Style and sometimes substance is order of the month with the impressive London Design Festival returning to the Capital. Showing off the wide ranging and truly spectacular variety of designs and ideas that this great city envokes, the city wide event will touch every corner with everything from art to functional pieces. It will be impossible to avoid, but make sure you take some time out of your innevitably busy schedule to enjoy it fully. Inadvertently, Volvo have managed to find a spot in this edition with their stylish new XC60 that is perfectly suited to this design focused frenzy. Bringing Scandinavian simplicity to the fore, the new design ethos from the company is set to make waves in the car industry and may just sway your decision when it comes to buying your next car. If you are partial to more water based design, then there is plenty to indulge in this month with both the Cannes Yachting Festival and Monaco Yacht Show ready to reveal new styles, designs and ground-breaking ideas. It’s a great reason to head to the South of France for a little break too.

Now that the summer is drawing to a close, there is never a more important time to ensure you get some much needed and probably well deserved rest from the hectic return to everyday life. London Design Festival Celebrating London as the design capital of the world, London Design Festival will return this month on 16-24 September. Now in its fifteenth year, the nine-day Festival will be returning to venues and institutions with hundreds of unique events taking place across the city each celebrating design in its broadest scope from the local to the international. Funded through a combination of public and private sources, the majority of events are free of charge - allowing visitors to participate, listen, learn, commission and make purchases. The Mayor of London’s office provides grant funding for the Festival and Arts Council England have been long term supporters of the Festival. The year’s programme ranges from major international exhibitions to trade events, installations to talks and seminars, as well as product launches and private views.

A major feature of the festival each year is the ambitious programme of special projects and installations, titled Landmark Projects. In collaboration with supporters and partners, the festival commissions the world’s best designers and architects, as well as pioneering new talents, to create something extraordinary in response to a variety of stimuli, including material, theme or location. Since 2007, the Landmark Projects have been installed across London; from Greenwich Peninsula to Trafalgar Square. The year’s 2017 Landmark Project, in partnership with British Land, is from textile design graduate, Camille Walala’s who has created ‘Villa Walala’ - a immersive and playful installation located within the heart of Broadgate. Constructed from vinyl, sealed PVC inners and high-strength nylon, it is a ‘soft-textured building-block castle’ covered and

EVENTS coloured with digitally printed patterns. The component shapes are pinned to the ground and infl ated by fans, transforming them from fl at forms into a vast and immersive temporary island of shape and colour that begs to be explored, invites playfulness, relieves stress, and visually dominates the area. Having established herself in East London, Camille Walala has created numerous installations, objects, and experiences from small to the total across the city and beyond. Design Districts and Design Destinations also play a key role in the Festival, curating an ambitious programme of projects across London, allowing visitors and Londoners an opportunity to experience, discover, and be inspired by world class design. This year, London Design Festival also announces the exciting addition of Design Routes to the 2017 programme, including: Notting Hill, Maker Mile, and South East Makers Club. PAD London PAD London, the internationally acclaimed fair for art and design, returns to Berkeley Square for its eleventh edition running from 2-8 October 2017. This year’s fair brings together sixty-seven leading galleries showcasing masterpieces across disciplines and periods encompassing contemporary, modern and historical design, jewellery, tribal art and antiquities. Cannes Yachting Festival Celebrates 40th Anniversary This month marks a very special anniversary for the prestigious Cannes Yachting Festival as it celebrates its 40th year in elegant, luxurious surroundings in the sparkling bay of Cannes. Taking place from 12th to 17th September 2017, this year’s show promises to be bigger and better than ever, after boasting more than 51,000 visitors from the 5 continents to last year’s spectacular. Cannes Yachting Festival has been the first to take place in the international yachting calendar since 1977 and therefore forefront in showcasing the highest number of new model launches and innovative designs. The special anniversary will be marked by a grand event to celebrate the four decades of the magnificent show. Recognised as one of the most important international boating events and Europe’s largest in-water show, the Cannes Yachting Festival is known for its diversity and the wealth of vessels presented in a range of sizes. Following the successful launch of La Terrasse during last year’s show, the Cannes Yachting Festival is unveiling the ‘Luxury Gallery’ situated within the Palais des Festivals which will be dedicated to premium brands outside of yachting. This

will include watches, jewellery, fine sprits, fashion and accessories, household decoration, linens, furniture, design, art, high-tech products and services. Another highlight and returning for a third year, the Cannes Yachting Festival’s Concours d’Elégance competition provides a unique spectacle of rare vintage and modern day boats at the heart of the world- renowned show. Exclusively open to exhibitors, owners and collectors of motorboats and day-boats of 12 metres or less, the event will take place in the Vieux Port alongside the VIP pontoon and the Festival’s beach area on Thursday 14th September and offers visitors the rare chance to admire the most exquisite fleet of the finest classic yachts, antique vessels as well as the latest releases on display at the festival. Prices: Entry tickets can be purchased online for 15€ per person or at the show for 19€ per person. The biennial charity auction of unique timepieces created by the finest brands for research on Duchenne Muscular Dystrophy has revealed the latest editions to go under the hammer. Taking a world tour prior to the November auction, you have the chance of seeing one of the biggest collections of unique pieces in one

place. And the surroundings couldn’t be better. Monaco is first up playing host to the Only Watch collection at the Monaco Yacht Show from 27-30 September. As a brand, Breguet’s history tells like an exciting novel, with stories of stolen watches that resurface at inopportune moments to new and exciting world firsts that revolutionised the watch industry. Watch enthusiasts naturally place reverence to the name, Abraham Louis Breguet, but in modern times of clever marketing, it is often forgotten that alongside Cartier, Breguet laid the blueprint for watchmaking to become an industry in its own right. Breguet began his own business in 1775 and despite individual orders to celebrated historical figures, consistent business began with the Souscription collection.

Breguet is often credited with creating the first wristwatch in the Reine de Naples model made especially for Caroline, the then Queen of Naples and sister of Napoleon Bonaparte. With pocket watches the norm, function was coveted over form with the focus on necessity over any aesthetic ideas. Again, here is another area where Breguet must be credited with changing the perspective of the industry by first changing the perspective of the purveyor. When an idea in any field catches interest, others tend to quickly become aware of the popularity and often imitate; here is no different. The Souscription pocket watches gained their name from the fact these creations often took months to create by hand so as is the norm today, the client would pay a deposit to secure the order and essentially subscribe to owning the pocket watch. The Souscription 1797 was the first pocket watch from Breguet to feature an open faced style showcasing the workings of the mechanical movement on the front. Today, circuitry and artificial intelligence govern so many areas of our lives that we in turn find great mysticism in the arts like watchmaking and other artisan mediums. At that time, you only had the mechanical option, which without the aid of computers was scientific, painstaking and a genuine labour of love. Therefore, to actually see the beauty of what was created by hand was testament to the watchmakers skill and also designed to engage the owner. Under the banner of The Swatch Group, the mid 2000’s saw not just reinvestment into the brand from a commercial standpoint but also a historical one as collections such as the Marine family were updated. Furthermore, this led to a reinterpretation of the Souscription, namely in the Tradition collection. Not just a one off homage piece, the Tradition series has become one of the most popular lines Breguet offer providing also the canvas for some of their most break taking innovations and complications. WATCHES finishing movements, the popularity of skeletonised watches has grown. Virtually every important company from Audemars Piguet to Vacheron Constantin have a model in their collection showcasing the heart and workings of these little mechanical marvels. However, Breguet was one of the first, if not the first to start this type of design. The current Tradition models are offered explicitly in precious metals in varying sizes. The first simplest models were hand wound and echoing the design of their predecessor. The acclaim drawn by the collection led to an automatic variant and then smaller complications. Initially contrasting colours were added to the dial and base plate to modernise the collection but then small complications like a retrograde seconds and even a second timezone sub dial were offered as one would expect from Breguet. However, the Grand Complications in the Tourbillon and Minute Repeater continued Breguet’s legacy of innovation. The Tourbillon carried a fusee chain transmission that basically evens out the power transmitted by the hand wound movement correcting any errors so the Tourbillon will engage at its optimal ability. The Minute Repeater that chimes the time using a set of mechanical gongs, originally also invented by Breguet goes a step further in this version. Breguet execute their repeater in an entirely different

way. Architecturally miles ahead of the typical visual expected from such a complication, the hammers that chime the sound are attached to the case and glass building on the innovation of the Jaeger LeCoultre Master Minute Repeater (the first to deduce that the sapphire glass was the most resonant part of the case). Breguet’s unique movement has created a reduction in buffering the hammers and in turn offers as loud a sound as possible. The fact all of these quite mind boggling mechanical elements are visible only adds to the allure of this amazing creation. The most recent additions to the family are the ladies model, as pictured, in both 18ct White and Rose Gold utilising the same layout as its siblings with an engraved flower motif and a Diamond set bezel for femininity. These watches are a great example of why, though revisiting the past, Breguet is once again at the forefront of mechanical watchmaking. The Tradition is the perfect palette for balancing classic design with the demands of a modern audience delivering in an exquisitely finished manner by a long standing marque. Other brands can offer fantastic watches in similarly styles but none can offer the history that has birthed these spectacular pieces of art. Open to guests to enjoy at their leisure, the garden is packed full of vibrant, fragrant and unheard of greenery and a staggering selection of mint varietals from chocolate mint and rhubarb mint to toffee apple mint, the options are endless. What this brings to the table is an ever changing menu that will keep you engaged however many times you return and ensure that everything you eat suits the time of year you enjoy it. There are very few hotel groups on this scale that have managed to create such a distinguished ethos with regard to the heart of the business being something other than hospitality. Equally, if you want to explore the Devonshire countryside and more there is plenty of opportunity for you from here. London’s brunch craze continues and Roast are the latest to join the party. Offering a Saturday brunch menu available from 12 until .45pm, this new addition to the iconic Borough Market restaurant brings an enticing selection of traditional dishes with a hint of chef Stuart Cauldwell’s innovative touch. Eggs Benedict is delivered with either lobster or pig’s cheek and avocado on toast is transformed with a toasted brioche replacement. Utilising the incredible offering of ingredients from suppliers in the neighbouring market stalls, this menu is not only delicious and certainly Instagram-worthy, but also helps to maintain the very local economy within the market. The grilled bacon chop with smoked Londoner sausage, fried egg and chips is the perfect example and packs a flavour-filled punch, perfect for a post Friday night recovery. Those with a sweeter tooth won’t be disappointed either, with buttermilk pancakes on offer paired with smoked streaky bacon and maple syrup. Don’t worry if you find yourself wanting a little more, as icons such as the Beef Wellington and Ultimate Roast Burger are also on offer, but it is definitely worth giving some of the new selection a go first, you won’t be disappointed. Tombo Fitzrovia After having huge success in South Kensington and Soho, Japanese cafe and matcha bar Tombo have recently opened their third site in Fitzrovia. Japanese for dragonfly, a symbol of renewal and positive force, Tombo offers up Japanese style pok bowls filled with healthy goodness. A real retreat in the capital away from the hustle and bustle of nearby Charlotte Street, the clean and modern interiors have been created by brothers Louis and Leo Sloley and their mother Manami. Although you can opt to take away the tasty bowls, eating in is highly recommended so you can enjoy the beautiful Japanese imported tea-ware and crockery in such tranquil surroundings that Japanese decor is renowned for. Poké has had a huge surge of popularity as places have started popping up all over London, yet the mix of Japanese cuisine and high quality matcha really sets Tombo apart from the rest. The Laughing Gravy Just a stone’s through away from Southwark station, The Laughing Gravy is a modern bar and restaurant serving fantastic seasonal British cuisine. With the feel of an upscale pub, the interiors are cosy and inviting. A large piano sits at the back of the main dining room and ambient lighting makes for a great location to dine with friends, neighbours and romantic dates. The menu is well varied and starters include smoked scallop and crayfish scotch egg with roast cauliflower mousseline; asparagus with black tru e custard, artichoke and purple majestic croquette; and duck terrine. Main dishes feature hearty classics such as venison wellington and pot roasted chicken to lighter fish dishes such as roasted seabass; and superfood salad. While fairly classic, many of the dishes feature unusual twists and great examples of this include the steamed lemon sole with grilled leeks, delectable crab and squid dumplings, sea vegetables in a Brixham crab bisque. All of the dishes are artistically presented and beautifully done, really placing the restaurant apart from its competitors and providing locals and visitors alike with a genuinely good neighbourhood restaurant, which is often hard to find in the capital. Service is swift and friendly; and those with a sweet tooth will delight in the equally wellpresented desserts. Highlights include pineapple upside down cake with coconut sponge, coconut parfait and pineapple custard; and milk jam ice cream with treacle sponge cake candied nuts, peanut butter cream, white chocolate popcorn mousse. There’s a great cheeseboard on offer too. As expected the wine list is varied and house cocktails include espresso martini’s and the Waterloo Sunset - a mix of Chase elderflower liqueur & Portobello Road gin topped with champagne & Chambord. Gillray’s London County Hall

Set on the Southbank and situated inside the London Marriott Hotel County Hall overlooking the famous River Thames, this award winning, quintessentially English restaurant is the perfect dining destination for those who appreciate the finer things in life. Here you can enjoy exceptional cuisine and fine wines as well as a selection of over one hundred gins whilst taking in the breathtaking views of some of London’s most iconic, landmark buildings. The Houses of Parliament and the Queen Elizabeth Tower which houses Big Ben, the London Eye and all the other buildings dotted along the river make fascinating viewing whilst you enjoy a superb meal. Named after eighteenth century master caricaturist, James Gillray who was famous for satirising politicians of his time, the restaurant and bar reflect the political history of the County Hall and features some of James’ finest works on the walls. As the name suggests, the main focus here is the steak and only the best Aberdeen Angus sourced from English farms is served. However, the menu is also full of English classics (such as fish and chips) offering the best quality, locally sourced and seasonally prepared British produce. To tempt your palate and get your taste buds going ready for your main course, starters from the main menu include succulent

pan-fried scallops with garden pea purée, mint and bacon jam or the very generously proportioned Woodhall’s British Charcuterie. Beautifully presented, diners can tuck into Royale air dried ham, smoked pancetta and Cumberland salami served with apple chutney. There is a good reason why this is called a steak house and you can see why when you see the selection of thirty-five day aged prime English steak served straight from the grill with the opportunity to have it ‘bone in’ or ‘bone out’. These include prime rib, T bone, fillet and sirloin and all are served with bone marrow, confit vine cherry tomatoes and a choice of sauces. If you don’t fancy steak there is always the ‘catch of the day’ which is freshly sourced from the famous Billingsgate Market. Of course, don’t forget the fabulous selection of sides which include pan tossed kale, chilli and garlic, warm broccoli salad with crispy bacon or the delicious Yukon mash plus the ever popular triple cooked chips. If you have any room, must try desserts are the deliciously indulgent sticky toffee pudding served with Dorsett clotted ice cream or the Gillray’s English Cheese Board. Finish off your experience with a drink at the bar which is open until midnight and serves a mixture of classic and contemporary cocktails as well as all the usual drinks you would expect to find.

Fancy Crab Located in the heart of the West End, Fancy Crab is a playful all-day restaurant serving, as you may’ve guessed, sustainable Red King Crab. While there are also other dishes on offer, the Red King Crab is star of the show. As one of the largest and most sought after types of crab in the world, the Red King Crab is sourced from the cold, open waters of the Barents Sea. Notoriously difficult to catch and extremely delicious, only adult males are caught with harvesting taking place in September to December, never during breeding and molting season. Once caught in the wild - never farmed - the crabs are cooked in sea water and frozen while still at sea. This quick process preserves the delicate flavour of the meat with minimal stress to the crabs in their final moments. Fancy Crab serve their crab in two ways, either on ice with dipping sauces and pickles including squid ink; and baked over charcoal with butter. Thanks to the skilful preparation, there is no need for crackers and the juicy meat can be easily enjoyed. As a delicacy, Red King Crab is quite expensive, but Fancy Crab allows guests to enjoy the dish at a more accessible price point. The menu also boasts a range of other crab inspired dishes. Highlights include the Singapore Chilli Crab and Tempura Crab Claws. Although the main focus is on the crab, the restaurant does offer diners different options for those who don’t fancy the crab. These include Whole Chicken cooked in a charcoal Bertha; Scallop ceviche; Tuna tartare and the Fancy Crab beef burger. Side dishes include mushrooms and fresh crab guacamole prepared at your table and served with moreish tortilla chips. Desserts are equally impressive with our favourite being the King Crab Cheesecake which comes artfully presented as a crab leg. Based on Wigmore Street just a stone’s throw from Selfridges and Bond Street station, Fancy Crab’s interiors are as fun as the

name suggests with 125 covers across two levels, dark green velvet booths and playful crab illustrations adorning the walls. The large kitchen is visible from the first floor tables and offers a view to just how large these crabs are. Waiters will also show you a crab on ice so you can learn all about the differing parts of the crab and where the meat comes from. You’ll be hooked.

Quaglino’s There are few restaurants in London quite as glamorous as D&D’s ‘hidden’ Quaglino’s. Nestled in the historic area of St. James’, this stylish establishment boasts an incredible mezzanine bar and show stopping restaurant complete with 60 bar at its heart. Featuring a spectacular cocktail selection and ’20’s vibe, you could happily spend the evening just at the bar, however, you might want to get yourself a table for dinner to enjoy the entertainment a little closer. Quaglino’s is not just a restaurant and bar, it features an impressive stage at the rear of the restaurant ready for performances from musicians, dancers and entertainers alike, with a constant flow of performances being added to the calendar. A selection of set menus are also available and often change depending on the evening event. This Restaurant has so much style and glamour, you would be forgiven for thinking it has been transported from the past. It offers a unique dining experience and the ideal spot for after work drinks to escape the city and any thoughts of the day gone by. Skylon Having recently had a revamp of its interiors, riverside restaurant Skylon on Southbank has also welcomed a new menu from their recently appointed Executive Chef Kim Woodward. With previous experience at Gordon Ramsay and the Savoy Grill, where she was the first female Head Chef in the restaurant’s 126-year history, Kim’s menus are ingredient-led, offering expertly-sourced produce from across the UK. Kim is recognisable as one of the UK’s top chefs, thanks to television appearances including Saturday Kitchen, competing in BBC’s Great British Menu and appearing as a chef mentor on ITV’s Yes Chef. The new menu features beautiful dishes that are perfect for enjoying now the weather has finally picked up and include hand dived Orkney Scallop Ceviche with pink grapefruit and heritage radish, cucumber and tru e; and Roasted Veal sweetbreads with French white asparagus, toasted almond foam and sherry vinegar gastrique. The Smoked salmon cannelloni with creme fraiche, gribiche, salmon caviar and chervil is also a great choice. Exquisitely presented, the dishes are a wonder to the eye as well as the taste buds, the Roasted Brill Fillet with cauliflower, brown shrimps, beetroot, Romansco, and salty fingers - a type of sea vegetable - is an excellent choice. As is the Lancashire duck breast, hearts, English asparagus, blackberry and toasted almonds; and the Roasted Lamb Cannon with crispy belly and wild mushrooms. Side wise, the Tru e oil potato puree goes with most dishes as does the Spring cabbages and confit shallots.

Seamlessly moving on to dessert, the European influence remains with the light but decadent iced cappuccino sou with baileys chocolate bonbon; and Scottish Whiskey parfait with date tuile. Service is impeccable and the views across the busy Southbank makes for great people watching. Along with an array of signature cocktails, Skylon’s wine menu is well stocked with choices stretching from Burgundy and Croatia to California and Argentina; and the restaurant’s sommelier is on hand to match your dishes with one of the many tipples.

BRONTE Boasting some seriously instagramable interiors, new all day eating venue Bronte is conveniently located on top of The Strand with views overlooking Trafalgar Square. Designed by renowned British designer, Tom Dixon, Bronte is both sophisticated and stylish. With three distinct spaces - the terrace, the relaxed café and the elegant restaurant; the airy venue also boasts private dining on the pretty Mezzanine level. The menu features modern British and Asian cuisine with dishes ranging from Rock Shrimp Tempura Maki to Herdwick Lamb Cutlet served with pancetta and crispy lamb breast. Starters are very well executed and our favourites are the Seared Scallops with braised ham hock and pea puree; delicate Beef Carpaccio with tru e cream, crispy artichokes and chives; and Spicy Chorizo and grilled squid with avocado, chilli & red pepper dressing. The Maki is a must try and makes for a lovely lighter starter before going on to the slightly heavier main dishes. If you want to stick to the Asian cuisine, then you can’t go wrong with the Miso Black Cod or Lobster Tempura. Sticking to the modern British, European feel then the fillet of Artic Char served with Jersey Royals, Shetland mussels, rainbow chard and garlic chive sauce is a winner; as is the Fillet Steak. Many of the dishes

hold a great balance of both cuisines and offer unusual twists such as the BBQ baby chicken with red pepper and honey, sesame dressing, pickled ginger and wasabi; and the Wagyu Striploin with white and green asparagus, shitake mushroom, ginger and caramel soy. While the menu has been mainly divided into land and sea, there are some options from the ground which are suitable for vegetarians including the Edamame and Kale Pancake and Caramelised Baked Sweet Potato with quinoa, kale and cranberry. Side dishes also offer seasonal greens, smoked aubergine and seven types of tomato. For dessert, if you have room, the star of the menu is the decadent Chocolate Bomb with Cherry sorbet, white chocolate shell, hazelnut praline & dark chocolate sauce. But be warned it is incredibly rich! Otherwise you can opt for Baked White chocolate cheesecake; or Almond and Polenta cake with camomile poached apricots. Wash it all down with one of the many cocktails. We like Falling Star made with Veuve Cliquot Grand Brut, Four Roses Small Batch, Cointreau & bitters. The venue also offers a number of wines with lots by the glass for under 10 which is great for the location.

Calabrese’s Cocktails with Gerry Calabrese

East End drinks maverick Gerry Calabrese has built a reputation as one of the greats in London’s bar scene. From bartending in top London venues such as Lab, Dust, and Sex in the City he went on in 2008 to launch his own multi award winning East End bar, The Hoxton Pony followed by most recently in 2016 Wringer and Mangle situated in the neighbouring London Fields, to much critical acclaim. His pedigree has also seen him act as a drinks columnist as well as consultant and event planner for n mero s high rofile ri ate clients incl ding iles eacon waro s i eroni astro rro hannel and l erry.

Punch is a word borrowed from the Sanskrit word pa c meaning five which is suggestive to the five typical ingredients: water, sugar, citrus juice, spices or tea and last but not least alcohol. Not all punch recipes follow this rule of five so strictly, in the Victorian age it was very common to serve a Milk Punch, hot or cold to a party of guests, with one of the more prominent recipes being a blend of dark Caribbean rum and French Brandy, freshly squeezed lemon juice, sugar to sweeten, a little water to lengthen the drink and of course, milk, all of which would be left to marinate at room temperature for a day or so, before being strained through several layers of cheese cloth to remove any solids. These days however, Punch is more commonly associated with rum, such as the Fish House Punch or the Planters Punch, however you are free and encouraged to mess around with the formulas and create your own signature serve. One that I’m particularly fond of is a watermelon and tarragon punch which is always a crowd pleaser and simple to make too! All you need is a small to medium watermelon, 4 good lemons, a handful of fresh tarragon to make a simple syrup with, 1 cup of sugar and a bottle of London Dry gin, Bombay Sapphire works well. First, start by preparing your tarragon syrup by simmering a pint of water with a handful of fresh tarragon for approximately 5 minutes, then adding a cup of sugar and stirring until the sugar has dissolved, then leave in the fridge to cool.

Secondly, go ahead and dice the watermelon and store in a large bowl or tub, being careful to keep some of the rind for garnish. Juice the lemons over the watermelon, add your preferred gin and your homemade tarragon syrup and pop in the fridge to chill and infuse for a couple of hours or overnight if you have the time. When you’re ready to serve, give the punch a little stir and top up with ice and you’re done! I like to crack a little black peppercorn over mine to enhance the flavours but that’s entirely up to you. Try your own recipes at home and as a gift for parties you’re attending and you’re bound to be a hit at your next shindig! Prime London rents fall, but corporate budgets rise with Izzy Birch-Reynardson, Head of Lettings, Savills Mayfair

Prime London rents have continued to fall slowly over the past year, but despite this the average corporate relocation budget has risen by 1 per cent year on year. This is largely due to increased financial sector budgets, which were 59 per cent higher in the first half of 2017 compared to the same period last year. This equates to over 2,000 being added to the average monthly budget. In 2016 we saw companies relocating less senior executives to London, focusing more on mid ranking staff travelling solo. As we move through 2017, we are seeing the financial sector comprising a larger segment of our market they seem to be relocating higher level employees to help steer decision making through Brexit. In addition, we have also seen increased numbers of tech professionals relocating to the capital and we expect this to rise in the coming months and years, potentially rivalling the number of financial services workers making the move. Top tier executives who relocate to Mayfair tend to be travelling alone or with their partner. Geographically, they will often narrow their search down to a few roads based on recommendations from friends and proximity to family who may be here. Mayfair remains popular due to the availability of large, lateral apartments within walking distance of many business hubs. The latter is something which is particularly important to many of our tenants. At the same time as the above, increased political and economic uncertainty have meant concerns

surrounding job security and, in turn, some of our existing tenants are looking to downsize to cost save. Only last month we had a longstanding tenant end his tenancy, despite his contract being extended, to move to a smaller, cheaper property in south west London. That being said, the majority of our tenants in Mayfair usually move to like-for-like properties or when they can see value. With all these drivers in the marketplace, landlords need to be savvy and ensure that their properties are of a high specification and are realistically priced. New build properties across London continue to set the bar, so existing landlords must continue to improve their properties in order to retain a premium rental figure and reduce void periods. Furthermore, it is key to be proactive with demand and furnishing is a perfect example of this. Around 90 per cent of our tenants are looking for a furnished property and it is particularly important for corporate tenants who are especially transient.

But what does the commuting landscape look like in E14? The first thing we know is that most people have a commute of less than 10km (71.9 per cent of the total work force). This is the case for most of the UK and probably won’t come as a massive surprise. The second most common commute is 10km to 29km which accounts for 9.2 per cent of the total workforce in our area.

Those thinking of buying a property in E14 will want to Distance consider its proximity to local transport. However, with house prices sitting 15 per cent lower for every five miles you move away from a station, the temptation to find a home further afield is certainly strong. The prospect of getting more bang for your buck will make sense for less frequent commuters. Longer journeys won't be disappearing anytime soon, but we do expect the number of commutes in England and Wales to reduce slightly over the next five years with more virtual offices and technologies like Google Hangouts and Skype. Grasses are especially wonderful for this and here in the case of Pennisetum alopecuroides the plumes take on a silvery shine. The effect is short lived and is at its most effective in the early morning with the rising sun behind but it is such a wonderful sight that I never tire of the effect. Grass gardens are beautiful.
