London Art Fair 19-23 January 2022 Highlighting a selection of the best galleries from the UK and beyond, the London Art Fair returns in January 2022. The event will offer both seasoned and aspiring collectors a diverse presentation of modern and contemporary art, alongside curated displays, and an inspiring programme of talks, panel discussions and artists insights. In addition, the fair continues to champion and support regional museums through its annual Museum Partnership, which this year invites the New Hall Art Collection at Murray Edwards College, University of Cambridge, to showcase their collection of modern and contemporary art by women at the Fair. This year will see the participation of over 100 galleries from around the world, including Austria, America, Portugal, Sweden, and Australia, with new exhibitors Gillian Jason Gallery,

London Art Fair’s specialism in Modern art continues to be strongly represented through the participation of some of the UK’s leading galleries in the field. Thomas Spencer Fine Art will be presenting a selection of Modern British works on paper, including a previously unseen work by John Nash RA and a large 1970s gouache by Mary Fedden. Gilden’s Fine Art Gallery will showcase a selection of works by American and European Modern Masters, including etchings by Joan Miró and linocut prints by Pablo Picasso. Meanwhile Gerber Fine Art will focus on paintings by Scottish Modern Masters, and selected New Generation artists from the four Scottish art schools. Their presentation will include the work of Joan Eardley RSA, one of Scotland’s most revered 20th Century artists. Waterhouse & Dodd’s display is focused on the work of David

Mothflower and David Kovats; alongside returning names such as Richard Green, James Hyman and Purdy Hicks. The Fair will feature work by some of the world’s most renowned artists working across a variety of media, including Henry Moore, David Hockney, Bridget Riley and Paula Rego.

Bomberg and his students, such as Dennis Creffield and Dorothy Mead. Mead’s recently re-discovered oil paintings, which have not been shown publicly for over 40 years, will be on display alongside previously unseen works by Martyn Brewster ahead of a solo exhibition in March 2022.

New contemporary art on show at the Fair includes the multidisciplinary work of Jordi Alcaraz, courtesy of Alzueta Gallery, a reflection on volume, artistic language and time. Exclusive releases from print studio Jealous Gallery include a new edition by David Shrigley and Stoney Road Press will exhibit a number of Leah Hewson monotypes, which have not been shown previously. Elsewhere, Elizabeth Xi Bauer will share works by three emerging artists Theodore Ereira-Guyer, Abraham Kritzman, and Cătălin Marius Petrișor Hereșanu in a range of techniques consisting of printmaking, painting and sculpture and Arusha Gallery will present new pieces by Charlotte Keates, Jen Wink Hays and Connie Harrison. For those interested in textiles and sculpture Thompson’s Gallery will present new and unseen works specifically created for the Fair, including work by Athena Anastasiou who uses bright acrylic wool to extend her painted image from the boundaries of the canvas. Another new and unseen work will be on display at Candida Stevens Gallery by contemporary textile/fibre artist Alice Kettle, titled Poppy. Meanwhile, James Hyman Gallery will be showing a rare and unique hand woven tapestry by RB Kitaj. London Art Fair reflects contemporary practice and collecting trends within the art world through its critically-acclaimed sections curated in collaboration with leading experts. For this year’s annual themed section, guest curator Candida Stevens has chosen Music and its part in Contemporary Art, working with 10 galleries whose artists have created new work exploring the intersection of visual art and music, and the ways

in which contemporary art can incorporate aspects of movement and rhythm. The display will range from abstract work referencing the riff of jazz music with off-key colour and off-kilter form to figurative artists representing the process of composition across both art forms. On display from Candida Stevens Gallery will be Vanessa Jackson RA, whose recent street art project UpTownDancing took over London’s Piccadilly, as well as Ostinato, a series of 23 new unique woodcuts by Celia Cook. Australian gallery Otomys will be showcasing new works by the American painter Ben Crase, and Zimmer Stewart has planned a solo exhibition of paintings and etchings by Tom Farthing themed around fairgrounds. Cynthia Corbett Gallery will be presenting works from Matt Smith’s recent porcelain sculpture project Notes of a Love Song, and Andy Burgess’ vintage inspired and historic ephemera collages. London Art Fair has partnered with the New Hall Art Collection for its annual Museum Partnership. The New Hall Art Collection is a permanent collection of modern and contemporary art by women at Murray Edwards College, University of Cambridge. The exhibition Myth-Making and Self-Fashioning: Women Artists from the New Hall Art Collection presents over 20 artists including Maggi Hambling, Rose Wylie and Miriam Schapiro from the largest collection of art by women in Europe. The works on display, which include paintings, photographs, textiles and ceramics, will focus on two themes - myth-making and self-fashioning. Mythological tales present themselves in works by Paula Rego and Gayle Chong Kwan which are notable for their evocative storytelling and reference to familiar tales.

CHRONOGRAPH WITH COMPLICATIONS The split-seconds chronograph and perpetual calendar Reference 5204 - is heir to one of Patek Philippe’s most soughtafter Grand Complications. It has been available since 2016 in two rose gold versions, one with a silvered opaline dial and chocolate brown alligator strap, the other with an opaline ebony black dial and rose gold Goutte (droplet) bracelet. Now, the Manufacture offers connoisseurs a new variation on the rose gold case by combining this precious metal with a matching slate gray dial and strap. A rare and refined nuance that contributes to renewing the style of this great classic. Despite the complexity of the movement, the indications on the “sunburst” dial stand out for their perfect legibility. The day and month are displayed in two in-line apertures at 12 o’clock. The date hand at 6 o’clock incorporates the moon-phase aperture. Small seconds and the instantaneous 30-minute counter appear on two subdials at 9 and 3 o’clock. Two small round apertures display the leap-year cycle between 4 and 5 o’clock and the day/night indication between 7 and 8 o’clock - functions enabling accurate adjustment of the calendar. Whether by day or night, reading the time is facilitated by the applied hour-markers and Dauphine-type hands in rose gold, all with luminescent coating. The transparent sapphire caseback offers a magnificent immersion into the heart of caliber CHR 29-535 PS Q , first introduced in 2012. This movement is distinguished by its

traditional architecture (manual winding, two column wheels, horizontal clutch) combined with seven patented innovations, including six for the chronograph and one for the split-seconds mechanism. An amazing sight enhanced by extremely meticulous manual finishing. The new Reference 5204R-011 is worn on a shiny slate gray calf leather strap with an embossed alligator pattern and a rose gold fold-over clasp. Searching for inspiration in the most unexpected places is in Roger Dubuis’ DNA. This is the reason the Maison united with the Urban Art Tribe, world-famous urban culture artists who share its common values to break the rules, showcase radical expertise and obsess daily over the design of the future. Now they have been granted access to Roger Dubuis’ most important room, home to the bold and extravagant - the manufacture itself, where they were tasked with reinterpreting the astral signature of the iconic Excalibur Monotourbillon. Dr. Woo, renowned tattoo artist and rulebreaker in his own domain, is the first of three friends of the Maison to take on this new creative challenge. Bringing his imagination to life, the incredible Roger Dubuis watchmakers and the visionary artist have now unveiled the signature Excalibur Monotourbillon reborn in his image. Enhanced with meticulous care, the Excalibur Monotourbillon timepiece - which was revealed earlier this year - is reinterpreted with sophistication and flair using modern and technical materials. Clean cut lines on both case and movement create its strong visual identity. Meanwhile, rebuilding the calibre from bottom to top not only heightens its sense of transparency and 3D depth, but also sees the Roger Dubuis star levitate freely above the barrel. A signature two-line pattern between the notch on the crown and bezel, the star’s arms, the tourbillon’s cage, the hour’s marking on the flange and the hands, all cleverly appear as though they will meet but never do. One of the greatest expressions of the watchmaker’s art, the RD512SQ calibre is stunning in its technical prowess. With a non-magnetic Titanium lower tourbillon cage - twice lighter than stainless steel - and a mirror-polished non-magnetic Cobalt Chrome upper tourbillon cage, the weight of the piece is reduced by 16% to optimum effect. As a result, the calibre shows a better resistance to magnetic fields and the power reserve is radically optimised to 72 hours, providing the option of leaving the watch unworn over weekends. Such excellence is not without reward; this dynamic aesthetic is amplified by the Poinçon de Genève, one of the most demanding signature in fine watchmaking that requires the manual decoration of each and every component of the watch, as well as unexpected and antinomic decorations in fine watchmaking, such as sandblasted top surfaces and polished angles that demonstrate Roger Dubuis’ visionary approach. Creating hyper-realist needle designs, Dr. Woo has carved a name for himself in the tattoo industry with his signature style; *

minimalist, monochrome, single needle. Known for having an exceptionally steady hand, his flawless geometric shapes and ultra-fine lines have earned him respect among the international elite, designing for the biggest names in the world of celebrity and beyond. After months of a nourishing collaboration filled with awe and challenges, worlds and horizons merged to give birth to an inspired timepiece for which no compromises were made, and no creative wish was left behind. Learning that the star was a symbol just as important to Dr. Woo as to the Maison, it became the guiding force throughout the collaboration. In his re-interpretation, Dr. Woo takes the Excalibur Monotourbillon’s astral signature as his launchpad and imagines it anew. Envisioning a rocket ship that keeps pushing forward, the star’s arms represent its travel through time. Yet more than this, it represents the evolution of this work of art and the various paths the partners have taken. A special connection with space drove many other aspects of Dr. Woo’s design. Acting as a guide throughout his life, the geometric codes and planets peppered across the dial represent his mental cosmic map. From his world he brings other minimalist graphic symbols too: the moon as an energy source, triangles that bounce forth from the ground, and full circles that represent the infinite connections we all have. By placing them next to each other, Dr. Woo comes up with a new language open to interpretation. Other details that can only be enjoyed by the wearer include the time traveller pattern on the case-back, enabling a deeper connection between this extraordinary timepiece and its lucky owner. Never one to shy away from a challenge, craftsmanship was taken to new heights when the horological artisans had to adopt exceptional methods to fulfil the artist’s aspirations. Inspired by Dr. Woo’s needle work, gold had to be metalized to be etched onto the sapphire glass and recreate the star on the dial, unveiling a fine and meticulous, yet striking design. What’s more, ultra-fine lines were laser engraved directly onto a black PVD plate underneath the calibre to reveal the artist’ s cosmic design. A similar process was used on the 18k EON GOLDTM* case-back to embed the artist’s intricate hand-drawn decoration. An expression of non-conformity and extravagance, the fruit of Dr. Woo’s creativity is housed in a 42mm case. Taking watchmaking to a new dimension, a dimension where time is reinvented, Dr. Woo says creating the timepiece allowed him to see time in a new light: “Time is the most valuable currency we have. It’s up to us to decide how to use it.”

A celebration of aviation history taking inspiration from the original 1953 “Co-Pilot” Ref. 765 AVI aviator’s watch and four legendary planes.

Breitling’s Huit Aviation department made its name inventing precision cockpit clocks for the then nascent field of aeronautics. Two decades later, in 1953, Breitling introduced the world to yet another novel flight instrument, this time in wearable form. The Ref. 765 AVI pilot’s watch was an instant hit and a first of its kind that inspired many others. Beloved by aviators, it quickly became known as the “Co-Pilot.” In 2020, Breitling also launched the AVI Ref. 765 1953 Re-Edition, a carefully researched and crafted reedition honouring this classic chronograph’s legacy. That pioneering watch is now the inspiration for today’s Super AVI, the debut series in Breitling’s Classic AVI collection. Its launch marks nearly a century of aviation timepieces from a brand that has shared some of the field’s finest moments. The collection comes in five unique versions honouring four powerful and memorable aircraft, whose filigree silhouettes adorn the watches’ sapphire case backs. Eberhard & Co. Chrono 4 The story of one of the most innovative chronographs ever produced by the Swiss watchmaking industry began at the turn of the millennium with a brilliant insight from Palmiro Monti, who was the brand’s CEO at the time. Monti was a true innovator, not just in terms of design and marketing but in the technical field as well. The great intuition he had was to develop a technical expedient which would make reading the two chronographic counters - which up until that time were standardised on two or three dials located at 12, 3 and 9 o’clock - more logical and intuitive. Modifying the traditional movements to answer this specification was no easy task; a modification of this import demanded enormous technical expertise and the willingness to commit a significant investment. But nothing was going to change Palmiro Monti’s mind once he’d decided to carry his highly ambitious project through. After trying for a number of years, his dream finally came true in 2001 when he patented an add-on device to the basic movement enabling four counters to be aligned in a logical and aesthetically pleasing way. The success of Chrono 4 was immediate. Consumers understood it was revolutionary and rewarded it with commercial results that exceeded expectations, which encouraged Eberhard to offer other, highly attractive, versions of this mechanical jewel. A Chrono 4 model in a different shape was developed, called the ‘Temerario’ (Fearless) to reflect the bold design and application of further ingenious devices patented by Eberhard & Co. And it is worth mentioning the incomparable model released by the House

on the occasion of its 130-year anniversary, an “haute horlogerie” creation with a skeleton dial and an upper bridge of sapphire glass through which the DLC-treated gears are visible. Twenty years of history, twenty years of success and innovation, culminating in the latest creation developed to commemorate this significant milestone, which is available now. Appropriately, the Caliber EB. 251 remains unchanged, a patented Eberhard & Co. product that has been a Chrono 4 mainstay since its introduction. However, the new Chrono 4 embodies all the technical expertise developed by the House over almost 140 years of dedication to chronography, with a visual appeal in keeping with contemporary styling. A case that is 42mm in diameter - the most popular size in today’s sports watches market - features a polished finish along with the steel bezel which appears on one of the two versions. The other having a ceramic bezel and a more sporty-looking tachymeter scale. A wide selection of dials, all protected by sapphire glass cases with internal anti-reflective coating, features “Clous de Paris” processing in the central area and ‘azurée’ for the four counters, and ranges from an overall black, white or air-force grey appearance to contrast versions in black/white or silver/black. Straps are available in steel, rubber or alligator to suit any requirement, and can also be fitted with the exclusive Déclic folding clasp. Eberhard continues to innovate today as it did in 2001, in veneration of a watch that has revolutionised the measurement of time and to celebrate a timepiece that constitutes an important landmark in the history of watchmaking.

20 minutes. In the display on the UR-100V Full Titanium Jacket, time and distance are on a par, the hours and minutes in blue, and the kilometres in bright white. Watchmaker and Urwerk’s co-founder, Felix Baumgartner, reveals that he got the idea from a clock given to him by his father, Geri, a noted restorer of antique clocks. “It was made by Gustave Sandoz for the Universal Exhibition of 1893. Instead of showing the time, it showed the distance travelled by a point on the equator.” Urwerk’s new calibre 12.02 drives a redesigned carousel carrying the wandering hours on three satellites. Bringing the hours closer to the minutes as they travel in succession along the 60-minute scale, this carousel offers an easier and more intuitive reading of the time. The carousel, as well as the structure on top of the hours, are forged from anodised aluminium then sanded and shot-blasted, while the satellite screws are each circular sanded. The satellites rest on a carousel of sanded brass plated in ruthenium. The structure on top of the hours display is in sanded and shot-blasted aluminium. The selfwinding rotor of the UR-100 is governed by a profiled airscrew known as the Windfänger. There’s a nostalgic look about the case of the UR-100V Full Titanium Jacket. Many owners of Urwerk watches will recall the independent brand’s first models, adopting some of the stylistic features of their first constructions, and then deconstructing them. Spread across several rooms, INCA also boasts a dedicated VIP area complete with private access from the restaurant. The 170 cover restaurant is open from 7pm to 12.30am. The party continuous long after the meal is finished though with live in-house entertainment continuing until 4am. Truly atmospheric and a fantastic evening out, the show restaurant has opened at the optimal time - just when people are getting back out and about and just in time for the festive season. SALT BAKED LAMB SHOULDER with English Feta, Cucumber and Mint Salad SERVES 4

INGREDIENTS 1 Small Lamb Shoulder on the Bone (around 1-1.2kg) 900g Strong Flour

250g English Feta Cheese

30g Rosemary

20 Black Olives

30g Thyme 300g Salt 9 Egg Whites 220g Water 2 Large Cucumbers 1 Bunch Mint

200g Roasted Almonds 100g Toasted Pine Nuts 2 Lemons 500g Greek Yoghurt Good Olive Oil Smoked Paprika

METHOD Pick all the leaves from the thyme and rosemary, place into a food processor with the salt and blitz until fine, and then add the flour and blitz for a further minute. Add the egg whites and slowly the water until a smooth paste forms. Remove from the food processor and kneed on the table, then rest in the fridge for 30min. After resting, roll the pastry until around 1cm thick, place the lamb shoulder onto of the pastry and wrap around ensuring there are NO holes or gaps in the pastry. Place on a baking tray and into the oven at 220oc for 20 min, then turn the oven down to 140oc and cook for 4 hours. Rest for 40min before serving. Slice the cucumber length ways about 3mm thick using a mandolin. Dice the cheese and chop the black olives. In a large bowl add the cucumber, diced feta cheese, almonds, pine nuts and black olives. Season with lemon juice and dress with olive oil. Tear the mint and mix in the salad. Serve the salad in a large bowl. Season the Greek yoghurt with salt, pepper, smoked paprika and zest and juice of a lemon. To serve, place the salad and yoghurt in the middle of the table, cut a lid in the top of the salt pastry and fork the meat from the bone. Enjoy! As befits The Beaumont's transatlantic heritage, afternoon tea is served according to the best of English traditions, sprinkled with a light American accent. POLESTAR WITH PURPOSE Origin stories often have some degree of darkness in their past, however, borne from the forward thinking umbrella of Volvo - following a history in automotive racing dating back to 1996 initially as Flash Engineering and the acquisition of the rebranded Polestar Racing in 2015 - Polestar as a standalone brand were able to start from a rather bright and substantial base. Hitting the ground running is somewhat of an understatement for this brand. Keen to push the boundaries of what was expected from the automotive industry and determined to make an immediate mark on the electrified car world, the Polestar 1 production vehicle released in 2017, drew a very distinct line in the sand. Not just for their own company moving forward, but the industry as a whole. Immediately demonstrating that you can design and build a high performance production vehicle that is a functional hybrid - not a car that utilises hybrid power simply for additional power

- and at a comparatively reasonable price, the Polestar 1 has set out the foundations for some serious progress moving forward. Not only is the car itself impressive, but the entire ethos of the company extends its presence thanks to a full transparency pledge. We all know that building electric cars isn't necessarily 'greener' than building traditional engined vehicles, in fact, it's often the opposite. However Polestar, from the outset, have been forward thinking in their approach to production, ensuring they push themselves every step of the way to be the best for the planet that they can be - and hopefully encourage others in the industry to follow suit. With their transparency policy, the brand has outlined ambitious plans for climate neutrality including the production of a climate neutral car by 2030, and this Polestar 1 was the initial building block on that journey. Boasting a 2.0-litre turbocharged and supercharged engine which itself produces 309hp and 435Nm of torque - not figures to be scoffed at in their own right - alongside a Double Electric Rear Axle (ERAD) motor system which is capable of 232hp and 480Nm of torque and the further addition of a Crank-Integrated Starter Generator (C-ISG) with another 68hp and 161Nm of torque, the Polestar 1 is a serious piece of engineering that in total produces a staggering 609hp and 1,000Nm of torque. That is some serious pulling power usually reserved for the supercar elite. What does that mean for your experience behind the wheel? Besides some serious g-force on your body, it means you can propel yourself from standing to 62mph in just 4.2 seconds and continue to a regulated 155mph. When you consider this car is carrying both an electric system (with batteries) and full internal combustion engine drivetrain weighing in at 2350kg, those figures become even more impressive. To help keep the weight as low as possible, and to deliver the incredible design detail required, the engineers decided to go carbon fibre crazy, creating a carbon fibre reinforced polymer body over a steel SPA platform. But it's not just the body that received the precise treatment. Every aspect of this machine has

- well above the daily average requirements - this is a vehicle that could be used for your daily commute, fully electric, every day. Unlike most performance hybrid systems which focus more on providing power than real-world usability, offering ranges of around 30 miles, this system is a fully functional all-electric option. What's more, this system actually favours the electric rear axle motors than the combustion engine in the front. Running on electric first and foremost, the Polestar 1 will utilise the substantial 480Nm of torque available through the electric system to accelerate, even under full throttle. With great power, comes great responsibility, and thankfully as we all know, being an arm of the ever-safe Volvo group means this car provides safety in abundance. Starting with the vast brakes to ensure you can stop as well as you can go, huge 400x38mm front discs - both ventilated and drilled for efficient cooling - with Akebono 6-piston callipers do the bulk of the work with a set of 390x25mm - also ventilated - and standard callipers supporting from the rear. But it's not all down to the braking. The suspension is a key factor in ensuring you keep your prized performance hybrid on the road. Polestar believes performance is not just about straight-line acceleration and speed, which is abundantly evident when you get behind the wheel of this car. Development engineers worked tirelessly to create the sort of ride and handling that rewards drivers. A firm connection to the road without the harshness of an overly stiff setup provides a comfortable ability to cover significant distances. Surprisingly, the Polestar 1 doesn't employ an overly complicated electronically controlled suspension system. Instead, Öhlins Dual Flow Valve (DFV) manually adjustable dampers are at the heart of its performance. In close collaboration with Öhlins, the team tested and developed the entire setup across continents and in extreme environments to ensure that the car drives the way only a Polestar should. The DFV gives the shock absorber the same characteristics on rebound as it does on compression, due to the damper fluid having a consistent flow path in both directions. This means each wheel can quickly and effectively resume its position back on the ground

to maintain grip and traction. Because the DFV opens quickly over minor road imperfections, general ride comfort is supple and more akin to an OEM strut rather than a coil setup. Over undulating surfaces, the compliancy of these dampers allows the car to crest bumps and other more serious road imperfections with increased control and stability. Traction is always maintained at an optimal level. Interestingly, the Polestar 1 was the first-ever crash test of a carbon fibre-bodied car for the Volvo Car Group. During the process, crash safety engineers were able to experiment with the new material to gain an elevated understanding of how its behaviour differs from conventional steel. In contrast to a steel body, where bending helps the integrated crumple zones reduce the amount of crash energy that reaches the vehicle’s occupants, carbon fibre dissipates energy by cracking and shattering. Close attention was paid to the way the carbon fibre body reacted to the extreme forces involved in the impact. The engineers also focused on how the underlying steel body structure and carbon fibre ‘dragonfly,’ which strengthens it, managed the forces. Most of the energy was absorbed by the car’s crash structure, with the remaining energy mitigated by the carbon fibre body panels into the body structure. A number of safety aids and driver assist features are also present including pilot assist which allows for a relaxed drive over long distances with adaptive cruise control and lane assist working simultaneously keeping you traveling in line with surrounding traffic and is especially useful in traffic jams taking the stress out of stopping and starting. polestar.com

Polestar's electric future looks very bright indeed if this is the starting point from which they are building, but there is a lot to be said about this beautiful marriage of past and future technologies. Combining in such a stunning manner taking a sleek, sporty design along with such an abundance of technology and delivering it all with expert precision engineering is a marvel to behold. It is a shame that this is the first and last hybrid to leave the Polestar stable as it remains ahead of the curve for most manufacturers, but it is a piece of automotive art that has already secured its place in history that won't be available for much longer, so be quick if you want to be part of this origin story.

1965 Bentley S3 £POA

B E N T L E Y Similar to the S2, Bentley's S3 was a four-door luxury car produced from 1962 until 1965. It delivered an updated exterior complete with a four-headlamp layout which reflected design introduced on the Rolls-Royce Silver Cloud III - the same model year. The interior was also modified, bringing individual seats for front passengers and increased space and leg room in the rear. The impressive 6.2l V8 engine was carried over with some minor modifications. This right-hand drive example is a late production model from 1965 and is showing just 35,789 miles. It is presented in

the very striking colour combination of silver over dark metallic blue coachwork with grey leather interior. Originally supplied to a Scottish industrialist, the car undertook an extensive restoration for a Japanese collector later in its life and went to Japan where it was sparingly used. It then returned to the UK where it received a substantial refurbishment by a marque specialist including; a bare metal repaint; new radial tyres; restored woodwork; Harvey Bailey handling kit; upgraded starting motor; and comprehensively overhauled braking system. Since then and in the last 10 years it has had circa £40k spent with Jack Barclay, Frank Dale and Colbrook marque specialists going through the car mechanically. The result is a very presentable and usable high-end example of the marque. A must see.

From house shares to penthouses Why opportunities are on the rise for London landlords with Jessica Tomlinson, Research Analyst, Savills

Back in May it was suggested that the prime rental market in London was due for a recovery though given the challenges of the pandemic, it was hard to pinpoint exactly when that would be. Since then, life in the capital has moved on apace. Jessica Tomlinson, Research Analyst at Savills reveals why the opportunities for landlords have become more abundant in recent weeks and as we head into 2022. “Green shoots emerged during the second quarter of this year, with the first positive quarterly rental growth since Covid struck. That continued in Q3, with a rise of 2.9 per cent - the strongest quarterly growth for more than 10 years. By the summer the number of new applicants registering with our London offices had hit record levels, and internet registrations remain at record highs as tenants reset their focus on the capital. One of the drivers has been the workplace. With many firms heading back to the office, there has been an uptick in demand from young professionals and sharers. And as travel restrictions ease, many corporate relocations that were on hold during the pandemic have returned in full force with demand at least 10 per cent above the average pre-Covid levels over August and September, and numbers continuing to grow.

But high demand is only part of the story. Stock levels have undergone a dramatic U-turn over the course of the year and there’s now a shortage of supply, presenting new opportunities for landlords and investors. Such is the scarcity, we are seeing corporate relocation searches that cover the whole of London in a bid to find somewhere suitable.

Is the Docklands Property Market Running Out of Steam?

n recent articles on the Docklands property market, I have been talking a lot about house prices over the last 12 months and 5 years in Docklands.

I started my property career working for an independent estate agent in the Wapping area. Since 1994 I have been based in and around East London. I started my own company in 1995 and it has grown from humble beginnings to become a well respected sales, lettings and property management agency operating in the Docklands and East London areas. Then in 2007, I opened my first branch in the Medway area. I am proud that we now have three branches in Kent. My operation is set to expand in 2020 and beyond. I am a long term member of both the NAEA and ARLA and a former Regional Representative for the latter. As the owner of a growing residential and commercial property portfolio, I understand well the trials and tribulations that property owners go through. I have well over 20 years experience of regenerative Dock’s areas and specialise in new development reporting. I am happy to advise you on all aspects of property. When it comes to newspapers talking about the property market, the headline most people look at is what is happening to house prices. However, as 2 in 3 (65.1%) of Docklands home sellers are also home buyers, the price is almost irrelevant. Let me explain. If your property has gone down in value – the one you want to buy has also gone down in value – so you are no better or worse off (and if you are moving up market – which most people do when they move home – in a suppressed property market the gap between what yours is worth and what you will buy gets lower … meaning you will be better off). Many property commentators (including myself) consider a better measure of the health of the property market is the transaction numbers (i.e. the number of people selling and buying). Let’s take a look at the numbers for Tower Hamlets as a whole (including Docklands). The average number of properties sold in Q1 (Jan/Feb/March) between 2008 and 2020 was 289 properties per month, whilst Q1 in 2021 saw 231 properties sell on average per month (boosted by the March stats where an eye watering 327 homes sold). 45.6% less houses sold in the Docklands area in Q2 2021 than the 14-year average Finally, whilst the exact stats for Q3 2021 for our local authority won’t be published by the Land Registry for a couple of months, I can make certain calculated assumptions from the national data published by HMRC. The number of property sales for our local authority area in Q3 (July/August/September) between 2008 and 2020 was on average 336 properties per month. However, using the HMRC data, I calculate there will only be 245 properties sold on average per month in Q3 2021. This means …

26.9% less houses sold in the Docklands area in Q3 2021 than the 14-year average One of the two main drivers of activity in the housing market in the latter half of 2020 (meaning Q1 figures were better than the long-term average) was the battle for space, with many Docklands buyers seeking larger properties to work from home. The second was the short-lived tax relief measures such as the cut to Stamp Duty Tax meaning property prices were at an all-time high. But what also might surprise you is the number of people buying for the first time.

Continued from page 1 deposit mortgage and ultra-low borrowing costs, have also helped to push house price growth since the start of 2021. In fact, if you split down house price growth between second time (third time etc) buyers and first-time buyers, the national annual house price inflation for first-time buyers is 9.2% compared to 8.1% for the second or third etc buyers.

Yet, the Q2 and Q3 2021 Docklands property market was worse than the long-term Docklands average (in terms of property transactions) The question is – should we be worried? The UK economy continues to deliver a benevolent framework to the British housing market. The labour market has outstripped expectations with the millions expected to join the dole queue at the end of furlough failing to materialise and with the number of job vacancies on the rise. Of course (and I mentioned a lot in my recent posts), the Bank of England is projected to increase interest rates to dampen inflation in the coming months, with further small rises predicted over 2022, so I do expect the demand for property to cool off as mortgage borrowing costs increase. Normally such rises in mortgage costs would mean less property would sell, yet nothing over the last couple of years has been normal. Many Docklands property homeowners have held back putting their property on the market in the last 6 months because they were afraid, they would sell their own home but not find another to buy – thus making them homeless (nothing could be further from the truth – yet that is what a lot of people incorrectly believe).

If the Docklands property market slows and interest rates rise, mortgage costs will still be very low by historical standards. Also, if the obstacle of raising the 5% deposit can be overcome by first-time buyers plus a confidence that existing homeowners won’t be made homeless because of a cooling property market, many more people could be tempted to enter the property market by placing their property for sale first … … thus opening up the market to more buyers – which in turn will drive up transaction numbers back to their normal 14year average. However, raising a deposit is likely to remain the primary obstacle for many.
