ost people are content to excel at one thing. Then there are those who put all the rest of us to shame. Neisha Crosland is one such person, having become a beacon of originality and vibrancy in the world of interiors and textiles and, much more recently, as an author, too. This September will see the Wandsworth local’s book Life of a Pattern in print, providing an insight into her design process and inspirations, from the wrong turn in the V&A that inspired her career to her stepfather Roald Dahl’s profound influence. Read our interview with her on page 16. From one fantastic female designer to another, we also catch up with Marthe Armitage on page 54 to get the scoop on her recent collaboration with Jo Malone. Completing the trifecta of accomplished women this issue is Maggie Calmels, owner of Battersea jewellery boutique Blackbird London. She shares her vision for the shop on page 30, as well as some of her favourite pieces this month. Our Spanish-inspired photoshoot and Umbria travel story will make you want to pack your bags and leave the country but luckily, you don’t have to go that far afield to have fun this summer. South West Four comes to Clapham Common this August and livens up the bank holiday. Find out what to expect on page 15 in our comprehensive preview. I hope you have a wonderful August and thank you for reading. Ciao! u

ARTS & CULTURE / SPOTLIGHT

GO WEST On 27 & 28 August, head to Clapham Common for South West Four, London’s favourite music festival Wo r d s s e r e n a s c a l z o

T

his bank holiday weekend, hoards of dedicated music fans will be making their annual pilgrimage to the heart of South West London for one of Europe's most acclaimed dance music festivals. South West Four, named after the postcode of its venue in Clapham Common, will be returning for its twelfth year and is promising

to be bigger and better than ever. Having started in 2001 as a comparatively small gathering of a hundred or so local residents, it wasn't until 2004 that the first official festival was held. Showcasing the talents of Erick Morillo, the artist behind the 1993 hit 'I Like to Move It', and Grammy Award nominee

featuring world class acts and an ARRAY OF JAW-DROPPING

CONFIGURATIONS

Sasha, it wasn't long before SW4 became dance music's premier British showcase In its illustrious twelve-year history, Clapham Common has played host to some of dance music's most prestigious acts. Last year alone saw artists like Skrillex and Fatboy Slim headlining the 10,000 capacity main stage, the biggest indoor structure ever to have been erected on the Common. They were followed by no less than a hundred other artists that

15 SW_Aug16_Southwest.indd 15

were spread out onto the festivals' four huge stages, leaving 2015 as their most successful year to date. This year will be no different and it is clear from the incredible line-up that the organisers are pulling out all the stops for another spectacular weekend The Chemical Brothers, who headlined Glastonbury last year with their phenomenal live show, will be storming the main stage for an exclusive summer performance. They will be joined by the multi-award winning Rudimental, who rose to fame after their breakthrough performance at SW4 only four years ago. With the promise of world class acts and an array of jaw-dropping light and laser configurations, its not surprising that the tickets are selling out fast. â—† Clapham Common 27-28 August 2016; southwestfour.com

MAKING SHAPES Revered designer and Wandsworth resident Neisha Crosland can now add author to her résumé. Absolutely caught up with her W o r d s c at h e r i n e h a l e s Book photography Misha Anikst

CATHERINE HALES: What inspired you to write ‘Life of a Pattern’? NEISHA CROSLAND: I moved studio five years ago, and while clearing and sorting out my archives I noticed not only that there were many recurring themes in my work but that the sources of inspiration behind the designs also had interesting stories. I like to think of pattern as a link to the past; as with a good story, it gets passed down through the ages. I wanted the book to be a visual narrative in which, to quote Misha Anikst, the book’s designer and photographer, ‘the designs must leap out of the page and grab attention’. I wanted to create a book as a homage to all of the things that have influenced me. CH: Why did you decide to become a designer of textiles? NC: A missed turn in the V&A on my way to a lecture found me in the Ottoman galleries and I knew immediately that I wanted to do textiles. Despite their age, the bold, rich graphics on velvet and silk looked so utterly modern. CH: What is your design process? NC: I have a pin board where I pin all of my sources of inspiration – everything from a ribbon or postcard, to a photograph of a painting or ceramic, or

ABSOLUTELY MAGAZINES

I WANTED TO create a book AS AN HOMAGE to all the things THAT HAVE INFLUENCED ME even just a doodle; seemingly random pictures of things that have caught my eye. I also write notes and pin them on the board. I then live with these inspirations until I get an urge to do something with them. I start to sketch some ideas roughly in a sketchbook and

I find that it really helps to give them names at this point. The ideas will join up with each other and evolve or just get edited out; it’s a survival of the fittest or best idea! When I’m confident that I’m on to something I’ll map it out life-size – not computer screen size – in black and white or pencil since it’s important to get the structure of a design correct before I start colouring it. CH: How would you define your style? NC: I’ve been told it’s quite deco. I try to make my designs as minimal as possible with maximum impact, a discipline that maybe comes from the pre-digital days when every colour in a design cost money. I think the way I design is also inspired by my admiration for Ottoman and Japanese design, and the abstract art of the Russian Avant-garde. ‘Minimum line with maximum impact’ is my mantra. CH: You often mention the V&A; is it your favourite spot in London? NC: Well, I owe the V&A my calling to textiles. I spent a lot of time there as a student, not only in the textile galleries but also among the ceramic collections and in the wrought iron metalwork galleries where I liked the black and white, positive/negative aspect of the metalwork.

matter how gorgeous the colours are. It’s also important to have an understanding of how the design will work on the end product since you can’t just plonk a pattern on something. You need to understand the medium and how the design will look, whether it’s upholstered onto a chair, decorating a fine china cup, flat on the floor for a rug, or draped around the neck in the form of a scarf.

Atlas By Neisha Crosland Pine Flower Nile Tiles

CH: Are there any patterns in nature that particularly influence your work? NC: I find inspiration in everything from the checks on fritillaries and the shape of giant gunnera leaves, to ferns, ginkgo leaves, shells, malachite and coral. The photographer Horst P. Horst’s book Patterns from Nature and Karl Blossfeldt’s Art Forms in Nature have inspired me too. CH: What makes a successful pattern or textile? NC: A well-balanced repeat, combined with a scale that works. Ideally the colouration should be a surprise too. Good drawing is essential otherwise the design will always be unattractive no

17 SW_Aug2016_NesihaCrosland.indd 17

CH: Are there any other designers you admire? NC: I admire a wide range of designers spanning different eras, from current designers such as Georgina Von Etzdorf and Marthe Armitage, to Phyllis Barron and Dorothy Larcher for their 1930s textiles, and the 18th century silk designers James Leman and Anna Maria Garthwaite. There are also so many designers who do wonderful things but remain anonymous. CH: Is there a particular place in the world that inspires your designs? NC: Many places inspire me but mostly from cultures long gone. For example, I take inspiration from everything from 16th century Japanese kimonos

My influences also range from 18th century Spitalfield silks and Jacobean and Elizabethan blackwork, to Aztec and Inca feather pieces, African tribal art, 14th and 15th century Italian ecclesiastical textiles and early 20th century Russian revolution designs. The list goes on!

Moorish Circles surflex printed wallpaper, colours o’hara red, chilli, chocolate lemon and pink bark, The Surface Print Company, UK, 2006

CH: What made you decide to add rugs to your collection? NC: The Rug Company approached me at a House & Garden fair about twelve years ago. I had designed an installation using my wallpaper on the floor under a sheet of perspex. Christopher Sharp, cofounder of The Rug Company, spotted it and asked me if I’d like to design rugs! Sea Thistle wallpaper, colour squid ink, Seven Park Place restaurant, St. James Hotel and Club, London, UK, Interior by Tony Filmer at Tully Filmer

CH: Are there any local haunts that you like to frequent? NC: I love Northcote Road for Dove the butcher, the fish stand, Hamish Johnston’s cheese shop and The Breadstall. Antica Bologna is perfect for lunch, The Birdhouse is a favourite for coffee and Chez Bruce is somewhere special for treat meals. CH: What do you like to do in your free time? NC: I love doing a lot of pottering in the garden and house, as well as visiting galleries, trips to the cinema and opera, cooking and seeing friends and family. Any chance to travel is welcome too! u Niall Clutton

CH: You speak very fondly of Camberwell College of Arts; was the school instrumental to your career? NC: Very much so. It taught me the process of getting a design from paper to cloth, the importance of drawing and of respecting the production process, whether it’s in a factory or by hand. That’s why I always like to stay close to the production process and to work with people who have the same approach, since a good design can so easily be ruined in the manufacturing. I find that it’s essential to have a say in how my designs are developed onto products – whether they’re rugs, tiles, wallpapers or fabrics – to ensure beautiful results.

CH: Did your stepfather Roald Dahl’s brilliant creativity feed into your own? NC: His love of the arts and the importance of inventing something to surprise people left a huge mark on me. He taught me that a different point of view is the only interesting point of view. My mother also instilled this in me, and she had a great eye for style and for the unusual. CH: How would you describe your Wandsworth house? NC: It’s an oasis that was once a working mews and a fly tip! We’ve made the garden the central focus, with french windows looking out onto it.

or me, summer isn’t just about topping up your tan, it’s about topping up your highlights too. As we soak up the last of the summer sun, I'm seeking a lighter, brighter and bouncier look. There’s no better place to achieve your fun new do than Blue Tit, Brixton. With outposts in Dalston, Clapton, Peckham, Brockley, East Village and a brand new opening in Streatham, Blue Tit is a fashion forward salon offering a unique, no nonsense service. The interiors differ in each salon, telling a story of the building, the area and its history. The Brixton shop is a bright and clean space with coppery fixtures and fittings. A simple decor with exposed steel beams, stone flooring, industrial lighting and copper pipes combined with lush greenery and colourful touches. A simple and stylish form of shabby chic is the best way to describe Blue Tit Ω quirky, yet uncomplicated. I am greeted warmly by the stylists and Ella the beautiful french bulldog. I have come in for some highlights and a blunt chop. A brighter and sharper look, creating something thick, bouncy and easy to maintain. My colour technician, Declan applies foils to my golden blonde, and soon I am ashy with a rose tinted toner. And now that the blonde is in full bloom, Tom chops at my wispy locks, creating something bolder and fuller. The result is stunning. The tone and the texture have been lifted and I am summer ready. u

Whether you want a style overhaul or to repair damaged hair, Anthony Laban Home is the place to go

F

eel like refreshing your style this summer but can’t think how? Luckily for you, outstanding boutique hair studio Anthony Laban Home (winners of ‘Best Local Salon in the UK’) is home an array of excellent stylists and colour technicians who are here to help. C o l o u r f u l c o n v e r s at i o n Aiming to offer a premium service tailored to all needs and lifestyles, the team at Anthony Laban Home always start with an in-depth personal consultation to give colourists the confidence to create stunning personalised shades. They take into account skin tone and eye colour to enhance the depth of tone then choose a balanced colour with the best techniques.

Da m ag e r e pa i r If your hair is damaged, act as soon as you get home. The ‘Olaplex’ treatment at Anthony Laban Home works miracles and can restore the most sun-frazzled hair by repairing the hair’s natural bonds. It’s truly amazing.  3 Bennet Court, 1 Bellevue Road, SW17 020 3475 6644; anthonylabanhome.com

Brighter ideas Bright summer sunshine means you can choose from subtle effects with seamless highlights or more powerful global colours. For instance, the ‘Pure Blondeing’ treatment is incredibly popular at the moment as it gives flawless lightening for a perfect sun-kissed look. Or there’s ‘Tone on Tone’ which uses several colours to create a playful rock ‘n’ roll contemporary look. ‘Contouring’ enhances the shape of any haircut to add lightness and softness, while ‘Seamless Highlights’ uses finely woven tones to add natural texture and create an effortless and elegant summer look. T i m e to s h i n e Sun, sand and swimming pools play havoc with hair. So to stop your locks sucking up chlorine or sea salt, always soak them

37 B&C_August16_ANTHONY LABAN.indd 37

with clean water before you dive in. Plus, instead of shampooing every day, simply rinse and condition; conditioner is like after-sun for your hair. And never use a brush on wet hair – instead use a widetoothed comb and wear your hair in a loose braid or ponytail, as tight hairstyles tend to pull and tear hair, especially when it’s dry from the sun. For extra protection, use a heat protector when you blow dry.

CEDAR LEBANESE Wo r d s r u b y f o r b e s

ust a stone’s throw from South Wimbledon station, Cedar Lebanese Restaurant is reminiscent of an exotic Middle Eastern hideout. Traditional artefacts and vibrant lanterns adorn the walls, palm trees tower over the tables and cushions match the warm and welcoming colour scheme, creating a buzzy vibe as local diners fill up the tables. We are warmly greeted by Elia and his wife Ω the family behind the business Ω and seated with a bottle of red wine as we look over the menu. There are grilled options as well as healthy offerings and light snacks, combining the sophistication and subtleties of European cuisines with the exotic flavours of Middle Eastern cooking. Elia brings out a colourful vegetable mezze, packed with humus, falafel, salad, pastries, flatbreads and batata harra cubes. Moving on to the main course, I go for the lamb kofta khashkhash; minced lamb, parsley and garlic rolls, grilled and served with a hot tomato sauce and salad garnish. My dinner date enjoys the seabass, grilled with cumin and olive oil. Both meals are filled with earthy flavours and hints of spice. Lebanese food doesn't just satisfy hunger, it's a celebration of life; fresh, flavourful, diverse and exciting, and that is evident in the service at Cedar. This restaurant has a traditional charm, offering a family friendly environment and a flavoursome menu. We feel like we’ve been whisked away to the Middle East, yet we feel right at home here. We’re leaving feeling full, healthy and part of the family. 

The Ivy Cafe Elegant all day dining in Wimbledon Village Wo r d s e ly s i a ag n e w

he Ivy Collection’s empire is growing across London, with its latest addition arriving in Wimbledon Village. From breakfast through to dinner, the Ivy Cafe has something for every occasion and adds to the charm of the leafy neighbourhood. We are welcomed and seated at the bar for a pre-dinner cocktail, and with its bold brass beams, gold lanterns and high ceilings, the grand setting echoes the building’s previous purpose as a bank. But now, vaults have been replaced with booths and the corporate setting has been transformed into a classic cafe. It is striking, intimate, relaxed, and truly the epitome of English elegance. Flowers tower over the marble bar tops, where I opt for The Ivy Cafe Royale Ω Hibiscus gin, sloe infusion, rose water and Cremant. Gold and cream hues decorate the restaurant, but with splashes of yellow, orange, red, green and a refreshing teal. The walls are adorned with picture frames, hanging above the brightly coloured furniture where we are seated Ω in a scallop-

shaped booth. Choosing from the traditional British menu, I go for the wasabi prawns with salt and pepper squid Ω the perfect amount of crunch and softness inside. My companion goes for the duck salad, warm meat served with a punchy five spice dressing on pak choi. For the mains, we both go with the hearty portions: slow roasted lamb shoulder with parmesan polenta and the English fillet steak. The lamb is melt-in-your-mouth and is complimented by the rosemary sauce, and the fillet is succulent, served with a peppercorn sauce. The Argentinian Malbec is a smokey wine that goes down perfectly with our red meat. And for an explosive finish… the chocolate bombe. The dessert oozes with milk foam and vanilla ice cream as our waiter pours on the hot salted caramel sauce. Before leaving, we sneak a peek at the enchanting garden to the rear; it's classy, cosy and a wonderful alfresco dining spot.  THE IVY CAFE 75 High Street, Wimbledon Village, SW19 theivycafewimbledon.com

ften those in search of a provincial Italian escape will yearn for Tuscany – its rolling hills, cypress trees and incomparably good food and wine a siren call for the inner epicurean. But with Tuscany becoming increasingly littered with tourists, there is an idyllic alternative: Umbria. As a result of popular Tuscany drawing the crowds, Umbria has preserved its rustic essence. But with a lesser-known location comes the apprehension of where to stay, and more importantly, what to do. So, where to for accommodation? Simple: Tenuta di Murlo.

wo hours’ drive from Rome Fiumicino airport are Tenuta di Murlo’s private grounds, which stretch thousands of hectares and have hosted famous visitors including Hugh Grant, Elton John, Colin Firth, George Lucas, Stephen Fry and Ralph Fiennes. Murlo’s mountainous ranges, covered in olive groves and oak forests, rivers, lakes and fields are bursting with wildlife and breathtakingly picturesque. And then you get to your villa. Or cottage. Either option is boutique travelling at its best.

As a result of TUSCANY drawing the crowds, UMBRIA has preserved its ESSENCE Among the five villas and two cottages Murlo’s service is unfailingly five star. Sure, it’s more of a self-contained set-up rather than a hotel (although plans are already underway for a Four Seasons development), but the home-style living with hotel-like amenities complements the estate’s natural surrounds, with more than enough character to satiate your appetite for Italian grandeur. Medieval castle views, anyone? Check. How about infinity pools? Or fully equipped contemporary kitchens? Double check. Murlo’s a contemporary blend of modern fixtures and furnishings with traditional architecture dating back to the 14th century. At Villa Santa Croce you also benefit from 360-degree views in a stately three bedroom home atop Monte Santa Croce. With breakfast, dinner and barbecue terraces, a huge outdoor living area and sympathetically landscaped gardens

TRAVEL / WANDERLUST at said Antognolla Golf Course or Perugia Golf Course, which is only 20 minutes’ drive from Murlo. Alternatively, explore the vast Estate’s mountains, valleys and farmsteads with a hike and look forward to stunning sights, namely Lake Trasimene. If hiking doesn’t take your fancy, perhaps a safari of the local cashmere producers is more your kind of adventure. Be guided around the Umbrian Cashmere Road to Brunello Cucinelli’s flagship boutique in Solomeo, treat yourself at Lamberto Losani’s warehouse, and go inside Rocco Ragni’s Dominican monastery studio.

(replete with hammock), relaxing will not be difficult. Villa Caminata comprises five bedrooms with a separate one-bedroom cottage and has over 3,000 blooms throughout the year. Accommodating up to 12 people, it’s the most traditional in terms of décor and is terrific for large groups with again, terraces aplenty for celebrating or feasting. Villa Torre is a converted medieval defence tower and its roof terrace is a pretty terrific surprise, especially when accompanied by good company and wine. A dream for small families, it’s got two king-size bedrooms and one with two bunk beds, plus a lovely fireplace-fitted living room. Subtilia, however, is fantastic for large groups, considering its 18 guest capacity. There’s also a separate cottage by the pool, ideal for newlyweds, yet both 16th century properties are afforded direct views of Antognolla Castle and its championship golf course. Not forgetting San Savino, a four bedroom abode named after Saint Sabinus, Bishop of Spoleto, to whom the estate’s church (now sadly desecrated) was once dedicated. Fortunately, though, San Savino’s original terracotta floors and kitchen remain intact, with its wooden terrace serving as a brilliant observation deck. But a trip to Tenuta di Murlo is not all sitting and sipping wine while soaking in the atmosphere – there are ample activities to immerse yourself in too.

WHAT TO DO

Y

ou’re in Italy. So, it’s only right to start with the most basic fundament of Italian life: food. The tastiest dishes you will ever try in your life can be found at Il Caldaro, Murlo’s on-site restaurant. Showcasing local suppliers, the produce is phenomenal, and what they do with it even better. Do not leave without experiencing the Burrata. In nearby

Torgiano you can see the locals’ high-end interpretation of traditional rustic meals at Le 3 Vaselle. For those wanting to eat pasta they’ve made, in-villa cooking classes can be arranged with the estate’s professional chefs preparing a menu of dishes endemic to the area, such as Pumpkin, Sausage & Dill Tortelli and Vegetable Crêpe with Porcini Mushroom Sauce. If you want to take this a step further, you can personally ‘shop’ for your ingredients by hunting wild boar, pheasant, hare, fox and partridge, or foraging for truffles and wild asparagus. To find the perfect wine to pair with your creations, beeline to Lungarotti Winery. At the family-run vineyard there’s a plethora of certified white and red varieties, from light, crisp Pinot Grigios, Chardonnays and Trebbianos to full-bodied Sangoiveses, Cabernet Sauvignons, Merlots and Rubsecos. But if you simply can’t choose, try them all at Lungarotti’s wine tasting, where you can tour the winery and discover the different drops from the owners themselves. Work off the calories with a game of golf

49 Chis_Aug16_Travel_UMBRIA_R.indd 49

Nearby Assisi, the birth place of Saint Francis, is pretty special and popular owing to its exquisite churches and sensational frescos to rival those in the Sistine Chapel. After soaking in Umbria’s fantastic culture, unwind in your villa with spa and beauty treatments organised by Murlo’s concierge service. Or have them simply make life easier by performing any errands you need to run or scheduling any activities you’d like to try. When it comes to experiencing Umbria through Tenuta di Murlo’s incredible facilities, you’ll quickly learn that anything is possible. u

PAPER CHASE In her London studio, wallpaper designer Marthe Armitage reveals the methods behind her beautiful hand-painted designs Wo r d s p e a r l b oy d

ABSOLUTELY: Can you tell us how about how you began your career? MA: I still call myself an artist. I began my career as a painter. I went to Chelsea School of Art. We had won the war and it was a wonderful time to be there because all those great painters, like Picasso and Matisse, were still alive and working. Soon after I left art school I got married had children and moved to India for two years. After they were born it became almost impossible to paint but I didn’t stop being creative. I had done a bit of lino cutting and I had observed fabric printing at the art school. The thought came to me that I had always been interested in repeat pattern. I realised I could make my own blocks and print, even from home. ABS: How did your time in India affect your work? MA: When my first child was only two months we left for India. We spent two years there as my husband was an architect designing public buildings in the Punjab. In evenings we would wander down to the bazaar where you would find men printing bedspreads on long tables in the open air. Seeing them at work, printing

ABSOLUTELY MAGAZINES

NH_July16_MARTHE ARMITAGE.indd 54

in their hit and miss way, made me realise that you could do things yourself. I would only need the block, some colour and paper and I’d be away. Coming back to London, I found that I could do this when the children were at school. The first paper I created was for our own house and it looked good – so I carried on and made more prints.

I find it TERRIBLY IMPORTANT to have ACCURATE INFORMATION for my DRAWING

ABS: How did you create your first wallpapers? What was the process? MA: I found the one part of the house that wasn’t used for anything else, which was the landing and made a very makeshift studio. At the local hardware store I bought lino, lining paper, paint and a small roller. I put the paper on the floor and then had to stand on the block to create pressure to make the print. It was a very haphazard process but I liked the effect and created a few designs. Eventually a friend convinced me it was time to get my own press. ABS: Tell us about your press and how it developed your work. MA: My printer friend decided that we should go to a large second-hand printing warehouse in Brixton, so off we went.

54 11/07/2016 09:47

HOMES & INTERIORS / Q&A It was a vast place with machines as big as houses but hidden in the corner there was this small unloved proofing press. I looked at it and said ‘well I think that will do.’ The next thing, of course, was the paper. I managed to find half a tonne of the right paper and that’s how it all began. It wasn’t planned really; somehow it just fell into place. ABS: Can you tell us about the process of creating a wallpaper design? MA: First of all, plants are my vital source as they so effortlessly turn into a repeat – they flow over the walls and there is an endless variety that you can use. Walking round people’s front gardens I sometimes see a plant that will go into a pattern and sketch it straight away. For me, the core of all visual art is

I like to HAVE THE SUBJECT in front of ME, ESPECIALLY

with plants

idea of gardens so then it was plain sailing. Henry James is a writer I’m very fond of and he happened to say that the two happiest words in the English language were ‘summer afternoon.’ I wanted to capture a perfect English summer afternoon. The garden needed to feel alive. I added the children having a croquet match, a gardener observing the scene and a little girl showing him how she can dance. There are also some cheeky foxes. My ideal garden has statuary in it and so I took inspiration from Chiswick House very near my home and studio. The lions were inspired by the ones there. As always, taking inspiration from the plants was absolutely key. You’ll find a tomato plant, pears, roses, blackcurrant, even buzzing bees to represent the honey in Red Roses. I loved drawing the bees. ◆

drawing. I like to have the subject in front of me, especially with plants. In the winter I often use books and in the summer, I draw in front of the plants themselves. I find it terribly important to have very accurate information for my drawing. To design a repeat pattern, I make a small grid of four sections and then trace everything onto it. You see what space you have, join it up and create a rhythm in the design. It’s always space filling with my design. Then I trace it onto a piece of lino and just start cutting. Once you’ve cut it it’s irreversible. ABS:What was the inspiration behind your design for Jo Malone London? MA: The Jo Malone London creative team came to see me and we had a great discussion. We thought about the river, about plants and planting and then gardens. Everybody was happy with the

a Coqueta was founded by Spanish native (and London resident) Celia Munoz in 2012, and the brand's beautiful childrenswear is still designed in London and carefully crafted in Spain. The trademark style is a kind of Western European classicism, with vintage-inspired outfits – they make everything from rompers and party dresses to knitwear, swimwear and shoes – that wouldn't look out of place on Prince George and Princess Charlotte (or indeed their greatgrandparents, once upon a time). For all their old-school charm, however, the clothes remain resolutely versatile and practical: no unnecessary flounce or frippery here. Everything is neatly and charmingly assembled, and in the best possible taste. PROPERTY / FIT FOR A HOME NIGEL LEWIS

WORK IT OUT BUT DOES IT HAVE A GYM?

Many Londoners’ almost fanatical desire to keep fit is driving a boom in gyms within homes and developments, says Nigel Lewis

B

ritain is gym crazy and London is leading the charge. The number of gym members exceeded 1.5 million for the first time in the capital and nationally one in eight people are now members, a growth of nearly 6% over the past 12 months. Most London high streets now have one, from the budget operations like Pure Gym to £200-a-month Equinox in Kensington. But, while this may be helping people of all incomes to shed pounds, tone muscles and keep fit, it is also changing the shape of London’s property market. “People are more aware of health issues than ever before,” says Rachel Thompson of property finding agency The Buying Solution. “On the most part, free time is an ultimate luxury but the other thing I notice is how fit most people are now.” This health focussed demographic varies from fitness-mad Millennials to the Generation Xers and one example is 36year- old James Peel, who recently bought an apartment at the Ryewood development

by Berkeley Homes in Sevenoaks. He describes himself as a fitness fanatic. “The development’s onsite residents’ gym offers an added bonus for my training as keeping fit is a really important part of my daily routine,” he says. Faced with such demand, the new homes industry has gone gym mad with almost every new block now including facilities. And in the prime resales market for houses, it is becoming almost standard to have at least a fitness room downstairs. “For energetic, high net worth leaders of industry fitness is a key factor in their lives,” says Richard Bernstone of agent Aston Chase. “While many people in this demographic retain their own personal fitness instructors, when looking to buy a home an in-house gym is very high on the wish list. “It is almost expected and if a well-fitted gym is in situ, without a doubt this will add to the saleability of a house." A good example is the Atlas building on City Road. It’s a 38-floor apartment tower that will come with its own residents’ lounge, cinema, spa and gym. “Our purchasers want to look and feel better and that’s why they want gyms,”

B&C_August2016_GYM.indd 70

says Andrew Hawkins of developer Rocket Investments. For the same reason, demand is being created by renters. Young Londoners faced with an average rent of £1,563 per property expect good facilities. This is having a knock-on effect on London’s property investment market.

FIT TO RENT

High-quality leisure facilities continue to be a strong draw for buyers seeking to invest in new London homes,” says Tom Bryant of CBRE. “As a result, a high proportion of new build properties now incorporate hotel-style facilities that are available exclusively to their residents, with London Dock in Wapping a prime example of this trend. “It not only offers a 20m swimming pool with sauna, steam room and spa but also a state-of-the- art gymnasium and one of the first residents’-only squash courts in London.” It is clear that everyone in the property market is catching on to this gym craze, and Rachel Thompson from The Buying Solution is convinced healthy living is becoming more and more of a hook, particularly for developers. It would seem buyers agree. u

rowing up in St. Albans, Hertfordshire, I had originally wanted to be a synchronised swimmer, however, that dream didn’t last too long and I decided to continue with my education, studying criminology at university. I graduated from Portsmouth University with a degree in Criminology & Forensic Studies in 2011 without being set on a particular career path. My dad had worked in commercial property, which I had always found interesting growing up, so I decided to give it a go. I started as a negotiator for KFH in June just a few days after graduating and have worked for the company ever since. After five years working in Wimbledon, I was thrilled to be asked to help launch the Southfields lettings branch, and made the move to Wimbledon Park Road a couple of months ago. Our Southfields sales branch originally opened in 1987, so it’s great to finally be able to offer Southfields a lettings service too. It’s an exciting time for KFH as a

Southfields has an inclusive village feel and is a desirable, south west London hub

whole, with our Battersea Park lettings branch having also just launched. To outsiders, Southfields is perhaps best known for being home to the Wimbledon tennis tournament. For two weeks every year, the area is teeming with tourists, but, for the other fifty weeks, Southfields is a very low key, family-friendly area. Southfields has an inclusive village feel and is a desirable, south west London hub. It’s rare to find a place in London where everyone knows each other, but in Southfields there is such a great community spirit. There are lovely independent businesses here in Southfields too, with the well-established Olive Garden, a firm local favourite. The Lebanese restaurant Bosa Kitchen and Chanteroy, the small

French deli, are also popular destinations for those looking for great dining in a more casual environment. There are a number of popular schools in the area, so families make up the majority of the larger three bedroom home market. Schools of note include Albermarle and Holy Trinity Church of England Primary Schools, both rated as Outstanding by Ofsted, and St. Cecilia’s Church of England Secondary School and Southfields Academy, rated Outstanding and Good respectively. The market is competitive, but in the tenant’s favour as there is currently a large amount of property available. Houses in Southfields are increibly good quality, as landlords ensure their property is more attractive, in better condition and more competitively priced than the next one! As the summer gets into full swing (weather permitting), the lettings market looks likely to remain busy as families step up their search in order to secure a property and settle in before the new school year starts. u

Noel is selling his Little Venice oasis

oel Gallagher recently dodged the chance to make up with his brother Liam by refusing to get together in Cannes to discuss new Oasis documentary, Supersonic, made by Asif Kapadia, who was behind the award-winning film about Amy Winehouse. The documentary will follow Oasis from their early days through to the release of iconic album Definitely, Maybe, and its film-makers recently called on fellow Mancunians to dig out any home movies of the boys in a school nativity play, which mum Peggy Gallagher fondly recalls. Since leaving the band in 2009, Noel has forged a successful path as a solo artist with new band High Flying Birds. The rocker, 48, ditched the drugs and wild parties to settle down with second wife

N

Sara MacDonald, buying this endof- terrace house in London’s Little Venice in 2010. On the banks of Regent's Canal, he lives there with two sons, but is looking for £11.5m for it. The six bedroom home has a large kitchen and a separate dining room which leads directly out onto a private patio and garden. There’s also a separate mews house with a gym.  Knightfrank 0203 811 2141 www.knightfrank.co.uk

1970s and 80s the restaurant attracted everyone from gangsters to royalty and it was claimed that Princess Margaret used to have secret liaisons there with notorious Fulham gangster John Bindon. But The Gasworks has now gone and in its place are two newly-renovated flats. The first has two bedrooms and two bathrooms and is on the market for £1.35m, while the second also has two bedrooms with one bathroom and a west facing roof terrace, priced at £1.25m.  Savills 0207 731 9400 www.savills.co.uk

Where Harry Potter grew up

K Rowling asked her Twitter followers to keep the plot of her new play Harry Potter and the Cursed Child to themselves and allow future audiences to enjoy the plotline. The eighth Harry Potter story picks up 19 years after Lord Voldemort was vanquished. Former boy wizard Daniel Radcliffe isn’t in the new production – he’s been busy making movies. Big film roles have helped him grow a £60m fortune and a hefty property portfolio; he’s known to have at least three Big Apple apartments. Radcliffe grew up at this four bedroom house in Sherbrooke Road, and was reportedly in the bath when he found out he’d won the role of Harry. Despite having a cupboard under the stairs, with a price tag of £1.45m, this property is worlds away from the young wizard’s modest upbringing at 4 Privet Drive.  Chestertons 0207 384 9898

JUST SOLD

LUCIEN ROAD • SW17 •

£650,000 acksons recently sold a two bed ground floor garden flat in Lucien Road. Interestingly, like so many, the buyer hadn't considered SW17 and in fact didn’t know much about the area. He started his property search in SW12 and was registered at our Balham office, but was introduced to a property in Tooting. Often these buyers who have pinpointed Balham

know little about Tooting and have hardly set foot in the area. It’s an eye opener when they see the true nature of the place and we find the great benefits of Tooting are still often a very well kept secret. u

W I LLI A M D R E Y

The kitchen extends to a rear dining area with full width bi-folding doors leading out to a pretty paved garden. It’s ideal for supervising the children. The master bedroom is in the loft extension. It’s a light, bright space with terrific views and a large en suite shower room decorated with natural stone tiles. The family bathroom is also lovely with a roll top bath and a huge mirror. The room is tastefully decked in sage green tiles creating a calming effect. u
