A

rchitects Alex Michaelis and Tim Boyd are well known in west London. Michaelis is the man behind Oxford Gardens' fascinating underground house (visible as just a single storey from the street but tardis-like inside and complete with indoor pool) and Boyd is known not only for his architecture but also as the partner of Costa Prize-winning novelist Sadie Jones. Their practice has worked with everyone from the Camerons to Flavio Briatore as well as the Soho House group and the new Battersea Power Station, as their beautiful new book reveals. But all is not as serious as it seems in the world of architecture, the book also shows. Its appendix includes an utterly hilarious exchange of letters with their client Jimmy Mulville, managing director

of Hat Trick Productions, published under the heading: 'Not every client agrees with everything we suggest...' Mulville is brave enough to challenge them on their infatuation with polished concrete, which he brilliantly calls 'almost a parody of what one might expect from an architect in a comedy show' (he'd know) and 'almost like the food world's obsession with black cod with miso – cutting edge once but now seen all over the place'. It's a fascinating and beautiful book anyway – we've got an extract in this issue – but the fi nal pages make us love Boyd and Michaelis all the more, simply for seeing the comedy in them. Here's hoping you enjoy the issue. ◆

he Chelsea Art Fair will be celebrating its 21st birthday at the Chelsea Old Town Hall from 21 to 24 April. This chic boutique fair is known for its first class modern and contemporary art, with a particular focus on three-dimensional art. hen the Anderson reprising her role announcement as Agent Scully in The X-Files came that The X-Files was returning to our screens, the internet exploded with joy. What has also been noted is how fantastic both title stars look and how the screen still fizzles with their easy chemistry. Anderson in particular has barely aged and still radiates luminous beauty, with the trademark porcelain skin and reddish-gold hair that made her a poster girl for sci-fi fans the world over. Off-screen, one of Anderson’s more startling traits is her rather proper British accent. So accustomed are we to seeing her on TV speaking with an American drawl that it is easy to forget she has spent a lot of her time in the UK. Born in Chicago, she grew up in Crouch End until the age of 11 when her parents

moved back to America. Then, aged 24 and living in New York, she landed her breakout X-Files role. Anderson considers herself both British and American but for the last few years she has been based firmly in London where she lives centrally with her sons Oscar, nine, and Felix, seven. Her love of the capital is well known and she has said in the past that when she arrives back in town she likes to gaze out of taxi windows to “soak in the city I feel so grateful to live in”. In the intervening years since we last saw her as Scully, the 47-year-old

has been carving out a new identity in a variety of TV series including BBC2 dramas The Fall and Hannibal. Since turning 40, Anderson has experienced a resurgence. In particular she has been hailed for her role in The Fall, where DSI Stella Gibson is an icy but gifted detective who strides down the corridors of Belfast’s central police station. Brought in from the Met to solve a series of murders, she terrifies male colleagues with her confident sexuality and incisive brain. The show is shot in Belfast and a third series is expected this year. Anderson is known for playing strong, outspoken females, and her role in The Fall is no exception. “Stella is one of the most difficult but creatively satisfying characters I’ve ever played,” she says. “It’s been an honour to be in her company, even though it’s a complicated process for me to play her. It’s also easier to work when you don’t have to be on a plane all the time and you feel you’re not disrupting your life with your children as much.” In 2014, Anderson took a job even closer to home when she played Blanche DuBois in A Streetcar Named Desire by Tennessee Williams at the Young Vic, for which she won the Evening Standard

Theatre Award for Best Actress and a Laurence Olivier Award nomination. In June this year she will reprise the role at St Anne’s Warehouse, a theatre in New York, an undertaking the busy actress is both excited and exhausted by. “It’s going to be very demanding and draining but it’s such a great and important role,” she says. “I’m often drawn to playing complex and troubled women, and those are the characters that give you so much insight into human nature. Human beings are complicated creatures, aren’t we?” Indeed, Anderson herself is a complicated and mysterious personality. She is understandably guarded about her private life, having been married twice and having once revealed that she’d had relationships with women in the past. Also, during the original X-Files run there were rumours of both a love affair and a fallout between Anderson and Duchovny (though it’s difficult to know how much of that was imagined by fans desperate to see the great on-screen romance reflected in real life). Whatever their differences,

Anderson says she and Duchovny are “a lot closer” than before. “We’re both a little older and have a little more perspective that probably comes from being parents and going through different struggles in our lives,” she says. “Now we see that it’s easier to support each other and enjoy our friendship and the time we’ve been able to spend together.” For the record, Anderson is now very much single and enjoying her life in London. “I’m so lucky to have such great work,” she told The Telegraph last year. “I’ve got a fantastic life, I have a wonderful relationship with my kids and there’s nothing lacking.” The prospect of a new relationship, however, remains possible, with Anderson stating that although she

thinks “it is better not to manipulate the situation” she is sure that she wants her next relationship “to be the one” – regardless of who that person is. “To me a relationship is about loving another human being,” she remarks philosophically, before going on to say that gender is, in her eyes, “irrelevant” when it comes to romantic relationships. With her triumphant return to the small screen in full swing, there’s every possibility that Anderson will be too busy, “either filming or on planes or putting my sons to bed,” to find her potential soulmate. In the meantime, though, she remains content to discover everything London has to offer.  l The X-Files airs on Channel 5

The technology and techniques in ceramics have undoubtedly changed, but the basics remain. Ceramic Art London is the leading showcase for contemporary ceramic art and one of the most dynamic displays of the industry’s finest from across the globe. Presented by the Craft Potters Association, the fair launched in 2004 as a major, artist-led, selling fair and the ceramics event of the year. This year’s instalment will take place from 8 to 10 April in a new home at Central Saint Martins’ new building in King's Cross, a move across town from its original residence at the Royal College of Art in Kensington.

The fair, now in its 12th year, will display over 80 artists and a varied selection of exciting and challenging work. The venue recently underwent a £200m renovation by Stirling Prize-winning architects Stanton Williams, and it now offers natural light radiating from a glass ceiling three stories high. If the artwork doesn’t do enough to astound you, this idyllic, historic setting surely will. The show brings a plethora of dynamic, up-and-coming artists hailing from Germany, France, Ireland, Japan, South Korea, Australia, Denmark and Spain. Exhibited works will encompass the full range of ceramic-making techniques, from traditional methods to cutting-edge contemporary processes, and with prices ranging from £30 to £10,000, the event caters to all budgets and interests. ur designer to watch at the moment is Lauren Barfoot, alumni of Kensington's fashion breeding ground, the Royal College of Art. Her collection of printed silk lounge- and resortwear under the label Holland Street (named for the street she grew up in, which is – disappointingly – in Cambridge, not W8) absolutely oozes luxury. There are short, sassy kimonos and longer, elegant robes in various prints – our favourite being the Casati collection (kimono pictured above), inspired by the flamboyant Marchesa Luisa Casati, described by Barfoot as ‘a lavishly eccentric Italian heiress with a decadent passion for couture’. Because given that we can't all actually be the Marchesa, fabulous as she sounds, enveloping ourselves in the kind of silk she’d certainly have chosen can infuse our lives with a little of her sparkle. There’s also the Ikko collection, inspired by Japanese graphic designer Ikki Tanaka with contemporary floral designs, and Carmen Camellia, that fuses a British countryside feel with geometric flare and influences of Raoul Dufy, Paul Poiret and Collier Campbell. Everything comes beautifully packed and exquisitely finished, with stockists including Dolci Follie in Hereford Road W2, Petits Bisous in King’s Road and Fenwick in Bond Street. e’re always hearing about how important brows are to our overall look. But what about those of us who dream of sporting statement brows but just don’t have the natural assets to do so? That’s where Blink Brow Bar comes in. I arrive at the Ledbury Road branch and am greeted warmly by my technician, Edna who is there to guide me through my Build a Brow treatment. The first step is a consultation: I am told that the shape will improve in time but the hair is a little patchy. Her expert opinion is that, with repeat visits, my brows can be made to fill out but, in the meantime, extensions are the answer. For anyone unfamiliar with the concept of eyebrow extensions: you are not alone. The idea is to attach individual extensions to the root of each existing hair to create the perfectly full brow. Edna begins by threading and shaping before starting the process of attaching the extensions. This takes two hours but I feel relaxed and happy due to several cups of tea and the soothing music playing in the background. Once the new hairs are in place she tints the entire brow and presto! Strong, defined brows. How did you first get into Muay Thai? My mum was a champion combat sports woman. I inherited my love of fighting from her. My first Muay Thai fight was when I was four. What’s your greatest achievement so far? I’m really proud of winning the Most Outstanding Junior Female award at the 2015 World Championships; it’s an award nobody in the country has ever won before. But I like to think my best fights are still ahead of me. What do you do to physically and mentally prepare for a fight? Train hard. The fitter you get, the more confident you become. Soon you begin visualising how you’re going to win the upcoming match. Right before the fight I just try to relax. It’s best not to overthink things as it saps the energy you need in the ring. What kind of diet do you follow and what's your go-to post workout meal? When I am training, I stick to a really balanced lifestyle with lots of protein. As a fight draws closer, I cut out carbs and increase my fat intake to fuel my workouts. Afterwards I need Krispy Kreme doughnuts. Who is your biggest fitness inspiration? I look up to UFC champion Ronda Rousey but my biggest inspiration is my mum. She knows what it takes to be a champion and I trust her. Fitness models on Instagram have changed the industry; now you can be glamorous and sporty. A lot of people are surprised when I say that I am a fighter because I am a feminine 17 year old. I look forward to the day that people aren’t shocked – but deep down I like it. ◆

he Japanese rely on miso for the taste sensation of umami it adds to dishes, and I have been cooking with this fermented salty and sweet paste for almost 40 years and find it indispensible in my pantry. The one I use most often is a pale golden type called shiromiso (white miso – although it’s generally not white at all), which is made from rice, barley and soya beans. Some types of miso – and there are hundreds – contain wheat, so if you are gluten intolerant, read the label. If you can’t get Medjool dates (which are gorgeously toffee-like and plump), then use dried dates, which you’ll need to slice and soak in warm water for five minutes to plump up before draining.

Sit the aubergine (eggplant) on top, then scatter with the dates, feta and crispy buckwheat. aw fish salads have been part of my family’s culinary repertoire back in New Zealand for as long as I can remember. Even my stepmum, Rose, a Cockney from London’s East End, got into the swing of things when she and Dad married. Whether it be a Peruvian ceviche or Cook Island’s Ika Mata, or even a jumble of Japanese sashimi, raw fish is delish! Pretty much any fish, so long as it’s very fresh, will work here. The smaller the chunks of fish, or the thinner it’s sliced, the less time it’ll take to marinate. If your limes are very firm, you can get the most juice from them by rolling them firmly on their sides along your worktop for 10 seconds, which helps to crush the cell walls inside the flesh. Alternatively, as odd as this may seem, zap them for 15 seconds in the microwave and then leave to cool.

Ingredients • 350g (12oz.) very fresh tuna loin, skin and bones removed • 3 tbsp lime juice (or use lemon juice) • 1 small red onion, halved and very thinly sliced • ½ tsp finely grated lime zest • ½ medium-heat red chilli, finely chopped • 1 tsp grated palm sugar or light brown sugar • 1 ripe, sweet mango • 100ml (scant ½ cup) coconut milk • 8 stalks coriander, leaves picked • 1 spring onion, thinly sliced

• 1 crisp, sweet apple • 2 tbsp desiccated (shredded) coconut, toasted

coriander and spring onion. Cover and leave for 5 minutes in the fridge.

MethoD 1 Cut the fish into cubes about 1½ –2cm (¾ in.) square. Mix with half the lime juice and ¼ teaspoon of flaky salt, then cover and leave in the fridge for 30 minutes.

5 Cut the apple (unpeeled) into juliennes and toss with the toasted coconut.

2 Briefly rinse the sliced onion under cold water, then mix with the lime zest, chilli, palm sugar and remaining lime juice. Cover and place in the fridge until the fish is ready.

Peel the skin from one half of the mango and cut off the cheek (you’ll need only one cheek). Thinly slice the flesh. 3

4 Drain the juices from the fish. Toss gently with the onion mixture, coconut milk, mango,

Tokyo Tea Party Forget tea and jam, Kurobuta’s afternoon tea is anything but predictable Wo r d s E l i z a b e t h h u t t o n

ince ex-Nobu chef Scott Hallsworth opened his first Izakaya, Kurobuta, on the King’s Road we’ve been raving about his pan-Asian creations. From the insanley tender beef fillet tataki with onion ponzu to the tuna sashimi pizza, this really is food worth writing home about. Usually served tapas-style, Hallsworth’s menu lends itself visually to the traditional afternoon tea quite nicely. For this reason his latest creation is a Japanese version of the English treat; what he calls the Tokyo Tea Party, now available at his restaurant on the fifth floor of Harvey Nichols. We sit down, first, to a glass of prosecco. The menu changes weekly but our Tokyo Tea comes with one savoury and two sweet tiers, and it all takes some getting used to. On the bottom is duck and taro croquette with red miso dip, salmon, avo maki with rocket aioli, surprisingly sweet and salty honey BBQ short rib puffs and a bizarre-tasting deep fried caramelised duck croquette. A green tea donut is a sugary puff filled with unidentifiable sweet matter, while the Matcha truffle is a savoury chocolate ball. A midori flavoured green cheesecake is probably the best dessert on our stand with a good amount of lime and gin used. For once, Hallsworth doesn't quite hit the mark with his experimental but not always tasty alternative to the traditional afternoon tea. u

KIPFERL Homely but stylish Austrian fare in Golborne Road Wo r d s p e n d l e h a r t e

F

irst off, a disclaimer. My grandmother was a typical Austrian oma and on our annual visits to Vienna throughout my childhood, she would pile our plates high with her lovingly cooked food. Dumplings (both sweet and savoury); pancakes (ditto); veal schnitzel; strudel – all the traditional, hearty Austrian fare. When she came to England, she would scoff at our (pre-artisan) bread, our pale imitation of what she knew to be coffee and particularly our ability to eat kippers at breakfast. My liking for her cuisine was limited, associated as it was with oversized helpings and endless mealtimes. So when Kipferl opened in Golborne Road, I wasn't first in line for knödel. But I should have been. The food is very much as I remember, only I like it

a lot more as an adult, especially with Kipferl's stylish appropriation of an Austrian aesthetic (1930s ski posters, comfortingly unchanged artwork on cans of Almdudler and lovely china replicas of the typical paper wurst plates). We enjoy fridattensuppe (clear broth with shredded pancake), classic schnitzel with potato salad and sauerkraut, käsespaetzle, a pair of frankfurters with proper Austrian rye bread and a portion of paprika-infused liptauer, followed by apricot dumplings and accompanied by glasses of crisp riesling. In contrast to the blatant inauthenticity of many restaurant openings, Kipferl is the real thing, and long may it remain. u

THE BRIEF

he owners are live-in developers, buying properties, and project managing the build themselves while the reconstruction process goes on. They bought a very rundown 1960s brick house, which had been wedged into a Second World War bombsite, and planned to knock it down to build a bold, modernist house from scratch. Once we had handed over our plans, they were off. The brief presented us with a problem because the planning department wanted a house in keeping with the rest of the street; Clarendon Road is made up of predominantly Victorian Stucco houses. After careful negotiation we persuaded the council that it would be impossible to replicate a Victorian house in such a narrow space but that a dramatic modern house would be a great improvement on the previous 60s build.

As we were replacing a 1960s house with a new-build, there was no need to add in any original features, and the effect is highly contemporary and calm. 3 The top floor landing is illuminated by rooflights over the stair void, and the glass back to the stairwell allows light to flood downwards. Oak flooring throughout the house warms the cooler white palette of the walls. 4 Many of our projects are defined by their staircases; it is an opportunity to combine a strong visual design impact with a thoughtful use of space. Space was tight for this project so the stairs run like a ribbon in a void from floor to floor, only turning once at ground level and eliminating the extra space a landing would take up.

1 The elevation is an exercise in Bauhaus like minimalism. The plain windows break up a simple white rendered facade. The long slot window above the front door reflects the stairwell behind.

TELEVISION STAR In the first phase of the development of White City’s Television Centre, Absolutely takes a peek inside the new apartments with designer Suzy Hoodless Wo r d s P e n d l e H a r t e

I

t still seems incredible that the iconic west London home of the BBC is being turned into flats. When staff moved out of Television Centre in 2013, many of the household names reared on the BBC lamented the end of an era. Danny Baker and Sir Michael Parkinson were particularly vocal in their objections, as was Brian Blessed, who said: ‘I think it's frightful that it's closing. It breaks my heart. For God's sake – they've made a mistake. It's wrong.’ But the unstoppable power of west London’s land value has spoken and the first apartments in the former ‘television factory’ go on sale this month (due for completion in 2018). The development isn’t exclusively residential, of course – in addition to almost 1,000 new homes, plans include TV studios (BBC Worldwide is staying) as well as office space, retail and a large new outpost of Soho House with a hotel, members’ club and rooftop swimming pool. But the new phase of flats is eminently stylish, partly thanks to designer Suzy Hoodless, who is responsible for the look and feel of the

NOT EVERY PIECE has to have an IMPORTANT PROVENANCE but it’s important to PICK THE BEST OF DESIGN

ABSOLUTELY:You were chosen for the TVC project from a lot of competition. What attracted you to it? SUZY HOODLESS: I am a local resident, living and working in Notting Hill Gate. We have a fantastic local community here and I am active in supporting the growth and improvement of the area. My memories of the BBC, as it was, go back to early childhood, so it was an honour to be invited to dress the wonderful interiors of the show apartment. Stanhope and AHMM, the lead architects of the project, have a wonderful sensitivity to the site, the heritage and an understanding of the fine balance in reconstructing the area for future generations. It will be an entirely new community stitched in to the existing communities connecting it with fast west to east transport. Much of our work is in west London and our studio is in Clarendon Cross, I understand the area, the culture and complexities of creating design for fast- paced lives. My clients want design that works it has to look good but it has to work. I am passionate about good design and ergonomics, and

ABS: Can you describe the look and feel of your work for TVC? SH: The look is simple modern design. 1950s Scandinavian, the best of European contemporary design. We have worked with a few strong manufacturers and suppliers that we believe are important and relevant partners with a symbiotic sensibility. Another Country, contemporary craft furniture made in the UK and Europe, has a modernity that relates so well to today’s living, plus it’s classic and will stand the test of time. Twentytwentyone provided us with contemporary European furniture, showcasing design by Barber Osgerby and Jasper Morrison as well as Eames and we worked with Van der Hurd on bespoke wall-hangings and rugs, based on historical images of the site. Some are very literal interpretations and some are abstract.

I have a deep sense of functionality and provenance. Not every piece has to have an important provenance but it’s important to pick the best of design, to work with the top designers, manufacturers and suppliers. A project can only be outstanding if you have a client that wants it to be and architecture that supports it. This project has that in spades. ABS: hat was your vision and why do you think you were successful? SH: My vision was and is to take the best of what is already there and to re work it for today. I want interiors to have longevity. The BBC heritage is one of a kind, totally unique to the site and to be celebrated. However, this isn’t about living in a TV studio, a pastiche of times gone past. The site still has working TV studios but it’s now also home to a new generation and generations to come. Most importantly the spaces have to be ergonomic, they have to work and be functional, they have to look great, be modern and simple. We have a strong design aesthetic which will appeal to those that are design conscious but it will also appeal to those that aren’t, as, quite simply, it works.

ABS: And your personal style - what’s your favourite building in the world? And your favourite interior? SH: My personal style is about collating the best of design from different periods. I like to mix and to create modern interiors that are both comfortable and confident. I love the Reunification Palace in Ho Chi Minh City, 1960’s architecture and interiors that have remained untouched since 1975.

I was born in west London and have lived here all my live. My earliest memories are of Blue Peter, so I have great affection and nostalgia. I am just so thrilled it is in the hands of Stanhope who are developing it for generations to come. ◆

e are catching up with London architect and designer Sebastian Mann from maverick design agency Minale + Mann, to discuss his latest venture – The Workshop by Minale + Mann. The Workshop is a London-born Furniture Design Collective, and is the brainchild of architect Sebastian Mann, co-founder and Managing Director of design agency Minale + Mann. Offering both bespoke furniture to fit any residential or commercial space and exclusive one off Collection pieces, all products from The Workshop acknowledge Mann’s background in architecture, and his team’s obsession with specialist fabrication techniques. What would you say is the design inspiration for the workshop? Inspiration comes from a variety of places such as architecture form, structure and the materials we use. Of all your pieces, which is your favourite and why? Although it is hard to pick a particular piece, I am particularly proud of the cantilevered Well Hung Table we have as part of our collection pieces. It’s made with American walnut and pre-aged copper, and is supported by a sleeve bracket detail connected to the wall, resting on a single angular leg at one end.

In a nutshell, can you describe the workshop? We are specialist furniture, product and industrial designers, and carpenters who create inspired interior products, from bespoke furniture to one-off design pieces. We design in collaboration with Minale + Mann from our central

What comes first the materials or the design idea? I am extremely driven by materials and textures and the contrast they can provide against any backdrop. Recently we have been experimenting with patinated metal finishes for our furniture and the varying textures you can get from the use of copper and zinc.

A large centrepiece item for a house which has had a floor removed, creating a mezzanine area, it was designed to make the most of the fabulous high ceilings. ‘I just love the bold statement created by this piece and the scale of it, the black lacquer finish and gold detailing is a beautiful example,’ enthuses Thomas. It is clear that Wyndham Design is born out of a love for beautiful things, exquisite detail, fine craftsmanship and a dedication to delivering stunning designs. Citing his father and uncle as inspirations for their hard work and determination, Thomas understands that working with highly skilled craftspeople and surrounding himself with brilliant individuals is key to his vision. ‘I would like to be known as one of the best bespoke furniture services in the UK, or even the world,’ he says, aiming high. Quite a character Absolutely meets Lord O’Shaughnessy, one of the architects of Tory education reforms, to hear about his new chain of free schools Wo r d s A M a n d a C o n s ta n c e

W

hat do you do once you’ve worked at the very heart of David Cameron’s government as one of the architects of the Tories’ education reforms and then been appointed to the House of Lords as a thank you? Well, you start your own chain of schools, of course. That’s what Lord O’Shaughnessy has done, founding Floreat Education in 2012. After years of working in politics and policy at Number 10, paving the way for academies and free schools, Lord O’Shaughnessy says: “I needed to get my hands dirty in the education sector and set up something new and good.” Floreat Education is a chain of primary free schools in the west London area. Two are already open, in Wandsworth and Brentford, and three more are expected to open this September. “The idea for Floreat has been a long time in the making,” says O’Shaughnessy. The schools are based on the principles of character education, emphasising the pupil’s character strengths as well as rigorous academic study. “We believe character education can be both ‘taught’ and ‘caught’,” says O’Shaughnessy. Extra-curricular activities such as sport and the Duke of Edinburgh Award are classic ways to ‘catch’ character education, but where Floreat is different is that it formally teaches its pupils character traits and what it is to be a good person. Pupils in Reception, Year 1 and Year 2 follow a Character Virtue Development Programme designed to develop their virtues of curiosity, honesty, perseverance and service to others, the

four core values at Floreat. “It is a very classical education, you develop your mind but you also develop your morals,” says Lord O’Shaughnessy. “This balance between what the Greeks call ‘practical wisdom’ has been the undisputed standard of education for the last 2000 years… It’s only been in the last few decades that we have swung between a very child-centred model and a very standards-only model,” he says. O’Shaughnessy left his job as the Director of Policy and Research for the Prime Minister David Cameron in 2011. He then spent a year at his alma mater, Wellington College, working with the then head Anthony Seldon. “Having Anthony as a mentor and guide was wonderful,” he says, adding that he was very influenced by his time at the school. “The emphasis on character and wellbeing [at Wellington] is at the very

heart of Floreat,” he says. O’Shaughnessy stresses that a character education doesn’t come instead of an academic education but alongside it. “We pursue a knowledgerich academic curriculum”, he says. Indeed, expectations of the children at Floreat are sky high. “We are definitely more formal than any other schools but we are not Gradgrindian,” he says. In his view, “too many schools have an unambitious view of what children are capable of”. With three young children of his own, he says he sees how much children can achieve at a young age. The key when it comes to teaching them, he says, is to make it stretching for the child, “but in a way that is enjoyable” and importantly, “the earlier you start, the less stressful it is”. As one of the key thinkers behind Tory reforms on free schools, it isn’t surprising that O’Shaughnessy is a huge supporter of schools free from local authority control. “Free schools are a way of closing that gap between private and state schools”, he says. “I’ve been living and breathing it.” The future for Floreat is bright. The plan is to create a family of primary schools in the west London area, but to steer clear of secondary schools for the time being (“until we are good at one thing”, he says). His main focus for the next six months is fundraising. “Our ambition is to create world-class schools, and that requires investment,” he says. Since being elevated to the Lords last October, O’Shaughnessy has had to hand over the day-to-day running of the schools – “but,” he laughs, and says despite this, his “hands still seem to be quite dirty”. ◆ floreat.org.uk

ri Lanka’s history is a turbulent one. Years of civil war and environmental disasters could have left the country in dire straits, and while the political situation is far from stable – corruption is still a problem and cultural tensions run high – the fascinating history, ecological abundance, and beauty of the island has kept it on numerous travel hotlists. In recent years, the country has become a top destination, but rocky terrains and little investment in the east coast means that foreign feet have rarely strayed far from the country’s capital, Colombo. Typical traveling routes don't stray far from the lush, culturally rich region of Kandy in the Central Province, where the ancient monarchy once ruled, and Galle in the southwest, which offers a stellar combination of seaside bliss and an opulent cultural heritage. Sure, these

destinations are beautiful and make for a wonderful traveling experience, but there is more to Sri Lanka, and it lies on the east coast. With its largely Tamil and Muslim population, the east coast fell into what seemed like a state of disrepair. Tourism was shot, and with it the influx of money brought to the region by foreign investment diminished. Since the war finally ended in 2009, venture in the province has gradually improved and reconstruction is well under way. A glut of new resorts is under development along the area’s most desirable stretch of coastline, Passekudah Bay. One of the first to open here was five-star resort Sun Aqua Pasikudah at the end of 2014.

The long stretch of golden sand boasts the longest shallow coastline on the island of Sri Lanka and shares the same water as the neighbouring Maldives - so you know you’re in good company. Another big draw at Sun Aqua Pasikudah is the food. Gourmet cuisine from around the world is available (you can have eggs benedict for breakfast, for example) but it’s the traditional Sri Lankan cuisine you want to save your appetite for. Local ingredients are used where possible, with many vegetables and herbs grown in the hotel’s gardens. There are five dining options: our favourites are Latitude for all-day casual al fresco dining, and the Pavilion, which houses a glass-enclosed wine cellar and is ideal for a private celebratory THE MADURU OYA dinner. The lunchtime buffet at NATIONAL PARK the former is quite something –

expect a spread of spicy Sri Lankan curries, enormous prawns, roti, dhal, gotu kola mallung (a salad of chillies, ginger, shallots and freshly grated coconut), eggplant moju (deep-fried aubergine with chilli, mustard seeds, cloves and ginger), all finished with bowls of exotic fresh fruit. While the resort offers plenty of activities to keep you entertained for well over a week – scuba diving, volleyball, eating and lying in the sun are just some of the activities you can partake in – a trip to the local sights is well worth pulling yourself away from the sun lounger and frozen strawberry daiquiris for. A must-do is an excursion to the Maduru Oya National Park, where you’ll likely spot everything from wild boars and water buffalo to the enormous Sri Lankan elephant. Another expedition worth considering is a trip to Dambana to visit the last remaining tribe of Sri Lanka’s indigenous people, the Vedda (which translates as “hunter” in Tamil). While there’s not much to see other than the villagers going about their everyday tasks, there is also a museum with more details about the culture of the Vedda people. The service, style and attention to details at Sun Aqua is exceptional, so while you’ll discover a whole new world, with it will be all the luxury comforts you could hope for. don’t come from a conventional estate agency background, having spent three years locked up in a chemistry laboratory at university with bunsen burners and conical flasks. ecent tax changes have been heralded as a potential death knell for property investment in London’s prime neighbourhoods. But is that really true? We take the measure of the market. The fourth of December 2014 is not a date many who invest in London’s prime property would like to recall. During the Autumn Statement that year, Chancellor George Osborne had announced a new way of calculating Stamp Duty that increased the tax bill for anyone

But some parts of prime central London are still struggling as fresh Stamp Duty changes just for buy-to-let property buyers (an extra 3%) are set to kick in in April this year. Both the 2014 and most recent measures are putting off international buyers in particular and who make up a third of all purchases in these areas, the company says. This has split London in two. On the one hand are the super-prime areas where asking prices are still very ‘soft’ (as agents like to say) while the outer prime areas away from central London remain relatively healthy for investors.

For example, their research highlights the 17 prime areas of the capital where house prices are increasing fastest. All the others including: Notting Hill, South Kensington, St John’s Wood, Knightsbridge, Hyde Park, Chelsea, Belsize Park, Belgravia and Battersea, all saw flat or dropping prices over the past year*. u

Agent Marsh and Parsons says that between September 2014 (when it was announced) and March 2015, the new system stalled both the number of homes sold in London’s prime market and pushed down prices.
