EDITOR’S letter

I

can’t believe it. A HOT British summer?! I’m nervous about mentioning it just in case I jinx it, it seems that impossible. Yet as I’m sweltering in the office writing this, it feels like I’m in the Med. But what’s even better is that I can feel a little smug about it. Others might be disappearing off to (supposedly) hotter destinations overseas, but here in southwest London, there’s sunshine and festivals galore. Coming to Clapham Common this month is SW4, the EDM festival which attracts some of the world’s top DJs and artists to our turf. Then in Battersea Park, the Foodie Festival returns, bringing with it a whole host of culinary talent, such as Anna Haugh-Kelly, head chef at Gordon Ramsay’s latest project, London House. Read our interview with her on p.42. Talking of Gordon, we also caught up with Michelinstarred chef Marcus Wareing on p.46 – No, apparently they’re still not talking. Tsk. We’ve also got a spotlight on the Venice Film Festival and a guide to the Riviera for Kids for those of you who are planning on going abroad with the family – plenty to whet your appetites. I meanwhile will be heading down to Battersea Park to whet mine. See you at the Foodie Festival!

( INTERVIEW )

TICKY HEDLEY-DENT Freelance writer and Battersea local, Ticky talks about inventing ways to kill people through her first Lily Cane Mystery, Murdered in Chelsea Absolutely: Why did you decide to write crime fiction – do you read a lot of it? Ticky Hedley-Dent: I’ve always been a crime addict. It all started with Miss Marple and Poirot; my sister and I were addicted when we were young. I like the drama and suspense of a juicy crime novel but also the comforting feeling of the resolution – order is restored, unlike in real life. I have a vivid imagination and it was fun to think of inventive ways of finishing people off. Abs: Is the lead character Lily in any way based on you? THD: Not really. We have the same job so in a professional sense, yes. She is very different from me; she’s had much sadness in her life and is a little lost. We’ll see more of that in the later books. She’s also single and fancy free and I’m married with a son.

Abs: Who is your all time favourite crime writer? THD: My favourite thriller writer is John le Carré – he is my hero! P. D. James is also up there along with Michael Connelly and the Queen of Crime, Agatha Christie. Abs: What have you got coming up for the rest of 2014? THD: I’m about to begin working on the second Lily Cane book and we’re also going to have a family adventure in America, as my husband [Daniel Pirrie] is touring with The Globe in a production of Shakespeare’s King Lear. Camilla Norton spends an afternoon with renowned artist Howard Morgan in his Battersea studio

W

hen you meet Howard Morgan, it’s hard not to open with an obvious question on the work that has brought him most renown: his portrait of the Queen. Commissioned as part of a pair along with a portrait of Her Majesty Queen Beatrix of the Netherlands, the painting commemorates the tercentenary of the Glorious Revolution of 1688 and the arrival of William of Orange. Did this commission daunt Morgan, I ask? Apparently not, and, to my surprise he told me that the Queen was perhaps the more nervous of the two of them. Morgan’s portrait of Her Majesty is conservatively establishment; a significant contrast to the almost pop-art nature of some of his other pieces. The originality and variety of Morgan’s work is astonishing, but this is not to say that there is no coherent style, not least the energy running through every piece. Morgan was generous with his time

and appeared more than happy to discuss any painting which caught my eye. There were many. He is well known for his conversation pieces, which I had assumed had been painted from photographs, partly because of their vital composition, each scene so alive that I thought it could only have been a snap shot of life, frozen in a photograph. However, even those set outdoors, Morgan explained, are painted in the studio. In order to do this, he must create a stage-set like scene. Morgan is simultaneously set designer and director, clearly enjoying the theatricality, both of subject matter and method. The piece on which he is currently working provides a good example of this stage setting. The scene is the dawn of the Battle of Blenheim, when the Duke of Marlborough is successfully evading the French. A huge painting of the dawn on the horizon is backlit on the studio wall. In front, another sheet shows the painted hindquarters of a horse, giving depth to the scene in

MORGAN is simultaneously SET DESIGNER and director, CLEARLY

enjoying the theatricality

which the models will stand. Morgan is diligent in his attention to detail and historical accuracy. He tells me about the uniforms the models will wear: the costume Mecca Angels has let him down, so he has commissioned replica uniforms to be made, which will be roughed up for authenticity. Even the horse at the edge of the canvas is the correct height. I noticed several studies in the studio depicting horses – the principal model was a hunter, the Squire. Morgan talks of the horse

fondly and shows me a study for Snow White, where the Squire is standing patiently, weighed down in heavy medieval tack. Snow White is an imaginative and eerie triptych, which, I am told, has nearly sold on several occasions, but no one has yet had the stomach to house the right hand panel showing the wicked Queen. This haunting and playful triptych depicts the artist’s children looking down onto the scene so that Snow White’s narrative becomes a painting within a

painting, and, disconcertingly, two steps removed from reality. Morgan plays not only with what is depicted on the canvas, but the canvas itself. We examine The Beach Picture – a piece comprised of six thin rectangular canvasses contained in a frame. The canvasses can be taken out and reordered repeatedly, although not ad infinitum; Morgan informs me that the variations number six to the power of six. I haven’t done the maths, but you’re not likely to get

bored in a hurry. He is working on another piece, which can be re-ordered infinitely. But this isn’t style over substance or gimmick over talent. Instead, it's the result of energy and imagination – the qualities of both the man and his creations.

Howard currently has an exhibition at Fine Art Commissions Ltd, 34 Duke Street, St James’s, SW1Y 6DF; fineartcommissions.com howard-morgan.co.uk

here are two very good reasons to cheat your way to a tan. One is obvious: the need to protect your skin from harmful rays; the other is that the products available to help you do it might just do a better job than the real thing. There's only one fake tan for the face that I turn to time and time again –James Read's Gradual Tan. It has enough oomph that you'll see a difference with one application, but not so much that it looks heavy-handed. Foundations with an SPF should be seen as a safety-net only. Use a proper SPF of at least 30 under your base. The NUXE SPF 50 is light and smells delicious too. Keep your base as transparent as you can. It simply isn't possible to achieve a healthy glow if you can't see your skin. The NARS Tinted Moisturiser is without a doubt the best on the market. I use St Moritz, a shade darker than my own skin, when I want to feel sunkissed. Liquid illuminators and bronzers are also clever, modern ways to cheat the sun. Apply straight onto cheekbones or blend small amounts into your tinted moisturiser for a great summer evening trick. To add shape and definition to your face, a matte bronzer is essential. Make-up artist Florrie White, whose magic fingers are in constant demand from glowing beauties such as Rosie Huntington-Whiteley and Blake Lively, recommends the Cover FX Bronzer in Sunkissed. Using a large bronzing brush, sweep the bronzer onto the apples of the cheeks, then upwards to the temples, into the hairline and across the nose and chin. To lift your complexion, pop a pale pink or peach blush on the apples of your cheeks and finish the look with a shimmering body lotion to officially get your glow on!

LINGUAL BRACES FROM £2,500

Everything you need to know about Lingual Braces

ingual braces provide an effective way of straightening your teeth without that mouth full of unsightly metal. A perfect smile isn’t only about pearl white teeth. Most of us have little imperfections that can be straightened up by a dental brace. And a nice smile can go a long way to making you feel confident. Celebrities know it. You don’t often see someone on television nowadays who doesn’t have nice, well-aligned teeth.

arch wires which will provide the gentle tension that, over time, will ease your teeth into place.

WHAT ARE LINGUAL BRACES? Lingual braces offer a totally invisible solution and can treat severe cases very quickly. If you don’t want to suffer a mouth of wires, a Lingual brace could provide the answer. It operates as any normal brace to slowly move your teeth into line over several months but because it fits behind the teeth and is largely hidden from view, you don’t have to worry about being embarrassed by a mouth full of metal. The brace will be invisible.

HOW OFTEN WILL YOU NEED TO VISIT THE DENTIST? You will need to visit your dentist every 3 - 6 weeks for adjustments. At ILoveStraightTeeth, we understand that you might have a busy schedule, so we offer late evenings and weekend appointments. The brace is attached to the back of your teeth and food can get trapped that you might miss with normal brushing. Making regular appointments with your dentist or hygienist can help keep you on top of your oral hygiene.

L

HOW CAN YOU GET LINGUAL BRACES? You first need to book a free consultation at our clinic in Putney, London. After receiving your individual quote and choosing your ideal payment plan, a dentist will perform a dental check-up to insure your teeth and gums are healthy. He will then take impressions of your teeth which will be sent to a laboratory where customised brackets for each tooth will be made. On your second visit to the clinic, the dentist will cement the brace to the back of your teeth and then attach

ARE LINGUAL BRACES PAINFUL? Having something fitted into your mouth will always cause a change in the way you speak. Some find it gives them a slight lisp or that they struggle with particular words. This is simply a matter of adjusting to the brace and learning how to speak properly with it in.

To book your free consultation with our London clinic to see if you are suitable and learn more about this revolutionary treatment call our friendly team on 020 3322 812.

GIRL Georgie Lane-Godfrey meets Anna Haugh-Kelly, head chef at Battersea’s London House and Gordon Ramsay’s rising star

‘I

’ve got something funny to tell you,’ whispers Anna Haugh-Kelly conspiratorially as I take a seat in her restaurant, London House. ‘I’ll just get some tea.’ Small, blonde and elfin, with an appealing Irish lilt, Anna is the latest talent to join Gordon Ramsay’s team, heading up the kitchen in his 26th restaurant, London House. Having trained under Michelin-starred chefs such as Shane Osborn, Philipp Howard and Derry Clarke, Anna certainly has the talent, but, it seems, not the ego to match. I can't reveal what she told me (far too

It’s a choice.’ This is a sentiment you can easily believe; Anna comes across as the type of boss who’s firm but fair. ‘I like to think it’s protective and encouraging rather than domineering and cruel,’ she continues. ‘I’ve had a chef ignore me for two months before. He wouldn’t even look me in the eye. It was absolute torture. But no one is going to make me not love my job.’ And boy, does she love her job. Anna talks about London House with infectious enthusiasm and at lightning speed – plainly this

restaurant is her baby. The dishes on the menu are very much her own, something she’s immensely proud of but also slightly surprised by: ‘Even to this day I didn’t expect to be so involved. I thought the company [Gordon Ramsay Holdings] would be controlling because they know what they’re doing. But instead they were asking me what I wanted to do and just said, ‘Yep, brilliant,’ when I told them. I just thought, ‘This is nuts!’’ The resulting menu is influenced by Ireland. ‘I think it’s a great shame that Irish food is always seen as

I had a chef

ignore ME FOR TWO MONTHS. It was torture. naughty) but what I can tell you is that she's very funny and very charming. It’s easy to see why Ramsay snapped her up. I can’t help but wonder whether her new boss's infamous leadership style has rubbed off on her? ‘I do shout at people, but I never said I wouldn’t,’ she says, shrugging. ‘But I try to be very fair – I don’t abuse people, I don’t degrade them personally and I never lose control.

with a pinch of salt. You have your own style and some people will agree with you, some people won’t.’ It’s a self-assured statement, but also a grounded one, and you get the impression that you’re never going to get the tantrum-throwing reaction to criticism out of her that you do from other chefs. Anna is no diva and seems quietly confident in her abilities. When I ask her what makes a good chef, her list is exact:

something quite heavy,’ she laments when I ask her about her dishes. ‘The truth is that Irish people didn’t invest a lot of efforts into developing our cuisine, but there are a lot of great, interesting flavours there, which I use as the basis of the dishes. For example, the stuffed gnocchi are actually boxty cakes – old Irish dumplings – but nobody would know what a boxty cake was and gnocchi is easier interpreted as a modern European dish.’ It’s this gnocchi which Anna is planning to demonstrate at the Foodie Festival taking part in Battersea this month – a dish which

she describes as ‘simple, yet special.’ ‘It’s our biggest selling dish and gets huge feedback, so I quite like the idea of being able to share it with the people who have had it.’ A quick Google confirms this – even one of the harshest food bloggers I read described the gnocchi as a ‘revelation’. Which led me onto my next question: how does she cope with negative feedback? ‘Well, some of the feedback has been so positive that it’s ridiculous. It’s like, have these people ever eaten before?! Have they been raised on dry toast?! So I kind of have the same attitude with the negative – you have to take

high discipline, being passionate about food, eating out, enjoying your job and liking the people you’re with. And when we come round to discussing London’s dining scene, her eyes light up once again. ‘I love Burger and Lobster, Dabbous and Hélène Darroze at the Connaught. In the past ten years of living in London, this is the most exciting time to be in the city,’ she asserts. ‘You can go to any area now and you can get amazing food. And not just a good bite to eat either, but inspirational food.’ And with London House now settling into its stride, it’s just got a whole lot more exciting.

WA R E I N G HIS HEART ON HIS SLEEVE Focused, terrifying, stern, scary… Edwina Langley armours up to take on Michelin-starred ‘iceman’ Marcus Wareing Edwina Langley So, you have a new restaurant, ‘Marcus’, replacing your old one ‘Marcus Wareing’. Tell me about it... Marcus Wareing It’s very different, very exciting. To start from scratch marks a refreshing new era in my life.

MW It’s an interesting point. You’d rather go out and be left alone, so it’s up to the restaurant to identify that. When you have the stereotypical-type restaurant that I was running, I felt it looked scary – like what you said about how I come across on TV.

EL So it’s ‘new restaurant, new you’? MW I think so. I always knew this was what I wanted to do. The past five years have been years of recession and that has affected the way people eat out. They want really good value now.

EL But is that you – ‘scary’? MW I suppose when I walk into a kitchen, I am that person. You don’t get here by being polite. You get here by being very strict and focused. I say it as it is. If you don’t like it, go and get a new job. That’s just a kitchen. You’re not here to be mates.

EL You’ve retrained all your staff to make them ‘more American, less French’. What does that mean? MW When I said [in an interview], ‘American-style service’, I actually meant, ‘American style at the highest level’. In Europe, fine dining can be very serious. EL I’m always terrified by the thought of it. MW: Yeah, people are terrified, it’s a word I hear a lot. We’re not terrifying people. EL You look quite terrifying on telly. MW [laughs] I’m just a very serious person when it comes to wearing my whites, especially in the kitchen. No, with fine dining in New York, for example, the conversation between customer and staff is very engaging. I found that in my restaurants, my management were just doing the formal thing. I mean, how bloody boring? EL But isn’t that more a ‘British thing’? Whenever I go to the States I get annoyed when strangers ask me questions. Because fundamentally I don’t want to talk to them.

EL Gulp! Let’s talk about your menu. MW The menu has grown and the pricing structures are different, especially at lunchtime. It’s individually priced so you can come in and not spend three hours. Fine dining must be accessible. EL Is there competition between you and your neighbours – Heston’s Dinner, Pierre Koffmann next door…? MW Yes. When I first came here there was no one; competition was zero. But now it’s got stronger, and it did worry me for a few years. But actually it’s created more interest in the area.

IF YOU DON’T LIKE IT, go and get a new Job. YOU’RE NOT

here to be mates

EL How important are the two Michelin stars you’ve got for this restaurant? MW [lost for words] I, I… those things are like Oscars to me. You chase them your whole life. They’re very important. It’s what you spend your life dreaming about. You don’t EVER want to lose them. It would be devastating. EL So you’re dad was a potato merchant and your first job was packing potatoes. Did you ever dream this would come of it? MW No. I dreamt about growing the family business. My dad used to supply veg for school meals, and outside of that, to hotels and restaurants. But as time went on, supermarkets took over. So there were cutbacks and it broke my father’s business. EL Oh no! MW No, it was great! It made him retire, and if that hadn’t happened, he’d be dead now. My father was a workaholic and he smoked, two things that’ll kill you. He [retired] and said, ‘Marcus, you need to go and find a job.’ So I got a part-time job working in a kitchen. That ethos of ‘work’ was built into me by my father. EL Seems your father passed on his ‘workaholic-ness’ to you too... MW My work is my choice; the job has long hours. People ask ‘how does your wife put up with you?’ It’s not ‘putting up with me’. It’s the lifestyle that we have together. EL I read a sweet story that at the beginning of your relationship with Jane you used to visit her every Sunday in Sussex on your day off? How romantic!

FOOD & TRAVEL MW Nah, come on! EL I do understand what you’re saying but… MW You cannot say to a guy: ‘I want more time with you, you need to slow down in your job.’ It pays the bills!

MW It didn’t feel romantic, I was exhausted! I was working in Gordon Ramsay’s kitchens and it was tough. I needed that breather of waking up in that happy place in the middle of a Sussex field. EL And being with Jane, of course! MW Yes, and being with Jane. But she understood my job. We got through a helluva lot but that was testing for our relationship. In my mind, the job came first. And I was always very vocal about that. Probably selfish, but that’s the person I was and probably still am today. I used to hear it a lot, chefs coming to me and saying: ‘I’m going to have to leave because my girlfriend wants me to work less hours.’ I say, ‘get a f*cking life! EL Now, come on Marcus, be like you were before, romantic...

In my mind, the Job CAME FIRST. And I was always VERY VOCAL

about that

EL Yes, I get it. But people are human! Plus I suppose, in that way, it tests the chef’s dedication to their job. If they tell the girlfriend to take a hike, then you know they’re serious. MW Yes, then they rock up at my kitchen and say ‘we-haay!’ I can laugh about it now, but my family are proof that you can make it work. There is nothing more special to me than my children; my wife and my children. They are my reason to be. I make a massive effort to spend time with them.

MW I have massive respect for Gordon. I wouldn’t be sitting here today without his support in the early days. He’s a fantastic chef and I’m really pleased he’s got control of his business. But anyone who’s successful like he is, is like Marmite. You either love them or you hate them. And I didn’t want to spend my time, thinking, ‘I hate your guts, I hate you Gordon because you didn’t help me.’ Without that falling out, I’d have never been on my own. He lives in Wandsworth too, I see him sometimes. EL He’s a runner as well. Do you ever pass him in the park, have a quick punch up, then jog on? MW [Laughs] I think Gordon spends a lot of time in America, so I imagine he [runs] in Los Angeles.

EL How do you stay in shape? MW I work out and do a lot of running. EL Would you feel safe leaving the kitchen to its own devices in the middle of the day to workout? MW I’ve structured the business so it can look after itself. But you don’t arrive here, you work towards it. I’m 43 and it’s taken me from when I was head chef at 25 to build it. I did it with my own money. I had to look at life as a marathon. EL You’ve got to change your Wikipedia page. It says ‘Marcus Wareing, the celebrity chef’ as if you’ve never set foot in a real kitchen. MW Wikipedia? I didn’t realise I was on it. EL How do you recruit for this restaurant? Do people turn up with their chef whites and apron in-hand? MW They do! I’m always looking for the next big talent. Anyone who knocks on my door will always get the opportunity to spend some time with us. But we don’t want people who don’t fit. You can damage someone if they’re not in the right job, if they’re there because they want it on their CV. My CV said I could cook…and then I went to work with Gordon and realised I was just ‘Jo Average’. EL How are things between you and Gordon? Speaking again? MW No. EL It must get quite frustrating, people always asking about your spat. But quite fun too, being part of a wellpublicised cheffy blowup...

EL What’s next? MW We’ve got a new restaurant opening in August called Tredwell’s. But what I [eventually] want to do is take my jacket off and run the company. Write books. I have plans of what I want to achieve and it’s not just cooking. I want to enjoy my children’s schooling and be part of it. When they’ve all gone, I’ll probably continue working like I’ve always worked. What else can I do? Sit at home and look at the wife all day? EL I don’t know, take up golf? MW I just want to continue being a father figure, overlooking what everyone’s doing and working properly. I’ll be in my whites for a long, long time.

A PLAY & A PINT? In 2010, Theatre Producer Tom Tucker dreamed up the idea of staging Shakespeare in his beer garden at the Rose & Crown in Ealing. By 2013, Tucker had founded Permanently Bard, a theatre company dedicated to the production of Shakespeare plays in pubs. This summer, the company will be touring with a production of the Bard’s most popular play, A Midsummer Night’s Dream, across 12 pubs in the south of England. Fuller’s Inns Managing Director, Jonathon Swaine, said: “In this day and age, the more events that we can stage to help connect people like this together, as opposed to being in front of our TVs on our sofas, the better.”

Lu-Ma Café, founded by Maria & Lucy (mother and daughter), is a healthy eating café and juice bar in Wimbledon. The menu offers a delicious selection of healthy, organic, unprocessed foods with vegan, vegetarian and gluten free options. A nutritious children’s menu is also available.

hen you first walk into Kitchenette, it’s easy to write it off as just another American-inspired diner. It’s probably down to the interiors. Based around a mint and black colour scheme, the restaurant is filled with leather booths, white subway tiles and pendant lighting – just what you’d expect from a canteen style diner. But when you look more closely, you’ll spot a few things which don’t quite add up. Eastern inspired plates hanging on the wall, photos of the Blue Mosque, ‘Ottoman Delight’ cocktails on offer. And then when the menu arrives, everything clicks into place. You see, this isn’t just another diner. This is a diner with a Turkish twist. The food here combines traditional Turkish cooking with the flavours of modern Istanbul. Expect to see all your favourites on the menu, such as Menemen, Kulbasti and Musakka. We started off with hummus, falafel and grilled halloumi from the Mezze menu, which were pleasingly light, although the hummus could have done with a little more lemon to give it some bite. Onto the mains, where the menu

diverges into a more brasserie-style offering. The Kitchenette burger did look tempting as it sailed past us to another table, but my friend and I were feeling virtuous so opted for the Grilled Salmon with giant cous cous, orange juice and tarragon in pomegranate molasses and the Sumak Lamb Köfte – grilled lamb mince, cracked pilau, rose harissa yoghurt and pomegranate. The Köfte was excellent, the sweet pomegranate seeds complimenting the delicately flavoured rose yoghurt perfectly, whilst the salmon was brilliantly fresh and zingy thanks to the orange – exactly what you’d want from a dish in summer. The choice of desserts is admittedly limited, but we shared the baklava with vanilla ice cream, which was wonderfully sweet but not too sickly, as baklava can so often be. The only downside to the meal? The restaurant was a little quiet, but then it was a Tuesday night and it’s a big premise after all. Guess I’ll just have to go back and try it on a weekend then… Kitchenette

SERVES 4 • 4 courgette flowers • 20g plain flour • ½ normal bunch basil • Sunflower oil for frying • Salt and freshly ground black pepper FOR THE BAT TER • 165ml lager • 80g self raising flour • Pinch of Cayenne pepper • Dash of soy sauce • Salt and ground white pepper Pour the beer into a large mixing bowl and gently whisk in the flour until you get a smooth and silky consistency (you may need to add more or less flour). Add Cayenne, soy sauce and seasoning. Leave in the fridge till ready to use. This can be made an hour before needed. FOR THE CRAB, TOM ATO & LE MON DRESSING • 200g white crab meat • 6 plum tomatoes, seeded and diced • 1 medium red onion, finely chopped • 2 tbsp white balsamic vinegar • 6 tbsp extra virgin olive oil • Juice and grated zest of ½ lemon • Salt and freshly ground black pepper To make the dressing, mix the oil, vinegar, zest and lemon juice together in a bowl. Add the tomatoes, red onion and white crab meat. Mix well and season. Leave to one side. Pour 6cm oil into medium-sized heavy-bottomed saucepan or use a deep-fat fryer. Heat to 160°C. If using a saucepan, please be careful as the oil will be very hot. Carefully dust the flowers in flour. Dip them in batter and fry until golden brown. Remove them with tongs and place onto kitchen paper to soak up excess oil. Season. To serve, spread the crab dressing in a large serving dish, placing the courgette flowers on top. Scatter with torn basil.

> SPOTLIGHT ON VENICE FILM FESTIVAL p. 50

LA DOLCE VITA Beguiling at any time of year, Venice is injected with an added touch of glamour during its annual film festival. An irresistible collision of old-school Hollywood and history-seeped architecture, the festival provides the perfect opportunity for seeing iconic Venice through the eye of a lens. VENICE Film FESTIVAL Wo r d s E M M A J PAG E

The Palazzo del Cinema on the Lido esplanade hosts several screenings and a limited number of tickets are available to the public the day before – head to the office of La Biennale, the festival organizers, to secure some hot seats (labiennale.org). Don’t worry if you miss out on tickets – the city itself is the star of the show, a living film set for more than 2000 films. Get a sense of its cinematic history by booking a tailor-made tour courtesy of Belmond Hotel Cipriani. Escorted by a private guide, a gondola ride transports you to St Mark’s Square where scenes from Orson Welles’ Othello were filmed, before moving on to Caffe Florian, the historic coffee bar setting of Anthony

Miguella’s The Talented Mr Ripley. Other stops include the church of San Nicolo dei Mendicoli, featured in cult film Don’t Look Now, plus the Academia Bridge and 15th century Palazzo Contarini, part of the iconic backdrop to The Merchant of Venice.

W H AT T O S E E

The list of attractions is endless, from the awe-inspiring Doge’s Palace and St Mark’s Basilica to the sumptuous art of the Gallerie dell’Accademia and the Modernist treasures at the Peggy Guggenheim Collection. It can feel overwhelming; every palazzo, bridge and narrow street of Venice’s six districts has a rich history. But this is a walkable city, studded with pretty waterways, and it’s easy to head off the beaten track in search of less obvious treasures. Stop at the Rialto Market early on a Saturday morning to watch the locals barter over the catch of the day before exploring the quieter streets of surrounding Castello, housing the ancient Basilica di San Giovanni.

W H E R E T O E AT

For classic Venetian cooking, head to one of the simple trattorias and traditional bacari (bars) where you’ll find the locals grazing from a selection of informal canapés, or chiccetti. Book a courtyard table at Al Giardinetto da Severino (algiardinetto. it) for inventive fish dishes, while the homecooked pasta at Da Gianni (00 39 041 52 37 210) is favoured by locals. For a shot of glamour, a Bellini at iconic Harry’s Bar (harrysbarvenezia.com) shouldn’t be missed, while San Marco’s Da Ivo (ristorantedaivo. it) offers seductive fine dining.

W H E R E T O S HOP

You’ll find traditional Italian perfumes and home fragrances, including elegant scents by Dr Gritti and Dr Vranjes, stocked at Arco del Paradiso (00 39 041 241 3745). Quaint bookshop Libreria Acqua Alta (00 39 041 296 0841) features vintage biographies and history books artfully

And in San Polo, Viziovirtù Cioccolateria, (viziovirtu.com) is a stylish chocolate and cake shop offering sweet treats created from ancient Venetian recipes. Think Tank

Taken from her new book, Think Home, Barnes-based interiors journalist Judith Wilson reveals a creative but cohesive approach to clever interior design. In this extract, Judith shows how to introduce textured surfaces and accents into your home

PAINTED FLOORBOARDS REFLECT LIGHT, MAKING A SPACE FEEL BIGGER. NATURAL PLASTER AND POLISHED CONCRETE HAVE A SOFT PATINA. THE FINISH ADDS DEPTH AND ATMOSPHERE TO ANY HOME, ANCIENT OR MODERN. NICOLA HARDING, INTERIOR DESIGNER

T

here is more to texture than meets the eye – quite literally. Textured surfaces are the new stars of design; increasingly, interior designers are making visually arresting surfaces the centre point of a decorative scheme. So think of texture as a fully integrated element in the decorating process and, alongside your master colour palette, compile a texture storyboard too. First, think practical. Hard surfaces, from worksurfaces to floors, must be durable. Make that a given, then decide between textures that will age well, or robust surfaces guaranteed to retain their crisp good looks. For a patina that weathers well, go for wooden or engineered floorboards, for limestone, terracotta or sandstone, tumbled or version or for leather. Surfaces that always look pristine include porcelain and ceramic tiles, poured resin floor and polished concrete. Ask yourself: is this textured surface fit for purpose? Will it work hard for my lifestyle? Next, mull over visual appeal. If you source an unusual textured surface at the start, be brave enough to make it the central focus. This is where the fun starts, because there is now a glorious choice of extravagantly patterned materials and innovative new combinations of classic finishes. Consider veined marble, onyx or rose quartz, veneers such as walnut or bird’s eye maple, or high-fashion mizes from limestone with copper inlay to marble inset

with mother-of-pearl. Abstract visual effects include 3D concrete wall tiles or toughened glass wall panels with metallic paint. Think about colour: pale blue marble, or limestone in honey, black or pink tones. Are there defined motifs within your chosen texture that can be echoed within a patterned fabric or the shape of a piece of furniture? Consider the tactile factor. At home we touch surfaces, handles and walls constantly, and, even if it’s just subliminal, texture can either soothe or annoy us. You need to satisfy your eye, your fingertips – and the soles of your feet. For organic, nubbly finishes, pick natural wallcoverings like cork, jute

or woven paper, or coconut or timber panelling. Satisfying flooring choices might include rugged tavertine blocks, reclaimed French terracotta tiles or embossed leather. How will these finishes look translated onto a large or a small scale? A detailed choice like iridescent abalone shell or motherof-pearl tiles looks best used in small spaces – as a splashback, perhaps. For large expanses, choose something abstract like satin aluminium tiles. Consider how your carefully edited textures will work together. If you want to make a strong decorative statement with a particular surface, be confident and employ large quantities. A wonderfully patterned wood veneer can be used to clad walls, cupboard doors and even internal doors. In a bathroom, take brightly coloured glass mosaics up the walls and across the floor. For an equally powerful look, choose contrasting textures such as glossy ceramic tiles, a polished plaster wall finish and a resin floor, but all in the same colour. Using textured finishes in such a manner is a great way to deflect attention away from a room lacking in architectural features, or to disguise irregularities such as bumpy plastered walls or an unattractive low ceiling. Another option is to play around with conventional textures. Take materials out of context; try unexpected juxtapositions, from a splashback of vivid green malachite teamed with a stainless-steel washbasin, to a silver or copper worktop adjacent to white laminate kitchen units. Even a simple change, like using black or coloured grout with tiles, imparts a new slant to plain basics. Textured materials require careful planning from the start, and may need a specialist to install them. They may also need to be professionally sealed to retain their good looks. Using texture is not a cheap option, but weaving in just a small quantity of a tactile material will deliver an imaginative vibe at home. Think of your home as a jigsaw, then choose woven, matt or glossy textures to spice up the final picture.

have always been captivated by poppies and their marvellously transient flowers. The Opium Poppy – Papaver somniferum – is particularly fascinating to me as it comes in a remarkable variety of forms. At Chelsea Flower Show earlier this year, double black Opium Poppies featured in the award-winning Cloudy Bay Garden and looked extraordinary against a dramatic backdrop of charred timber. The variety used were ‘Black Peony’ Poppies (Papaver paeoniflorum) which can be sown in April – May as well as August – September. Visiting The Rock or ‘Le Rocher’ as it’s known to locals, is the most obvious place to start for children. With its impressive castle and daily changing of the guard, it brings the fairy-tale alive. Take a stroll through the gardens following the ‘Grace Kelly Trail’, past the cathedral where she tied the knot and down to the Musée

M

Océanographique for great panoramic views, seagull encounters and traffic-free leg stretching. The museum is a sight in itself, a marble temple to the sea, and home to a fabulous aquarium, including a shark lagoon, octopus, corals, turtles and angel-fish as well as an outdoor yellow submarine, which my toddler loved. Even better, Monaco’s ‘petit train’ departs right outside the museum. A great hit with the kids, it’s the perfect way to sightsee without struggling up the steep hills. The train takes you past the harbour, around the Condamine district where the morning market is also a must (as well as its playground) and onto Monte Carlo’s casino. Travelling with boys who like cars? Then it’s worth taking a peek outside the famous Café de Paris, and going to see Prince Rainier III’s amazing collection of 83 luxury vintage automobiles in the Antique Automobile museum. But if boats are more your thing, then a tour of the harbour guarantees an eyeful of mega yachts – an impressive sight by any standards.

Eat & Sleep o spend the night in style, try the Hotel Metropole located in Monte Carlo’s heart. Little ones are well taken care of, with adorable ‘Petit Prince’ bathing products as well as a mini robe, slippers and a muchappreciated soft rabbit for company. Mum and Dad will also love the fact that in addition to the luxurious rooms and stunning Lagerfeld-designed pool deck area, the hotel has three Joel Robuchon restaurants, including the Michelinstarred Asian-inspired Yoshi. But what they’ll love most of all is the colourful, jungle-themed kids club facility, the K Club, which is not only brand spanking new, but also complimentary. For Sunday Brunch, walk over to the 7th floor Horizon Deck at the Fairmont Hotel where children under 6 can eat for free and make the most of the games room, while parents can take in the gorgeous views.

ST TROPEZ TO NICE

It would be rude to cruise the French Riviera without stopping off in St Tropez and Nice, two of the most iconic names on the coastline. Glamorous and grown-up, their appeal is timeless and their beaches are perpetually popular. Musée Océanographique, Monaco

carousel, sculptures and fountains. Another must? The old harbour, where the huge cruise-ships dock and the Colline du Château gardens offer a playground with fantastic coastline views. Kids don’t want to walk? Hop on the tourist train or hire a ‘velo-taxi’ for a quick tour – always fun for the little ones. Older kids will appreciate the Cours Salyea market, with its fragrant flowers and interesting foods, like olives and Fougasse bread or Pissaladière (very tasty pizza-like cooked onion tart). A visit to the pretty La Lorraine pâtisserie, on the corner of Rue Alphonse Karr is also not to be missed. Here you can sample some of the regional goodies, like the southern calissons (elliptical sweets) or firm favourites such as macarons and an excellent pain au chocolat.

On a rainy day, head out to the Parc Phoenix near the airport, with its giant tropical greenhouse housing exotic gardens from Louisiana to Thailand, a jungle of butterflies, animals and aviaries. Looking for something more relaxed? Take a ferry ride over to the peaceful, pedestrian Lerins Islands, a great picnic day out for the entire family, away from the hustle and bustle. A few kilometers away from Nice is the legendary Marineland in Antibes, renowned for its spectacular killer whale shows.

The park also offers a shark tunnel, giant turtle aquarium, rides and playgrounds – not to mention the neighbouring Aqualand for those in search of soaking and adrenaline. Expect dancing dolphins and huge orcas performing in exchange for a few sardines. The kids were bowled over. Pierre & Vacances Holiday Village, Les Issambres

Sleep & Self Cater great base from which to explore the coast is Les Issambres, nestled between the Maures and Esterel massifs near St Maxime. Handily located between St Tropez and Nice and only 10 minutes drive from the beach, the local Pierre & Vacances village offers family-friendly apartments spread over 49 acres. It’s nice to have your own little home-fromhome, especially when it comes with a choice of three pools (one with spectacular views in La Corniche) as well as a playground, tennis courts and basketball court to hand. Alongside the Kids Club, in season there are a host of activities on offer, from circus training to the (apparently) very popular ‘Secret Spy’ courses. Teens will also probably quite like the fact that the village centre has a table football, bar and disco, though my 2-year-old wasn’t too fussed.

‘navette’ ferry which whisks you over the water, bypassing the 45 minutes drive and dropping you off neatly in St Tropez harbour. Tuesdays and Fridays are market days when the famous Places des Lices is covered in stalls selling all sorts of goodies for all ages, from mini saucissons to kaftans, jewellery and a dizzying array of sweets. Luckily they have thought about placing a merry-go-round in the very centre of the fray, ideal for toddlers and patient Daddies. If you are driving however, make a detour to the beaches of Pampelonne, where you’ll find the best private restaurants and clubs, including the famous Club 55 and Nikki Beach. So what makes a

GOOD SCHOOL? Former headmistress Julia O’Connor of NumberWorks’nWords explains how to make the right choice for your child

E

ducating our children is our biggest investment. The return for your money and effort is your child’s future success. Unfortunately, for parents, the outcome is not always what we want. Your child ultimately is in charge of his/her destiny. However, it is the parents’ responsibility to help your child be the best s/ he can be. So what difference does a school make? I think of a school as being similar to a shoe. The correct size shoe will fit but some shoes are more comfortable than others. This is similar with schools. All schools will teach your child but which one will nurture your child and give her/him the best opportunities to explore his/her potential?

• The school offers curriculum and extracurricular activities that will develop your child as a whole person.

The following is a suggested list of criteria a parent might look for in a good school:

• Your child feels comfortable and able to learn in the school.

• The values of the schools are compatible with your family values. • The school will work in partnership with you, the parent, to develop your child’s potential.

• The school has strong academic results. • The school will have good communication skills with you, the parent and your child. • The school will listen to the parent and the child. • The teachers have genuine empathy with the children. • The school gives you confidence that it will help your child to grow academically, socially and creatively. • The school’s facilities are adequate.

So if your children come home from school and the teachers know them by name after the first day and knows their potential, this encourages a love of learning. This helps them be the best they can be and those children have indeed found a school that fits well. They are now wearing shoes that will give them wings to soar! NumberWorks’nWords

NumberWorks'nWords is a private tuition service established in 1984. Providing after-school tutoring programmes in southwest London, it specialises in individual programmes for maths and English.

I THINK OF A SCHOOL AS BEING SIMILAR TO A SHOE. THE CORRECT SIZE FITS, BUT SOME SHOES ARE MORE COMFORTABLE THAN OTHERS

NumberWorks’nWords can help your children develop their true potential by:  TAILORING lessons according to each individual’s needs

 SETTING goals and monitoring their progress

 USING their own programmes developed by specialist maths and English educationalists.  MAKING their learning an enjoyable experience, so that they are more likely to stay engaged.

MIND HOW YOU GO An ancient Buddhist meditation technique is being promoted in our classrooms to help stressed-out pupils, reports Amanda Constance Illustration PHIL COUZENS

M

indfulness is having its moment. From stressed-out City execs to A-listers, from US Marines to MPs, it now seems that everyone is practising this ancient art that has its roots in Buddhist meditation. So much so that an all-party parliamentary group on mindfulness was launched earlier this year. Increasing numbers of schools, particularly those in the private sector, are already looking at mindfulness classes, which focus on teaching students meditation and breathing techniques. The reason for its popularity is clear; mindfulness has been scientifically proven as a treatment for anxiety and depression. Schools are turning to it as a useful tool, at a time when there is an alarming rise in pupils suffering from significant mental health disorders.

Mindfulness has been scientifically PROVEN AS A

treatment for anxiety and DEPRESSION

Anthony Seldon, the pioneering head of Wellington College, is a passionate advocate of mindfulness. Seldon has introduced two-minute ‘stillness periods’ for pupils at Wellington, while teenagers in Years 9 and 10 have a timetabled weekly mindfulness session. From September, both Wellington College and Wellington Academy will be committing to mindfulness, with teachers being offered an eight-week course developed by Professor Mark Williams of Oxford University. ‘With the decline in religious assemblies, the chance to be quiet and reflect during the school day is being lost, at a time when it is needed more than ever as young people experience increasingly frantic pressure in their lives,’ says Seldon. ‘This is severely damaging to the mental health of young people. In mindfulness, we have a powerful, scientifically-proven approach that can make a real difference, and which can be learnt by young people whilst still at school.’ So just what is it? Essentially, mindfulness is a meditation technique – a way of calming and connecting yourself by responding to your immediate surroundings and shutting out negative thoughts. At its most basic, it involves being still, closing your eyes and paying attention to your

breath. When your mind wanders, you bring it back. It is about learning to pay attention to the now, not worrying about what has happened, or might happen. Of course, mindfulness has been around for millennia but it has only been rigorously researched in the past few decades. It was the work of an American doctor, Jon Kabat-Zinn, in the 1970s that pioneered the use of mediation to help patients with chronic pain. This prompted others to research the wider effects of mindfulness on depression; it has since been proven to be more effective than anti-depressants in treating bouts of recurring depression and, since 2004, mindfulness has been recommended as a treatment on the NHS. The idea of taking mindfulness into schools is even more recent and has been led in the UK by the Mindfulness in Schools Project (MiSP), which was founded by two teachers, in 2007. Richard Burnett is a teacher and housemaster at Tonbridge School, the first UK school to include mindfulness in its curriculum for all 13-14-year-olds, while his co-founder, Chris Cullen, was head of pastoral care at Hampton School in London. He now teaches mindfulness at Kid’s Company and the Guildhall School of Music & Drama. Burnett and Cullen had experienced the benefits of mindfulness themselves and wanted to bring it into the classroom. The result is a nine-lesson course called .b pronounced ‘dot-be’ – shorthand for ‘Stop, Breathe and Be!’ which is already being taken up by many of our schools. Independent schools in London which run the .b programme include Francis Holland School, South Hampstead High School, Hampton School, Queen’s Gate and Thomas’s London Day School, in Battersea. Earlier this year, the schools minister, David Laws, indicated that the government were looking at rolling out mindfulness courses for schools in the state sector to help improve pupil wellbeing. Laws told MPs: ‘We are very interested in promoting this and we certainly think that it is an area that merits consideration based on the evidence we’ve seen to date.’ The MiSP claims the benefits of .b include ‘being able to concentrate and listen better, get on better with others, feel happier and calmer and cope better with stress and anxiety.’ Indeed, cofounder Chris Cullen claims that ‘after a mindfulness course, the structure and function of our brains are different’. Seldon puts it even more simply: ‘Every school in Britain could begin this journey back to sanity and self-control by introducing two minutes of stillness every day.’ For more information visit mindfulnessinschools.org

Ask

ABSOLUTELY Property

the Experts Our panel of professionals give you the edge in the property market

1. Where should I invest?

3. When is the best time to sell?

5. Should I redecorate pre-sale?

At present with the London sales market so buoyant any leading London Borough will do. However for excellent capital growth and good rental returns Prime Central London areas such as Chelsea, Kensington, Marylebone, Fulham and Putney are all seeing huge capital appreciation, (roughly 15 per cent this year), and it looks like this trend is set to continue. The Country market is getting busier and ‘out of the way’ counties such as Norfolk and Suffolk offer immense value – a country house with stables, acreage, tennis court and swimming pool can be bought for the price of a small one bedroom flat in central London

Historically, it was perceived that Spring and Autumn were the best times to sell, perhaps so in the country but less in London and especially in Battersea, where the market now remains transactional and robust throughout the year. Personally, over the last ten years I have found the first three months of any New Year to be extremely active as many people start property hunting in January wanting to move in by the Easter holidays. August is also a very strong time to sell. Whilst there are less active buyers, those who are looking are very serious and want to get the job done!

The ‘rule of thumb’ answer is no! There are exceptions to this; typically in a home which has suffered a recent leak, which has been repaired but the stain still remains. This does warrant getting redecorated, but most family houses often have scuffs and minor cracks which the owner has planned to redecorate but never quite managed to get round to doing. Leave it as is; buyers like to put their own mark on a home and given the current demand for houses, a small amount of decorating certainly won’t stop people from proceeding with a purchase.

4. Why hasn’t my property sold?

6. What common mistakes do sellers make?

2.Should I use a Financial Advisor? Definitely. We would strongly recommend getting a Financial expert to search the whole of the market in order to make reliable recommendations about which mortgage product is best suited to your personal circumstances. The best time to do this is when you first commence your search and get your financial expert to provide you with an AIP which is an agreement in principle. Use this certificate when registering with Estate Agents to buy a property and this will make you stand out from the crowd and let them know that you are a serious buyer with your finances already in place.

i

If your property has been on the market for a significant amount of time with little or no interest then you have to look at a variety of factors. Is the pricing right? Is my home being marketed in the right way? Is my agent the right one for the job? These are all the kinds of things that need to be discussed with your agent to make sure they are doing absolutely everything necessary to get you the best price for your home. Pricing is crucial but so is marketing; how big is the agents reach? What forms of advertising are they doing? Ask all these questions and if you are not satisfied with the answers then possibly consider your options for changing agencies.

The most common mistake is that vendors will market their property with an agent who values their property at the highest figure. With so much information available now about property values, buyers are really clued up and choosing a higher value over a lower one could lose you a sale. If you are marketing your property for £50,000 more than a similar property down the street, then your property automatically looks like a bad deal. Choose an agent on the value of their knowledge and the relationship you build with them, not on the value they put on your property.

IN THEIR OWN

WORDS JOHN KEEBLE

Associate Director of Hamptons International, Wimbledon Photography: Rebecca Noonan

I

was brought up with property as both my parents were architects. They both worked from home, so discussions about design and buildings surrounded me since birth. I suppose that doing something to do with property was inevitable, and I’m glad I chose the path that I did. I know very few people want to be an Estate Agent when they grow up, but it’s something I have always enjoyed and it is a career that people should consider if they have a certain character. I do hope I have the right character, as I have been doing this job for over 30 years and it’s too late to put the clock back now! Firstly, you have to like people. You also have to be completely honest and treat every sale is if it were your own property. Often clients are not themselves throughout the process; perhaps because the sale is due to bereavement, financial difficulties or divorce, so there is often an element of being a counsellor as well. It is of the utmost importance to me to be able to support and guide clients to the best of my ability. I also see myself as a caretaker, partly because the job comes with the responsibility of looking after an office that has been here for 114 years, which means constant repairs and maintenance, and also because there have been many managers before me and will be many more in the future. My best advice to purchasers is to try the 100 year test. If you are considering buying a property ask yourself: ‘Will someone want to live there in a hundred years time?’ If the answer is yes, it’s a good place to buy. If the answer is no, think again.

I believe that Wimbledon passes the 100 year test very well. The erudite and affluent lived here a hundred years ago, are still here today and will be in the future. I would also suggest to you, as a potential vendor to base your property price on recent sales and not other agent’s asking prices. Most of our vendors have made either a small or large fortune from just owning a property. Whatever adjustments there are to the market, your cup will always be half full rather than half empty. I can still recall my fist day at Hampton and Sons in the 1980s and how differently estate agency worked then. Now the applicant cards have gone and have been replaced by computers, which make our lives a lot easier. The company has also grown dramatically since then and now boasts an international reach. However, the fundamentals of this business never change; it’s all about liking people. If you don’t like people, go and do something else! Wimbledon is a lovely place to work and my wife is lucky enough to work here too, running the Wimbledon Village School of Ballet. She is the talented and cultured one in the family, so hopefully our two children take after her! As an Estate Agent, I have seen the highs and the lows and booms and busts in the market. Somehow the show always goes on and I look forward to enjoying it for the next thirty years. 020 8946 0081; hamptons.co.uk

his four bedroom property has recently undergone a major works programme and offers a wonderful family home finished to an exacting standard. Providing a high level of accommodation, the ground floor of

the reception space is cleverly designed to maximise space and light, with defined living, dining and kitchen areas, with a useful separate utility room and cloakroom. There are three bedrooms located on the first floor, with one featuring an en suite shower room, alongside a family bathroom. The master bedroom suite is found on the second floor and benefits from a luxurious en suite bathroom and south facing balcony, large enough to hold a table and chairs or sun loungers. To the rear of the property there is a pretty south facing landscaped garden, with a Cotswold stone patio and lawn area, as well as

low maintenance planting. The property has also been installed with audio visual cable capability in both the living room and every bedroom.

central London but consequently forced to sell at whatever price they could get when interest rates rose. This traditionally caused prices to fall back making PCL vaguely affordable again. This time appears different though as an extended period of weak Sterling has brought a huge number of cash buyers none of whom will need to sell if rates rise. On that basis it seems a safe bet that the gains made South of the River are most likely a re-rating of the area and not a bubble, something those of us who’ve lived here for years will welcome.

Sales Director of Douglas & Gordon

e have just launched our new ‘travel time’ feature which allows you to search for property based on journey time to a selected destination and your preferred method of transport. You can use our great, new travel time feature to find properties for sale or to rent that meet both your property requirements and your travel criteria. So, if you’re looking to be within a certain journey time from family, friends or work, make sure you use our new feature to find property.

ou can’t stop people talking about a bubble. Such talk is a tiny bit frightening though as by definition bubbles burst. As a buyer you think should I buy and as a seller should I sell? However, let’s step back for a moment. Growth south of the River has been wedged into a tight 12 -18 month period. The last five years have been all about Prime Central London. Buyers have recently been forced south driving VERY rapid price growth that wasn’t sustainable and IS now plateauing. Historical (hysterical?) peaks have tended to be driven by City types leveraging and buying in

KFH RAISES £10,000 FOR HOUSING FOR WOMEN CHARITY kfh.co.uk

K

inleigh Folkard & Hayward, one of London’s largest independent estate agents, has raised £10,000 in aid of Housing for Women charity. A team of more than 50 KFH runners took part in the London Estate Agents run organised by the charity on Sunday the 15th of June, running a route of 10 kilometres around Clapham Common in South West London. Leading the charge were Leigh Munday and Sarah Burgess, Sales and Lettings Managers of KFH’s newly opened Clapham Common branch, who were supported by 50 of their London wide colleagues. Anna Macleod, Head of Marketing and Communications at Kinleigh Folkard & Hayward, comments: “With housing Londoners at the core of our business, raising funds for Housing for Women charity was one that really appealed to us as a business. This feeling was further amplified internally as all 700 of our staff members got behind the cause, with more than 50 opting to run and the rest helping to raise funds, the outcome has been phenomenal and one that we’re very proud of. With final donations still pouring in and a final tally being done, it looks likely that we’ll achieve our ambitious target of raising £10,000 for this

great cause and having opened our second branch in the Clapham area, it was a fun way of engaging with local residents while doing our bit for those less fortunate.” The team ran alongside a host of rival agents from the likes of Winkworth, Stirling Ackroyd and City Realtors, contributing towards the total event target of £15,000.

T

his year aspire were pleased to sponsor Battersea’s Rosenau Crescent’s ‘The Big Lunch’ which was held in June. The aim of the event is a simple idea taken from the Eden Project to get as many people as possible across the whole of the UK to have lunch with their neighbours annually on a Sunday in June in a simple act of community friendship and fun. A Big Lunch can be anything from a few neighbours getting together in the garden or on the street, to a full blown street party with food, music and decoration that quite literally stops the traffic. Sponsored by aspire for the first time this year the money was put towards food and drink for the lunch as well as a donation to a local charity – the Battersea Crime Prevention Panel of which the Battersea Summer Scheme is a principal project organising trips, outings and events for under-privileged young people in the area. Mark Howell comments; “We are delighted to have sponsored this event as it is held just round the corner from our Battersea office and we like to support local community events and causes. It was a very successful day and residents from Rosenau Crescent thoroughly enjoyed getting together outside their beautiful homes and chatting over a meal with neighbours and good friends.”

AS TEMPERATURES RISE, THE PROPERTY MARKET STABILISES IN BALHAM Whilst activity remains strong as we move into Summer, with a healthy choice of properties on the market, Clifford Harvey of aspire’s Balham office believes we are witnessing a slowing down of the strong upward momentum of 2013, as higher prices and more prudent lending measures create a level of caution among sellers and buyers.

T

he market remains busy in Balham as we move into the traditionally strong summer months of June and July, but we are certainly experiencing a realignment in the housing market. Although the change in the dynamics of the property market is not a dramatic one and is unlikely to develop into a boom/bust cycle – we are certainly seeing a softening. 2013 was a spectacular year - and in effect made up the ground lost during 2007-2012 – a year when confidence returned to the market and families started

to switch from holding cash in the bank to property for themselves or their children. Balham and the surrounding area continues to be a South-West London hotspot - many buyers who initially head for Clapham and Battersea get diverted to Balham because they get more for their money, and also because the area has the same Victorian terrace housing stock, good schools and good transport, and we are expecting market prices to hold steady until the end of the year. The family homes/period

properties around £1.5m continue to sell well as families look to buy before the start of the new school year and the shortage of properties experienced in 2013 seems to be righting itself with a much greater choice and buyers taking the time to view several properties and not rush into decisions. In some cases, houses are staying on the market for a while alongside a change of agent and a reduced asking price. Our advice to vendors is to be more realistic as buyers become more cautious - particularly with the possibility

.co.uk

ASPIRE ADVERTORIAL.indd 2

02/07/2014 17:07

of interest rate rises and the forthcoming election next year and lenders tightening up their mortgage lending rules - limiting the amount home buyers can borrow relative to their incomes and as a proportion of a property’s value. The lettings market is also traditionally strong in the summer months and this year is no exception with prices currently remaining stable. We anticipate a good deal of activity over the next few months as notice takes effect on current properties and the influx of new graduates looking for somewhere to live as they start their first job.

What happens if a tenant moves out before the end of the lease agreement?

I

n the event that a tenant moves out before the tenancy officially ends and the tenant hasn’t informed the Landlord or paid his rent, the Landlord must seek legal advice. Check with the tenant that they can go in to the property, email the exiting tenant to say they are going in at a certain point giving the relevant notice, usually 24 hours in writing, saying that they will be visiting the property unless they hear to the contrary from the tenant. Assuming all is legally ok to do so, start marketing the property as soon as possible and make the property as attractive as possible to re-rent. Have it professionally cleaned if the tenants have not done so already.

I

f you are looking to buy a home or investment property with the best capital appreciation then period properties which are close to amenities including schools, shops, restaurants and bars as well as good transport links are a safe option. These properties may be even more desirable if they are in slightly tired condition or could be extended so a buyer can add their own value. Properties in more up and coming areas, as long as transport and amenities are good or in the catchment for good schools are also likely to maintain and hold value while having more potential growth than others in already prime locations. However, with that goes slightly more risk so having the ability to hold that property is more important- there is often a compromise somewhere but a good and flexible floorplan with equal sized bedrooms is key. Even if you have to spend a bit more at the point of purchase to get the home/investment you want in an area you like, you should do it because it will be worth it long term.

FUN FOR FREE

Dolphin School Battersea. We are lucky enough to sponsor their football team, have attended their nativity and look forward to being involved with new projects together.

Have breakfast on the river in The River Quarter Kitchen, then visit Criterion antiques auction. Lunch would be at the Round House pub close to Wandsworth Common.

I love running all over Battersea and by the river taking in the London landmarks. The Park has 19 floodlit tennis courts, eight lane running track and local club meets.

Fun for free isn’t hard when you have Battersea Park on the doorstep, I would go for a stroll or bike ride round the park and visit the gardens and the Pump House art gallery.
