern section of the neighborhood, with the lowest density in the southern region. Mediumgrade density is split along the panhandle of the neighborhood and the western lip of the community, with a pocket of density on the eastern border of Hyde Park. The western boundary is an area bordering Interstate 71 and Hyde Park’s border with Norwood and Oakley.

Hyde Park’s architectural character is evident

through numerous structures and buildings in the community. The Cincinnati Fire Department Company 46 Firehouse on Erie Avenue is a great example of American municipal architecture.


Hyde Park Square is an eclectic business dis-

trict where numerous shops, stores, boutiques and restaurants provide numerous destination for a variety of diverse shoppers seeking goods and services. Several long time Hyde Park Square institutions include: Graeter’s Ice Cream, Echo Restaurant, Arthur’s, Teller’s of Hyde Park and many many more. Come visit Hyde Park today!

Hyde Park would benefit from the removal of the

level-grade crossing that runs along the northern border of the neighborhood. Statistics show that level-grade crossings are some of the most dangerous vehicle intersections, with potential for accidents. While it would be costly to rearrange the traffic patterns to accomodate an underground rail tunnel, funding should be found to do so.


Hyde Park

is known as a bedroom community. The stately manors that fill this neighborhood are also complimented by some very eclectic architecturally designed home. The dwelling pictured above, locally know as the “Mushroom House,” is a nationally recognized symbol of the neighborhood of Hyde Park and its eclectic housing stock. While this house is not indicative of the housing stock, it shows that while there are many large manors in Hyde Park, there is real diversity to the types of single family structures that people can seek out and find when looking for housing accomodations in this special community.

Hyde Park is attracting new investment and

building construction in its traditional setting. This structure, at the corner of Erie and Michigan Ave was recently completed, offering first floor retail, with some upper floor retail, along with some residential units. The location at the heart of the Hyde Park business district will undoubtably make this newly developed building have premium pricing for all units. As they say in real estate, “Location, Location, Location.”


Hyde Park is a charming community with a

great deal of character and sense of place. While some people may be priced out of the neighborhood, its warm and invited nature invites all to come visit and frequent the quaint Hyde Park Square Business District. Empty store fronts appear from time to time, but when a store front becames available, businesses are quick to locate there. Won’t you join us in Hyde Park?
