REPRESENTING BUYERS AND SELLERS OF LUXURY! RESIDENTIAL!PROPERTY!REQUIRES SO MUCH MORE THAN A REAL ESTATE LICENSE AND CONNECTION TO THE INTERNET. Handling any real estate transaction at any price point requires complex skill. The agents at the top of their game work "#/$, constantly updating information on changing market conditions, maintaining relationships with financial sources, managing advertising and marketing for clients, and perhaps most importantly, serving as a sounding board for every client’s myriad list of concerns. I personally o%en feel like I am actually a psychologist with a California real estate license. Frankly, I wouldn’t have it any other way. I want to be close to my clients, sharing a bond of trust and building lasting relationships. For this reason, I work alone. No assistant, no team, no associates to handle my business. This is a life practice that works for me, and I’m proud of my success as a result of adhering to my goal. Permit me to be your agent in "&'$. I will work for you, and I will work with you at every turn of the transaction. And that is a promise.

SPICY

CHICKEN

MILANESE COOK TIME: 12 minutes • 2 Servings Whether you need the perfect dish for a date night or you’re in a time crunch, this quick delicious chicken dinner will do the trick.

MAKE IT TONIGHT

• 2 large eggs • 3 tablespoons dijon mustard • 1 1/2 teaspoon cayenne pepper • Kosher salt & ground pepper • 1 1/2 cups panko bread crumbs • 4 thin-sliced chicken cutlets pounded to 1/4 inch thickness • 1/3 cup plus 1 tablespoon olive oil • 1 cup grape tomatoes, halved • 1 cup thinly sliced cucumbers • 1/2 cup sliced onion (Maui or sweet) • 1 tablespoon fresh lemon juice • 1/4 cup chopped parsley • Shaved parmigiano-reggiano cheese

DIRECTIONS:

In a bowl, beat the eggs with the mustard, cayenne pepper, and sprinkle with salt and pepper. Spread the panko bread crumbs onto a plate. Dip the chicken in the egg mixture, then coat the chicken in the panko; press to help it adhere. In a large skillet, heat 1/3 cup of olive oil until shimmering. Add the chicken and cook over medium high heat for 4-6 minutes, turning once until browned and white throughout. Transfer chicken to a plate. Meanwhile, in a bowl, toss the tomatoes, cucumbers, and onions with the lemon juice, parsley, and remaining 1 tablespoon of olive oil. Season with salt and pepper. Spoon the topping over the chicken and garnish with cheese. Serve immediately. If desired, serve with homemade “tartar” sauce.

“TARTAR” SAUCE

• 1 large jar of mayonnaise • 1 large deli pickle • 1 large onion • 2 tablespoons mustard • 1 tablespoon Worcestershire sauce • 2 tablespoons white wine • 1 teaspoon sugar • Kosher salt & ground pepper • Lemon juice to taste

DIRECTIONS

Finely chop pickle, onion, and mustard in a food processor. Add the rest of the ingredients and blend to a smooth consistency. Place in fridge a%er use to keep the sauce fresh. The trick here is to use a large fresh deli pickle. The sauce will last until the expiration date on the mayonnaise.

CLAIRE NOEL BRANDES

A MAIL ORDER BRIDE Claire Noel Brandes was born to be a winner. Born into a Triple Crown family, Claire’s breeders had high expectations for the li(le Sco(ish Terrier. With show dog in her blood, they hoped and dreamed Claire would bring home the Crown for their family. But much to their dismay, Claire didn’t grow into the Crown-winning dog they wanted. Her tail was an inch too short—just one inch.

16 | www.AdrienneBrandes.com

“Confident, independent, and spirited, Claire was never shy when it came to making new friends.”

The breeders no longer wanted to take care of her since she served them no purpose. RJ, Adrienne’s husband, got word of the pup, and a%er much thought, they decided to take a chance. Because Claire was in Kalamazoo, Michigan, they didn’t have the opportunity to meet her in person. With faith in her ancestry and the breeder, they decided to go for it because there was nowhere else for the beautiful Sco(y to go. Thank God for that act of faith, because Claire quickly became a marvelous blessing for Adrienne and RJ. They had sadly lost their other Sco(y dog six months prior, and Claire immediately warmed their hearts and filled their home with love. Claire Noel immediately adapted to Corona del Mar. Adrienne says its because Claire is truly a beach dog at heart, but if you ask Claire, I think she’d tell you that she adapted so quickly because of the immense love Adrienne and RJ gave her. She had a new life with owners that adored her despite her short tail. Everything she did she loved, from the daily walks to meeting new friends to even being invited to doggy play dates. As she grew in a loving home, her li(le personality came out. Confident, independent, and spirited, Claire was never shy when it came to making new friends. She became a li(le adventure-seeker—loving games outside with her stepbrother, Baxter, and going on walks with her mom, Adrienne. Claire was a Sco(ish Terrier to a T—although Adrienne believes she’s more playful than most. Of course, warm weather, sunshine, and a li(le bit of love will make anyone a bit more playful. Claire and Baxter became quick friends, bonding over their love for Adrienne, who rescued them both. In 2009, Patrick, Adrienne’s son, talked her into ge(ing a dog to keep him company while studying at the University of Pennsylvania. Willingly, they went down to the animal shelter in Irvine, where they found Baxter. They weren’t quite ready to make the pick, but when they found Baxter, they couldn’t say no; he was scheduled to be euthanized the next day. Adrienne and Patrick couldn’t walk away from the cute li(le pup knowing that he would be dying the next day! Adrienne and Patrick walked into the shelter with an open heart and walked out with Baxter.

Baxter loves visiting Claire and Adrienne o%en (rumor has it he has a li(le crush on Claire). When he visits, you can find the three of them walking through the Village of Corona del Mar. He has yet to be invited on a play date (he did just get back in town, a%er all)—and seems to already have his eye on a li(le Sco(y lady. The dogs enjoy the Village of Corona del Mar as much as Adrienne does. If you see them out and about, take a moment to say hello—it’s hard to tell which of the three enjoys making friends the most. Start up a conversation and you can decide.

From there, Baxter went to UPenn. He immediately became the mascot for the baseball team. One could say it is a beautiful depiction of redemption—from death row to the Ivy Leagues. Baxter had made it. He spent four years at the baseball house accumulating many frequent flyer miles before moving to New Orleans, eventually back to Corona del Mar with Patrick.

CLIENT TESTIMONIAL

You don’t have to look any further than the sales and listings nearby to know that Adrienne is highly successful in her real estate endeavors. When I began my search for an agent, I was looking for someone that knew my particular sales area (both geographically and fiscally) and had success as a result. And a%er meeting her, I knew almost instantly she was the agent I was looking for and was perfectly at ease trusting her with my property.

18 | www.AdrienneBrandes.com

Adrienne has a unique gi% of knowing both the market and the psychology of real estate. She knows what is selling, what isn’t, the value of property in Corona del Mar, and how to relate to both the buyers and sellers needs and restrictions. She did so many things to help sell our home that it’s hard to list them all! She started by helping me address my property needs and staging to a(ract a multitude of buyers. I am thankful for Adrienne’s expert knowledge when it comes to selling a home. She helped me understand that by staging, I was able to a(ract a multitude of buyers rather than waiting to find a buyer that had my identical taste. From there, she made sure there was sufficient high-level marketing done in target real estate markets and held many open houses so that interested parties could have access to our home and see how spectacular it was firsthand. My house had a marvelous ocean view that could only be truly enjoyed by seeing it in person. The pictures and home video tour did a great job showcasing the view, but it’s nothing like hearing the waves crash and smelling the saltwater air. Adrienne was always available to show potential buyers the treat that our ocean-view home offered. Adrienne quickly found a buyer for a home and represented both parties in the transaction. While this was a bit unusual, I was always at ease. She managed everything and made the process flow seamlessly. Adrienne is remarkable because she is professional and a woman of integrity—she has the real estate skills, knowledge, and drive, and also has character you and the buyer will trust. Her prior work experience has given her an innate understanding of people and how to work with them. She has the contacts and drive to achieve the goals you have mutually set when it comes to buying or selling your home. Working with Adrienne has been a wonderful experience and I would recommend her to everyone.”

222 HELIOTROPE AVENUE McKee & Company “Your home provides the foundation for life. It’s where you spend time with family and friends, relax and recharge, and have your spirit and imagination inspired. It can give life to your aspirations and energize your generosity, productivity, and overall outlook.” - Tracey McKee Tracey McKee knows the way a beautifully designed home can transform someone’s life and has the ability to affect someone’s mood, outlook, and overall motivation. McKee, having grown up in the furniture business, knew from a young age what well designed furniture could do for someone’s life. She wholeheartedly believes that a well designed home with beautiful handcra%ed and unique pieces can make a huge difference in any space. Whether you own a beach bungalow or a marvelous estate, bringing in design elements that fit your style will create a space you never want to leave. With a love for beautifully designed spaces and helping people live an all-around healthier life, Tracey McKee took on a remodel at 222 Heliotrope Avenue in Corona del Mar, California— a beautiful, luxurious coastal community that offers stunning panoramic views of the Pacific Ocean. Tracey knew this home had to be equally as marvelous as the community with a classic and fresh feel that represented the homeowners’ style. The coastal theme throughout the home reflects the original vision that Tracey and the owners dreamed up. The exterior showcases the original design with white millwork and a navy Dutch door to bring out the maritime design. The neutral colors throughout the house allowed the homeowners to use their

20 | www.AdrienneBrandes.com

favorite color—turquoise—to add a coastal flair to each room. As you enter the home, your eyes will first be drawn to the capiz shell chandelier that hangs above the classic farm table. Tiers of the shimmering natural capiz shell cast a beautiful luminous glow over the dining area and add the perfect seaside touch. The dining room is accented with turquoise and white upholstered chairs and a turquoise sea fan wall hanging. As you move into the family room, you’ll notice many different textures and pa(erns. The neutral colors on the wall give Tracey the opportunity to use different textures and pa(erns while keeping the space light and airy. The natural wood wall hanging and the seagrass rug give the space an organic feel, while the pops of turquoise and the green mirror above the fireplace bring in the sea-inspired design from the rest of the home. It is in this room that the couple will make many memories with family and friends. The layout of the family room has an open design to host many guests. As you move upstairs and into the bedrooms, you will certainly appreciate the stunning master. It offers a relaxed feel for allowing one to unwind at the end of a long day. The neutral bedding and turquoise pillows create a unique and calm

atmosphere. Open the balcony doors to hear the sound of the waves crashing—you will feel like you’re right on the sand. The reclaimed wood nightstands bring an instant sense of style to the room and the vigne(e atop adds a classic designer flair. This house flourished into a beautiful coastal home and is a far cry from the original dark European design. The coastal life is comfortable, relaxed, and unfussy. The interiors of this home finally reflect the maritime mood with its airy fabrics, open spaces, and ocean-inspired colors. Whether you want to remodel for yourself or you want to stage a home to sell, it’s always important to have a space that is visually appealing and inviting. If you don’t have a space like that yet, hop over to McKee & Company in Newport Beach and dream a li(le with Tracey. It won’t be long until you catch the design bug and want a home that uniquely reflects your sense of style and brings you peace just by walking in the room.

About the Designer:

Raised in an entrepreneurial home with a natural love for expert cra%smanship and all things home, Tracey McKee owns one of the most beautiful furniture stores in Newport Beach, California—McKee & Company. Both Tracey’s grandfather and father owned national furniture stores that spanned across the country. A%er studying business at the University of Oklahoma, Tracey decided to go into the family business. She started sourcing and buying lamps for her father’s stores. And with a natural thirst for knowledge, she didn’t stop there. She became a master of all things lamps and began designing and developing lamps in China. In 1988, Tracey and her husband, Brent, decided to move to the West Coast, where she opened the first California store for her father. A few short years later, in 1993 and 1995, the couple welcomed their children into the family. With a strong desire to stay home with her kids, Tracey decided to step out of the furniture business. However, she found that interior design would give her schedule flexibility while also allowing her to work in the area she was passionate about—all things home. Tracey quickly fell in love with designing homes, and it wasn’t long before her husband saw the incredible business opportunity. With his mind for business and her eye for design, the two opened the doors to McKee & Company in 1999 in Laguna Niguel. The store continued to grow, and in 2012, the couple moved the store to Newport Beach, where it now resides at Fashion Island. McKee & Company’s mission is to “create interiors that feel comfortable, authentic, and above all, inspired.” And they do one heck of a job at it.

ask ADRIENNE 1. I’ve seen houses that differ by $1 million on the same block. What affects home prices to that degree in Corona del Mar? There are many factors that affect the price of a home in Corona del Mar. For starters, the proximity to the ocean drastically affects your price. Oceanfront locations or ocean views add a premium to any lot. The size of the lot is noteworthy as well when it comes to the price. The average lot size in Corona del Mar is 30 feet wide by 118 feet deep. A lot this size will hold a house that is approximately 3,000 square feet. From there, the lot sizes go up in increments of five feet in width. A 35-foot-wide lot allows a home approximately 3,600 square feet, a 40-foot-wide lot will allow a home approximately 4,700 square feet, and finally, a 45-foot-wide lot will boast a home approximately 4,800 feet, depending on the setbacks. There are a few 60-foot lots and larger, but I imagine they are combined 30-foot lots. Once you appraise the value of the lot, you then add the value of the home. As you can see, there are many things that affect pricing in our quaint li(le village of Corona del Mar. There are approximately 90 homes on Ocean Boulevard, and of course, they sell at a premium. They sell anywhere from $8,000,000 up to the $20,000,000 I just listed at 2900 Ocean Boulevard. 2. How do you think the election of our new president, Donald Trump, will affect the housing market? Well, I’m certainly not a politician; however, from everything I read and hear on the news and have been experiencing in our housing market, it seems like we are in for a very healthy 2017 in terms of real estate values, especially in Corona del Mar. Corona del Mar is truly a “supply and demand market” because there are so few homes available. My mother, who was also a REALTOR®, always used to say “God stopped making land, but he did not stop making people.” And he certainly stopped making land by the ocean. 3. Do you prefer a buyer’s market or seller’s market? Why? As an experienced and seasoned agent, it doesn’t really ma(er to me whether

it’s a buyer’s or seller’s market. However, I believe the market is currently stable— it’s a good time for both buyers and sellers. In Corona del Mar, however, we rarely see the real estate prices fall. So whether it’s a buyer’s or seller’s market, your investment is protected. 4. When is the best time to buy and sell in Corona del Mar? To give you the short answer: year-round. Because of the desirable climate in Corona del Mar and Southern California in general, we don’t necessarily have specific seasons to buy or sell real estate. With that being said, we’ve had an abundance of rain this January and it affected sales slightly throughout the month. But with the tepid climate, any time of the year is a good time to sell. 5. Corona del Mar is among the top five most expensive zip codes in Orange County. Why makes Corona del Mar one of the most luxurious cities in the area? There’s only one Corona del Mar. All you have to do is walk up and down the streets of Corona del Mar or walk along Ocean Boulevard. Just start up a conversation with one of the neighbors and it won’t take long to learn that once you move to Corona del Mar, you never leave. Most people come to “the Village” and live on “the Flower Streets” that are lined with beautiful tropical palm trees. People rarely move, and if they do, it’s because they want to move closer to the ocean or because they want to downsize or upsize depending on their situation. Because of the unique coastal personality of Corona del Mar, people rarely sell their homes—many prefer to pass them down through the family. One of the most charming and valuable things about Corona del Mar is that you can build a home that suits your style. You’re not influenced by a homeowners association telling you what style or what color you can paint your home. Lastly, the location makes each home highly desirable. Not only are you right by the beach (with daily picturesque sunsets over the ocean), you are usually within minutes to world-class shopping, phenomenal restaurants, Saturday farmers markets, and numerous banks and business

establishments. What you’re really paying for, in addition to the value of the land and the proximity to the ocean, is the unsurpassed lifestyle. It’s easy to say Corona del Mar is a piece of paradise. 6. What is the average amount of time it takes you to close a house? What sets you apart? There are two reasons why a house either sells or does not sell. It’s price and marketing. The house has to be priced right to sell correctly. If a house shows long ‘days on the market,’ the buyer automatically assumes something is wrong with the house. I try to price them to sell within 60 days maximum. In terms of marketing, it starts with staging. Buyers want to see a house that looks unclu(ered and inviting—as though it’s not lived in. A buyer wants to imagine their life in the house, not someone else’s. I depersonalize my houses by taking down family pictures and taking out silk plants, etc. We replace them with neutral artwork and live plants. Lastly, we market through the internet, print, advertising, and social media using high-end photography, drone footage, and video. 27 | www.AdrienneBrandes.com

Definitely seek her out!” ~ Meredith Schlamalz | Corona del Mar “Adrienne was amazing in helping us and keeping us updated throughout our purchase of our short sale home. She was extremely professional and worked very well with the other agent in order to get us our home in a short time (which is unusual for a short sale). Adrienne treated us like family. We loved working with her and recommend her to anyone buying or selling a home!” ~ Elena and Jeff Singletary, A#orney at Law | Newport Beach
