Hotel MAC Built Area: 998 mÂ˛ Hotel Mac was designed to belong to a 3 star rating, has a capacity of 15 rooms with two different categories. On the other hand, the architectural complex includes as additional services a swimming pool and a cafeteria-dining room oriented not only to satisfy the demand of the guests of the facilities, but also to the demand of the general public. In addition, through the spatial configuration of the internal circulation, the building allows the guest to appreciate the internal perspectives when in the room and the external perspectives when moving through the corridors. On the other hand, through the volumetric configuration, the building allows maintaining a level of security and privacy that is more appropriate for guests and staff.

La Ceibita Offices Built Area: 237.79 mÂ˛ The present project is located in the city of Managua, residential MonseĂąor Lezcano. It is located on a lot that has an area of 158.34mÂ˛. These facilities are intended as a rental space for companies in general, reason why the internal environments have a minimalist style and an open zoning. The main structure is metal frame, has a modulation of 4.50x4.50m and 3.50m in height due to the proportions of the site. The materials proposed for enclosure are prefabricated (Covintec and Durock) in order to guarantee a light and slender structure.

Alpha Clinic Built Area: 287.36 mÂ˛ The present project consists in a modular building designed to function as a clinic and laboratory. The building has two levels and is scheduled to be built in two stages. The first stage contains in its first level two laboratories assisted by a sampling space. On the other hand, its second stage includes four medical offices in the first level and a second conference room designed to function as a meeting space for the clinic staff.

Built Area: 231.43m² Architectural Design Guidelines • Create a building that integrates spaces of commercial character in the first floor and housing in the second. • Take advantage of the Nor-East corner of the Lot to create a commercial module that offers more transparency in relation to the rest in the case of the first floor, and in the case of the second floor, locate spaces of a social nature to take advantage of ventilation and natural lighting. • Generate a volumetric richness contrasted by color, openings and insinuated planes without drastically modifying the base structural modulation. Stylistic Reference The most influential stylistic currents in this design are basically Minimalism, and Rationalism. Structural System The Structural Concept of housing corresponds to the Reinforced Concrete Frame System with Isolated Foundation.

Recreational Assistance Center Las Mercedes Built Area: 390.43m² Location: Las Mercedes, Managua, Nicaragua The CRN18 Recreational Center is a design developed at the preliminary project level. Architectural Design Guidelines The design takes as a starting point the rehabilitation of an existing pool in order to use it to provide training to CRN staff: • Among the most relevant criteria are: • Rehabilitate the pool and integrate complementary areas such as changing rooms, toilets and showers. • Design a terrace on the second level with a view towards the pool. • Design five commercial modules in the front of the architectural complex with independent access. • Due to the topographic configuration of the site, which is distributed in three terraces, it is necessary to create elements that, facilitate the circulation of people with reduced mobility. Its structural system is designed as a reinforced concrete frame with isolated foundations and its Constructive System as confined masonry of concrete block.

Residence Ruíz Rodríguez Built Area: 218.34m² Architectural Design Guidelines 1. Due to the proportions of the site the house is subdivided into two longitudinally implicit spatial blocks, the product of structural modulation. 2. Create spaces with a considerable height to avoid hot and dark spaces. 3. Use of neutral colors and white as the predominant color to generate the feeling of spaciousness in each and every one of the internal spaces. Plaza Comercial Vistana Victoria Built Area: 11,495.57mÂ˛ Plaza Vistana Victoria emerges as a response to the spatial needs identified in the Oriental Market merchants. The architectural complex consists of two blocks, inside one of these blocks there are two old buildings that were previously used as warehouses which are renamed as Building H and Building I. The complex contains 9 buildings named from Letter A to Letter I. The design projects 31 Modules for wholesalers, 2 modules for retailers, 2 modules for banks, one building as a Food Court, one warehouse and 4 modules for wholesalers or companies that require a space of big magnitude.
