Super-Slim Polo Skeleton There are few finer expressions of horological art than that of ‘skeletonisation’ - the intricate reduction of dials and movements to their bare minimum in order to reveal the true, beating heart of a watch in all its mechanical glory.

Creating a skeleton watch requires vision, confidence, time and the considerable skill and experience of numerous specialists in order to combine exceptional aesthetics with dependable functionality - and it is a genre for which Piaget has been renowned for half a century. The first Piaget skeleton watches were made during the 1970s and, as with many of the Maison’s creations, they immediately attracted a high-profile following. One of the most noted early adopters was the jazz trumpet legend Miles Davis who always turned-up to appearances with a briefcase containing a selection of timepieces, including Piaget watches, choosing his ‘watch of the night’ just before he took to the stage. And fittingly for a man known for the intricacy and innovation of his playing, a gold Piaget skeleton could often be seen on his wrist during major performances. Since Piaget has long been renowned for creating mechanisms of exceptional slimness, it set-out to marry its two signature disciplines by developing calibres that were both exquisitely thin and meticulously skeletonised, setting multiple records along the way by unveiling the thinnest skeleton movements the world had ever seen, variously incorporating tourbillons, moonphase displays, exquisite enamelling, diamond settings and automatic winding. Now, Piaget is delighted to announce its latest adventure in skeleton watch making; a fully skeletonised version of its celebrated Piaget Polo, the groundbreaking luxury sports watch created by Piaget in 1979. In order to successfully develop the Piaget Polo Skeleton, Piaget’s designers and engineers had to consider the key aspects of the Piaget Polo that have made it instantly recognizable - notably its curved case surmounted by a round bezel, its cushion shaped dial opening and its slim profile. However, perfecting the Polo Skeleton required a case to be created that was a remarkable 30 percent thinner than existing

versions, and an evolution of the Piaget 1200S self-winding skeleton movement powered by an off-centre micro rotor engraved with Piaget coat of arms. The challenge was to maintain the bold and unmistakable look that gives the Piaget Polo its strong personality while simultaneously achieving an unprecedented combination of elegance, usability and comfort through the thinnest case ever seen on the model. The result is nothing short of a wearable work of art - a 42mm steel-cased sports watch measuring just 6.5mm thick and powered by Piaget’s 1200S1 self-winding, manufacture movement - entirely developed and produced in-house - which is a wafer-like 2.4mm thin. Despite the intricate appearance of the pared-down components, the Polo Skeleton remains just as robust, reliable and practical as the other models, featuring 44 hours of power reserve and water resistance down to three atmospheres. Additionally, the polished and satin-finished ‘H’ design integrated bracelet that has become synonymous with the Piaget Polo has also been revised in order to provide an interchangeable function. This enables it to be swapped effortlessly for the additional interchangeable leather strap supplied with each watch, adding to its versatility and lending an extra dimension to the Piaget Polo Skeleton’s already distinctive character. The new Piaget Polo Skeleton is available in two highly individual designs, the first with a movement in Piaget Blue PVD, the second in a slate gray finish. In each version, the famous Piaget Polo case has been reduced to a mere 6.5mm thick (almost 3mm slimmer) while the intricately skeletonised movement and even the hands themselves have been pared-down for the ultimate in transparency. A clear sapphire crystal case back, meanwhile, allows the meticulously finished and highly detailed movement to be seen and appreciated from both sides of the watch. piaget.com

A. Lange & Söhne A. Lange & Söhne’s two reasons to celebrate - the 175th anniversary of Saxony’s precision watchmaking industry and the 30th anniversary of a courageous new beginning.

With the introduction of a pocket watch production on 7 December 1845, Ferdinand Adolph Lange laid the cornerstone for Glashütte to rise to prominence as a watchmaking hub. From the humble beginnings as a teaching workshop with 15 apprentices, he not only developed a watch manufactory which was successful far beyond the borders of Germany - he also initiated watch production based on the division of labour which was modern for its day by encouraging his employees to establish their own companies. Inspired by long-standing tradition, the watchmakers of A. Lange & Söhne today strive to advance precision watchmaking with innovative ideas and excellent craftsmanship. Their driving motivation of never standing still is exemplified by the new

slightly cambered moons are framed by hand-engraved stars. The dial and the lunar discs are crafted in-house to assure the perfect implementation of the innovative design idea. Tourbograph Perpetual Honeygold “Homage to F. A. Lange” features a quintet of complications and could legitimately be called a grand complication - if it weren’t for the Grand Complication piece that already exists in the A. Lange & Söhne catalogue. Immensely difficult to design and create, the connection between the perpetual calendar and the rattrapante chronograph posed a special challenge for the engineers. This is because when both the chronograph function is used and the calendar displays switch, mechanical conflicts must be avoided alongside amplitude fluctuations that could have a negative impact on rate stability.

The three limited models with cases made of exclusive honey gold, special movement decorations and special dials are dedicated to watchmaking pioneer Ferdinand Adolph Lange. They represent a unique connection between traditional watchmaking elements and innovative craftsmanship in processing techniques, thus building a bridge from the origins of Lange watchmaking to the present. The unifying element of the three new limited editions is the innovative case material, honey gold, which symbolises the scientific side of the manufactory and stands for the stated goal of using metallurgic discoveries for watchmaking. Additionally, all three models stand out thanks to their special movement decorations, which include grained plates made of German silver and black-rhodiumed engravings on the balance cock. What is more, each of the three watches features a special dial. The dial of the Tourbograph Perpetual Honeygold “Homage to F. A. Lange” receives a unique and totally new approach. It is black-rhodiumed and, like the 43-millimetre case, consists of solid, 18-carat honey gold. The raised numerals and scales as well as the logo contrast vividly against the dark background. They are not applied and instead are raised from the material by about 0.15 millimetres. In combination with the relief, this creates an incomparable three-dimensional effect. The hands of the time and calendar displays as well as the black-rhodiumed lunar disc are made of the same gold alloy. Its two glistening,

The top-mounted rattrapante (or split-seconds) hand in blued steel can be stopped independently of the gold-plated chronograph hand and also resynchronised with it via the pusher at ten o’clock. This allows any number of lap times to be stopped during a running time measurement. The mechanical switching processes are controlled with two column wheels and can be observed in real time through the sapphire-crystal caseback. The 30-minutecounter at nine o’clock completes the repertoire of chronograph displays. With their carefully orchestrated interaction, the tourbillon and the fusée-and-chain transmission minimise two unavoidable physical phenomena that are common in all mechanical watches - gravity and the waning force of the mainspring. In 1994, A. Lange & Söhne succeeded for the first time in integrating a fusée-andchain transmission in the compact dimensions of a wrist-watch. Via a fusée connected to the spring barrel with a chain, the power of the mainspring is delivered to the movement with constant force thanks to the ingenious way in which the principle of levers is harnessed. A planetary gearing mechanism inside the fusée assures that the flow of power from the mainspring barrel to the escapement is not interrupted while the watch is being wound. Audi have never shied away from publicising the impressive performance of their family powerhouse, however, there has never been a more obvious demonstration in its design aesthetic. Exaggerated arches on all four corners, vast air intakes incorporated into the front spoiler and a rear diffuser built to highlight those enormous dual sport exhausts - with optional RS sport exhaust with black tailpipe trim - combine to create a visual profile closer related to a supercar than family vehicle, yet it remains the bridge between two worlds. Underneath the angular exterior, complete with all the latest Audi lighting technology, you will discover an engineering marvel. Accommodated under the long bonnet sits a potent 4.0-litre V8 unit packing a whopping 600 PS and boasting a mammoth pulling 800 Nm of torque making for a pushed-back-in-your-seat inducing zero to sixtytwo time of just 3.6 seconds and governed top speed of 155 mph - this can be increased to 174 mph with the optional dynamic package and even further to 189.5 mph with the dynamic plus package. All of that power is put to the tarmac efficiently thanks to the lightning sharp 8-speed tiptronic transmission and a substantial volume of rubber on the standard 21-inch or optional 22-inch wheels. In order to control all of that power, the German marque have implemented a host of features in the steering, suspension and brake setup. It combines the dynamic steering at the front axle with the addition of rear-axle steering offering very direct low-speed steering and incredibly stable steering at high speeds. In ‘dynamic’ mode, the body remains at this low ride height permanently for both suspension types. In line with these performance improvements the newly developed RS ceramic brake system with satellite dish sized discs measuring 440 mm at the front and 370 mm at the rear are a welcome option to help slow you down - quickly - just remember they possess different working parameters. Weighing in 34 kg less than its steel counterpart, the system not only improves braking performance, but also reduces the unsprung masses.

Overseeing how these systems work together and putting the control in your hands is the well established Audi drive select. Allowing you to change the character of the RS 6 Avant using the Audi drive select dynamic handling system, the system offers six profiles including comfort, auto, dynamic, efficiency, and the individually configurable RS-specific RS1 and RS2 modes, which can be activated directly using the new “RS Mode” steering wheel button. Savills surveyed more than 1,300 prime market sellers and prospective buyers during the second UKwide lockdown and found that while there was slightly greater caution about the prospects of moving within the next 3 months, the lockdown had largely served to reaffirm widespread commitment to moving before the end of 2021. Over two-thirds of respondents (67%) said that the second lockdown had no impact on their hope of moving over the next year, and a net balance of 17% said it had made them even more committed. A net balance of only 2% said it had made them less committed to a move in the short term. Net balances of 13% and 23% of respondents said a vaccine would increase their commitment to moving in the next 3 and 12 months respectively. This, coupled with increased appetite for lifestyle change identified by this and previous surveys will continue to support demand for properties with gardens, and homes in villages and more rural settings through next year. “There has been much conjecture as to whether some of the changes in buyer priorities and preferences brought about by the events of 2020 will continue once a vaccine is found and whether March 31 could represent a cliff-edge in the market,” says Lucian Cook, head of residential research at Savills. “We do expect the economic effects of the pandemic to weigh more heavily on the housing market next year, but it looks as though there is a surprising seam of

demand among more affluent buyers that is much less sensitive to these factors than the wider market.” What buyers want and where: Homeowners in the countryside, villages or small towns appear most content with their current locations. Asked where they’d like their next home to be, the vast majority (87%) are looking to remain in one of these location types, though there is evidence of movement in and out of these relatively small settlements. Demand for village and countryside locations from urbanites continues to be strong, with just over a third of those currently living in central London and other cities and suburbs still identifying this as the preferred location for their next home. “But there remains a core of demand from those who are committed to urban living, particularly upsizers under the age of 40, first time buyers and a group of downsizers who value proximity to amenities,” says Frances Clacy, Savills research analyst. “And in a sign that the dash for the rural retreat may have slowed a little, 44% of respondents currently based in central London would like to continue city centre living, rising to 47% for the under 40s, while only a third expressed the desire for a more rural setting, and then often as a second home.” Meanwhile, at the other end of the housing ladder, 69% of downsizers currently living in an urban setting indicated a desire to remain in a town or city, while 51% of those in rural areas hope to move into a village or a small town. The research comes at a time when data from TwentyCi indicates that the number of agreed sales awaiting exchange stands at over 556,000, some +56% higher than the same time last year, a figure that rises to +94% in the market over £1m. The stamp duty holiday has given greater urgency to the market over recent months. 59% respondents expressed concern about their ability to complete a

COLUMN purchase prior to the March 31 deadline; it being a significant concern to 26%. Unsurprisingly, that was most noticeable in the market between £250,000 to £500,000 where buyers have benefitted from the greatest savings relative to purchase price, but considered much less of a concern above the £1m mark. Above £2m only 7% of respondents considered the stamp duty saving as a significant motivator. “While we expect transaction levels in the first half of next year to be concentrated in the first three months, this survey tells us is that decisions to move home are not made and broken in days and weeks,” said Cook. “Eight in ten (81%) of respondents made the decision to move either before the pandemic or during the first lockdown. This means decisions were made before the stamp duty holiday was announced, so a failure to move prior to March 31 is not expected to cause substantial fall-throughs. “Rather, situations where sales struggle to complete before the deadline may require pragmatism on the part of buyers and sellers, which suggests that despite robust levels of demand across the prime market, the price sensitivity we have seen over the year will continue to be a factor in the market.”

Docklands Property Market: Is it Time to Stamp Out Stamp Duty? M

ost people pay Stamp Duty Tax when they buy a property, house, apartment or other land and buildings over a particular price in the UK. The Chancellor, Rishi Sunak (quickly followed suit by the Welsh and Scottish Governments), announced last July that Stamp Duty was partially being suspended on all English property transactions up to £500,000 (£250,000 in Wales and Scotland) - a Stamp Duty Holiday.

That meant only 1 in 8 English buyers would pay any Stamp Duty Tax on their home purchase (if it was over £500,000), saving any buyer up to £15,000 in tax on the purchase. The problem is the property needs to have been purchased and bought by the 31st March 2021. Complete the transaction a day later, and those buyers will have to pay Stamp Duty. The issue is local authorities are snowed under with local search requests, mortgage companies and conveyancing staff are working from home, so property transactions are taking much, much longer. This means many Docklands (and UK) buyers who have currently sold (subject to contract) will miss out on the stamp duty saving. Most (not all) estate agents have been warning the buyers and sellers in their property chains that some deals might not make the 31st March 2021 deadline and pleasingly, most people aren’t moving because of the Stamp Duty Holiday (they are moving because they need extra space because of the pandemic). However, it only takes one person in the chain not to be

‘singing off the same hymn sheet’ for the whole chain to collapse … so keep in touch with your estate agent. A campaign by one of the national newspapers and an online petition to extend the stamp duty holiday has meant the topic could be debated in Parliament in the next few weeks, after 100,000 home buyers and sellers signed that petition, asking for an additional six-month Stamp Duty Holiday. The home buyers and sellers are worried the property market will collapse after March 31st when the Stamp Duty Holiday is removed. The last time British home buyers were conscious of upcoming Stamp Duty changes, it distorted the number of properties sold. The bigger question though is, did it change the overall number of people moving home? In November 2015, the then Chancellor, George Osborne, announced in his Autumn Statement that buy to let landlords would have to pay an additional 3% in Stamp Duty (over and above owner occupiers) for all property bought after the 1st April 2016. As shown in the graph below, this caused a surge in property buying (which we have seen since this summer with the Stamp Duty Holiday), with many Docklands buy to let landlords completing their property purchase in March 2016, as they dashed to complete their property purchase before the tax increase. In the 3 years of 2015/6/7, the average number of Docklands and Tower Hamlets properties sold (transactions) per month was 343 per month, yet in the month before stamp duty was changed in March 2016, Continued on page 2

Continued from page 1 transactions rose to 615, an uplift of 79.3% from the average or an extra 272 transactions in that month alone. Yet, look at the months of April and May, the property transaction numbers slumped, meaning in those two months combined, there were 199 less transactions. Fascinating don’t you think?

Yet, with the average value of a Docklands home at £524,900, the stamp duty cost if the sale is delayed after the 31st March 2021 is an additional £15,000 – a figure that shouldn’t break the bank. So, if the Stamp Duty Holiday isn’t extended – it might not be such the nightmare scenario as some people believe. My advice to all buyers and sellers is to be constantly talking to your estate agent, your solicitor and your mortgage broker. With your estate agent to ascertain if they have asked every person (or asked the other agents in the chain to ask the question), “What if we don’t meet the stamp duty deadline?” With your mortgage broker and solicitor to give them all the information they need to ensure there are no delays with any information they request from you. One final thought, some mortgage providers allow insurance policies to be purchased by your solicitor in case your searches (from the local authority aren’t back in time) … the cost of those will be much lower than the cost of the stamp duty ... again, speak with your solicitor. So, if the Stamp Duty Holiday isn’t extended, what will that mean for the UK and Docklands property market? London and the South East seem to be particularly exposed to the removal of the Stamp Duty Tax break because it has such a high proportion of property priced between £300,000 and £500,000. These areas benefit from the highest tax savings relative to house price.
