I

am delighted to be taking over as editor of these exceptional titles and so look forward to uncovering all the wonderful things south east London has to offer. As any regular readers will know I had some big shoes to fi ll in the form of Alex Jones, who shaped these magazines from their inception over a year ago; she made my transition so smooth that any nerves I may have felt soon abated and therefore this issue is dedicated to her. October is our Interiors Issue and as such, the interiors section is bigger and better than ever. Lucy Ryder Richardson, co-founder of the brilliantly successful Midcentury Modern shows, lets us into her sixties inspired home to marvel at the many treasures gleaned from years of trawling through auctions and shows. See the full story on p.50. Also, on the interiors front, interiors expert Beth Dadswell talks us through the creation of her airy, contemporary West Dulwich home on p.58.

The biggest event in London’s art calendar returns for its twelfth year. The redesign of 2013 made for a better viewing experience, with highlights including the dailychanging Frieze Projects performed and displayed on a bespoke structure by Andreas Angelidakis. This year, the fair also introduces Live – a new section dedicated to ambitious performance-based installations, including work specially conceived for Frieze. A

lmost two years ago, before Jennifer Lawrence won an Oscar and, subsequently, the hearts and minds of everyone watching by falling up the steps ever so charmingly at the ceremony and giving the press the finger, she and partner in crime Bradley Cooper filmed Serena. The film is an adaptation of the critically acclaimed 2008 novel of the same name, written by Ron Rash, which tells the story of George (Cooper) and Serena (Lawrence) Pemberton, a couple living in Boston in 1929. The pair decide give up their city lives and move to the mountains of North Carolina, seeking to make their fortune in the timber industry with George relocating to the camp first before being joined by his wife. During his time there he fathers an illegitimate child whom Serena and George refuse to support and instead go on to ruthlessly corner the timber market and expand their empire. Serena soon proves to be more than equal to the task by overseeing crews, hunting rattlesnakes, even saving her husband's life in the wilderness but when she fails to conceive a child her jealousy and malice towards George’s illegitimate son Jacob soon develops into murderous intent. As Serena’s marriage and mind begin to unravel, the true extent of her ruthless nature and waning sanity are revealed resulting in a shocking denouement. Despite being filmed two years ago, audiences will finally have the opportunity to see Serena this October and judge whether is has been worth the wait. u

Unearthly images reveal the magic of Dulwich's green spaces Wo r d s c at h e r i n e h a l e s Photography max rush

S

outh east London has always been known for its greenery. Dulwich boasts Dulwich Park, Sydenham Hill Wood and allotments near Dulwich College, all of which look stunning lit by the summer sunshine but, in this writer’s humble opinion, really show their unique character and subtle, almost eerie, beauty at the turn of the season. For many, autumn is the end of something; the end of summer, the end of warm weather (although, as this is England we’re talking about, the weather is never what you might call reliable). Photographer Max Rush sees a different picture. His photographs convey a real sense of magic that can only be captured in autumn, when the light begins to fade at 6pm. Max’s love affair with the parks of south east London began after moving to the capital to pursue portrait work. It was however, Brockwell Park that really captured his imagination and inspired him to begin a project encompassing several London parks, an area seemingly untouched in terms of landscape photography. The project proved so popular that Max began to work outwards towards Dulwich, Clapham and Crystal Palace, receiving commissions from park authorities and holding exhibitions. The technique Max favours for capturing these astounding images is the use of his wooden field camera, ‘a box with bellows to keep the light out and a mechanism to focus and make adjustments to perspective.’ Luckily for him, south east London provides the perfect canvas. The feeling evoked by these images is one of anticipation and of adventure - in short, they seize on the notion of autumn not as an ending, but as a beginning. u maxarush.com

We pay a visit to Florentine fragrance fair Pitti Immagine Fragranze W o r d s L aw r e n c e R o u l l i e r W h i t e

I

am writing this month from the enviable position of a hotel room in Florence where I am attending Pitti Immagine Fragranze, the Florentine fragrance fair. The perfumes showcased at this remarkable exhibition are described by numerous collective nouns: niche fragrances, luxury fragrances, artisan scents, cult perfumes - Pitti Immagine accurately refers to them as artistic perfumes. These are the fragrances which do not earn a place in a department store because the multinational brand-owning company has bought the shelf space, these are authentically produced, often handcrafted perfumes, which are made in small batches from mainly natural, but always the finest ingredients. At this show I was lucky enough to preview many new releases and scents not yet seen or smelled on these shores. Here are just a fabulous few. On this page I have previously

mentioned one of my favourite perfume houses, Houbigant, so I was delighted to see their latest fragrance; Iris de Champs [01], this is an elegant and very wearable iris is destined to become a classic. The genius blend uses creamy, buttery iris from the root as well as velvety iris from the petal, underscored with sophisticated sandalwood and sprinkled with pink pepper. Divine. Gérald Ghislain, the brain behind the literary inspired Histoires de Parfums collection, displayed his latest masterpiece: Opéra [02]; a genius edit of five fragrances inspired by great operas after which the scents are named together with the date they were first produced. Each box is a music box which plays a refrain from an aria from the inspiring piece. 1831 Norma, 1875 Carmen, 1890 The Queen of Spades, 1905 Madame Butterfly and my favourite, 1926 Turandot, with jasmine, orange blossom, narcissus, patchouli, amber, leather and incense. It was wonderful to see the renaissance of Prince Murat, Napoleon’s

brother-in-law’s perfume house Le Galion Parfums, a company of provenance and pedigree whose nose, Paul Vacher, was responsible in part for one of the most revered perfumes of all time: Miss Dior. In the tradition of some of the most celebrated twentieth century aldehyde florals, Houbigant’s Quelques Fleurs, Chanel Number 5 and Carven’s Ma Griffe, Le Galion’s Sortilège [03] from 1936 is powerful and idiosyncratic, instantly recognisable and will add an elegant flourish to any elegant woman. The Different Company has a collection of highly desirable colognes, L’Esprit Cologne, and one I could not put down was Tokyo Bloom [04], named after Japan’s fifth season - the time in spring when the blossom bursts forth. Also, in the collection, Sienne d’Orange is a unique and rather lovely blend of orange and carrot – try it you will buy it, South Bay is a sparkling grapefruit rendered robust with the surprising inclusion of grapefruit wood, White Zagora combines peach flower and orange blossom and finally another classic to be is Kâshân Rose, an ode to the Persian rose, celebrated during the Rose Festival in May in the city of Kâshân – this is a rose fragrance at its very best, modern and young yet steeped in history and skilfully crafted. As I start to pack away my samples and head back to London, I am already looking forward to next year and more remarkable secrets from Pitti Immagine Fragranze. u

The vast majority of adults with allergy have never been tested - so out of a possible 20 million or so allergy suffers in the UK, it is thought that 200,000 or less have been properly diagnosed - 1%. There is no doubt that the most effective way to properly diagnose allergy is to test for specific blood allergen IgE. IgE is an immunoglobulin, or antibody. Antibodies bind to antigens. Allergens are antigens. Allergens (things you can be allergic to), like pollen, bind to their own “lock and key” specific antibody. If you take antibody from a patient’s blood (i.e. a blood sample) you can find out what antibodies (IgE in this case) are present for a range of possible specific allergens thus diagnosing irrefutably what patients are allergic to. The treatment of allergy is mainly for symptom relief, although some patients who are severely allergic may need to carry an adrenaline pen with them in case of anaphylaxis. Firstly, once you know what you are allergic to, avoid it! Secondly, make effort to prepare your environment to minimise contact to allergens. Thirdly, if persistently symptomatic, start anti-allergy medication. Treatment should be carried out under the supervision of a doctor experienced in the treatment of allergy, such as an Ear, Nose and Throat specialist or a Dermatologist. u

they serve wine by the glass and they encourage you to play spot the difference. That’s where the whole thing started for me. I thought, languages and wine, I'm going to do that after I’ve scratched my professional actress itch. So, now it’s basically about marrying those two worlds: performance and wine.

CATHERINE HALES: What inspired you to write Vinalogy? HELENA NICKLIN: 12 years in the wine trade where stuffy wine tasting people refused to talk to consumers in a way that they would understand, saying, “Let’s start at the beginning, this is how a wine is made…” And I just thought, “Bollocks, that’s not actually where you start.” I spotted this niche and started talking to people about the real beginning: I made it visual and not too poncey.

CH: I saw that you do YouTube videos? HN: Yes, I’ve got a talent agent now and the idea we’re presenting to television companies is putting that Vinalogy-type spin on wine and making it into a really visual, exciting TV program.

CH: What’s your idea of the worst kind of wine snob? HN: It’s usually older people, often male, and its the assumption that you’re supposed to be psychic about knowing a certain amount about wine. These people just love to flaunt their knowledge, it’s all about them, its not actually teaching people about a lovely subject. My big thing is trying to make wine as sexy, exciting and sociable as a subject, which people haven’t really been doing.

If I manage to get on that program then I’m well known enough, which means I succeeded in getting my message across. And quite frankly, seeing the people on it this year, it might not take that long!

CH: The book is very conversational and funny, was it a conscious choice to write it in that style? HN: It wasn’t conscious actually, it just sort of came out that way. At the same time as doing this I’ve been writing a novel that has a ‘Vinalogy’ theme running all the way through it so my style of writing has become a lot more developed. CH: The illustrations are brilliant, too did you always intend to include them? HN: I think it was absolutely key to writing that book. I didn’t know how I was going to do it without a million pounds to pay someone but my husband came up with the great idea of hiring someone fresh out of art college. I got loads of interest but

picked Livvy (Olivia Whitworth) because I really liked her stuff. CH: Favourite red grape and favourite white grape? HN: Hmmm, depends on the mood but I’m a sucker for big fat Tuscan reds. In Vinalogy I call it the Jesse Metcalfe of wines, the gardener: rich but earthy, dirt under their fingernails, cigar smoke – a really meaty red. That’s what I love. Both of my children are named after Tuscan red wines actually because I’m that sad. CH: They're not! What are they called? HN: Second names only, because I’m not that mean, but Ivy is Ivy Ornellaia which is a lovely Tuscan red we were drinking when we got engaged and Cora is Cora Solaia, which is a sister wine to Ornellaia. For white, its white burgundy, it’s the Kate Winslet of chardonnay. Golden girl structure but with a brain, that would be my desert island white, definitely.

CH: Why did you choose to live in Dulwich? HN: My best friend moved here and she picked the most beautiful summer’s day to show my impressionable new husband and I around and we just fell in love with it. We’ve got both parks on our doorstep, it’s fabulous. CH: Any good places to drink wine? HN: There are a few. Toast on Lordship Lane always has something good on, and something interesting. It’s the kind of place where you can walk in and say give me something different and I’ll never be able to guess what it is. CH: If you could pick one bottle, money no object, what would it be? HN: It’s a red burgundy, so a Pinot noir from Burgundy, the ultimate Audrey Hepburn. It’s called Domaine de la Romanée-Conti, one of the finest burgundies known to man. CH: What do you want people take away from reading your book? HN: Grape variety is key. They all have different personalities, so if you get to know the top ten (top five reds and top five whites) it will just enhance your wine experience enormously. If I can make it a thing that people recognise Pinot Noirs as Audrey Hepburn or Cabernet Sauvignon as a rugby player I would love that – personality is key with wine. INGREDIENTS 4 x 160g portion of hake, skin on • Cauliflower purée 500g cauliflower (finely sliced no stems) • 1 shallot Whole milk to cover • 50g of butter • Salt

METHOD Sweat the shallots and cauliflower, add milk just enough to cook through. 02 Season and blend adding butter until very silky and smooth. 03 Pass through fine sieve. ◆ 01

Cook the pine nuts in stock syrup (1 to 1 sugar/water) for 30 mins. 02 Drain and fry at 160 until golden. 03 Season with salt and store in a dry place.

Sugared Pine Nuts:

Curry Oil : 25g Turmeric • 5g Chilli powder • 20g Ground coriander • 15g Ground cumin • 15g Ground ginger 52g White pepper • 500ml rapeseed oil 01 Toast all the spices, add the oil and bring to 70 degrees. 02 Keep and use as necessary.

Cooking the Hake : 01 Using a non-stick pan, add a little rape seed oil and heat. 02 Season the fish with Maldon salt and place skin side-down onto the hot pan. 03 Once a light golden colour has been achieved, finish the cooking in the oven for 5 mins. 04 Remove from the oven and add a little unsalted butter to the pan and coat the fish until just cooked. Plating: 01 Reheat the cauliflower purée and dress around the plate. 02 Place the fish in the middle and garnish with the capers, golden raisins, sugared pine nuts and curry oil mix. 03 Finish with coriander cress and lemon balm cress.

moreish. The portions were generous enough for you to skip dinner, and we were certainly tempted. Much has been already written about the Union Street Cafe. Manned by young, effusive and perky staff, the whole place hums with a pleasant air of industry and the feel of a New York eatery transported to London. Of the meal, the starters and pasta were stellar; we sampled a peppery salad of apples, radishes and carrots in a sweet and sticky sauce and some paperthin bresaola that was tumbled over a pea puree. The ingredients were of the highest quality and alright the ‘cooking’ was mainly just clever assembly, but it was undeniably good. The pasta was fresh-made and in a saffron sauce with some wonderfully juicy King Prawns. This is where the Cafe does its best work, when the food is at its simplest and the ingredients are allowed to take centre stage. And to be fair, it doesn’t call itself the Union Street Fine Dining Restaurant. Having said this, the mixture of pork and octopus that we had for a main was certainly interesting, if not quite so accomplished. A perfect spot for a delicious lunch or a late night tipple with friends. u

s the nights turn, we begin to search our part of the city for places that’ll shelter us from the grey and cold. Late licence bars that we actually want to spend time in aren’t so easy to come by so when we heard that the Union Street Bar, below Gordon Ramsay’s Union Street Cafe, which opened last year, had recently gained a 2am licence we headed down to see whether it would fit the bill. The decor, if you take the time to look closely, is an uneasy mix between a leather-heavy gentleman’s club (the chairs and sofas are, quite frankly not that comfortable) and a stripped-back Brooklyn loft, but once the lights are dimmed, and a few cocktails sunk, it all just about comes

together. Without any natural light, the bar room relies on clever lamps and soft spotlighting; on this account it is certainly a success and it is easy to lose a few hours amid the flattering glow. The drinks are reasonably priced (around £8 for a cocktail) and suitably boozy, though even the most tart one we tried was a little sweet for my tastes. The Harlequin Tea Set, a muddle of gin, lemon, Earl Grey and orange bitters was fragrant, while the First Mate from the House Cocktails menu, a mix of rum, sugar, orange and lemon was a little more fruity; both were easy on the eye and the palate though perhaps won’t set any cocktail enthusiasts alight. The bar snacks, on the other hand, were second to none. Everything from the sweet and salty nuts to the bite-sized bruschetta was perfectly seasoned and incredibly

Midcentury Modern founder Lucy Ryder Richardson creates an authentic period look in her Dulwich home Wo r d s G e o r g i e L a n e - G o d f r e y

t’s not often that you walk into someone’s house and feel like you’ve stumbled onto a film set. But when you visit Lucy Ryder Richardson’s 60s Dulwich home, it’s hard to believe that you’re not on location for Mad Men. Filled with retro treasures, from Eames softpad deskchairs to Erik Buck barstools, this distinctive house is a lovingly-curated shine to midcentury design. ‘As someone who likes to collect, I see it as a legacy for my children,’ explains Ryder-Richardson. ‘I love how the patina on the wood in these pieces takes on its own character over time and tells a story.’ Yet, muddled in with the older furniture are some striking contemporary designs, many of which are Scandinavian-inspired: ‘The modern pieces help to sharpen the overall look,’ asserts the mum-of-two. ‘I think if you stick with Scandinavian design, it never goes out of fashion. The furniture is so beautifully pure; you can see that there’s a lot of passion and love in it. It really compliments the retro look, too.’ And whilst Ryder Richardson has created an authentic period feel, she’s also been clever about her use of colour. A dark green splash back in the kitchen echoes the trees through the windows; an oversized red lamp in the living room stops the scheme from feeling too earthy. ‘Because my house is very wooden

and brown, I like to have little pops of colour around, like the bright yellow enamel kettle by Jens Quistgaard in my kitchen,’ says Lucy. ‘I also love to mix in some of my children’s colourful collages to keep it feeling homely. I don’t want the house to feel like a museum.’ This appealing combination of old and new provided the inspiration for the Midcentury Modern shows, which Ryder Richardson founded alongside her business partner, Petra Curtis, back in 2003. Together, the pair decided to sink all of their savings into creating a one-off shop selling retro furniture. It was a risk that paid off: Time Out featured

it, people came from all over London and the shop made £16,000 in one day. From there, a show was born and now 13 years later, Midcentury Modern pulls in thousands of visitors, some coming from as far as Brazil to buy a mixture of contemporary and 20th century furniture

Don’t be surprised to see buyers from the likes of Heal’s and Conran milling around either; Midcentury Modern’s position as a leading brand within the world of design is well-established. This month, look out for an appearance in the window of Fritz Hansen in Fitzrovia. As one of only three brands ever invited to take it over, the display will focus on Midcentury Modern’s own unique story. ‘We wanted it to be very personal,’ reveals Lucy, ‘so along with some of our favourite pieces, we’re also featuring my kitchen table – the one Petra and I sat around when we came up with the idea, the one where the shows

all started.’ Today, the shows are staged in carefully selected locations across London, each picked for either their airy architecture or historical significance. For example, the Midcentury East show is held in Haggerston, set against a backdrop created by renowned architect Erno Goldfinger. ‘It’s perfect for what we’re doing,’ explains Lucy. ‘Goldfinger was a very famous architect during the 50s and 60s – he was so prolific that Ian Fleming even named a Bond villain after him. The school he built in Haggerston where the show takes place is perfect for providing an authentic setting for our midcentury furniture. It gives the pieces real context.’ This month’s show will be held in Dulwich College’s Refectory, a light, airy space that also happens to be on home turf for Ryder Richardson. Having looked for somewhere to raise her two children, she immediately fell in love with Dulwich Estate and its midcentury architecture. ‘When I found this place, it felt like I was on holiday,’ she recalls. ‘There’s just so much oxygen; you can actually breathe here. I love that I walk five minutes through the woods to get the train station, that I have parakeets living outside in the trees and that the house is surrounded by vegetation. It reminds me of Palm Springs, or at least the closest you’re going to get to it in the UK!’ It’s exactly this kind of design-led locale that appeals to Ryder Richardson, whose latest venture is a travel blog, Destination Modernism. Written by visitors to her shows, the blog provides a series of destination guides showcasing the very best in international architecture and design. ‘The plan is to turn it into a travel site,’ she reveals, ‘aimed at people who want to travel to see beautiful design rather than sit on a beach.’ But while it’s great to discover Alvar Aalto’s Helsinki, sometimes you only have to look to Dulwich to find your design inspiration… u Midcentury Modern will take place on 23rd November at Dulwich College, London, SE21 7LD. Interiors expert Beth Dadswell has combined colour, texture and one-off vintage finds to add a contemporary twist to her West Dulwich home Wo r d s E M M A J PAG E P h o t o g r a p h y L E A N N E D I XO N

F

ormerly a fashion stylist and now an interiors specialist, Beth Dadswell knows a thing or two about combining aesthetics with good design, and it’s a formula that she and her Art Director partner Andrew Wilbourne have put to excellent use over the years. The couple have moved a number of times within the borders of Dulwich, renovating properties from apartments to 1960s townhouses, but it was this Victorian semi that stole their hearts. ‘We knew we could make something of it,’ says Beth, who was undeterred by its dated schemes and lack of light. She and Andrew took a singular approach to decorating the property, improving where possible, while preserving several period features – and all on a limited budget. ‘There is a lot of crossover between fashion and interiors,’ reflects Beth. ‘For me, it’s all about colour, form and setting a mood. I always prepare with lots of tear sheets and a moodboard, with the aim of telling a story.’

Before that story could be told however, there was plenty of work to be done. The house had good bones, but Beth and Andrew knew that its full potential was yet to be realised. So, with their son Louis, now 8, the pair moved in and set about making the essential tweaks that would turn it into a light-filled home, suitable for modern living. Downstairs, they knocked through two receptions rooms to create one cohesive space and removed a wall separating the kitchen and dining room, adding bi-fold doors at the rear and generous floor-to-ceiling French windows along the side return. ‘There’s a bit of a trend to fill in side returns, but we didn’t want to do that,’ explains Beth. ‘They allow valuable light into the rear living space, but more importantly, when it’s warm, we can open up two sides of the kitchen and look onto the garden, which is lovely.’ Not ones to sacrifice period detail, Beth and Andrew preserved as well as improved. They sanded and filled the original floorboards throughout, painting them in a contemporary grey, and restored the staircase and much

HOMES & INTERIORS / CASE STUDY of the woodwork, including the original pantry in the kitchen. ‘We enjoy that blend of old and new,’ says Beth. ‘Also, as the majority of our budget went on the structural work, we looked to update in a cost-effective way. Painting wood is a great and affordable option. It’s not our style to rip everything out. So while we updated, we also conceived a scheme that complemented the existing features.’ When it came to the interiors, Beth used her design skills to create an effortless blend of vintage pieces and treasured mid-century modern furniture collected over the years. She’s a firm believer that a scheme should reflect the character of its owner, and her business, Imperfect Interiors, eschews trends in favour of helping clients to develop their

own style. ‘Evolving your look should take time, so buy things that catch your eye and have a vision for your space in mind,’ she advises. ‘Don’t be too sidetracked by what’s in fashion, as this will look dated within a few years. I’m always prepared to get my hands dirty by customising and upcycling pieces with paint, new handles and new tops. The sitting room combines French-style mirrors sourced at Ardingly Antiques Fair with a favourite sofa designed by Robin Day for Habitat. In the guest bedroom, a vintage sofa once owned by Beth’s great uncle creates a focal point. Texture and contrast is also key. The kitchen, comprised of simple Ikea units, have been sanded down and repainted, customised with tongue-andgroove end panels and marble counters, while a handy built-in banquette features seat pads upholstered in Beth’s mother’s vintage floral curtain fabric. And the leafy surrounds of Dulwich provide plenty of inspiration. ‘I love trawling local shops for ideas,’ says Beth. ‘Crystal Palace Antiques is a great place to find ‘imperfect’ pieces. Tomlinsons in the Village stocks Annie Sloane chalk paint, which is brilliant for upcycling, and the Alleyn Park Garden centre always inspires me when I am designing gardens. and styles is about avoiding buying shiny, new things all from one store. I’ve been sourcing inexpensive mid-century pieces for years, as they look modern when mixed with antiques and quirky pieces of art. Finding something unique is the challenge, and usually involves lots of legwork, but it’s always worth it.’ The result is a house that harmoniously marries treasured pieces, antique finds and classic modern furniture, all set against a calming grey backdrop. ‘There’s nothing in this house that’s vastly expensive,’ shares Beth, ‘but we’ve given it a personal stamp.’ And the contemporary and characterful interiors here are certainly testament to that. u

Pupil Premium With private schools becoming increasingly unaffordable for the British middle classes, should they charge foreign students more?

P

rivate schools should charge foreign pupils higher fees than children from Britain, an education entrepreneur has claimed. Alexander Nikitich, who set up the Oxfordbased Carfax Tutorial Establishment, says private schools should follow the model used by universities and ask overseas parents to pay more for their offspring to attend Britain’s top fee-paying schools to prevent British families being priced out of the market. The idea of a graded pay system has long been mooted in independent school circles but Nikitich’s comments follow a study published earlier last July that claimed a four-fold increase in school fees in the last 20 years has outstripped wages to such an extent that private schools are ‘increasingly unaffordable’ for the middleclasses and becoming the preserve of super-rich foreigners. Nikitich, who is originally from Russia, says: ‘It seems wrong that billionaires from Russia and the Far East are paying the same as British dentists, doctors and solicitors who are seeing their income plummet in real terms.’ A number of independent schools ask wealthy foreign parents for donations and offer means-tested bursaries to British children but this does not go far enough says Nikitich who called for an ‘open and transparent approach’. ‘Private schools overseas are entirely open about charging more to foreign students. It seems foolish for it to be a problem in England.’ But William Stadlen, managing director of super-tutors Holland Park Education, disagrees. ‘I don’t think it’s a good idea necessarily. I think there should be means-

tested support based on income levels and not based on nationality.’ The popularity of Britain’s private schools overseas is clear from the rising number of foreigners with the number of pupils arriving from Russia up by more than a quarter last year, while there was a 16% increase in students from Nigeria and 5% rise in Chinese admissions. In some schools, the number of international students has crept above the 25% mark – many boarding schools wouldn’t have survived the economic downturn without foreign students. But Janette Wallis, senior editor of The Good Schools Guide, said schools were ‘increasingly aware that if they do not want to end up with their schools stripped of British children they need to rein in fee increases’. The report into the rising

costs of school fees – commissioned by the stockbroker Killik & Co – found that the type of family that could afford private schools fees ‘has changed dramatically since 1990’. ‘It is less likely to be the archetypal middle-class professional and more likely to be high net worth individuals, increasingly international. Many established independent schools like Eton and Harrow educate the children of some of China’s wealthiest multimillionaires.’ Figures in the Killik study, carried out by the Centre for Economics and Business Research, suggest that an infant enrolled at a private day school this academic year will ultimately cost their parents £271,000 in fees and added extras by the time they take their A-levels in 13 years’ time. A boarding education will stand at £435,000, it was claimed, and approach close to £1m for two children. Researchers said more and more parents are being forced to take a mix ‘n’ match approach to education. Families taking the ‘state till eight’ route – with pupils enrolled in state primary schools for the first three or four years – will save £94,000. The ‘state till 11’ option would save almost £175,000 per child. Barnaby Lenon, chairman of the Independent Schools Council, has defended private school fees. ‘Independent schools recognise the pressures that parents are under and work hard to keep fees as low as possible… Independent schools remain affordable to a wide range of families via our strong bursary programmes. Last year, ISC schools provided over £320 million in means-tested bursaries and the total value of bursaries at ISC schools has risen by 27% since 2010, well above the rate of any fee rises.’ u

So how do we avoid poverty in retirement? First, decide how large a fund you will need. One method is to multiply your target retirement income by 25. For example, if you think you’ll need £25,000 a year, aim for a fund of £625,000. Next, select the most appropriate investment vehicles to achieve your goal. Property, Investment Bonds and ISAs have all proved popular over recent years but don’t offer the same degree of tax breaks or guarantees as a pension. Take advice from a trusted financial professional. If your retirement is imminent you will obviously want to maximise your income from the money available. But be aware – you’ll need to make it last. Retirement funds are coming under increasing pressure from the simple fact that we’re living longer.

The Office for National Statistics showed that in 1981 a woman’s pension was expected to last 17 years, and a man’s pension was expected to last 6 years*. With people generally living longer and facing the possibility of funding a retirement that could now last 20 years or more. So what are your best income options? Most people will be familiar with annuities, whereby you exchange pension funds for a guaranteed annual income from a life assurance company. Annuities are fixed for life but they can be linked to inflation and furthermore, can provide your partner with an income when you pass away. The annuity rate offered by the life assurer is affected by the prevailing yield on gilts and corporate bonds. Annuity rates have recently been falling. Nevertheless, it is imperative to exercise the Open Market Option – your right to compare annuity rates in the market – before making a decision. An alternative to an annuity is something called income drawdown. These schemes aim to outperform annuities by investing in assets such as stocks and shares. With recent market volatility they have not performed well. That said, opportunities may exist for those phasing in retirement as markets will, eventually, bounce back.

ABSOLUTELY What is your own musical background? RICHARD MAYO My late father was a conductor so I was brought up in a home where music was ever-present. I won a scholarship to be a Chorister at St John’s College, Cambridge under the direction of Dr George Guest and returned to Corpus Christi College, Cambridge as Organ Scholar. In 2004 I became Director of Music at Dulwich, founding the Dulwich Chamber Choir in 2011. ABS What is special about Music at Dulwich College? RM Music is here for all the boys - we run a comprehensive programme from String Quartets to rock bands and from Chapel Choir to House Choirs. Our focus too is for the specialist musical talent,

nurturing those boys who are highly gifted. ABS What role does music play in the curriculum? RM Music is deeply rooted and treasured at the College. As well as the routine of Hymn singing in assembly, there are frequent performances given by the boys to their peers. Boys are all encouraged to be part of the ensemble and concert scene and music flourishes in the academic curriculum. ABS What advice would you give to families in preparing boys for musical scholarships? RM Parents and boys are encouraged to come and meet me well in advance of the awards auditions held early in the

RM Harnessing all this musical ability amongst both boys and staff. The reward is achieving a musical performance which might well be beyond expectation – boys are brilliant at elevating performance to a higher level at the concert itself. ABS In the years you’ve been at Dulwich College, are there any particular experiences that stand out? Woburn, Bedfordshire wasn’t expecting to like Center Parcs. Partly because of the silly spelling but mostly because it seemed like an overly manufactured experience, a sanitized forest with an assortment of unnecessary activities and no style. But on closer inspection, the new £250 million site at Woburn, less than an hour’s train ride from King’s Cross, revealed a significant appeal. What’s not to like about a small break for the family, involving minimal travelling and maximum comfort, packed with activities to exhaust even the most active children and enough thought in the details to appease the grumpiest parent? Who cares if something’s manufactured if it’s done this well? This new park spans a large expanse of what used to be simply forest, and though the extensive building work may have resulted in the felling of a fair amount of trees, they have planted a significant number of new ones and next time we come (because yes, there will be a next time) the forest will be thicker and the newness and slightly unreal quality will be gone. ‘I feel like a character in Westworld’ announced my partner soon after we arrived. Because admittedly there’s something hyper-real about the whole thing. You slightly wonder whether you’re not in truth simply on your sofa, wearing a headset and enjoying an elaborate virtual experience. But you’re not, so get over it. So over the course of three days, we engage in the following: climbing, tree trekking, pedal boating, pony riding, tennis and lots of cycling, as well as a game of ambitiously-named adventure golf. And we enjoyed everything. One note: treetop trekking is only for the brave. Our fiveyear-old daughter became overcome with fear and needed to be rescued from the beginner’s course by the lovely, fearless and patient team and their special rescue ropes, while her father’s new-found vertigo and my reluctance exposed the pure bravery of our eight-year-old. Once you get over yourself, it’s fun. The lengthy zip-wire finale that takes you straight over the lake at speed is worth all the build-up angst. And then of course there’s the pool. Though calling it a pool is like calling the Atlantic a puddle. They call it a subtropical swimming paradise and they’re not wrong. This is what Center Parcs is famous for and where any untimetabled time should be spent. Warm water, lots of great slides and real tropical plants make this a fantastic fake beach, spacious and comfortable. I was the only one who cared that the sun was absent. And for parents, there’s a super luxe spa (no children allowed) to provide a retreat from the endless families. Aqua Sana is the only part of Center Parcs to welcome non-residents, and the facility attracts visitors in its own right. In the end it’s

Even though the place was at capacity when we visited, it didn’t feel crowded and we never had to queue for anything or miss out on activities we wanted. Even when we tried to book a restaurant through the app (yes, all meals must be booked this way too) and found it booked up, a casual visit to the actual eaterie in person scored us a cancellation. Accommodation is comfortable and well-equipped: great showers, comfortable beds, the kitchen not lacking anything. Our lodge had fantastic forest views and a secluded dining area overlooking an expanse of trees. You can see why most people who visit return, because there’s something magical about the ease of it all. Nothing is left to chance and even bad weather can hardly touch you. We are converted.u

FOREST HOLIDAYS

Thorpe Forest, Norfolk he new outpost of the Forestry Commission’s own holiday facility – the ninth in the UK – is Thorpe Forest, on the Suffolk/ Norfolk border. Here, unlike at Center Parcs, the main attraction is the forest itself. But the highlight of the holiday for our children was the hot tub. The cabin’s outdoor hot tub is always ready and waiting, providing endless entertainment. There’s also an extensive menu of small luxuries – in-cabin spa treatments, for instance, and packages for lazy nights in that include pizza delivery and films. Absolutely discovers an island paradise at The Maldives’ Cocoa Island resort W o r d s R o c h e l l e S t r e at e r

W

e arrived at Cocoa Island in style – aboard a petite seaplane piloted by a relaxed, barefoot captain. I immediately recognised the scenery below as if taken directly from the pages of a brochure; the semisubmerged islands and reefs dotted sparsely across the vast Indian Ocean. Luckily the pilot remained, like the ocean, absolutely calm. All agitated nerves were swiftly appeased with a warm welcome and a cold flannel when we arrived at the gorgeous resort made up of beautiful wooden houses and walkways. The precarious nature of the Maldives (it’s the planet’s lowest country at just 1.5 metres above sea level) has been well documented and sits in contention with its unspoiled, honeymoon paradise cliché. Though it is a touch surreal to be essentially deserted amidst a fragile archipelago miles from anywhere in the heart of the Indian Ocean, it’s incredibly

easy to give in to its abundant natural beauty. The resort has every kind of expected luxury on tap, but its clever design quietly understands that no modcon could begin to compare to what you’ll find outside your bedroom window. Even the most ardent City worker will soon resign their BlackBerry to the hotel room. Cocoa Island has plenty of activities to keep you entertained, should you tire of il dolce far niente. For the actively inclined, the Maldives’ warm waters promise some of the world’s best diving. The famous Guriadhoo Channel lies on Cocoa’s very doorstep, while snorkelers can enjoy a marine-rich lagoon – pristine largely because of a lack of local sea traffic (this is not always the case north of Malé). Note that Cocoa Island has highly qualified instructors on the island to lead dives, as well as provide tuition for beginners. State-ofthe-art equipment is provided. he Mortgage market review has put considerable pressure on the mortgage application system from the mortgage broker who has to input a lot more financial data relating to their clients to the lenders who have to stress test affordability and other factors relating to the mortgage. This has resulted in increased delays in the application process with certain lenders performing worse than others. When looking for a new home it is essential to ensure that you have the necessary financial documents (pay slips, bank and credit card statements, existing loans etc.) and review your own affordability as this will shorten your lead time and give you an advantage when making an offer for a property. It is also worth talking to your financial advisor to check which lenders offer better turnaround times for mortgage offers as this could make a big difference to the speed of the transaction.

wrote recently of the possibility of delays in conveyancing transactions as a result of the changes in mortgage market regulations. As borrowers will be only too aware, the interviews now being conducted in the name of ‘mortgage applications’ are extremely thorough and take considerably longer than in days gone by. Those changes, and the slowing of the

property market over the summer holiday period, has, to a point, enabled law firms to ‘draw breath’. However, as people return from their summer holidays and refocus on ensuring a house move prior to Christmas, a new problem appears to have surfaced - an acute shortage of property lawyers. Scouring the jobs section of the legal press shows that there appears to be a high level of vacancies for property lawyers – great news for the lawyers, less so for the firms concerned that are struggling to get the transactions completed in a timely fashion – and very bad news indeed for the poor consumer.

As a young whippersnapper my life revolved around playing rugby and at the age of 15 I was lucky enough to be signed pro – that was it, all my dreams had come true. After several fantastic years, the rigours of sport took their toll and I realised that there was a world outside of rugby. I decided to get a ‘proper job’, one that meant I didn’t get beaten up! After having some questionable experiences with some estate agents, it occurred to me that I could do a better job myself, so that’s what I did. I arrived at Leaders fresh faced and applying all my energies into growing my knowledge and experience within the industry and passing ARLA qualifications. In my spare time I coached Academy Rugby and I enjoyed this even more than playing. My other big passion is travelling and once I had saved up enough money I took time off to go and see the world - I will always have fond memories of exotic sunrises and mosquito bites! Leaders welcomed me back from my travels with open arms and my next adventure was at the helm of the Forest Hill office. I am very proud of the accolades that the branch has achieved including the ‘Most Improved Branch 2013’ (impressive given there are over ninety branches). Winning the people’s choice ‘Employee of the Year’ was a real highlight of my career. In April this year my beautiful daughter Isabelle arrived; the cherry on the cake and a whole new chapter begins.

think Leaders have been stalking me for years! They took over two companies that I worked for. They finally caught me and I succumbed to their charms. As fate would have it I find myself back in the self same office in Forest Hill where my career started, all those eighteen years ago, although it does look quite different now!
