From the Desk Of ZUR ATTIAS

This past year has been a whirlwind of growth for a multitude of reasons, both personal and professional. The Attias Group continued its journey to consume real estate market share from the franchises in our local market. We opened up a design center in West Concord called WEST! Hard work, a caring approach to our life and the lives of others, principles of justice, and an instinct to be protective of the people that come into our lives seemed to impact our growth in substantive ways, professionally, and for me, personally. We were approached several times during the year by national franchises both in our local markets and outside our local markets to “join their family.” Each approach caused a moment of reflection, a celebration of our success, and a gut check about our guiding principles. Is local just a word? Is community just a word? Is family owned just an idea? Is philanthropy something that is done from the heart of a group of like minded individuals or is it a marketing tool? Each time I reflected on these questions, I reached the same conclusion. What makes this company unique is our defiance of industry norms, and that we are truly local, and that we actually speak daily of having care for our clients. We don’t hire people to meet a quota driven by a franchise. We hire them because they have a caring spirit and care for people. We hire them because their backgrounds in business and life experience lead me to believe that they will be able to protect our clients’ capital and our clients’ hearts in what can often be difficult times. Local decision making means just that, local decision making. When a company purchases a franchise name they actually purchase much more than that. They are buying into the reality that some of the most difficult decisions they will have to make on behalf of their clients will come from people sitting at desks in other locales as far away as New Jersey, Germany or Texas. That is simply not acceptable to me. I run a local, family operated business.

My son works by my side and I am not allowing decisions to be driven by money or a corporate office in a far away land. Each person we meet and each situation we coach our clients through calls for a thoughtful plan of action that is generated with our hearts and minds. Leadership in any industry is driven by a passion for the work and a drive to offer services that are superior to what the rest of the industry considers normal. This firm was also created with a clear understanding that in order to compete and win we needed national and international connectivity. Through our affiliation with Leverage Global Partners we are able to serve our national and international clientele. Each member of Leverage is an independent leader in its respective territory and is carefully selected. Finding a real estate agent is easy. Finding an agent that becomes a trusted adviser and confidant is not. Our Attias Group agent was our lifeline as we navigated simultaneous buying and selling of a home. They worked with us for over a year to help us secure our dream home. Our mission is to always offer a clear picture of the real estate market for our community and clients and to offer a factual review of the market as experienced over the past year based on statistics. The last thing we are willing to do at The Attias Group is to offer the typical response we hear often enough “Oh my, it was so busy, I am so busy, are you thinking of selling or buying?”. We literally get hired by our clients because they demand professional guidance on what is a major asset for most families – their homes, and or real estate holdings. We take our assignments seriously.

With that said, and though some quartiles of the market for an assortment of reasons are doing well, that is not the whole picture. Our annual forecast last year mentioned that we believed the high end was en route for pricing to soften due to high inventory levels, and that certainly proved to be the case. This rang especially true for “luxury” communities with longer commutes to Boston, losing buyer volume to communities closer to the city. Concord, Weston and Lincoln (though statistically appearing strong) carried a great deal of unsold inventory in the top quartile of homes, and by the end of the year, pricing softened as projected. This year the high end will continue on this path. In real estate it seems customary to boast about median price and days on market and, if those numbers are good, then they are promoted. The truth is that what does not sell tells the real story and this year plenty of high end homes did not sell. This coming year those who have to sell (not want to sell) will define current value in that category. The rest and most substantial part of the market (bottom 75% in values in any community) seemed to tell a slightly different story. Of the 17 towns listed in this document, 10 had substantive decreases in the number of sales year over year (see top of community sales page). In some cases this was due to inventory levels, however, the transition in U.S. leadership certainly created a noisy political climate throughout Greater Boston and as my

father used to say, the “spirit of spending” was not in the air, especially at the start of the year. Wall Street’s health throughout the year did not translate to Main Street sales volume. Towns like Acton, Burlington and Waltham and a few others did have positive and substantive years, but that was due to infrastructure and proximity to increases in office space as well as a micro focus by value driven buyers. Overall the market proved statistically healthy as median price increased in many cases and days on market for homes that sold was reduced in many of our local communities. It does seem that either walkability to amenities or updated condition contributed to what homes actually sold for this year. Sellers in the bottom 25% of value in their communities benefited from the investment/building community, and first time home buyers competing for their homes. In those cases and price points, condition had very little to do with the ability to sell. There was demand. It is difficult to coach on all the different nuances of the market. Please contact us if you need specific and honest advice. Like I said at the start, we take our assignments seriously. We care about our professional standards and will not sacrifice them for a buck. We are the ones to call.

This year The Attias Group will dig at least 2 wells in South Luangwa. Each well will last 30 years and supplies 250 families a day with clean water.

COMMUNITY DEVELOPMENT SMALL VILLAGES, BIG PROBLEMS The small villages of the Mfuwe area are typical of those in many rural areas of Africa. Water is typically only available from rivers and streams, or by digging simple wells in dried riverbeds. This water is often unclean and a source of many water borne diseases. The water can be a long way from the village, a potentially dangerous journey on foot, usually by women and children. The provision of a central, easily accessible source of safe, clean drinking water is an immense benefit to the entire community. Each well improves the daily lives of hundreds of people‌especially the children.

With access to safe, clean water, people are able to achieve a much better balance between their needs and those of the environment. People can only appreciate the need for conservation when the daily demands of their own lives are met. The gift of something as simple and basic as clean water goes a long way to fulfilling those demands and helps to ensure the preservation of a unique area where the needs of the human and natural world are too often in conflict.

Her father is employed by the Department of National Parks & Wildlife, but he is unable to send her to college as it is beyond his means. Likando is a kind, intelligent and ambitious young woman. She also believes that nursing will better equip her to tend to her sister, who needs constant care and will one day become her responsibility.

Margaret Phiri is from the rural village of Mambwe, Zambia and is now studying clinical medicine with the plan of becoming a doctor. She is currently conducting her internship in Livingstone, Zambia, treating patients for Tuberculosis and HIV. She is dedicated to the medical profession and making a difference in her country.


The Attias Group has provided holistic economic and academic support to students and their families in Mfuwe, Zambia.

students who have the

academic abilities and mindset, but do not have the economic means, to leverage education as a catalyst. Through educational scholarships we have put emphasis on tertiary education (post high school) so that young people are empowered to have choices to create a sustainable future.
