Juneteenth

Juneteenth (officially Juneteenth National Independence Day and also known as Jubilee Day, Emancipation Day, Freedom Day, and Black Independence Day)

J

uneteenth is now a federal holiday in the United States commemorating the emancipation of enslaved African-Americans. It is also often observed for celebrating African American culture. Originating in Galveston, Texas, it has been celebrated annually on June 19 in various parts of the United States since 1865. The day was recognized as a federal holiday on June 17, 2021, when President Joe Biden signed the Juneteenth National Independence Day Act into law. Juneteenth’s commemoration is on the anniversary date of the June 19, 1865, announcement of General Order No. 3 by Union Army general Gordon Granger, proclaiming freedom for enslaved people in Texas, which was the last state of the Confederacy with institutional slavery. President Abraham Lincoln’s Emancipation Proclamation, issued on January 1, 1863, had freed the enslaved people in Texas and all the other Southern secessionist states of the Confederacy except for parts of states not in rebellion. Enforcement of the Proclamation generally relied upon the advance of Union troops. Texas, as the most remote state of the former Confederacy, had seen an expansion of slavery and had a low presence of Union troops as the American Civil War ended; thus, enforcement there had been slow and inconsistent prior to Granger’s announcement. Although the Emancipation Proclamation declared an end to slavery in the Confederate States, it did not end slavery in states that remained in the Union. For a short while after the fall of the Confederacy, slavery remained legal in two of the Union border states – Delaware and Kentucky. Those enslaved people were freed with the ratification of the Thirteenth Amendment to the Constitution, which abolished chattel slavery nationwide on December 6, 1865. The last enslaved people present in the continental United States were freed when the enslaved people held in the Indian Territories that had sided with the Confederacy were released, namely the Choctaw, in 1866. Celebrations date to 1866, at first involving churchcentered community gatherings in Texas. They spread across the South and became more commercialized in the 1920s and 1930s, often centering on a food festival. Participants in the Great Migration out of the South

carried their celebrations to other parts of the country. During the Civil Rights Movement of the 1960s, these celebrations were eclipsed by the nonviolent determination to achieve civil rights, but grew in popularity again in the 1970s with a focus on African American freedom and African-American arts. Beginning with Texas by proclamation in 1938, and by legislation in 1979, each U.S. state and the District of Columbia have formally recognized the holiday in some way. With its adoption in certain parts of Mexico, the holiday became an international holiday. Juneteenth is celebrated by the Mascogos, descendants of Black Seminoles who escaped from slavery in 1852 and settled in Coahuila, Mexico. Celebratory traditions often include public readings of the Emancipation Proclamation, singing traditional songs such as “Swing Low, Sweet Chariot” and “Lift Every Voice and Sing”, and the reading of works by noted African-American writers, such as Ralph Ellison and Maya Angelou. Some Juneteenth celebrations also include rodeos, street fairs, cookouts, family reunions, park parties, historical reenactments, and Miss Juneteenth contests. When Juneteenth became a federal holiday on June 17, 2021, it was the first new federal holiday since Martin Luther King Jr. Day was adopted in 1983. YYC

The History Of The National Homeownership Month

M

ost Americans had no way of really owning a home in the 1800s. Mortgages became common only after the U.S. banking system came into being after the 1860s National Bank Acts. During the time of the Great Depression, the banks did not have any money to lend and the average borrower didn’t have any cash. As a result, people couldn’t afford to buy homes, while existing homeowners often failed to pay their debt. To stabilize the housing market, the U.S. government created the Home Owners’ Loan Corporation in 1933, the Federal Housing Administration in 1934, and the Federal National Mortgage Association (now known as Fannie Mae) in 1938. All these institutions took homeownership to new heights and helped prevent a crash in the housing market. What changed the face of the housing industry, along with that of the American economy, was the G.I. Bill of 1944. This bill provided subsidized mortgages for the veterans of World War II. However due to housing discrimination, deed restrictions and redlining prohibited Black from participating in the homeownership boom from the G.I. Bill. From another milestone in the history of American housing came when Congress passed the Fair Housing Act of 1968. The Act was signed by President Lyndon B. Johnson and banned discrimination in housing based on religion, race, gender, and national origin. It came into being

only a few days after the assassination of Martin Luther King, Jr. In its 87 years of existence, the Federal Housing Administration (FHA) has saved America an almost $4 trillion loss of household wealth. It has helped more than 44 million citizens to become homeowners. However, most Black were not among the 44 million citizens who became homeowners because of the discrimination practices that took place in those days, and they were unable to participate in the $4 trillion household wealth that was saved by FHA and Blacks were not among the 44 million citizens who became homeowners. National Homeownership Week began in 1995, which was a strategy of the administration under President Bill Clinton to increase homeownership across America. Later, in 2002, President George W. Bush expanded the period of observance from a week to the entire month of June. National Homeownership Month reinforces the belief that owning a home is one of the steps towards achieving the American dream and retaining sustainable wealth. National Homeownership Month is in June. It celebrates the value that owning a home brings to families, communities, and neighborhoods across America. By becoming a homeowner, people get a step closer to the American dream. This month also shares the joys of being a homeowner, which can encourage others to achieve the same thing. YYC

NATIONAL HOMEOWNERSHIP 5 FACTS ABOUT MONTH FAQS HOMEOWNERSHIP THAT YOU How many homeowners were in the U.S. in MAY NOT KNOW 2020? In 2020, the homeownership rate (proportion of households occupied by the owner) in the United States was 65.8%.

1. The burden of cost persists One-third of America’s 119 million households are cost-burdened, which puts more than 30% of their incomes towards housing charges and costs.

Do Millennials buy houses? Most millennials rent. In fact, with time, more and more millennials are planning to rent forever. 69% of millennials said that they opted for renting because they can’t afford to buy a house.

2. Pay for housing The average American family spends $1,573.83 on housing expenses every month as stated by the 2016 Consumer Expenditure Survey. 3. Equal then, more now If the rate of Black homeownership today was the same as it was in 2000, there would be 770,000 more Black homeowners in America.

What is the average age of first-time homebuyers in the U.S.? 34 years. Since buying a home is one of the costliest decisions, if not THE costliest decision, in the life of a person, the average age of a firsttime homebuyer in America is 34 years.

4. More dropouts than graduates? Homeownership in the U.S. is less for a Black college graduate than for a white high school dropout.

WHY NATIONAL HOMEOWNERSHIP MONTH IS IMPORTANT

5. There is a 30% housing Gap between Blacks and Whites. Only 4 out of every 10 Black Families own the home that they live in. In contrast 7 out of every White Family own the home that they live in, hence the 30% homeownership gap.

1. It’s for a better future Homeownership expands your options for the future. You can plan to sell and make a profit or leverage your home equity and pay for other big expenses.

2. It’s for the benefit of a community Homeownership is closely tied to the economy. When home sales rise, jobs go up too. And together, these forces contribute to a stable economy on the local-, state-, and national level. 3. It’s for a sense of belonging Homeownership gets a person more invested in their community. Getting involved in activities and volunteering for charity and other events adds to a sense of belonging that is much greater than for a person who is just renting.

Ben Slayton, a 55-year veteran of the mortgage industry who has built several mortgage and mortgage-related companies and sold them to publicly traded companies. Today, Ben is the President and CEO of LEGACY Home Loans, a Mortgage banking firm whose Mission is to increase the homeownership of Black Americans. Slayton was also the first Black REALTOR® in America in 1964, the first Black owner/broker of a CENTURY 21 franchise in 1968, the first of (any race) to be approved as a Freddie Mac Multifamily Program Plus Seller/Servicer in the U.S. in 1986, and he’s a member of the Panorama Mortgage Group, LLC Board of Directors which oversees 8 different mortgage brands.

Nick Gouche’ Sr. Vice President & National Production Manager Nick Gouché is one the most accomplished Mortgage Bankers of the past decade. Shirley M. Miller MBA Vice President of Operations Shirley Miller was born in a small town in rural Texas. She is a mother of four (one daughter and three sons), she is a grandmother of fourteen (five granddaughters and nine grandsons) and a great grandmother of two granddaughters which all of which she considers her greatest gifts therefore has a strong sense of family values. Ms. Miller has a tenue of 40+ years in the mortgage industry starting out as a receptionist. She obtained her first designation with FHA as a direct endorsement underwriter in the early 80’s. In the early 90’s she owned a mortgage brokerage with a staff of fifteen people consisting of loan officers, processors, closers and a receptionist. She obtained all designations for Conv, FHA, VA, Jumbo. USDA and Non-QM mortgage programs. Positions she held in this industry are processor, processing manager, underwriter, VP of underwriting, regional underwriting manager, operations manager, sales manager and Head of Underwriting & Closing. After all her family obligations were depleted (the children were all on their own), she decided to go to college for the first time in 2009 and by 2012 had earned a BA in Business. In 2014 she obtained her MBA in Business with a 3.8 GPA. Ms. Miller created a personal mission of dedicating a strong commitment her grandmother taught her at an early age, keeping her word. Her goal is to educate under privileged high school graduates and existing young people in the mortgage industry to become support staff for loan officers, Jr. processors, processors and underwriters, shippers, and insurers in the mortgage industry. She has a plethora of experience in developing processing and underwriting loan flow standards for all Single-Family lending platforms. She also has experience in all lending guidelines, Conv, FHA, VA, Jumbo. USDA and Non-QM mortgage programs.
