CURRENT REAL ESTATE UPDATE As we move into 2021, it is a good opportunity to look back at 2020 and all the ups and downs in the real estate market. With interest rates at all time lows, buyers have jumped into the market looking to purchase their first home or just move up to a larger one. This has pushed to pricing upwards to all time highs and left very little inventory for these buyers. The listing inventory has fallen but sales pendings have risen so the supply and demand system has continued to push prices up. With approximately 10-12% appreciation taking place in Yamhill County. RMLS recorded the lowest inventory in December that has ever occurred in RMLS history. The average sales price ending out the 2020 year was $432,500. This has left our first time buyers scrambling for homes under $350,000. Multiple offers have become the norm and homes selling well above the list price is a every day occurrence. On the other side of this is those that have lost jobs and had to put their mortgage payments in forbearance with their lender. First, let’s look at the difference between forbearance vs deferment. Normally forbearance is putting a temporary hold on mortgage payments with the balance of those payments due at a point in the future. Deferment is moving those payments to the tail end of the mortgage. Both will continue to accumulate interest on the total mortgage amount but will keep credit from being dinged in the process. The big question we have yet to see an answer too is will this push more foreclosures into the market in the soon future. There is a difference of opinion on this with many economists divided on how this will shake out.
