What to consider when buying a new house “Off Plan”

On one level there is a bright and cheerful mood of optimism and goodwill, but deeper in your psyche there are niggles of frustration and discontent. It’s December, it’s Christmas, and here we are again, same old, same old! Nevertheless, the consummate actor that you are, you’ll put on a smile and find a laugh from somewhere.

I am considering buying a property “Off Plan” from a national builder, which is not due to be completed until the end of next year. Is there any advice which you can give to me?

When you agree to purchase a property, which has not yet been built, you agree to buy the house based upon the sales information provided by the builder and in accordance with the specifications which you agree in advance. The builder will then construct the property in line with those specifications and to an estimated timeframe.

It is therefore important from the outset that you are happy with the proposed location and anticipated design of the property and the specification which you agree to; as at the point of exchange of contracts you are binding yourself to these arrangements, albeit that you have not yet physically seen the house.

By and large, quite an easy and gentle month. Anything that causes you concern and anxiety will be brushed under the carpet to be dealt with in the New Year. Look forward to some unexpected invitations ( the 4th and 5th, and then again the 12th and 13th ) and don’t be surprised if Christmas plans get changed at the last minute to make way for something better than you expected.

Your solicitor will be able to advise you on the sellers legal title to the land and advise on the information provided by the sellers, together with the results from conveyancing searches and enquiries. It is then based upon this information they will report to you, to allow you to commit to the transaction and contractually agree to buy the house in the future, when it is built.

The property will be constructed within an anticipated timeframe, but you will need to be flexible, as the completion date can change depending upon market forces, and whilst most developers will aim to keep you well informed of progress and any anticipated delays, until the property is physically built and signed off you will not be able to complete the purchase.

I will need a mortgage to buy the newly built house, is there anything which I should be aware of when arranging this?

When using a mortgage to buy a house which has not yet been built, you will need to take careful advice from your mortgage broker or bank. The majority of mortgage offers will only last 6 months or less, so if the anticipated completion date is longer than that period, you will need to ensure that the offer can either be extended or delay your application.

Most newly built properties will also be built in conjunction with a new build warranty (eg NHBC) and there are numerous companies which provide this service. It is therefore important to ensure before you decide which mortgage company to use, that the bank or building society accepts the brand of warranty which the developer is providing. If they do not, your solicitor will not be able to complete the purchase using that mortgage.

This short and flat walk includes a stretch by the River Foss, fringes Strensall Common and traverses a Yorkshire Wildlife Trust (YWT) nature reserve. Much of the route is on hard-surfaced paths, but the crossing of the nature reserve may be wet. It can be avoided by keeping ahead at Point 8 in the directions to return directly to the start point. There is public access to the reserve but no right of way. If closed, keep ahead at Point 8. The walk is mainly easy to follow but there are places where navigation is tricky. These are underlined in the text. Strensall Common is used for military training – please observe warning signs. There is a short section alongside a road (Point 5). This is necessary as the footpath alongside the Foss from Strensall Bridge to Lock Cottage is currently closed. When reopened there will be the option to walk alongside the Foss from Direction Point 4 to 7 (see ‘Alternative Route’ on Map).

Directions

1 From the parking area take the track through a red and white barrier. At the fork in 75 metres, veer left passing an interpretation board to continue through pine trees. Just beyond the golf tee on the left, look for a low marker post right with a yellow waymark. Go through the kissing gate as directed to the boardwalk with a wire fence left and golf course right. Continue with the golf course on the right, eventually reaching the kissing gate. Go through, keeping ahead on the main track into open heathland, still following yellow waymarks. At the parking area by the metal barriers, turn right onto the access road. Go through a gate by a cattle grid but in 20 metres, fork left (No Entry sign) to reach the main road.

2 Cross the road and take Moor Lane opposite, continuing over the level crossing. Join York Road coming in from the left, keeping ahead for about 100 metres to where the main road swings right and becomes The Village.

3 Here go left onto Church Lane. Just beyond the churchyard entrance take the alley left protected by metal barriers. This leads to a road (West End). Turn right on the pavement but in about 200 metres, just beyond the school entrance, leave the pavement to follow the school’s hedged boundary, keeping right with a grassed area left. Remain by the hedge then join the road to a humpback bridge crossing the River Foss.

4 Immediately over the bridge, go right down steps onto a riverside path. Continue as it bends left with the river. Where the river starts to swing right go slightly left at a wooden gate leaving the riverside.

Ignore the kissing gate on the left to continue to rough track passing allotments after which the track becomes paved and leads to the main road.

5 Turn left on the pavement. Beyond the cemetery entrance keep left on the verge, but where this narrows, cross the road with care to continue on a wider right verge, passing a cottage. About 200 metres beyond the cottage turn right at the footpath

MEMORIALS

The recommended starting point is the car park on the right side of Lords Moor Lane Strensall Common. This is seven miles from York via Huntington. This is the second car park on the Common when approaching from York. If using public transport, bus No. 5 runs regularly from the city centre. Alight at Strensall Library very near Direction Point 3.

What to see The walk fringes the vast expanse of Strensall Common, the largest of the few areas of lowland heath remaining in the Vale of York with a range of varied habitats and wildlife.

The core of Strensall has several interesting buildings (see information board at Direction Point 3). The River Foss, which at one point was canalised, hence the unusual humpback bridge, is a valuable wildlife habitat. sign onto a track to Duncombe Farm. Continue passing between the house and buildings. Soon after a small pond, on the left track reaches some metal house gates. Here go left along the field edge with house grounds over a wooden fence to the right. In 50 metres, at the wooden fence corner, go right on a narrow unsigned path with the house grounds to the right. Keep going on a poorly maintained path passing beside the grounds of the further house to reach the riverbank.

6 Turn left alongside the river on the field edge path.

Where a scrubby bank develops, keep by the river on a grassy path soon approaching a metal bridge.

7 Go over the bridge and head across the grass beyond to an obvious wooden bridge. Over this, follow the enclosed path keeping ahead where this joins a track leading from houses on right.

9 Cross the road into the parking area. Turn right to leave this by a ‘Warning Troop Training’ sign on the path that keeps close to the road on the right. Soon, find the first of several low posts that guide the route as it continues to the parallel road. After traversing boardwalks the path goes over a small bridge to reach a hard-surfaced track.

Turn right, but in a short distance before the metal barrier, go left through some trees to the car park.

8 Where the track curves right go through a gate on left into Yorkshire Wildlife Trust reserve. Follow the faint path through rough grass, initially paralleling the reserve edge to the left.

As the path fades, bear slightly right.

After a few hundred metres, buildings should be visible through the trees ahead to the right. Aim towards these, skirting any boggy areas near the reserve’s right edge. Keep on, there’s no clear path, to locate the gate by a fence

YORK LIFE FROM THE ARCHBISHOP OF YORK, STEPHEN COTTRELL This time last year we all woke up to a very different sort of Christmas than we imagined.

Many of us found it a struggle – being on our own or not being able to visit friends and family that we love.

This year, of course, we hope and pray that many of the familiar experiences that help Christmas come alive will return to our homes, our schools, our churches and communities.

I wonder what might be at the heart of your plans for

Christmas 2021?

One of the best things about Christmas is being with others. Lots of jokes are made about friends and relatives and the challenge of helping the family get on with one another, but actually, it is a joy.

The first Christmas night over 2000 years ago was a busy one in Bethlehem. The town was crowded out and Mary, exhausted from giving birth to Jesus, had visitors. We don’t know if she and Joseph had family nearby but they certainly had a crowd of shepherds turn up. Shepherds were not held in high regard, unimportant in society, yet a whole host of angels appeared to them, the insignificant, the forgotten, to tell the great news of the birth of a baby - the gift of Christ, the gift of God come down to earth, the God with a human face.

I am saying to myself this Christmas: enjoy being with those who are so important to you and tell them you love them. The story of Christmas is the story of God coming close to us. But in an unexpected way. God doesn’t send us a message, but a messenger. Jesus is the messenger of God’s love. I can love because God loves me… and you…

and shepherds…and visitors at Christmas, even the relations!

The story of that first Christmas also challenges us to reach out to those who we may struggle to get on with, or who society doesn't think are important. The lost, lonely and forgotten. How can we find a way to 'visit' them as people of friendship and peace? We first may need to find quiet moments of stillness and peace to gather our thoughts and pray. The more we invest inwardly the more we'll feel able to visit safely and energise others.

We hope and pray that many of the familiar experiences that help Christmas come alive return to our homes, churches and communities. But whatever else December brings, it will offer us an opportunity to enter more deeply into the joyful mystery that lies at its heart: God becoming human in the birth of Jesus Christ.

This year’s Church of England Christmas initiative, At the heart of Christmas, is an invitation to everyone to discover – or rediscover – the good news of God’s saving love as revealed in the birth of Jesus. It is also a challenge to each of

as the clouds have departed and it is beautiful now. The sun is an orange ball dropping gracefully onto the toothed surface of the city. The ship eases off the pier and drifts sideways into mid-channel.

A loud hoot makes everyone jump.

The engines increase in volume and the foam becomes a rush of thudding water. The ship, already following the tide, starts to race with it. Buildings and moored ships fly past. Over to the other side of the estuary you notice a beach with multi-coloured huts lining its promenade.

There are the remains of sandcastles, earthworks in the sand where only a few hours ago children played. Now lovers stroll and solitary men fish off the pier, their nets and equipment piled up for the catch that never comes.

Y R O T S T R O H S Leaving

By Bob Adams In the distance you see warehouses and rusty cranes across grey water. You lean over the safety rail. The side of the ship falls to immeasurable depths. Down and down to oily water that swirls in eddies and warps.

Further upriver the sun emerges from dark clouds that rest like slabs of stone on the roofs of the city.

Then it prises its way out and bursts along the riverbank. With a golden touch it washes woods, industrial wastelands and empty roads. Even the river sparkles, freeze-framed for a second in its rush to the sea.

You feel a vibration as distant

engines rumble to life. You grip the rail as it starts to hum. There are shouts as sailors release chains and the ship is gradually freed from its bonds. A smell of diesel wafts down from the funnel. Foam boils up under the stern. The ship is ready to go.

You are almost alone on the high deck now. Most passengers have gone below. The sun makes its way around the port, picking out masts and stays as it goes. They shimmer in its touch. It transforms this place.

Gives hope.

Another passenger smiles across at you. Her auburn hair and yellow coat catch the light. Maybe she notices your sadness. You smile back. There is no need to utter any pleasantries about the weather

To the northern side of the river windows still flash orange in the light. There is a castle, high up on a cliff. Red and green lights wink from the river mouth. The ship starts to sway gently from side to side as it reaches the boundary to the open sea. Then the land releases its grip and the ship steers southeast following a line of buoys.

There is no one on deck now. The sun has gone and the dark clouds are back. It is time to go below and seek out your cabin, maybe something to eat. You wonder if you should have spoken to the woman on deck. Taking a last glance over the rail, all you can see now are reflected lights from the ship, its wake disappearing behind in a giant curve.

Christmas hasn’t come early for York City, says resident sports writer and York City F. C. fan, Simon Pattinson.

Well, Christmas is just around the corner, or so the tv is telling us already. (I swear the adverts get earlier every year!)

I’d love to say that the Christmas cheer is spreading around our football club right now, but I can only say that it sadly isn’t the case as I write this column.

City has said goodbye to Steve Watson. Considering the recent results, it’s no surprise that we have seen a change at the helm in the York City hot seat.

John Askey, who was initially brought in for some temporary help, has been given the manager’s job until the end of the season. Askey was manager of Macclesfield and saw them promoted back into the National League with Watson as his assistant. So he brings some great experience to the job and likes to play attractive football as well as knowing these divisions well. I think for many fans, it felt inevitable that a change would be made after the embarrassing defeat to Buxton in the FA Cup, a loss at Leamington and then yet another failed attempt away at Curzon Ashton which has sealed the fates of many of the managers during our time in National League North.

I have to feel for Steve Watson. He started in his position so well, and before Covid struck, his first full season in charge looked like he would be the man to get us out of the doldrums of National League North but since that season was curtailed and the limp effort in the play offs it just hasn’t worked out. Yes, he may not have had a full season in charge of the club during his time here and has battled some testing times, but his major downfall was disassembling the whole 2019/20 squad that almost brought success at the first attempt. Since then, the squads he has built, including this one, have not lived up to that. We’ve got one of the best budgets in the league, but we still haven’t seen any sort of consistency.

This season has gone on with what feels like a rather big gap between ourselves and the top of the table. I get that some will say that there have been injuries and other issues off the pitch that have also not been a great help to Watson’s season so far but what cannot be ignored is the fact that the players that are fit were able to still get results in this division. I think one of the other key issues was not fully understanding the

fans’ frustrations and why patience was so thin. But we cannot take away from the class act that he was and do wish him well for the future as he was a good guy, and I believe he will do well in his future jobs.

The club can change manager as much as it likes, but the real issue is that until Jason McGill either sells the club or makes an effort to re-engage with the fans and acknowledges the mistakes of the current board, then the success on the field will only go so far. As a club that has some of the greatest fans in the country, we all deserve so much better.

It feels a far-flung place from when one of York City’s true legends, Alf Patrick played. Alf passed away since the last time I wrote this column, at the age of 100. He played for City between 1946 and 1952, scoring 117 goals in 241 league and cup appearances - which puts him fourth on the all-time goalscoring list and the only player to score five goals in a league game.

Not only was he a real gent, but he loved this club. He came from one of the great City eras. If only they could be performing at these levels now.

In the same month that we say goodbye

to a legend, we also say a final goodbye to Bootham Crescent. Fans get to take a walk around the ground for one last time. Having been part of my life for 30 years, to see it finally disappear, will be a real shock for myself and other fans at the club. We just need to start seeing a turnaround for the club on and off the pitch for a brighter future.

Over in the land of York Knights, they have had a great offseason so far, not only keeping hold of key players but bringing in some real quality to strengthen for the new season including Masi Matongo from Hull FC and a real coup in Pauli Pauli from Salford Red Devils. As well as that, head coach James Ford has also committed to the cause, signing a new three-year contract, it feels that there will be pressure from the off for success in this new season. There has been a long term plan at the Knights that puts others to shame, but you have to say that if they are not at the top of the table competing, Ford’s job may be at risk.

Here’s to another bright season for the Knights and putting York back on the map for its rugby, as well as the football.

VW LAUNCHES NEW ELECTRIC SUV FOR 2022 Volkswagen has unveiled its latest electric vehicle offering for 2022.

The ID.5, which is VW's first-ever electric SUV coupé, retails at £47,000, has a 323-mile range and will be available to order early next year.

The ID.5 has a sleeker roofline compared to the ID.4 whilst retaining its dual-motor all-wheel drive. Like previous ID. models,

Royal Mail’s Christmas 2021 stamps are now on sale, too. The six stamps tell the traditional nativity story and have been designed by Argentinian artist Jorge Cocco.

David Gold, Director of External Affairs and Policy at the Royal Mail said: “For many, the launch of our annual Christmas stamps marks the start of their festive planning.

“We hope that people will appreciate these beautiful illustrations of the Christmas story, and that they will be encouraged to post their cards and parcels early this year.”

The Children’s Ward

S out of choo our NEW BAT York Hospital’s Ward 17, AKA The Children’s Ward, is a lively place.

The dedicated treatment area for young patients, aged from babies to 18 years, has everything a child or young person would need for a short or extended stay in hospital. There are 25 beds available, a team of doctors, nurses, and support staff working around the clock, 365 days a year.

The ward boasts a room designed

just for teenagers, with a TV, DVD player, and games console available for use. There is also a large play area on the ward, crammed with dozens of toys and games – many donated from local residents and businesses. Young patients can descend upon the play area and busy themselves all day long, helping to distract them from what could be a distressing time of their lives.

The Special Care Baby Unit is located close to the maternity department in York Hospital and cares for babies who were born prematurely or who might be ill. Like the Children's Ward, SCBU is constantly staffed and works throughout the Christmas season, giving at-risk babies a helping hand.

Ongoing The unit cares for around 375 babies each year, so that is many thousands of relatives coming and going.

SCBU has a dedicated parental accommodation area and also a support group tasked with making the ordeal of having a poorly baby slightly more manageable.

All care for the lovely bundles of joy is provided by a consultant-led

team of expert medical and nursing specialists who are all experts in the field of infant medicine. Other supporting members of the team include physiotherapists, technicians from the x-ray, hearing and eye departments, pharmacists, a patient affairs officer, medical social workers, a chaplain, and the Special Care support group members.

NHS elves return to support your National ‘Elf’ Service The fundraising Christmas elves at York and Scarborough Hospital Charity are back to spread the Christmas spirit and urge local residents to support their National ‘Elf’ Service this December.

Schools, businesses and individuals are all encouraged to get involved throughout December to raise funds. It could be as simple as having a dress down or up day, holding a cake stall at work or simply having a quiz night with friends or in the local pub.

Maya Liversidge, Community Fundraiser for York and Scarborough Hospitals Charity, said: “We’ve got loads of ideas to help people raise money in a fun way with a bunch of online resources that you can print out such as our selfie props, bunting, quizzes and even a Christmas biscuit recipe for those who wish to hold a festive cake sale.

“It’s the time of year for everyone to

release their inner elf and put the fun back into fundraising!”

Money raised from the campaign is used to improve patient care and staff wellbeing, buying additional equipment and carrying out refurbishments in hospitals across York and Scarborough Teaching Hospitals NHS Foundation Trust.

Maya added: “The funds contribute to making sure every patient in hospital on Christmas Day gets a gift, as well as making improvements all year round.

Just as importantly the funds can be used to help raise the morale of our hardworking staff who have had a very difficult year. For those who simply wish to make a donation to the festive fun, text ‘ELF 5 to 70580’ to donate £5.”

The difference a donation can make…

Thanks to donations, York’s Special Care Baby Unit was able to purchase a cranial ultra sound scanner to identify change within the neonatal brain that would alter management of care.

Staff nurse, Gail Lindley, said: “These ultra sounds are performed on any preterm infants who are born before 33 weeks gestation and any preterm that is critically unwell regardless fo gestation. The scan, that is entirely pain free and non-invasive, looks at the

frontal lateral and axial surface of the brain. The scan can identify anomalies within the brain which may have an effect on development later in life.

Through early diagnosis, families can gain understanding, information and support from the medical staff.

“The purchase of the scanner has been of a great benefit to SCBU. It has allowed us to perform timely ultra sounds with clear images that can be printed and saved in the baby’s notes for future reference, or shared with other departments within the neonatal network.” Gail added.

York antique expert on the telly Antique Restoration of York’s Steve Popple is going to be gracing our screens this Christmas Eve on Channel Five.

That’s because he was tasked with a restoration project for Rob and Dave from Channel Five’s series, On The Farm.

But he can’t say too much yet: “It’s a very special project that I’m doing for Rob and Dave, I can’t tell you what it is and I can’t tell you why I’m doing it, yet.”

For the episode, Steve went over to Cannon Hall Farm and Rob came through to York “Filming was very laid back, it was very much a chat between two blokes, it was nice to do. They’re down to earth, they’re nice, they’re very straightforward - there was no messing about.”

Up-cycling has become incredibly popular of late, but Steve and his colleagues at Antique Restoration have been doing this for a long time: “This new idea of up-cycling, we’ve been doing it for 30 years.

Pear Rust

It’s been a poor year for pears. Some of my trees have produced next to no fruit, while others have cropped but with many of the pears misshapen or small-sized. Even the usually reliable Conference has carried only a token crop. Interestingly, most of the few trees yielding a reasonable harvest have been those that flower late, such as the Conference lookalike Concorde or the long keeping Winter Nelis. Therein, I think, lies the main reason for this year’s paucity of pears: the blossom of the early

flowering types were damaged or destroyed by frost, whereas that of the slightly later flowerers partially escaped.

I mention this because fellow pear growers have suggested that another factor responsible for this year’s pear dearth is pear rust. If you have pear trees, you’ll probably be familiar with this affliction if not its Latin name, Gymnosporangium sabinae. The tell-tale sign is bright orange coloured spots on the upper leaf surface. Less obvious, and usually appearing later in the summer, are raised gall-like growths on the underside of leaves beneath the spots on the upper side. It’s also said that the fruit can show signs of the rust, although, thankfully, I’ve never seen this.

year than before. It’s another one of those diseases, possibly climate-driven, that’s now become endemic in the York area. Until this season, it’s been something I’ve tended to ignore, as it seemed to have no impact on tree health or fruitfulness. However, the level of infestation this year has prompted a little research that suggests rampant pear rust can be a problem, weakening young trees and encouraging cankers (bark lesions) in older ones.

If you look into pear rust in more detail (a good source of information is the Royal Horticultural Society’s (RHS) website at https://www.rhs.org.uk/ advice/profile?pid=236) you’ll see it has a complex life cycle. Unlike many fungal diseases, it requires two living host plants to survive. In summer and autumn it exists on pears, but in winter, to remain viable when pears are leafless, it lives on junipers. With juniper not the most common of plants, you might think pear rust would struggle to persist. However, there must be enough ornamental junipers lurking in gardens to sustain the fungus.

This may also explain why pears on my field orchard, far away from any

So, if you had pear rust, what should you do? Cleary, not having juniper bushes and pear trees cheek by jowl might help. Otherwise, there’s probably not much that can be done. Even if you use sprays, there is no fungicide authorised for amateur use on edible pears. Some websites advise that affected leaves should be removed in summer but on large trees this is impractical. There is also evidence with which the RHS concurs, that significant defoliation will stress and weaken trees. Sweeping up leaves in autumn would seem a sensible precaution, as would generally keeping trees healthy by mulching and pruning out weak and crowded wood. Apart from this, perhaps the best advice is to see what happens next season. Experience suggests lots of fungal diseases vary in prevalence year by year, often according to weather conditions.

Although it’s unlikely that pear rust will magically disappear, it may well remain a largely cosmetic problem rather than crop threatening.

Opting for a real Christmas tree this year? Good on ya! But which is right for you? Here's our run-down of some different kinds of trees available in the UK.

Firs Firs are great for indoor Christmas trees as they mostly retain their needles right through into the New Year.

However, firs like the Nordmann - a very popular variety - tend to have relatively flimsy branches which aren't that great at holding a lot of baubles and lights.

A Fraser Fir is tougher, but won't smell as fragrant as the Nordmann.

Pines Pines are also great at retaining their needles (which are pretty soft anyway) and their branches

are nice and strong. However pines tend to be quite open and sparse and even when decorated can look fairly empty. Still, pines tend to be the cheapest of real trees available to buy, so you could just spend the cash on even more tinsel!

Spruce Spruces have that classic 'upward pointing branch' look which is perfect for a traditional Christmas tree, but they do tend to shed their needles quite a bit, especially if left unwatered. The Blue Spruce is probably your best bet here, as it holds onto needles well and has lovely firm branches... it'll just cost you more than any other tree!

Elizabeth will be doing the Christmas singing and signing event at Brunswick Nursery.

There’s a new scouting section for 4-5-year-olds, and it’s got an adorable name: Squirrels.

Like all scouting groups, Squirrels helps young people gain skills for life – with a focus on the outdoors.

Here in York, the team hopes to open four or five Squirrels Dreys in the district over the next few months.

Squirrels met for the first time in Acomb and Holgate in September. Holgate Squirrels’ reactions included: “I love, love, love squirrels!” (Isla), “I don’t want to go to school, I want to go to Squirrels!” (Jake).

Marek Lichtarowicz, Group Chair of Holgate, said: “I am delighted that,

through Squirrels, we are now able to offer the joys, adventures and skills for life that Scouting offers, to even more younger children. We are very aware of the importance of engaging with children as early as possible to provide them with the best life chances.”

“At 1st Holgate, we are very lucky to have found leaders and helpers to enable us to open two new Dreys.

However, I am sure, once the word of the fun of Squirrels is out we will find ourselves needing to recruit more leaders and helpers to help us meet the demand. In the meantime, we are smiling with the joy and excitement that our newest members of our Scouting family bring.”

A Makaton musical event, an ‘open-mike’ poetry night and a Christmas Fayre are just some of the events at York Disability Week from 27th November to 4th December.

There’s also a lecture on the experience of disability in higher education, an event on moving into employment with a chronic illness, and a photography project about what it means to be autistic.

The events are a mix of online, in-person and hybrid, mainly led by disabled people and all free to attend.

The Snappy Trust (with disabled children and young people) and Brunswick Organic Nursery (with adults with learning disabilities) will be on hand to talk about volunteering opportunities. And Live Well York, a City of York council service, has

a session about how to use their service and that of York AccessAble, which provides accessible information on venues in York.

The organisers also have the support of York Paralympian Beth Moulam this year. Beth represented GB at boccia at the Tokyo Paralympic games in September. She came to the University of York in 2013 and said: “The welcome, acceptance and on-going support that I received here in the city, as both a student and athlete, means I am now proud to call York my home.”

It's approaching three years since a small group of volunteers, known as the Friends of New Earswick Swimming Pool, took on the day to day running and development of the swimming pool in New Earswick after it was threatened with closure by a local housing trust.

"It's been a steep learning curve for us," said volunteer Chris Marsden "and we've faced a lot of challenges along the way - the most serious was being closed for six months during the national lockdowns in 2020 and 2021. We're a registered charity, and we receive no regular support from local authorities or our landlords - all our income comes from pool fees and donations. But we're back open now, and alongside the swimming lessons, baby/toddler groups, junior training, disability swimming and scuba diving that take place at the pool, we're delighted to relaunch public swim sessions, too".

Christmas is the one time of year when it can be hard to manage a free-from diet. Shops are piled high with cakes, puddings, and sweet treats; most of which are no use if you’re avoiding nuts, dairy, wheat, egg, soy, or gluten – the most common food allergens and intolerances.

But what if you want homemade? Let’s look at some of the baking alternatives: - Gluten and wheat free flours: buckwheat, rice, and gram (chickpea) flour are suitable for some recipes. Self-raising and plain gluten-free flour blends are usually made with a mix of potato and rice flour. Xanthan gum is used in glutenfree bread, to mimic the gluey texture of gluten.

- Non-dairy milks: make your own nut or oat milks by soaking the nuts/oats in water then blending and straining through a muslin cloth. Or, buy readymade nut, oat, coconut or rice milk.

- Replace eggs with egg-replacer powder, or swap for mashed banana or silken tofu.

- Nut free? You may be able to use a mix of seeds instead such as sunflower, pumpkin, sesame, chia, and golden flax.

Yorkshire Heart launches new wine and beer

Local vineyard and brewery, Yorkshire Heart at Nun Monkton has launched a whopping four new products in time for Christmas.

The launch, which took place in early November, saw the family-run business put on an evening of tasting and nibbles, with Harrogate Borough Mayor and the Mayor of Ripon in attendance.

The new wines include a Pinot Noir, an Ortega and a Siegerrebe which is a German-style wine.

There’s also a new beer offering that came to fruition at the start of this year to celebrate ten years since the brewery began. The new craft beer, Hearten, has been oak-aged in bourbon barrels giving it a distinctive smoky taste.

Yorkshire Heart began in 2006 and now spans 14 acres with around 22,000 vines. Visitors can go on tours of the vineyard, wine tastings and even book out the venue for private parties.

All of the new products are available to purchase online from yorkshireheart.com or the shop at the vineyard.
