In a district better known for glass towers and power lunches, Songbird Restaurant & Bar brings a more theatrical flourish to Canary Wharf. Perched at 2 Cartier Circle in Wood Wharf and with views across the docks towards Greenwich and The O2, the restaurant was originally created as part of the hospitality offering for Troubadour Canary Wharf Theatre.
Songbird’s story is rooted in the new 1,200-seat theatre which was built for large-scale immersive shows such as the current production, The Hunger Games: On Stage. Songbird’s separate entrance through the venue reinforces that close connection.
In May 2026 it stepped out from the wings and opened its doors to non-theatre guests for the very first time, launching a dedicated à la carte offering for lunch and dinner. Guests can expect seasonal British flavours inspired by the British Isles, a thoughtfully composed cocktail list and striking interiors from Rachel Gowridge, designer of The Hoxton and The Gleneagles Hotel.
The menu at Songbird centres on polished British comfort, from crumpets with caviar and devilled eggs with miso mayonnaise and trout roe to braised beef rarebit and cheddar croquettes. Larger plates include pan-roasted cod in English sparkling wine butter sauce, wild mushroom pot pie and a Wagyu burger with truffle mayonnaise which can be finished tableside with freshly shaved truffle for an additional £10. Desserts add to the theatre, led by a build-your-own sundae with plenty of toppings and sauces.
At the centre of the dining room, the glamourous bar anchors the space and serves a theatre-inspired cocktail list. The signature Songbird combines gin, elderflower cordial and lemon bitters. Curved banquettes and green marble tables give Songbird a polished but relaxed feel. For private events, the restaurant offers two dining rooms and The Goldcrest, a semi-private space with floor-to-ceiling views across Canary Wharf and The O2 that seats up to 12 guests.

Tavern arrives on Old Street as a British bistro with a pub’s soul and finedining polish. Opened in spring 2026 on the former Nest site, it comes from the team behind Michelin-starred St Barts.
Capturing the spirit of a great British tavern, it is set within a chic, paredback dining room of white tablecloths, dark wood and soft candlelight. High ceilings and Victorian floor tiles nod to the building’s past, while mismatched wooden chairs and pewter tankards give it a storybook edge.
The former Nest dining room has been recast as a relaxed tavern-bistro led by Executive Chef Brendan Appleby, previously Head Chef at Restaurant St Barts, alongside Head Chef Kirsty Easterbrook, formerly its Sous Chef. Together, they bring St Barts’ sourcing-led ethos to a more accessible format, with close links to UK farmers, fishermen and growers, whole-animal cookery, and an open kitchen that adds to the atmosphere.
Start with fire bread with wild garlic, smoked cod’s roe with crisp pig skin in a tankard, Lindisfarne oysters, or heartier snacks such as crab and seaweed muffins, St Brides chicken skewers with British satay, and the signature ‘Chunion’ puff — a molten cheese-and-onion gougère. Seasonal British produce leads the menu, from asparagus with brown butter hollandaise and cured St Ewe’s yolk to baked Barra scallop with cobnut XO and pork-andcuttlefish sausage with mustard. Larger plates include turbot with laverbread and cockles, Saddleback pork with black apple and pickles, and native beef sirloin to share. METHOD
Confit the garlic in the oil for half an hour at 100°C. Cook the new potatoes from cold water until cooked through and chill. Crush between parchment and season with salt, pepper and olive oil. Roast at 180°C for 20 minutes until crispy. Then mix with four large tablespoons of the crushed confit garlic, salt and pepper. Toss well before serving and garnish with chopped chives.
Greek Summer Grilled Lamb and Tzatziki

METHOD
Pre heat an oven to 180°C. Half the onions and shallots, leaving the skin on and flat side down, darken to nearly burnt in a heavy pan. Transfer to a roasting tray and add the white wine, cover with foil and roast for 45 minutes.
Once ready, separate the petals of the onion layers. In a large bowl, add your tzatziki and then add the onion petals on top, dress with olive oil and pomegranate molasses for acidity, then garnish with fresh pomegranate seeds and picked dill.
On a cheese grater (large holes) grate one whole cucumber into a bowl and add 5g of sea salt to it, leave for a couple of hours in the fridge. Remove from the fridge and over a sieve, squeeze out the juice and add the squeezed cucumber into a new bowl. Mix in the Greek yogurt, red wine vinegar, olive oil, lemon juice, chopped dill and dry oregano. Using a very fine grater, grate one small clove of garlic - alternatively crush well with a knife - and whisk into the tzatziki.
BARBECUED LAMB WITH CHIMICHURRI

Parsley 50g | Mint 50g | Red Onion 100g | Red Chilli (Deseeded) 30g | Red Wine Vinegar 30ml | Jalapeño (De-seeded) 20g | Salt 5g | Lime (Juice & Zest) 2 | Olive Oil 150g
METHOD
De-seed and finely dice the chilli & jalapeño, then very finely chop the red onions. Larger more mild red onions work best for this recipe. Then pick the herbs and finely chop and mix in a bowl with the vinegar, olive oil, salt and juice and zest of limes.
BARBECUED LAMB
Using a French trimmed rack of lamb with the fat on and scored, cut in between the bones to give you seven cutlets. Cover the bones with foil to stop them burning for presentation. Leave to temper at room temperature for 30 minutes to 1 hour before cooking. Season with salt, pepper and a light drizzle of olive oil and grill over charcoal on both sides. Rest above the grill for 10 minutes. Serve immediately and dress with mint chimichurri.

Conceived within the marque’s exclusive Coachbuild Collection, it represents a new expression of Rolls-Royce’s philosophy - one that looks simultaneously to its experimental past and its electrified future.
Named after Le Rossignol - the nightingale - and inspired by the Côte d’Azur retreat once associated with Henry Royce, the motor car embodies a sense of poetic engineering. It is an open two-seat grand tourer of striking proportion and quiet confidence, underpinned by a fully electric drivetrain that transforms not only how it performs, but how it is experienced.
At 5.76 metres in length, Project Nightingale shares the commanding scale of the marque’s flagship models, yet devotes its entire architecture to a two-seat, open-top form. The result is a study in proportion - long, low and sculptural, with a silhouette that feels both expansive and intimately focused.
Its design draws deeply from the Streamline Moderne movement of the late Art Deco era, where uninterrupted surfaces and disciplined lines conveyed speed more effectively than ornamentation. Here, Rolls-Royce designers have embraced monolithic volumes, shaping the car as though carved from a single, continuous mass.
The front elevation is particularly arresting. Freed from the constraints of internal combustion, the absence of large cooling apertures allows for unprecedented expanses of uninterrupted surfacing. At its centre sits the Pantheon grille, reimagined with remarkable boldness: its wide stainlesssteel surround appears hewn from a solid block, while the iconic Spirit of Ecstasy is subtly recessed, its form flowing seamlessly into the bonnet as though sculpted by motion itself.
This sense of movement continues through the car’s defining principle - the “central fuselage”. A single, uninterrupted hull line runs from front to rear, echoing the purity of a yacht’s form. It is a gesture that speaks not only to aesthetic clarity, but to a deeper understanding of how luxury can be expressed through restraint.
Project Nightingale’s design narrative is anchored in Rolls-Royce’s experimental past, particularly the rare ‘EX’ motor cars of the late 1920s. Models such as the 16EX and 17EX - radical in their time - sought to redefine performance through lightweight construction and aerodynamic ambition.
Their influence is evident in the car’s torpedo-like profile: an elongated bonnet, a dramatically raked windscreen and a compact cabin set deep within the body. The effect is one of dramatic contrast - a vast architectural form surrounding an intimate, cocooned interior.
Yet, this is not nostalgia. Instead, these references are distilled into guiding principles: a transition from upright to flowing forms, a centralised fuselage, and sculptural “flying wings” that create tension across the body. These ideas are reinterpreted with contemporary precision, resulting in a motor car that feels both familiar and entirely new.
As with all Rolls-Royce creations, it is in the details that Project Nightingale reveals its true sophistication. Every element has been considered, refined and, where necessary, reimagined.
The surfacing has been engineered to achieve an almost impossible purity, with features such as hidden door handles and integrated lighting designed to minimise visual interruption. Even the marque’s traditional badging is reduced to its essencea discreet ‘Double R’ monogram, executed in polished stainless steel and placed with deliberate restraint.
The wheels - 24 inches in diameter, the largest ever fitted to a Rolls-Royce - introduce a subtle counterpoint. Inspired by the motion of yacht propellers beneath water, their directional design creates the illusion of movement even at rest, while delicate machining and metallic finishes add a quiet sense of dynamism.
At the rear, the composition resolves with equal precision. Slim, vertical light clusters descend sharply from the horizontal deck, while the “Piano Boot” - a cantilevered rear opening - transforms a functional element into a moment of ceremony. Beneath, the absence of exhaust architecture allows for a clean aerodynamic diffuser, preserving the uninterrupted flow of the design.
If the exterior speaks of discipline and form, the experience of Project Nightingale is defined by something more intangible: silence.
Its fully electric drivetrain delivers power with characteristic Rolls-Royce effortlessness, yet it is the absence of mechanical noise that becomes its most compelling feature. With the roof lowered, the sensation is described not in terms of speed, but of immersion - the ability to hear the world itself with remarkable clarity.
Wind noise is minimised to near imperceptibility; what remains is the environment: the rhythm of waves, the movement of air, the
subtle textures of the landscape. It is an experience closer to sailing than driving - a deliberate and evocative shift in how a motor car can be perceived.
Even with the roof raised, this serenity is preserved. Advanced acoustic materials - blending cashmere, technical fabrics and composite structures - create an environment of remarkable quiet, while still allowing the gentle, romantic sounds of rain on canvas to filter through. Inspired by the song of the nightingale itself, Rolls-Royce designers translated sound into light, creating a constellation of over 10,000 individual illuminated elements that trace the rhythm of birdsong. The result is an environment that feels both intimate and expansive - a celestial canopy that envelops driver and passenger alike.
This illumination is housed within the sculptural “Horseshoe” structure, which rises behind the seats to frame the occupants in a protective, architectural gesture. Elsewhere, materials are treated with the same level of consideration. The UK’s prime residential markets have entered 2026 characterised by a careful balance of resilience and restraint. While values continue to soften, the pace of decline has slowed and, perhaps more importantly, activity levels have proven more robust than many anticipated at the start of the year.
As Frances McDonald, director of research at Savills, notes, the picture is more nuanced than headline figures alone might suggest, with the market still adjusting against a backdrop of global uncertainty.
Activity Holds Firm as Values Stabilise
Over the first three months of 2026, prices in prime central London fell by -0.7%, a marginal improvement on the final quarter of 2025.
Latest data from TwentyCi shows that market activity in February was above the level of a year ago for the first time since September, although the £1 million plus market remained marginally lower.
In March, net agreed sales were higher than a year ago across both the wider market and the £1 million plus segment. This tallies with Savills own data which shows agreed sales remaining resilient throughout March.

At the start of the year, the outlook for the spring market was promising. Inflation was easing, a rate cut seemed all but certain, and the property tax debate appeared to have been put to bed.
Despite the events of the past month, activity levels still look robust, supported by more motivated buyers, though smaller in number, and those looking to lock into mortgage offers and agree deals in anticipation
of further rate rises. However, it has given buyers another reason to approach with caution.
As a result, prime values are continuing to ease back, albeit at a slower pace, at a time when we might have conservatively expected them to bottom out, if not pick up.
For buyers who can see through the current disruption and take a medium-term view, properties at the top end remain good value, with prices not far off where they were pre-pandemic in many cases. But, with so much uncertainty about where things go from here and the financial markets remaining highly reactive, sellers will need to be realistic on pricing this Spring.
Pockets of Resilience Across the Capital
Within London, performance continues to diverge by location. South West and West London have proven the most resilient, with markets in areas such as Wimbledon, Fulham and Teddington holding steady or reporting modest gains over the quarter. These locations are benefiting from continued strong domestic demand for family homes which are more prevalent in this area of London.
Elsewhere, prime markets more exposed to mortgage costs have seen values fall by around -0.5%, highlighting ongoing price sensitivity. This is likely to persist as borrowing costs remain elevated and economic uncertainty lingers.
Savills survey of agents already points to a clear shift in sentiment. Both buyers and sellers are notably less confident than they were at the end of last year, when markets most exposed to potential Budget tax changes experienced a degree of relief.
London’s Long Standing Appeal
However, London’s long-standing status as a global safe haven remains intact. With prime central London values still sitting approximately 25% below their 2014 peak, the capital continues to offer a compelling value proposition for internationally mobile wealth. However, this must be viewed in the context of a changing tax environment.
As a result, this demand from overseas buyers is more likely to come from those seeking a London bolthole, rather than a broad return of non-domiciled residents. At the same time, higher stamp duty costs are expected to moderate any upward pressure on prices, with early signs suggesting some of this demand is instead being diverted into the capital’s prime rental sector.
Flight to London’s most traditional prime postcodes
London’s £5 million-plus market remains particularly challenging, with the pace of sales continuing to slow amid global uncertainty.
While there has been greater geographic diversification to London’s £5 million-plus portfolio over the past couple of years, sales at the top end of the market over the past three months were more concentrated in London’s most traditional prime central London postcodes.
Belgravia accounted for 15% of all £5 million-plus sales in Q1 - the highest share concentrated in a single London neighbourhood in the past five years. Kensington (12%) and Mayfair (10%) saw the second and third highest number of sales beyond this price point.
While sales have generally slowed, a flurry of big-ticket sales over the past couple of weeks underlines that there is still very much life at the top end of the market. These buyers are far more focused than 12 months ago – and are highly informed and acutely aware of the value on offer. With ongoing stock constraints in the golden postcodes, there is a real risk of missing out on the best turnkey properties if they don’t commit when quality comes to market.
These transactions reinforce London’s enduring appeal for savvy, long sighted buyers, even against a backdrop of wider market turbulence. While the buyer pool is smaller, it is highly motivated, with many having waited on the sidelines over the past year and now looking to take advantage of the value on offer.

If space allows, tuck a small reading chair, perhaps a tub chair in complementary velvet, into a corner of the landing. Suddenly, a forgotten through-space becomes the most inviting room in the house.
2. The Kitchen Larder Wall: Beauty in Plain Sight
In the kitchen, clutter tends to accumulate on worktops, a chaotic sprawl of appliances, jars, and odds and ends that make even a welldesigned space feel cramped. The solution is not to hide everything away, but to curate what is on show.
