Kicking things off this month is my chat with Vittorio Angelone, one of stand-up’s fastest-rising stars, whose clips and podcast snippets have racked up millions of views online since he swapped a budding career as a classical musician for comedy.

Ahead of his February date at the Philharmonic Hall, the Belfast-born performer discusses the changing nature of mainstream success, identity, activism, and why Liverpool holds a special place in his heart.

Could you briefly introduce yourself – where you grew up and your heritage?

I grew up in Belfast, and I’m half Italian, half Irish – that covers the basics of it really!

Your identity and sense of belonging play a big part in your stand-up material, don’t they?

100%. I remember my brother made fun of me once, saying: ‘Oh, what’s the new show about? Identity, is it?’ I was like ‘well, yeah!’

[Stand-up] is a very personal art form. You write it, you perform it – from start to finish, it’s you. So inherently, no matter what you’re doing, even with a one-liner, comedians are giving a little bit of who they are and showing that over the course of a show. I may just be slightly more explicit about it.

I also come from a place that’s obsessed with identity. My new show explores what it means to be from Northern Ireland without having personally experienced The Troubles, but still existing in their wake.

It’s about what that means moving forward, and how I hope my generation in the North can define ourselves outside the context of the conflict. Of course, we can’t pretend it didn’t happen, and it didn’t affect how we grew up, but I think we also have a sort of blank canvas to paint on – at least to some extent.

solely off the back of ‘mainstream success’. It’s hard to quantify. I grew up watching Live at the Apollo and Mock the Week – Mock the Week is gone (supposedly coming back on a different channel, I think) – and Live at the Apollo doesn’t seem to be massively on the cards for me.

But I am performing at the Apollo on my tour.

It’s difficult because I started stand-up comedy inspired by those shows, so to reframe success in my mind and not include what inspired me to start is tricky. But if you step back, a lot of the people on Live at the Apollo and Mock the Week did it because they wanted to tour big, exciting venues – and that’s exactly what I’m doing.

So, in a way, it feels like I’ve skipped a step. It doesn’t feel quite as gratifying to look at the number at the top of your Instagram page and say, ‘Aren’t I doing great?’

You competed on BBC Two’s House of Games last November, and Richard Osman later gave you a shout-out on his podcast – I understand that had a big impact on your profile and opportunities?

Yeah. The Rest Is Entertainment – a lot of industry producers, commissioners, and TV people listen to. That’s what made it a gamechanger: once Richard name-checked me as someone worth paying attention to, it had an immediate impact. I’ve never had so many messages from industry people saying, ‘Oh, you got a shout-out on this podcast, that’s so cool!’

It really legitimized me in their minds, and now TV opportunities have started to come in. It also feels nice to have an achievement that your granny can understand. I can show her as many viral videos as I like, and it still won’t make sense to her. But if I say, ‘Oh, I recorded 8 Out of 10 Cats Does Countdown recently,’ she’ll go, ‘Oh, I watch Countdown!’ [laughs]

Your new show also looks at whether comedians should be activists or use their platform for good – do you have a responsibility to tackle political and social issues?

I think there’s a lot of conversation in the art world generally about artists as activists, and whether all art has an obligation to be politically engaged. I’m probably not somebody who believes that, but I do think if the art of stand-up comedy is talking to an audience for 60 minutes – or whatever it is – I struggle to talk to my friends for 60 minutes without Palestine coming up, or Ukraine, Aside from Cats Does Countdown, have you or something horrendous happening somewhere been working on any other TV projects? in the world, and us wrestling with questions like, We’re working on a few things, like building up Everything’s what can we do? He hasn’t had what you’d call mainstream success – TV, awards, The Philharmonic Hall is such a gorgeous venue as well. I Edinburgh Fringe – but I don’t know what’s more mainstream than performed in the small side room last year, and I remember seeing selling out arenas in every city in the country.

I don’t think I even know what ‘mainstream success’ really means Coming from a classical music background, it’s an incredible space – anymore, because a lot of TV shows don’t pay as much as they used to, I’ve listened to recordings of Shostakovich symphonies that were made and fewer people watch them. You can’t really build a touring career in that room. Now, I’m going to be performing there myself. It YM Liverpool 5

feels completely surreal. I’m trying to hang on to how incredible some of these links are and remind myself: if five years ago someone told me I’d be performing in the Philharmonic, I would have bitten their hand off for the opportunity.

With everything you’ve got planned this year, will you still have time to record your weekly podcast, Mike & Vittorio’s Guide to Parenting, with fellow Irish comedian Mike Rice?

It’s still going strong! We’re figuring out [when we can record episodes], there’s a lot of admin involved. You start comedy thinking, ‘I hate admin, I don’t want a proper job’, and then suddenly you’ve got spreadsheets for everything – [it’s like] ‘Mike, when are your tour dates? When are my tour dates? When can we record the podcast?’ It’s a lot to juggle.

One of the privileges of being a comedian is seeing every little nook and cranny of the UK – Liverpool really stands out.

But yes, the podcast is going strong. Despite it being called Mike & Vittorio’s Guide to Parenting, neither of us have kids, and we don’t actually talk about parenting at all. The secret is we were just trying to attract an audience of young mums – and it’s going rather well actually [laughs].

It’s often said that the Irish and Scousers are very similar – do you feel that when you’re here, or is it a bit overplayed?

Yeah! It’s the 33rd county! It just has such an Irish feeling to it, with the pubs and the overall vibe. I always say it’s not distinct but if you ask somebody from Limerick if Belfast feels Irish, I’m sure they’d say it’s not exactly the same Irish as them. But Irish can mean lots of different things, and I think Liverpool is such an impressive place in so many ways. It marches to the beat of its own drum, and I love how independent so many of the shops, bars, and restaurants are.

Liverpool really stands out. A lot of cities feel the same now – it’s a Starbucks, a McDonald’s, a Subway – and yes, there are streets in Liverpool like that too. But there are also so many unique spots where you think, ‘They don’t have this anywhere else’. Although I’m starting to get annoyed that my cool Liverpool recommendation, ‘Go to Mowgli, it’s great’, has now become far too mainstream [laughs].

Caught drink/drug driving – consult the legal experts Emma Smith, director from Paul Crowley & Co Solicitors’ crime department, explains the legal process of being charged with a drink or drug driving offence and what a conviction could mean for you

I

n England and Wales, Ministry of Justice data shows over 50,000 drink‑ driving convictions each year, with a significantly higher risk of fatal collisions when alcohol or drugs are involved.

UK police report over 40% of roadside drug‑wipe tests are positive. Both offences can lead to serious accidents, a driving ban, heavy fines or a custodial sentence.

What is the drink driving limit?

The drink driving limit in England and Wales is 35 micrograms of alcohol per 100 millilitres of breath or 80 milligrams per 100 millilitres of blood.

However, the level of alcohol in your blood can be affected not just by how much you drink, but a range of other factors, such as your age, weight, and diet. Therefore, it’s impossible to know whether you would be considered over the legal limit after drinking, so you should avoid driving altogether if you’re planning on drinking alcohol.

What are the limits on drug driving?

The drug driving limit depends on which drug has been taken, but if you are found with drugs in your system you won’t be charged if it is an amount below the legal limit.

Here is the limit for some common drugs in micrograms per litre of blood: • Cocaine: 10 µg/L • Cannabis/Delta-9tetrahydrocannabinol: 2 µg/L • Ketamine: 20 µg/L • Heroin/diacetylmorphine: 5 µg/L • Clonazepam: 50 µg/L • Diazepam: 550 µg/L • Methadone: 500 µg/L • Morphine: 80 µg/L • Amphetamine: 250 µg/L

What happens if you are caught drink or drug driving?

If the police have a reasonable suspicion that you might be driving under the influence of alcohol or drugs, they have the power to ask you to pull over and take a breathalyser or drugs test. If you refuse to provide a specimen for testing (unless you have a reasonable excuse), you could be arrested. If you are found to be over the legal limit you will be taken to the station and re‑tested. If you fail the second test, you will be charged with an offence.

What is the penalty for drink or drug driving?

If you are charged with driving whilst under the influence of alcohol or drugs, you could be facing up to 6 months imprisonment and an unlimited fine, as well as a minimum compulsory driving ban of 12 months if it is your first time, or 3 years if you’ve already been convicted of drink driving within the past 10 years. However, if you’ve been charged with drink driving you may be able to reduce your driving ban (by 25%) by completing a drink driving rehabilitation course.

A drink or drug driving conviction can have other consequences too. You could struggle to get insurance and have to pay more, have difficulties travelling to certain countries like the USA, and even be unable to work if you usually drive for your job.

Residents could go 10 years without utility bills in sustainable new builds OCTOPUS ENERGY, the UK’s largest energy supplier, and Barratt Redrow, the UK’s largest housebuilder, have joined forces to bring energy-bill-free living to households across the country.

The landmark deal will combine Octopus’ Zero Bills tariff with Barratt Redrow’s construction expertise to create high-quality, sustainable homes, where residents won’t pay a penny for their home energy bills for 10 years.

Launched in 2022, Zero Bills is the world’s first tariff that lets customers move into homes packed with cutting-edge green tech – including a heat pump, a battery and solar panels – with no home energy bills for at least 5-10 years, guaranteed.* As a first step in the partnership, Octopus and Barratt Redrow will roll out 54 Zero Bills homes across two sites in Bedfordshire and Gloucestershire. The first homes will be completed in 2026, and both partners are already exploring further potential Zero Bills sites across the UK. Octopus Energy aims to deliver 100,000 Zero Bills homes by 2030, and has already rolled out the initiative in Germany, France, New Zealand, as well as the UK.

A new year is the perfect excuse to drink a little more adventurously. From gentle reds and great-value Champagne to misunderstood fizz and a bright English white, Jane Clare and Liverpool’s wine insiders share their tips for pushing your palate in 2026

he clocks tick by and we’re in 2026. How did that happen? And how are your resolutions holding up? My main resolution is to continue discovering wines, which isn’t exactly a chore. Perhaps I can encourage you to do the same. I’ve asked some of my wine buddies in and around Liverpool to help me – to help you – to push your wine boundaries in the new year. And I’m going first!

It’s affordable too, with good Chiantis not costing the earth and those from the village of Montepulciano offering superb value.

But if the occasion calls for it, the lofty Brunello offerings from Montepulciano needs to be enjoyed when you can!

Don’t be scared of reds: If you’re nervous about stepping away from your white wine comfort zone, then the last thing you want to be sipping is a big bold red with high tannins and lots of oak. Styles of wine you can go for include a pinot noir or Beaujolais villages. If you’re a lover of bold reds then a glass of pinot, with its low tannin, elegance and red fruits, might not be to your taste but if you’re just beginning with red styles, then it’s a way to go. And a Beaujolais is made in such a way that the wine is all about the fruit, gentle tannins and a soft character. Both wine styles will treat your palate gently if you’re not used to red wines.

Beginners try the main grape varieties: This will help people understand varietal styles to enjoy, says Chris Dace. Try the main grape varieties, such as merlot, pinot noir, cabernet sauvignon and shiraz for reds and chardonnay, sauvignon blanc, riesling and pinot grigio for whites. A starting point for pinot grigio lovers would definitely be a Picpoul de Pinet. From the sunny south of France, it offers all the racy and zesty flavours that pinot grigio gives but with greater complexity due to its coastal location. It can transport you to warmer climes in winter!

A white instead of sauvignon blanc We quite often serve an English bacchus, says Charlotte Jones. We’ll try it instead of a New Zealand sauvignon blanc, especially in asparagus season as it’s such a joyful match. So, if you want to dip a toe into English wine, and love a fresh and zesty new world sauvignon blanc then keep an eye out for bacchus, you’ll find wines such as Chapel Down in the supermarkets.

Q&A: Claire Jarvis

Managing Director, David Wilson Homes North West From 21-year-old sales advisor to one of the UK housebuilding sector’s few female managing directors, Claire Jarvis of David Wilson Homes shares her career journey, perspective on current market challenges and opportunities, and how parent company Barratt Redrow is shaping the future of homes through innovation and sustainability How did you first get into housebuilding, and what key moments have shaped your career and the way you think about homes?

I’ve been in the industry for over 25 years and grew up on new build developments, which I loved. One day, while chatting to a sales advisor, they said, ‘I think you’d be good at this’. So I came into the industry as a sales advisor. At the time, I was considered quite young for the role, because there was a stereotype that sales advisors were older women. The sales manager who interviewed me said, ‘You’re a bit young, but there’s something about you, so we’ll give you a go’.

I was 21.

I started as a sales advisor and worked my way up through the industry. I was fortunate to begin with a PLC housebuilder, then moved to Knight Frank, followed by Crosby Homes, which was heavily involved in the regeneration of Manchester after the bomb.

It was a phenomenal time to work in the city centre and witness its transformation. I later returned to Knight Frank in Liverpool, running the residential office for 12 months.

I then moved back to the developer side.

While I enjoyed agency work, the developer side allows you to control decisions, drive change, and see the legacy of what you create.

I’ve been a managing director for six years – three and a half with Redrow and the past two and a half with Barratt Redrow.

At Barratt Redrow, we now have five female MDs, which is almost unheard of in our industry – I believe we have more female MDs than any other housebuilder. When I was at Redrow, I was the only female MD and, I think, the first. It’s fantastic to sit around the board table with other women.

How would you describe your experience progressing through the housebuilding industry?

I’d always aspired to senior roles, because when I started, there were very few women in those positions. Now, I see myself as someone who can inspire others, showing that with drive, commitment, and opportunity, success is possible. It’s great to be a role model for females in the industry – something I didn’t have when I started.

There are more female site managers and engineers now, and people are seeing that these roles are accessible. We’re also seeing a tier of more senior line managers coming through, which means we’ll continue to see more senior women in the industry.

Could you give us your outlook on the new build market here in the North West?

It’s a very competitive market. There are a number of housebuilders operating across the North West because it’s such a popular area.

We’re doing everything we can to remain strong in the market, but it is challenging.

There are a lot of people who want to move and want to purchase, but there isn’t enough support for first-time buyers. That support is critical to keeping the whole market moving – not just first-time buyers coming through the door, but also those buying on the second-hand market, which then allows second steppers to move up. At the moment, the key issue for the North West housebuilding market is securing support for first-time buyers.

This is the first time we’ve seen a period where government support for first-time buyers – such as Help to Buy or shared equity schemes – is not in place. We’ve had the Budget, and while there were no surprises for housebuilders, we would have liked to see some form of first-time buyer support included. At the moment, that support simply isn’t there, and that’s creating challenges for people trying to get onto the ladder for the first time, or move up it.

We have seen some very positive changes to the planning system – the most proactive we’ve seen in a long time – but those changes aren’t yet being felt on the ground. It’s likely to be another 18 months before we start to see a real impact. In the meantime, the question is what can be done now to stimulate the market? Without first-time buyer support, we’re just not seeing that momentum.

Are there opportunities emerging despite these challenges?

With the introduction of grey belt land, sites that previously wouldn’t have been considered are now viable. In the past, we wouldn’t have taken some of these sites to planning because they would have been refused, whereas now there’s a more pragmatic approach. However, while the policy direction has shifted at government level, local planning authorities don’t yet have the resources to process applications quickly enough.

As a result, all housebuilders – including ourselves – are submitting large numbers of applications, but until local authorities are properly resourced, they simply can’t cope with the volume. Until that happens and applications start moving through the system more efficiently, we won’t see those new homes delivered on the ground. And that’s the real frustration, because the demand is absolutely there.

Where do you think the government could provide more support to help the housing market?

There definitely needs to be more support for first-time buyers. While lenders have adjusted loan-to-value rates, the real challenge is deposits. For people in rented accommodation, saving a deposit can be extremely difficult, which is why shared equity schemes have worked so well.

Under those schemes, buyers typically only needed a 5% deposit, with the remainder supported through a shared equity loan – such as Help to Buy – which was then repaid over time. In effect, it gave people what was almost an interest-free loan for the first five years, allowing them the breathing space to build up financially and eventually repay the equity loan. That support gave people a real opportunity to get onto the housing ladder.

The scheme was very popular and, importantly, it also generated significant

returns for the government through the repayment of equity loans. That’s the type of support we would have liked to see referenced in the Budget, particularly given the strong emphasis on housebuilding and the government’s ambition to deliver 1.5 million new homes over this Parliament.

Are there any successful schemes Barratt Redrow has in place to support buyers in the North West?

During COVID, we strongly recognised key workers through our Key Worker Deposit Contribution Scheme, and we saw a real uptake in sales at that time because of the support and the profile we gave the initiative.

Since then, we’ve reviewed the scheme’s eligibility and expanded it in terms of who we offer it to. Affordability is key – there are many people who want to buy but can’t.

That key worker scheme really resonates with people. We see a lot of nurses, doctors, police officers, firefighters, and teachers buying through the scheme.

What are Barratt Redrow’s new development plans for 2026 in the North West?

We’ve got some really exciting schemes coming through. We have a strong development at Sundial Place in Thornton, which continues to be very popular, and we’ve delivered a significant number of homes across this area and in Formby. The wider Sefton area remains a key location for us.

We’ve also recently secured planning for a major development in Kirkby, which forms part of the regeneration of the town centre.

The scheme will deliver around 800 homes, across David Wilson Homes and Barratt, alongside a private rented element. It will be genuinely transformational.

We’ve worked closely with the Liverpool City Region on that project, with grant funding in place as it’s a brownfield site.

owned land available and prioritising viable development projects.

I think this is one of the real strengths of the North West. The presence of city region mayors gives the area an advantage that others don’t always have. With leaders like Steve Rotheram and Andy Burnham, there’s a very proactive and ambitious approach to housebuilding targets, regeneration, and unlocking council land, alongside investment in infrastructure. There’s also a strong focus on improving links between Liverpool and Manchester, which only strengthens the region further.

With ambitious housebuilding targets from the government, how is Barratt Redrow addressing both workforce and construction challenges?

One of the major challenges for the industry is how we bring more people in to build the homes we need. We do a significant amount of work with schools and colleges, focusing on engagement and encouraging people into the industry. We also work closely with the Home Builders Federation (HBF) and the National House Building Council (NHBC) on this, but there is still a real skills shortage. Working more closely with local authorities to expand apprenticeships and create clearer pathways into the industry is going to be critical.

We have strong partnerships with our core subcontractors, but if the industry is to deliver on the government’s 1.5 million new homes target, we need a much larger workforce. Alongside that, we’re increasingly looking at modern methods of construction (MMC). This includes exploring different approaches to energy efficiency and reducing carbon emissions, but also addressing skills shortages in traditional trades, such as bricklaying, by adopting alternatives like panelling, modular construction, and timber frame. We have two timber frame factories, and from both a sustainability and efficiency perspective, this works extremely well for us.

What other initiatives is the company driving to shape the future of housebuilding?

We’re working in partnership with the University of Salford on Energy House 2.0 (pictured inset), which is the UK’s largest energy research project. Over the past 18 months, the team has been testing heating systems to identify which solutions heat homes most effectively at the lowest cost, while also researching how to create homes that are airtight yet breathable.

We’re sharing the findings across the industry – with other housebuilders, SMEs, and partners – because it’s for the good of the sector as a whole. We’re already applying those learnings on developments across the country, building at scale using modern methods of construction and designing to the Future Homes Standard ahead of the regulations being formally released.

While the work at Energy House is still in its early stages, the scientific data we’re generating is genuinely industry-leading.

Money raised for Jota mural to support grassroots football programme Artist Paul Curtis unveiled plaque beside painting on Lyon Street to recognise those who contributed to fan-led fundraising effort EXTRA FUNDS RAISED by supporters to create a mural in honour of Diogo Jota and his brother, Andre Silva, will help fund a new grassroots football programme in his name, delivered by LFC Foundation.

Liverpool artist Paul Curtis, who has painted more than 250 public artworks across the Liverpool City Region – including portraits of Bill Shankly and the late Hillsborough campaigner Anne Williams – set an initial target of £2,000 to cover the costs of the mural.

Supporters reached that total in just 35 minutes. Donations continued at pace and the crowdfunder had totalled more than £26,000 at closing. After covering the crowdfunder fees, material expenses and

the cost of the plaque, the remaining amount of £23,924 will be donated to LFC Foundation, the club’s official charity, to support the new grassroots programme.

It now means that more than £250,000 has been raised to date to help fund the grassroots football programme in Jota’s name and run by LFC Foundation.

The majority of the funds raised have been from fans paying tribute by having ‘Diogo J. 20’ printed on the back of their shirts in official club stores or through the online store.

All profits from both the back-of-shirt printing and tribute go directly to LFC

Foundation, to establish and maintain the new grassroots football programme. Further details about the programme will be shared in due course.

Alongside the grassroots football programme in Jota’s name, the club has also shared details of other lasting tributes.

The thousands of floral tributes left outside Anfield in July have been composted and will be used in flower beds across all club sites – including Anfield, the AXA Training Centre and AXA Melwood Training Centre.

Other items left at the stadium will be recycled by a specialist company and used to create a permanent memorial sculpture, which will become a future focal point of remembrance at Anfield.

Funding boost expands Youth Empowerment Scheme across Merseyside Recipients include ‘Goals for Girls’ programme in Toxteth and Autism Adventures Training CIC in Speke–Garston THOUSANDS OF YOUNG PEOPLE across Merseyside will gain access to new opportunities and activities designed to keep them safe, thanks to an additional £200,000 investment in the Youth Empowerment Scheme (YES).

The money, provided by the Merseyside Violence Reduction Partnership (MVRP), is being used to expand and boost the 27 existing YES projects and fund 18 new initiatives, enabling grassroots organisations to deliver more sports, digital and creative projects, and mentoring and wellbeing programmes, all focused on preventing crime and helping young people to thrive.

The YES was launched by the Merseyside Police and Crime Commissioner (PCC) Emily Spurrell, and the MVRP in 2024 to tackle the root causes of violence by creating more safe spaces and positive opportunities for young people in the heart of their communities.

Among the recipients of the new funding

are TARGET Football CIC in Toxteth, which will use its £5,000 grant to deliver the ‘Goals for Girls’ programme, creating pathways for girls and young women aged 11–24 to get involved in football as players, volunteers and coaches. In Norris Green, Kinship Carers will receive £7,500 to deliver tailored activities and mentoring for young people growing up in kinship families, helping them build confidence and stability in challenging circumstances.

Other newly-funded projects include Autism Adventures Training CIC in Speke– Garston, which will offer a youth club and volunteering opportunities alongside mentoring and practical safety strategies for neurodiverse young people. While in Birkenhead and Tranmere, Youth Federation will carry out targeted engagement with young people who are not attending school or have been suspended or excluded to get them back in class and on track.

With more than 20 years’ experience across property, construction and project management, Kayleigh Wright brings a structured, hands-on approach to lettings in Liverpool. As a local landlord and partner agent with The Letting Experts, she shares her insights on running better-managed rentals, supporting tenants, and preparing for the biggest regulatory changes the sector has seen in decades Firstly, can you tell us a bit about yourself and your work history?

I moved to the fantastic city of Liverpool over 20 years ago and started my career as a property and infrastructure apprentice at BT, managing its buildings across Merseyside and beyond. That led me into project management and construction within the data centre industry – where delivering on time, managing risk, coordinating contractors and communicating clearly are essential every single day.

Alongside that, I built and managed my own property portfolio – and discovered a genuine passion for helping turn houses into homes. My partner and I currently live in the Knowsley area and hope to invest in further property to renovate.

How have your previous roles in construction and data centre project management shaped your approach to lettings and property management?

This taught me many things, but key points would be planning prevents problems and reduces risk, good communication matters, and quality control is everything as small issues become big problems if ignored. Having a good network of contractors behind you is also important, as you never know when 24 YM Liverpool

I run lettings like a well-managed project: organised, proactive, compliant, keeping people informed, and always focused on safe, positive outcomes.

Can you tell us about how you first got involved in property, and managing your own portfolio?

Like many landlords, it started with one property. I bought my first home, later rented it out, and quickly realised that managing tenants, maintenance, compliance, and finances requires far more attention than most people realise.

Over time, I added more properties and refined a system that worked. That realworld experience means I understand what keeps landlords awake at night – because I’ve been there.

When and why did you decide to become a letting agent?

After 20 years in the world of telecoms and data centres I felt I needed a change, and last year I made that happen. The decision really came from three things: 1. My positive experience managing my own properties 2. The frustration landlords and tenants feel with poor service

3. Could you outline the key services you offer landlords and tenants through The Letting Experts?

I offer a comprehensive lettings and property management service designed to support landlords at every stage. The lettings sector in the UK is facing significant reform with the Renters’ Rights Act now on the statute book.

What are the key changes landlords and agents should be preparing for?

The Renters’ Rights Act represents the biggest shift in lettings regulation for decades. The key reforms include the abolition of Section 21 ‘no-fault’ evictions, a move toward assured periodic tenancies, tighter rules around rent increases, new possession grounds that must be clearly evidenced, and the introduction of both a national landlord portal and a mandatory redress scheme.

Another important change is around pets: tenants will be able to request permission to keep a pet more easily, and landlords will need a reasonable justification to refuse. Together, these reforms place greater emphasis on compliance, documentation and communication – and the landlords who prepare early will be in the strongest position.

How do you expect the abolition of Section 21 ‘no-fault’ evictions and the shift to assured periodic tenancies to affect landlords’ strategies and decision-making?

It will require landlords to be more structured and compliant, rather than relying on ‘no-fault’ notices. We’ll likely see stronger tenant referencing, more emphasis on tenancy agreements, careful documentation to evidence possession grounds, greater demand for good professional management, and landlords focusing on long-term tenancy sustainability. Good landlords already operate this way – the reforms formalise best practice.

What will these reforms mean for tenants in practical terms?

Positives for tenants include increased security and stability, clearer rights, and improved property standards. However, there may also be challenges such as stricter affordability and referencing checks, landlords being more cautious

about tenant selection, and some landlords choosing to exit the market – potentially increasing rent pricing if property supply reduces.

How are you advising your clients to prepare for the Renters’ Rights Act reforms going live in May? My advice is: prepare now, not later.

I’m encouraging landlords to review tenancy agreements early, understand the new possession grounds, keep compliance 100% up to date, document inspections, communications and repairs, plan structured rent reviews, and ask questions – do not wait until May! Also take out rent and legal protection as you cannot foresee issues or guarantee a

good tenant will remain a good tenant.

Good planning now prevents panic and issues later.

How has your experience as a private landlord shaped the service you now provide to clients?

It’s shaped everything. I understand the financial pressures, the importance of reliable tenants, and how stressful unexpected issues can be. I’m proactive, empathetic and focused on protecting landlords while being fair to tenants. I treat every property like my own – and I’m honest about what will work, not just what people want to hear.

What are some of the ways that you ensure each property you manage stands out in a competitive rental market?

Presentation and process matter enormously. I use high-quality

photography, video tours, floorplans, strong descriptions and realistic pricing.

I also advise on small improvements that add value, run targeted local marketing on social channels as well as all the main property portals, and I pre-qualify applicants – which reduces voids and attracts better-matched tenants.

How does your extensive local knowledge of the city and its surrounding areas benefit landlords and tenants you work with?

It’s key. I understand rental demand, school catchments, transport links, local amenities, regeneration areas and realistic rent levels across Liverpool and the surrounding areas.

For tenants – it helps find the right neighbourhood.

For landlords – it means smarter pricing, better investments and quicker lets.

I also support local communities by promoting independent businesses through tenant welcome hampers. Liverpool isn’t just where I work – it’s home, and it’s important to support one another.

LJLA breaks all-time record for passenger numbers Service expansion and infrastructure investment contributed to milestone year LIVERPOOL JOHN LENNON AIRPORT (LJLA) handled over 5.6 million passengers in 2025, making it the busiest year in the airport’s 92 year history, having exceeded its previous record of just over 5.5m passengers set 18 years ago in 2007.

The airport saw growth in passenger numbers and services throughout 2025, with many months breaking previous all time records and following one of the busiest Decembers for the airport, annual passenger totals for 2025 were 11% up on 2024.

The continued expansion of services with the airport’s three main operators easyJet, Ryanair and Jet2 throughout the past 12 months, all contributed to LJLA’s record breaking year.

2025 also saw a number of passengerfocused improvements at LJLA, including the installation of new-generation security equipment, the completion of an 18-month, multi-million-pound programme to upgrade food and beverage facilities in the Departure

Lounge, and the opening of an expanded Aspire Executive Lounge last autumn.

Carrot tarte tatin In this meat-free marvel, beautifully sweet carrots are balanced by a punchy garlic and herb dressing. Serve the tart warm or later at room temperature

PREP 30 mins | COOK 1 hour 5 mins | SERVES 4 INGREDIENTS

• 2 tbsp maple syrup

• Plain flour, for rolling

• 35g unsalted butter

• 500g puff pastry block • 2 tsp rose harissa paste • 650g Waitrose Duchy Organic British Carrots, peeled • 30g blanched hazelnuts, halved • 1 tsp caraway seeds • 1 tsp nigella seeds • 1 tbsp olive oil

For the dressing: • ½ x 25g pack coriander, leaves and stalks finely chopped • 1 clove/s garlic, crushed • ½ unwaxed lemon, zest plus 1 tbsp juice • 2 tbsp extra virgin olive oil

METHOD 1 Preheat the oven to 220°C, gas mark 7. On a lightly floured surface, roll out the puff pastry to the thickness of a £1 coin and trim to a 28cm circle. Lift the pastry onto a baking tray lined with baking parchment and spread with the harissa paste, leaving a 3cm border.

Chill until needed.

2 Cut the carrots in half lengthways (or quarter them if thick). Put in a large roasting tin with the hazelnuts, seeds and olive oil. Season and toss to combine. Arrange in a single layer, cover with foil and roast for 25-30 minutes, or until the carrots are cooked but still have some bite.

3 Put a 23-25cm heavy-based ovenproof frying pan over a medium heat and add the maple syrup and butter. Swirl the pan until the butter has melted then tip in the roasted carrots. Turn to coat in the butter, then arrange them so they fit snugly in the pan. Remove from the heat and drape the pastry over the carrots, harissa-side down, tucking in the edges around the filling. Transfer to the oven and cook for 25-30 minutes until golden and crisp.

4 Leave to stand for 2 minutes before carefully turning out onto a serving board or platter. Meanwhile, combine the ingredients for the dressing and season, then spoon over the tart to serve.

Weather the weather Heather Marsh shares her guide to making the most of winter – from enjoying frosty landscapes and growing hardy herbs to cooking comforting one-pot meals and helping garden birds thrive during the colder months

WITH THE CHRISTMAS FESTIVITIES now done and dusted for another year, and despite the fact that I’m still eating my own body weight in mince pies, I should start by wishing you all a happy, healthy and greenfingered New Year.

Right now, though, it’s very much all about the weather and, without sounding instantly dismissive, January can be a stark month – generally dark, cold and miserable. If I’m being brutally honest, it’s not one I’d choose to start a new year with.

With the recent cold snap reminding us that we are firmly in the depths of winter, I’ve decided that instead of sinking into despair or making New Year’s resolutions I can’t keep, it’s time for a bit of stocktaking and inner reflection. We all know that the weather plays a major role in what we can and can’t do at this time of year. That means accepting that hunkering down when we need to isn’t a bad thing, and that getting outdoors when we can – and making the most of it – is the simple key to getting through.

Here are some of my tried-and-tested winter tricks to help you along the way. Why not give them a go?

Right now, nature can still prove to be an ever-ready tonic for our wellbeing – exhilarating and uplifting if we only give it the chance. So, on those days when Jack Frost is about but the sky is blue and the air crisp and clear, try to take full advantage and get outdoors.

The benefits of taking the time to appreciate the beauty of a frosty winter’s day are second to none. Try to find a moment to admire the newly formed frozen details around you and make the most of the serenity they bring. Stepping out into that crisp, white stillness can offer instant peace and tranquillity, so savour it while you can.

This frozen landscape is nature’s winter wonderland – fleeting, yet truly spectacular.

Why not embrace it? I guarantee you’ll feel better for it, and with so much to see and relish, perhaps take a few photos too. There’s nothing nicer than curling up later by the fire, snug and warm, admiring nature’s frozen delights – not only those you were lucky enough to witness, but those you managed to capture on camera as well.

Getting outdoors as much as possible isn’t just about aesthetics. When the sun shines, natural sunlight is our primary source of vitamin D, a nutrient crucial for proper immune function and mood regulation, particularly during the winter months. Lack of natural light can actually lead to vitamin D deficiency. Just twenty minutes a day spent outside in natural light has been scientifically shown to lower stress levels and promote relaxation – definitely worth it in my book.

If there’s a lesson that gardening teaches, it’s to be optimistic and hopeful. Everything we plant is a positive investment in the future.

Seizing the day is a wonderful way to start, so when the sun shines, wrap up warm, pull on your boots, and get outside.

With few plants remaining hardy during the

coldest months of the year, winter herbs are among those I simply wouldn’t be without. These plants are not only easy to grow but also earn their keep right now. Beyond their culinary uses – adding flavour and aromatic seasoning to all kinds of cookery – their medicinal properties are an added bonus.

Why not try growing a small selection of herbs together in a single container, particularly during winter, and positioning it near the kitchen door or somewhere easily accessible? This way, when you need a quick snip, you won’t have to venture out into the north wind

and risk wet slippers.

Don’t worry about these herbs surviving the cold weather – they are among the toughest of plants. As long as the pot has good drainage to prevent waterlogging, these hardy plants will happily look after themselves. Choosing a sunny, sheltered spot helps, and elevating containers on pot feet or bricks improves drainage and avoids root rot.

There are plenty of classic herbs to see you through the winter months, including rosemary, sage, parsley, thyme, and mint. Bay trees make an excellent specimen shrub, particularly in winter.

Often grown as lollipop standards, their flavoursome leaves can be added to winter stews and casseroles. These plants come in all shapes and sizes and can really brighten up any bare patio during this time of year.

One pot roast chicken with winter herbs and garlic When the weather turns bleak and you’re craving the ultimate comfort food, give this recipe a try – it won’t disappoint, I promise.

Don’t be put off by the number of garlic cloves; slow roasting mellows the garlic, bringing out a sweet nuttiness that, combined with winter herbs, makes this dish absolutely delicious.

INGREDIENTS • One oven-ready chicken (size depending on the number you are serving) • Four teaspoons of olive oil

Garden bird fat balls

• Sprigs of fresh parsley, rosemary and thyme

Leaving extra food for garden birds is crucial during the winter months, particularly during prolonged cold snaps. When the ground is frozen, it becomes much harder for birds to dig for worms and grubs, making high-fat food an essential way to help them maintain their energy reserves and survive the cold.

Smaller birds are especially vulnerable – my favourites include blackbirds, blue tits, and robins. During winter, garden birds need to feed at an accelerated rate, with some species consuming up to 30% of their body weight during daylight hours just to survive the long, cold nights.

With many garden bird populations having declined over the past 25 years, every little bit helps. Here’s a simple recipe for making fat balls – an inexpensive and effective way to provide the nutrients our feathered friends need to get through the winter.

INGREDIENTS

METHOD

• Suet or lard

1. M ix one part of the dry ingredients with two parts of melted suet or lard.

• Sunflower seeds • Raisins or sultanas

2. Using your hands, squeeze the mixture together and roll it into balls.

• Grated cheese • Chopped dates • Assorted nuts (unsalted) • Uncooked oats • Wild bird seed (shop-bought)

3. Leave the balls to set in the fridge until firm.

4. Once hardened, place them into wire bird feeders.

• 15 cloves of fresh garlic, whole but peeled • One packet of dried sage & onion stuffing • 400g banana shallots peeled and split in two lengths • Sea salt and ground pepper for seasoning METHOD 1. Preheat the oven to 160°C. 2. Prepare the dried sage and onion stuffing. Stir in a couple of sprigs of finely chopped parsley and thyme, along with two cloves of garlic.

Stuff the mixture into the chicken cavity and place it in a roasting tin.

3. Arrange the shallots and garlic cloves around the chicken, and place a sprig of rosemary into the cavity. Drizzle everything with olive oil and season with salt and pepper.

4. Roast the chicken uncovered for the first hour, watching for over-browning and covering with foil if needed, then continue until the juices run clear when pierced.

5. Remove from the oven and allow to rest before carving. Serve with sautéed or roast potatoes, or simply some crusty bread to mop up the garlicky juices and caramelised shallots.

Legacie acquires Old Trafford office block for £13 million Liverpool-based developer plans to convert Oakland House into 304 apartments REGIONAL REIT has completed the sale of its Oakland House office building in Old Trafford, Greater Manchester, to Legacie for £13 million.

Property lender Together has provided a £10m facility for the Liverpool-based developer, which has had plans approved to transform the 15-storey building on Talbot Road into 304 one and twobedroom apartments.

The development, which will be known as Horizon, sits on a site between Manchester United Football Club’s home ground and Old Trafford Cricket Ground.

Ritchie Watson, corporate sales director at Together, says: “We believe Legacie’s latest development will add to the vibrancy of the area and boost the local economy by providing quality accommodation in the heart of Old Trafford.

“Together is delighted to have been able to provide the short-term finance for the building’s acquisition, allowing Legacie to achieve their property ambitions.”

The Cheadle-based lender, which has a

loan book of £8 billion, has previously funded Legacie’s purchase of development sites and commercial investment properties, including the group’s first Greater Manchester skyscraper, the £85m Embankment Exchange in Salford.

Together has also provided development finance to create 40 new apartments as part of a mixed-use development of apartments above a bar at 1 Union Court, Liverpool.

All-day entertainment venue launches on School Lane Star Pins offers ten-pin bowling alongside a range of other games and attractions A NEW ENTERTAINMENT AND LEISURE VENUE has opened on School Lane, adding to the city centre’s growing range of activity-led social spaces.

Star Pins offers ten-pin bowling alongside a selection of other games and attractions, including ice-free curling, tech darts, karaoke, shuffleboard and an arcade. Food and drink are available throughout the venue, supporting its focus on group visits and extended stays.

The concept, first launched in Coventry in 2024, is designed to operate as a multipurpose space, with a family-friendly emphasis during daytime hours and a shift towards a music-led bar atmosphere in the evening.

The School Lane location previously operated as Roxy Lanes, and has now been rebranded as Star Pins. Both Roxy Lanes and Star Pins are owned and operated by leisure group Professionals at Play.

Matt Jones, chief executive of Professionals at Play, says: “We’re thrilled to bring our newest concept to Liverpool.

“Star Pins is designed to be more inclusive for families during the day, while still delivering that party vibe in the evening. It’s a venue that truly offers something for everyone.”

The city’s two remaining Roxy venues, in the Cavern Quarter and on Hanover Street, will continue to trade as over-18 venues, maintaining a clear distinction between the two concepts.

More than 7,000 ticket-holders enjoyed special screenings at the Mason Street cinema WOOLTON CINEMA CIC has announced that its ‘12 Days of Christmas’ programme raised £60,000, bringing overall fundraising to just under £220,000 – a major milestone in efforts to secure the future of Liverpool’s oldest surviving cinema.

Built in 1927, Woolton Picture House is the city’s only remaining single-screen cinema and is the focus of a campaign to raise £700,000 to purchase and restore the building as a community-owned cultural venue for film, live performance, music and local events.

The festive film programme saw the Mason Street landmark reopen for a limited run of fundraising screenings, welcoming 7,300 ticket-holders across 12 days, complete with 1,500 buckets of popcorn, 2,000 interval ice creams – and even a Christmas Eve marriage proposal.

The event follows the recent milestone £100,000 ’Founder’ donation from Liverpool family business Crampton Brothers Ltd, signalling a wave of support from across the region.

The project, led by Kevin Fearon and Gillian Miller, still has some way to go to reach its £700,000 target by April this year, which includes £450,000 to purchase the building and £250,000 for renovation works.
