To celebrate the 50th anniversary of its iconic Royal Oak, Swiss Haute Horlogerie manufacturer Audemars Piguet has reinvented the “traditional” rainbow watch with the launch of two unprecedented Royal Oak Selfwinding sets in 37mm and 41mm, both illuminated by some of the most beautiful gemstones. The two sets are composed of ten white gold selfwinding hours, minutes and seconds timepieces, each entirely paved with a different baguettecut gemstone so as to form a rainbow when all the pieces are put side by side. The different watches are adorned with some 861 baguette-cut coloured gems (ranging between

~30 and ~47 carats per watch) for the 41mm versions and 790 stones (varying between ~21 and ~37 carats) for the 37mm models of the exact same hue, all meticulously selected and custom-cut to offer intense and pure colours. The gemsetting was accomplished by long-time partner Salanitro, a company specialised in watch manufacturing and stone setting. Unique in the watchmaking industry, the Royal Oak Selfwinding Rainbow sets build on Audemars Piguet’s long legacy of avant-garde high-jewellery timepieces, while pushing the art of gemsetting to new heights.

The three “Queens” of gemstones – ruby, emerald and blue sapphire – set the tone for the colour gradation. To complement these intense colours, the Manufacture’s gemmologist and design team chose a selection of stones rarely seen in the Haute Horlogerie industry. Tanzanites, yellow chrysoberyls, pink tourmalines, amethysts, blue topaz, orange spessartites and tsavorites were selected for their vivid colours and purity so as to achieve a
harmonious and expressive rainbow when set side by side. Although evoking the colours of the rainbow when put together, these ten pieces also tell their own story linked to the unique property, colour and symbolism of their dedicated gemstone. The two sets are driven by two selfwinding hours, minutes and seconds movements without date indication in order to give pre-eminence to the gemsetting on the dial. The 37mm are equipped with Calibre 5909, the Manufacture’s latest selfwinding hours, minutes and seconds movement without date indication. While the 41mm references are powered by Calibre 4309, the most recent selfwinding hours, minutes and seconds movement of this diameter developed by the Manufacture. Its generous size enables optimal timekeeping precision, while its power reserve of at least 70 hours when not worn makes it ideal.

LEFT-HANDED MONOPUSHER A highly exclusive timepiece for left-handers and connoisseurs of rarities Patek Philippe is extending the broad palette of its chronographs and grand complications with the addition of a new timepiece literally made for the right-hand wrists of left-handers. With this goal in mind, the manufacture has reinterpreted one of its most refined timepieces: the Ref. 5372 Split-Seconds Monopusher Chronograph. The new Ref. 5373P-001 features a platinum case and modern looks that emphasize its sporty and contemporary style dial. This new model will be produced in small series, appealing especially to left-handers among the connoisseurs of elaborate mechanical movements and passionate watch collectors. In 2005, Patek Philippe leveraged its know-how in the field of short-time measurement by launching a new initiative. The manufacture developed a complete series of chronograph movements with and without additional functions. All of them were designed and produced in-house. The starting signal was given by the manually wound caliber CHR 27-525 PS, the world’s thinnest column-wheel-controlled splitseconds chronograph movement. The caliber CHR 27-525 PS Q launched in 2010 (with the same base movement plus an extremely thin calendar module) has a height of only 7.3mm. It is the thinnest split-seconds chronograph movement with perpetual calendar ever produced by the manufacture. Since 2017, this exceptional caliber has been crafted in very small numbers in line with venerable watchmaking traditions. It ticks in a platinum watch with a blue sunburst dial (Ref. 5372P-001) or a rose gilt dial with a vertical satin finish (Ref. 5372P-010). patek.com
YOUR WATCH Inspired by a one-of-a-kind piece sold by Patek Philippe in 1927, a custom-made cushion-shaped split-seconds chronograph (movement No. 198 012), the manufacture has now converted the Ref. 5372 into a new version for left-handers - a genuine debut in the recent history of the maison in Geneva. The exclusive Ref. 5373P-001 combines a split-seconds chronograph with one of the most elaborate functions - the perpetual calendar which stands emblematically for the grand complications of Patek Philippe. With a diameter of 38.3 mm, the platinum case has the same size as the Ref. 5372 but its crown (with an integrated chronograph monopusher) is at 9 o’clock and the split-seconds pusher occupies an unusual position at 8 o’clock. It preserves its timeless elegance with the polished, concave bezel that creates the perfect transition to the slightly domed sapphire-crystal back, the recessed and satin-finished case flanks, and the delicately curved strap lugs that merge with the bars almost seamlessly. The indications (counters and apertures) of the dial are rotated by 180°: the analog date at 12 o’clock, the subsidiary seconds at 3 o’clock, the moon phases at 6 o’clock and the 60-minute counter at 9 o’clock, complemented by the aperture displays for the day of the week and the month as well as the leap year cycle at 10:30 and the day/night indicator at 1:30. Patek Philippe has also reworked the aesthetic appeal of the dial, endowing it with a charcoal-coloured aspect and a vertical satin-finish; it is ingeniously animated by a black gradation to the periphery and the snailed ebony-black subsidiary dials. The indication of the time is based on applied Arabic numerals and faceted Dauphine hour and minute hands in white gold. The moon-phase display is extremely precise: it deviates from the actual lunar cycle by just one day every 122 years. For crisp legibility, the three chronograph hands from the center - chronograph and splitseconds hands as well as the 60-minute counter hand at 9 o’clock - are varnished red. The three chronograph commands (Start, Stop, and Reset) are selected with the monopusher in the crown at 9 o’clock. Stopping lap times with the split-seconds hand (rattrapante) is handled with the rectangular pusher at 8 o’clock. A sapphire-crystal display back (interchangeable with the solid-platinum back delivered with the watch) reveals the fantastic architecture of the caliber CHR 27-525 PS Q movement with its two column wheels that bear two polished caps in the typical Patek Philippe style. The bridges, decorated with Geneva striping, are carefully chamfered and the edges are polished. A focus is also on the elegance of the form parts and the bridges à l’ancienne. Their acute internal angles can only be completed by hand, which calls for considerable dexterity and many years of experience. The sporty looks and modern attitude of the dial also applies to the black calfskin strap with an embossed textile texture and red contrast seams. It is secured with a platinum fold-over clasp. Like all of Patek Philippe’s platinum watches, the new Ref. 5373P001 features a brilliant cut diamond in the caseband. As an exception for left-handers, it is set at 12 o’clock in this timepiece. patek.com

A. Lange & Söhne have unveiled two new versions of the award-winning mechanical digital watch in platinum and pink gold. Thanks to the evolved calibre L043.6, the exceptional timepiece now has a power reserve doubled to 72 hours and offers even greater convenience. The revolutionary design concept has been subtly reworked as well, enhancing its expressive style. Even though the minute-by-minute progression of the large jumping numerals may seem to be moved by magic, it is precisely controlled by a reliable calibre with seven patents. In 2009, A. Lange & Söhne presented the first Zeitwerk to the amazement of the world of horology. The unprecedented wristwatch concept features large jumping numerals for the hours and minutes as well as a constant-force escapement as a beat controller. To this very date, the clear, avant-garde display of time is peerless. It underscores the manufactory’s ambition to constantly redefine the limits of technical feasibility. This innovative approach is closely intertwined with the tradition of the manufactory. Inspiration was taken from the famous five-minute clock at the Semper Opera House in Dresden. At the time, court clockmaker Johann Christian Friedrich Gutkaes was commissioned to create it. He was asked to develop a time display that would be easily legible even from the rearmost seats. It was a challenge that forced Gutkaes to rethink the assignment. Contrary to all largeformat clocks with hands, he opted for a revolutionary solution: a clock that displayed the time digitally in five-minute steps. In 1841, he completed the five-minute clock with his co-worker Ferdinand Adolph Lange. The unusual idea behind this clock was transposed to the Zeitwerk, even though it switches five times more often than its source of inspiration, namely once per full minute. A patented mechanism with three jumping numerals discs -
that make a glance at the watch a special experience - display the hours and minutes from left to right by large-format numerals. The harmonious arrangement on the curved time bridge and the size of the displays ensure superb legibility. Additionally, this aesthetically original and technically elaborate display endows the dial with vibrancy and verve because the underlying mechanism switches the three numerals discs within fractions of a second. The most exciting event happens at the top of the hour when all three numerals discs are simultaneously advanced by one increment. With this precise choreography, the moment becomes the event. Watch enthusiasts often refer to the dial as the face of a timepiece. It not only reflects the designers’ aesthetic perceptions but also the skills of the movement engineers. This applies in particular to the Zeitwerk: Its innovative technical concept is expressed by progressive design. The technical knowledge and precise skill required to create such a piece is undeniable. From the most basic of actions rotating one of the jumping numerals discs, which requires an exceptional amount of energy compared to ‘standard’ watch mechanisms - to the patented barrel design which has made it possible to double the power reserve allowing for 72 jumps of all three discs, the precision craftsmanship that has gone into these two new Zeitwerk pieces is truly astonishing. The new Zeitwerk has a case diameter of 41.9 millimetres and a height of 12.2 millimetres. The two versions; in pink gold with a black dial and a time bridge made of untreated German silver; and platinum edition with a rhodié dial made of solid silver and black rhodiumed time bridge feature colourmatched hands to round out the harmonious design. The pink-gold model has a black alligator leather strap while the platinum version is paired with a dark-brown alligator leather strap.

On a mission to make luxury more sustainable, Breitling’s first-ever “traceable watch” transparently informs and engages owners about the origins of its precious materials. A provenance record on the owner’s blockchain-backed NFT details the responsible measures taken along the supply chain for the watch’s artisanal gold and lab-grown diamonds, with all information independently verified. The Super Chronomat Automatic 38 Origins is designed to make a statement, whether paired with a power suit or a t-shirt and jeans. You can tell a “Super” from the rest of the Chronomat family by the ceramic rider tabs and crown, and the rubber rouleaux bracelet only available with this supercharged line. But aside from its enhanced presence, this new watch has another important statement to make. It’s the beginning of Breitling’s mission to do better. By 2025, Breitling’s entire product portfolio will feature better gold and better diamonds: artisanal gold and lab-grown diamonds, responsibly sourced from accredited suppliers. Vegan Sticky Toffee Pudding By Adam Smith Adam Smith is executive chef at Michelin-starred, Restaurant Coworth Park in Ascot. Named as the Roux Scholar in 2012 and awarded Craft Guild of Chefs Restaurant Chef of the Year in 2015, he joined Coworth Park as executive chef in 2016, overseeing all its culinary outlets, and in 2021 was awarded the Michelin-star for Restaurant Coworth Park for a fourth consecutive year. A warming post-dinner treat designed by chef Adam Smith, this vegan sticky toffee pudding is the perfect indulgence for these cold Autumnal nights. This dessert is also a sumptuous addition to a dinner party that is sure to impress any guest.
INGREDIENTS STICKY TOFFEE PUDDING 450g Water | 750g Dates | 18g Bicarbonate of Soda 418g Margarine | 418g Dark Brown Sugar 750g Gluten-Free Flour | 11g Baking Powder 6g Ground Ginger | 30g Mixed Spice 18g Ground Cinnamon | 900g Rice Milk 50g Apple Vinegar | 66g Oil | 50g Golden Syrup
METHOD In a heavy bottomed pan, simmer the water with bicarb and dates, until dates are well cooked and very soft. Blitz and pass the dates to a smooth puree and set aside to cool. Cream the margarine and sugar together in a mixing bowl. Slowly add in the rice milk, apple vinegar, oil and golden syrup, while continually mixing ( I find this all easier in a food mix such as a kitchen aid). Sieve in flour, baking powder, ground ginger, mixed spice and ground cinnamon. Lastly add in the dates and mix until smooth. Fill 95g in a greased and tinfoil based ring and bake at 170°C for approximately 35-40 minutes.

In a heavy bottomed pan, boil the coconut milk, sugar, salt and vanilla for a while, stirring frequently for 4-5 minutes. Let it cool to around 38°C and emulsify the margarine with a stick blender.
Heat all ingredients up and combine. Leave to infuse for 1 hour. Pass and leave to cool. When cold place into the ice cream machine and churn.

TO SERVE I find the best way to reheat the sticky toffee pudding is just to place in the microwave on full heat for 20 seconds under cling film. Reheat the sauce separately and then pour generously over the top. Garnish with a few caramelised pecan nuts and a large ball of vanilla ice cream. Enjoy!

G’Vine Martini + Seafood Platter Drink G’Vine is made using grapes rather than grain so the result is a smoother liquid, perfect for making a Martini. To make put both your G’Vine bottle and a martini glass in a freezer for at least 6 hours, now ‘wash’ the glass with vermouth - do this with a quick swirl and then discard excess - now pour G’Vine into the glass and garnish with a lemon peel, twist it above the drink before dropping it in the glass.
Eat
A martini pairs very well with fresh seafood; lobster tails, prawns, oysters, scallop carpaccio, smoked trout… you can design it. Salted butter and good bread is mandatory to accompany the dish.
Negroni + Cheeseboard and Olives Drink Quite simply a Negroni is equal parts gin, vermouth and a drop of orange bitters. Add all ingredients in an Old-Fashioned glass filled with ice, stir with a mixing spoon and decorate your glass with orange peel.

When it comes to the cheeseboard think about the bitterness of the Negroni, it calls for foods with bold flavours and richness to create a balance. Yorkshire pecorino, blue cheese, aged cheddars, and smoked gouda are all a great choice. Don’t forget the olives but lean for the green varieties.
Mezcal Cocktail with Smoky Aubergine Dip Drink Unlike tequila, which is made from agave that has been steamed, mezcal is made from agave that has been roasted, giving it a smoky flavor that tequila doesn’t have. Go smoky for your paired nibbles, smoky aubergine dip or baba ganoush is a healthy dip made with mashed aubergine, tahini, olive oil and seasoning. It is incredibly easy to make. Slice aubergines in half and place flat side down and roast in an oven, when totally collapsed take only the flesh and mix with tahini, smoked paprika, smoked salt and lemon juice to taste. It’s that easy.

SUPERCAR STYLE An undeniably stylish performance machine, McLaren's 720S Spider delivers a potent package of power paired with striking, supercar design. Providing an iconic aesthetic that is instantly recognisable, this the perfect way to enjoy everything the marque stands for.
Pushing the boundaries of the term 'supercar' when it launched back in 2017, the McLaren 720S delivers an all-encompassing package of dynamic performance and dazzling aesthetics, while the open-air offering that the Spider variant affords adds an extra thrill to the driving experience. Sharing the same foundations as its fixed-roof coupé counterpart, the 720S Spider - like all McLaren cars - is built around a carbon fibre core. For this performance machine it comes in the shape of the Monocage II-S. Adapted to accommodate the Retractable Hard Top (RHT), it is a development from the Monocage II. Having to remove the structural, central 'spine' which runs across the top of the cabin and adapt both the front and rear upper structure would usually mean a need for some additional reinforcement, but thanks to the incredible properties that the ground-breaking carbon fibre Monocage structure possesses, it is simply just not needed. What this means for the Spider is the lightest dry weight compared to its closest rivals at just 1,332kg. And despite the addition of the RHT and tonneau system, the Spider weighs in just 49kg heavier than the coupé - less than a 4% increase. This makes for an incredibly dynamic and surprisingly efficient supercar. A one-piece, carbon fibre panel for the RHT comes as standard, maintaining the profile and aerodynamic performance of the 720S coupé and adding a full carbon fibre upper structure when closed. Meanwhile, the electrically driven - rather than hydraulic - system delivers a fast operating roof that can be lowered or raised in just

11 seconds, the fastest in the supercar class. As a result of this incredible engineering, McLaren have registered three worldwide patents for the roof system. An optional carbon fibre framed, glazed RHT is available to enjoy the open-air nature without having to lower the roof. Allowing you to transition rapidly between a transparent and tinted state, this electrochromic glazed option will automatically revert to its tinted state when the ignition is off to help maintain a reduced cabin temperature on hot days and thanks to a memory function, will return to its previous state when the ignition is switched back on. The RHT stows beneath the aluminium rear tonneau cover. To accommodate both the Retractable Hard Top and rear tonneau cover, the Monocage II-S features a new carbon fibre upper structure around the engine bay that has been engineered to sit as close as possible to the charge air coolers and intake plenum to maximise luggage space. In turn, this lowers the height of the rear tonneau cover. There is a slight incline of five degrees in the carbon fibre structure towards the rear of the car, which helps to draw heat out of the engine bay and cool the powertrain, exhaust manifold and catalysts. Thanks to the combination of these technologies - from being the first McLaren Spider with a carbon fibre Monocage, to the advanced roof system - the performance figures for the 720S Spider are comparable to the coupé. is just a 0.1 second difference in both zero to sixty-two mile per hour time and standing quarter mile sprint. Dispatching each in just 2.9 seconds and 10.4 seconds respectively. What's more, the top speed remains a coupé-matching 212mph. Even when the roof is lowered, it can still manage a staggering 202mph, testament to the aerodynamic engineering that has gone in to this incredible machine. The inherent benefits of the Monocage mean the Spider maintains huge torsional rigidity, an essential when trying to deliver this level of performance, allowing for some exceptionally dynamic driving, not only in straight line speed, but through fast-paced cornering too. Responding to driver input immediately, the ride and handling are uncompromising which is further enhanced by the seamless and organic aesthetics of the 'shrink-wrapped' body which appears to be sculpted by the air. Flowing forms combine to maximise downforce, minimise drag and enhance powertrain cooling, all while optimising aerodynamic balance. Of course, this performance depends on what lies beneath as much as the aerodynamic ingenuity that's on display and thankfully, the impressive new 4.0-litre twin turbocharged V8 engine that powers the 720S Coupé remains unchanged for the Spider, delivering a staggering 720PS - hence the name - and whopping 770Nm of torque.

MCLAREN 720S SPIDER
The levels of performance that this engine is capable of producing is thanks to the power and torque enhancements of 70PS and 92Nm respectively in the latest 4.0-litre M840T unit. Every element of the engine was analysed and refined by engineers at the McLaren Technology Centre to maximise power and sharpen engine responsiveness while also increasing fuel efficiency. Compared to the 3.8-litre engine, 41% of parts are all-new. A key feature of this new engine is the ultra-low inertia, twin-scroll turbochargers. The lightweight turbines in the turbochargers are lighter and capable of spinning at 160,000rpm, making the turbocharger ‘spool up’ more rapidly. This improves engine response under acceleration by reducing ‘lag’ - as well as producing more power. Furthermore, the new wastegates and dump valve are electronically controlled to adapt to the powertrain’s requirements, actively managing the buildup of power and torque from low rpm and improving fuel consumption and reducing emissions. Engine response - both on- and off the throttle has been calibrated to deliver the optimum blend of immediate reaction and progressive control, ensuring absolute driver involvement. Under full acceleration, the power delivery builds relentlessly through the rev range, encouraging the driver to hold each successive gear to over 8,000rpm. Matching the feeling of the powertrain is its exhilarating sound, enhanced further when the rear
window is lowered, or when the Retractable Hard Top is stowed completely. The twin-exit stainless steel system delivers a scintillating supercar soundtrack that is clean and crisp, and rises with engine rpm and engine load to deliver a thrilling crescendo. A soundtrack to be enjoyed from the outside as much as inside the luxurious, and surprisingly comfortable cabin. On opening the striking dihedral doors which hinge dramatically forwards and upwards - with an opening angle ensuring a generously wide aperture for getting in and out - the car comes to life. Delicate ambient lighting illuminates the interior space which features only the finest materials, while the vast digital displays initiate ready to deliver all of the necessary information for both driver and passenger. This is a cabin that despite its race-car-esque credentials offers a sophisticated and welcoming environment that is one of the most luxurious in the sector. Those flowing lines which deliver such an incredible aesthetic on the exterior continue inside, with detail pieces and stitching pairing with more structural forms such as the centre console to create an inviting, athletic space without an over abundance of switchgear to ensure driver focus remains on the road at all times. OSCAR INDIA The introduction of Tadek Marek's V8 engine in 1969 brought a new era to the Aston Martin stable. The originally named Aston Martin V8 was born and remained the marque's mainstream car for almost two decades. By 1978, the Series 4 "Oscar India" specification was introduced.
Visually, the former bonnet scoop was replaced by a closed "power bulge", while a spoiler was integrated into the sleek yet angular tail. Most Oscar India cars were equipped with a Chrysler "Torqueflite" three-speed automatic transmission and a wood trim fitted for the first time since the DB2/4 of the 1950's. Just 352 Oscar India models were built from 1978 through to 1985, so this right-hand drive example is a rare find, especially in this condition. This example - with private number plate included - is presented in the very desirable colour combination of Canterbury blue coachwork with magnolia leather interior, and comes with the with auto ‘box, power steering and classic wooden steering wheel, and showing 109,000 miles. The car comes with a service file with previous invoices and MOTs and also comes with a parts manual. It was subject to a full mechanical overhaul by classic car specialists Robin Lackford including work to the underside with invoices totalling £26,763 1978 Aston Martin V8 and has covered just a few hundred miles Oscar India £POA since.

Throughout the pandemic, the value of properties in prime UK villages recorded their strongest growth in 12 years - rising by 9.0% during 2021. And, although growth has slowed to 5.1% in the year to September 2022, demand remains high, particularly across some of London’s villages. For many, London’s villages combine the best of city and village life and have been some of the capital’s top performing markets since the start of the pandemic. A sense of community together with connectivity, family housing stock and plenty of green space makes London’s villages popular with a whole host of buyers, acting as a catalyst for increased demand from young couples and growing families to empty nesters and downsizers. As a result, London villages ‘golden formula’ makes for a competitive market place. This, coupled with a lack of supply of the right type of homes,

has led to strong price growth, particularly in some of the leafiest parts of the capital. In fact, the average value of a house in eight of London’s most notable villages - Barnes, Chiswick, Hampstead, Highgate, Marylebone, Richmond, Victoria Park and Wimbledon - has risen by 13.5% since the start of the pandemic back in March 2020. This figure ranges from 16.2% in Hampstead, most famed for its heath and swimming ponds, 15.8% in Wimbledon, where its common occupies much of the area, to 2.3% in more central locations like Marylebone. Here, price growth is less significant due to lower levels of international demand which have constrained more significant price growth. Stock here is also typically geared more towards pied-a-terre buyers, with a larger number of apartments and flats available versus family homes with private outdoor space.

Docklands Landlords: Will Docklands buy-to-let continue to be profitable in the next few years?

eing a Docklands landlord is undoubtedly a challenge. The glory years of making money from ‘any old property’ are certainly in the past. With increased legislation and taxation from Government and the cost-of-living crisis (which will result in some Docklands tenants struggling to pay their rent), times are challenging for many landlords.
Then newspapers are full of stories of landlords being pushed into the red as mortgage rates continue to rise. A landlord last summer could have fixed their 5-year buy-to-let rate with a 25% deposit at 1.86%, whilst today the best 5-year deal is with Barclays at 4.36%. This increase will add more than £246 per month to the landlord’s mortgage bill for the average UK buy-to-let property.
Landlords’ mortgages stand at £237.81bn, meaning collectively, landlords could have to pay an additional £7.11 billion per year in mortgage interest payments. Next, the press is reporting in Q2 2022 (when compared to Q2 2021), landlord possession claims for arrears increased from 6,997 to 18,201 properties (a rise of 160%), property orders from 5,431 to 14,319 (an increase of 164%), warrants from 3,786 to 7,728 (a rise of 104%) and landlord repossessions from 1,582 to 4,900 (a rise of 210%). This is on the back of the Section 24 tax changes made a few years ago and ahead of expensive energy efficiency upgrades that the Government is expected to legislate for in the coming 12 months. Doesn’t sound good for landlords. Until you look past the headlines and look at the actual detail. 79.93% of UK buy-to-let (BTL) mortgages are interest-only mortgages (compared
to 12.29% of homebuyers), meaning the repayments are considerably lower than typical homebuyer mortgages. Therefore, the rise in interest rates won’t hit landlords’ profitability as much as many thought initially. 93.21% of all new BTL mortgages agreed in the last two years have been on a fixed rate mortgage, and 73.27% of all existing BTL mortgages are on a fixed rate. So, the increase in mortgage payments will only affect one in four landlords on variable-rate mortgages. Let us not forget that less than one in three landlords have a BTL mortgage, meaning two out of three landlords aren’t affected by these interest rate rises.
The average rent of a Docklands property is now £3,411 per month, an impressive rise of 11% compared to a year ago. Those possession orders mentioned above look high until you realise that there are 4.4 million properties in the private rented sector. That means only 2.04% of UK rental properties had arrears bad enough for landlords (or agents) to start possession proceedings to evict the tenant. Also, only 0.045% of tenants were evicted through the courts in a calendar year. Talking of arrears, recent studies using statistics from the Government and other letting industry sources show that …
landlords who didn’t use a letting agent to manage their property were 272.5% more likely to be two months or more in rent arrears in 2021. It pays to use a letting agent! Next, the potential cost of upgrading rental properties’ energy efficiency. Continued on page 2
Continued from page 1 The proposed changes in the MEES regulations require a minimum energy efficiency (measured by its Energy Performance Certificate (EPC)) to a ‘C’ rating on new tenancies from 2025 and existing tenancies by 2028. That will cost, on average, £10,000+ per property. Yet it cannot be forgotten when the rules changed in 2018 properties had to have a minimum EPC rating of E in England and Wales to be legally compliant. If a landlord of an ‘F’ or ‘G’ rated rental property could prove that it would cost more than £3,500 to make those improvements to their EPC rating, then that was the most the landlord had to pay. No doubt something similar will take place in the future proposed legislation. Then there is the profitability of renting. Rental yields are the primary guide to profitability in buy-to-let.

Yet investing in buy-to-let isn’t just about the yield. Demand from tenants plays a massive part in the success or failure of your buy-to-let investment, so other yardsticks, such as void periods, should be considered. There is no point in securing a higher-yielding rental property if that buy-to-let investment remains empty. My research has found that the Docklands overall void period average so far is 41.4% lower than 18 months ago, reducing from 29 days in April 2021 to 17 days in September 2022 (the
void period being the time it takes from the date of an old tenant moving out until the new tenant moves in). Finally, buy-to-let investment is also an excellent hedge against inflation compared to other investments. If you would like more information on that, drop me a line, as it’s too long to post here.
In conclusion, the days of buying any old Docklands buy-to-let property at any price and making loads of money from it as easy as falling off a log are gone! The next few years will be challenging for everyone. Still, with the advice and opinion of a decent Docklands letting agent to guide and support you on your buy-to-let journey, buy-to-let will continue to be a profitable investment.
