Calling all companies

Everyone in the newsroom knows when it’s crunch time for the Gulf Coast 500.

It comes about June, and we know it’s here because Sean Roth, the Business Observer’s research editor, begins his annual job of tracking down delinquents.

He tries to get a jump on this task starting at the beginning of the year, when he sends out requests for companies’ information via email and fax.

But it always comes down to calling.

Perhaps you can appreciate how many calls it takes to get the information before you: revenues for 2012 and 2011; employee counts; contact information; CEO’s names and ages; and various other facts for 500 companies in eight counties from Tampa to Naples. By Roth’s deadline, everyone in the newsroom knows his call script by heart.

It takes about seven months to put this information together each year, and this year, we added more.

This year we set a minimum of $3 million in 2012 revenues for companies to make the list.

The revenues listed are for the most part self-reported by the companies.

We ask for gross revenues, which do not include pass-through revenues for industries such as real estate, advertising agencies or professional employer organizations.

You might have noticed that we also changed the format this year. Rather than insert the book into the paper as we have in years past, we decided to make it a reward for our loyal subscribers. The new format also allowed us to include something we’ve been missing in previous years: stories about companies on the list.

Scattered throughout the book are

stories of rebounds and growth, strategies and survival. They help tell the tales behind the numbers in the lists.

Nationwide Title Clearing Inc. In 2010, NTC formed a company team to fundraise for the American Cancer Society Relay For Life of Palm Harbor. NTC has participated annually ever since, raising $43,048 collectively. In 2013, the event theme was rock bands, and NTC chose the band KISS for its team theme. After the event, the team sent a letter to KISS about its fundraising success. KISS posted the team’s picture on its website and Facebook page, and it got more than 4,000 likes.

Wood Works

A commercial cabinetry firm took a geographical expansion and diversification route to beat the downturn. The strategy flipped around a nearly 50% sales decline.

T

he recession forced Ethan Adams into a two-year road trip.

Not for kicks, but for work.

Adams, CEO of the Adams Group, a North Port-based commercial cabinet and woodworking firm, hit the road in 2009-2010 in an all-out effort to snag more business. Adams and a salesman with the firm went everywhere from Texas and Tennessee to Georgia and Alabama. Adams traveled somewhere almost every week.

The effort was a success. The family-run firm reversed a steep decline in sales and employees. The Adams Group is also now a regional player in the niche world of cabinetwork for commercial buildings, with a concentration on health care, education and museums. It’s won bids to work on projects with total values that exceed $300 million, and its work now ranges from desks in schools to wood-paneled courtrooms in judicial buildings.

“We had a small product offering and we were in a tight market radius,” says Adams, 32. “We don’t want to be in that position again.”

Sales at the company in that prerecession position reached $15.5 million in 2008, a slight increase over 2007 and a galactic leap from about $4 million in 2000 revenues. The firm had 110 employees in 2008. Annual revenues, though, dropped to $12 million in 2009 and to around $8 million in 2010. The company slashed its payroll to about 60 employees.

That’s a wide contrast from 2012, when revenues increased 30.5%, from $12.64 million in 2011 to $16.49 million. The payroll is back up to about 100 employees, and Adams projects about $20 million in revenues this year.

Another boost for the firm, beyond going regional for work, says Adams, was a 2011 exclusive dealer agreement it signed with Ontario, Canada-based Mott Manufacturing. Mott is one of the leading laboratory casework firms in North America, says Adams, and being named its only supplier for Florida and Georgia was a big coup.

The Adams Group also moved offices in 2011, from about 30,0000 square feet in Punta Gorda, near the Punta Gorda Airport, to a North Port industrial park in south Sarasota County. The firm

Ethan Adams has led a resurgence in sales at the Adams Group, a North Portbased commercial cabinet and woodworking firm. bought its new headquarters complex, three buildings with 48,230 square feet of manufacturing and office space, for $1.92 million. Busy Bee Cabinets, another cabinet firm hit by the recession, previously owned the complex.

The new facility is only part of the company’s expansion. The Adams Group, backed partially by at least $300,000 in performance-based incentives from the city of North Port and Sarasota County, also committed to more than $2 million in renovations and machinery upgrades. The company must hire 100 employees over five years for the subsidies.

The Adams Group was founded in 1978 in Dayton, Ohio. Back then it was Adams Bros. Cabinetry, and it built kitchen cabinets for local homeowners in an old hog barn. The firm relocated to Florida in the early 1990s and shifted to commercial work, changing its name to the Adams Group to reflect the broader appeal. Several Adams family members still work for the firm, including Maria Adams, Ethan Adams’ wife, who runs human resources, and Jonathan Adams, Ethan Adams’ cousin, who is the chief operating officer.

One of the company’s primary challenges, says Ethan Adams, is to hire and retain top employees. Another

I

t turns out the recession was a boon for Homes by WestBay LLC. Just ask Willy Nunn and Roger Gatewood, who created the business in late 2009 and began building houses in 2010.

In 2011, the company’s first full year of operation, Riverview-based WestBay built 68 semi-custom homes in the $300,000 to $500,000 price range. That’s nearly twice as many as WestBay expected.

“We focused on a market segment no one was serving,” says Nunn, president of WestBay. “There was less competition than we expected, so the business exploded.”

In 2012, the company built 138 houses and had revenue of $56.24 million, making it one of the largest local homebuilders in the Tampa Bay area.

During the economic downturn, many semi-custom builders closed.

The remaining companies tended to build smaller, less expensive homes.

Nunn and Gatewood believed there was still demand for semi-custom homes, and they were right. Not only did WestBay face little competition, historically low interest rates made costlier homes more affordable to many.

Part of WestBay’s marketing plan was building in areas where there was sufficient demand, such as FishHawk Ranch, Seven Oaks and MiraBay in Hillsborough County.

As the economy has rebounded, WestBay has faced more competition.

“The whole industry has picked up and is running at capacity,” Nunn says.

WestBay changed with the market as competition increased among semicustom builders. It now builds houses starting at $170,000 and custom homes as expensive as $1.2 million.

“Our goal is to serve a variety of price points,” Nunn says.

WestBay expects to build 250 houses this year and 350 houses in 2014. Its long-term goal is to construct 600 to 800 homes a year.

plan for long term and have a very solid company,” says Nunn, who was formerly with Centex Homes, Taylor Woodrow and Westfield Homes.

Gatewood, who owned Westfield Homes, sold the company in 2002 to Standard Pacific Corp. for $56.5 million in cash and stock, according to news reports.

At WestBay, lower-priced houses are part of the company’s production division, which offers buyers fewer options.

In the estate division, where prices can exceed $1 million, buyers have many options.

So far WestBay has limited its projects to Hillsborough and Pasco counties. But it expects to start building in Pinellas late this year and it’s looking at Manatee County.

One of its newest challenges is finding skilled trades people and finish-

ing homes on schedule as demand increases for subcontractors, such as roofers, plumbers and carpenters.

Lower-priced houses are taking about four months to build.

“The availability of labor is a challenge for everybody right now,” he says.

“The market has recovered faster than any of us expected.”

Nunn contends that WestBay is a step ahead of many of its competitors.

“We’re extremely well positioned thanks to our long-term relationships with high quality developers,” he says.

“Things that are problematic for others, we do well.”

He expects the market recovery to last another 13 to 15 years, and WestBay to ride the crest of that recovery as one of the top 10 homebuilders in the Tampa Bay market.

One of the company’s goals is for its homes to command the highest average price among the top 10 builders in the area.

And he’s not unduly worried about losing sales from rising interest rates — at least not in the foreseeable future.

“It’s important to remember how low interest rates are in the context of the last 50 years,” he says.

Rate management Longtime hotelier Fred Hirschovits says room rates are rising again after years of declines.

T

he recession-generated metamorphosis in the engineering industry has squeezed firms like Karins Engineering Group.

When Fred Hirschovits lectures students at the hospitality school at Florida Gulf Coast University in Fort Myers, he doesn’t shy from telling them about his experience.

During the downturn there was nothing glamorous about the hotel business, Hirschovits tells them. After all, the Holiday Inn he owns with other investors near the university

opened at probably the worst time in the recession: February 2009.

That area near FGCU and Southwest Florida International Airport experienced a development boom in the mid-2000s that created several thousand new hotel rooms. Multiplied by the 365 days a year, that turns out to be about 1 million room nights. “There’s still too much supply,” says Hirschovits, the president of Naples-based Twenty Twenty Worldwide Hospitality.

But Hirschovits, 61, says the hotel business is growing again. Occupancies are rising and so are rates. His own company posted revenues of $9 million in 2012, up 12.5% from 2011.

Get Satisfaction W

hen John Paul Orr complains that mass merchandise retail “customer service isn’t what it used to be,” he isn’t just back-porch pontificating.

The president and CEO of Cast, a Sarasota-based company in the shopper marketing industry, Orr actually tries to do something about it. And in Orr’s view, it’s not only the people who work at the stores, but the size of the chains themselves. “These megacompanies,” says Orr, “outgrew their ability to provide a satisfying customer experience.”

Cast, which stands for Creative Agency Services Team, attempts to bring back that satisfaction. The firm does that through projects it undertakes at a host of national retail chains, from product display design to overhauling packaging processes to some mystery shopping. Cast also does sales training, and it oversees price comparison studies and product recalls. Clients range from Macy’s to 7-Eleven to Kroger.

“We look at a shelf’s edge,” says Orr, who previously worked in executive positions at Eckerd Drugs, Kmart and Polaroid. “The place where a customer shops. We want to make that a better place.”

The formula works: Annual revenues at Cast are up 34.6%, from $7.8 million in 2011 to $10.5 million last year. Plus Orr says the firm, with 55 employees out of its Sarasota headquarters, has grown sales by at least that rate for each of the past few years.

The Cast success mirrors the shopper marketing industry, which, according to the Grocery Manufacturers Association, has grown at least 20% a year. And behemoth consumer product firms, reports Ad Week magazine, have made sizable investments in shopper marketing. Proctor & Gamble, for example, spends at least $500 million a year on shopper marketing data and projects.

Cast, of course, is puny in comparison, but the mission, to provide proprietary intelligence to retailers, is the same. Cast accomplishes that through its nationwide network of more than

18,000 contractors who work on a project basis. Those contractors follow Cast’s protocols, which Orr says are heavy on data and details, all with idea that the consumer is a savvy shopper. “Consumers don’t want to be influenced,” Orr says. “They want to be helped.”

The sales increase at Cast also enabled Orr to stake out a spot for the company’s future, in the acquisition of a new headquarters. Orr and his wife, Kelly Orr, who also works at Cast, bought a 23,454-square-foot-building last year on Fruitville Road, about four miles east of downtown Sarasota. The couple paid $2.5 million for the building, according to Sarasota County property records.

The Orrs spent another $200,000 in renovations at the building, the former home office for Photo-Tech, a corporate photography firm. Photo-

Tech’s business suffered at the onset of the recession, though, and the lender took back the building in 2008. It sat vacant until the Orrs bought it.

The building is considerably bigger than Cast’s current needs, but it still provides some benefits. For one, the firm, which moved four times in five years, no longer has to worry about outgrowing its office. “As the company started to take off,” says Orr, “I was feeling more like a real estate agent than a CEO.” On one of the busiest roads in Sarasota, the building, moreover, is a trophy property for Cast. The company also has offices in Rogers, Ark., near Wal-Mart’s headquarters, and in California. “This building helps represent our capabilities,” Orr says. “It reflects an investment of a company that is high-tech with talented people.”

turned its focus to hiring people with no insurance experience. “We had to start creating that next generation,” says Bishop. “Now we’re creating longer-term success. It’s easier to manage, easier to measure. It’s more consistent because we’re growing organically.”

Bishop, a University of Florida graduate, has worked at Bouchard for 16 years. It’s the only company he has worked for since college. You could say insurance is in his blood. His father owns a State Farm insurance agency in Pinellas County.

Bouchard Insurance, now 210 employees strong, has a full-time recruiter and two full-time educators.

The company finds good people and trains them. “That has become a staple of who we are,” he says.

From day one, that training focuses on the company’s culture of “Customer First.”

Within the first week of starting work, employees meet the CEO, who presents a two-hour PowerPoint on the company, its mission and culture.

It doesn’t matter if there’s only one employee or five. Bishop makes the presentation. Bishop says he’s able to do it because he relies on his senior management for a lot of heavy lifting.

“I have a good team that puts this together,” he says. “I don’t have to schedule it. It just shows up on my calendar and all I have to do is show up and do the presentation.”

Trust among employees and managers is key to the company’s success, he says. “You can’t operate at the speed that we operate without high levels of trust,” Bishop says.

Bouchard has seen double-digit growth most years and remained profitable. The company expects to hit the $35 million in revenues this year.

In five years, Bouchard might have locations in other states — if it makes sense for the company. Year-over-year double-digit growth is good enough for the regional insurance broker.

“We’ll never be the fastest growing company because we continue to manage and balance profitability and growth. We could grow faster but our profitability would lag,” he says.

Don’t look for Bouchard to sell to another bank or outside investors: It’s not in the plan.

“We’re not just privately owned.

We’ve privately owned and employeeowned,” Bishop says. “Nobody can be a shareholder if they aren’t a Bouchard employee. We have no outside invest-

or five years, Bouchard Insurance was on a growth spree, buying insurance agencies to keep up with its new owner, Naplesbased First National Bankshares.

The Clearwater agency was 51 years old with 40 employees and one office when First National Bankshares came along and bought the firm in 1999.

Then the acquisitions began.

Bouchard added offices in Fort Myers, Sarasota and Kissimmee.

“The average age of our sales force was somewhere in the high 40s. It was 47 or 48,” says Bouchard CEO Doug Bishop. “We knew our short-term future would be good, but long term we had to create a future. We had hardly anyone in their 20s.”

The company, which sells commercial insurance to businesses, was able to change its focus after management bought the business back from First National Bankshares in late 2004. Fifth Third Bank was acquiring First National Bankshares and wasn’t interested in owning an insurance company.

Bouchard management, which included three brothers, Rick, Tim and Ray, regained ownership. Their father, Roger Bouchard, founded the agency in 1948.

They formed a succession plan with younger management. Bishop and nine others formed a minority shareholder group with the intent of buying out the majority owners upon their retirement.

That happened four years later.

And Bishop became the third CEO in Bouchard’s history, replacing Rick Bouchard who had trained him for seven years. “At 42, I’m an old guy around here,” Bishop says jokingly.

Bishop says the search will begin with its younger workers. “Their creative ideas, their innovative ideas are going to be the platform of where Bouchard goes next. Our challenge, our opportunity as management today, is to make sure we don’t stifle that, we don’t stand in their way.”

Good Catch A father-and-son team plans to grow its seafood restaurant chain from Tampa to Key West. They have even bigger plans for the future.

ony and Grant Phelan have big growth plans for their seafood restaurant chain, but they won’t sacrifice growth for control or profits.

The Fort Myers father-and-son entrepreneurs own and operate eight Pinchers Crab Shack restaurants from Sarasota to Key West. They’re planning to open three more, including in the first one in Tampa. “We’re going to have 100 of them at one point,” says Grant Phelan.

But here’s the thing: The Phelans are doing this without outside investors or big bank loans. “We cash-flow everything,” says Grant Phelan, 36.

“We’ve had some good years.”

Indeed, Phelan Holdings posted 11.4% growth in revenues in 2012 to nearly $28 million. “Same-store sales are up about 10% this year,” says the

younger Phelan.

The financial discipline arose from the elder Phelan’s earlier financial setbacks. The Texas restaurateur lost his Irish-themed restaurants during the oil bust of the 1980s, moved his family to Naples and started over as a waiter. Tony Phelan, 63, opened the first Pinchers Crab Shack in Bonita Springs in 1997, decorating it with discarded items he’d find while driving around.

The rent was right: $2,900 a month for 4,000 square feet. “I still dumpster dive,” he chuckles.

It’s that kind of attention to expenses that’s helped Phelan Holdings grow.

Everything from the furnishings to the equipment and the real estate leases are deals the Phelans find and can afford with cash. “We take over other peoples’ mistakes,” says Grant Phelan.

Much of the growth in 2012 came from increased traffic in its restaurants, a testament to the quality of the food and promotions such as “kids

eat free,” the Phelans say. Tony Phelan says a new conch-fritter recipe comes from the Conch Lady in the Bahamas who told him that life was too short to dance with ugly men.

“Check averages are down, but there are more people out and about,” says Grant Phelan, who notes that menu prices haven’t changed. Besides the Pinchers restaurants, the Phelans also operate one Texas Tony’s, a barbecue restaurant in Naples that could be a future growth opportunity.

The Phelans are creative when it comes to expense control. For example, they acquired Island Crab, a seafood processor and distributor in Pine Island near Cape Coral to keep restaurants well supplied without the markup. When two crabbers decided to quit the business, the Phelans bought their four boats, 10,000 stonecrab traps and now have employees fishing for them.

Two more cost-saving examples: The Phelans have outfitted some of their delivery trucks with engines that run on vegetable oil from their fryers, saving them gas money when they deliver seafood to their restaurants in the region. In Key West, they’ve cre-

ated a five-room temporary dormitory next to their restaurant on Duval Street so they can accommodate extra staff during special events. “We house up to eight people,” Tony Phelan says.

Although the company is closely held by the Phelans, restaurant managers share in the profits. “We have to get the team ready for expansion,” says Grant Phelan.

In addition to a new Pincher’s at Wiregrass Mall in Tampa, the Phelans are planning to open one on the site of the Royal Palm Yacht Club in downtown Fort Myers and another in Cape Coral.

To help brand their operation, the Phelans cater events with Big C Events, their catering company. Big C’s mobile kitchens serve thousands of people at events such as the American Sand Sculpting Championships and the Stone Crab Festival. “It’s more branding than a money maker,” says Grant Phelan.
