The brand have unveiled a new Leica Q2 “007 Edition” to celebrate the release of the 25th Bond adventure. Limited to just 250 pieces, the camera exudes understated elegance - just like James Bond - marked by Leica’s signature minimalist design. This special edition Leica Q2 features the iconic 007 logo on the deck cap and the famous Bond gun barrel design on the lens cap. Each limited edition camera will be individually numbered, making the “007” camera a sought-after collectable. The camera comes in a customised and handcrafted case designed by the British luxury suitcase brand Globe-Trotter. Inspired by the bespoke Globe-Trotter cases that feature in No Time To Die, both the camera case and camera are finished in the same Ocean Green leather colourway. The concept of a Leica and 007 partnership began with Michael G. Wilson. Wilson, producer of the James Bond film series together with his sister Barbara Broccoli, is a leading expert on 19th century photography and founded The Wilson Centre for Photography. Wilson’s passion for photography provided the natural spark for the collaboration. Leica’s partnership with British cinema’s longest-running film franchise has seen the cameras play a role both on set and behind the scenes. In No Time To Die, Leica worked with the 007 production team to display Leica cameras on the sets of James Bond’s Jamaican home, and fittingly the Leica Q2 in Q’s home in London. The Leica Q2 “007 Edition” will be launched on September 09, 2021 at the official opening of the Leica Gallery London exhibition: No Time to Die - Behind the Scenes, an exclusive photography exhibition featuring behind-the-scenes photos shot on Leica cameras. OCEAN RETROGRADE The Ocean Retrograde Second Automatic 42mm dial functions as a performance space, telling a tale about watchmaking with extraordinary visual support. Technical, artistic and structural principles work in harmony to create the unique identity of this

timepiece, which feature strong colours and finishes, as well as shapes, angles and depth. The strategic staging of architectural elements create a tri-dimensional timepiece. Transparent materials and varying finishes allow for an open-dial design that is defined and modern. The hands and indexes are located excentred at noon and the seconds arch at 120 degrees features a retrograde function from 0 to 30 seconds. A vibrant red is used for the seconds hand and grey and rose gold dominate the remainder of the dial, black accents emphasize the dynamic details and levels. Black also appears in the grid of the excentred dial. The fresh design features horizontal and vertical segments that work together to create a linear picture. The unique dial consists of stages, facets, bevels, slopes and angles. All of these elements amalgamate in an openwork structure that float above the movement, which is visible and features the signature radiant Cotes de Geneve finishes. Behind the dial beats the HW2202 calibre, a 4hz motor base, with 65 hours of power that draws its energy from an openwork white gold rotor. The rotor’s consistency is due to the flat silicon balance spring. The spotlight shines on the complication, which allows the hours and minutes to be excentred with the retrograde second. After 30 seconds, the red seconds hand instantly returns, due to a system with a snailshaped cam and return spring. The mechanics of this retrograde second are visible behind its counter. PRECISE PERSPECTIVE Jaquet Droz have unveiled the new radically innovative aesthetic of its masterpiece, whose tourbillon is revealed through meticulous geometry. The new Grande Seconde Skelet-One Tourbillon paves the way for a new artistic horizon, breaking away from traditional designs and towards open-worked mechanics. With this sculptural, modern and powerful edition of the Tourbillon Skeleton, the iconic model is designed for connoisseurs. Displaying its watchmaking precision, pushing the founding principal of the skeleton movement to the extreme: a minimum amount of material for the maximum amount of rigidity and light. The skeleton structure is brand new and focuses on straight lines, angles, modernity and perfect symmetry. This very contemporary skeletonisation is as technical as its highly precise tourbillon movement can be, furthering the technical and aesthetic consistency of the piece. Its bridges, finished in black, confer a powerful matte appearance. The tourbillon cage follows the geometry of the skeleton movement, with a triple cross shape which, once a minute, aligns perfectly with its bridges.

The hands, including the seconds hand that is attached to the tourbillon cage, have been redesigned to be more slender and majestic. They sweep over the two “multi-tier” dials, of which the first is crafted from sapphire and displays the seconds, minutes and hours ring, and is adorned with gold indexes. This delicate, transparent choreography is underpinned by a second dial in Swiss smoky quartz that is almost invisible but no less essential, and which plays with light and empty spaces that contrast with the figure eight shape - the aesthetic signature of the Grande Seconde collection and in turn enhances the hour display. Jaquet Droz takes the first steps in creating different illusions for its “multi-tier” designs by playing with the degree of transparency on the dials and reflector, from slightly smoky to completely transparent. To support the body of the watch, the bottom plate has been completely reworked with three objectives in mind: to distribute the circulating forces around the movement, thus ensuring it is sturdy and allowing as much light to pass through as possible. It is housed in a red gold 41mm case with the largest opening possible, offering a complete view of the movement. This new addition also reveals an aesthetic that Jaquet Droz has worked on down to the smallest detail, with special attention given to the finishes of the bridges and screws. The red gold 18K skeletonised oscillating weight, visible from the back yet invisible from the dial, provides the Skelet-One Tourbillon with a 7-day power reserve.

KEEPING TRACK OF THE TIME A distinctive celebration of design and freedom: Breitling’s Top Time Classic Cars Capsule Collection pays homage to classic sports cars from the 1960s. This unconventional trio of racing chronographs draws inspiration from the Chevrolet Corvette, the Ford Mustang, and the Shelby Cobra, three icons of the American car culture. The timepieces themselves are a nod to the original 1960s Breitling Top Time models, which were designed for “young and active professionals”. Today’s modern-retro interpretations are perhaps even more youthful and free-spirited. These disruptive chronographs with a motoring twist stand out for their bold dial colours with orange and yellow or red and blue touches and racing-themed watch straps in calfskin leather. Engraved stainless-steel casebacks showcase each car’s logo in impressive detail, and the chronograph pushers punctuate the dial. All three watches are water-resistant up to 10 bar (100 meters). The range includes the Top Time Chevrolet Corvette in red and black, based on the striking design of the Corvette C2 from the mid-1960s, often referred to as the “Sting Ray” by aficionados. Interesting fact: Carmaker Louis Chevrolet was a Swiss racing driver born in the watchmaking city of La Chaux-de-Fonds. Then there’s the green and brown Top Time Ford Mustang version, inspired by a car developed in record time in 1964, sparking a new genre of compact and affordable sports cars. It soon reached iconic status at the hands of rock stars and Hollywood actors and also played an iconic role on the silver screen.

Last but not least there’s the Top Time Shelby Cobra version in blue and brown. The mood board for this watch revolved around the formidable machine created by the iconic American race-car driver and manufacturer Carroll Shelby for 1960s competitions, which mixed classic British chassis design with American racing ingenuity and engineering. The watch hints at one of its distinctive paint jobs: blue with white racing stripes. The 42 mm cases of the Chevrolet Corvette and Ford Mustang versions house the COSC-certified Breitling Caliber 25, a selfwinding 1/8th of a second chronograph movement with a power reserve of about 42 hours. Both watches feature a tachymeter scale and three black contrasting subdials. Their dials display the car logos at the 12 o’clock position. Inside the slightly smaller 40 mm Top Time Shelby Cobra beats the COSC-certified Breitling Caliber 41, a self-winding 1/4th of a second chronograph movement with a power reserve of approximately 42 hours. It has a white tachymeter scale and two white contrasting subdials, plus the Cobra logo at the 6 o’clock position. But this racing heritage isn’t about rushing around. Instead it’s about a vehicle that delivers a sense of freedom and joy. So much so that you might even lose track of the time...

PATROUILLE DE FRANCE Patrouille de France is the French Air and Space Force’s official aerobatic display team, created in 1953. Its mission is to represent the French Air and Space force abroad, acting as an ambassador for French aviation and for France itself. Considered as one of the most precise and aesthetic acrobatic flying teams in the world, the patrouille de France has flown around the world with grace and elegance for more than 67 years. Every year it continues to impress and move new generations of spectators. Comprising 9 pilots and 35 engineers, the patrouille de France manages an annual agenda with a military precision approach. Its time is split between winter, which is dedicated to training, and summer which is spent demonstrating at air shows. It traditionally opens the Bastille Day parade in Paris, with nine Alpha Jets. The life as a military or civilian pilot is punctuated by time. During aerial shows, the pilots travel at speeds of between 300 and 800 kilometers per hour and are spaced just two to three meters apart. At these speeds, the slightest error could be fatal. Every second is critical to the pilots. Time is a crucial factor in allowing maneuvers to be executed flawlessly in complete safety. Their watch is the essential tool for piloting and mastering this millimetric time. Produced in 500 pieces, this limited-edition is available to the public. The dial of the BR 03-94 Patrouille de France proudly and elegantly bears the patrouille de France insignia. The circle represents the cohesion of the operational unit and its ability to tackle every aspect of a situation. The gold of the emblem’s background is a colour widely used in military insignia. The nine jet silhouettes evoke nine Fouga Magister (former patrouille de France’s aircraft before the Alpha jet) and represent their signature aerial display formation also known as the “Concorde”. SAILING THE MEDITERRANEAN SEA WITH HUBLOT Mare Nostrum! This summer will see Hublot adopt the Roman name for the Mediterranean Sea. From Spain to Turkey, via Greece, France and Italy, Hublot taken to the waves on a voyage to open a series of new boutiques offering their own limited edition pieces. Immortalised in Carlo Vanzina’s unforgettable film “Sapore di mare” (Time for Loving), the Tuscan seaside resort of Forte dei Marmi is now home to a brand new boutique. The opening marked by the launch of a watch specially designed for the occasion: the Classic Fusion Chronograph Boutique Forte dei Marmi. Available in a limited edition of 35 pieces, this 45mm diameter model is notable for its beige case, dial and rubber strap. It is powered by the calibre HUB1143, a chronograph movement with a 42-hour power reserve. Kick off your tour at Holywood Golf Club which is just 15 minutes away from the Culloden Estate and seven miles outside of Belfast. Set high in the Holywood Hills of County Down, the club is well-known as being the home of its most famous member, PGA Professional Rory McIlroy who joined at the tender age of 8 years old. This picturesque 18-hole parkland course with a cutting-edge golf performance centre and stunning clubhouse facility boasts some of the best views of Belfast. Holywood’s front nine holes present an easy walk and plenty of room for golfers to spray it a bit off the tee. behind every door; the welcome is warm and the fire always lit. Although modern facilities have been installed, the fabulous rooms have been lovingly restored to pay homage to its rich Irish History. Originally built as a Coaching Inn in the early 1600s, The Inn quickly became a haven for saddle sore visitors on their way to the Giant’s Causeway - it was here they would stop to sample the whiskey from the Bushmills Distillery which made this charming village internationally famous. The main part of the restaurant used to be the coach house and stables of the original Coaching Inn and forms the oldest part of the Hotel, probably dating back close in time to 1608 when ‘Old Bushmills’ was granted the world’s first ever licence to distil whiskey making it home to the world’s oldest whiskey distillery. The main Hotel, however, was built in the 1820s

With world ranked players as well as world class golf courses, Northern Ireland has much to be proud of and legendary Royal Portrush Golf Club is no exception. Holding a course record set by Rory McIlroy in his amateur days in the Northern Ireland Championship in 2005, he was playing off +4 handicap and shot a 61 (golfers will know exactly what this means) and you can still see his golf card displayed in the club cabinet. Thirty minutes from Bushmills and situated on the North Antrim Causeway Coast, Royal Portrush occupies a triangle of giant sand hills and is overlooked by the ruins of 13th century Dunluce Castle which gives its name to the course. The course was also home to the 148th Open Championship in 2019 and is on the rota for future tournaments. Interestingly, it first hosted the Open Championship in 1951 and it was the first ever not to be held on the Island of Great Britain. The open is the oldest of golf ’s major championships. Portrush also hosted the Irish Open in 2012, the first in Northern Ireland since 1953. The greens on this course are scattered among huge sand dunes gently raised above the Antrim coast and due to the nature of this course, only two golfers managed to break 70 during the entire tournament. Portrush’s most celebrated holes are the fifth and the sixteenth. The par 4 5th hole, White Rocks is one of the most exhilarating two-shots in golf. Overhit the second shot and your ball disappears into the Atlantic. The aptly names 16th hole, Calamity, requires total precision to carry the ball over an enormous ravine. Miss hit this one and you could be taking your next swing from at least fifty feet below the hole. Another home-grown hero who hailed from Portrush and who

likes to play at Dunluce when he is at home is Darren Clarke. Darren won the open at Royal St. George’s and was appointed as Europe’s team captain for the 2015 Ryder Cup. His trophy is on display at Royal Portrush Golf Club and Irish professional, Shane Lowrey won the 2019 Open Championship here. Founded in 1888 and voted number 8 in the World’s 100 Greatest Golf Courses, Golf Digest (2019 and 2020), Royal Portrush is a 36-hole private club which has two links Championship courses; the aforementioned Dunluce Course and the smaller but equally enjoyable Valley Course where former US Open Champion Graeme McDowell learnt his golf at an early age. Both command impressive views across the North Atlantic including breath taking views of the Southern Hebrides and County Donegal. Nearby Giant’s Causeway is just one of the many visitor attractions not to be missed. Formed over 60 million years ago and the result of an ancient volcanic fissure eruption when molten lava cooled suddenly on contact with water, it is an awe-inspiring landscape of mostly interlocking hexagonal basalt columns. The tops of the columns form steppingstones that lead from the cliff foot and disappear under the sea. If you look closely, you can see distinctive formations such as the Camel, the Wishing Chair and the Harp.

NORTHERN IRELAND Conveniently situated at about three miles from Bushmills, it was declared a World Heritage Site by UNESCO in 1986 and a national nature reserve in 1987 by the Department of the Environment for Northern Ireland. It was also named the fourth greatest natural wonder in the United Kingdom in a 2005 pole of Radio Times readers. Much of the Giant’s Causeway and Causeway Coast World Heritage Site is owned and managed by the National Trust and is one of the most popular tourist attractions in Northern Ireland. Leave Bushmills the following day for one last round of golf at Castlerock Golf Club in the seaside village of Castlerock before you depart from this enchanting and bewitching place. Awarded Ireland’s ‘Hidden gem’ for Links Golf on the North Coast and just twenty minutes away from Portrush, Castlerock embodies all the essential charm of links golf and is a classic course set amid the towering dunes on the North Coast of Ireland. It not only boasts some stunning views down the coastline but proves to be a great test of traditional links golf. Formed in 1901, the club has two golf courses onsite; the Mussenden Course which is the 18-hole championship course and the Bann Course which is situated on the banks of the River Bann. The Mussenden was designed by legendary club makers Ben

are superb, and the well-placed bunkers are in pristine condition. With the renovations complete, 2021 is sure to be an exciting year for the club. The Bann Course, although only nine holes, is still considered to be every bit of a test as its partner. It was described by Golf Getaways as one of the best 9-hole courses in the land. The course is not long, but very tight and has five par 4’s, three par 3’s and a par 5. The restaurant and lounge at the club provides a great way to relax and enjoy some of the finest Irish hospitality before or after your round and its general Manager, Bert MacKay won the Ireland Golf Tour Operator Association Manager of the Year award in 2015. Before your departure for the airport, squeeze in some lastminute sightseeing by visiting National Trust property Mussenden Temple which is located in the beautiful surroundings of Downhill Demesne near Castlerock in County Londonderry. There is much to explore in Downhill Demesne with its sheltered gardens and clifftop walks. Discover an unforgettable coastal landscape as you wander through the fascinating ruins of Downhill House and explore the clifftop route with its awe-inspiring views across the North Coast. Mussenden Temple (where the golf course gets

Built around 1691, it is one of the oldest buildings still in use anywhere in Northern Ireland. The cottage is situated at the crossroads near the village. With a location in Fiztrovia already, foodies visiting the new Canary Wharf location will be treated to a completely new six course menu every six weeks with the first concept themed around the British chip shop. 'The Chippie' focuses on flavours of the traditional fish and chip shop with innovative twists along the way. Nico’s Italian background combined with his upbringing in Glasgow meant his childhood was centred around good food and at the core of that was his family’s chip shop, owned by his grandparents and passed down through two generations. Using this as inspiration for the menu, 'The Chippie' begins with an amuse bouche of Filo Cannelloni filled with taramasalata, keta caviar and lemon gel before the first course of chips and cheese with parmesan espuma, curry oil and emulsion and crisp potato terrine is served. Clever and beautifully presented, the dishes continue with Nico’s unique take on the traditional scampi with Scrabster Monkfish Cheek, dill emulsion, gribiche, peas and beurre blanc quickly followed by a Speyside beef shin steak pie accompanied by burnt onion ketchup, mushroom duxelles and a meaty salsa. Portions are sensibly sized meaning that not only will you not be too full to enjoy each course, but you also won't come away feeling too full either. Nico’s Fish Supper is a seafood delight featuring a mix of Shetland cod, pickled mussels, confit fennel and samphire that's complemented by a beer emulsion ahead of the final savoury course of smoked sausage featuring pork, apple, black pudding, salt baked celeriac and choucroute. To conclude, guests can indulge in the infamous Scottish delight of a deep fried mars bar, accompanied by an Irn Bru sorbet and chocolate soil. Michelin-starred Hakkasan has launched a special celebratory set menu to mark the iconic restaurant's twentieth anniversary. Available at all Hakkasan locations globally, including Mayfair and Hanway Place in London, the menu highlights the most popular dishes since the restaurant's inception. Dishes that were introduced on Hanway Place's menu in 2001 are served alongside newer favourites, showcasing the journey of the brand. From the finest sparkling wine to advanced eco-practices, the must-visit green destination this autumn. With the weight of quarantine being lifted for travellers returning from France, Francoise Peretti, Director of Champagne Bureau UK shares how the Champagne region has resolutely transformed itself into a green travel destination over the last 20 years.

With a wide diversity of producers and styles, many new cultural and experiential offerings to enjoy (including the brand new Pressoria and Museum of Champagne Wine and Regional Archaeology), a thriving foodie scene and stunning accommodations, Champagne is perfect for a luxury getaway and it is also the eco-friendly choice. Accessible from the UK via train and car, Champagne has been paving the way for sustainable practices in winemaking for over two decades. Back in the early 2000s, Champagne was the first wine region in the world to conduct a carbon footprint assessment and the region’s ambitious climate plan aims to cut carbon emissions by 75% by 2050 and use zero herbicides by 2025. Two decades later, the emissions generated by each bottle of Champagne have

been cut by 20 per cent, usage of all phytosanitary products and nitrogen fertilisers halved, and 100 per cent of winery effluent by products currently treated and reused. In 2021, travellers and consumers are increasingly making choices with environmental impact at front of mind. The champenois has collectively opted to put greener activities at the core of their industry and Champagne has been paving the way for sustainable winemaking practices for over two decades. From the ambitious objective to upcycle more than 100,000 tonnes of wood to developing a lighter Champagne bottle, through reconsidering century-old rules to tackle modern issues, I wanted to highlight three of the 120 measures taken that have made Champagne one of, if not the, most prestigious green destination of choice.

Along with individual efforts, from which 41 percent of the region’s vineyards have received an environmental certification, and of which 28 percent are certified as sustainable viticulture in Champagne, the region set up an industrial ecology programme working around an almost cyclical clock. Out of the 120,000 tonnes of vine wood produced every year, no less than 80 percent is ground into the soils to enrich it with humus and be used as a

natural fertiliser, while the remaining 20 percent is burned. This equates to a potential saving of 0.5 tonnes of oil per hectare. The glassblowers also rose to their own challenge, by striking a balance between reducing the bottle weight as much as possible all while preserving its mechanical characteristics. The result was a new Champagne bottle, 65 grams lighter, introduced in 2010. This seven percent reduction of the bottle weight directly cuts annual emission linked to packaging and transportation by 8000 CO2 tons - the equivalent of a fleet of 4000 vehicles. Finally, the latest measure, and undoubtedly the most ambitious one, was announced a month ago when the rule on the minimum space between each vine was abandoned. Defined as 150 centimetres between each row, the century-old rule was based on the fact that less space would encourage each vine to individually compete amongst their peers to gain access to the soil nutrients and waters, thus promoting a smaller production of grapes, but with a higher quality. For that same reason, the vines would be trimmed and would not exceed 130 centimetres in height. As a way to fight soil impoverishment, the century-old rule was updated. Now setting an increased minimum space of 200 centimetres for newly planted vines, it also enables growers to let their vines flourish up to 200 centimetres height. With the harvest just around the corner, it has never been more exciting for wine lovers to travel to Champagne and witness these changes for themselves. This year, a record-breaking 81 percent of travellers intend to stay at least once in a green accommodation. The region offers many green options such as the Cottages Antoinette, above the village of Chigny-lesRoses, an ensemble of three 100 percent wooden made houses with high environmental quality standards and four-star rated holiday service, built in the heart of the vineyards, offering a panoramic view of the city of Reims. Not to be confused with its sister location round the corner, the restaurant offers a full dinner menu and hand crafted mezcal and tequila cocktails in a Hacienda style cellar dining room. Start with some herbed guacamole, heritage pico de gallo and totopos; before moving on to the Sea bass ceviche, with amarillo, leche de tigre and totopos. Next up try the Fish tacos with avocado salsa, jalapeño crema and pico de gallo; and the Truffle and black mole quesadilla. The Rib eye steak served with chimichurri, grilled sweet corn and miso mayo is not to be missed.

As expected there are a range of tequila cocktails to be enjoyed alongside your meal. The House Margarita is a blend of Batanga blanco, triple sec and fresh lime juice served on the rocks with salt. The Hibiscus Margarita is a nice twist on the House version. Elsewhere you can also sample some mezcal with the Oaxaca Old Fashioned - Alipus San Juan, agave syrup, orange bitters and grapefruit peel. The Renata - Tanqueray, limoncello, fresh strawberry, egg white, and fresh lemon juice; is a great tipple for this time of year. The cellar style dining room creates a great atmosphere. Match that with simple yet tasty sharing style dishes and incredible cocktails and you are sure to have a winning night out.

The suspension also had a second look - the first time was already rather refined for the original Dawn - and enjoys a slightly firmer and more responsive ride more suited to dynamic driving. Changes to the transmission and throttle complete the transition from 'regular' to Black Badge Dawn, delivering a more spirited drive thanks to quicker gear selection and faster response. They also had a play with the exhaust to ensure it wasn't all bite, no bark. Gone is the virtually inaudibly smooth note, replaced by a much more suited and agressive bass tone.

House Prices and The Great School Scamble with Dan Miller, Director, Savills Wimbledon

As the final few weeks of the summer holidays pass by, parents’ thoughts will turn to corralling backpacks, plimsolls and other assorted primary paraphernalia as their children prepare for their first day at school. But parental preparations have been ongoing – choosing a school, the anxious wait for a place, and, for some, moving house to stand the best chance of getting in. In the great schools scramble, across England 91.8 per cent of primary school applicants received an offer from their first choice for the academic year 2021/22, higher than the 90.2 per cent seen in 2020/21.This figure varies from 95.1 per cent in the North East

to 86.2 per cent in Inner London, where competition for school places is often more intense. Kensington and Chelsea in London, for example, has the lowest percentage of primary school applicants who got their first choice (67 per cent) but has the highest average house prices at £1.9 million. Here, many parents are opting for independent schooling as an alternative. Highly regarded schools have long been a key driver for housing demand and we know that parents are willing to pay over the odds to live near state primary schools that are rated outstanding by Ofsted. Certainly for some of the highly rated local primary schools in and around Wimbledon, when we take a house on in its catchment area we just know that it will attract plenty of interest. You can almost expect that as soon as it goes online, the phone will start ringing. We recently sold a house opposite Wimbledon Park Primary which is an Ofsted outstanding school – it’s one of the most sought after in the area. In just two weeks we had over

Increasingly we will see young couples future planning who will look in a neighbourhood which they know has a good school as it means not having to make that move again later down the line. It’s not unusual for a house in a catchment radius to go well over the guide price and seemingly this isn’t just the case here, the same can be said for many locations across London with good schools and a strong family friendly local lifestyle. It almost doesn’t seem to matter what condition a property might be in, as long as it is close by, people are more than prepared to do work in order to hopefully gain a place at the school.

In fact Savills research indicates that in London, buyers can expect to pay a premium of £189,000 (or 39 per cent) to be near the best primary schools, when compared with those that require improvement or are considered inadequate and premium of 16% compared to a school rated just good. However, because of the fierce pressure on places, some families are now looking beyond the capital. For both the South East and the East of England, buyers pay £360,000 more to be close to outstanding primary schools, 27 per cent and 32 per cent higher respectively, than they would for property near inadequate schools or those that require improvement.”

As Barbour ABI reports an almost 20 per cent jump in planning applications for home improvements submitted in London last year, particularly for extensions, garages and garden buildings and works, the annual Homebuilding & Renovating Show is making its long-awaited return to ExCeL London between 24-26 September 2021. Show data reveals that two out of three Brits were inspired during lockdown to carry out work on their homes. More than 85 per cent continued to research their projects during this time and 65 per cent put aside the same budget as before to carry out their plans. Only 1 in 981 Docklands Properties are Bungalows, Despite an Ageing Population. Why?

he bungalow is a building that has represented a more leisurely, gentler way of life since the early 1900’s. Bungalows have been sold as an aspiration for those about to retire, saving them the annoyance of having to climb stairs. With an ageing population, one would think they would be building more bungalows, yet nothing could be further from the truth. In fact, this could be one of the main issues that is holding back many mature homeowners moving home, thus creating a bottleneck in the Docklands property market for the younger families who are being held back and unable to move into the larger homes they so need to grow their families.

So, before I answer that question, let me share this fascinating fact about bungalows. The word ‘bungalow’ originated in India, not the UK. The name is derived from the Hindi word ‘banglā’ or the Gujarati word ‘banglo’, both of which seem to refer to a home occupied by a Bengali person. The colonial English started to use it for themselves in the late 1600s to describe the same sort of basic lodgings that sailors and staff of the invading East India Company used. Anyway, back to the here and now in Docklands.

Unurprisingly, there are only 35 Bungalows in Docklands.

When you consider there are 34,326 properties in Docklands (E14), that means only 0.1% of property in Docklands are bungalows. To give you an idea of the age demographic of Docklands homeowners, there are 1,360 Docklands homeowners aged 65 years old (and over) and 2,761 Docklands homeowners aged between 50 and 64 years of age. You can see demand for bungalows is only expected to grow. Yet new homes builders are having to deal with soaring land prices meaning to get a profit from the site, they are under pressure to build more vertically than horizontally as with bungalows (as bungalows take up so much more land). The last available data is from 2018 and only 1.6% new builds in the UK were bungalows, interesting when it was just over 7% in the middle of the 1990s. As British people are living longer, those existing Docklands bungalow homeowners will be living in them longer, thus creating even more of a bottleneck in the Docklands property market. So, what is the answer? Well with building land in Docklands at a shortage, maybe new homes builders should be forced under planning rules to reserve ground floor apartments to be set aside for older people to encourage them to move out of larger houses. I would challenge the long-held point of view that building more bungalows in outer areas Continued on page 2


Continued from page 1 of London & Home Counties is the pre-eminent way to urge growing numbers of mature ‘last-time buyers’ to move out of their under-occupied Docklands homes and free up their large homes (where their children have flown the nest) for younger Docklands families to grow. With the new Planning Regulations due to be in place in a couple of years, local authorities could require builders to set aside a share of homes for mature residents, as they are already obligated to subsidise local community facilities or low-cost social housing in return for obtaining their planning permission to build in the first place. Another option would be to convert all those empty shops in our town and city centres up and down the country into residential use. There is no need for planning permission to change offices to residential property and the Government are considering the same for shops (although I have heard of some horror stories of those office to residential developments making rabbit hutches look spacious) – so again, it comes down to the planning laws and making them fit for purpose. There are no doubt consequences of not designing our housing stock for the 21st Century and beyond for older people.

The population of Docklands is set to grow by 15,665 to 98,114 by 2040. As the UK population gets older in the coming decades, as life expectancy is set to grow from 81 years 2 months to 83 years 3 months by 2040, I fully appreciate the need for more Docklands homes to be built for families, yet one must ask if the planning authorities are focusing too much on new housing for the younger generation, when they in fact should be encouraging new homes builders to develop larger, ground floor twobedroom homes and decent accessible transport links.
