Apple Applies Eco-Design at Brompton Road A new cathedral of eco-conscious consumerism has opened its doors in prime location Brompton Road just a stones throw from Hyde Park. The latest Apple Store to open in London isn’t your standard shop. From the moment you step through the doors, the natural materials reflect a tsunami of natural light that floods through floor-to-ceiling windows that take their shape from the historic archways previously housing the Brompton Arcade. The theme continues throughout, taking inspiration from local flora, including a central ‘boulevard’ lined by huge columns and some of the 12 towering Sicilian ficus trees. To maximise the natural light, the ceiling sits at a staggering 7 metres high and mirrors the window arches in its curved nature. Finished in beautiful timber, it only adds to the soft, natural atmosphere the vast space affords. As with all Apple facilities, the new Apple Brompton Road is powered by 100 percent renewable energy, however it also boasts a fresh new feature supporting the brand’s environmental principles. The stunning terrazzo flooring which runs throughout the new store is comprised of a plant-based bio resin, the first of its kind in any Apple retail space worldwide. To kick off the store opening, the global launch of “United Visions”, an augmented reality experience honouring the creative works of pioneering London poet and painter William Blake was announced. Created for Getty Museum and brought to life through Apple technology, the purpose-built app showcases the possibilities of creativity by reimagining the seminal artist’s work.

Artists and creative technologists Tin Nguyen and Ed Cutting (Tin&Ed) used Apple’s M1 Ultra chip in the development of the experience, which features a poetic soundtrack by Grammy Award-winning record producer Just Blaze. “United Visions” can be viewed by customers in-store and by anyone around the world by downloading the “United Visions” app now. This new store is set to welcome locals and visitors alike to explore not only the products on offer, but a plethora of community events and seminars to help customers learn, create, and get the most out of their Apple products. An ongoing ‘Brompton Series’, which takes place on the last Thursday of every month through October will feature inspirational and informative talks by thought leaders in the wellness space, including Michael James Wong, Cat Meffan, Lloyd Kempson, and Harry Jameson. While music workshops in connection with Apple Music’s Up Next series will break down songs by emerging London artists using Spatial Audio; artists include Kali Claire, Olivia Dean, and Rachel Chinouriri. Visitors are invited to explore everything this stunning space has to offer, with a 200-person strong store team on hand to help with any questions you might have. Collectively speaking more than 45 languages, the team is ready to welcome customers from around the world. Apple Brompton Road also features another first for the UK, a dedicated Apple Pickup area which makes it even more convenient for customers to pick up products ordered online. SEIKO HEAD TO NEW BOND STREET WITH AN ALL-NEW BOUTIQUE OFFERING Seiko UK has announced the opening of a new boutique in London’s iconic New Bond Street this autumn. In what will be the first two-storey boutique in the world for the Japanese watchmaker, the layout will enable the company to present Seiko and Grand Seiko collections in the same location but with dedicated showrooms for each. This boutique will also incorporate a separate private lounge on the first floor which will house a display of the company’s fabled Credor timepieces. Located at 68 New Bond Street with an impressive façade and main entrance, a series of large display windows will also face the covered pedestrian passage linking New Bond Street to the newly created Medici Court open-air meeting space which leads to Hanover Square and the Elizabeth Line’s Bond Street station. UK Managing Director David Edwards says: ‘This is a very exciting time for Seiko Watch Corporation globally right now, particularly Seiko and Grand Seiko in the UK & Ireland. Greenwich and Docklands International Festival 26 August - 11 September

London’s spectacular free outdoor Greenwich + Docklands International Festival is back for 2022. With 18 days of free theatre, art, dance and circus, there's something for everyone to enjoy at the much-loved festival. Kicking off on the 26 August, the two most spectacular shows are the opening ‘Spark’, by Dutch artist Daan Roosegaarde, which will see the skies over Greenwich filled with artificial ‘fireflies’ and Stephanie Lüning’s ‘Islands of Foam’ (Sep 3-4), in which floods of multicoloured foam will surge through the streets of Greenwich. The rest of the line up is packed with sensory spectacles, including a digital audio-visual artwork display dedicated to Ukraine's rich cultural heritage. Many mosaics in Ukraine have been destroyed since the Russian invasion and so this poignant event is an important way of ensuring that Ukraine’s cultural legacy is remembered, supported and celebrated. Hakuto-R, a commercial lunar exploration program operated by ispace, inc., is scheduled to launch the first of the program’s two planned lunar missions as early as this year. As corporate partners, Citizen has provided Super Titanium™ parts for the legs of the program’s lunar lander and to celebrate the partnership, this latest collaboration model by Citizen uses the very same material treated with Duratect DLC. The addition of Citizen’s newly developed recrystallised titanium makes this a truly special model. Recrystallized titanium is a new material created by applying a high-temperature heat treatment to titanium, followed by a cooling process. This creates unevenness in the composition of the metal, producing a unique crystal pattern on the surface. The crystal pattern is unique to each watch, just like the patterns on minerals found in nature while the patterns are reminiscent of the lunar surface and its shifting shadows, making it the ideal material to represent Hakuto-R’s mission in space. Creating recrystallized titanium is a complex process, and a high level of technical expertise is needed to control the expansion of the material in

response to the high-temperature treatment applied when the metal crystalizes. This new model uses recrystallized titanium on the bezel and the centre links of the bracelet, made possible thanks to Citizen’s decades of experience working with titanium. The design combines Crystal Titanium with Duratect DLC and features an all-black dial, case, and bracelet, taking inspiration from the mystery and infinite darkness of outer space. The ring, indices, and subdials create a multi-layered structure on the dial, with a black-toned pattern inspired by titanium crystals. The case back has a diagram of the lunar lander that includes Super Titanium™ parts made by Citizen. SORAYAMA MONOBALANCIER Adding to its Urban Culture Tribe and continuing on a journey to create boundary-breaking masterpieces, Roger Dubuis delivers a new rule breaking chapter with the Excalibur Sorayama Monobalancier (MB). Pioneer in his art, the world-famous Japanese artist Hajime Sorayama has been inspiring his peers for decades. By inventing his super-realist feminine “Sexy Robots”, he broke conventions and shook traditions. His talent has been rewarded by multiple awards and his genius led him to work with the biggest names across high fashion, technology, and music. Knowing he chooses to pursue opportunities that force him to push the boundaries of his art, Roger Dubuis invited him to the Manufacture to take on the creative challenge: to reinterpret the Maison’s astral signature. Embracing this opportunity to infuse his realistic and expressive signature design, the innovative artist co-created a timepiece that merges one radical world with another. Hyper performing, hyper

inspiring, and hyper hypnotic, the result is modern art for the wrist. Clean cut lines on both case and movement create a heightened sense of depth, while the signature star now levitates freely above the barrel. An evolution that not only raises the timepiece to an even higher standard, but also makes it an exciting and versatile canvas for Sorayama to express himself. Reinterpreting the Excalibur MB with hyper expressivity and sophistication, the artist chose to be provocative by breaking the Maison’s design codes. This striking aesthetics required the Maison’s highly-skilled watchmakers to develop unusual processes to replicate the desired shiny effect. A first for the Maison and highly challenging task especially when it came to polish fully the titanium case and bracelet. Determined to bring even more play with light to the timepiece, Sorayama also reimagined Roger Dubuis’ micro-rotor to create a hypnotising moiré optical illusion triggered by the natural fluid movements of the wearer’s wrist. This captivating and endless rippling effect - another first for both the artist and Maison - required months of in-house prototyping seeking for the right combination of materials, decorations and finishes. The final execution associates an extremely precise and optimal distance between each line of the stamped décor, with a traditional threehour long guilloché technique on specific parts of the micro-rotor and an innovative assembly process placing a stamped sapphire

dial above the reimagined micro-rotor. As artistically inspiring as technically impressive, the Excalibur Sorayama MB houses an automatic calibre recently enhanced with a series of mechanical and aesthetic improvements. Motivated by a desire for hyper performance, Roger Dubuis’ engineers increased the power reserve of the RD720SQ to 72 hours. They also optimised the micro-rotor to minimise vibrations and doubled the balance wheel inertia to improve stability and make it less sensitive to shocks. Better efficiency and energy transmission was further increased through the use of a new lube and by optimising the shape of the escapement wheel, pairing it with adjustable pallet-stones, and constructing both elements from diamond-coated silicon. Such high standards of horological mastery and craftsmanship are rewarded with the Poinçon de Genève; one of the most exclusive stamps of certification in watchmaking today. The hyper sophisticated masterpiece is also the first Roger Dubuis titanium grade 5 bracelet to feature its Quick Release System for ease and versatility. Housed in a 42 mm case crafted from titanium grade 5 as well, this exclusive artwork is limited to just 28 pieces and at first available in Japan only.

With this recipe, you’ll discover that making beef burgers from scratch is surprisingly simple and with the additions of the sticky short rib, crunchy tempura onion rings and rich burger sauce, this is a burger with a difference.

INGREDIENTS Part 1: Burger Sauce Base 10 Diced Large Gherkins 1 Diced Red Pepper 2 Diced Onions 2 Litres of Water 165g Sugar 165g Sherry Vinegar 1tsp Celery Seeds 2tsp Mustard Seeds ½tsp Turmeric Part 2: Burger Sauce 200g Mayonnaise 225g Frenchie’s Yellow Mustard

225g Burger Sauce Base (Part 1) ½ Large Onion Finely Diced 1tsp Salt 2tbsp Chopped Parsley Beef Burger 1kg Beef Sirloin (including fat) 150g Bone Marrow 1 Large Onion 1tsp Onion Powder 1tsp Garlic Powder 1tsp Smoked Paprika

Sticky Short Rib 1.5kg Beef Short Rib on the Bone 1 Litre Water 100g Cooking Salt 250ml Beef Gravy 40ml Sherry Vinegar Tempura Batter 400g Water 40g Tapioca Flour 80g Rice Flour 140g Corn Flour 4g Salt 1g Xantham Gum

FOR THE BURGER SAUCE - PART 1: Place all ingredients into a large pan and bring to the boil. Simmer and reduce by ¾. Reserve and chill ready for part two. PART 2: Mix all the ingredients together, combining them with the sauce base above, and reserve for service. FOR THE BEEF BURGER - Finely dice the onion and slowly sweat it in a heavy bottom pan until soft and colourless. Once soft, add the dry spices and cook for a further 2 minutes, remove the mix from the pan and allow to cook. Remove the marrow from the bone and cut the sirloin into chunks. Mix the diced beef, marrow and spice mix together and mince. Portion the burgers into 180g patties, refrigerate and allow to rest for at least 4 hours before grilling.

FOR THE STICKY SHORT RIB - Heat the water to 90˚C with the salt, then chill to below 5˚C to make a brine. Place the short rib into the brine and leave for 24 hours. Remove the short rib from the brine and dry before cooking at 86˚C in a steamer for 12 hours. Remove the rib from the steamer and remove the bone. Break the meat down and add the beef gravy to the short rib in a heavy bottomed sauce pan. Slowly simmer until rich and sticky and season with sherry vinegar. Keep warm until service.

FOR THE TEMPURA BATTER ONION RINGS Peel the onion and slice in 1cm rings and set aside. Blend the water and xantham gum for 5 minutes. Add the remaining ingredients and blend until smooth - store in fridge before use for best results. Roll the onion rings in flour. Pour some of the batter into a small bowl. Dip the onion rings into the batter and fry at 180˚C until crisp.

TO ASSEMBLE THE BURGER Slice the buns in half and lightly toast. Add a generous spoonful of burger sauce to each side. On the bottom half, add the sliced beef tomato, gem lettuce leaf and some thinly sliced red onion. Cook the burger on the grill, adding the sticky short rib. Place two slices of cheddar cheese on top and grill for 30 seconds. Place onto the burger bun and place the top on. Assemble the onion rings on top and gherkins on the side. Enjoy!

MOPA MOPA Following the successful launch of Dictador Wixárika - the first edition of the beautiful Totem collection - the historic rum masters are now launching their second, Mopa Mopa. The idea of Totem was to preserve cultural diversity, encourage traditionalism in art, and honour indigenous artisans and their techniques, dating back centuries. With rare wines and spirits reaching increasingly large values and attracting global investment, Dictador is pioneering aged rum for collecting connoisseurs. Owners of the world’s largest stock of aged rum, up to 45 years old, allows Dictador to release a range of innovative, yet fine and rare editions unrivalled by competitors, creating an entirely new luxury category for prestige rums. This latest limited edition collection is an exceptional demonstration of the artistry, technique, and thought devoted to the development of these collectible rum bottles. There are only 30 bottles within Mopa Mopa and each has been hand-decorated by Colombian artists. The collection represents this historic, ancient art form but is also a symbol of the love and respect these artisans have for their homeland and its rich culture. The inspiration for these bottles stems from the ancient tradition of using Mopa Mopa, a native South American phenolic resin, used for centuries in cultural contexts by artisans in the region of Pasto, Colombia, to decorate ceremonial drinking cups known as ‘Qeros.’ The process involves a complex cycle of production whereby sheets of flexible resin are extracted from trees of the genus Elaeagia, which grows in mountainous regions of western

South America. This is done without harming the tree during the process. The trek to collect the resin is always done on foot and typically takes up to 5 hours to reach the destination point. Resin gatherers will then set up campsites in the wilderness for 8 to 15 days as they comb through patches of trees for viable harvest. In total, the resin gatherers will collect between 6-9 kilos of Mopa Mopa which will then be sold to varnish masters at a central location closer to town. Mopa Mopa is sacred because of the beauty it makes possible but also because of the effort involved in sourcing it and the rarity of it - the harvest only happens twice a year between May and November. Because the artistry of Mopa Mopa is so intricate and timeconsuming, it cannot be automated for mass production. As a result, the people involved are crucial in the making of these limited-edition bottles. Like many indigenous processes, the harvesting of Mopa Mopa and the ancestral knowledge of the Pasto varnish application process is under threat of being lost due to deforestation and agricultural encroachment. It is because of the passion and commitment of these local people that this artform has been kept alive. In keeping with the restaurant’s name, many of the dishes are designed for sharing and feature all the Cicchetti classics (from the Piccadilly, Covent Garden and Manchester restaurants) alongside seasonal specials and brand-new dishes unique to Knightsbridge. It has to be said that the menu is huge and there is plenty to choose from, not only making it wonderful that you can try everything thanks to the sharing concept but also helpful in that even the fussiest eaters will be satisfied. With such a visual impact, there needs to be some serious engineering underneath to live up to its appearance. Fortunately Audi's history in electric technology through both existing production vehicles and a rich modern motorsport heritage means they are perfectly placed to engineer a machine suited to its outer shell. As a result, the two electric motors on the front and rear axles provide a dynamic touring sports car drive that is both comfortable and exciting. Packing 598PS the RS e-tron GT's power can briefly increase to 646PS when in overboost for an even more dynamic launch which will propel you from standing to sixty-two miles per hour in just 3.3 seconds. A torque figure of 630Nm aids in the completion of a swift sprint. When the driver fully depresses the accelerator pedal from a standstill, the two-speed transmission on the rear axle engages first gear and utilises the support from the

impressive, lightning fast, electric all-wheel drive for maximum stability and traction. It's not all take, take. take however as the drive system also performs energy recuperation under braking and will shift into coasting mode when the right foot is raised from the accelerator extending the potential range. And its range is not to be scoffed at. Boasting a maximum range of up to 283 miles - depending on your choice of trim and options - it packs a high-voltage battery which integrates flexible pouch cell technology allowing a net capacity of 84kWh. Thanks to its 800 volts, you can utilise fast direct current (DC) charging up to a maximum of 270 kW. AUDI RS E-TRON GT The key component in ensuring a comfortable yet dynamic gran turismo character is of course the suspension. Designed as a sporty double wishbone construction, the wheel suspension has a classic design on the front axle, while the upper wishbones in the rear are divided into individual links with almost all parts being forged or cast from aluminium. Adaptive air suspension comes as standard on the RS model, activating and deactivating the three-chamber suspension on both front and rear axles depending on the driving situation to accommodate comfort and stability during both smooth and dynamic driving, reducing body movement. The air suspension can also adjust the body to different heights, lowering it by up to 10 millimeters at a speed of 56mph, and by another 12 millimeters at 112mph. It also works in the opposite direction when driving at a speed below 18.6 mph, whereby you can set a lift mode that raises the body by 20 millimeters, ideal for those larger speed bumps or raised driveways. Supporting all of this is the electromechanical steering which delivers a sporty and direct ratio of 15.4:1 but without any excessive sharpness to ensure a responsive yet relaxed drive that

you can enjoy as a driver. You can also utilise all-wheel steering which is available as an option. Braking on the RS e-tron GT comes in the shape of six-piston calipers, which are available in red or orange as an option, with 410 millimeter cast-iron disks with a tungsten carbide coating. This Audi carbide brake system increases the braking performance and reduces wear and therefore brake dust. At the same time it prevents flash rust, a typical phenomenon seen in many electric cars that do not use their wheel brakes very often. The optional top-of-theline offering includes brake disks made of carbon fibre ceramic, which are especially lightweight, powerful, and durable with a diameter of 420 millimeters on the front axle and their ten-piston calipers which are painted in grey as standard, or in red or blue as an option. What makes this car that much more impressive is all of the technology behind how it operates. The controlled rear-axle differential lock for example, which comes as standard with the RS, has a multi-plate clutch at its core which can be actuated fully variably with the locking range extending from zero to 100 percent. You can perceive this on slippery road surfaces and during


YOUR DRIVE maximum full-stop braking in particular, where the lock opens up completely, allowing the Electronic Stabilization Control (ESC) to brake each wheel with incredible precision. Improving traction and stability, while increasing lateral acceleration and reducing unwanted movement. The rear wheel on the inside of the bend is braked in a targeted manner as the car enters a sharp corner resulting in the car turning slightly into the bend. Inside, as we've come to expect from Audi, you will find a huge touchscreen from which you can operate every function imaginable on the car while it does also feature tactile switchgear for a number of options commonly used such as climate control, seat heating and ventilation - a very welcome addition for those warmer days - and parking features including the camera system to assist you at the touch of a button when you find yourself in a tight spot. This is an engineering masterpiece that blends the electrical with the mechanical in perfect harmony, making the most of Audi's extensive history in automotive design. Delivering a driving experience that can be enjoyed regardless of the trip you are taking and how long it might be, it is a fun on the inside as it is from the outside. South west London has long been an area celebrated for its lifestyle balance between Central London and the country, making it a perennially popular location for young couples, expectant parents and young flourishing families to call home. With some of the capital’s most sought after schools, it comes as no surprise that the property market here is largely centred around education. The South West London property market thrives throughout the year, but increasingly so during the months leading up to school applications and then again once places are allocated during the spring term. Although dates and applications may differ depending

on the type of school - whether it be co-ed or single sex, private or state, junior or senior - one thing that they all have in common is the requirement and desire amongst parents to live within a short distance of the school gates of a highly regarded school. However, the quality of the schools is only one part of the equation and the likelihood of children being offered a place at a nearby school also needs to be considered. Across the UK, 92.3% secured an offer to their first choice primary school ahead of September 2022, nearly ten percent more than the 82.8% for secondary school applicants.

Docklands property prices have risen by 603% since 1995 “Tell me what is happening to the Docklands property market”, asked the friend of a friend at a recent do I went to in Docklands (after finding out I was an agent in Docklands).

I always reply, “It depends if you are buying, selling or both”. The Docklands property market is like a seesaw. For the last two years, it has been quite firmly in the realms of a 90% seller’s/10% buyer’s market. However, unless you are a Docklands buyto-let landlord, Docklands first-time buyer, or executors selling a deceased person’s estate, most home movers are both (i.e. they are both sellers and buyers).

So, what determines where we are on the seesaw of a seller’s market or a buyer’s market? It comes down to simple supply and demand economics. i.e. the number of properties on the market versus the number of buyers in the market. Like when someone sells goods or services, it’s the same with property. So, when we have a low supply of properties on the market and high demand for properties to move into (like we have had for the last two years since the end of lockdown one), house prices go up.

Docklands house prices are 6.4% higher than a year ago. The other side of the coin was seen in the Credit Crunch years of 2008/9. Many people wanted to sell their houses in Docklands, yet the banks weren’t lending, so people couldn’t buy. This meant the supply of property on the market exceeded demand; hence Docklands house prices dropped by 16% to 19% in 18 months (depending on

what type of property you were selling) as we had a 20% seller’s market / 80% buyer’s market. Whilst demand and supply are the key driving force on the balance of the buyer/ seller’s market seesaw, it is not the only influencer of the property market. The price band is also an essential determiner of house prices, albeit over the longer term. To show this, initially, I will go back to 1995 to ascertain what has happened to average house prices over the long term in Docklands.

The average Docklands house price has risen from £77,496 in 1995 to £545,401 in 2021, a growth of 603.8%. Interesting, when you compare that against the national figure of 407.2%. Also, looking at where our local authority stands against other areas, we are 19th out of 331 local authorities in England & Wales for house price growth. It’s called the property ladder for an excellent reason, and the health of the whole Docklands property market is very dependent on those bottom rungs of that ladder. Therefore, looking at the data for our local authority, paying particular attention to the lower end (in terms of price), some intriguing data comes to light. It is crucial as the lower end of the property market (in terms of price) is a good bellwether for the whole Docklands property market. So, I looked at the following … 1. Lower 10th Percentile of the Docklands housing market – i.e., the bottom 10% in terms of the value of properties sold – e.g., small apartments Continued on page 2


Continued from page 1 and ex-local authority properties in the less popular areas, which mainly attract buy-to-let landlords. 2. Lower Quartile of the Docklands housing market – i.e., the bottom 25% of Docklands property in terms of their value, e.g., first-time buyer homes and mid-market buy-tolet property. … and if one looks at our figures for Docklands and the whole local authority, you can see the three parts (lowest 10% / lowest 25% and overall average) have performed quite differently. • The average value of a Docklands property sold in 1995 in the lower 10th percentile (i.e., the bottom 10% of the Docklands property market) was £30,500, and in 2021, it was £308,000, a growth of 909.8% (compared to the national average of 428.4%). • The average value of a Docklands property sold in 1995 in the lower quartile (i.e., the bottom 25% of the Docklands property market) was £42,250, and in 2021, it was £375,000, a growth of 787.6% (compared to the national average of 417.7%). Some of you might be asking yourself, what do all these different figures mean to the Docklands homeowners, firsttime buyers and landlords?

As the overall average is below the lower 10th percentile and lower quartile growth figures, the lower end market in Docklands has performed better than the middle to upper end in terms of house price growth since 1995. The thought I am trying to get across to every Docklands homeowner/buy-to-let landlord is that there isn’t just ‘one’ Docklands property market.

There are markets within markets - almost like a fly’s eye. It is essential not to look at just the headlines but delve deeper when considering what is really happening and not to just look at the overall averages. As we enter the height of the summer, the Docklands property market seesaw has started to change ever so slightly, changing from the 90% seller’s/10% buyer’s market we have had in the last two years to more of a 70% seller’s/30% buyer’s market. With that in mind, if you can spot trends before anyone else is aware of them you could find yourself some potential Docklands property bargains.
