RHS Chelsea, sponsored by The Newt in Somerset, returns to its May dates for the first time since the pandemic, and will feature several decorative floral and plant displays to reflect The Queen’s long-standing support for the charity, as well as her love of flowers and gardens. Her Majesty has been the Society’s Royal Patron since 1952 and was a regular visitor to the show with her parents as a child. Her first visit to the show as The Queen was in 1955, attending more than 50 times during her 70-year reign. Renowned florist Simon Lycett who has created many floral arrangements for the Royal family, is designing a bespoke sculptural portrait of Her Majesty in the official Platinum Jubilee shade of purple. The silhouette will be covered on both sides with an assortment of native British-grown tree branches with connecting inner shelves arranged with 70 terracotta pots, hand-made in Warwickshire and planted with Lily of the Valley, one of The Queen’s favourite plants as it was featured in her Coronation bouquet. At the centre of the show’s Great Pavilion, the Monument will be surrounded by a photography exhibition depicting images of The Queen visiting the show throughout her reign. The feature installation by designer Dave Green includes an accessible deck walkway that will flow around the images, set amongst a woodland inspired planting scheme. Creating a calm and serene environment for visitors to view the images amongst a colour palette of white, green, purple and blue plants to reflect the tones found in natural woodlands.

In celebration of The Queen’s passion for nature, an installation by floral designers Veevers Carter will give visitors an immersive experience to enjoy their own personal tribute. Natural Perspectives will feature a canopy of flowers including fresh Delphiniums, inspired by the colours and planting of the Scottish landscape near the Royal Family’s Balmoral Castle estate. As visitors encounter the space, an ambient soundscape will fill the air, visual projections of wildlife will capture their gaze, leading to a large-scale portrait of The Queen made from dried pressed flowers that have been collected and re-used from the designers’ previous events. As visitors enter the iconic Bullring Gate, they’ll be greeted by an archway decorated with royal emblems reminiscent of a countryside meadow by Lucy Vail Floristry. Celebrating British flower growers and craftsmanship, the colourful design will include three wicker crowns covered in sweetpeas and columns abundant with foxgloves, geraniums, and irises. Following the show, all plants from the display will be returned to flower farms to be re-used and stems will be recycled for further events. Elsewhere at the iconic show, small space gardening makes a comeback as the popular Balcony and Container Gardens return as judged garden categories. Proving that any space, no matter how small, can be turned into a gardening haven, the Balcony and Container Gardens are joined again by the Houseplant Studios, supported by Close Brothers Asset Management, to offer plenty of inspiration for making the most of limited space and resources. With planting themes formed of easy to grow edibles, William Murray’s ‘The Potting Balcony Garden Sponsored by Viking’ and Ann Treneman’s ‘Wild Kitchen Garden’ both demonstrate how even with limited outdoor options, homeowners can still grow their own fresh produce outside their door. While back inside, the Houseplant Studios showcase the forward thinking style ideas and practical tips for bringing the splendour of growing to interior spaces. London Craft Week 9 – 1 5 M AY

Celebrating outstanding British and international creativity, London Craft Week is once again returning to the capital from the 9th - 15th May. Bringing together over 250 established and emerging makers, designers, brands and galleries from around the world, the festival showcases a curated selection of works based not on price or fame, but underlying substance. Plus, that essential dash of magic and inspiration that separates great from good. This year, LCW 2022 features two major exhibitions at Sotheby’s: Material Consciousness - an exploration of pioneering sustainable design by furniture maker Brodie Neill, and Quartet: Goldsmithing in London Now, which brings together exquisite pieces of jewellery by Sian Evans, Lucie Gledhill, Castro Smith and Christopher Thompson-Royds. Meanwhile at Design Centre, Chelsea Harbour, contemporary craft fair Artefact will be shining a light on artisanal excellence across disciplines including metalwork, glass, sculpture, textiles, ceramics and upcycled materials. Other firsts of this year’s festival include two new curated Country Pavilions, showcasing work by talented independent makers, artists, studios and workshops from Malaysia and Norway. Highlights include a large-scale exhibition of Royal Pahang Silk Weave presented by HM Queen Azizah of Malaysia, who has been an ambassador for the vanishing craft of silk weaving for more

than two decades. While at Cromwell Place, Norwegian Crafts will be collaborating with Oslo-based multidisciplinary platform and artist group PYTON to present an exhibition of pioneering works by emerging creatives and unsung heroes. Guests can also discover a renewed appreciation of craftsmanship within contemporary fashion design, materials and making at the V&A. There will be a programme of events around Fashioning Masculinities: The Art of Menswear, including a jewellery masterclass with Rosh Mahtani and tailoring demonstration with Kimberley Megan Lawton. Elsewhere in Belgravia, the Argentine Ambassador’s Residence will be home to designer Clara Pinto’s FW22 collection, which pays tribute to organic British wool, traditional tailoring and innovative degradable bioplastics. London Craft Week this year, offers a journey from St James’s, along Jermyn Street, the original home of menswear to the elegant Princes Arcade with its boutiques that connect to Piccadilly. Go behind the scenes and enjoy the collaboration with the House of Rémy Martin, renowned for their masterful production of exceptional spirits, in a series of events celebrating savoir faire. ‘PRESENCE’

Rob Munday, creator of the first officially commissioned 3D/ holographic portrait of Her Majesty The Queen in 2004, is unveiling a previously unseen portrait of the monarch this month to celebrate the Platinum Jubilee. The new portrait, which shows The Queen off-guard and smiling is named Platinum Queen: Felicity and is dedicated to the 20 years of friendship between The Queen and her personal assistant and close friend Miss Angela Kelly. The relaxed and candid shot was taken during the 2004 holographic photographic session at Buckingham Palace - a seminal artistic event that produced an image ‘Equanimity’, since described as one of the most iconic portraits of The Queen ever taken. Voted visitors’ favourite portrait at the National Portrait Gallery in London, the holographic image was used for the world’s first £100 banknote and also featured on the front cover of Time Magazine’s Diamond Jubilee issue in 2012. Munday describes holography as the ‘perfect blend of science and art.’ ‘The Queen’s daily life is so full of responsibility and duty that it was wonderful to see this fleeting moment of relaxation and pleasure. It is an uplifting portrait, so different from many of the more

sombre portraits commissioned in recent years and a befitting celebration for her Platinum Jubilee’ says Rob Munday. The new portrait remained unnoticed in Munday’s archives for almost 19 years, before he rediscovered it last summer. The composition sees the Queen reacting to an unscripted and amusing comment made by her best friend and dresser Miss Angela Kelly, as Angela rearranged her clothing prior to the holographic shoot. Munday captured this unexpected moment of Her Majesty while making test shots for the hologram at the time, and it is rare that official portraits show The Queen smiling in such a natural and unposed moment of joyfulness. The portrait will be unveiled at 45 Park Lane, originally an Art House in the early 20th Century, housing one of the most important private art collections in the United Kingdom. ‘Presence’ is a solo exhibition of light sculptures by Rob Munday focusing on the themes of entity, reality and the essence of existence. Munday will showcase selected large scale light sculptures from his acclaimed Naturalium series along with brand new works to be unveiled at the exhibition. ‘Equanimity’ will also be on display for the duration of the exhibition.

J12 TOURBILLON DIAMOND Chanel has unveiled the new J12 Diamond Tourbillon Caliber 5, a technical prowess and aesthetic achievement and an expression of Chanel’s watchmaking savoir-faire. Designed in Paris by Arnaud Chastaingt, Director of the Chanel Watchmaking Creation Studio, and developed and assembled by the Chanel Manufacture at La Chaux-de-Fonds, Switzerland, the Caliber 5 is the first Flying Tourbillon movement made in-house. BL AST HOUR STR I KE R Inspired by watchmaking’s past and the possibility of moving musical timekeeping into the future, Ulysse Nardin wants you to hear time again, not read it. Several years in the making, the house of Ulysse Nardin has found a new way to make sound. Introducing the Blast Hourstriker, an innovative new striking watch that breaks barriers in sound technology. This art of marking the time with music has always been a part of Ulysse Nardin’s technical arsenal. It was revived in the 1980s, under the impetus of Rolf Schnyder and given a new lease

of life in 2019 when the Swiss Manufacture collaborated with French audio technology company Devialet on the next level of watchmaking acoustics, which was launched in the Classico Hourstriker Phantom. This year Patrick Pruniaux, Ulysse Nardin’s CEO, has again made the choice to make sound central to the brand’s drive for more futuristic ways to reinterpret traditional watchmaking crafts. Ordinarily, to generate the sound needed to mark the passing hours, the hammer strikes a wire gong wrapped around the movement to which it is attached. The acoustic wave spreads into

YOUR WATCH the middle of the mechanism and is partly absorbed by it. In these conditions, the sound heard lacks power and its harmonics are partially muffled by the material of the timepiece. For the Blast Hourstriker, Ulysse Nardin’s team of engineers decided to set themselves two challenges: make the chiming mechanism visible on the dial side and; further improve the quality/power output ratio. A challenge that was already started with the Classico Hourstriker Phantom watch. To achieve these goals, Ulysse Nardin’s engineers and watchmakers developed the UN-621 caliber. In order to guarantee optimal precision of Ulysse Nardin’s first in-house automatic striking manufacture movement, it is powered by a flying tourbillon; one that is equipped with a variable-inertia balance wheel, a silicon hairspring, anchor and escape wheel. Its contemporary lines have also been made sleeker and stamped with the now iconic X associated with the brand’s latest generation of timepieces. The most complex phase of the Blast Hourstriker’s development involved redesigning the entire kinematics of this 330-component striking caliber to allow this highly sophisticated mechanism, which is usually hidden from view, to be seen dial side. When the striker is on, the mechanical ballet that makes the watch’s sound is visible on the hour and half hour, but even its occasional activation is just as beautiful. By pressing the button located at 10 o’clock, the mechanism, driven by a specially dedicated barrel, is triggered. The hour rack and the inertia regulator start to turn; the hammers, visible in an opening made at 12 o’clock, hit the gong whose shape has been subtly worked to bypass the cage of the flying tourbillon. Finally, to ensure that the Blast Hourstriker’s striking mechanism acoustic performance perfectly audible, this movement incorporates a titanium membrane developed in collaboration

with Devialet; one of whose co-founders is a direct descendant of the Ulysse Nardin family. As in the Classico Hourstriker Phantom, the torsion lever connects the heel of the gong to the fine membrane. In this construction, it is pressed against a grid to prevent it deforming in the event of extreme external pressure. This diaphragm is 3/10th of a millimeter thick and treated with black DLC, which offers a large deformation area, which, when under load, moves a large volume of air, which improves the audibility of the sound produced. The Blast line’s signature double X cut into the rose gold caseback, also ensures the security of this sensitive Devialet membrane, which, once in action, basically acts like a hi-fi speaker - releasing and amplifying the gong’s sound. As you would expect, an exceptional mechanism requires an exceptional case. So Ulysse Nardin decided to encase a movement inspired by the power of nature in a design inspired by a powerful man-made machine - the stealth airplane. To truly allow the sound of the Blast Hourstriker to resonate, the distinctive 45 mm Blast case was given a black DLC titanium middle, capped with 5N 18-kt rose gold, for improved acoustics. To silence this imposing timepiece with the button located at 8 o’clock on the middle must be pressed and then the ‘On’ or ‘Off’ position at the tip of the function selector hand located at 8 o’clock checked. The three straps that come with the Blast Hourstriker allow its different personalities to be explored. The black high-tech, waterproof velvet option emphasizes its aerodynamism, while the alligator brings its more sophisticated side to the fore. In addition, a rubber strap is also available for this model. Whatever you choose, remember the Blast Hourstriker is made to be heard not seen.

Reinterpreting ‘The Date’

Armin Strom has unveiled a new creation endowed with a highly legible date driven by a column-wheel that can be activated and deactivated with the push of a button, all in a sporty package: meet the “Orbit” first edition, limited to 25 pieces. With its System 78 collection, the independent Armin Strom manufacture seeks to create new and innovative expressions of fine watchmaking, with ingenious and practical world firsts

Based on the development of the Gravity Equal Force that was unveiled in 2019 as the world’s first automatic watch with equal force transmission, the Orbit’s movement delivers consistent power to the balance, with a power reserve of 72 hours. Its “stop-

The latest addition to the line, the Orbit first edition, reinterprets the date one of the most common watchmaking functions - by combining several complications in one in a totally new way. Often present but rarely revisited, the date function is considered one of the most useful complications in mechanical watchmaking. More commonly displayed in a small aperture on the dial, or a pointer-style hand with the date on the periphery of the dial, the date function is a complication that has rarely been reimagined. And that’s precisely what Armin Strom sought to accomplish with the Orbit. The Orbit’s most outstanding feature is its unprecedented and playfully imaginative date function. Entirely conceived, developed and built by the Armin Strom manufacture, the unique complication has been dubbed the “Column-Wheel Date”. As its name implies, the column- wheel drives the date mechanism, which is visible from the dial side. This system, typically found in chronograph mechanisms, enhances the date indicator’s stability and performance while also providing a satisfying and reassuring tactile experience when engaging and disengaging the date function. The date is indicated on the bezel by a large central hand with a red “A” tip for Armin. The days of the month - 1 through 31 are engraved in white around the circumference of the polished black ceramic bezel for a high-contrast and instantly readable effect. The date hand essentially has two modes: stationary and active. When the date hand is in the stationary mode, it is essentially “off” and remains in its fixed position pointing at 12 o’clock, leaving the off-centred dial unobstructed. Using the pusher on the left side of the case, the date hand is ”engaged” and jumps to point at the correct date. In this mode, the date automatically advances once a day, at midnight. With another push of the button, the hand returns to its stationary position, with a mechanical memory allowing it to jump back to the correct date when required by the wearer. The retrograde mechanism allows the date hand to jump back from 31 to 1, avoiding any confusion with the hand’s

work” mechanism within the barrel prevents the mainspring from fully unwinding, thus leveraging only the part of the mainspring’s unwinding process that can deliver power most consistently. And true to the manufacture’s unwavering commitment to offering true haute-horology craftsmanship across its entire collection, the movement is fully hand-finished and decorated with features such as chamfered and polished edges, polished chatons and perlage graining. Its unique functionality and ingeniously chronometric movement are not the only attributes that set the Orbit apart. Housed in a 43.4 mm stainless-steel case paired with an integrated steel bracelet, the design of the Orbit allows for the technical prowess of the unique column-wheel date complication as well as the micro-rotor mechanism and equal force barrel to take centre stage, all while adding a sporty allure. The bezel immediately conveys a sense of performance and utility while remaining visually sleek. Perfectly smooth to the touch yet highly resistant to scratches, the bezel framing the micro-mechanical spectacle within is crafted in ultra-hard black ceramic, which is engraved and painted with the dates. The offset dial is a black-gold colour, indicating the hours and minutes as well as the seconds on a separate counter. The numerals, hour markers and the hour and minute hands are filled with off-white Super-LumiNova® for optimal legibility in the dark. A rare feat for most watch manufactures, the steel hands are manufactured by Armin Strom and, like all the visible parts of the movement, are meticulously hand-finished in-house. This first iteration of the Orbit is further distinguished by the fact that the three bridges - the barrel, the micro-rotor and winding bridges - are specially coated in black gold. A testament to its robustness and irreproachable performance, the first edition is offered with a 10-year warranty - twice as long as Armin Strom’s standard warranty. With the Orbit, Armin Strom has created a singular timepiece that is innovative yet functional enough to be enjoyed daily by even the most discerning watch-lovers, and different enough to keep them permanently captivated.

As a UNESCO World Heritage Site, the Old Town and its towering walls rise above the central 13th-century main street and there are plenty of passageways and staircases to explore. It’s a fantastic way to avoid feeling guilty for eating all the delicious seafood as there are some long and steep staircases to tackle should you so choose. It will also help you justify indulging in one of the many superb ice cream parlours dotted throughout the Old Town. Offering every flavour under the sun, it is the perfect way to refresh and cool down after your exploration. Outside the old walls, the cable car, which rides up to Mount Srđ, offers spectacular views of Dubrovnik and beyond, with the beautiful turquoise waters stretching out as far as the eye can see. If the view isn’t quite enough to quench your thirst, then you can head back down to the Old Town Harbour and jump on a boat to enjoy the water a little closer. A regular ferry will take you across to the supposedly cursed island of Lokrum - which also features on some Game of Thrones tours which is only open during the day, but affords a worthy trip to either explore or relax. Cursed or not, the stunning scenery of rocky beaches, lush greenery and the Adriatic Sea will make the visit one to remember. You can enjoy a long walk, take pictures of the peacocks - the island’s only inhabitants explore the Benedictine monastery or even the Game of Thrones centre - it’s well worth the day trip. The origins of the Croatian language and its classic literature can be traced back to Dubrovnik, and the city remains an epicentre of culture, art, music and science. Fresh seasonal produce used to create a unique vegan tasting menu This Spring, two of London’s most iconic dining establishments - Galvin at Windows and Borough Market’s greengrocer and restaurant Turnips - have joined together to combine their culinary expertise to serve up a show-stopping, six-course, sustainable vegan tasting menu featuring the finest of the season’s offering, exclusively sourced from the Turnips stall and local producers. Launched on World Earth Day last month, Galvin at Windows Head Chef Marc Hardiman (previously at The Ritz Hotel) and Turnips Chef Patron Tomas Lidakevicius (formerly of Jason Atherton’s City Social) have created a beautiful menu that represents the future of food. Following the Turnips ingredient-led ethos, the duo have created three dishes each, all centred around a seasonal vegetable. Highlights include Marc’s refined twist to British classics, with dishes of Wye valley asparagus, morel mushrooms & nettles and Celeriac ribbons, mint & capers alongside sweet temptations of Coconut Crème, macerated berries & lemon verbena. Tomas on the other hand, has crafted Jersey royals, maitake and Italian broad beans; Laudani Farm Blood Orange tapioca; and Italian Merinda tomatoes with wild garlic pesto; with the

tomatoes being supplied by Turnips until the menu concludes at the end of May. The drinks offering complements the menu with Head Sommelier Rudina Arapi selecting delicate and delicious vegan and organic wine pairings. The starter of Asparagus is paired with a vibrant Vouvray, Domaine Champalou, Touraine, France, 2019; the Celeriac with a natural red - Morgon, Marcel Lapierre, Beaujolais, France, 2020 and the Coconut Crème with a powerful white - Jurançon, La Magendia, Clos de Lapeyre, Soth France, 2018. Barn Fish & Chips Serves Four People By Adam Smith Adam Smith is executive chef at Michelin-starred, Restaurant Coworth Park in Ascot. Named as the Roux Scholar in 2012 and awarded Craft Guild of Chefs Restaurant Chef of the Year in 2015, he joined Coworth Park as executive chef in 2016, overseeing all its culinary outlets, and in 2021 was awarded the Michelin-star for Restaurant Coworth Park for a fourth consecutive year.

Whether it’s wrapped up and eaten straight out of the paper on a brisk seaside walk or enjoyed with a cold beer in your favourite countryside pub, fish and chips is undoubtedly one of Britain’s best loved dishes. It’s a staple at Coworth Park and so, to coincide with National Fish & Chip Day on Friday 27 May, I’m sharing my signature recipe for you to try at home - it is fairly simple to make, but timing is everything to get that desired crispy finish!

INGREDIENTS 4 x 8oz Haddock Fillets (Skinned and Pinned) Coworth Park Beer Batter Flour for Dusting Chunky Chips Minted Peas Tartar Sauce Lemon Wrapped in Muslin COWORTH BEER BATTER 500g Plain Flour 2g Malt Vinegar 3g Baking Powder 3g Salt 700ml Coworth Park IPA • Put all of the dry ingredients into a large mixing bowl. • First add the malt vinegar. • Then slowly mix in the Coworth Park IPA until the mix is smooth. • Allow to rest for 45 min before using.

TARTAR SAUCE 450g Mayonnaise 150g Capers 90g Cornichons 120g Banana Shallots 1 Bunch Parsley 1 Lemon • • • • •

Finely dice the shallots and cornichons. Chop the capers but not too much so that they are a paste. Finely chop the picked parsley leaves. Mix together in a bowl and add the mayonnaise. Season with the zest and juice of the lemon.

CHUNKY CHIPS 1.2kg Large Agria Potatoes 30g Salt • Wash and peel the potatoes. • Cut the potatoes into large chips roughly around 2cm in height and width and about 10cm long. • Place in a single layer on the bottom of a heavy bottom pan and cover in water which is around 8cm above the top of the potatoes. • Add the salt and put onto a medium heat and bring up to simmer. • Simmer for 4 min before draining into a colander. • Allow to steam out for around 5 min before shaking the

colander to fluff up the edges. • Lay the chips on a flat tray in a single layer and leave in the fridge for 12 hours. • Heat clean oil in the deep fat fryer to 120˚C and blanch the air dried chips for around 8 min until soft at the core. • Again lay flat on a try and reserve for service. • To serve cook in hot oil at 180˚C until golden brown and crispy. • Season to taste with salt and malt vinegar.

MINTED PEAS 1kg Fresh Peas 400g Frozen Peas 1 Bunch Mint 1 Baby Gem Lettuce 1 Banana Shallot 50g Salted Butter • First remove the fresh peas from the pods and cook in boiling salted water, refreshing in ice water once cooked. • Boil a pan of salted water with 2 sprigs on mint inside, add the frozen peas and cook for 2 min. • Drain and reserve the water, remove the mint sprigs and add the peas into a food processor. • Blend until smooth adding back the cooking liquor if needed. • Once smooth chill as quickly as possible to retain the colour. • Dice the banana shallots. • Pick and wash the gem leaves and slice into 1cm thick strips. • Pick the mint leaves and cut into 1cm squares. • Melt the butter in a sauce pan and add the diced shallots and cook until soft without colour. • Add in the cooked fresh peas followed by the pea purée. • Season with salt and pepper before adding the gem lettuce and mint to taste.

TO SERVE • Ensure your fryer oil is clear and set too 180˚C. • Pat dry the haddock fillets and dust in the plain flour before holding the tail end and dipping into the beer batter. • Place this into the fryer slowly ensure to do this away from yourself as not to cause the oil to plash and burn your self. • Cook for around 6-8 min until the batter in golden brown and crispy. • Remove from the fryer and season with sea salt. • Cooked the chunky chips in the fryer at 180˚C until golden brown and crispy • Heat up the minted peas and serve along with the tartar sauce • Put all the components onto the plate, serve with a lemon wrapped in muslin and enjoy! Please do not be fooled! This may all sound simple enough but it is down to timing. You need to have crispy batter on the fish and hot crispy chips so you need to be well organised to bring everything together at the right time.

With nibbles including black pudding Scotch egg with Oxford sauce and St Ewe devilled egg, start with the beautiful dressed crab; or ½ pint prawns with Marie Rose sauce. Hearty comforting classics such as sausage and mash with two types of sausage, cured and stuffed in house, one made with beef and the other lightly seasoned pork shoulder, served with delectably creamy mash and sumptuous onion gravy; Aberdeen Angus steak tartare with hay-smoked egg yolk, maple and black pepper sourdough; whole Cornish Lemon Sole in wild garlic butter; and Scottish Langoustine scampi with chips, tartar sauce and crushed peas join seasonal favourites including the indulgent braised Herdwick lamb shoulder hotpot with rosemary glazed potato and celeriac topping and buttered cabbage.

Next to the dining room, and perfect for a pre-dinner drink, sits the English Sparkling Wine Bar. This small but elegant space allows guests to enjoy a carefully curated mix of English sparkling wines and cocktails. An original Victorian fireplace has been modified to include an ice well, which is stocked with English sparkling wines. Head of Wine for JKS Restaurants, Seamus Sharkey, has conducted tours with The George team, of over twenty wineries, from Essex to West Sussex, visiting producers to hand-pick the finest selection of wines for the opening. The English wine offering champions more than eighty references from around the country including unique wines from certain estates not available anywhere else in the UK. Running alongside the English wine list, there is also a comprehensive selection of wines from around the world. The George offers an extensive list of 300 wines, with best representations of regions and varietals available at every price point. Cocktails are aperitif and digestif style, with a focus on British spirits and seasonal ingredients, such as the smoked cherry Kir Royale with applewood smoked amarena cherry and Rathfinny Blanc de Noirs; and a Gimlet with London dry gin, sheep’s sorrel and Granny Smith apple. What's more, the private dining room, seating up to 20 guests, is available for private events, business lunches and special dinners with the stunning space featuring two existing elegant Victorian fireplaces and a large bespoke stained glass window. What this means in the real world is that you can change the drive settings to suit how you feel like driving on any given day and the car will adapt to perform at its best in any situation in which you put it. Handling is firm, precise and pointed thanks to that all-wheel drive setup. The buzz is back in Canary Wharf with Ben Butler, Head of Sales, Savills Canary Wharf

To most people Canary Wharf conjures up images of city skyscrapers that can be seen from miles away. While these may occupy the sky, there’s plenty of activity happening on the ground. In fact we have registered 42% more applicants in Q1, versus the same period in 2021. The buzz of Canary Wharf really does feel like it is back once more - people are back in their offices, the tube is busier and there’s even a queue outside the door of the local coffee shop in the mornings. There’s a real sense of motivation among buyers

wanting to transact, so much so that this year we have seen the return of multiple offers and buyers bidding in excess of the guide price. Demand is also across all levels of the market, from entry level flats at circa £350k through to £1m+ penthouses in the area’s sought-after developments. Best in class properties that we launched last year have really come into their own and having previously seen lower levels of interest, are now getting high numbers of enquiries, viewing and offers of which some are going for significantly more than

their asking prices. For example, we had a penthouse guided at £825,000 that received several sealed bids in January, after having been on the market for six months. There are also a number of new homes in the area, both sales and rental properties, which are attracting young professionals. For example, Dock East - which is located on the water at South Quay - is ideal for first time buyers looking to get on the property ladder, with prices starting from £382,000 and Help to Buy available. Meanwhile, Vertus, the Canary Wharf Estate’s rental arm, provides co-living spaces, where tenants can work, sleep and socialise in their building if they choose to. In a clear sign of back to work thinking, London’s prime flats and pieds-à-terre market has begun to see more significant price growth for the first time since the first lockdown in more urban locations such as Canary Wharf. In fact our latest prime index has shown price growth in Canary Wharf was up 3.4 per cent in the first quarter of the year - another good indication that City workers are returning to their desks and looking to cut the commute. Buyers are also recognising that they need to be one of the first

in the door to stand a good chance. We recently agreed the sale of a one bedroom apartment that launched in the morning and was bought by a cash investor before the end of that day. The buyer could sense that there were many other applicants out there, just as keen as them, to secure a property. Similarly we have also had a number of recent sales go to sealed bids, best and final offers and to cash buyers who were ready and waiting to make their move. Pre-pandemic we were starting to see a new kind of buyer in Canary Wharf; people re-locating from other areas of London who initially would come for better value but in exploring the area, realised just how good the transport links and lifestyle is here, particularly with the imminent arrival of Crossrail. They, along with Canary Wharf workers, held off their searches for nearly two years but all are now in the market again. As a result, we expect that existing and newly launched properties will continue to attract plenty of interest as we move further into late spring and the summer months, particularly given the low levels of stock in the market.

Why are they so popular?

he terraced house is one of the most familiar styles of home in Docklands (and the UK as a whole). 9.8% of Docklands people live in a terraced home, interesting when compared with the national average of 22.7%.

So, what is it about the humble terraced/ townhouse us Brits love so much? In this article, I look at the history of the terraced house, how it relates to Docklands and what the future holds for terraced homes. A terraced house is a property built as part of a continuous row of three (or more) properties in a similar and uniform style. The reason the British call them ‘terraced houses’ and not ‘row houses’ came about because 18th century British architects borrowed the phrase ‘terrace’ from ‘terraced gardens’. Terraced gardens were known for their uniform nature (in looks, style and height etc.), so the architects decided to name them the same way as opposed to a ‘row house’. In fact, in most countries, they are called ‘row houses’..

The terraced house originated in the Low Countries of Europe in the late 1500s. Terraced houses were first built en-masse in the UK after the Great Fire of 1666 with the rebuilding of London. They became fashionable for the landed gentry in the early Georgian era with chic and stylish terraces appearing in London’s Mayfair and Bath with its Queen Square (the forerunner of the famous Royal Crescent) and were sometimes built around a garden square. However, it wasn’t until the early 1800s that the terraced house turned out to be the solution to the increasing population of the towns as more and more people were attracted to towns and cities for work.

The terraced house fell out of favour with the upper-middle classes in the late Victorian age (1870s onwards) as they wanted more privacy and space. They moved to live in detached houses or semidetached villas, as the terrace house had started to become associated with the lower-middle and working classes. With all these terraced houses being built, their quality of construction and design dropped as builders tried to squeeze more profit. The biggest issue was that most of the terraced houses built in the early to mid-Victorian age (1840s to 1870s) were made back-to-back with no rear garden, causing unsanitary conditions. Therefore, the Public Health Act of 1875 was introduced to regulate the building of terraced houses with design and standards. These new building standards in the Act improved the terraced house’s ventilation and, more importantly, required the house to have a toilet (frequently built outside). To meet these new building standards, the designs of these new houses created the well-known landscape of ‘grid’ streets lined with two-storey terraces serviced by a pedestrian path between them, the name of which is a hotly debated topic. The various names for the pathway include alleyway/ jitty/cut/ginnel/snicket/passageway/ten foot/five foot/witchel/lonnin/vennel. As we entered the 20th century, the terrace house continued to be popular, albeit with some new architectural additions. The advent of Arts and Craft architecture with stain glass windows, Tudor style cladding, ornate porches, and elaborate chimney stacks. Continued from page 1 the Housing and Town Planning Act 1919 (which made local councils build council houses), the Victorian terraced rapidly became associated with overcrowding and slums (especially those back-to-back terraced houses built before 1875). Many of the back-to-back terraced houses were knocked down between 1930 and 1960 in what is known as the slum clearances. Private builders started building the iconic suburban semidetached houses with more extensive gardens, and local authorities decided to build high-rise blocks after World War II. Yet after the partial collapse of Ronan Point in 1968, the popularity of high-rise tower blocks waned.

Since the early 1990s though, the terraced house has steadily come back into favour as building land prices have increased by 322% in the last 30 years. Many private builders have started to build modern threestorey townhouses in rows of five to seven. This terraced ‘townhouse-style’ allows three and four bedrooms on a land footprint that would have usually only accommodated a smaller two-bed property. So, let’s look at some interesting stats on Docklands terraced houses: • There are 3,354 terraced houses in Docklands (broken down as 1,527 privately owned terraced houses, 1,054 terraced council houses and 773 in the private rented sector). • 23% of terraced houses in Docklands are in the private rented sector, which is above the national average of 19.1%. • The most expensive terraced house in Docklands ever sold was on Ropemakers Fields, E14, for £2.5m in 2018.

• The cheapest Docklands terraced house sold in the last two years was on Blyth Close, a two-bed terraced for £461,000.
