dear 9fi5th readers, admirers, and new discoverers, It’s almost summer. Days are long, events are many, and the air is full of excitement. At least that’s the air around the bit of Manhattan we’re sitting in. 9fi5th’s second New York edition is up to some pretty compelling digs. You may have taken note of our very posh Upper East Side property featured on the cover. Toll Brothers City Living did a great job at bringing modern luxury to a very established neck of the woods and we had the pleasure of discussing that and a few other projects with David Von Spreckelsen. Those of you looking for more Downtown Cool than Uptown Chic will be happy to read about our Lower East Side gems in form of 204 Forsyth and 50 Clinton. We also stopped by 286 Spring Street, a SoHo Addition to boot. We toured Related’s Carnegie Park and high-end rental property Abington

special and tailored care, allowing them to feel as though they are expressing themselves through their living space. “We offer a certain level of customization where input is of utmost value.” Take a look at the many different floor plans and you’ll be convinced that there’s something there for every would-be tenant. From the various smaller one- and twobedroom plans that cater to the young professional, to the larger more family-oriented multi-room plans, Carnegie Park truly strives to be something for everyone. This philosophy is also reflected in the many amenities available. Here, luxury exists in being able to take a pleasurable dip in the building’s swimming pool, to taking in the sunset from the rooftop terrace while throwing a shrimp or two on the barbecue. Tenants can spend the night socializing with friends in the entertainment lounge or finding their chi in the yoga room.

TAKE THE BEST, LEAVE THE REST With 37 lean units, 50 clinton is set to usher in a new era of boutique condominiums on the Lower East Side.

T he Lower East Side is catch-

ing fire, and living there could mean paying big money or

making a big compromise – unless you are buying on the right side of the curve. We had the distinct pleasure of discussing

one of the best parts of that curve with Dan Hollander, Managing Partner at DHA Capital. Hollander’s vision for 50 Clinton is quite simple: sophistication where it matters. “We opted out of the superfluous bloat for 50 Clinton so that we could build something with enduring charm for a competitive price,” exposed Hollander. This new 7-story building will boast an outstanding location on the Lower East Side with an articulated red brick façade by architects Issac & Stern that

FORSYTH READIES FOR NEw PREmIERE The 204 Forsyth condominium show is set to begin its run star ting in the Spring/Summer season of 2016 and it's bound to get all of New York excited.

H

eading thrilling 204 Forsyth is Charles Saulson.

Starting off as a sculptor and a steel worker, Saulson very much led an artist’s life, until a lull in the market hit during the late 80s and early 90s. At that point, he became involved in a lot of side work. His experiences working on building infrastructure (as a welder) led him to learn about real estate development, an industry that he would find very lucrative later on in life. Since those early days, he has overseen the structural work on several projects including the Rivington Hotel on the Lower East Side and the Mercer Hotel in Soho, hip digs known for loft-like rooms. It’s that kind of edgy, contemporary style that Saulson can be counted on to bring to 204 Forsyth Street. “204 Forsyth is going to be modern and classy,” Saulson said with an air of excitement. The buzzwords in this case, however, don’t really do

et’s admit it; New Yorkers love superlatives. When one crops up in the luxury homes

market, you can bet we are all about it. So, what if we told you that there is a 71-story, 1,175-unit rental development slated for 605 West 42nd Street? To find out more, we sat down with Mitchell Moinian, Senior Vice President of The Moinian Group. “Sky is going to be big, offer bold amenities, and set new standards for residential rental luxury in the city,” said Moinian. And Sky will be the biggest residential development in Manhattan, but we should note that “biggest” is not the only superlative. The property will boast the most luxurious and illustrious pools, spas, gym, and pretty much everything else that comes to mind. It is set to be the exclusive lifestyle that will attract celebrities, worldclass entrepreneurs, and even a few NBA stars.

CHELSEA GEM Wonder Works’ unique six-story townhouse is a perfect jewel in the best location in town.

Say you could live anywhere in your beloved Manhattan, where would it be? The Upper East Side has been your stomping ground, but it’s a tad pristine and buttoned-up and that is just not your scene anymore. You want something more edgy and eclectic. Take Chelsea, for instance: it’s nice, bohemian, and creative. But there's never anything on the market, you moan, and when you have a growing family, loft living is not really that feasible.

We hear you. But imagine a 25’ wide five-story townhouse with a rooftop terrace snuggled in the midst of this wonderful hood with all that vibrant nightlife and some of the best schools around; a quick walk from Chelsea Market, the foodie Meatpacking district, and the High Line. We bet that’s got you excited, right? For a worldly, well-traveled, educated individual like yourself who respects great design and architecture, we know the perfect 11,900 square feet of indoor and 2,000 square feet of outdoor space for you to put your stamp on: 357 West 17th Street – a single family home on five floors, plus a cellar and rooftop terrace. It’s a home with all the amenities of ultra luxury condo living. Wow, indeed! ENtRY hallWaY NEW YORK SPRING/SUMMER 2015

HALLWAY

OK, right now let’s say it’s yours, and we invite you to go there in your mind's eye. As you drive up to the architecturally-striking townhouse, you admire the elegant frontage. Architects Lisa Chow and Jason Allen from Workshop Design + Architecture, PLLC were in charge of the overall space planning and façade design, and you love their hip taste with those Italian awning windows and glass-fiber reinforced concrete. You drive into your garage with a big smirk on your dial, knowing you have the ultimate New York luxury – private parking! As you get out, you nip down to the cellar and grab a couple of bottles of that cheeky Australian Riesling. Just the thing to impress for tonight's dinner party.

STORAGE

CALIFORNIA CLOSETS

This reach-in closet is the epitome of understated organization. Shown here in a master bedroom, the subtle, set back design offers ample storage with little interference in room aesthetic. Its shaker style cabinetry, crafted in Italian melamine, is showcased beautifully in a soft, Mocha Latte finish. Only to be emphasized by the subtle accent of a delicate leaf resin insert, creating just the right amount of feminine flair and appeal. Employing an array of shelving and storage solutions, this closet is a true complement to the space.

78

9fi5th.com

INSIDE

Another reach-in option, this beautiful system is fit for a shared master bedroom. Its rich, walnut finish emits a more masculine draw. Exceptional hardware and accessories speak to the quality and craftsmanship within the design. Sleek and structured elements keep the focus on organization and function, making every last inch usable while the alluring cabinetry won’t have you rushing to close its doors.

But what about those smaller spaces in your home? You know, the ones you pay very little attention to and those that typically need the most TLC. A functional laundry room can make or break your daily routine and this smaller wardrobe is the perfect way to streamline tasks. Sorting areas, sliding surfaces, and drop-down tables are some of the few options a set like this can offer. Not to mention a simple white finish so beautiful you won’t even have to hide it away.

Now, this is what closet dreams are made of ! This walk-in beauty embodies comfort, luxury, and pretty much anything else you could want from a wardrobe. Another unit with shaker style cabinetry in a mocha latte finish, this armoire leaves ample room for even the biggest of fashion collectors. It not only adds to the room aesthetic but also defines the energy of the space. Being able to survey your space at a mere glance coupled with the pure beauty of a truly custom closet has never been so accessible!

SEATING Tugging on our youthful hearts, ABC’s powder pink Amelie swivel chair looks as if it was plucked right out of a dollhouse! This gorgeous and dainty chair speaks to all of our inner princesses with its plush seating and soft pink fabric. (Don’t worry; for those who have more of an inner prince, the chair also comes in gray and taupe, fashioning a more masculine throne). Designed with a cozy, deep seat and high armrests, the chair’s destiny is to be adoringly lived in. The smooth curved lines of the Amelie delicately balance out any modern living space while the small framework exudes a snug and relaxing aura. And, in true ABC fashion, the chair isn’t just easy on the eyes, but easy on the environment as well. The Amelie chair is handmade and the special cotton and linen quilting leaves a very small footprint, making sure to convey the company’s ultimate balance of luxury and life.

The Almora armchair for B&B Italia is one of the brand’s latest pieces to be added to their already vast collection of chic fittings. The chair, designed by Nipa Doshi and Jonathan Levien of Doshi Levien, embodies relaxation and style. Their first piece for B&B Italia, Doshi Levien wanted to make sure it not only represented their vision but created a bold statement as well. They found the inspiration for the design while recounting a trip to the Himalayas, wanting to recreate their feeling of being wrapped in a soft blanket amidst the cool, pronounced mountains. But trying to replicate this energy was no small feat. After nearly two years of design and redesign, the Almora armchair was finally perfected. And, as only what any great masterpiece can achieve, this chair immediately takes you into another world filled with comfort and relaxation. At first sit into the crisp and cool leather, you instantly melt into the chair’s cocooning domain. The headrest is lined in soft shearling (with a wool option as well) and the rounded shell and smooth curves enfold you as you sink in. The chair itself is mounted on an aluminum swivel, creating effortless movement and interaction. An ottoman, with the same rounded

i n s iDe “When I design a space, I always remember that women have a favorite room and men have a favorite chair,” said Niki Cheng, owner of BoConcept New York. And finding a product that caters to both worlds, maintaining that healthy balance of purpose and style, is every great designer’s challenge. Enter the Boston Chair. Designed by Henrik Pedersen, the Boston chair offers a sleek and slim design. Its rounded, inset frame offers up a chic yet cozy feel, perfect for both the minimalist and those with more lavish taste. “The Boston chair is the perfect masculine chair when it comes to comfort and design,” agreed Cheng. Upon further investigation, the chair’s slender exterior masks a thick, soft cushion made of molded foam, a material easy to melt into after a long day. Not to be defined just by its seating power, the chair also offers adjustable neck support and a matching footstool, ready to absorb all of life’s stresses. The modern and straightforward shape make it an easy fit for any room and, adding to the many pros of the piece, buyers can customize their chair down to the very core, from the fabrics used to the option of a swivel or tilt function. Turns out you can have your cake and eat it too.

BoConCepT BosTon CHair “As we’ve been known for our signature dining tables and case pieces, we’ve been focusing heavily on an upcoming launch of a full seating line later this year,” said Eric Chang, of luxurious furniture brand, Hellman-Chang. And what a line it will be. The first lounge chair in the brand’s most popular Tao line, the Tao lounge chair is the perfect mix between business and pleasure, or comfort and function, if you will. “After demand from our clientele for quite some time, it’s going to be a great way to round out our collection and build upon the brand and our design philosophy,” said Chang. In keeping with their brand ideology, Hellman and Chang wanted to align the design of this chair with their trademark focus: negative space and solid wood. But one doesn’t always connect woodwork with comfort, and this is where Hellman-Chang step up to the forefront of luxury furniture making. The sleek lines and minimalistic style provide for a sturdy and unobtrusive structure, while the soft, decadent upholstering create an inviting space to rest. This chair could not only be used for gorgeous seating around your living room but in your dining room as well, not to mention, that it comes in any color or finish you want. As a made-to-order business, Hellman-Chang has an extensive list of wood finishes and fabrics, creating endless possibilities for a timeless, long-lasting product designed to your own taste. On we went to our table and perused the menu. The scene was buzzing, full of lively chatter amidst elevated design. Our wait staff ’s first recommendation came in form of the watercress and avocado salad with fresh wasabi and cucumber. We have to confess that this may have been the best salad we’ve ever had. everyone collected posters, but the idea of limited-edition prints was just gaining ground,” he recalled. “I saw a niche for myself—a way to make a living.” So sensible—he hardly sounds like an artist! Actually, what really got him was the color. “I was hooked. What I loved about the process was that every color was mixed by hand.” Pretty! But we saw for ourselves at his studio that the process of screenprinting is no picnic. Each color in any given image comprises its own layer that is printed separately and requires its own laboriously crafted screen. The completion of a complex print with many colors could take Lichtenstein as long as a year, and along the way he constantly touches base with his artistcollaborators. Most colors he’s ever done? “100 or so,” he told us, “but that was in the early days, when I was a little crazier.” Not that he’s scaled back on innovation, by any

Along with the Exclusive Resorts team, Karisha had arranged for our stay and had already taken care of any and all needs prior to our arrival (foods, activities, reservations, recommendations, and so forth). Nestled in their own separate portion of the larger property, Exclusive Resorts villas come with their own private pool, plenty of room for several of your guests, and will be comfortably stocked with your heart’s desire prior to your arrival. Our hearts? They desired fresh fruit, some cereal, and vanilla soy milk. Karisha had done all the prep work and all we had to do was be ready for pick-up. Swimming with dolphins truly is a lifetime experience. Something to definitely sample when in Grand Cayman next! The remainder of our day was spent by the beach and pool where we pondered life’s many questions … just kidding, we were blissfully at peace and had not a care in the world. We dined at Taikun that evening. Having sampled some outside fare the night before, we thought we would give the

Day three was off to a great start as we had gotten the hang of all the facilities, locations, and best routes to get to them. Karisha had booked us a massage at La Prairie Spa for the afternoon, which already had us excited at the tender hour of 9 a.m. The majority of the day was spent between the beach cabanas, the gym (have to put in some work, don’t we?), and shooting some hoops at the basketball court. By the time our afternoon appointment rolled around, we were ready to be pampered. Silver Rain Spa, is in fact decorated in such fashion - silver tones mixed with gentle whites to create a restful environment. We were led into our treatment room (after a cheeky muffin) and enjoyed an hour of deep tissue rejuvenation.
