Resembling an ultra-modern factory, the pop-up is housed in the Corner Shop of the world-famous department store and will be open for the next four weeks. With Chanel's iconic No5 fragrance turning 100 this year, the special installation is where the history of the world’s most iconic fragrance meets the future, where the legend of N° 5 continues to reinvent itself each and every day. Set in an 160 square-metre space, the experience mixes the

black and white identity of No5 and the bright colours of pop culture. Chanel has produced a completely new collection with N° 5 as its sole ingredient. Seventeen limited-edition products inspired by everyday objects, provide a reminder that wearing N° 5 transforms the ordinary. N°5 has stood the test of time and told the story of the times. BREITLING CELEBRATES THE POWER AND STAMINA FUELING THE PHENOMENAL IRONMAN SPORTING EVENTS WITH A NEW SERIES OF LUXURY TIMEPIECES - THE ENDURANCE PRO IRONMAN Breitling and Ironman have signed a long-term partnership and teamed up to co-design the Endurance Pro Ironman watches, a special series of Breitling’s ultimate athleisure watch. The result is a set of perfectly lightweight and lighthearted luxury sports watches combining high precision, innovative technology, and vibrant, colourful design. The launch features two exciting new watches: a red version available globally at all Breitling boutiques and retailers and at breitling.com for sports and timekeeping enthusiasts, and a black and gold piece exclusively available for Ironman race finishers. Additional models reserved for the Ironman community are planned for the coming months. In 2019, Breitling and Ironman had already launched the highly successful Breitling Superocean Ironman Limited Edition. This new partnership kicks off a long-term collaboration with Breitling

The bidirectional rotating bezel has engraved compass points, and the tactile molded crown provides excellent grip and maneuverability. The hour and minute hands are coated with Super-LumiNova, making them legible even in limited lighting conditions. Along with a small-second subdial, there are 1/10th second and 30-minute chronograph counters that have also been designed for easy reading. Seastrong Diver Gyre Automatic: Alpina takes to the sea On World Ocean Day, Alpina unveiled a new limited ecoresponsible watch, the Seastrong Diver Gyre Automatic. Not only does this line feature an environmentally friendly case, strap and packaging, it also symbolises the Brand’s commitment to associations fighting to protect the environment. Introduced in 2020, the Seastrong Diver Gyre Automatic launched the Brand’s groundswell of support for more responsible, environmentally friendly watchmaking. Widely adopted by a new generation of divers, surfers and sea lovers, this creation presents a very contemporary look. This line and its name were inspired by the encounter and collaboration between Alpina and the watch journalist Bernard Werk in the Netherlands four years ago. Personally involved in the preservation of the oceans, he co-created the concept and the name “GYRE” with fellow journalist Jorrit Niels, in reference to

a new-generation giftbox, also made entirely of recycled plastic. It contains a single guarantee and certificate of authenticity sheet printed on FSC Recycled paper. The instructions for use have been dematerialised, further reducing the weight of the case and the use of paper and ink. It can be accessed via a QR code printed on the lining of the box, which is also made of recycled plastic bottles (rPET). These new limited editions feature new shades of blue, a colour with multiple variations that continues to inspire Alpina designers. On the 44mm model, which is water-resistant to 300 metres thanks to its screw-down crown, the idea is to offer a striking contrast between the darkest seabed, where the light can no longer penetrate, and the surface waters which, depending on the region of the world, range from intense blue to the most sparkling turquoise.

the giant circular ocean currents - and the reuse of “ghost” fishing nets from the Indian Ocean. There is no reference to a glorious past, no vintage spirit here. This “Gyre”, as its fans call it, is a piece for the future: the future of the oceans, the future of the planet and, to some extent, the future of watchmaking. It is a creation that emphasises eco-design, its case is made up of 70% plastic debris from ghost fishing nets collected in the Indian Ocean (and of 30% glass fibre, thus forming an ultraresistant and lightweight whole). As for the strap, Alpina has developed an eco-responsible NATOtype made from recycled plastic bottles and is the perfect synthesis of the colours expressed on the watch, with a black central band and a turquoise edge. A second, entirely black strap is supplied with the men’s model, this time made from “apple leather”, one of the first “vegetable leathers” used in the watch industry. The exercise does not stop there, as each version is delivered in

The black dial features a turquoise minute track with silver luminescent markers, so that the time can be read even underwater in reduced light. A detail that Alpina collectors will not fail to notice: the counterweight of the seconds hand, the famous Alpina red triangle, has been made exclusively for this model with the same turquoise tone. The unidirectional 60-minute graduated bezel, made of steel with a blue PVD treatment, gives pride of place to this colour, a symbol of the great depths, where the sunlight no longer reaches. Markers for each ten minutes are placed on it. Black in appearance, they are in fact luminescent and will enable the wearer to determine the time of immersion or decompression by adjusting the bezel opposite the two large luminescent hour and minute hands. Equipped with the AL-525 calibre, offering 38 hours of power reserve this stunning piece is exclusively limited to 288 pieces.

The long-awaited successor to the A386 is finally here: Zenith Watches present the Chronomaster Original – The 21st Century rendition of the most iconic El Primero.

Original by name, original by substance. Few watches have been as influential and truly iconic as the Zenith A386, which made its debut in 1969 as one of the first steel watches to be equipped with the revolutionary El Primero calibre - the world’s first automatic highfrequency integrated chronograph movement. Over 50 years later, the El Primero remains the benchmark of precision among automatic chronograph movements, giving way to new versions and iterations in a constant evolution of technicity and performance. While Zenith has paid tribute to many of its emblematic historical references, including gold versions of the A386 in its Chronomaster Revival collection that debuted during the El Primero’s 50th anniversary, a steel re-edition as part of the permanent Zenith collection has long been something that Zenith collectors and chronograph aficionados have been eagerly awaiting. But beyond a modern reinterpretation of this enduring staple among chronographs, Zenith has gone a step further with the Chronomaster Original, which masterfully retains the singular and enduringly relevant design of the A386 while packing the performance of the 21st century version of the El Primero boasting 1/10th of a second precision and time measurement. Upon a first glance, the Chronomaster Original, and the A386 it’s based on, appear nearly identical. The 38mm round bezel-less steel case

with a raised and domed crystal, the pump-style chronograph pushers, the faceted lugs and the mix of radial brushed and polished surfaces throughout are indistinguishable between the past and present models. The steel bracelet has been reimagined, foregoing the open “ladder” design of the 1960s for solid links that are sumptuously chamfered and decorated in the same fashion as the case. Undoubtedly, the most visually distinctive design element of the A386 is its dial. Its unique aesthetic language includes the emblematic tricolour chronograph registers in shades of grey and blue, the trapezoid date window at 04:30 and the red chronograph second hand. All these intrinsic parts have been passed down to the Chronomaster Original, with a few subtle updates to match the boost in performance. The black inner scale surrounding the dial of the A386, once used to calculate time spent working using a 1/100th of an hour time division system, finds a new purpose in the Chronomaster Original, with its 1/10th of a second chronograph hand making a rotation around the dial in 10 seconds, totalling 100 measurable time units. Substituting the tachymeter scale on the outer circumference on the dial, a 1/10th of a second chronograph scale takes its place, allowing for the measurement and reading of elapsed time in precise fractions of a second. And for instantaneous, precise reading of the 10th of a second, the paddle-shaped seconds

SAFARI STYLE When the designers at Zenith asked themselves what an El Primero from 1969 inspired by the great outdoors would look like, they imagined something entirely different from what the Manufacture had produced in over 50 years since the famed calibre’s introduction; something that evoked the vivid colours and textures found on wild terrains with the same utility and ergonomics as its most prized chronographs. The result is the Chronomaster Revival Safari, a lush reinterpretation of a signature vintage chronograph icon. The geometry and overall proportions of this fresh and modern chronograph are identical to those of the historical A384, but the look and feel of the case couldn’t be more different. Instead of the traditionally finished stainless steel in a mix of satin-brushed and polished surfaces, the Safari is crafted in titanium that’s lighter yet harder than steel. The entire case including the star-emblazoned crown and pump-style pushers are fashioned in an intriguingly muted finish that’s entirely microblasted to bring out the dark nuances of titanium by absorbing light rather than reflecting it.

hand of the original A386 has been replaced with a straight, red-lacquered hand. The logo has also been updated to the more contemporary script Zenith uses today. The result of 50 years of gradual improvement and a true mastery of the automatic high-frequency chronograph movement, the Chronomaster Original is equipped with the latest version of the El Primero calibre, dubbed the El Primero 3600. With its high frequency of 5 Hz (36’000 VpH), the movement is able to precisely offer a true 1/10th of second indication. Its autonomy has also been rendered more efficient, with an extended power reserve of 60 hours. Visible through the sapphire display back, the new architecture features a sleeker and more open design, revealing a blue column wheel and open rotor marked with the five-pointed star Zenith. Besides the signature steel with tri-colour dial configuration - starting at 8,400 CHF, the Chronomaster Original is available in two other versions: A steel case with a “reverse panda” black dial with silver chronograph registers; and a luxurious 18k rose gold version with the tri-colour dial priced at 18,900 CHF.

Exhibiting tones ranging from deep olive-green to cooler spruce, the dial of the Chronomaster Revival Safari is a deep matte green with contrasting black registers and tachymeter scale, with a touch of vintage inspiration with its warm beige-coloured SuperLumiNova on the applied baton markers and hands. The white on green date wheel is perfectly camouflaged with the rest of the dial; legible when you need it but never distracting. The rubber and cordura-effect strap takes on the same khaki-green tone as the dial, and is fixed to a matte microblasted titanium pin buckle. Powering this retro-inspired but resolutely modern and edgy chronograph is the El Primero automatic high-frequency chronograph calibre, visible through the display back. In production since 1969 and gradually evolved throughout the years, this is the closest iteration to the original version of the seminal chronograph movement. The Casquette - Only Watch Edition - Pièce Unique Girard-Perregaux, a loyal supporter of Only Watch, has dedicated a unique piece for the now-legendary biennial auction. The Manufacture, currently celebrating its 230th anniversary, has reimagined a 70’s icon, the ground-breaking Casquette. Created in partnership with Bamford Watch Department, the Casquette Only Watch revisits the original but adds a notably modern twist. Every two years, the watch industry comes together in support of Only Watch. This charity was formed in 2005 and draws upon the generosity of the watch industry to fund research into Duchenne Muscular Dystrophy. Girard-Perregaux has been a loyal supporter of Only Watch from the outset, creating several unique versions of the Manufacture’s iconic timepieces over the years, returning to 1976 and the first unveiling of the Casquette for this, the 9th edition of Only Watch. At the time of its launch, the Casquette looked futuristic. Indeed, its avant-garde styling tapped in to the zeitgeist of the era, a time when traditional watchmaking was temporarily set aside in favour of quartz movements. The Casquette’s space-themed design language was unequivocally on-trend. The LED digital display presented information in an unambiguous form in vivid

red numerals. When viewing the case from the side, the observer was able to appreciate the Casquette’s unusual tapered profile, its sleek shape seemingly honed in a wind tunnel. This collaboration with Bamford Watch Department isn’t the first time the two companies have joined forces - recently working together on the Laureato Ghost - but this time, they decided to reinterpret this timepiece with an interesting twist. While the sapphire glass and LED display share the same look as the 1976 original, the Casquette Only Watch Edition is equipped with a new quartz movement, proffering additional functionality. The inventory of functions includes hours, minutes, seconds and date as found on the 1976 model; however, it also includes a second time zone, a chronograph and a ‘secret date’. This latter feature allows the wearer to program the watch to display a significant date on a daily basis, at a time of their choosing. The watch is presented on a calf leather strap embossed with an alligator effect. A black ceramic buckle featuring titanium blades secures the timepiece to the wearer’s wrist. The Casquette Only Watch Edition is presented in a Casquette-inspired presentation case, designed and produced by Bamford Watch Department.

SYCAMORE Large and contemporary yet still providing a sense of intimacy, Sycamore Vino Cucina is a new restaurant located in Covent Garden. From small plates from the cicchetti counter to handmade pizzas and pit-grilled meats, the menu is varied and exciting, promising no-one will go hungry. Take a tour to see the beautiful stained glass, an iconic photo outside and witness a sound and light show after dark. Reims was in fact the coronation city, where all the Kings of France were crowned. Close by, you can step inside la Villa Demoiselle, a flagship example of blending art nouveau and art deco house by architect Louis Sorel. In Epernay, walk the mythical Avenue de Champagne and visit internationally known houses including Champagne Boizel which has a new memorable cellar experience. For a longer day trip, you can visit the striking Medieval streets of the City of Troyes in the south of the region.

There is no denying the Italian's eye for automotive design, and throughout history, Maserati have gone above and beyond to create motoring works of art. Two years after the launch of the Levante model, the Italian marque have produced the first version to be built around a V8, delivering one of the fastest SUV's ever built. A powerful Twin Turbo V8 combined with an elegantly restyled, carbon finished exterior and an exclusive interior wrapped in “Pieno Fiore” fullgrain natural leather, bring the Levante Trofeo on top of its class in terms of performance, road handling and GT pedigree. Building on the power unit fitted in the flagship Quattroporte GTS, the 3.8-litre capacity and V90° architecture has been reengineered and upgraded to produce 580hp and a staggering 730Nm of peak torque from just 2,500rpm. Corsa mode is available in addition to the existing Normal, I.C.E., Sport and Off Road driving modes and is activated by double-clicking the sport/corsa button on the central console cluster. You will immediately feel an eager engine response to the minimum throttle input and the unique Maserati engine soundtrack provided by free gas flow through the wide open exhaust valves. Exclusive to the Levante Trofeo, Corsa is also programmed to provide faster gear shifting, lower air suspension height levels, sportier Skyhook damping and optimized Q4 Intelligent AllWheel Drive settings. With this sportiest mode activated, the intervention of the Traction Control and ESP systems is restrained for maximum driving enjoyment. Alongside the Corsa mode, a Launch Control function is available with the gearshift level either in D or M position. With the car standing still and the steering wheel straight, you simply pull the downshift paddle on the steering wheel while pressing the brake pedal to activate it and get the visual confirmation in the instrument cluster. Delivering the instantly recognisable deep, smooth engine note synonymous with the marque when driving 'normally', the Levante Trofeo comes alive when Sport and Corsa are selected, bringing a loud, raw, raspy engine noise every time you caress the accelerator. To support all of the power and performance, Maserati have developed the chassis to have outstanding levels of rigidity and provide a very low centre of gravity as well as the ideal 50:50 weight balance between the front and rear axle, typical to every Levante. This new chassis combined with finely tuned doublewishbone front, multi-link rear suspension and larger 265/35 front and 295/30 rear tyres fitted on huge 22-inch forged aluminium wheels, endow the new Trofeo with impressive balanced handling and lateral stability comparable to that of a modern supercar.

Although the basis of the suspension setup is shared with the rest of the Levante line, the air spring control has been tuned to fit the specific characteristics of the fastest variant Levante and is suitably optimised for each driving mode. For the new Corsa mode, Maserati engineers have further increased ride stiffness to achieve maximum handling performance. The pneumatic system provides six different levels and a substantial 75mm height variation from lowest to highest position. In Corsa mode the Levante Trofeo is automatically set in the lowest Aero 2 level, which is 35mm lower than normal. The Maserati Integrated Vehicle Control (IVC) system has been incorporated in the ESP control for the first time in a Levante. The system uses a smart, feed-forward controller that is able to predict different driving situations and adapt the engine speed and brakes accordingly, providing impressive driving dynamics, better performance and improved active safety. In its Trofeo application, IVC is specifically tuned to decrease understeer tendencies, typical to SUV cars. An understeer/ oversteer function inside the electric power steering control cooperates with the IVC system, resulting in a more natural and predictable driving feeling with instant control over the steering torque on the steering wheel giving you optimum feedback, especially in sporty driving. This system delivers a close to natural steering feel that is often lacking with modern electronically controlled systems and the instant torque adjustments go along way to supporting an enjoyable driving experience.

A distinctly low profile and wide stance support the Trofeo's performance from both an aerodynamic and handling perspective, but most notably creates a stunning aesthetic. However, it does impact on the overall functionality of the car when it comes to it's SUV credentials. You won't find as much space as you might expect from a vehicle in the SUV market, but what it might lack in interior volume, it more than makes up for in style and quality. On the outside, additional sporting features reserved for the Trofeo trim including carbon cues, those huge 22" wheels and split quad exhaust pipes create a potent recipe. The revised styling theme for the Trofeo follows previous Maserati applications, like the recently restyled GranTurismo and Ghibli GranSport. This elegant restyling was mainly focused on the lower front fascia and the rear bumper and is underlined by the 22-inch forged aluminium “Orione” wheels, available in both polished and matte finishes. The side air intakes in the lower fascia feature a new, more aggressive design, defined by two aerodynamic wings that give a sense of further stability, visually “pushing” the weight of the car’s nose towards the front wheels. The rear end also looks wider and more muscular with a sharper carbon fibre horizontal element and a body-colour lower extractor embracing the four oval exhaust tips with a dark finish. A front grille with double vertical bars in Black Piano finish, lower honeycomb mesh fascia, body colour door handles and high-performance brake calipers available in red, blue, black, silver or yellow are topped off with a dedicated “Saetta” Trofeo logo which adorns the iconic c-pillar of the coupé styled SUV. STUNNING SL Mercedes' 230 SL began production in 1963 and continued until 1967. The chassis was based on the W111 sedan platform, with a 30cm shorter wheelbase. It also featured recirculating ball steering (with optional power steering), double wishbone front suspension

and an independent single-joint, low-pivot swing rear-axle with transverse compensator spring. The dual-circuit brake system included front disc brakes and power-assisted rear drum brakes. A 4-speed manual transmission was standard, with an optional, very responsive fluid coupled 4-speed automatic transmission. From May 1966, the ZF 5-speed manual transmission was also available as an additional option. The 2,308cc inline-six engine with 150 PS and 196 Nm of torque was based on MercedesBenz' venerable M180 inline-six. Mercedes-Benz Chief Engineer Rudolf Uhlenhaut demonstrated the capabilities of the 230 SL on the tight three-quarter mile Annemasse Vétraz-Monthoux race track in 1963, where he put up a best lap time of 47.5 seconds vs. 47.3 seconds by Grand Prix driver Mike Parkes in his 3.0-litre V12 Ferrari 250 GT. This example from 1966 is offered in stunning white coachwork with contrast red leather interior. It features both the optional automatic transmission and power steering and is in excellent condition. It is a must see car that won't be sticking around for very long.

Savills sponsored Elephant Herd moves into Green Park with Jonathan Hewlett, Savills Head of London Residential

Savills has sponsored a herd in Elephant Family’s CoExistence environmental art exhibition which has moved into Green Park for the summer. 100 life-size elephant sculptures arrived in London on the 15th May and were seen on the Mall, their month long residence in parks across the Capital has begun. They can be seen in Green Park and across London until 23rd July. The Savills ‘herd’ is named The Original Dwellers, after the indigenous people of South India who made the elephants and it can be seen on the Broad Walk in Green Park, close to Buckingham Palace. Here, people and elephants coexist in denser populations than anywhere else in the world.

Projects made possible by CoExistence include the securement of wildlife corridors which enable safe movement for animals and people, the implementation of early warning systems that enable animals and people to share the same space and the protection of vital tribal knowledge and livelihoods.

Docklands Buy-to-Let Landlords Owed £5,390,753 in Unpaid Rent. Rogues or Saviours?

here is no getting away from the fact that the rise in the number of buy-to-let properties in Docklands has been nothing short of astonishing over the last twenty years. As a result, many in the press have said Britain is a broken nation, with many twenty and thirty-somethings unable to buy their first home. The press has named this group ‘Generation Rent.’

Docklands landlords have been accused of scooping up all the smaller Docklands properties for their buy-to-let property empires. Others blamed the Government (of both persuasions) for pouring petrol on the buy-to-let fire for giving landlords an unfair advantage with the way buy-to-let has been taxed in the past. Many have said these landlords have priced out Docklands’ ‘Generation Rent’. Many say they are rogues, and you can see why there is little sympathy for landlords, especially as…

Docklands (E14) landlords receive £292,710,564 a year in rent – easy money or what? So, as we come out of lockdown, I want to make a stand for Docklands landlords and talk about the great work they have been doing during the pandemic. Since lockdown, it has been (almost) illegal to evict a tenant from private rented property. Yet, in the last few weeks, this ‘ban on evictions’ has begun to be eased, making some commentators forecast a ‘tsunami of homelessness’ as landlords ready themselves to kick out the tenants who cannot pay their rent.

You might say they can afford it, yet I need to highlight an often-untold story in the massive numbers of Docklands landlords who have co-operated with their Docklands tenants to evade eviction. The personal finances of some Docklands landlords and tenants have been ruthlessly strained during the last 16 months — something that is going to have ramifications on the back pockets of both landlords and tenants, as well as the attraction of being a buy-to-let landlord (more of that later).

1,131 Docklands tenants are in arrears with their rent to the tune of £5,390,753. That’s money these landlords need to pay their mortgages with and even to live off themselves. The eviction ban was imposed in March 2020 and the Government has expected private landlords to stand the cost of their tenant’s rent if they could no longer pay. It was estimated over 1 in 5 landlords with mortgages had requested a mortgage payment holiday in 2020. Thankfully, that now stands at 1 in 100 as most Docklands landlords with shortfalls in rent have been using their own personal savings to cover the mortgage payments. I have seen so many landlords giving their Docklands tenants rent breaks and discounts to help them through these times. However, most landlords I talk to acknowledge that it is better to have a tenant paying something rather than a tenant paying nothing, hoping that total Continued on page 2


Continued from page 1 rent will start flowing as the economy recovers.

Going into the pandemic, 1 in 25 Docklands tenants were in arrears, yet that now stands at 1 in 11. So, are we going to see lots of evictions? I would go as far as to rebuff the idea that we will see a rush to the courts of landlords to obtain possession orders now the eviction ban has been lifted. I have always viewed evictions as a last resort. Before the pandemic, it took about 12 months for courts to hear rental repossession cases, so this backlog will be nearer two years (if not more). Nonetheless, the threat of a County Court Judgement (CCJ) often makes tenants pay up as it will demolish their credit rating, making it very challenging for them to rent another home. I feel for those Docklands tenants under furlough or reduced hours as they have the quandary of wanting to reduce their outgoings by moving to a cheaper rental property, yet whose rental deposits will be sacrificed to cover their rent arrears. However, some have said that because house prices have exploded during the last 16 months, Docklands landlords should write off their tenants’ arrears as a goodwill gesture.

The issue is, 2,015 Docklands landlords only have a single property for rent, so the arrears would have to be funded by their personal savings. For them, the pandemic experience could be the incentive to sell up for good. A National Residential Landlords Association survey found around a third of all landlords were now more likely to sell their buy-to-let properties altogether or sell some of them. This would mean fewer properties for tenants to rent, thus driving up the rent. According to government and industry data, evidence suggests that a tenant who rents a property directly through a landlord and not through a letting agent is between two and three times more likely to go into arrears of 2 months or more. Is this because tenants know that private landlords who advertise directly for tenants on Gumtree and other platforms don’t carry out the checks letting agents do on them? Many of those landlords are switching the management of their property to an agent, and for those landlords sticking with self-management of their property, there is circumstantial evidence they are starting to become a lot pickier when starting new tenancies. Even though illegal, spurning tenants on benefits is woefully all too common. I also worry there could be a stigma about renting properties to self-employed people because of the erratic nature of their income.

Looking into the future, I envisage a growth in the use of ‘rent guarantor contracts’, whereby the tenant is called upon to provide a 3rd party person to pay the rent if the tenant doesn’t. These are pretty common for student lets and those on certain benefits, and it wouldn’t surprise me if these are used more often for self-employed tenants and regular professional lets. That is why I believe Docklands landlords should be celebrated ... most of them have been saviours. These are my thoughts what are yours?
