Since forming Acorn Property Group 25 years ago, we have firmly cemented our position as one of the country s leading bespoke residential-led developers With offices in London, Cornwall, Bristol, Cardiff and Exeter we have completed numerous award-winning developments creating houses, apartments and commercial premises across the country

Our regional success has been built by employing talented people with extensive local experience who fully understand the region s risks and opportunities This allows us to plan our regional businesses to suit a community’s housing needs

The majority of our schemes involve the regeneration of brownfield sites, replacing and converting redundant buildings to create homes and, where appropriate, offices and retail spaces We develop a wide variety of sites; urban, rural, brownfield, greenfield and conversions, including many listed buildings Each development is designed entirely around a site’s locality and future occupiers

Creating sustainable new homes and developments has long been a focus for Acorn and to further this, over the last year we have launched our Acorn Green initiative Driven by our commitment to re-using existing buildings and our fabric first approach to new build homes, Acorn Green represents our unique holistic approach to carbon reduction and our commitment to creating inspiring new communities which fulfil the current and future needs of our residents’ whilst respecting and protecting our environment

The homes we create are all ‘Different By Design , that means we pride ourselves on thinking differently – approaching each and every project individually with a holistic approach on how we can maximise sustainability and move forwards positively towards the production of zero carbon housing design

We believe that by combining experienced Group and Regional design and management skills, while recognising not only national trends but also local issues, our business will thrive Furthermore, the diversity of our homes and buyers means that the financial health of the Group is not reliant on any one market sector or region

Strong and mutually beneficial partnerships are at the centre of our business An increasing number of our developments are joint ventures with landowners, public bodies, charities, banks and a variety of introducers and private equity funders For many regional and national agents we are the recommended Development Partner of choice for landowners Our willingness to structure deals to meet our partner’s needs means we have successfully completed many joint ventures involving a wide variety of arrangements In each case, our Acorn brand together with our management teams, construction and sales expertise, means we successfully created value and made the most of every opportunity

Our intention is to continue to grow our regional offices while further cementing our position as a company dedicated to productive partnerships and residential-led regeneration

With our professional, imaginative team and our varied and diverse portfolio of current and future developments, I believe our business has a bright future

“Each region is different and recognising this is the key to our success.”

Different Regions - Different Challenges

The London market has been dominated by a severe shortage of land, high values, increasing construction costs and a very difficult planning environment but benefits from strong, local and international demand

The Bristol region is driven by strong local demand, sound regional business and population growth Land supply is mainly from the regeneration of brownfield sites and profitability is driven by our ability to provide a bespoke product at an affordable price

The Devon & Cornwall, Acorn Blue region is our most diverse market where we build stunning, high value

coastal houses and apartments for the second home market whilst also developing more affordably priced sites for the local owner occupier market

The South Wales market is dominated by employment in Cardiff which generates demand both in the city and suburbs and opportunities to build amazing holiday homes on the South Coast

The Exeter and South Devon market is generally an affluent region driven by a wide variety of demand ranging from local housing needs to retirement homes, holiday homes and housing

In 2013 Trinity House, a 500 year old charity that was historically dedicated to the welfare of seafarers who managed Britain s lighthouses, decided to seek partners to develop a corner of their central London Trinity Village Estate Determined to create ‘best value’, and following a lengthy selection process, Trinity House chose a partnership with Acorn and Galliard Homes to deliver a mixed-use development that would be of clear benefit to all parties With Acorn London’s experience in high quality design, planning and delivery, the team was well placed to provide a development that would optimise value for all the partners Acorn London led and managed the design and planning process, selecting a team of consultants which included Stirling Award winning architects Haworth Tompkins

The site is adjacent to a Conservation Area and close to a number of listed buildings which resulted in a particular design solution of three distinct buildings reflecting the characteristics of their micro-locality

This ranges from the grand scaled south building topped with an elegant bronze aluminium frame expressing lightness and delicacy of the upper floors to the more moderate north building designed in homage to the previous courthouse, with railings and stonework echoing the history of the site The result is a rich and elegant mix of architecture and detail, a development known as Trilogy SE1 which is clearly contemporary whilst respecting the history of the site

HOPE HOUSE, BATH

Bath is the only place in Britain to have the whole city designated a World Heritage site by UNESCO and therefore managing the regeneration of a large city centre residential scheme, was challenging

The Hope House site in central Bath comprises fifty-eight new dwellings within and around the historic listed Manor House The site’s extensive 6 acre gardens and parkland sits proud at the top of a dramatic natural amphitheatre with magnificent views surrounded by amazing Georgian architecture

Daniel Lugsden, Partner and Architect at the Bath based Nash Partnership, says: This site, original building and 1960s built school with its history and presence took time to understand and interpret However, we believe we have created unique homes that blend into Bath’s treasured Georgian setting offering the best views across Bath and to give Bath a beautifully remodelled and landscaped development in the heart of the city

A day by the river is never wasted

The centre of Taunton, Somerset and the banks of the River Tone have over the years been dominated by the county s cattle market As part of a £105m regeneration project Taunton Deane Borough Council, in conjunction with commercial developer St Modwen plc, sought to regenerate the now redundant site into a mixture of retail, commercial and residential space An outline planning permission for a substantial mixed-use scheme which included a residential block, was obtained and Acorn Bristol was

chosen as the regional bespoke residential specialist to undertake the development Acorn Bristol re-engineered the planning permission to provide a block of forty five apartments and four town houses, named Water’s Edge, all fronting the River Tone and overlooking Firepool Lock

This collaboration between Acorn Bristol, St Modwen and Taunton Deane has played a key part in the regeneration of the city centre

“Providing affordable homes for local housing needs, whatever they may be, is the key to the success of our business ”
Dane Cummings BSc (Hons)MRICS, Head of Commercial Property - Acorn

When Acorn was approached to purchase Heron House, an unattractive 8-storey 1970s office block in central Bournemouth, we immediately saw potential to refresh the building and turn it into a successful mixed-use scheme The copper and brown building was named The Chocolate Box The ground floor banking premises was retained and Acorn provided over 14,000 sq ft of commercial space over the next two floors and converted the remaining six floors of the existing building to create fifty four sensibly priced first time buyer and investor apartments Subsequently we obtained planning permission for side and upper floor extensions comprising an additional ten apartments and five duplex penthouses with amazing views over the English Channel, the Purbeck Peninsula to the south and countryside to the north of the city

The agency selling this run-down beachfront house in Bexhill-on-Sea, East Sussex, saw a block of apartments or a new bungalow; Acorn saw a Californian beach house

Cathedral House was a tired vacant office block in a prime suburb of central Cardiff However, the 1970s eight storey building offered versatile floor plates perfect for conversion to residential accommodation with amazing views from the top four floors

The building was converted into twenty one apartments, with the penthouse benefitting from 360° views over Cardiff Bay, central Cardiff and the countryside beyond

The ground floor was refurbished and sold as a coffee shop and the scheme was successfully developed by Acorn Cardiff and sold within 18 months of purchase

VALENTINE WESTON STREET LONDON SE1

The Valentine was a derelict public house in a prime position between Weston Street and Long Lane in London’s South Bank Acorn London entered into a joint venture with the landowner who had obtained a planning permission but was unable to sell the site for an acceptable price

Acorn London analysed the existing planning permission, which was for thirteen apartments, and went on to obtain a much improved planning permission increasing the net saleable residential floor area by 43% by adding six additional private apartments and a seventh storey The ground floor commercial space was reorganised to make it suitable for a blue chip tenant which Acorn London then identified

Upon completion of the development the landowner received not only his target land value but a share of the profit and received significantly more than he had ever hoped for with his original sale price being increased by nearly 300%

Successful urban regeneration means making the most of valuable space whilst never compromising standards

BEFORE

The London Borough of Barnet had insufficient funds to refurbish or construct a new library in Muswell Hill so sought a Development Partner to help them achieve their goal

The brief was challenging – to create a futuristic landmark building in a predominantly Edwardian residential area that included state-of-the-art library facilities and residential accommodation, which profited both the Council and the developer

Partnerships at Work

AFTER

Acorn London won the public bid with a library scheme where the façade was reminiscent of the irregularity of books on shelves The light filled glass and steel structure was aptly named Pages and the development design was cleverly integrated to respect the neighbouring buildings

This part public, part private scheme was a resounding success All stakeholders aims were achieved and the development was delivered on budget and on time

The Rest Convalescent Hotel in Porthcawl is a Grade II listed building constructed in the 1860s when the design was influenced by Florence Nightingale The building laid dormant for a number of years despite having a detailed planning permission for conversion into residential use The owner needed someone with the skills, expertise and vision to take the project forward

Located in Rest Bay, Porthcawl the building overlooks one of South Wales’ finest surf beaches, enjoys unencumbered sea views and is adjacent to The Royal Porthcawl Golf Club, a regular host to the Senior Open Championship golf tournament

Acorn Cardiff was selected as the joint venture partner due to their local expertise and track record of coastal development, restoration and

regeneration Acorn Cardiff has uncovered many hidden features and working closely with the Conservation Officer, the project team have refined and improved the existing planning consent identifying an additional 6,000sq ft of residential space and improving the mix and design of the apartments so to maximise sales values and market demand

The result has created a significant improvement in the project’s viability and will ensure this much loved local building enjoys many more years of life

Over 95% of the developments built by Acorn are on brownfield sites Our creative approach to the re-use of existing buildings, combined with inventive and bespoke architecture, means we create schemes which have a sense of place within their local environment

As a responsible regeneration developer Acorn continually evaluates all its development and construction processes to minimise the impact of operations on the environment

Acorn constantly researches evolving products and building practices that may help reduce energy consumption and the environmental impact of our developments

We monitor construction operations to ensure compliance with local authority and central government guidelines and always seek to minimise local disruption during the construction process

Affordable Housing & Communities

Acorn understands that successful communities are based around cross sections of society with people living and working together from all walks of life

We strive to ensure all of our developments revitalise and reinvigorate the area around them and in many cases this involves original and creative approaches to affordable housing At One Lusty Glaze in Newquay the bespoke shared ownership houses helped the scheme win The Best Residential Development in Cornwall in the 2016 UK Property Awards whilst the redevelopment of the council housing tower block estate in Barking was Highly Commended for Housebuilding Innovation Awards 2007 Best Initiative

to aid First Time Buyers/Key Workers and won Your New Homes Awards 2007 Best Development for First Time Buyers It contributed hugely to the economic regeneration of the area, building a platform for a successful new community

We are happy to utilise our extensive strategic land expertise to acquire land for housing providers or work alongside them to secure planning permission We also understand the evolving nature of affordable housing and our non-plc business structure allows us to make the most of new policy directions For Investors this flexibility and efficiency sets us apart from our competitors

Accessible & Adaptable Dwellings

Wherever possible Acorn designs for Lifetime Living so that an Acorn property can take you from your first family home through to your retirement years

The vast majority of our apartments are easily accessible for wheelchairs and pushchairs and have wide communal landings and lifts Wherever possible the apartments have a terrace or balcony providing private outside space and often have

access to larger communal landscaped gardens Most also benefit from allocated parking with designated disabled spaces and an individual bicycle store

Many of our houses have separate dining rooms or study areas on the ground floor designed to be converted to a bedroom, and a WC that can be adapted into a shower room as necessary

Our Vision Introducing Acorn Green

Acorn Green represents our unique holistic approach to carbon reduction and our commitment to creating inspiring new communities which fulfil the current and future needs of our residents’ whilst respecting and protecting our environment

Each Acorn development is individually and intelligently designed and built to the highest quality, ensuring that they each have a positive impact and contribution to the local surroundings, creating a true sense of place and an inclusive community where residents and nature can grow and flourish long after we complete our role in the building of the scheme

We are continually exploring how we can move nearer towards our zero-carbon goal Our construction teams are striving towards creating our first zero-carbon housetypes and are implementing further use of lower-carbon materials

We are making steps towards having smart systems and smart meters installed as standard as well as working with local authorities on future provision for district heating

More native planting and trees are being incorporated into sites Not only does this benefit our residents as higher levels of oxygen are produced, but additional planting will also contribute to wildlife and biodiversity

Many of our schemes involve re-using existing buildings

The environmental benefits of repairing, refurbishing and saving buildings from demolition are huge, minimising disruption to the local community, reducing pollution and ensuring the best use of natural resources

Using existing buildings rather than demolishing and building new structures preserves their embodied energy, decreasing primary energy use and, therefore CO2 emissions

We’re committed to reducing carbon emissions We believe in Acorn Green
