London Art Fair returns from 20-24 April 2022 for its 34th edition, highlighting a selection of the best galleries from the UK and beyond. The Fair will offer both seasoned and aspiring collectors a diverse presentation of modern and contemporary art, alongside curated displays, and an inspiring programme of talks, panel discussions and artists insights. In addition, London Art Fair continues to champion and support regional museums through its annual Museum Partnership, which this year invites the New Hall Art Collection at Murray Edwards College, University of Cambridge, to showcase their collection of modern and contemporary art by women at the Fair, the largest of its kind in Europe. This year will see the participation of over 100 galleries from around the world, including Austria, Japan, Portugal, Sweden, and Australia, with new exhibitors Tanya Baxter Contemporary, Mothflower and David Kovats; alongside returning names such

as Piano Nobile, James Hyman and Purdy Hicks. The Fair will feature work by some of the world’s most renowned artists working across a variety of media, including Henry Moore, David Hockney, Bridget Riley and Paula Rego. London Art Fair’s specialism in Modern art continues to be strongly represented through the participation of some of the UK’s leading galleries in the field. Thomas Spencer Fine Art will be presenting a selection of Modern British works on paper, including a previously unseen work by John Nash RA and a large 1970s gouache by Mary Fedden. Gilden’s Fine Art Gallery will showcase a selection of works by American and European Modern Masters, including etchings by Joan Miró and linocut prints by Pablo Picasso. Christopher Kingzett Fine Art will focus on British art of the 50’s and 60’s and will exhibit a pencil drawing by Elizabeth Frink that features two of the artist’s favourite motifs, The Running Man and a Baboon, combined to make a narrative.

Meanwhile, Waterhouse & Dodd’s display is focused on the work of David Bomberg and his students, such as Dennis Creffield and Dorothy Mead. Mead’s recently re-discovered oil paintings, which have not been shown publicly for over 40 years, will be on display alongside previously unseen works by Martyn Brewster. New contemporary art on show at the Fair includes the multidisciplinary work of Jordi Alcaraz, courtesy of Alzueta Gallery, a reflection on volume, artistic language and time. Exclusive releases from print studio Jealous Gallery include a new edition by David Shrigley and Stoney Road Press will exhibit a number of Leah Hewson monotypes, which have not been shown previously. Elsewhere, Elizabeth Xi Bauer will share works by three emerging artists Theodore Ereira-Guyer, Abraham Kritzman, and Cătălin Marius Petrișor Hereșanu in a range of techniques consisting of printmaking, painting and sculpture. For those interested in textiles and sculpture Thompson’s Gallery will present new and unseen works specifically created for the Fair, including work by Athena Anastasiou who uses bright acrylic wool to extend her painted image from the boundaries of

the canvas. Another new and unseen work will be on display at Candida Stevens Gallery by contemporary textile/fibre artist Alice Kettle, titled Poppy. Meanwhile, James Hyman Gallery will be showing a rare and unique hand woven tapestry by RB Kitaj. Recognised as a platform for connecting the best galleries from around the world with both seasoned and aspiring collectors, providing a unique opportunity to discover and champion outstanding modern and contemporary art, the Fair seeks to nurture collecting at all levels whilst providing expert insight into the changing international market. Sitting alongside the main Fair, curated sections Art Projects and Photo50 feature the next generation of artists, collectives and gallerists; showcasing increasingly innovative and interactive ways to engage with art. The Fair’s strong gallery line up is also complemented by an extensive programme of engaging talks, panel discussions, interactive performance art, and onsite activations from the Fair’s partners.

This spring visitors will once again be able to get hands-on with some of the very best video games, computers and consoles at the Science Museum as the interactive gaming extravaganza, Power UP, returns. With over 160 consoles and hundreds of games, visitors of all ages and all levels of experience will be able to go on an immersive journey through the history of gaming. Power UP will explore the evolution of the console allowing visitors to try out early pioneering video consoles like Binatone or Atari 2600 or turn their hand to some of the latest in gaming technology with PlayStation and Xbox. The fifth iteration of Power UP coincides with the 30th anniversary of Mario Kart. Visitors will be able to take on friends, family and strangers in this iconic game across a huge range of consoles, from SNES to Wii. Visitors can also revel in nostalgia with retro arcade classics Pong and Pac-Man, rock out on Guitar Hero or tackle a virtual reality mission with Astro Bot and floss it

out on Fortnite. Adult-only evening sessions will take place on Wednesday 6, Tuesday 12 and Wednesday 13 April and are the perfect opportunity to grab a drink and battle it out in the ultimate Halo showdown. This year will also see the return of Gaming Lates on Wednesday 27 April. This special edition of the Science Museum’s popular adult-only Lates event will feature talks, workshops and activities exploring the science of gaming. While Early Birds, the sensory-friendly, relaxed morning sessions, will take place on Saturday 16 April, open for families with children who benefit from a quieter environment to enjoy Power UP. More details for both of these events will be announced in due course. Tickets to Power UP are on sale now. Priced at £10 for adults, £9 for seniors, £8 for concessions and children. EXPERIENCE EILEAN With an illustrious history as an early purveyor of precision instruments to the Italian Royal Navy that are inextricably wedded to the sea and underwater exploration, it is no surprise that Panerai has a penchant for vessels with a historic legacy. The classic yacht Eilean, a masterpiece designed and constructed by renowned boat builder William Fife and restored by Panerai to its original grandeur, is among them. It was built in 1936, just before Panerai introduced a prototype of one of its most fabled creations: the Radiomir case, the first-ever developed by the Florentine watchmaker. The Radiomir Eilean Experience Edition (PAM01244) celebrates two legends of the sea, Panerai and the Eilean, with

a limited-edition watch available in only 50 pieces. Providing a Mediterranean journey, the watch is a tribute to the Italian design lineage and maritime legacy that is fundamental to the Panerai universe. Merging Panerai aesthetic and technical codes with details inspired by (or taken directly from) the Eilean, the Radiomir Eilean Experience Edition measures 45mm and the bi-material case in patina steel and bronze is a direct descendent of the original Radiomir of the 1930s. A thinner profile is one of the features that distinguishes the contemporary version from its ancestor. With time, each bronze element will develop unique patination that will be wholly dependent on the conditions it faces; each watch will pay tribute to the continuing legacy of Eilean even as they begin new journeys of their own. Enclosed by a sapphire crystal that preserves the distinctive surface the vintage bronze develops without inhibiting its evolution, the caseback is emblazoned “Eilean 1936.” The role of the Eilean as muse extends to the blue dial with the iconic Panerai sandwich structure; its textured surface resembles the boat’s teak deck. Engraved along the side of the case is the same dragon emblem visible on the bow of Eilean, while the whipstitching along the soft leather strap mimics nautical knots. A brand of the Eilean logo appears on the strap at 6 o’clock. THE TOURBILLON On June 26, 1801, or on “7 Messidor An IX”, to use the French Republican calendar in force at the time, Abraham-Louis Breguet secured a patent in Paris for his “watch compensating for all of the inequalities that may be found in the balance wheel and

precision, stability, and elegance in fine horology. Breguet’s tribute comes in the form of the Breguet Classique Tourbillon Extra-Plat Anniversaire 5365. With a limited run of 35 pieces, the same number of tourbillon

mainspring”. Breguet named his invention the “tourbillon” (or “whirlwind”) in line with the common practice at the time to use terms connected to astronomy. Exactly 220 years later, the House of Breguet, paid homage to its founder’s invention, which opened up a new world of

watches made during Abraham-Louis Breguet’s lifetime – it’s a heartfelt tribute to the timeless aesthetic and visionary genius of the master watchmaker. BREGUET The same can also be said of the various engine-turned motifs adorning the gold dial. As well as becoming one of Breguet’s aesthetic hallmarks, engine-turning, also known as guillochage, possesses very specific watchmaking features. By offering surfaces with finely worked irregularities, the technique allows light to be captured in a variety of ways, ranging from the utmost clarity to a more matte finish. Light captured in this way enables the different reading zones on the dial to be clearly marked. Engine-turned surfaces are also better protected from the ravages of time than a polished finish, which are overly shiny and prone to corrosion and scratches. Finally, engine-turned surfaces offer the relief needed in order to collect the microdust that could have degraded the chronometric performance of the first pocket watches more than two centuries ago. Throughout its history, Breguet has refined both the range of its engine-turning work and its predilection for specific motifs. Such is the case with the Clous de Paris, which takes up the entire central part of the timepiece. Handmade with a diamond chisel, it is created by interlacing engraved and crossed lines with a pitch of only 0.25 millimeters. From a distance of 50 centimeters (the usual distance for reading a wristwatch), it gives the illusion of a matte finish. This makes it easier to read the hours and minutes, indicated by the two central blued steel off-centre open-tipped

hands, now known as “Breguet hands.” On the periphery, the piece is decorated with a grain d’orge (or “barley grain”) motif that is cherished by the brand. On the rear of the piece, the platinum rotor is engine- turned with a wave motif. For this anniversary piece, Breguet fitted its reference 5365 with a 60-second tourbillon, visible between 4 and 6 o’clock, with one of these axes showing the seconds. More eagle-eyed horologists will notice two special features. Firstly, the piece’s upper bridge is made of blued steel, which is something of an unusual finish for a tourbillon in the Classique collection. Secondly, the cartouche affixed above the tourbillon, bears the text “Brevet No 157”, a reference to the patent number awarded to Abraham-Louis Breguet for his invention all those years ago. This tribute is repeated on the rear of the piece, via the engraving “Anniversaire 1801–2021” on the barrel, and “Brevet No 157 Du 7 Messidor An IX” upon the lower bridge of the tourbillon, alongside the individual number of each piece. All of these references, along with the Breguet signature on the rotor, are engraved by hand. To the right of the movement, there is a faithful reproduction of the original watercolor plate used by Abraham-Louis Breguet when filing his 1801 patent application for a tourbillon regulator. The piece is housed in a 41-millimeter rose gold case.

Selfwinding Flying Tourbillon Openworked Swiss Haute Horlogerie manufacturer Audemars Piguet has revealed its very first Royal Oak Selfwinding Flying Tourbillon Openworked in a 41 mm diameter to celebrate the Royal Oak’s 50th anniversary. This stainless steel timepiece is powered by the Manufacture’s first ever selfwinding flying tourbillon openworked mechanism, Calibre 2972, premiered on this elegant monochromatic timepiece. Building on Audemars Piguet’s long expertise in both openworking and tourbillon mechanisms, this latest in-house movement pushes the contemporary aesthetics to new heights. Audemars Piguet’s first Royal Oak Selfwinding Flying Tourbillon Openworked is endowed with a highly contemporary monochromatic design and equipped with the Manufacture’s first ever selfwinding flying tourbillon openworked movement, Calibre 2972. Combining a central rotor with a flying tourbillon, evolving from Calibre 2950, launched in 2019 as part of the Code 11.59 by Audemars Piguet collection, the new calibre has been conceived to offer symmetry and a rich play of light. Its highly stylised and multilayered openworked architecture bestows the watch with a unique 3D effect, as the shape of the bridges has been finished horizontally and vertically. Building on the age-old openworking techniques that have been reshaping what is possible with wristwatch design since the 1930s, the beauty and finesse of the mechanism is revealed by removing as much material from the mainplate and bridges as possible to let light pass through, without impairing its functions. Leveraging advanced manufacturing technologies, the preliminary geometries of the mainplate and bridges have been cut through computer numerical control (CNC) machining, before being perfected by electric discharge machining (EDM). This manufacturing process enables to remove small amounts of material with extreme precision to reach the desired shape. Each component has then been finished with refined Haute Horlogerie decorations including “traits tirés,” satin, circular and sunray brushing, snailing, as well as polished chamfers. The

polished V- angles that can be admired on both sides of the watch reflect the meticulous handiwork that went into their realisation as this level of craftsmanship can only be achieved by hand. The rhodium-toned hues of the different components sit in harmony with the watch’s stainless steel case and bracelet, providing the watch with a contemporary monochromatic aesthetic. The unobscured flying tourbillon, located at 6 o’clock, compensates for the effect of gravity and enhances accuracy. The balance wheel is housed in a tiny revolving cage which makes a revolution per minute to prevent the hairspring from remaining static. Only supported on the mainplate, the flying tourbillon is considered today as a symbol of watchmaking art as only a few watchmakers retain the necessary skills for its realisation. The new timepiece is fitted with the Royal Oak “50-years” oscillating weight, which will be seen on the Royal Oak anniversary models throughout 2022. The watch’s sapphire caseback showcases the dedicated rotor, crafted in rhodiumtoned 22-carat pink gold, which seamlessly blends with the openworked movement’s grey hues and recalls the stainless steel case. The stainless steel bracelet and case of the Royal Oak Selfwinding Flying Tourbillon Openworked are endowed with the new design evolution which makes its debut this year on Royal Oak models in 34, 37, 38 and 41 mm. The case and bracelet encompass larger polished chamfers for a slenderer aesthetic offering stronger plays of light between the satin-brushed and polished surfaces adorning the different components. In addition, the first four links of the integrated bracelet show a more pronounced decrease in thickness for more visual appeal. The bracelet links are also thinner and therefore lighter for added comfort. For its part, the sapphire caseback has been slightly more integrated into the case to better fit the wrist. The white gold hour-markers and hands, both filled with luminescent coating for optimum visibility in the dark also present slightly revised proportions in harmony with the other Royal Oak models across the collection.

THE HIGHLIFE Meet the Highlife Tourbillon Perpetual Calendar Manufacture. Not only does it represent what Frederique Constant has done best for nearly 35 years, it is an all-important example of Fine Watchmaking as well. Thanks to its technicality, its beauty and its precision, not forgetting what has set the manufacture apart from the very beginning - accessibility. Available in 18 carat rose gold or steel, this piece is bold. It breaks rules that were thought to be set in stone. Frederique Constant proves you can design something truly modern, but enhanced with time-honoured complications. Then produce and assemble them at the Geneva-based manufacture and create the most accessible Quantième Perpétuel Tourbillon Manufacture ever made. In the end, succeeding in uniting what some believed would not be possible and bringing a lively, modern, elegant and accurate timepiece to life. As with any such high-performance complication, optimum readability is key. Within the 41 mm case with the integrated strap characteristic of the Highlife collection, Frederique Constant has organised its complications into four segments. The day and date are the most useful pieces of information and read every day; the brand has therefore arranged them horizontally in this order, so as to be read in a natural and intuitive way in a fraction of a second. Brought together in a single counter at 12 o’clock are the month (large hand) and leap year indication (small hand). Adding the finishing touch to this perfectly mastered aesthetic composition, the tourbillon balances it out at 6 o'clock, counting down the seconds with its central hand. This subtle composition is powered by the FC-975 calibre. It has been designed, produced and assembled in very limited numbers at the Geneva-based manufacture. For greater precision (an essential characteristic of the tourbillon), Frederique Constant has equipped it with a silicone escapement - both the

escape wheel and the lever. This choice of technology is a real favourite of the Manufacture, providing collectors with a piece that is stable and accurate, unaffected by temperature fluctuations and magnetic fields, including those associated with the digital environment, such as computers, smartphones, tablets, connected speakers, etc. You can appreciate the inner workings of this exceptional movement from any angle on the Highlife Tourbillon Perpetual Calendar Manufacture, on the dial side and on the back. Correctors used to set the watch are discreetly tucked away in the caseband. The two versions are dominated by the colour blue. On both sides of the complications on display, Frederique Constant has opted for a face without a dial. This allows you to see the inner workings of the FC-975 Manufacture calibre, alongside the delicate blued screws, perlage and subtle Côtes de Genève. In addition to being the most symmetrical of Arnold & Son’s watches, it is ultra-thin, at just 8.73 mm and available with a steel bracelet or a blue rubber strap. The first generation of the Nebula has established its place in the House’s galaxy. Drawing on the legacy of John Arnold, a new star emerges to join this collection. The Nebula 41.5 Steel introduces different colour treatments, new finishes, and new, even more powerful and attractive details. The name Nebula was chosen as a reference to the giant cloud of dust and gas in space. Some nebulas emerge from the gas and dust expelled when a dying star, like a supernova, explodes. Other nebulas are regions where new stars start to form. The seven bridges on the dial side of this timepiece radiate from the centre outwards, giving this sculptural movement the impression of a cosmic explosion. The A&S5201 calibre was specially created for this piece and brings all of its character. It is set apart by its skeletonisation and almost perfect symmetry. The traditional shape of its bridges harks back to John Arnold’s chronometers and the open-worked structure accentuates the feeling of lightness in a very mechanistic design.

The bridges of the A&S5201 calibre are palladium-treated, giving a sheen that echoes the steel case. The main plate, barrel covers, and dial flange have been coloured with a blue PVD treatment. The Nebula 41.5 Steel is fitted with either a three-link steel bracelet or a ballistic-type rubber strap with a woven-look surface. The two-tone aesthetic adorns the interior and exterior, the substance of the watch and the details. The A&S5201 calibre was conceived as a skeleton mechanism instead of being modified by removing material. The result is a completely clear and legible display on both sides. One by one, the components reveal their subtle finishes, adopting strict, fluid forms. The sum of these details and the overall approach make this calibre a special case in the exclusive circle of skeleton movements. For instance, it presents a total power reserve of 90 hours, only requiring it to be hand-wound every three-and-a-half days. At 4 mm thick, the calibre contributes to the piece’s overall slimness. The Nebula 41.5 Steel measures 8.73 mm thick, making it a natural member of the ultra-thin category. The A&S5201 calibre has also undergone several developments in addition to the new blue colouring. The balance wheel is now rhodium-plated to match the gear train and perfectly coordinate with the small seconds placed opposite. In 2020, the avant-garde Cyber Skull revisited this iconic series. Its faceted design represented a leap into the future. And it was a resounding success. The latest Cyber Skull Sapphire is a completely translucent, full sapphire version. This technical material fires this icon of the watchmaking world into the realm of transparency and wealth. In 2021, the Cyber Skull Sapphire Only Watch 21 adorned the case with sapphire crystal. With its orange-coloured skull, this unique model was sold at the Only Watch charity auction. The skull and crossbones are captured between two sapphire crystals, so that they appear to be floating in the air. Initially, the sapphire is a precious block of very hard glass. A material that is very difficult to shape. The slightest error means starting all over again. On top of this, this high-end watch boasts a BR-CAL.209 automaton movement. Specifically developed for the watch, this manual-wind skeleton calibre is almost invisible. It takes the form of the skull, revealing some of the interesting technical parts, including the cogs, balance and more. It depicts our neighbouring red planet Mars on the small seconds, partially eclipsed by the hour and minute dial. Borough Market at Easter Complete with a life-sized Tree of Hope. Putting community at the heart of Easter this year, Borough Market will be displaying a four-metre-high Easter Tree of Hope, decorated with more than 200 wooden eggs hand painted by local schools, charities and friends of the Market, filled with blossom and surrounded by a cornucopia of fruit and vegetables from Market traders to create a sense of Spring abundance. Situated at the original centre of Borough Market in Middle Row, near the Market Bell, the tree will be revealed to the public on Wednesday 13th April and will be decorated with messages and drawings of hope for the future to lift people’s spirits and show solidarity in light of recent events. The tree will remain in place until 19th April. Those who have contributed to the installation include primary school children involved in the Borough Market and School Food Matters’ Young Marketeers Programme; secondary schools that take part in Southwark Young Entrepreneurs, who host two sales in the Market per year; members and volunteers

In addition to the 200 plus eggs strung on vegetable dyed ribbons found on the Easter Tree of Hope, there will be a further eight giant eggs that will form a special family Easter egg trail in the Market. Participants will need to find the answers to the Borough Market Easter Quiz displayed on the eggs hidden amongst the numerous stalls. There will be 50 delicious chocolatey prizes up for grabs each day, from trader So Chocolicious for those taking part in the trail. The giant eggs have been specially decorated by artist and illustrator Rosie Brooks, who is a long-standing supporter of Borough Market and has recently become a volunteer for Plan Zheroes for their twice-weekly collections at the Market. Those visiting during the Easter holidays can expect to find high quality seasonal produce perfect for the Easter table including spring lamb, asparagus, new potatoes, hot cross buns and more. A selection of Easter recipes to cook at home can also be found on the Borough Market website.

English Asparagus Tart with Goats' Cheese, Watercress Pesto and Fried Egg By Adam Smith Adam Smith is executive chef at Michelin-starred, Restaurant Coworth Park in Ascot. Named as the Roux Scholar in 2012 and awarded Craft Guild of Chefs Restaurant Chef of the Year in 2015, he joined Coworth Park as executive chef in 2016, overseeing all its culinary outlets, and in 2021 was awarded the Michelin-star for Restaurant Coworth Park for a fourth consecutive year.

With Spring finally here and Easter Sunday on April 17, lots of much loved British vegetables are coming back into season, and there is no better dish to make than this asparagus tart for a light al fresco lunch. For a taste of sunshine, this simple dish allows the individual flavours of garlic, lemon, watercress, asparagus and goats cheese speak for themselves while complementing each other beautifully.

TART METHOD

Serves Two People INGREDIENTS 1x A4 Sized Sheet of Puff Pastry 10x Asparagus Tips 200g Goats’ Cheese 3x Eggs (1 for Egg Wash, 2 for Frying) 250g Watercress 1x Clove Garlic 50g Parmesan 50g Pine Nuts 1x Lemon 150ml Rape Seed Oil Black Pepper Sea Salt WATERCRESS PESTO METHOD • Finely grate the garlic clove and the parmesan. • Pick the leaves from the stalk of the watercress, keep the leaves to one side and finely chop the stalks. • Into a food processor, place the pine nuts, garlic, parmesan and watercress stalks with 75ml of the rape seed oil and blitz. • When the mix looks smooth add the leaves of the watercress and blitz again slowly adding the remaining rape seed oil. • Once the correct texture is achieved, season with plenty of freshly ground black pepper and the zest of the lemon (do not add the juice as this will make the pesto go brown). • Then reserve ready to serve (this is best made on the day).

• Take the sheet of puff pastry and fold over a 1cm lip on all 4 sides to make a border. Beat one egg and season with a little salt and pepper and brush this evenly over the pastry. • Allow to set in the fridge for 10 min, then with a fork prick the centre of the tart in 5-6 places, and light score the pastry with a knife just inside the border. • Blind bake the tart base at 180°C for 16-18 min, or until the pastry is evenly cooked and golden brown. • Remove the tart from the oven and allow to cool on a cooling rack, the centre of the tart will have risen, once cold this can be pushed down flat again. • Remove the barbs from the sides of the asparagus and trim to a length that will fit the tart base. • Cook the asparagus in boiling salted water until tender and then place into ice water to cool. • Take ¾ of the goats’ cheese and spread on to the bottom of the tart. • Make sure the asparagus is drained from the ice water and dry, then place in a line on top of the goats’ cheese on the tart. • Brush the asparagus with a little rape seed oil and season with sea salt and pepper. • Crumble the remaining goats’ cheese on top. • Cook the whole tart at 175°C for 6 min, ensuring the goats cheese is melted.

TO SERVE • Fry your two eggs. • While the tart is still hot from the oven, generously spoon over the watercress pesto. • Place the fried eggs on the top and serve.

Hello April. But what a year so far… while we continue to see a little more stability, elsewhere the world remains challenged with disruption, we experience brilliant sunshine in the same week as driving snow, we’ve navigated the lows of January, the love of Valentine’s Day, a reflection of family time during March… maybe it is time to make life easier for ourselves, even just for a short time. A cocktail can only be called as such if it adheres to the principle of consisting of three components: the base, the modifier, and flavouring (or colouring) however the complexities of mixology insist on absolute balance and the result being greater than the sum of its parts. This all takes time and attention. This month we recommend making life easier by considering reaching for a cocktail that is ready made. The pandemic was a powerful incubator for creativity and a shining example of this was demonstrated by London bar Heads+Tails. 1964 Porsche 356 C Coupe £POA

PRIME PORSCHE The first ever production car from Porsche - as we know it today - the 356 was produced from 1948 to 1965 initially under the Austrian company prior to production moving to Zuffenhausen in 1950. As the predecessor to the 911, this was a lightweight and nimble-handling car that featured both a rear-engine and rearwheel drive and was available in either hardtop coupé or open guise, both in a two-door configuration.

It was successful in motorsport thanks to continual engineering innovations during its manufacture cycle, but took a little time to get recognised in wider markets. By the early '50s the 356 had gained interest among enthusiasts thanks to its aerodynamics, handling, and excellent build quality. A class win at Le Mans in 1951 only added to its appeal. The 356 was built in four distinct production series with the last 'C' distinguishing itself with the introduction of disc brakes to replace the drums adding to its performance credentials. The C series had a total production run of just under 16,700 vehicles, just over half that of the series B. This example presented in red coachwork with black interior is a high end matching numbers car. The paintwork, interior and engine bay are all in beautiful condition. With previous works completed by Porsche specialist Roger Bray, including new clutch, disc brakes, fuel tank and much more with invoices to show works. Renowned the world over for delivering some of the most incredible machines to grace both road and race scenes, Ferrari are not short of ideas when it comes to introducing a new car to the market and Roma is no exception. The latest coupé out of the Maranello stable brings a unique V8 GT to the table continuing a rich heritage of mid-frontengined machines and it achieves it in serious style. One of the most attractive cars to come from the marque in modern times, it's slender profile and distinctive design cues create an undeniably head-turning aesthetic, but it's not just about appearances. One such update is the notable new powertrain which continues the turbocharged V8 engine story, pairs it in a unique way with an 8-speed transmission, integrates a five-position manettino for the first time in a Ferrari GT, and adds a best-in-class power-toweight ratio. All of which combines to create the most powerful mid-front-engined V8 2+ ever from the Italian superpower. The 3.9-litre twin-turbocharged V8 engine brings new innovations to the awarded unit found in the Portofino including new cam profiles, a speed sensor which measures the turbine revolutions and allows for an increase to the maximum revs per minute of 5,000rpm, and the introduction of the Gasoline Particulate Filter to comply with the latest, strict anti-pollution standards. A staggering 620PS and 760Nm of torque should go some way to supporting that thought while an equally new 8-speed dualclutch transmission which is based on the dual-clutch oil bath architecture derived from the SF90 Stradale gearbox helps to reduce fuel consumption and emissions while offering faster and smoother gear shifts making for an even more responsive drive on the open road, but also a surprisingly comfortable ride in town and during stop & start driving.

The transmission features longer gear ratios in the higher gears, which helps to keep fuel consumption and emissions down, while a steeper torque curve through the rev range in the lower gears is adopted for a feeling of smooth, consistent pick-up adding to the dynamism off the line and throughout acceleration. All of that amounts to nothing if you can't get all of the power on to the tarmac. Fortunately, Roma comes complete with vast amounts of rubber meaning you will be able to propel yourself from zero to sixty-two in just 3.4 seconds and on to a top speed of 199mph. Why East London's Rental Market is Having its Time with Sandy Sitlani, Head of Savills Victoria Park and Hackney Lettings

Over the past two years, the lettings market has seen extremely strong competition among tenants seeking to secure their next property and this has only heightened now that people have returned to the capital and their place of work or study. Although seen across the capital, one area that has seen a significant increase in demand is East London, where rental values were up +6.4% in Q4 in 2021 and +9.0% on an annual basis. Equidistant between Canary Wharf and the City of London, Victoria Park and Hackney have long been popular with those wanting to enjoy good connectivity along with proximity to London’s creative scene, a sense of community spirit and green expanses on their doorstep.. Once offering relative value for money, these London enclaves are now experiencing unprecedented demand from tenants across all levels of the market who are moving from neighbourhoods across the capital to be based in the area. Largely driven by young creatives and those within the tech or finance sectors returning to the office and wanting to enjoy the buzz of the capital once more, the demand in Hackney has been extraordinary over the last few months. In fact, we have seen a 35% increase year to date in applicants registering to move to the locality versus Q1 as a whole in 2021. They’re often in search of two bedroom flats guided between

£2,000 and £2,500 per month - a market segment which tends to be our most active. Consequently, this has induced a supply and demand imbalance and as result, this market in particular has seen some record prices being achieved along with competitive bids, and properties being let for as much as 10% above the guide price. In neighbouring Victoria Park, named as one of the best places to live by The Sunday Times in 2020, the rental market has evolved over recent years and as result has drawn renters to its relaxed, friendly atmosphere. Demand here is fuelled by a combination of its village like feel, independent shops, cafes and pubs - not to mention the 86 hectares of parkland. Predominantly a family market, Victoria Park, retained a lot of its residents during the pandemic, which has only added to the lack of stock coming to the market As a result, those properties that do come to the market are able to achieve higher prices than in previous years.

For example, we recently let a four bedroom terraced family house for 16% more than the previous tenants had paid in the year before, largely down to a number of competitive bids and shortage of stock . The tenancy was also agreed in just nine days, versus a longer marketing period last year which is a good indication of just how strong the market currently is. The local residential scene offers wide variety including canalside apartments, flats and new builds through to period townhouses - often Victorian or Georgian - and larger detached homes. Rents are generally guided from £1,800 per month for a one bedroom flat while best in class family homes can command upwards of £7,000 per month. Similarly, other local residential areas across East London, such

as Canary Wharf, have also seen demand from those re-locating from other areas of London who initially moved for better value but in exploring the area, were captured by the good transport links and lifestyle offering. This has prompted an increase in rental prices in Canary Wharf by +12.0%, following successive period of negative growth since the start of the pandemic. Following the rental recovery in urban areas - as tenants who favoured more rural locations during the pandemic headed back to towns and cities in response to the easing of Coronavirus measures - the London rental market is certainly back and likely to be boosted further by the return of international students and corporate relocations, all focused on proximity to places of study, work and transport links.

How Will Rising Inflation Affect the Docklands Property Market in 2022?

T

he UK is currently experiencing its highest inflation rate since the early 1990s. This increase in prices has primarily come about by the combination of an increase in demand for goods and services from consumers following lockdown last year together with global supply chain disruptions.

Most economists weren’t too concerned about this increase in the inflation rate as the very same thing happened in the early 1990s following the Credit Crunch with a similar rise in demand and supply chain issues. Thankfully, back in the early 1990s, inflation returned to lower levels quite quickly. However, the situation in Eastern Europe now could change matters.

So, let me look at all the factors and what it means for the Docklands property market. The crisis in Eastern Europe has sparked even further rises in crude oil (which diesel and petrol are made from), gas and grain prices as pressure on supply chains around the world increases. In my previous articles, I suggested UK inflation would rise to around 7% in the spring and drop back to 5% in the autumn and as we entered 2023, be approximately 3% to 4%. Yet, with these issues, inflation could rise to 8% to 9% by late spring and still be around 6% to 7% in autumn, well above the Bank of England’s target of 2%.

With Docklands wages rising at only 3% to 4% and inflation at 7%+, Docklands household incomes, in real terms, will fall. This is because ‘real’ UK household incomes characteristically have been the most consistent lead indicator of growth (or a drop) in house prices. This is because growing inflation erodes the value of money you earn, which reduces its buying power. When the cash in your pocket has a lower spending

power, people tend to spend less when they buy (and rent) a home (and vice versa). Next month, Income Tax thresholds will be frozen, and National Insurance contributions are increasing. Collectively, all these issues will create a drop of around 2% to 2.5% in the real disposable income of Britain’s households in 2022 (real disposable income - somebody’s take-home wages after tax and then the effects of inflation are considered).

Will Docklands people be more anxious to spend their money? With less money in people’s pockets, people’s inclination to spend the money they do have could also be curtailed. People’s savings are at an all-time high, yet many will decide to sit on the cash, instead of spending it, especially as consumer confidence has dropped to minus 26 on the GfK index (whatever that means – but in all seriousness though - more on that below). All this can only mean there is going to be a house price crash.

It’s all doom and gloom! …Or is it? My heart goes out to people caught up in the awful humanitarian crisis in Eastern Europe. Yet, I respectfully need to put that to one side for just a moment for the purpose of this article. This blog is about the Docklands property market, and Docklands people want to know what will happen to the Docklands property market. In the first half of the article, I looked at the impending fall in real disposable incomes of 2% to 2.5% in 2022. I appreciate it’s going to be tough for many families in Docklands. Yet, it is always important to consider what has happened in previous times. • 1982 – a drop of 2.3% in real disposable income • 1992 – a drop of 3.7% in real disposable income • 2008 – a drop of 5.8% in real disposable income Continued on page 2


Continued from page 1 Yes, it’s going to be tough, yet we got through 1982, 1992 and 2008 – and so we shall in 2022/23. Next, the price of petrol is very high compared to a year ago. The average price of unleaded petrol is £1.51/litre today, quite a jump from the £1.21/litre a year ago. But here is an interesting fact, petrol was a lot more expensive (in real terms) in 2011 than today. In TODAY’s money, a litre of unleaded petrol in 2011 would be the equivalent of £1.79/litre. We have some way to go before we get to those levels – and again, the Docklands economy (and property market) kicked on quite nicely after 2011.

What are Docklands people spending on their rent and mortgages? Housing costs - owner occupiers were spending on average 17.3% of their household income on mortgages in 2015, yet in 2021 this had risen, albeit to 17.7% - not a huge increase. Council house (social) tenants have seen a drop in their rent from 29.2% in 2015 to 26.7% in 2021, whilst private tenants from 36.4% in 2015 to 31.2% in 2021.

Interesting that private tenants are proportionally 14.29% better off in 2021 than in 2015. How we spend our money - the average UK home spent 4.2% of their household income on energy in 2021, and that is due to rise to 6.3% after April (and probably 7% in October). Yet, as a country, we spend 9% of our income on restaurants and hotels and 8% on recreation and culture. As with all aspects of life, it will mean choices, and maybe we will have to forego some luxuries? Just before I move on from this aspect of the article, again I appreciate I am talking in averages. Many people with low incomes suffer from fuel poverty and they will find the increases in energy prices hard - my thoughts go out to you.

Interest rates - higher inflation is generally brought under control using higher interest rates, meaning mortgage payments will be higher. First, 79% of homeowners with a mortgage are on a fixed rate, so any rise won’t be instantaneous. Yet, there will be a bizarre side effect from the issues in Eastern Europe. Surprisingly, though the current situation in Eastern Europe, by its very nature, will bring greater UK inflation, it will also probably defer the Bank of England raising interest rates. This means mortgage rates won’t increase as much as the bank won’t want to exacerbate any pressures to the UK economy in 2023/24 caused by the conflict. The stock market had priced an interest rate rise to 2% by the end of 2022. I suspect this will now be no more than 1% to 1.25% by Christmas, slowly going up in quarters of one per cent every few months. The crisis in Eastern Europe might even come to be seen as a defence for higher inflation throughout 2022, all meaning everyone’s mortgage will be less. Next, looking at Consumer Confidence Indexes - these indexes are fickle things. I prefer to look at the Organisation for Economic Co-operation and Development Consumer Confidence Index as it has a larger sample range and a longer time frame to compare against. Looking at the data from the mid 1970s, the drop in consumer confidence is big, yet nothing like the drops seen in

the Oil Crisis of the mid 1970s, Recession of the early 1980s, ERM crisis of 1992 and the Global Financial Crisis of 2008/09. Also, when compared to the other main economies of the world (G7), the UK has always bounced back much more quickly from recessions when it comes to consumer confidence.

What about house prices in Docklands in 2022/23? Increasing energy prices, rising inflation, an increase of sanctions, and a probable drop in consumer confidence and spending in the aftermath of the conflict will knock the post-pandemic recovery globally, which will lead to a recession around the world, including the UK. A recession is when a country’s GDP drops in two consecutive quarters. For the last 300 years, there has been a direct link between British house prices and GDP - (i.e. when GDP drops, UK house prices fall). Yet in 2020, the British GDP dropped by nearly 12%, yet house prices went the other way. But let’s look at what would happen if Docklands house prices did drop by the same extent they did in the Global Financial Crisis of 2008/09. House prices in Docklands dropped by 16.3% in the Global Financial Crisis, the biggest drop in house prices over 16 months ever recorded in the UK.

The average value of a property in Tower Hamlets today is £442,028. Meaning if house prices in Docklands dropped by the same percentage in the next 16 months, an average home locally would only be worth £369,977. On the face of it, not good - until you realise that it would only take us back to Docklands house prices being achieved in mid 2014. Yes, that will mean if they do drop in price, the 9.8% of Docklands homeowners who have moved home since mid 2014 would lose out if they sold after that price crash. But how many people move home after only being in their home for a few years?

The simple fact is that 90.2% of Docklands homeowners will be better off when they move if house prices crash. And all this assumes there will be a crash. The simple fact is, the circumstances of 2009 that caused the property crash are entirely different to 2022 (no lending by the banks, higher interest rates and increasing unemployment compared to today’s increased lending, ultra-low interest rates and low unemployment environment). I do believe with all that’s happening in the world we might see a rebalancing of the Docklands property market later in 2022 and could see the odd month with little negative growth in house prices, yet it will be nothing like 2009. The expected fall in household spending could be counterbalanced by UK businesses’ plans to invest more in their businesses (with last year’s tax breaks on investing), which will create even more jobs. Who knows what the future holds?
