Even the most established legends have an origin story. The modern Panerai watch as it is recognized today began in 1936 with the Radiomir, an instrument devised to support marine missions and named for the material patented by Guido Panerai to illuminate dials and sights. Its outstanding features: a large, cushion-shaped steel case, luminescent numerals and indexes and welded wire lugs, have passed largely unchanged from one generation of the Radiomir collection to the next, a testament to the stature of the original. In a stroke of fate, a yacht that would become a part of the Panerai story was also created in 1936. Eilean, designed by preeminent boat builder William Fife III of Scotland’s Fife boatyard, sailed the seas of Europe and the Caribbean for decades before falling into disrepair in the early 21st century. Panerai acquired the yacht in 2006 to fully restore its splendor. The Radiomir Eilean couples the hallmark features of the historic Radiomir collection and the aesthetic lineage of Eilean. Its 45mm case, with proportions and features that have endured since the time of the first Radiomir, is composed of patina steel with a matte finish that reflects light with a softer, warmer luster than highly polished metal. Within the case, vintagestyle golden finish hands mark the time on a signature sandwich dial featuring numerals and indices in beige Super-LumiNovaTM with a green glow, features that remain faithful to the appearance of early models. Details that reveal the special nautical inheritance of the Radiomir Eilean are apparent from every vantage. The surface of the dial features striations and a variegated brown finish that evokes the teak deck of the yacht, while the caseback and strap bear an inscription that reads “Eilean 1936” and is identical to one located on the ship’s boom. Likewise, the dragon emblem that decorates the boat’s hull was reproduced in an engraving on the left-hand side of the case. Made from leather produced in Tuscany, the Italian region where Panerai was born, the watch strap features painstaking stitching inspired by lacing found on the sails of Eilean. Only able to be applied by hand, the technique produces a strap that will withstand the rigors of hard conditions while maintaining its integrity and beauty. The totality of elements celebrates the majesty of materials and techniques that only improve with the passage of time and the accumulation of history. Faithful to the heritage of the Radiomir inside and out, the Radiomir Eilean features a handwound movement like its forebears and its case is water resistant up to 10 bar, while its calibre has a three-day power reserve and is designed and developed at the Panerai manufacture in Neuchatel. Available in only 449 pieces per year, which reminds of the sail number of Eilean, the Radiomir Eilean launched last month to coincide with the arrival of its namesake yacht in Portofino as part of a celebration of Italianità, a concept that describes the highest expression of distinctly Italian culture, style and identity. BULOVA UNVEILS 50TH ANNIVERSARY LUNAR PILOT LIMITED EDITION

Bulova has a rich and storied history with NASA, as part of 46 space missions and once a critical asset to the U.S. space program. On August 2, 1971, Apollo 15’s mission commander, the seventh man to walk on the moon and the first to drive the Lunar Rover, made lunar history while wearing a Bulova chronograph. Today the brand celebrates 50 years since that mission and to commemorate the historic moment, the brand have announced the 50th Anniversary Lunar Pilot Limited Edition timepiece. With knowledge of Bulova’s engineering expertise within timekeeping, NASA contacted the brand in the 1950’s to help with the U.S. space effort. The partnership lasted from the mid 1950’s up until the 70’s, in which NASA utilised the brand’s innovative tuning fork movement, allowing for watches, instrumental panel clocks and timekeeping mechanisms to take a part in many missions. Crafted specifically for astronomical conditions, the Lunar Pilot watch was used in space to track time, ensuring no one ran out of oxygen, water or battery power in the portable life-support-system backpack. It was also used to back up the on-board timers for the critical re-entry into the Earth’s atmosphere. The timepiece could - and did - perform flawlessly, withstanding pressures of changing atmospheric conditions, fluctuating temperatures and gravitational shifts. Chin Edition bears a close resemblance to the Xperience model but has an aesthetic character of its own thanks to a 47mm brushed titanium case that fuses rugged wearability and a refined appearance. This piece is available as limited edition of 100 pieces, but will only be available in the United States. There are many features the watches share. Engineered with the precision required by elite adventurers, both are powered by the P.9100 movement which features a flyback function, allowing the chronograph to reset and restart with one press of the pusher at eight o’clock, and a power reserve of three days. The caseback is engraved with imagery that evokes Chin’s diverse and celebrated achievements: a dramatic mountain range, intersecting skis and a United States flag, along with a “Jimmy Chin Edition” inscription. Water-resistant up to 30 bar (about 300 meters), each watch features a trapezoidal pin buckle and two straps: a dual-material strap composed of rubber and gray technical fabric and another one made mainly of recycled plastic, in gray with light blue stitching. PERFECTION IN PINK A. Lange & Söhne introduce three stunning new limited edition pieces including two in beautifully crafted pink gold.

When the Langematik Perpetual was introduced in March 2001, it was the first and only self-winding watch with a perpetual calendar, Lange’s iconic outsize-date display, a Zero-Reset function and a main corrector for simultaneously advancing all calendar displays. This is still true today. Now, on the occasion of its 20th birthday, it comes in white gold or pink gold, both combined with a blue dial and each confined to a 50 piece limited edition. The development and ongoing success of this exceptional watch is credited to a highly motivated team of experts, and specifically to one gifted individual, Günter Blümlein. The co-founder and first CEO of the manufactory spared no effort to meld horological beauty and artisanal perfection. This was accomplished in a particularly impressive manner with the Langematik Perpetual, which was launched a few months prior to his untimely death. The blue dials of both new versions of the Langematik Perpetual are crafted from solid silver. The applied Roman numerals, underlaid with an embossed groove structure, prominently stand out against the dark background. On the white-gold model, they are made of rhodiumed gold - just like the hands, appliques and lunar disc - and of pink gold on the pink-gold version. The hands for the hours, minutes, days of the week and month are luminous, as are the hour markers along the minute scale. A dark-blue leather strap with a prong buckle in white gold or pink gold complements the harmony of the timepiece. “Innovation and differentiating design elements are key parameters for us,” Günter Blümlein once said in an interview. “Our watches must be classic and understated in looks, sleek, useful, and essentially German in nature.” At A. The design of the dial complies with the principle of information hierarchy, assuring the best and most intuitive legibility of the calendar displays. is correctly set, a manual adjustment of the date is not needed until the year 2100. The moon-phase display at 6 o’clock, paired with the subsidiary seconds dial, is also a long-term indication; it only requires a correction of one day every 122.6 years. All calendar displays can be advanced collectively with a (recessed) main corrector at 10 o’clock. They can also be set separately. The self-winding L922.1 Sax-0-Mat calibre features the Zero-Reset mechanism developed by Lange. When the crown is pulled, the balance wheel stops and the seconds hand jumps to the zero position. This simplifies and speeds up time setting. The bidirectionally winding rotor ensures that the maximum power reserve of 46 hours is attained within just a short time on the wrist. Integrated in the three-quarter plate, it consists of 21-carat gold with a centrifugal mass in platinum. This makes the escapement with hand-engraved balance cock and classic whiplash precision index adjuster readily visible. Thanks to a movement height of merely 5.7 millimetres, the watch has a very slender silhouette. The case has a diameter of 38.5 millimetres and a height of just 10.2 millimetres. Artisanal perfection down to the smallest detail makes the Langematik Perpetual an horological work of art for perpetuity. Not visible but tangible is the uncompromising benchmark of quality expressed by the two-fold assembly of all Lange manufacture calibres.

A. Lange & Söhne have unveiled a beautiful Saxonia Thin in pink gold that comes as a limited edition of just 50 watches. On the solidsilver dial coated with blue gold flux, tiny copper-coloured particles create sparkling highlights. The fascinating interplay of reflections on the blue copper-glittered face of this piece evokes images of a star-studded nocturnal sky. The solid-silver dial of the slender two-hand watch is coated with a thin layer of blue gold flux. Thousands of copper oxide crystals embedded in the material animate the deep blue hue with copper-coloured speckles that reflect light causing the surface to sparkle like a starry sky. The elaborate artisanal process of producing gold flux has its roots in 17th-century Venice. Molten glass is infused with copper particles that form microscopically small crystals when heated over a waning flame. To use this material for crafting a dial, it has to be applied to the solidsilver dial with extreme care. The elegant design of the Saxonia Thin follows the principle of “less is more”. Its 6.2-millimetre-high case in 18-carat pink gold has a diameter of 40 millimetres. Thanks to the characteristic camber of the strap lugs, the elegant watch ensures a perfectly snug fit on the wrist. The slender hour and minute hands as well as the applied hour markers are in pink gold to match the case material. The narrow bezel of the case puts the focus on the dial. The optical effect of the gold flux can be displayed to full advantage on its perfectly flat surface, similar to the view through a telescope. A shiny, dark-blue leather strap with a solid-pink-gold prong buckle rounds out the elegant appearance of the watch. Inside, the Saxonia Thin stands out with the manually wound calibre L093.1, a movement developed and crafted in-house. With a height of merely 2.9 millimetres, it is the manufactory’s thinnest calibre but nonetheless provides a power reserve of 72 hours. Its twofold assembly

and the artisanal finissage of the parts reflect the high standards upheld by A. Lange & Söhne. Brand-typical quality hallmarks include the three-quarter plate with Glashütte ribbing as well as polished chamfers and bevels. A noteworthy detail: the elaborately flat-polished end piece in which the escape wheel is secured. It is visibly integrated into the three-quarter plate as has often been the case in historic pocket watches. Here, aesthetic perfection is taken to extremes as the chamfer of this flat steel part is matched to the chamfer of the three-quarter plate after it has been fitted by hand. As in pocket watches of old, the ratchet and crown wheels are decorated with solarisation and visibly integrated into the plate. The freely oscillating screw balance beats at a frequency of 21,600 semi-oscillations an hour. It is located beneath the hand-engraved balance cock. Three screwed, manually polished gold chatons hold the going train, reflecting the brand’s tradition in craftsmanship.

Taking never before used different wines and spirits to blend, Dictador has created an entirely new and astounding luxury category for fine rums. Parra has entrusted a portion of his vintage Dictador rums to a select group of highly respected and prestige wine and spirit producers worldwide to ‘finish’ the Dictador blends as they wish. The aim for these partners is to apply their unique styles to infuse and finish the master rum with their own layers of flavour and texture, creating an individual, characterful and rare masterpiece. Dirk is the fifth generation of his family to produce Niepoort Port, with the brand having been established in the Douro Valley in 1842. “Niepoort has a long tradition in the production of old aguardente (wine brand), aged in oak casks, in our cellars,” says Dirk Niepoort. “Producing such a special rum with a good friend seems the perfect combination for such a special bottling.” Hernan Parra explains that “Port is a symbol of rich flavours and intense maturity. To me, Niepoort is the symbol of merging family traditions, high quality products and ever-evolving creativity. Combining this, it symbolises what this project stands for: the synergy of 2 Masters. Only 620 bottles will be available of this beautiful liquid so you better be fast!” The Dictador rum has been aged for 12-16 months in 550 litre pipa barrels, yielding 620 bottlesworth of 48% ABV ultra-premium blend. “Today, all Port is shipped in bottles, but in the olden times they sailed the world in ‘pipas’ or pipes,” explains Dirk. “Smaller sized barrels were called hogsheads, which was a half pipe, quarters and octaves. Wealthy individuals would order a ‘pipe of Port’ from their wine merchant, either for their own consumption or to lay down as a gift for a young relative. A pipe should not be confused with a cask, which is a larger type of barrel used for aging. Casks are always made from oak, but shipping pipes could be made of either oak or chestnut.” A perfect digestif, on the palette one senses dark chocolate, coconut husk, bitter orange and fennel, which gives way to plums, figs, quince jelly and cloves, and a big, fulsome finish. New dishes such as the poached native lobster with heirloom tomato, basil and verjus starter and South coast plaice with chorizo and lobster minestrone and summer beans main are not only beautifully presented, but offer a fresh take on some classic flavours in incredibly well balanced fashion.

With dishes of such high quality, it is only fitting that you allow the sommelier to do their thing and offer up some wine pairings to enjoy with your meal. In the year 1840, Anna the seventh Duchess of Bedford found that she would begin to languish during the long stretch between lunch and supper - served late at eight o’clock, as was the fashion of the time. To curb her hunger, she called for a tray of tea, bread, butter and cakes to be brought to her room around four o’clock. As her daily habit continued, she began to invite friends to join the occasion and the trend quickly spread to high society. Thus, the Afternoon Tea - now perhaps the most quintessential British tradition - was born. 150 years on, it is safe to say that Anna and her friends might not even recognise the modern evolution of their afternoon ritual. Formalities of silk gloves and musty properness long shed, recent decades have seen the ante upped to a full-blown foodie

celebration of creativity. From glorious show stopping pastries to Alice in Wonderland themed tipsy teas, pooch inspired bonanzas and savouries and sweets influenced by cultures around the world, London has a vibrant diversity of teas to suit all tastes. Scottish smoked salmon on buttered brown bread, or prawns with Marie Rose sauce in a soft roll. For these seafood sensations, I’d recommend a pink hued rosé Champagne. It is exceptionally versatile and matches oily fish and shellfish harmoniously. The red berry aromas and flavours of this style also work delightfully with pastries or cakes featuring strawberries and raspberries.

For delicate vegetarian flavours such as a cucumber sandwich, perhaps layered with a basil or minted cream cheese, I’d recommend a Zero Dosage Champagne. Also known as ‘Extra Brut’, this is a no-frills, low-to-no sugar style which will really let the natural sweetness of the vegetables shine through. For more creamy or rich elements, such as an egg mayonnaise and cress sandwich or a particularly buttery pastry, I’d recommend a Blanc de Blancs Champagne. This is a zingy, lively style made from 100% Chardonnay. Known for its citrus fruit flavours and aromas, this will cut through any potential heaviness and make everything taste much lighter. For meaty, more flavourful sandwiches such as a classic Coronation chicken in all its curried glory, or slithers of beef pastrami layered with stronger condiments like caramelised onions or mustard, I’d recommend choosing a Blanc de Noirs Champagne. This is a white Champagne made from 100% black grapes - Pinot Noir or Meunier. This style will offer a wine with good structure and backbone that will hold its own against powerful flavours and potentially offer red fruit aromas, that will tie in well with the often sweet/savoury combinations found here. For freshly baked scones with strawberry jam and Cornish clotted cream, little cakes and tarts - dare try a Demi-Sec Champagne. This is a slightly sweeter style which is still incredibly fresh but softer on the palate paired with sugary treats. Choose this for an ultimately luxurious mouth feel. If you are looking for one special bottle to pair with the whole experience, choose Vintage Champagne in your favourite style. Vintage Champagne is aged on the lees for at least 3 years in the cellars of Champagne (although many are aged for a lot longer). During this time, the wines develop layers of complexity. At times brioche, pastry, butter and toffee aromas and flavours. Sometimes even earthy tobacco, dried fruits and spice. Layers of intrigue and the capacity to chime with different elements in dishes make Vintage the ultimate food wine.

Ave Mario Following on the popularity of their other locations Gloria and Circolo Popolare, Big Mamma Group have proudly opened their biggest location yet. Located in the heart of Covent Garden, Ave Mario is the group's largest trattoria to date, sitting at 700 m2 with 295 seats set over three rooms and two large terraces. Loud, colourful and fabulously different, the interiors are certainly the star of the show. The vast dining room is lit by colourful neon signs, high skylights, endless mirrors, plush red booths and green and white Duomo-striped walls. There's a 3,500 bottle wall at the show-stopping bar leading on to a natural indoor

courtyard, and downstairs a 70s luxe mirrored basement. Expect a wide range of dishes using ingredients from the group's 180 artisan suppliers. The group's youngest Head Chef Andrea (23) heads up the kitchen with a brand-new menu serving up ‘biga’ pizzas made using a traditional Italian baking technique; giant carbonara ravioli with crispy guanciale; and La Gran Scaloppina all Milanese made with high-welfare rose veal. EX P E RI ME N TA L Polestar recently revealed an experimental Polestar 2 at the Goodwood Festival of Speed. The madeover EV was inspired by CEO Thomas Ingenlath’s desire to push the boundaries of the electric performance fastback’s design and performance potential. “I challenged the design and engineering teams to play with Polestar 2 and come up with something that makes a strong statement for Goodwood,” comments Ingenlath. “For a few months I have enjoyed driving another experimental Polestar 2, nicknamed ‘Beast’, around our Gothenburg campus, which inspired the team to come up with this version for Goodwood. We want to flex our muscles and explore opportunities.” The long range, dual motor Polestar 2 produces a combined output of 476 hp from its twin electric motors and has been given a stronger stance, with a wider track (+10 mm on each side) and lower ride height (-30 mm). Widened wheel arches have been fitted, required to house the 9x21-inch wheels and 6-piston Akebono front brakes from Polestar 1. The 275/30R21 Pirelli PZero Rosso performance tyres are also carried over from Polestar 1. The springs have been stiffened by 80% at the front and 40% at the rear compared to the original performance units, and the adjustable Öhlins DFV dampers have been upgraded to Öhlins three-way performance dampers which are approximately 30% stiffer than the road and track originals. To further increase rigidity, the carbon fibre front suspension strut bar from a Volvo S60 Polestar Engineered has been fitted, complemented by a custom-fabricated rear strut bar.

“This car is what happens when we are given freedom to go beyond our limits,” says Joakim Rydholm, Polestar’s chief chassis engineer. “We already have such great handling and performance characteristics in Polestar 2, but when Thomas asked me to make something special for Goodwood, I was really excited to up the stakes.” In addition to the mechanical upgrades, the car features updated front and rear bumpers. Finished in Snow Matte with a Magnesium Matte racing stripe, colour-coded front grid and glossy black mirrors, with the bumpers and side skirts featuring an additional colour-coded design accent. The wheels feature dual tonality of glossy and matte black surfaces. With this much potential on show, there is clearly plenty of scope for Polestar's future, and it might not be that long a wait before we see more from this sleek Scandi outfit.

pay that for a Docklands terraced house? T he value of an average Docklands (E14) terraced house has increased in value by £108,360 in the last 12 months, an increase in value of 16.2%.

Yet the costs of building a Docklands home have shot up even more in the last 12 months, meaning the price of Docklands new homes and any building works you do to your Docklands home in the coming months and years could be a lot higher. The British house building profession is experiencing a building materials supply problem. Everything from cement to bricks, timber and roof tiles, plastic guttering, copper wire and pipe to insulation, even kitchen sinks have become scarce - and when people can find them, they are costly. For example, looking at the timber industry, three-quarters of the UK’s building timber comes from abroad, so lockdowns around Europe put a restraint on the timber processing industries of Sweden, Lithuania and Latvia throughout 2020. In addition, building material supply chains were interrupted due to the application lockdowns imposed by their Governments, resulting in many sawmills in those countries restricting shift work to comply with their country’s social distancing rules. Some mills even stopped all work for eight weeks last year, meaning they were incapable of cutting, milling or treating timber, causing their existing stocks of building wood to run dry. Yet, whilst we were all in lockdown, everyone started doing DIY projects, so the public demand for building timber in the UK remained high, giving little opportunity

for UK sawmills (let alone North-eastern Europe) to catch up and restock to the levels previously held before the pandemic.

Building timber costs 112% more than a year ago, steel RSJ’s are a lot more expensive because iron ore has gone up 120.1% whilst aluminium is up 56.8%, and copper is up 59.7%. All the blame cannot be laid at the feet of the virus and lockdown. The ‘B’ word caused issues with supply at the start of the year. Building materials are a worldwide supply chain issue; this spring’s Suez boat crisis, when many boats were diverted around Africa (as the length of time the blockage was going to last was unknown), exacerbated the problem. All this has combined to make the cost of sending a 40ft container from China to Tilbury Docks £7,576 today, compared to £1,195 just before the crisis. Also, supplies of sand and cement are particularly low with massive demand from the large £98bn High Speed (HS2) rail project. All this combined is affecting many building projects, big and small, across the UK.

If an average Docklands terraced house had risen by the price of building timber in the last 12 months, today it would be worth £1,248,490, not the current £684,314. RSJ (steel joists) take twenty weeks to arrive, compared with the typical five weeks, whilst plasterboard is being rationed with weeks of delays for the ‘good stuff’ and MDF wood, usually takes seven days to arrive; now it takes over a month. Demand for building materials has increased so quickly because many British homeowners are driving the explosion. Those people in safe jobs with little opportunity to spend money on foreign holidays and fancy restaurants decided to invest in their property and gardens. According to the Bank of England, this craving for home improvement has particularly exploded since the mature generation have started to be double jabbed (their savings accounts having increased by £180bn during the pandemic). As I have explained in previous articles, these increases in the price of raw materials will fuel inflation, possibly affecting interest rates upward. Is Docklands Heading Towards a House Price Crash? Docklands house prices dropped by 1.4% last month, according to the Land Registry. This means the annual rate of house price growth in Docklands has eased to 1.2%, quite a distance from the 5.5% yearly rate experienced only a few months ago. Don’t get me wrong, this is still decent growth in local house prices in anyone’s eyes, yet the ‘pedal to the metal’ growth rates seen only a few months ago do appear to be easing. Looking at the national figures, many people were concerned the UK property market was overheating as spring saw annual growth of 9.9%, the highest rate of house price growth documented since June 2007 (when national house prices were rising by 10.8% p.a.). It was only a matter of a few months later the Credit Crunch hit, and the average value of a UK home plummeted from £190,032 to £154,452 in 18 months, a drop of 18.7%. Government economic measures such as the Furlough Scheme and the Stamp Duty Holiday have so far shielded the Docklands property market from the worst economic recession since 1709.

So, the question is, can this growth in Docklands house prices continue, or is this the start of a house price crash? One thing is for sure, looking at the number of For Sale boards going up and turning to sold just as quick, shows this market...
