You’re going to love it. First things first, the dress. Who to go to? Hmm… How about someone who designs for royalty – does that sound alright? Enter world famous designer, Bruce Oldfield. Bruce entertains me this month with tales of royal appointments and wedding anecdotes, all from the comfort of his bridal showroom on Beauchamp Place. Next up, the cake. Who to approach? Queen Caroline Cultural Politics at the Early Eighteenth-Century Court

by Dr Joanna Marschner Published by Yale University Press, £40 crupulously researched and elegantly written, curator at Kensington Palace Dr Joanna Marschner’s fascinating biography of Queen Caroline, re-evaluates her importance in Georgian history. Blonde, blue-eyed and fashionably chubby, Caroline was much sought-after as a royal bride. At 22, she married George II, who became King when his father died. Crowned alongside her husband in 1727, Caroline was loved by the British people. Cleverer than the dim George, she played a key role in politics and supported freedom of the press. Though born and raised in Germany, Caroline spent much of her life at Kensington Palace where she surrounded herself with leading artists and thinkers, such as Voltaire. She managed private matters as deftly as public ones, and kept her husbands’ mistresses under close surveillance (Henrietta Howard, the Maîtresse en Titre, was appointed her lady-in-waiting). Caroline’s tolerance and loyalty won her George’s esteem (he left her as regent when abroad) and they had eight children. She was widely mourned when she died in 1737, not just by the adoring public, but by her husband, who refused to remarry. They lie side by side in Westminster Abbey.

out the strawberries and cream and tell Sir Cliff to start warming up the old vocal chords, it’s Wimbledon time once again. The historic tennis championship, the oldest and most prestigious in the world, will see players from the four corners of the planet gather to battle it out for the title of Wimbledon Champion. Last year’s tournament saw Andy Murray beat Novak Djokovic for the Men’s Singles titles, which went some way towards healing the hole in the nation’s heart created by Tim Henman’s failed attempts. The women’s title went to French player Marion Bartoli, who

became the centre of a media storm when BBC commentator John Inverdale made derogatory comments about the player’s appearance and who has since retired from tennis due to injuries sustained throughout her career (not due to ignorant, chauvinist assessments of her looks). Nadal, Federer, Djokovic, Murray and Japanese newcomer Nishikori have all qualified for the Men’s Singles and the Ladies’ list includes both Williams sisters, Maria Sharapova and British hopeful Heather Watson. WILLIAM KENT Throughout June The Victoria and Albert Museum Something of a multi-tasker, during his lifetime William Kent turned his hand from painting to designing sculpture, architecture, interior decoration, furniture, metalwork, book illustration, theatrical design, costume and landscape gardening. All this was at the same time as earning to title of the leading architect and designer of early Georgian Britain. This exhibition will seek to shed some light on this remarkable man’s contribution to British architecture, from Gothic to Grecian and from palaces to pavillions. BELLE Directed by Amma Asante

n November 1781, the crew of the slave ship ‘Zong’ threw 142 African slaves overboard. When the ship’s insurer refused to pay for the dead slaves, the owners took the insurer to court in litigation known as ‘The Zong’. In the late 18th century, the Lord Chief Justice, Lord Mansfield, adopted two great nieces: Dido Elizabeth Belle and Lady Elizabeth Murray. So far, so conventional. What was extraordinary though, was that Dido was the illegitimate mixed-race daughter of Sir John Lindsay and a woman about whom very little is known. Belle tells Dido’s story. Dido (played by Gugu Mbatha-Raw) is brought up with her cousin Elizabeth (Sarah Gadon) in the glorious surroundings of Kenwood House. Her position is ambiguous; she is forbidden from dining with guests, yet she is a wealthy heiress, brought up as one of the family. When Dido and Elizabeth are brought to London for Elizabeth’s coming out, Dido encounters the entrenched racism of the period. Despite advances from men of ‘position’, Dido falls for the idealistic young law student John Davinier (Sam Reid): their love story is played out against the backgrond of The Zong case. To some extent, the film conflates The Zong with an earlier slave-trade related case ruled on by Lord Mansfield (The Somersett case). It is unfortunate when history is muddled up and presented to an audience who may never be able to separate fact from fiction. But this is the inherent danger of creating art from life. Whilst it may not reflect Dido’s life to any real extent, Belle is a beautifully shot, civil rights drama. By Camilla Norton

GEUMS am totally obsessed with my Geums. I plant them everywhere. They are perfect in every way, gee-ing (see what I did there) up the late spring border right the way into late summer, with its pretty daisy face, naughty vibrancy and love’em and leave’em approach to life. Mostly orange, but now coming in a dizzying array of shades and variations, they clash satisfyingly with anything blue, purple or pink, creating a pleasing pop, especially when combined with a lively acid green like a Euphorbia. My personal favourite is Geum ‘Totally Tangerine’.

THE X-FACTOR MIAMI MAGGIE’S Nightclub Maggie’s 4th birthday was the reason for much revelry found there last month. Surprise guest ‘Phil Collins’ serenaded attendees, who sipped Belvedere cocktails as they boogied on down. Decked out in Maggie’s shades, the Miami Vice theme went down a storm, and so it was multicoloured partygoers that were seen stumbling down the Fulham Road in the early hours, looking for taxis.

I TAKE THEE, VIVIENNE Catherine Hales IS BRIDE FOR A DAY, BEHIND THE SCENES AT Vivienne Westwood, DAVIES STREET

I

dentity is key to the success of any designer. Chanel summons visions of elegant monochrome suits, whilst Versace heads up the garish gold patterns of ‘camp’. Calvin Klein on the other hand, will always remind me of Gwyneth Paltrow in the nineties. My point is, each promotes something distinctive and inimitable, and it was this line of thought that occupied my mind as I walked down Davies Street to the Vivienne Westwood Boutique. What is Dame Vivienne’s USP? Pictures of Helena Bonham-Carter and Dita von Teese appear in my mind’s eye, along with some of Dame Vivienne herself, tangerine-coiffed, making everyone around her look uninspired and underdressed. All of these women have been labelled ‘eccentric’ during their time in the spotlight and I wonder if that is perhaps what sets the Vivienne Westwood brand apart? And if that is the case, what type of women commission wedding dresses from the luxury British label? As I am welcomed into the shop, the enormous chandelier and sumptuous ottomans do nothing to dispel my impression of eccentricity and singular taste, and I am later informed that Dame Vivienne herself had a lot of input in the decor, styling it to look like the backstage area at an incredibly glamorous theatre. The shop has been

in situ since 1991 and although Dame Vivienne’s famous first shop was located in World’s End, Chelsea, this was actually the first to bear her name. ‘The decor has pretty much remained the same,’ says Jenny, the store manager, who herself is decked out in full Vivienne Westwood gear including what she calls her ‘bondage boots’. With her is Jessica, the press officer for the fashion label, who gestures to the kaleidoscopic racks of beautiful clothes and adds, ‘Up here is where we keep the Paris Catwalk Collection and the Red Carpet Collection, our ‘off-the-pegcouture’. Only Selfridges and Matches stock this. It’s quite an exclusive range.’ I look around, wide-eyed, wishing I had an infinite amount of time as I would try everything on. And then buy it. However, I wasn’t just there to ogle dresses. In honour of our wedding issue, I had come to the boutique to experience what an initial couture appointment at Vivienne Westwood would be like. Jenny and Jessica lead me downstairs, where I can’t help releasing a melodramatic gasp. I’m probably being a bit over the top, but the sight of so many white dresses, including a particularly princess-y number adorning the mannequin, is a little too much for me. ‘All of these dresses are just samples,’ Jenny informs me. ‘Anything can be made in any colour, any fabric, anything you want, for any event.’ Regaining my composure, I ask what the process

For the meeting we would bring you down here to look through the book,’ Jenny gestures to a large lookbook lying open on the low table. ‘On an iPad, we would go through the styles. I would then ask you about the event, the venue, whether you want something with sleeves, something dramatic, something slinky...’ Jessica tells me they currently have several international clients who have specific cultural requirements, all of which they make sure are catered for. The next stage is trying on a couple of styles, an essential part of the experience. ‘Westwood dresses need a body in them,’ says Jenny. It is Jenny’s job to use her expertise to advise people, based on their body shape and personal preferences, and then make recommendations. After this, they will have chosen the silhouette the dress will be based on. Then things get serious. Couturiers from the studio will come to the boutique to take the brideto-be’s measurements and discuss any changes they wish to make to the initial design, be it a lengthened train, a different corset or some extra embroidery. ‘Really the world is your

oyster,’ Jenny smiles wickedly. ‘It just depends how much money you have.’ We all have a good laugh, and mine turns Machiavellian as I mentally scroll through the chaps I’d have to marry to acquire a top-end £90,000 design. But the bespoke element doesn’t end with style. Fabrics also open up a whole realm of possibilities as several people opt out of ‘traditional white’ and go for something more striking. Dita von Teese, for example, wore a deep purple Vivienne Westwood gown when she married Marilyn Manson. For the next phase, measurements are applied to the pattern, to create a calico version of the dress. I am pleased to hear this is done whilst the bride stands on top of a little platform, thus affirming my lifelong impressions of what the process would entail. One or two calicos can be made depending on the complexity of the dress, and once the dress is cut in the final fabric, there are one or two more fittings. Altogether it’s a three to four month process. Having heard all this, and examined several of the dresses, I decide to indulge my imagination and beg Jenny to model some for me. It’s like dressing up a daughter, I think, and I can’t stop myself cooing like a proud mother as I thumb the luxurious material. Jenny is right, once she puts a dress on, it is transformed. She tells me, laughing, she often gets invited to the weddings of the brides she assists. Her favourite was a steampunk wedding where the bride wore purple, with a burnt orange stripe; a gown the bride pulled off brilliantly. As I leave, having thanked both Jenny and Jessica profusely, I start thinking again about Vivienne Westwood and what makes her unique. There is no doubt that many of those who favour her vivid colours and dramatic styles are often considered bold and fashion forward. But after having seen the dresses up close – observed the craftsmanship, care and sheer luxuriousness of them – and after having heard about the sorts of brides that buy them, I am led to a different conclusion. Know your time frames... Is your chosen team used to producing and delivering on time, every time? Can they communicate timelines for each stage of the process and how do they communicate that to you every step of the way?

Visit a good, well-organised bridal show for inspiration... The wedding market is booming and the shows are a great place to meet new talent, connect with old favourites, and to see what’s new. London’s ‘White Gallery’ is a must.

Be choosy with your fabrics... Your designer should understand which fabric will work best for your design. However, not all designers stock a wide range of samples or work with particular fabrics. Ask to see fabric samples and check which fabrics your team tend to work with most. Lace, for example, is quite a specialised fabric, and not every design house uses it well.

Look at the previous work of your designer... especially the pieces they have created in the fabrics and styles you are drawn too.

Know your designer... A good rapport with your design team is essential. It is important you feel comfortable with your designer, that they listen to you, understand what you are communicating, and can translate that into a perfect vision.

Explore mood boards with your designer... Don’t be afraid to explore fabric samples, sketches and inspirations with your team.

Choose a team with integrity... It is important you are confident they have your best interests at heart, are willing to listen to you and resolve any challenges pro-actively and well. Look for giveaways such as how much time they spend listening to you, versus how much time they try to tell you what they sell. Are they good at getting you to explore your options, and are they creative, inspired and excited about creating a beautiful piece with you for your big day.

If you feel a designer is trying to ‘sell’ you a wedding dress, walk away... Good designers are busy, and don’t need to ‘sell’ anything – their work speaks for itself. Their

Don’t rush into choosing a designer because they are well-known...There are some wonderful emerging talents. Fully explore a designer’s background, inspiration, ethics and history, before you jump in. There are some exceptional, innovative designers breaking onto the bridal scene, so make sure you explore the newcomers at shows, as well as the tried and tested brands.

ROYALTY FROM RIPON TO ROYAL PALACES, Edwina Langley MEETS LEGENDARY DESIGNER Bruce Oldfield TO LEARN HOW THE BARNARDO’S BOY ROSE TO REGAL HEIGHTS

You can only give half truths in interviews,’ says iconic dress designer, Bruce Oldfield. ‘You can’t really say all the things you want to say, as you’re just going to offend and upset people.’ I imagine for somebody like Bruce this is particularly difficult. The 63-year-old has dressed some of the biggest names in recent history – Diana, Princess of Wales, Joan Collins, Catherine Zeta-Jones, Barbra Streisand – and he clearly loves a good tête-à-tête. Casually dressed in shirt and trainers, we start off in his shop on Beauchamp Place but move across the road to his bridal showroom because he hates the thought of people listening-in. Settled on the sofa, overlooked by racks of sumptuous bridal gowns, he entertains me with amusing anecdotes and stories from his creative past. Delivered in a gravelly voice, he resorts to pronounced whispers when he says things he probably shouldn’t, but can’t seem to hold back. ‘There’s nothing worse than sitting here, with the bride trying dresses on, and the mother and the sister arguing. The worst dresses are made in committee,’ he says matter-of-factly. ‘You only have to look at the high street to see when

that’s been done. Take it away.’ I consider it must be irksome at times being dictated to. It’s his name on the dress, whatever a bridezilla might demand, so he surely has to draw a line somewhere. ‘I think it’s a damn privilege, actually, to have a designer sitting there who’s got a trained eye and who can be objective. I think the girls should be…’ He falls short of saying ‘grateful’, but I assume that’s what he means. ‘You’ve been thinking about being a ‘princess’ since you were seven. Now’s your moment, dear, make the most of it.’ Bruce Oldfield was born in 1950 to Lawrence Oldfield, a Jamaican boxer, and the half-Irish Lally, who gave him up to foster care shortly after birth. His early childhood was spent in County Durham, under the charge of seamstress Violet Masters, who taught him to sew. ‘The first nod to my future career was in 1956, when I sat and drew a wedding dress that a client of Violet’s was describing to her. That was 58 years ago.’ At eight years old, he started to make clothes for his foster sister, Linda’s, dolls. ‘[Her] Sindy was the best-dressed in the county!’ he boasts, before adding, ‘actually, this is a good time to get Barnardo’s in. Fost-er-ing,’ he says, directly into my dictaphone (Bruce is Vice President of Barnardo’s, the charity that organises foster care for vulnerable children). ‘Our foster mother created

a family. I have two foster brothers and two foster sisters. I’m making a wedding dress for my foster sister’s (Linda’s) daughter. If you fancy fostering, we need carers for Barnardo’s children.’ By 13, Bruce’s mischievous behaviour had become too much for Violet and he was moved to a Barnardo’s home in Ripon, North Yorkshire, where he attended Ripon Grammar. Raised in the North, does he consider himself northern? ‘London is my home,’ he confirms. ‘I was born here and then went up there. But I was drawn back down for career reasons; I don’t know if I could have done what I’ve done in the North East.’ At 18, Bruce went on to do a teacher-training course but swiftly realised he would have made a ‘crap teacher’. ‘I was so impatient. And I knew it too. If I was going to do anything, I should start it now.’

THE DUCHESS OF KENT DECIDED TO DO HER EXERCISES IN FRONT OF THE WINDOW... Barnardo’s funded him through St. Martins School of Art and Design and gave him a loan to start his eponymous fashion house in 1975. Five years later, he was approached by Vogue to restyle the young Lady Diana Spencer prior to her royal nuptials, and it was this relationship that propelled him into the international sphere. ‘Vogue had, I think, been asked by the palace [to restyle Diana]…and we were already very well-known to Vogue. They dragged in dresses that [Diana] tried on in the editor’s office, and then she chose designers she liked. I was one of them, I don’t know why. I think the things I did were probably the simplest. And then she became the President of Barnardo’s, and it just linked too easily.’ He talks about his former showroom, on 41 Beauchamp Place, where Diana ‘and all the Royals’ used

to come. ‘It’s now a chiropodist, it’s disgusting. You’re in there having your toe nails clipped where once Diana sat!’ He motions to a window on the right. ‘This is where the Duchess of Kent decided to do her exercises, in front of the window. One of those open-topped buses doing a tour of London came past. ‘And on your right, you’ll see the showroom where Princess Diana comes to have her dresses made…’ And there’s the Duchess of Kent, doing her…’ he flaps his arms up and down to mimic, what I assume are, leg exercises. His royal clients, however, aren’t the only customers of note; Bruce has designed for a legion of celebrities too. White, is currently on display in the Victoria and Albert Museum’s Wedding Dresses 1775-2014 exhibition. ‘I was actually rather pissed off with the V&A,’ he chides. ‘I have so many better dresses than that. And that dress was 17 years ago, so it doesn’t represent me. But then I guess their point isn’t to do with representing me, it’s to do with a dress ‘in time’. Nevertheless, it still pisses me off.’ As Lisa walked down the aisle, Bruce divulges, Marco looked at her dress – a £3,000, backless floor-length number – and didn’t like it. ‘And he told her,’ Bruce said. ‘They divorced six weeks later. The

It was very, very naughty,’ his eyes light up. ‘The whole wedding was a PR stunt.’ More anecdotes follow; one particularly amusing one was where he tells of designing the wedding dress for (the now) Queen Rania Of Jordan and, en route to the wedding, being sent off to the wrong palace. ‘I don’t speak any Arabic and [the driver] didn’t speak any English, so I was saying ‘I don’t think we’re going to the right place’. It was quite funny, I thought [people had] seen the dress and I was going to be shot in the desert!’ His royal connections are very important to him, and he

fidgets when I ask him about the Duchess of Cambridge’s wardrobe for the recent Australian tour. ‘I was delighted to see her wearing Catherine Walker couture…’ he pauses theatrically. ‘And I was also amazed to see her wearing an American designer – Diane von Furstenberg – which is a first. Most Royal families, in most European countries, only wear designers of their own country. Diana did not wear anything like that until she was divorced. So it was great. The Duchess of Cambridge’s style is quite different from Diana and the Duchess of Cornwall. She’s snubbing fashion in a way. She doesn’t want to be seen as a fashion plate, and quite rightly so, because she’s her own person. But, you know, if she ever wants a frock, I’m always here.’ We also discuss the Duchess of Cornwall, who Bruce dresses on occasion. ‘She’s great, she really is. She’s also the President of Barnardo’s. We have a good relationship.’ I ask if he ever felt any allegiance towards Diana and he replies, simply, ‘no’. ‘Diana and Charles were divorced 18 years ago and you rarely discuss the previous wives of your client’s husband! It’s a different person, a different age, a different period in my life. I have no problem with it at all.’ He’s lived in Chelsea for 20 years, with his two dogs Babe and Baz, and happily mixes his working and private life. ‘It’s all one big thing. I’m kind of thinking about it all the time – but it’s not really work, is it, making frocks?’ I glance at the dramatic, extravagant creation to my right and beg to differ. ‘Well, it is when you get downstairs and there are a lot of dresses to be made and ‘huff’ tempers,’ he concedes. He showed again in New York this year – ‘a bit disappointing, I must say’ – but says he’ll go back there again in September. Whatever happens he is adamant he’ll never retire. ‘When I look at Oscar de la Renta and Giorgio Armani, they’re all 80+. I’m 64 next month and I’m fine about it, fairly healthy, fairly fit.’ We chat briefly about his autobiography, Rootless, which he says wasn’t a sentimental undertaking – ‘No, I don’t get emotional.’ A small amount of

probing later, however, and he backtracks. ‘I get emotional now that I’m older. You get more and more thin-skinned.’ Having only ever designed madeto-measure couture, he’s now coming round to the idea of ‘collaborations’ and is currently in discussion with high street brands. ‘I do have to think of a pension!’ he quips. ‘It’s quite amazing the amount of people who are interested. But as far as any definite plans, there’s nothing in the pipeline. I’ve got quite a lot of weddings coming up.’ I baulk at the number he must have to attend, but at least he enjoys them. ‘No, I hate them. I just don’t like going out any more. I’m not very social, in fact, I’m totally antisocial.’ I consider that must be one of Bruce’s ‘half truths’. For going on the lively and amusing conversation we’ve just had, far from ‘antisocial’, he appears delightfully social. And for a right royal designer like Bruce, I wouldn’t expect anything less. THE DORCHESTER SPA he Dorchester is one of London’s true behemoths. Looming over Park Lane, its’ grandiosity is a reminder of a bygone age when Britain was truly great. HORSES FOR COURSES Foals, Frankel and partying at The Birdcage, Director of Highclere Stud Jake Warren takes us inside the stables

ABSOLUTELY Is there such a thing as a ‘typical day’ at the stud? JAKE WARREN A typical day on the stud varies throughout the year. We are currently coming towards the end of what’s known as the ‘breeding season’. This window is between the 1st January – 1st June, and in this time we are mainly trying to achieve three things: 1. Get the 50 or so mares here under our ownership or management, in foal. 2. Safely raise 40 or so newborn foals. These are exceptionally valuable commodities which can in some instances be worth over £250,000 from birth. 3. Manage our stallion Paco Boy, who covers on average over 100 mares a season at a charge of £8,000 per mare. With these three things happening at once, our day on the stud doesn’t end! But we have a great team, managed by my family, that are working their socks off to keep the show on the road. ABS What do you enjoy most about your job? JW Aside from the thrill of being involved with a winner, the bloodstock business is extraordinary. The people I deal with on a daily basis might be from all walks of life, but they’re bound by a love of horses. ABS Highclere Stud has been in your mother’s family for over 100 years. What does that heritage mean to you? JW My great-great grandfather laid Highclere Stud down in 1902 and his passion runs through us all. I feel very proud to be continuing the work he started. Highclere Stud has been the source of many champion racehorses because of its excellent pasture, setting and management, so continuing that is going to be my challenge.

which takes a lot of planning. We had 1,000 people dancing in tails and top hats last year, which was quite a sight! ABS During Ascot week how do you manage the pressure? JW If you get a horse to run at Royal Ascot the pressure is off ! It’s the equivalent of the Olympics for us. ABS Your father, John Warren, is HM The Queen’s Racing Manager. Is that something you would like to do one day? JW It is a job that would be a huge honour for anyone in the business to take on.

ABS How do you find working with your parents? JW Pretty disastrous sometimes, as expected! But fundamentally, we get on really well. We find it easy to switch between professional and non-professional matters, which helps, and although I wouldn’t necessarily tell them to their faces, they’re pretty good teachers! ABS Ascot is fast approaching – how are you preparing for it? JW On the horse front we are working with all our trainers deciding which horses could be suitable for which races. We’re also going to be sending a very well bred filly of ours to the inaugural Goffs London Sale, the night before the Royal meeting, which is a new and very exciting aspect of the week. Taking place at Kensington Palace, I think it will be a fantastic opening night for Royal Ascot and I’m looking forward to being there when some very valuable racehorses are auctioned right in the heart of London. I also run a big party on the last day in the Royal Enclosure called The Birdcage,

ABS Frankel sired your most recent foal. You must have high hopes? JW It’s early days yet, but he’s seriously exciting. He comes from our best mare whose progeny have amassed over £2.5m at public auction before even setting foot on a racetrack! And the fact that Frankel sired him too just adds to the dream of possibilities. ABS A spot of trivia. Downton Abbey is filmed at your uncle’s home, Highclere Castle. Do you have any involvement with the show at all? JW No, I’m afraid not. My acting career died with the curtain drop of my abysmal performance in The Pirates of Penzance aged 12!

FROM WINNING IN WARWICKSHIRE TO TUMBLING AT AINTREE, Edwina Langley TALKS RISK-TAKING TO CHELTENHAM GOLD CUP WINNER Sam Waley-Cohen

W

hen I meet amateur jockey and businessman Sam Waley-Cohen, it is straight off the back of his quadruple win at the Warwickshire Hunt Point-to-Point at Mollington. He greets me with a massive grin, one that envelopes his entire face to such an extent I instantly think of him as Sam ‘Smiley’-Cohen. ‘Yes, it was a good weekend,’ he says. ‘In fact, we’ve had six winners in the last six races we’ve run.’ Six, I gush, how exhausting. ‘Well, you want to win, so you’ve got be fit enough. At four races a day, I can probably still ride my best. Once it gets to six or seven, I’m more of a passenger.’ We are sitting in GAILS on Fulham Road discussing race preparation, specifically, how one keeps momentum going race after race. ‘Confidence affects it,’ he says. ‘If you’re too confident you might start being too bullish. And if you’ve had a bad couple of rides you might start being too negative. So it’s a fine line that makes a difference between winning and not winning.’ I can’t really imagine Sam being too bullish, or rather, arrogant. Yes, I’ve only known him five minutes, but he is immediately warm and modest; you can’t help but like him. This must be how he earned himself the moniker ‘the gentleman jockey’. He laughs when I suggest it and seems a little bashful. Perhaps it embarrasses him. As a close friend of the Duke and Duchess of Cambridge, who enters the world’s top and most dangerous horse races for pleasure, he’s probably sick of being socially divided from his fellow jockeys. ‘The last Corinthian’ the papers call him. ‘It’s not irritating,’ he replies when I ask, ‘I think it’s great that people still think it’s a good thing to

have amateurs in sport. The amateur bit doesn’t fuss me at all…except that you have to be more prepared. If you go out on a big stage, it’s easy to be tagged negatively if you’re not fit enough. You almost have to be more professional than the professionals to make sure you can compete.’ Sam was born in 1982 to racehorse breeder and trainer Robert Waley-Cohen and his wife Felicity. Educated at St Edwards, Oxford and Edinburgh University, he raced to fame coming fifth in the 2007 Grand National at Aintree, riding Libertine, his father’s horse. He won the delayed King George VI Chase in 2010 on Long Run (another of his father’s horses) and the following year, on the same horse, achieved monumental success by winning the Cheltenham Gold Cup – the first amateur jockey to do so in 30 years. When we met, alas, it was not in such a blaze of glory, for just a few weeks prior he had fallen at Fence 9 in this year’s Grand National. When conversation steers towards it, he looks, understandably, uncomfortable. ‘It was just so disappointing. We went in there with such high expectations.’ Frankly, I’m surprised he’s not sitting in front of me in crutches, bandaged up like a mummy, as his fall looked bloody awful. ‘It’s a bit like driving too fast on a narrow road, getting to a corner and realising you’re not going to get round. You get to the fence and know you’re going to fall – a split second before – and you’re like ‘oh God…’ To be honest, that was a really bad fall. You’re at the front of the Grand National so you’ve got 40 horses behind you, coming thundering over you. You just curl up into a little ball.’ I tell him I imagine, having just knocked yourself out of a world-class race, that’s probably what you feel like doing anyway. ‘Obviously the wind is knocked out of you, because you get ploughed into the ground at 30mph, and you’ve fallen from the back of the horse, which is probably 7ft. Then everybody

So, it’s not a great experience,’ he stoically laughs. ‘But then you stand up, make sure everyone else is alright around you and live to fight another day.’ Camaraderie between the riders is clearly important. I’d even read somewhere that they talk to each other during races. Since I assume they don’t discuss the weather, what do they talk about? ‘It’s not ‘do ya fancy a drink?’’ Sam confides. ‘In a race like the National, which is long, you might say ‘how are you going?’ but we’ll probably be too focused on the race. Or else you might say, ‘I’m just on your left, right, whatever,’ to try to help the person in front of you not inadvertently take you out! In the National, there’s much more willingness to accommodate someone because you’re in that situation. But it’s not ‘banter’.’ It would be easy to spend all our time chatting racing, but that would be to ignore the fact it is ‘merely’ Sam’s hobby. In 2009, following a successful stint with Louis Dreyfus Trading Ltd, Sam founded Portman Healthcare, a chain of dental practices. By 2011, the business had expanded to include eight clinics, and Sam was awarded Spears Young Entrepreneur of the Year award. ‘The Clare Balding thing was completely untrue,’ Sam says, when I cite the oft publicised assertion that he got the idea for it from Clare Balding’s unfortunate comments about jockey Liam Treadwell’s teeth. ‘We had started the business before then,’ he confirms. ‘The idea was based on a couple of things. One was an Austin Powers joke of ‘bad British teeth.’ That and there was a dental practice near a racecourse I’d always pass, and I’d think, ‘why aren’t there any dental chains?’’ Today, Portman boasts more than 21 practices and 100,000 patients. But regardless of any stats he might reel off to me, just looking at him is

persuasive enough of its success; his teeth are perfectly straight and blindingly white. I’m certain he’d feel most uncomfortable being heralded a ‘white teeth ambassador’, but his Celebrity Ambassadorship for the Bone Cancer Research Trust is one he is not uncomfortable with. Tragically, Sam’s younger brother, Thomas, died in 2004, just days after his 20th birthday, having fought bone cancer for almost a decade. Approximately 550 people are diagnosed with the illness in the UK each year, and of those 550, only half will survive. Since 2006, the charity has funded 38 research projects – totalling more than £1.7m in research grant spending – helped, no doubt, by Sam’s endorsement. ‘To be involved with the Bone Cancer Research Trust is something that is incredibly close to my heart,’ he says. ‘It’s a fantastic charity, really positive, as something so specific isn’t necessarily on top of everybody’s agenda. To help promote it in any way I can is a good thing. I’ve been roped into this bike ride…’ He is referring to the RideLondonSurrey100 on 10th August (a 100-mile cycling challenge), which he is undertaking on a tandem bicycle with his wife Annabel. ‘I’m going to have Bella on the back, screaming behind me, probably not peddling.’ I ask if his 14-month-old son, Max, will be cradled in the basket. ‘Possibly. In fact, he probably could be.’ In London Sam lives in Chelsea, ‘a fantastic place’, but I get the sense his heart is in the countryside. ‘City life in London is so grounded in terms of your connection to nature. When you’re out on a horse, there’s

blood and sweat and the disaster of animal life.’ He says it so casually but there is a huge amount of risk involved. Now he has a family, does he ever think of (excuse the pun) reining it in? ‘The truth is that there are risks in life anyway. You do a risk assessment, even if it’s subconsciously. I was on a stag party in Spain and bull fighting had been organised. I went in with a bit of bravado and then I thought, ‘what the hell am I doing? I’m getting out!’’ he chuckles. ‘The thing about racing is that you don’t think it’s you that’s going to get hurt. You go in there thinking you’re going to win (or hope you’re going to win). The second that doubt creeps in, or [you think about] taking the more cautious route, you’re not going to win. So in that sense, no, Max has had no real impact in terms of my ‘risks’. But it does make it easier to accept things that haven’t gone well. You go back and life goes on.’ With his brother’s initials stitched into his saddle, Sam rides out in his family’s chocolate and orange silks. I facetiously enquire if this is because he’s a fan of a Terry’s Chocolate Orange and he looks at me strangely before confirming, ‘it’s not’. In spite of that faux pas, Sam insists on paying for coffee, which only confirms what I thought at the beginning. Sam ‘Smiley’-Cohen is indeed a gentleman, the kind most sports these days need more of. I very much hope he’s not the ‘last’ Corinthian – but he may well be racing’s finest. Have you ever had to fight your way into The Botanist? Edwina Langley finds out what lies beyond its crowded facade

THE BOTANIST

F

or local residents, The Botanist needs little introduction. Testament to this comes with just Googling ‘Sloane Square’ (the first listing, before even the square itself, is that of ‘The Botanist Bar and Restaurant’). I had never eaten there before. This is because it is always so full of sharp elbows, it’s all I can do to fight my way inside for a drink (I daren’t imagine the Kung Fu kicks I’d need to pull off to battle my way to a table). Luckily, a request to review it secured entry, avoiding any such war-like scenarios. Arriving at the dining area, I marvelled at the space. Surely this couldn’t be the same hotspot that, under the weight of an army of suits, I’d nearly drowned in months earlier? I was led to a small table by the window, where my date ‘E’ awaited, and straight-off ordered two glasses of Joseph Perrier, Cuvee Royale Brut; the victory of finally making it to any table warranted such celebration.

Those slipped down rather nicely, though strangely slowly; we gossiped for half an hour without ordering, and never at any point felt hassled to get on with it. When we finally did get on with it though, we dived into the starters. E went for Seared King Scallops, Sweetcorn and Black Truffle, which we perceived would challenge the chef because it would require a skilled balancing act. Truffle can be very over-powering and sweetcorn, obviously sweet, meaning the scallops could lie limp and get lost

on the plate. Luckily, they led the flavour stakes and everything else fell nicely in line. I opted for something I wouldn’t usually go for – a savoury dish with fruit in it. The Wild Bass and Mango Cerviche with Smoked Chilli Salt was light and summery, another good balancing act. That said I would have loved some more of the salt – because I’m unhealthy like that. E’s main course was the Peterhead Cod Fillet with White Asparagus, Roast Artichoke and Salsa. Whilst the fish was bang-on and the rest well-seasoned, it sadly didn’t manage to convince us that there is a place, on any plate, for sunlight-starved, turns-mushy-inyour-mouth white asparagus. I went for Grilled Devonshire Red Chicken Breast, (proper green) Asparagus, Broad Beans, Peas and Minted Hollandaise, with a side order of fries and a green salad. Chicken breast, whilst not exactly a complex component, is much harder to get right than you might think; one minute overcooked and it’s dry and tasteless. Luckily that wasn’t the case here. My main course was simple, yes, but the juiciness of the chicken elevated it from merely a ‘good dish’ to a delicious one. All this was eased down with a crisp bottle of Sauvignon Blanc Touraine. Come pudding, since we’d (or rather I’d) devoured the breadboard too, there was little room left for much else. I managed to get through half a selection of sorbets, which provided the sugary hit I seem to require to end every dinner these days. E tucked into her specially designed ‘non-dairy’ cheeseboard – they accommodated her dairy intolerance perfectly – and very much enjoyed that too. A glass each of Oloroso sherry for the road, and we were off, resolute in our conviction that a table at Sloane Square’s The Botanist is most definitely worth fighting for.

FIT FOR A QUEEN ABSOLUTELY So, it all started with a fruitcake you made for a friend at Christmas. Is that right? FIONA CAIRNS Yes, I was making some miniature fruitcakes, iced and decorated, as gifts one Christmas and my husband, Kishore, suggested that I should sell them. ABS How did you go from there to setting up your own business? FC Kishore said I should start at the top, so I contacted the buyer at Harrods and took some of my cakes for them to see. The following week, I got my first order from them and we have been delivering every Thursday since then, 28 years ago! ABS Then Waitrose and Selfridges took note and came aboard. That must have been such a thrill... FC It was exciting and challenging, though as the orders started to come in, it was not an easy time for any of us, if I am honest! I was working from home at the very beginning, literally in my kitchen. I soon needed

I expand into a converted barn in my garden and from there, we used to supply Waitrose, Harrods and Selfridges. ABS Where are your cakes made now? FC After 14 years we outgrew the barn at home and moved to nearby industrial premises in Leicestershire. We started with one building, which we converted and equipped, and we now have four. ABS You only use natural ingredients and were awarded the Good Egg Award in 2012 for your commitment to

ABS Thankfully many more people now use free range eggs, they are widely available and much more affordable. I do think they taste better, but I also feel that the welfare of the hens producing them is important. ABS You got selected to make the Duke and Duchess of Cambridge’s wedding cake. How did that come about? FC I am not sure how the process worked, we were told that we were on a shortlist and that we would be told when the decision was made. It wasn’t like a royal bake-off! ABS And then you got the call saying you’d been successful... FC We really weren’t expecting to be chosen. So when my husband took the call it was amazing. We were very excited but also concerned. It was a huge responsibility – and an honour. ABS How involved was the Duchess in the cake design? FC The Duke and Duchess were

both very much involved in the design process. We worked to a brief, prepared by the Duchess, and then sent sketches and samples for approval. These would come back to us with her handwritten notes and comments, so we knew they were her decisions. ABS How long did it take to make? You must have had rather a few sleepless nights… FC It was a very stressful time for all of us, but we only had about two months in all. Once the design was finalised and the fruitcakes baked, we could get on with making the flowers and building the cake. A team of us then went to Buckingham Palace for three days to assemble it. ABS We gather the Duke and Duchess saved three tiers of the cake – did they eat one at Prince George’s christening?

FOOD&TRAVEL FC I believe they did, that is the tradition. ABS We’re sure that was your most challenging commission – but have there been any others that spring to mind when you think of ‘a stressful day at the office’? FC We once made a cake in the shape of the Maracana Stadium in Rio de Janeiro for Sir Paul McCartney. He played a concert there, in 1990, and it won a Guinness World Record for the ‘Largest Stadium Attendance in History’. ABS What is your favourite cake to eat? Or perhaps you’re bored of cakes? FC I could never get bored of cakes, there are so many flavour combinations to try! I particularly like the way white chocolate, rose and cardamom work together in the summer months. I like to bake with the seasons, and so my favourite cake will change throughout the year. It could be a rich, dark fruitcake or a spiced ginger cake in the winter, and a light lemon sponge in the summer. ABS A really good cake should have...? FC A balance of taste and appearance is really important. We always try to ensure that our cakes look as good as they taste and the two should go hand in hand. ABS You support the Akshar Trust, a charity which works with hearingimpaired children in Vadodara, India. Why this charity? FC My husband is Indian and we visit Gujarat every year. A friend of ours runs the Akshar Trust and we really wanted to help. Through education, the children are given the skills and confidence to have a useful and fulfilling life – they are all from underprivileged homes. ABS What was your wedding cake like and did you make it? FC It was a very traditional royal iced tiered cake, made by a friend of my mother’s. To be honest, I wasn’t that interested in it at the time, little did I know!

ABS If you could design it now, what would it look like? FC If I was getting married now, in the early summer (I did marry in May, but in the 1980s) I would make a tiered cake of light sponges, filled with fresh fruits and flavoured cream. Decorated with fruits and crystallised flowers, it would look and taste delicious – but it wouldn’t be at all what you might think of as a traditional iced wedding cake. ABS Do you watch BBC’s The Great British Bake Off? FC Not always, but I do love it! ABS What do brides most commonly want from a wedding cake these days – or is every commission different? FC We do spend a great deal of time with the bride, and sometimes also the groom, to make sure that they have a cake which is very personal to

We often make a rich, dark fruitcake and then supply cutting cakes in chocolate or vanilla sponge. ABS Finally, what have you got coming up for the rest of 2014? Reginette pasta with beetroot & sour cream sauce SERVES 4 Preparation time: 15mins Cooking time: 10mins YOU’LL NEED 280g Reginette pasta 4 shallots 2 cloves garlic 1 pack of cooked beetroot 2tsp olive oil 200ml low fat sour cream 2 large handfuls rocket small bunch chives, finely chopped salt and pepper

METHOD 1 Bring a large saucepan of water to the boil and cook the pasta according to the pack instructions. 2

Roughly chop the shallots, garlic and beetroot. Heat the oil in a saucepan and sauté the shallots for 5-6mins until soft. Add the garlic and cook for another 2mins.

Take off the heat and add the beetroot and sour cream to the pan. Blend the mixture using a hand blender or food processor to a coarse sauce. Taste and season.

The Hotel

M

ost likely built as a royal hunting lodge in 1550, Great Fosters has enjoyed a legion of noteworthy owners, including Judge Doderidge (Solicitor General to James I) and Sir Robert Foster (Charles II’s Lord Chief Justice of the King’s Bench and Common Pleas). In the early 20th century it was passed to Queen Alexandra’s lady-in-waiting Baroness Halkett, and then to the Earl of Dudley, and Gerald Montagu, before current custodians, the Sutcliffe family, acquired it in the 1930s. It was they who converted it into a 43-room hotel, which has been (and continues to be) enjoyed by a host of Hollywood stars. Best of all, for those about to embark on their honeymoon, the hotel is a stone’s throw from Heathrow.

hose looking for a wedding venue, it’s useful to know Great Fosters have 50 acres of beautiful parkland, and since the hotel is licensed to hold civil ceremonies both indoors and on the lawn, it really does sell itself as a strong contender for the perfect Surrey wedding. The gardens were re-designed in 1918 by architect W.H. Romaine-Walker to convert them back to their former Elizabethan glory. Clipped yew hedges, a knot garden and the ‘Drake sundial’ (allegedly donated by Sir Francis Drake) means there is much to see and discover on a leisurely wander round. Important to note though, the gardens allow four-legged friends but the hotel has a strict no dogs policy.

Overlooking the front of the hotel, this deeply rich red room boasts a four-poster bed with an ornately decorated en suite, including a truly mammoth bath (seriously, you can swim in it). A desk for writing, lots of cupboard space, Italianate furniture and quattrocento doors, make it a wonderfully romantic haven for a night or two.

The Food

A

fternoon tea is served in the Bar room, a space not as ‘in tune’ (décor-wise) with the building’s history, but comfortable nonetheless. All the usual – finger sandwiches, home-baked scones – are served up with delicious bespoke teas, and a few hours later, you can return for a punchy cocktail. Dinner is served in the Oak Room, where gravadlax is carved at the table and Dover Sole, served on the bone. Excellent wines are served too, by a delightful sommelier. Breakfast can be eaten downstairs, but let’s face it, why not have it in bed when it’s on offer?

STREET Style COLOURFUL AND CULTURAL, Leo Bear EXPLORES THE GATEWAY TO THE AMERICAN ART WORLD: Miami

I

t’s the run-up to Art Basel Miami Beach, where collectors, gallery owners, artists and celebrities congregate to admire pop-up art installations and swap digits at swanky private parties, and I’m here to get a taste of what Miami has to offer the layman. I’m told more private jets land in Miami on December 3rd than anywhere else in the world – and that the incoming crowd are dropping more than $1m a night on works of art. In other words ‘it’s great fun; eight days of intense debauchery,’ says Philip Hoffman, CEO of the UK’s Fine Art Fund. ‘Make sure you take sunglasses.’ The thing is, I’m early to the party. Art season spans December

to March (peaking in December) and it’s November – but nonetheless there’s a palpable sense of excitement in the air. At my hotel, The James Royal Palm, the staff are gearing up to host a cocktail-cum-spa-lounge conceived by ex-Ralph Lauren creative Mark Cunningham. But before I dive into the art scene, I need to get my bearings. This is my first trip to Miami and I’m keen to explore my surroundings of South Beach. I start by booking an architectural bike tour with Dragonfly Tours. A couple of hours later I descend to the lobby and pray the tattooed man sitting in the corner isn’t my guide. He’s in surf shorts, mismatching Converse and has a braided beard.

He springs up and introduces himself as John, my guide. He’ll be showing me all of Miami’s architectural wonders – and really he’s a wonder in himself. It turns out he used to tour with Nine Inch Nails but gave it all up because the crew lacked hygiene. Miami is grit, glamour and gorgeous buildings. Freewheeling down Collins Avenue, I’m quickly seduced. Lined with low-rise pastel buildings decorated with coral from the Everglades, the traffic-free boulevards are dotted with palm trees, giving a laid-back campus-like feel to the area. South Beach reminds me of Westwood, a village-y suburb of Los Angeles known for its 1950s cinemas, grassy sidewalks and goodlooking undergrads. John describes

the architecture as ‘tropical deco’. I’m not sure if he’s made it up, but it’s apt either way. The city has certainly come a long way. In the seventies it was the cocaine capital of the world, notorious for cars blowing up by the side of the road and daylight shootings. Later came a spell as ‘God’s Waiting Room’, when kooky retirement settlements prevailed. Today it’s a breezy coastal paradise populated by hip outdoorsy types who skateboard to work. During our bike ride, we visit glorious art deco buildings including the Lincoln Theatre (now an H&M), the Jackie Gleason Fillmore Theatre and the Betsy Hotel. The tour is an education; new words start to enter my vocabulary like ‘eyebrow ledges’ and ‘ziggurats’ (the trademark stepped effect found on many an art deco rooftop). We finish up on Ocean Drive outside the beleaguered Versace mansion. Recently acquired by the owners of the neighbouring property Hotel Victor, plans are in motion to convert the late fashion designer’s home into a jazzy ocean-facing restaurant. While the architecture warrants the airfare in itself, I’m actually here for the art. Home to an array of internationally renowned galleries including MoCA, Noma and the new fabulous Pérez Museum designed by Swiss duo Herzog & de Meuron, I’m keen to see something truly unique to Miami. So I hail a cab to the Wynwood district. There, street artists such as Retna, an LA-based artist who counts Hermès and Louis Vuitton among his clients, flock to leave their mark. The result is an explosive mix of bold and distinctive murals. But there’s much more.

you find in New York’s Soho – but with a much more vivid colour palette thanks to the year-round Floridian sunshine. You can wander around solo or join a guided walking tour. Of the galleries, the Rubell Family Collection, one of the largest private displays of modern art in the world, is a must-visit, and for emerging talent, try the Bakehouse Art Complex, a former bakery now home to 65 studios occupied by budding young artists. Here, you can buy something to take home or commission something original that won’t break the bank. What’s remarkable is that Wynwood’s ascension from down-and-out to downright cool has all happened in the last ten years – stimulated in large part by the Miami Basel Art Fair. Offshoots of the fair now take place in Wynwood, generating a lot of speculation and hype, so it will be interesting to see how the area continues to evolve. Tanked up on art and architecture, I head back to the comparatively historic district of South Beach for some much needed R ‘n’ R. Most of the hotels on this 8.5-mile stretch of soft yellow sand have private beach clubs attached to them, and The James is no exception. Horizontal on a sunlounger, I feel incredibly content. A male model in bright-orange shorts brings me a hamper of fruit and Fiji water, and I smile remembering an earlier encounter with one of Miami’s most eminent gallery curators – Conrad de la Torre of Gary Nader Fine Art – who told me: ‘Miami is the gateway to the American art world. If you want to do well, you have to come here… Where else can you hang out in five-star hotels and buy milliondollar pieces of art in shorts and sandals?’ And that pretty much sums up Miami. It’s very cool. Even for art novices like me.

THE DAMAGE The Walls lie at the heart of a wider ten-block area boasting great swathes of spray art, op-art and roll art – sometimes covering whole buildings – as well as more than 50 art galleries. A formerly stagnant area of vacant warehouses, Wynwood now sparkles with the kind of intrinsic attitude

BETTER THE DEVIL YOU KNOW A leading child psychologist says it’s time parents and schools engaged with what their children are experiencing online. Only then can we help them negotiate the ‘toxic digital world’, says Amanda Constance ILLUSTRATION PHIL COUZENS

W

hat are our children doing online? Most of us have little idea and we succumb all too easily to the collective hysteria when we hear about the latest vulnerable teenager who has apparently fallen prey to the pressures of a toxic digital world. Social media, online gaming and pornography can all be easily accessed by children yet remain alien to many parents, and what we don’t know or understand, we fear. The media doesn’t help. The coverage earlier this year of the suicide of private-school girl Tallulah Wilson – who was apparently addicted to photo-sharing on Tumblr – was a case in point. Reams of newspaper print were given over to coverage of the telegenic teen with the papers quoting Wilson’s mother’s plea for other parents to ‘stop this poison spreading’ and calling for an industry ban on sites that promote self-harm or suicide. The knee-jerk reaction to each of these stories is to impose censure or bans; we want to protect our children by prohibition. But a leading child psychologist says we’ve got it all wrong. Professor Tanya Byron believes that the idea that we can ‘protect’ our children from the internet is unrealistic and unhelpful for them.

HOW ARE WE GOING TO TEACH CHILDREN TO BE RESPONSIBLE DIGITAL CITIZENS IF WE DON’T ENGAGE WITH THEM?

‘How are we going to teach children to be responsible digital citizens if we don’t engage with them?’ she says. Prof Byron, who specialises in work with children and adolescents says: ‘There is a moral panic around the internet, this idea that it’s going to hell in a handcart …. that is irritating and unhelpful.’ Rather than demonising the digital world, Prof Byron says we must work harder to understand it and communicate with our children about what they experience online. Speaking at a conference on the need to build ‘emotional resilience’ in today’s high-achieving teenagers, held at King’s College School in Wimbledon, Professor Byron says

that risk-taking is a natural part of child development and parents need to understand that for today’s young people much of this ‘would now take place online.’ She notes the perverse irony, particularly in middle-class families where, ‘We’re telling children that it’s too scary to go outside. We don’t let them out of the door into a real community but we then ‘tech’ them up with a multi-media emporium at home and send them into a much bigger global online community that we don’t understand.’ Prof Byron thinks our teenagers get a very bad press and described the present younger generation as ‘awesome’, the most emotionally articulate and engaged ever seen. Part of this comes through their engagement with the wider world via the internet. ‘Through their connectivity, kids are incredibly aware, but that doesn’t always help them. Awareness without life experience can sometimes be very challenging, so it is our responsibility to bridge that gap.’ ‘Digital technology is an exciting place to be. We must equip our children to cope with the bad parts,’ she says. And we can only do that by knowing where they go and what they do online. Every parent should visit the sites their children visit. See what they see and read what they read, and only then can they really provide the support and guidance many teenagers desperately need. Prof Byron told the assembled audience of heads, deputy heads and pastoral heads from many of the UK’s top independent schools that they needed to do more, too. Banning phones or web access – as Eton did with SnapChat earlier this year – would not solve the problem. Just like parents, schools need to be addressing the underlying issues associated with social media and online gaming sooner rather than later. Leaving such discussions until Year 9 was ‘too late’. Many pupils will have smartphones from Year 5 onwards and schools need to be engaging with pupils about their use from then. And old-fashioned parenting still has a role. ‘We can set limits’, she says, ‘we can say it’s time get off the screen just like we can say it’s time to stop eating chocolate cake.’

Luxurious Lettings Lowdown for Landlords Q. What should I do if the old tenants have left some of their belongings in my house? A

. You have to stick to the letter of the law if this happens. The “Torts” law requires a landlord to try and trace the tenant and return their belongings. If the tenant cannot be traced and ‘reasonable’ time has lapsed, the landlord can sell the belongings. A tenant should be given three months’ notice of the landlord’s intention to sell although this can be reduced in the tenancy agreement. If the landlord has a forwarding address, they should write and inform the tenant of their intention to sell or dispose of the items, providing the landlord’s (or their agent’s) name and address, details of items held, where they are held and the date on which they will be sold.

t’s always a good idea to repaint your property prior to bringing it to the market, especially if it has been tenanted previously as it can start to look tired after 2 years. he most interest a property will receive is in the first couple of weeks that it is openly marketed. It is fresh to the market and battle worn buyers, searching for their perfect property with limited supply available, will flock to it. This is the time a vendor is most likely to get offers but they should not get complacent. Often the best offers will come in that initial marketing period. xchange of contracts depends on a number of variable factors which can be managed by both the seller and buyer. The usual target to exchange on a property is between 4 and 8 weeks once an acceptable offer has been agreed and at KFH, these are the targets that our Londonwide Conveyancing panel of solicitors aim towards. Communication is key and it is imperative that all parties work closely to ensure that contracts are exchanged within the targeted timescales and this usually means managing the process between buyer and seller, their solicitors and also mortgage brokers if applicable. The process can be expedited by taking a number of important steps either prior to an agreed sale/purchase or immediately after. For the seller this includes having a solicitor in place from day one of marketing and having returned all appropriate documentation for the property. When selling a leasehold property it is also prudent to apply for the Management Information Pack as soon as possible as some Freeholders or Managing Agents can take up to 4 weeks to supply this important information and this can be one of the main sources of delays. For buyers, again it is advantageous if they have already instructed their solicitor and that they have put funds into their solicitors account for the relevant property searches. Should the buyer require a mortgage, then it is essential that the mortgage application is submitted immediately to allow the mortgage valuation to be undertaken quickly and a mortgage offer issued.
