JUNGLE Piaget continues their 10 year tradition releasing a unique limitededition timepiece for the Chinese New Year featuring this year’s zodiac animal, the Tiger. The tiger is associated with power, dignity and fortune. Like the tiger, people born under this zodiac sign are often considered to be ambitious, selfconfident, courageous, powerful, noble, wealthy, smart, magisterial and have an acute sense of justice. Even though they are authoritative, they have a cute and charming side when you know them well. Piaget joins the Chinese New Year festivities this year to celebrate the tiger with an Altiplano timepiece featuring a fearless tiger in cloisonné grand feu enamel. Meticulously crafted by masterenameller Anita Porchet, this limited edition of 38 timepieces depicts the tiger in all its splendour, roaring across the dial in all its majesty. The timepiece is housed in a 38 mm 18K white gold case set with 78 brilliant-cut diamonds and is powered by the Maison’s ultra-thin, manualwinding 430P movement, attesting to Piaget’s expertise in ultra-thin watchmaking, gem-setting, and artistic craftsmanship excellence. Anita Porchet has been collaborating with Piaget since 2006, and is renowned for her mastery of all the enamelling techniques. The cloisonné technique used for this Altiplano watch is a 4000-year-old decorative art. It starts with a transfer of the design onto the surface of the dial using gold ribbons to create miniature partitions, or cloisons, in which the different enamel pigments are placed. The dial is then fired in the kiln multiple times at temperatures between 820°C and 850°C. Once finished, the dial is varnished, capturing the image forever. piaget.com

Light glints off the sun-brushed surface of the sandwich dial in the same inky-black hue. The matte Verde Militare dial together with the polished steel case convey an elegant attitude for the Luminor Chrono Flyback Verde Militare. Numerals and hour markers in white Super-LumiNova™ that glow green in the dark and central chronograph second and minute-hands in orange optimise the watches with contrasting details that support the sports functions. The P.9100 movement, an automatic caliber with a power reserve of three days, characterises the engines of both watches. By streamlining its original Balancier S, Greubel Forsey has created the assertive, refined, powerful and modern Balancier S2.

With the GMT Sport and the original Balancier S, Greubel Forsey revealed a new facet of its identity. This highly contemporary and exciting approach to fine watchmaking has just been raised to the power of 2, amplifying the very essence of the Manufacture. The Balancier S2 isolates the most powerful elements of the original Balancier S and accentuates and modernises them. Instead of soft curves and a discreet overall aesthetic, the Balancier S2 is all about contrast and power. It shares the movement of its predecessor but introduces a new case, new finishing and new design codes. Greubel Forsey chose to accentuate the contrast - and therefore the legibility - of its dial, with an intense black or grey backdrop that cuts through the balance bridge between 5 and 9 o’clock. The edges are sharp and the matt-effect hand-grained finish allows the bridge and indices to stand out much more clearly. The latter have been reduced to their simplest expression, with 12 towering indices for 12 hours. For the first time, the central double-arched titanium bridge which holds the gear train is openworked: once again, we can see the desire to lighten, purify and return to the essential. The new

titanium bracelet reinforces this dynamic. It offers perfect continuity with the titanium case, exuding a robust and contemporary appeal. The Balancier S2 affirms its place in the Haute Horlogerie of today and tomorrow as a timepiece that sacrifices nothing to the excellence of high-end watchmaking. Yet it’s a timepiece designed for everyday use, not one to simply be stored away in a safe. The Balancier S2 also features a slightly larger diameter that helps assert its new personality. Increased to 46.5mm, it is now topped by a striking brushed titanium bezel with polished flanks, instead of the key Greubel Forsey values. Similarly, the barrel cover no longer features the large “Greubel Forsey” signature, but instead a very modern circular pattern designed exclusively for this model. The Greubel Forsey signature appears under the internal bezel between 12 and 2 o’clock. Suspended high above, the hour and minute hands appear in luminescent white. Only 88 pieces of this new Balancier S2 will be made for the version with a charcoal grey backdrop, for a total of 22 pieces per year from 2022 to 2025. For the version with a light grey background, 16 pieces per year will be released over 4 years, totalling 64 pieces. Both versions will come in a titanium case.

RED SNAPPER with Courgette, Olives and Spinach SERVES 4 INGREDIENTS 2 x 500g Red Snappers (or Any Other Fish) 4 tbsp Olive Oil, Plus a Drizzle 2 Pinches of Rock or Sea Salt 4 Garlic Cloves, Thinly Sliced A Handful of Pitted Black Olives, Halved 1 Courgette (approx 200g), Diced 1 tsp Sweet Pimenton (Sweet Smoked Paprika) A Handful of Frozen Peas, Defrosted 3 tbsp Sherry Vinegar 100g Baby Spinach 2 tbsp Finely Chopped Fresh Chives Salt and Freshly Ground Black Pepper

'I eat this for dinner at least once a month. It’s easy to make, with ingredients you can find in any supermarket, and it’s quick and healthy! And, let’s face it, I love fish above anything else.' Omar Allibhoy

METHOD Ask your fishmonger to gut and scale your fish. At home just wash them in cold water and pat them dry really well with a cloth or kitchen paper. Place a pan wide enough to hold the entire fish over a medium heat. Drizzle over some olive oil, season both sides of the fish with the salt and pan-fry for about 5 minutes on each side, until crispy and fully cooked. If you put a lid over the pan it will create an oven so that the fish cooks all over and not just on the sides in contact with the pan. Just leave a little opening so that the steam can escape and doesn’t condensate on the lid and fall back into the pan, stopping the fish from crisping up properly. Meanwhile, heat the 4 tablespoons oil in a large frying pan over a high heat. Add the garlic and cook until starting to turn golden, then add the olives and cook for 30 seconds before adding the diced courgette. Fry for 1 minute and then add the sweet pimenton and the peas. Give the pan a good stir and, after 30 seconds, pour over the sherry vinegar and let it reduce for a few seconds. Add the baby spinach and season with salt and pepper, then add the finely chopped chives. Serve the fish whole with the vegetables alongside. BISUSHIMA Located within the Page8 hotel, Covent Garden, modern Japanese restaurant, Bisushima sits high on the sixth floor, providing a sanctuary for those looking to escape the city and enjoy some fabulous food. Boasting two large external roof terraces directly overlooking Trafalgar Square and the bottom of Covent Garden, the 190 cover restaurant is one of the largest rooftop venues in the area offering authentic sushi and modern dishes in a stylish setting. Bisushima places an emphasis on harmony between the guests, environment and the food. Harmony and balance are often described as fundamental principles that reveal the essence of Japanese philosophy within art, design and daily life. Bisushima is the amalgamation of two key elements: Bisu represents the Egyptian god of hedonism and party; while Shima is the Japanese word for island and sanctuary. Born from these two elements, the concept conveys the transformative journey that guests can relish in

presented dishes. The fresh sushi is prepared on site to order, futomaki, sashimi, hotomaki and donburi are individually priced with a variety of fresh fish and vegetable options available. With live jazz and blues every night, the new addition delivers the same great food and wine service as the group's other locations, but with a backdrop of jazz, blues and plenty of soul. On entering the underground hideaway, guests are transported to the spirit of New Orleans, New York and Paris with an evolving roster of in-house musicians and resident bands playing jazz, blues and soul music throughout the week. F L A M I N I A The Flaminia was produced by Italian marque Lancia from 1957 to 1970. It was the company's flagship model at that time, replacing the Aurelia. The car was available in a number of styles throughout its life including saloon, coupé and cabriolet variants. The coupé and convertible options were both coachbuilt cars with bodies from numerous prestigious Italian coachbuilders. 12,633 Flaminia units were sold over its 13 year production run with coupés outselling the four-door saloon despite the coachbuilt bodies making them considerably more expensive than their saloon styled counterpart.

For the sellers Don’t wait for the spring market The London property market is looking strong as we head into the new year and applicant numbers are up, making this the perfect time to target new potential buyers. Traditionally property

searches soar on Boxing Day, so keeping your property online over the festive period, or launching in the first week of 2022, could increase interest in your home.

First Impressions count Photographs play a pivotal role in the sale of any home and are the first step to attracting potential buyers to book those allimportant viewings. If your property has been on the market a while, you may opt to have new photographs taken so that they are in keeping with the seasons and don’t look outdated. For a simple refresh, you may also want to speak to your agent and try changing the order of the image carousel online. While exterior shots traditionally work best as the lead image, if your property has a cosy lounge or a lovely kitchen then this may work better over the winter months.

Dress to Impress If your home is unfurnished, you may want to consider having some of the key rooms dressed. Properties that are well-presented can attract more interest than those that aren’t, as potential buyers can gauge the size of rooms and envisage how their own furniture might fit into place. If you decide to dress your home it’s best to ensure that the furniture and furnishings are in keeping with the style of property and the type of lifestyle that it might offer. A general rule of thumb would be to keep things relatively simple and avoid clutter at all costs.

Be a ‘good’ buyer With increasing competition amongst buyers, being in a position to transact quickly, particularly if the sellers are also looking to buy, can benefit you. Be open-minded In order to keep up with the pace of the current market, it’s important to be open-minded with your property search and understand that most buyers will end up making some compromises. Instead of having an extensive wish list, select a few ‘must haves’

It’s not uncommon for properties to sell for their asking price or above in the current climate. If you are finding yourself being outbid, then consider looking at properties a few per cent under your maximum budget. Through doing so, you will be able to match the guide price or go in with a higher offer with the surplus budget, in order to be successful.

Should Docklands landlords be worried about these new rental regulations? E veryone should be doing their bit to help reduce the UK’s carbon footprint on the globe – yet the question is, is that burden being put too much on the shoulders of Docklands landlords with potential bills of £7,600+ in the next four years?. The background - the UK has obligated itself to a legally binding target to be carbon neutral by 2050. One of the biggest producers of greenhouse gasses is residential homes. To hit that carbon-neutral target (as onefifth of the UK’s carbon output comes from residential property), every UK home will need to achieve a minimum grade of ‘C’ on their Energy Performance Certificate (EPC) by 2035. Each EPC has a rating between ‘A’ and ‘G’ - ‘A’ being the best energy rating and ‘G’ the worst – like an energy rating on a fridge or washing machine. All UK rental properties have required an EPC. Yet, from April 2020, the Minimum Energy Efficiency Standards (MEES) regulations have required all private rental properties (including rental renewals) to have a minimum EPC rating of ‘E’ or above. Yet new legislation being discussed by the Government’s Climate Change Committee has suggested that landlords should play their part and increase the energy efficiency of their private rented homes. Sounds fair until you dive into the details. The Government is muting the idea that all new tenancies (i.e. when a new tenant moves in) in private rented properties should be at an EPC rating of ‘C’ or above

by 2025 (and all existing tenancies by 2028). The issue is…

34.9% of all private rented properties in Tower Hamlets have an EPC rating of ‘D’ or below. The problem is some Docklands landlords will find it very expensive, neigh impossible, to improve the energy efficiency of their Docklands rented properties, especially those Docklands landlords who hold older housing stock such as terraced properties built in the 1800s. These Victorian terraced houses never perform well on EPC ratings as they have solid walls. Now, of course, you can improve the EPC rating of a terraced house by improving roof insulation, boiler replacement, solar heating, and high-grade uPVC windows. Yet, with some terraced houses, there will come the point where you will be unable to get to the haloed ‘C’ rating without installing external or internal wall insulation, sometimes even floor insulation. With wall insulation costing between £5k and £15k and floor insulation around £5k…

the bill to improve all the private rented properties in Tower Hamlets will be a minimum of £106,646,760. But before I talk about what the options are for those Docklands landlords, here’s the weird part of EPC’s. An EPC rating is calculated on the cost of running a property and not the carbon output or energy efficiency, despite its name. Continued on page 2


Continued from page 1 My advice to landlords in Docklands - although it’s correct to create a future strategy, all I can say at this point is ‘more haste less speed’. These rule changes are only a discussion paper, and it remains open for consultation by any member of the British public until 30th December 2021. That means the Government’s strategies and tactics may change.

Given that 57% of private rented properties are below a ‘C’ EPC grade, it is hard to believe the Government could achieve this without making big cash grants available. For example, there is presently a cap of £3,500 for energy improvements that Docklands landlords have to spend to get it to the existing EPC ‘E’ target grade on private rented homes (i.e. if you have a privately rented home at an ‘F’ or ‘G’ EPC rating, you only need to spend a maximum of £3,500 as a landlord on improving your EPC rating and still being legal even if those £3,500 don’t get you to the current ‘E’ rating minimum). So, if the current rules allow an exemption to the EPC renting rules, if a Docklands landlord can’t improve their Docklands property enough, conceivably, could this be extended? So, what are Docklands landlord’s options? One thing you could do is put your head in the sand and hope it all goes away! Another thing some savvy Docklands landlords do (be they my client, clients of other letting agents in Docklands or even selfmanaging landlords) is to sit down and plan a strategy for their Docklands rental portfolio. I print off all the EPCs of their rental portfolio, look at the recommendations, then discuss a plan to ensure they are covered whatever the Government decides to make the new EPC rules. Like all things in life, plan for the worse and hope for the best.

Docklands people’s addiction to their spare bedrooms? The Housing Minister, Chris Pincher, has suggested older homeowners are “rattling around” in their homes as they are too big for them. He implied they are selfish and should sell up and move to a retirement home when he spoke to a committee in the House of Lords. He stated that many British homes are “underoccupied” and could be better used by younger families with children. He went on to say that the Government will aim to persuade UK housebuilders to build more developments suitable for OAPs, freeing up space in their existing homes, which in turn would open up more homes for first and second-time buyers.
