Arguably the biggest tennis tournament on the planet, and with a great atmosphere as well as some dramatic games in the past, Wimbledon 2022 returns this year on the 27th June for its 135th edition. Middle Sunday (Sunday 3 July) will not only feature as a permanent part of the tournament schedule for the first time, but will also be the focal point for the Centre Court Centenary celebrations, with a special moment planned between the second and third matches. It will also be a day for the local community, with tickets distributed to local residents, schools, charities and community groups. In addition, the All England Club will be marking two other special occasions at The Championships: Her Majesty The Queen’s Platinum Jubilee, for which they are working with the World Platinum Investment Council to create two bespoke platinum coins to be used for the Finals Weekend coin tosses; and

100 years of the BBC, with whom their relationship began 95 years ago. The All England Club also commented further on the exceedingly difficult decision to decline entries from Russian and Belarusian players to this year’s Championships. Hewitt commented: “We believe this is an extreme and exceptional situation that takes us far beyond the interests of tennis alone. Russia’s ongoing invasion and the catastrophic harm to millions of lives taking place in Ukraine has been condemned worldwide by over 140 nations. Government, industry, sport and creative institutions are all playing their part in efforts to limit Russia’s global influence including any benefit from trade, cultural or sporting shows of strength. “As part of that response, the UK Government has set out directional guidance for sporting bodies and events in the UK, with the specific aim of limiting Russia’s influence. We have taken

For clarity, it does not allow for automatic entry to Wimbledon based on rankings alone. “After careful consideration against a variety of factors, we came to two firm conclusions that have formed the basis for our decision. First, even if we were to accept entries from Russian and Belarusian players with written declarations, we would risk their success or participation at Wimbledon being used to benefit the propaganda machine of the Russian regime - which we could not accept. Second, we have a duty to ensure that no actions we take should put the safety or welfare of players, or their families, at risk. “We understand and deeply regret the impact this decision will have on every individual affected - and so many innocent people are suffering as a result of this terrible war. But, bound to act, we believe we have made the most responsible decision possible in the circumstances, and there is no viable alternative within the framework of the Government’s position to the decision we have taken in this truly exceptional and tragic situation.” Celebrating the Centre Court centenary and looking to the
future, the campaign for The Championships 2022 – with the theme ‘The Stage Awaits’ coupled with a centenary logo – will launch in the week following Roland-Garros and will drive anticipation for this year’s Championships by imagining what the next 100 years of Centre Court might bring. To coincide with the milestone, the Centre Court bowl has received a refresh, with a new central entrance for the players walking on court. The Grounds capacity will be up to 42,000 each day and after two long years, The Queue will return for spectators wishing to buy tickets on the day, as will Ticket Resale, for those wishing to purchase returned Centre Court, No.1 Court and No.2 Court tickets, in return for a donation to the Wimbledon Foundation. The Wimbledon Foundation has also been active in supporting the Ukraine crisis response. A donation of £100,000 was made to the British Red Cross Ukraine Crisis Appeal; £50,000 to the DEC’s Ukraine Humanitarian Appeal; and locally, £20,000 to Association for Polish Family, an existing charity partner, who have been collecting essentials to support the tens of thousands of Ukrainians crossing the Polish border.

MAYFAIR ART WEEKEND FRIDAY 24 - SUNDAY 26 JUNE MAYFAIR SCULPTURE TRAIL MONDAY 20 JUNE - SUNDAY 31 JULY Mayfair Art Weekend is an annual celebration of London’s internationally renowned gallery district, bringing together Mayfair’s leading galleries for a weekend showcasing the best in contemporary art. 30 of the UK’s leading galleries will present modern and contemporary painting, photography, sculpture, mixed media, installation, performance, talks and events, all completely free, across one weekend in June. Taking place from Friday 24th - Sunday 26th June 2022, visitors can expect to see a diverse range of artists and exhibitions staged by regular favourites including the Hauser & Wirth, BASTIAN, Royal Academy of Arts and Richard Saltoun Gallery, with galleries participating for the first time in 2022 to include Pace, No. 9 Cork Street, Frieze, Carl Kostyál and Sapling. The weekend will kick off with the popular Friday night Gallery HOP! on 24th June from 6-8 pm, with a special late-night viewing
of all participating galleries. Following which, Saturday and Sunday will be packed with free talks, tours, performances and family activities. Not just a weekend, the extended programme also includes the popular Mayfair Sculpture Trail, a Mayfair Art Weekend collaboration with Art in Mayfair, presenting a free six-week outdoor sculpture trail, running from 20 June - 31 July. Based on the round, streamlined case shape that has made Calatrava models famous since 1932, Patek Philippe has reworked it by adorning its flanks with the guilloched Clous de Paris decoration - a motif emblematic of the Manufacture that was revived in 2021 on the Calatrava Clous de Paris Reference 6119. The case of the latest addition to the Monaco line-up is executed in Grade 2 titanium, coated with DLC. TAG Heuer used titanium for the construction of only one previous Monaco chronograph, the Titan model offered as a Limited Edition in 2021 and worn by Max Verstappen as his “lucky charm” during his 2021 Formula 1 World Championship campaign, which has already become highly coveted by collectors. Of course, the use of titanium for chronographs was unknown in the 1970s, with Heuer first using the material in the early 1980s. This year’s special edition marks the first use of black-coated titanium for a Monaco chronograph. The DLC coating provides deep, rich colour that will stand up to its intended use as the racer’s tool, with the case sandblasted to produce a grained finish. Advances in coatings now allow the durable black coating to be used not only on the case, but also on the crown, pushers and caseback. The dial offers a radically new celebration of the Monaco’s “circle in the square” geometry, being constructed of two separate pieces, with contrasting finishes. Since 1993, Sauber Motorsport, created by the eponymous driver and team manager, has been associated with the history of Formula 1 with more than 350 Grand Prix. SPACE&TIME In the 1960s, Breitling’s Navitimer was the undisputed pilot’s watch, however the world’s attention was rapidly advancing beyond air travel. Space exploration was at the top of the world agenda, and that meant a different kind of Space Race was quietly underway. This time, between watchmakers vying to be the first on astronauts’ wrists. The Manufacture’s expertise in aviation watches shot the brand to the head of the pack and on May 24, 1962, Breitling officially claimed the title “first Swiss wristwatch in space” after astronaut Scott Carpenter orbited the Earth three times while wearing the Navitimer Cosmonaute during his Mercury-Atlas 7 mission. The watch had been Carpenter’s personal request, a variation on the iconic aviator’s watch he’d encountered in his flight days, but with a 24-hour dial to tell day from night in space. Now - on the 60th anniversary of that mission - Breitling have not only unveiled
Carpenter’s original Navitimer Cosmonaute, but also launched a modern tribute to it. This special release is limited to 362 numbered pieces that recognize both the spacecraft’s circumnavigations of the Earth and the year the mission made history, marking a crucial step in manned spaceflight. On May 24, 1962, five hours after launch, the Aurora 7 space capsule with Carpenter aboard splashed down safely in the Atlantic. The recovery operation lasted three hours, with the long exposure to seawater resulting in irreparable damage to Carpenter’s Cosmonaute. Breitling immediately replaced Carpenter’s watch, but that battered and corroded piece of space history remained in the Breitling family archives - unrestored and widely unknown. That is, until now. Exactly 60 years after its historic flight, that great space watch was exhibited for the first time to select collectors, journalists, and watch enthusiasts at a space-themed event in Zurich. Co-hosted by Georges Kern and former NASA astronaut Scott Kelly, the event

featured an impressive lineup of guest speakers that included members of the Carpenter family, Gregory Breitling, and historian and collector Fred Mandelbaum. The panelists reflected on the Cosmonaute’s creation, the significance of Carpenter’s mission, and how both fit into the wider context of the space program at the time. Also exhibited was a Cosmonaute once owned by astronaut John Glenn and acquired at auction in 2019 by Gregory Breitling. The Cosmonaute is a true Navitimer, meaning it has all the hallmarks of Breitling’s aviation icon: the circular slide rule for performing mathematical calculations, the Aircraft Owners and Pilots Association “wings” logo, and the trio of chronograph subdials. What separates the Cosmonaute from the rest of its family is its ability to tell 24-hour time. The Breitling Manufacture Caliber B02 was specifically designed for this task. At first glance, the new Cosmonaute is a faithful reproduction of the original, made timeless with an all-black dial and black alligator strap or sevenrow stainless-steel bracelet. On closer inspection though, the elegantly proportioned 41mm watch is packed with new features. One is its platinum bezel, a premium touch that makes this numbered edition even more of a collector’s piece. Coronation chicken was created in 1952, when renowned florist Constance Spry and cordon bleu chef Rosemary Hume catered for a banquet to celebrate the coronation of Queen Elizabeth II. Nearly 50 years later, we’ve recreated this popular dish in celebration of The Queen’s Platinum Jubilee. Perfectly seasoned coronation chicken meets light and soft brioche - this recipe would work excellently as a light lunch and is very easy to prepare at home.

FOR THE CHICKEN Roughly chop up the head of garlic and the rosemary, once done then place this inside the cavity of the chicken. In a small mixing bowl add the rapeseed oil, curry powder, garlic powder and cooking salt. Mix to a paste. Rub the oil/paste evenly all over the chicken skin and place into a roasting tray. Cook at 175˚C for 1hr 20min achieving a core temp of 74˚C. Remove from the oven and allow to rest to room temperature. Gently remove the chicken skin keeping as whole as possible. Place the skin between silicone paper and then between 2 baking trays, put back into the over at 175˚C until crisp and reserve for service. Remove the breast meat and the legs from the carcass ensuring there is no bone or cartilage.
CORONATION DRESSING Warm the rapeseed oil in a heavy bottomed sauce pan. Add the shallots, ginger and garlic and sweat until without colour. Add the dry spices (curry powder, sea salt, turmeric, cumin, coriander seeds) and sweat for a further 2 min. Add 100ml water to the pan and slowly cook until the pan is dry again. Remove the spice from the pan into a mixing bowl and allow to cool to room temp. Once cool add the mayonnaise and mix with a spatula until fully incorporated. They repeat the process with the coconut cream. Season with the lime zest and juice before adding the chopped coriander.
TO SERVE Add the meat from the roast chicken into the coronation dressing and test for seasoning. Cut the brioche roll down the centre from the top and fill generously with the coronation chicken mix. Garnish on the top with shards of the crispy skin, baby gem lettuce leaves, the soaked raisins and chilli to taste. Finally liberally sprinkle the fennel sprigs, baby basil and coriander. Then serve (works great with potato crisps or even chips).

YOUR DRIVE Right before the world experienced the worst pandemic of all time, stretching across the globe, impacting people and economies, the small but iconic British marque - McLaren - released what was meant to be an all-new shining light for the brand who had started to experience some serious turbulence of their own. Fortunately, the manufacturer has so far ridden the wave and made it through to the other side, with the 'all-new' GT continuing to be a flag bearer for the road-going automotive section of the business, looking to build on an initial success that was somewhat scuppered by global events. Delivering a very different offering in both driving experience and usability to the rest of the current line-up, the McLaren GT is not only unique in its setup, but also its appearance. Despite sharing numerous features with other cars in the production range such as the 720S, you will find the GT to be a very different vehicle, one that takes inspiration from the truly remarkable McLaren Speedtail. Immediately apparent is the low, elongated profile exaggerated by the vast, glazed teardrop which appears to rest atop the body of the car - reminiscent of that inspirational Speedtail. What is not immediately obvious is what lays beneath said teardop. Unlike a 'regular' McLaren, the GT hides more than just a power unit under the rear glass; it hides the capability of housing a full set of golf clubs

amongst other things. One of this cars key features distinguishing it from the rest of the production stable, the GT's luggage capacity allows it to live up to the name, providing sufficient space for a weekend away or substantial road trip. It's not just luggage space that is needed to make a suitable and indeed successful GT, but it goes a long way when it's delivered in a package so beautifully and aerodynamically crafted. In developing the GT, McLaren were obviously keen to maintain the level of performance owners and potential buyers have come to expect from the marque and the results do not disappoint. Utilising their well established carbon fibre monocoque know-how which was pioneered in motorsport all the way back in 1981, the engineers have managed to develop a passenger cell unique in the Grand Touring segment. The bespoke MonoCell II-T monocoque - the T denoting 'Touring' - provides not only exceptional strength and rigidity, but offers increased interior space and a level of refinement beyond that of any previous model. The incredibly long body, which is longer than any other in either the Sports or Super Series model lines, stretches to a length of 4.7 metres and includes an extended overhang on both the front and rear longer than is usual on a McLaren. You might think as a result that this is therefore not suited to life on the more urban road, but you would be very much mistaken. Thanks to more clever engineering, the car features a 10-degree approach angle (which increases to 13-degrees when vehicle lift is engaged) and underbody clearance of 110mm (130mm with vehicle lift) which is actually comparative to many mainstream saloons. So those traffic calming measures you will undoubtedly come across on your travels won't pose any problems at all. The vast rear end could quite easily have posed a problem yet the team at McLaren have managed to craft an extended carbon fibre upper structure which combines with the monocoque cell to create a car-wide architecture that allows the engine and exhaust to sit as low as possible to the ground, not only improving the centre of gravity and consequently the cars agility, but also providing the necessary space between the engine and the fully glazed tailgate to offer that surprisingly large luggage space.

In attendance across the weekend, Mansell will join the legions of motorsport icons who have been celebrated at the Festival of Speed, including a special balcony moment, evoking memories of British Grands Prix in the late 80's and early 90's when ‘Mansell Mania’ swept the nation. Renowned for bringing together the cars and drivers that made each other famous, Mansell will be reunited with his 1992 championshipwinning Williams FW14B and will also take to the Hill in a number of other cars from his Formula 1 days,
past and present of the cars we drive in the real world, so electrification, autonomy and other new technologies - the development of which is accelerated by the white heat of competition - will have a profound effect on the future of personal mobility. The Festival of Speed is the only place in the world to bring all these stories together

1953 Jaguar XK 120 SE Roadster £POA
BEAUTIFULLY BRITISH Taking the title as the fastest production car in the world at the time of its launch, the elegant Jaguar XK 120 was eventually available in three body styles, initially as an open 2-seater - as in this example - then as a fixed head coupé from 1951 and finally as a drophead coupé from 1953. Each was delivered with a 3.4-litre engine, however, each variant was adapted to produce different power outputs ranging from 160-220 bhp.

There is an invoice from Wessex Motor company for £12,600 to show works undertaken, and the car later went to Twyford Motors marque specialist who went through the car fully, adding new manifolds, exhaust etc., with invoices for over £7,000 to show further works including a new leather interior. This stunning example in Silver coachwork with red leather interior also comes with its Heritage Certificate. Presented beautifully, it looks and drives as a well restored and well-sorted UK car should. The Next Chapter Traditional coachbuilding returned to Goodwood back in 2017 with the stunning 'Sweptail' motor car, but it was the initiation of the Boat Tail series that really reignited the coachbuilt car. The first of which stunned the world back in May 2021 and now, the net chapter in this incredible story has been unveiled to the world. The second of just three to ever be built by the British marque, this remarkable piece of engineering and design takes the traditions of historic coachbuilding and very much thrusts it into the present with a measured look to the future, not only for the brand, but the future of bespoke automotive craft. Each of the one-off creations has been commissioned to tell a story entirely unique to its owner. Reflecting on their own style, history and sensibilites, the personalised design process ensures every aspect of the motor car is curated and crafted to exacting desires and standards. With this in mind, Boat Tail, revealed at Concorso d'Eleganza, Villa d'Este 2022, on the shores of Lake Como in northern Italy, is a masterwork of restraint, sophistication, elegance and attention to detail. This limited series is entirely hand-built, with the body panels fashioned from vast, single sheets of aluminium to create the
distinctive outline inspired by the racing yachts of the early 20th century. In every respect, this remarkable motor car is entirely unique. It was commissioned by a patron whose family business has grown from his father's origins in the pearling industry. Widely travelled, internationally educated and cosmopolitan in his tastes and influences, the client is an established patron of the arts, who additionally owns a sizeable collection of classic and modern cars, housed in a dedicated private museum. A level of sophistication, garnered from the client's extensive knowledge of luxury, is clearly visible in this coveted objet d'art. The overall design aesthetic is restrained; a study in carefully considered materials and precise details that together create a highly personal and emotionally resonant homage to the client's father. At the onset of the commissioning process, the client presented Rolls-Royce Coachbuild Designers with a selection of four pearl shells, personally chosen from his private collection for their unique colour and complexity. The shells provided inspiration for the exterior colour, which is one of the most complex Bespoke finishes ever created by Rolls-Royce.

The foundation of the colour is a shimmering blend of oyster and soft rose, with large white and bronze mica flakes adding a unique pearlescent quality that changes subtly under different light conditions. The contrasting cognac-coloured bonnet, created specifically for this Boat Tail, contains fine bronze and gold coloured aluminium mica flakes complete with a layer of crystal and iced matt clear coat, adding significant warmth and depth to the car's appearance. The technical fibre lower sills of Boat Tail incorporate a rose gold woven thread. The rear deck, which houses Boat Tail's unique 'butterflydesign' hosting suite, is swathed in Royal Walnut veneer, inlaid with rose gold-plated pinstripes with a satin-brushed finish to ensure a sensitive and sophisticated appearance. The Royal Walnut was specifically selected by the client for its beautiful properties as it matures over time, a material that will gradually transition to the tonal properties of the cognac colour. From above, one observes a harmonious balance and satin effect of the iced bonnet and tactile wooden rear deck, in contrast with the high-gloss front and side perspectives.
From the front, the Pantheon Grille, milled from a single, solid billet of aluminium, is graced with a Spirit of Ecstasy fashioned in rose gold. The interior is a beautifully curated combination of perfectly matched cognac and oystercoloured leathers and Royal Walnut veneer, with rose gold and mother-ofpearl accents throughout. The leathers, complete with a pearlescent finish, accentuate the surfaces and forms of Boat Tail's seats and interior design. The transmission tunnel is formed from Royal Walnut veneer with rose gold pinstripes, drawing a direct visual reference to the rear deck and adding a glowing warmth to Boat Tail's interior. The centrepiece of the dashboard is a timepiece made from mother-of-pearl, chosen and supplied by the client from his own collection; the fascia of which is pure and minimal in its appearance so as not to detract from the precious material. London’s property market shows signs of recovery with Gaby Foord, Research Analyst at Savills
Despite issues around supply and demand and an uncertain geopolitical backdrop, the prime central London housing market has remained robust, with encouraging first quarter growth, according to our research. In fact, prices rose at the fastest rate since 2014 over the three months to march, albeit by a relatively modest 1.1%. The pace of recovery is largely driven by age-old supply and demand dynamics, and in part dictated by three key themes - the return of international travel, requirements for greater transparency around property ownership, and constraints on levels of new build supply. However, the impact of the pandemic has seen prime central London perform quite differently to other housing markets. Since March 2020, prices in central London have increased by 1.9%, compared to 14.6% in prime markets outside London, although still -18.2% below their 2014 peak at the end of the first quarter.
As expected, the most desirable properties throughout lockdown were the larger family homes, pushing values up by 4.0% in the past year compared to just 1.8% for flats - a key indicator that space, both inside and out, is at the forefront of a buyers wishlist, particularly as we approach the warmer summer months. However, the lack of international demand in the capital has been a key factor when comparing London to the regional market. While evidence suggests is that London has retained its global appeal, international travels bans, as well as ongoing lockdowns around the world, has meant demand has been largely confined to UK buyers and resident non-doms. This sector of demand has been remarkably resilient. on solid foundations. Although, one consideration to bear in mind this year will be the impact of the war in Ukraine. Geopolitical uncertainty could create some caution amongst buyers in the short term but unlikely to have a significant impact on overall demand. Another factor to consider when looking at London’s property market as a whole is the shrinking supply of new build stock, particularly in the super prime market. Any new schemes will have to contend with Westminster borough’s new planning policy, which limits the size of an individual home to 200 sq m (2,153 sq ft). And Kensington and Chelsea is due to follow. This is significant when you consider only
22% of super prime new build sales in the past two years were below this size threshold. Interestingly, the number of new build sales was twice as high in the year to March 2022 than in the previous year, aided but the noticeable swing back towards off-plan buying. In fact, 41% of sales were off-plan in the first quarter of this year, compared with 23% in 2020. While these are all signs that the window of opportunity to buy a new build super prime home in London is closing, the effect of this will refocus demand on the supply of existing homes in the heart of London’s prime property market, which we expect to underpin a recovery in values over the next five years.

Docklands Rental Homes Nightmare • Docklands needs 314 additional private rented properties per year to keep up with current and future demand from Docklands tenants. • Yet over the last 5 years, Docklands has lost 854 private rented homes.

• What are the 5 reasons the supply of private rental properties in Docklands are falling? What does this mean for tenants and landlords in Docklands? There has been a rise in demand for rental properties and an 8.9% fall in the number of Docklands private rented properties, which has caused Docklands rents to rise by 11.9% in the last year, a new all-time high. The National Residential Landlords Association asked the respected economics think tank, Capital Economics, to carry out research on the UK rental market. It found that if the current trends in the property market in terms of growth of the population, Brits living longer, the lack of new homes building and the reduction in social housing (aka council housing) then demand for homes in the private rented sector needs to increase by 227,000 homes per year. So, based on those numbers, Docklands needs to have an additional 314 private rented properties per year. The problem is the number of private rented properties in Docklands has reduced from 15,998 in 2017 to 15,144 in 2021, a net loss of 854.
So, why has supply of private rented homes in Docklands reduced? 1. Section 24 Income Tax Section 24 was introduced in 2017 to level the playing field on the taxation of property between homeowners and landlords. Section 24 stops landlords from offsetting their buy-to-let mortgage costs against the profits from their rental property. Interestingly, no other kind of UK business is affected by the

Section 24 taxation. In other words, whatever other form of business you might be in, be it butcher, baker or candlestick maker, every other business can offset their finance costs against their profits, except buy-to-let. The issue caused by Section 24 Tax is that some landlords ended up paying more income tax than they really made in profit after paying their buy-to-let mortgages. Meaning on the back of rising Docklands house prices in the last five years, some Docklands landlords have sold their buy-to-let investments. 2. 3% More Stamp Duty for Landlords When someone buys a property, they normally must pay a tax to the Government for the privilege. This tax is called Stamp Duty. Yet landlords must pay an additional 3% stamp duty supplement on top of that when they purchase a Docklands buy-to-let property. Evidence suggests some Docklands landlords have decided to hold off or scale back buying additional buy-to-let properties for their portfolio because of the thousands of extra pounds that landlords have to pay to buy the rental property. 3. Holiday and AirBnb Lets Some Docklands landlords are converting their long-term rental properties into short-term furnished holiday and AirBnB properties. Whilst the hassle, stress and service levels are much higher, these types of properties do tend to make more money and aren’t as heavily taxed as normal lets. When properties convert to short-term lets, it removes another Docklands property out of the general supply chain of long-term rental properties. 4. Greater Legislation for Rental Properties With more than 150 pieces of legalisation, and new laws being added each year, the burden on landlords is huge. On the horizon is the Renters Reform Bill which will remove the no fault evictions. Continued on page 2
Continued from page 1 Also, all rental properties with an Energy Performance Certificate (EPC) rating of below a ‘C’ will have to be improved (i.e. money spent on them) by the landlord. This could be more than £10,000 per property. Hence, why some Docklands landlords have been selling their rental properties with low EPC ratings in the last 18 months. 5. Accidental Landlords Selling Up There are some Docklands landlords who are classed as ‘Accidental Landlords’. In 2008/9, with a slowing property market and house price values dropping in the order of 16% to 19%, (depending on the type of property) some Docklands homeowners decided to let their home out as opposed to selling it at a loss. Yet, with the price booms of the last 18 months, many decided to cash in on the higher property prices and sell – again taking another private rental property out of the system.
So, why is demand of private rented homes in Docklands increasing, even though more people own their home in Docklands than 5 years ago? Even with better provision of affordable social housing and higher rates of owner occupation in Docklands (rising from 23.86% of homes in Docklands being owner occupied in 2017 to 24.73% in 2021), demand for private rental property continues to outstrip supply.
rising yields (because of the increase in rents) together with the nervousness of the Bank of England to increase interest rates too much because of the issues in Eastern Europe, this could be the start of a second renaissance in the Docklands buy-to-let market. There are many reasons behind this including … 1. People are living longer, meaning not so many properties are coming back into the mix to be recycled for the younger generation. 2. Net migration to the UK has continued at just over a quarter of a million people a year since 2017, meaning we need an additional 115,000 households to house them alone. 3. For the last two years, one in six of the owners of properties that have been sold have moved in to rented accommodation instead of buying on because of the lack of properties to buy.
So, what is the outcome of the imbalance between supply and demand on Docklands rental properties? Quite simply – Docklands rents have rocketed. They are 11.9% higher today than the spring of 2020. The severe shortage of housing in the private rented sector is pushing up rents in Docklands as demand continues to grow. Many Docklands people are finding it hard work to find appropriate accommodation at a reasonable rent, and with mounting numbers of tenants predicted to continue, this situation will only get worse unless more houses are built. My heart goes out to those Docklands tenants struggling with the cost-of-living crisis only to then be hit by higher rents. Yet, these higher rents are now enticing new landlords back into the Docklands buy-to-let market because of the higher returns.
