We hope you’ll find advice, fantastic local properties, inspiration and insight within these pages. 2018 has seen traditional trends resurface, with the first uninterrupted spring selling season since 2015. As normality has returned and activity has grown in central London, increased realism around pricing has also started to offset the tax burden of the 2014 SDLT introduction. Across our markets, we have seen that where prices have adjusted downwards, activity has picked up, as affordability subsequently improved, which has then fed out further afield. We’re also seeing potential buyers becoming less cautious, as they become hardened to Brexit. Investors have been the most affected by cautious attitudes, and remain far more influenced by shifting sentiments. We place a strong emphasis on expanding our lettings offering, with a 50:50 sales to lettings ratio. The lettings market continues to improve alongside employment growth, despite tax changes and Brexit negotiations, which are keeping transactions subdued within a historic context. The only exception to this is within central London, where a lower level of corporate applicants is affecting tenant demand and, as a result, is stunting rental growth. This year, we are placing tremendous focus on developing our digital offering. We know this will further aid transparency and help us find new ways to generate value. With continued investment in our people, we aim to provide the best possible service- we have exceptionally dedicated and skilled staff who are helping drive the network and brand forward to ongoing success. We expect 2018 to improve further on what we achieved in 2017, with the continued growth of our network. We hope you enjoy reading this edition. London’s dynamic property market has faced several challenges recently. We explore what it means for buyers and sellers by NIGEL LEWIS

L

ondon’s property market has been going through one of its cyclical slow-downs in recent months, driven in part by worries from foreign and UK buyers over Brexit and changes to both landlord and prime property SDLT. This means that correct pricing is crucial. But the changing market also means properties are taking longer to sell and fewer landlords are investing in buy-tolet properties. These changes are taking place at different paces though, and at varying levels of intensity, depending on the local conditions.

 Streatham is one of the many areas of south London which has recently benefitted from the ‘Clapham effect.’ Its increasingly fashionable status and gorgeous Victorian stock have helped it ride out some of the recent housing market slow-down. The Director of Winkworth in the area, Marc Wiehe, says it’s the two extreme ends of the local market that are performing the best. At the lower end these are affordable properties ‘in need of renovation’, and at the other, immaculate family homes that have been recently upgraded. “The average homes in the middle face the greatest challenges, particularly if their vendors are being a bit ambitious on price.

They then have two choices – either lower their price or spend money doing their homes up.” He says one of the biggest changes in Streatham has been the withdrawal of landlords and foreign buyers, who used to dominate the flat market.

 For Winkworth, the Ealing property market is mainly about prime family homes, and this market is overcoming the same obstacles as other parts of the capital. Local Winkworth Director, Narendra Gandhi, says properties that are priced correctly are selling, particularly in the prime locations in and around Ealing. “Sellers are beginning to realise that the market isn’t as strong as it used to be, and that they will have to be more realistic about price. Our most important job is to persuade vendors to take early bids seriously. It’s a buyer’s market now, so if someone makes an offer and it’s a reasonable one, then it’s best to consider taking it.” He says that in a rising market you can “afford to wait two or three months for offers to catch up with your price but it’s now a reverse situation where, if you leave it too long, vendors get further away from the initial likely selling price of the property.”

 James Wilkinson, Director of Winkworth Highgate, makes no bones about the property market his office covers. “It’s a different place compared to two years ago, before the UK voted to leave the EU”, he says. The result of the referendum has had a significant impact on the local market, changing it from “very much a seller’s market to a buyer’s one.” “People are concerned as they don’t want to pay for anything today that they could buy for less tomorrow, so offering a property at tomorrow’s price will get a sale,” suggests James. “In short, properties are selling but only if vendors are prepared to take what the buyer considers to be a realistic offer. ondon’s rental properties market remains a hugely energetic and dynamic one, whatever the global economy and politics throw at it. Demand for properties at almost every level, from one-bedroom starter flats in the suburbs to luxury houses closer to the centre, continue to be in demand, but despite this, upward pressure on rents has been easing significantly. Official figures show that rents in London dropped by half a percent earlier this year as the market absorbed hundreds of new apartment blocks ready to let. This is in conjunction with tenant demand lessening as many Europeans have shelved their plans until the terms of our exit from the EU are finalised. As several Winkworth lettings specialists report below, this is particularly true among City workers. Away from the City, many of our Winkworth offices report a continuing strong demand for one and twobedroom flats among UK-based couples and sharers. Other trends driving the London rental market include families and retirees who have sold their homes but want to ‘wait and see’ what happens after Brexit and are renting instead. In some areas, we are are recommending that landlords create ‘more value’ within their rented homes to maintain rent levels.

Did you know? The average rental prices in London decreased by 0.2% during the first quarter of 2018

The City, whose workers demand homes close to their offices, is traditionally one of the strongest generators of tenant demand at the top end of the market. However, an easing off in confidence among some City firms as Brexit negotiations rage on is persuading many employees to look for more affordable areas or properties to rent outside the centre. Guiseppe Camerlingo, Director of Lettings at the Winkworth office covering Clerkenwell, has noticed this in recent months. “This area is still performing well, but it’s cooled down a bit by uncertainty in the City whereas the West End, which we also cover, is still buoyant,” he says, “40% of our tenants work in the City and, because many big city firms have put their long-term plans on hold until Brexit is sorted out, this is impacting the rental market. As a result, we’re advising our landlords that they need to add value to their properties to achieve the same rents as before, such as changing the furniture pack or repainting the walls.” Another area that is popular with financial sector workers is Blackheath. Jon Beadle, who heads up the lettings department for Winkworth in the area, says the bulk of his tenants are professionals seeking one and two-bedroom apartments. “What’s changed in recent months is that not that long ago,

tenants would snap up properties for the asking price, but because the market is over-supplied a bit at the moment, they are being cannier and casting around to see which ones offer the best value,” he says. Jon has also noticed that a lot of people who might have bought in Blackheath previously are renting instead to see what happens with the economy, as well as Brexit. Howard Greenfield, who runs the Winkworth office in Finchley, North London, says that although he rents everything that he’s given by landlords, the market is changing. Howard says this is because, as in Blackheath and Clerkenwell, demand from the City is shifting. “A couple of years ago we had a lot of families from overseas renting here, but City firms are no longer sending employees and their families over in such big numbers,” he says.

How long have you worked in property?

I have worked in property since 1991, so nearly 30 years now. What drives you to do a brilliant job?

Exceeding a client’s expectations, every time. What is the most satisfying part of your role?

For me, it’s managing a team and finding the right balance between managing our more experienced staff, while training up new employees. Some of our new recruits are very tech savvy, but we also ensure traditional face to face methods are used. What has been your most memorable transaction?

Recently we got a call from someone whose property had failed to sell after seven months with another agent. Their call was a result of a direct mail drop we’d just done. We then sold the flat to an investor, who let it through us. We arranged for the flat to be furnished and ready for move-in. 56

If money were no object where would you live and why?

We bought a house in the Algarve fifteen years ago and I love it there. My kids play golf, I cycle in the mountains and my wife sunbathes on the beach. What do you love about the area you operate in?

We have a wide mix of clients, from owners of private mansions to families living in terraced town houses. There is a constant influx of new residents moving out of London and this helps keep Weybridge fresh and cosmopolitan. What advice would you give to someone moving here for the first time?

Weybridge is not as rural as some may think, we’re only a 40 minute train ride to London. There is a strong sense of community and a buzz, we also have some great country pubs, as well as excellent schools. What are the best-kept local secrets?

The historic race track at Brooklands; they serve a terrific coffee. Why should a vendor or landlord instruct your office?

We are one of the biggest agents in England in terms of office numbers, but our local knowledge and expertise is that of an independent, so you get the best of both worlds.

How long have you worked in property?

For just over 20 years, having started in the industry working in property management at just 16 years old. What drives you to do a brilliant job?

I take tremendous pride in my work and always strive to deliver the best results. I believe good customer service will always yield the best results. What is the most satisfying part of your role?

I love the fact that no two days are the same in this industry. You meet a wide range of unique people every day, and you never know what lies ahead.

If money were no object where would you live and why?

I’d have to say a private island in the Caribbean where I could watch the sunset with a G&T in hand. I’d need wifi of course, to be able to keep in touch with the office. What do you love about the area you operate in?

I’ve worked here for over 15 years now and seeing the changes over the years is extraordinary. The people, culture and sense of community are amazing. What advice would you give to someone moving here for the first time?

Make sure you have a walk around and get off the beaten track. Not many people know of the great parks, two conservation areas and fantastic schools. What are the best-kept local secrets?

What has been your most memorable transaction?

New Cross is perfectly positioned between Peckham and Greenwich, and property here is on average 25% less expensive. The London Particular has a lovely brunch menu and the Rose Pub is great.

We recently had a 3 chain sale, where we were the acting agent for all three properties; this allowed us the opportunity to work systematically and complete on all of the sales within eight weeks. This was a team effort, which directly led to more instructions.

We have a young dynamic team who are dedicated to client service and professionalism, and I know the area like the back of my hand.
