A new Board of Directors took office at Aderra at the end of March of this year. We would like to take this opportunity to provide you with an update as to the various projects the board has been working on. We thank you so very much for being a part of our community and family. The following is a list of updates, projects, accomplishments and challenges we would like to inform our residents of. As always, if you have any ideas or suggestions that you believe the Board of Directors should address, please feel free to contact your building advisor or Dana Blass in the management office.

UPCOMING ACTIVITIES

The management company transition from AAM to Brown Management was successfully completed, please be patient as we work through some transitional challenges. Numerous compliments have been received regarding our new manager, Dana Blass. In addition, John Cooper-Lara, Vice President of the high rise division has been active and present throughout the transition.

The water intrusion (stairwell leak issues) exploratory work has been completed. We are awaiting recommendations with engineering endorsement.

Emergency removal of hazardous trees identified by an arborist has been completed. It should be noted that a large tree fell on the hot tub. Fortunately, no one was hurt and no damage occurred. Palm tree trimming has been completed within our budget and they look great. Community wide tree pruning has begun, should be completed by July 6 also within budget.

Dana has been working with CAM Resources, our janitorial service, to upgrade their performance. Feedback has been positive.

REMAINING 2018 MEETING DATES:  Monday, July 16 at 6 pm

A financial audit has been successfully completed with no issues found by Butler Hansen PLC.

New key access cards are being issued to residents for the pool and gym access. In an effort to control “your” money and budget challenges the Board decided to issue one “free” card per resident.

We have increased the rent on the overflow parking lot to LA Fitness, which provides additional parking for them and revenue for us.

 Monday, October 15 at 6 pm Meetings are open to all residents and are held in the Clubhouse. Closed executive session begins at 5 pm. Regular open session begins at 6 pm.

Pathfinder continues to sell units and has only 39 units remaining.

A no cost, no contract beverage machine has been installed in the alcove near the rear exit of the fitness center. If the machine is widely used it will stay and if not used it will be removed.

The advisory committee is working on a number of projects, which should add value to the community. Preparation for a fall fire drill, frequently asked questions, which will be posted on our website.

The public Wi-Fi is now active in the fitness center.

Management is in the process of obtaining bids to clean out the catch basins and drywells.

The grass area between buildings 4 & 5 will not be addressed until we evaluate the repair work recommendations from the engineer endorsement.

The 1st Floor underlayment is no longer required on ground floor units.

A 30-year reserve study is in the works. The draft version should be ready shortly for the board to review. Once the study is complete, the board along with management can review the association finances, budget and plan for the future.

We ran into electrical problems for the main gate camera security system. This is being addressed and will be complete the week of July 9.

Internal water leaks continue to be a problem. We have repeatedly communicated the need to replace water shut-off angle stops and aged plumbing items. Failure to comply with these requests will be considered neglect by insurance companies. To save yourself any financial hardship we encourage you to change these out immediately.

All residents should be carrying condo insurance with protection for water and sewer backup flooding. The association carries a $15,000 deductible. Legal counsel prepared a responsibility matrix and is posted on the community website.

To bring the association in line with 95% of the Arizona Associations, we have moved to a “modified cash” accounting system from our previously used accrual method.

Building 6 courtyard will be addressed once the leak repairs have been completed.

The association expenditures have run higher than projected through the end of May. Because of this, the association has not been able to add the additional reserve funding projected.

COMMUNITY SECURITY UPDATE Security has always been a topic of concern to the Board and the community at large. A while ago, the Board determined that a new approach to security was needed. The existing physical guard service has been unable to deter or record theft in the parking garages. At the November 13, 2017 meeting, the Board approved a motion to hire Centralized Vision to provide virtual monitoring services in the Aderra community. The services include the utilization of security cameras, audio speakers, call boxes and gate control systems. Beginning May 2018, there is live camera surveillance monitoring (underground garages, fitness center, pool/hot tub, fitness center, and back and gates) and a concierge/greeting service. The front gate camera will be installed as soon as the power can be run to the center island.

You should have received a communication from Centralized Vision that provides more details regarding what services are being provided and a request for homeowners to populate the residential profile data base. Resident vehicles will be identified in the data base. Residents will continue to enter the community using their gate remote. Each homeowner will have the opportunity to populate the residential profile data base with information on approved visitors. If a visitor is listed on the resident profile, they will be granted access immediately by the front gate concierge. If a visitor is not listed in the residential profile data base, the virtual guard will contact the homeowner, who will be asked to authorize visitor access to the community. 2

VOLUME 1, ISSUE 1 NEW POOL/ FITNESS CENTER ACCESS CARDS Benson Systems completed the new access card security system for access to the pool and fitness room on June 19. The physical keys will no longer work for the pool gates or the fitness center. The physical keys will still be used for access to the exterior perimeter pedestrian gates. One card will be provided at no cost per household, you may purchase additional cards for $10 each. Lost or stolen card replacements will be $25 each. Tenant verification will be required. Access Cards can be picked up from the association office during regular office hours of Monday - Wednesday from 8 am - 5 pm, Thursday and Friday email for availability. Cards will be available, if you are traveling or out of state, you can pick them up when you return. The process should take approximately 5 minutes to program each access card so please plan accordingly. The association office is located inside the clubhouse. Please note: You must be current on your Association account to receive access cards. Access Cards can be turned off at any time due to a delinquent account. For this reason, we ask that you please not open the pool gates or fitness room for anyone who does not have their access card. The access cards are not waterproof however they are very durable and they will not affect other credit cards should you carry it in your wallet or purse.

IMPORTANT COMMUNITY RULES AND REMINDERS 

Access to the community from the front gate, dial 755 for Centralized Vision.

Prior to making any structural changes to your unit, including flooring, or any changes to the patio, you must first submit a complete Architectural Submittal to management and received written approval.

Assessments are due on the 1st of every month. Late fees apply on the 16th day.

Please use common sense and courtesy regarding noise levels, keep volume at a reasonable level at all times as to not disturb other residents. Quiet hours: 10 pm—6:30 am.

Swimming Pool Hours: Daily from 6:30 am—10 pm. NO Pets, No Glass, No Running, No Diving and No Alcohol. Visit www.AderraHOA.com for complete pool rules. Fitness Center is now open 24/7.

PETS: Must be registered with the office, on a leash at all times. Pets are to use the Dog Walk Area outside the complex. No pets shall be left unattended on the patio.

Parking: Any vehicle improperly parked, parked illegally in fire lanes, designated no parking areas or an unauthorized garage space are subject to fines, towing and booting. No storing of vehicles.

Use caution when entering and exiting the underground parking garages as they are two-way traffic. Community Speed Limit is 10 MPH.

Move In/ Move Out: Monday through Saturday between 7 am and 5 pm. Not permitted on Sundays or Holidays without board approval.

No unit shall be rented for less than a 3 month period and no more than 3 periods per calendar year per CC&R Section 4.19.

Soundproof Underlayment Requirements: 1st Floor—no underlayment requirement. 2nd and 3rd floor—IIC 51 under all tile. IIC 71 / STC 73 or higher under all wood flooring.

Board recommends changing all original angle stops (water shut offs) to newer quarter turn shut off valves to avoid costly repairs to your unit and others below you. To save yourself any financial hardship we encourage you to change these out immediately.

Window Coverings: No reflective material. Window tinting is prohibited.

Patios are not to be used for storage. Exterior clotheslines are not permitted. No exterior drying or laundering of clothes, towels or any other items are permitted so as to be visible from neighboring properties.
