The iconic Sunset Station, located in the St. Paul Square Historic District, is

one of Zachry’s strategic initiatives to revitalize the east side of downtown San Antonio.

The University of Houston’s Conrad N. Hilton College of Hotel and Restaurant Management was part of the first phase of Zachry’s master plan; now residential living continues the vision. Zachry Realty, in partnership with NRP Group, a national development company, is building Crockett Lofts at Sunset Station, a 272-unit, multi-family residential development.

In addition to the College, Zachry recently redeveloped the nearby Staybridge Suites, a Zachry Hospitality-owned and operated 138-room hotel. Hot and trendy restaurants like Tony G’s Soul Food and Smoke: The Restaurant currently occupy St. Paul Square, and double as music venues on the weekends.

“Over the next few years we expect there will be more than 400 people living in this area, and hundreds more going to school, working or simply coming to the area to have fun,” said Vice President of Zachry Hospitality Rene Garcia. “This serves as a catalyst for future development. Our goal is to continue to renovate the buildings and attract tenants that will add to the unique character and charm of St. Paul Square and downtown San Antonio.”

Crockett Lofts at Sunset Station is expected to open for residence in late 2017.

St. Paul Square is located on East Commerce Street, one of the city’s oldest thoroughfares. The area was originally settled in the 1700s as a farming community that supported the Mission San Antonio de Valero, otherwise known as the Alamo.

High Voltage

ZUUS’s employees help power South Central Texas Since 1972, Zachry Underground & Utility Services, Inc. (ZUUS) has forged its own path under Zachry Corporation’s umbrella. Its capable employees provide specialized services to bring power to the South Central Texas region.

ZUUS’s biggest client is San Antonio-based CPS Energy, the nation’s largest municipally-owned energy utility. CPS has been a ZUUS client since 1983, which has significantly contributed to the division’s success.

“CPS does not just award to the lowest bid,” said Zigmond.

“Subcontractors have to meet special criteria. Our work history and reputation are the reasons for our success.”

ZUUS has retained three CPS Energy contracts for decades, marking the oldest contract at 30 years and the other two at 24 and 22 years. In addition to its work for CPS, ZUUS recently supplied additional power for the expansion of the Methodist Children’s Hospital.

From replacing underground electrical cables and transformers to burying overhead electric power lines across the city, ZUUS’s employees are specially trained to handle high voltage and are ready to go where they are needed. Crews often work in the backyards of people’s homes, using specialized equipment such as miniexcavators and mini-cranes to carefully maneuver around swimming pools and landscaping structures. They work downtown routing power from substations through existing neighborhoods.

Zigmond recalls an extremely delicate job providing additional power to the Capitol Aggregates Cement Plant in San Antonio that involved installing a tunnel system through a CPS Energy electrical substation.

That job required the ZUUS team to work near active 130,000-KV exposed power lines, maintaining a 15-foot clearance from the lines at all times while setting 10-ton tunnel boxes in small, confined work areas. They had to rent specialized equipment for excavation capable of handling the intense power exposure.

Employee longevity Joey Zigmond began in the department as a laborer in 1979, following his brother Alvin, who started as a foreman when the department first opened in 1972 and retired as general superintendent in 2015. Joey earned a promotion to foreman and, in 1989, to superintendent.

He proudly points out that, like him, all current supervisors in the department began as laborers, a testament to the longevity and dedication of the ZUUS team.

“We currently have 91 employees at ZUUS and they are all highly skilled and very dependable,” said Joseph (Joey) Zigmond, ZUUS assistant general superintendent. “In fact, about 50 of our employees have been here for 10 years or longer. I think that shows our team’s dedication.”

Capitol Aggregates promotes Shannon Moralez to Vice President

In June, Capitol Aggregates announced the promotion

of General Counsel Shannon Moralez to the position of Vice President and General Counsel of the company and its affiliates.

Moralez, a native of San Antonio, has come a long way after growing up on the city’s Southside. She is very proud of her roots, a fact that is not lost on her colleagues at the cement plant who greet her with “Southside!” whenever they see her.

“Shannon has done an outstanding job providing a broad range of legal and professional services within Capitol, including contract negotiations, risk mitigation and management guidance,” said Capitol Aggregates President Greg Hale. “Her leadership is important to Capitol’s success.”

Moralez joined Zachry in 2004. She earned her undergraduate degree at Texas A&M University and law degree at St. Mary’s University School of Law. Family is her priority, which includes a teenage daughter and son.

In addition to Capitol Aggregates, she provides legal oversight and management to other Zachry entities, such as Zachry Hospitality and Maxon Solutions.

“I believe you must be flexible and resourceful to be a successful problem solver,” she said. “If something is outside your area of expertise, you should branch out and learn more to better understand the issues and help your team find good resolutions.”

Extensive research through the years shows that engaged employees who enjoy coming to work are more likely to live happy lives outside of work, be healthier and more productive in everything they do. Zachry’s approach is to listen to what employees are saying, be more proactive in attracting new talent, change the way the company looks at employee performance and ask what the latest generation of workers wants when looking for a career.

Rethinking employee performance Zachry Corporation is exploring a new companywide program designed to drive more frequent dialogue and conversation between employees and their managers.

Several project managers from different divisions are in the middle of a pilot program called Quarterly ConnectZ. By eliminating the numeric performance review scale, this less formal approach seeks to highlight employees’ strengths and talents, and facilitates the development of career progression tailored to the individual employee. While this new program has its share of critics, more companies are adopting this new way of engaging employees. If successful, Quarterly ConnectZ will likely replace the “Career Blueprint” performance evaluation process in 2017.

Feedback for the future The 2016 Employee Survey was the beginning of Zachry’s approach to employee engagement. The survey was significant because it anonymously told the story of how employees currently felt about working for Zachry and set the baseline for future surveys. The results help start conversations between managers and employees and are giving teams the ability to address feedback specific to their working environment. The survey is a great first step to examining what makes Zachry a great place to work and what needs to change. The next Gallup employee survey is scheduled to be conducted in the first quarter 2017.

Reorganization highlights • Lindsay Hartman is a new employee hired in February 2016, and is the HR Manager for Capitol Aggregates.

• Kirt Krueger, hired in 2001, previously managed HR operations for the Houston Grand Parkway project and was promoted to director in June 2016 to lead a new department, Compensation, Benefits and Analytics.

When Zachry’s 2016 summer interns began their brief stint in the field and in the office, they were asked to complete a survey that included questions such as “what you are looking for in an employer?” and “how would you describe your ideal working environment?”

While their responses varied somewhat, the answers may surprise you. Wages and titles were not at the top of the list for these young Zachry prospects. Teamwork, friendly work environment, and opportunities for selfimprovement were the top desired employer qualities when looking for a job.

In August, Capitol Aggregates took customer

networking to a new level with the Capitol Aggregates Leadership Development Forum. This customerfocused two-day event held in San Antonio replaced the company’s annual Customer Appreciation Seminar.

Approximately 40 decision makers from a broad cross section of Capitol’s customer base participated in the conference.

According to Director of Technical Services Rusty Winters, the decision to evolve to this new format was driven by a desire to transform the relationship between Capitol and its customers.

“We want our customers to look at us as more than just a place where they buy rocks, but as a business partner and as thought leaders,” he explained.

At the heart of this conference was the theme “front porch,” and how 50 years ago everyone had them and visited on them. The conference began with golf at the TPC San Antonio located near the J.W. Marriott Hill Country Resort followed by dinner at Casa Rio on the San Antonio River Walk and accommodations at the Hilton Palacio del Rio. convened at The Pavilion, located near the Hilton Palacio del Rio downtown, for a day of multifaceted programming led by LeaderWork, Inc. With the style of a front porch discussion focusing on industry problem solving, groups of four shared mutual challenges experienced in their businesses while artist Cindy Teske graphically recorded the ideas and topics

being discussed and displayed the images on the walls.

“After last year’s event, attendees told us they particularly enjoyed the opportunity to share industry insights, challenges and solutions with their peers,” said Marketing Manager Kristel Perry. “This sparked the idea to forgo the traditional speaker-led format and develop an event to facilitate networking among our customers.”

Grand Parkway Project receives prestigious award

The Zachry-Odebrecht Parkway Builders joint venture that successfully delivered the Grand Parkway segments F1, F2 and G (from US 290 to I-69/ US 59) was recognized by the National Council for Public-Private Partnerships (NCPPP) for its innovative approach to achieving faster delivery, lower costs and better design. The award was presented at the NCPPP P3 Connect event held in Chicago on July 28.
