The Public Bread Buffets have been renewed. The municipality of Alanya has renewed 12 bread sales outlets in the city center and 31 in the neighboring areas. The style of the new outlets reflects the architecture of old Alanya houses and the electricity is provided from solar energy panels placed on the roof. Some 15000 to 20000 pieces of bread are sold on a daily basis.

Several times a year Alanya municipality is publishing a magazine named "Alanya BĂźlten" where they inform about new projects and happenings in the local area. Unfortunately the magazine is in Turkish only so we have handpicked the most relevant and important stories and will publish them over the next couple of weeks.

Opening hours are 07:00 - 19:00 and both locals and tourists are welcome as customers.

On the latest issue the new cable car system is on the frontpage and this is also where we will start our tour of the magazine. The cable cars are expected to open soon, and it seems like it will be only slightly delayed. The budget of the project is 19 million Turkish Lira and the system with its 17 cabins is expected to carry a maximum of 1130 people from the Damlatas Beach to the castle area per hour.

No matter if you want an action packed beach or your own deserted Robinson Crusoe beach you can find it in and around Alanya. When investing in a holiday home one of the most important questions to ask yourself is how close to the beach you want to live. Obviously everyone likes to live as close to the beach as possible, but beach front properties are also more expensive and often in more crowded area. We have therefor asked our customers exactly that question: What is the maximum distance to the beach your holiday home should have? The winner is "less than 1 km" with 44% of the votes while 28% says they want to be "less than 500m" away. Interestingly only 8% wants to live "less than 200m" from the beach.

There is a first time for everything. Actually we never thought it would come to this but here we go...

We are posting a picture of some sweet kittens on our facebook wall. But this is not only to get cheap likes and comments. There is actually a story behind. This morning a member of our sales team had to evaluate a penthouse. The key was with the neighbor so we met up with him and entered the apartment. To our surprise we found these sweet and newborn kittens in the bed room on the top floor. The owner had left a bathroom window open and mummy-cat had entered and found this perfect place for her kittens. Luckily the neighbor is an animal lover and he promised to find a good solution for the kittens. Being an estate agent in Alanya is never boring, every day brings a new surprise

Mondays first event is our morning meeting. This always goes a little easier when served with hot coffee, Turkish tea and a fresh simits. This weeks work plan was agreed upon and luckily everyone seemed to be fresh and full of energy. Lets hope it will last all the way through the week.

You would be amazed how many of our Scandinavian clients who use their bikes when visiting us at office. At times it actually looks like we are more a bike shop than a real estate agent when bike after bike is parked in front of our office. Erik and Ulla from Royal Park in Tosmur is no exception. A brand new and recommendable restaurant has opened in Cikcilli. It is called "Kate & Leo" and they are serving pasta, pizza, wraps and other dishes. Just as we do they love coffee and are open from early morning to late evening.

Yet again Mr. Candemir has pulled the right strings and a title deed has been issued.

"Kate & Leo" is located in front of the university in Cikcilli and can be a bit hard to find.

Next task up is helping with applying for a resident permit and installing a new door.

Understand your Turkish title deed When purchasing a property the most important document is without any doubt the title deed, since it proofs the ownership of the property. In this blog post we will take your through the current procedures for obtaining the title deed as well as explaining what kind of information you find on the printed version of the deed. We also want to point out very clearly that the printed version of the deed does not hold any other value than the paper it has been printed on. You can see it as a kind of diploma and should you loose the printed version there will be no consequences. Even if someone that you do not trust gets hold of the printed version of your title deed, it can not be abused. The ownership is registered at the land registry

office and it is the information in their computer systems that are valid. Until recently the process of obtaining a title deed was somehow complicated and time consuming. Luckily things have improved for the better and today the process goes as follows... Via an online system an appointment for initiating the process is obtained from the land registry office. Relevant information such as the public evaluation of the property, buyer and sellers personal information etc are collected and handed in to the land registry office. The information is then controlled and validated by the land registry office after which buyer and seller are informed about the fees related to the transaction.

Seller and buyer must then pay these fees into a bank account belonging to the land registry office.

Alanyas new ring road is on its way The last couple of years Turkey has started to invest heavily in new infrastructure. Most notably are the new tunnel and bridge across Bosphurus in Istanbul and the construction of a new mega airport that will replace the existing and already pretty big AtatĂźrk Airport. Also in Alanya there are some new projects underway and one of the most exiting - but not so much talked about - is the new ring road. The current ring road is known as the 35 meter road, presumably because it is 35 m wide. This road starts at the entrance of Alanya at the Dinek/ Luna Park area and ends just before the Dim River in Tosmur. The new road is known as the 50 m road and construction is on-going as you read this. Interestingly enough there is not much public information available about the road, but here is what we know so far. The road will start just west of the public hospital "Devlet Hastanesi" which is approximaetely where the 35 meter road and the 25 meter road joins. Construction is being done in two stages. Stage one brings the road from Alanya to Kargicak, stage two from Kargicak to Gazipasa. The start of the road is west of Devlet hastanesi from where the road will continue via the northern part of

Cikcilli and cross the Dim river on bridge approximately two kilometers from the beach road. Immediately after the crossing of the river the road will continue to Kestel via a tunnel. The work to excavate the tunnels are currently work in progress. After reaching Kestel and Mahmutlar on the northside of each area the exact path is currently not known. But what will this mean to Alanya? We all know and see ourselves that traffic in and around Alanya is getting heavier and heavier. This new ring road will be warmly welcomed and heavy traffic moving around Alanya will now be able to do so without disturbing residential areas. The beach roads will still be busy so apartment owners living on the first line will still have to live with quite some noise from the beach road between Alanya and Kargicak. But much of the heavy traffic and trucks will now be moved away and the traffic on the 25m, 35m and the beach road will surely be less crowded and stressful. Stage one of the road is planned to open in 2017, so we keep our fingers crossed and hope that there will be no delays.

Getting to Alanya: How to find the best and cheapest tickets Discussions about flight tickets and how to get the best and cheapest deals is always a hot topic for home owners in Turkey. Based on our own experience we made this guide which we hope will prove both useful and informative. Where to fly to... This is quite simple since there are just two options. Most well-known is Antalya Airport (Airport code AYT) located 120 km west of Alanya with newcomer Gazipasa airport (Airport code GZP and often called Alanya Gazipasa Airport, Antalya Gazipasa or even Antalya Alanya airport so be careful not to mix up between these two airports) located 40 km east of Alanya. Neither of the two airports has public transportation in direction Alanya. Instead several airlines offer free or inexpensive shuttle services to and from the airport direction Alanya.

Driving a rental car to Alanya will take you around one hour and 45 minutes from Antalya airport and 30 minutes from Gazipasa airport. Conditions of the road is good but you need to remember that the traffic in Turkey might be a bit more hectic than you are used to. Several travel agencies and transfer companies offers both group and private transfers, which must be booked before arrival but at a much lower price than the airport taxis. Private transfers can also be booked via our onlineshop www.my2baseshop.com Direct or with a stopover Everyone prefers a direct flight but sometimes a stopover is necessary. At times reasonable priced tickets includes a stopover, at other times there might not be any direct flights from your home town.

The stopover normally takes place in Istanbul which has two international airports (currently construction on a 3rd international airport in Istanbul has started, but it wont open any time soon) with the AtatĂźrk Airport being the biggest and most well-known and the Sabiha GĂśkcen Airport being the smaller but still very well-equipped alternative. Airlines from Turkey Several airlines from within Turkey can fly you in. We all know Turkish Airlines and the name says it all and the company is by far the biggest player in the Turkish aviation sector.Alternative companies are Pegasus, Atlas Jet and Sunexpress which are all worth checking out. Airlines from Europe This list might get pretty long and depend on which country you live in so we wont mention any names. Instead lets take a look at how you find the tickets sold by European airlines. Regular flights Many European airlines offer regular flights to Turkey as a part of their program. These tickets can either be booked via the company web sites or found via search engines that are specialized in finding flights ticket from a variety of sources.

One of the most popular is www.momondo.com and also www.google.com/flights does the job. Charter and package holidays During low-season ordering a package holiday which includes both flight, transfer and accommodation can be cheaper than just ordering the flight ticket itself.Home owners can take advantage of this and stay in their own holiday home instead of the designated hotel. Flight only Not all charter companies will sell flight-only tickets, but some do. Often these tickets will only be available directly from the company itself and not via search engines such as Momondo or Google. Please be aware that just because a charter company sell one-way tickets from Europe to Turkey, they might not sell tickets the opposite way from Turkey to Europe. But before you decide to go all in and buy your own holiday home there are a few but very important and essential criteria that the holiday home in question must fulfill. Type of ownership Also in Turkey there are different types of ownership. Make sure that your property is a owner-occupied property and not part of any company, joint venture or time-share. Are a foreigner allowed to own? Not all properties in Turkey can be sold to foreigners due to restrictions on location and type. Make sure that your property can be sold to you as a foreigner. Debt Make sure that no debt or any kind of ipotek are transferred to your name via the purchasing contract or transfer of title deed.

Contract of sale The contract of sale must be thorough and detailed. The most important clauses are: - Terms and conditions for payments - Hand over - Guarantees - Termination of the contract The title deed as well as seller and buyers ID must be a part of the contact as attachments. Make sure that it is always seller himself who personally signs the contract of sale. Do not accept that a real estate agent or another 3rd party signs on behalf of seller. Unless it is clearly specified in the contract all payments must always be paid directly to seller. Please note that the above only represents the absolute most important things to consider.

Ferdi iskan (habitation certificate) Make sure that the ferdi iskan of the property is either already in place or can be easily issued. Ferdi iskan is connected to another permission named รถn iskan. In case the รถn iskan of the complex/ building is not present you must be aware and understand the consequence of this.

We also recommend you to always carry out a detailed check on the property that you are planning to buy.

As a general rule you should only buy property in case the รถn iskan is either already in place or can be issued without any further delays.

Owners union Ask for summaries from the last couple of meetings. Are there issues related to the finances and are all owners paying their monthly fees? Composition of owners From where do the owners come and do they use their apartments as a holiday home or all-year residence? One is not to be prefered to the other, but it might be important for the way you plan to use your apartment. Daily maintenance How does the daily maintenance of pool, elevator and common area work? Does the caretaker live in the building or is he only visiting a few times per week? Does that satisfy your expectations?

Elevators Do these have all needed permissions? Pool Which periods is the pool open? Some complexes choose to open the pool only for a few month. Does that fit into your needs and periods where you plan to use the apartment? Planned future expenses Are there already now plans for paint work or other renovations in the complex? Not to forget Do not forget that you still need to control the judicial status of the apartment including title deed, the hand over process, habitation certificate (ferdi iskan) as well as having detailed and thorough purchase contract from a licensed estate agent. Alanya, from the east (Oba, Tosmur etc): Drive along the main street/ Atatürk street until you reach the PTT/ post office. Now continue a few hundred meters until you have a McDonalds on your left hand and green BP petrol station on your right hand. Continue 25 meters past the McDonalds and turn left. Our office is located on the left side on the second line to the main street. Alanya, from the west side (Antalya, Avsallar etc): Drive along the main street/ Atatürk street direction city center. After passing first Damlatas Aqua Park you will shortly after also pass by Denizbank, both on your right hand side. App. 100m further you will see a green BP petrol station at your left hand.
