EDITOR’S NOTE

And here it is – the highly anticipated 8th edition of Property360Digest e-magazine. It took us a while with this issue due to the ups and downs of the second Movement Control Order and the various changing SOPs that were in place. Nevertheless, we have braved through all the red tape and brought you an exciting issue filled with juicy content that will keep you reading for hours.

As we have finally moved away from an MCO state to a Controlled Movement Order, many have gone back to their regular lives (to a certain extent). However, I would like to take this opportunity to remind everyone that the fight against this dreadful disease is far from over. As a blessing, the vaccine has come into play, and hopefully the number of new cases drop significantly in due time. Having said that, I pray that everyone abides by the given SOPs and still practice safe distancing and proper hygiene in this battle against Covid-19 – think of your family and loved ones.

In this issue of Property360Digest e-magazine, we take you on a trip to Sendayan as we review an exclusive development there called Cadena @ Ara Sendayan, then to Anantara Desaru Coast Resort & Villas to enjoy the scenic beauty of the ocean and end up at the Luxury Surf Villas at Lombok, Indonesia. This is a journey you wouldn’t want to miss. Further in this issue we have selected features where we discuss various issue including the digital strategy for business resiliency and growth in the New Normal as well as a discussion that goes beyond sustainability. Do also check out our spotlights that highlight our very talented young Malaysians. We also owe a great thanks to Dr Carmelo Ferlito for his contribution discussing the efficacy of monetary policy in relaunching investment activity. Then in my Talking Points for this issue, I have sound advice for those who are looking to purchase from the secondary market. Saving the best for last, I would like to highlight that on our cover of this issue is Mr. Nitesh Malani from Environ Group Asia. We had the privilege of an exclusive interview with him to better understand his role in making Malaysia more hygienic, as well as his take on the property market as well as the nation as a whole.

When did the idea come about? And how? I came across an indoor air quality technology 18 years ago and started to realise the importance of clean air, especially in an indoor environment. Back then, no one else in Malaysia or even Asia was interested in this topic, but I strongly believed it will be in the future. Fast forward to today, I am proud to say that Enviro Group Asia has successfully converted many nonbelievers to strong supporters through years of education and has proven the importance in keeping a clean and safe indoor environment.

Who is your main clientele? We have been servicing the major government accounts, large corporates and MNC for more than 16 years. Some of our clients are Pfizer, Bank of China, Bank Negara Malaysia, Ministry of Finance, Ministry of Tourism, Culture & Arts Malaysia, HUAWEI, SHELL, EPF, Boustead Bhd and many others.

How has Enviro benefitted homebuyers and residents? We have products that are suitable and useful for the consumer market, such as the popular Enviro Cordless Sprayer, Enviro Clean hand sanitiser, Enviro Clean surface sanitiser, and the HEALTHWAY Air Purification System. These are important solutions for individuals and home use.

Since the pandemic, how has this affected your business positively? Fortunately for us, the pandemic has raised awareness of the importance of indoor air quality and overall hygiene care. Our business has since seen a 200% increase in overall enquiries and engagement. However, there is still a lack of understanding on the differences between sanitisation and disinfection. We are actively sharing the right information and knowledge with our clients and the public with hope that Malaysians will be able to make the right choice when it comes to their indoor hygiene solutions and service providers.

Since the pandemic, how has this affected your business negatively?

Are there plans for new inventories to be included in your shortterm future plans?

I don’t see any negative effect on Enviro Group Asia, but in general, we have noticed many false claims in the market that send out wrong information to the public. We think it is irresponsible to make such claims as it is the public’s health that we are talking about.

Yes for sure. We are constantly exploring new opportunities and our R&D team is currently looking into such possibilities. In Malaysia, through partnership with agencies such as MIGHT, MAGIC, MDEC and many others, we see a greater platform for companies based here to reach a greater market place in Asia.

How has the recent pandemic influenced your approach towards growth and changes in offered products and services? We have stepped up our digital media presence and have received positive feedback. In terms of products and services, we continue to explore advanced technology solutions. One of the examples is our surface Covid-19 test for our clients – we are the first in Malaysia to launch this technology. We are in talks with companies from USA, France, Japan and the UK for strategic collaborations for Asian markets. ENVIRO Group has also progressed with collaborations with Malaysian companies such as BP Healthcare Group and many others as we move towards offering our expertise to a broader customer base. We have products that are suitable and useful for the consumer market, such as the popular Enviro Cordless Sprayer, Enviro Clean hand sanitiser, Enviro Clean surface sanitiser, and the HEALTHWAY Air Purification System. These are important solutions for individuals and home use.

What are your personal thoughts on the current property market from a homebuyer’s perspective? Extremely positive with developers being more innovative and home buyers having more choices in their selections.

What are your personal thoughts on the current property market from a service provider / developer’s perspective? We surely are ready to offer our expertise to developers and the property market, as they get ready to start operations post pandemic.

How has Enviro benefitted homebuyers and residents? We are surely performing much better than most other countries in the region. This is new and many in Government are learning as the days go by. As citizens, we need to support the government in curbing this pandemic.

What else can the government do to help? Special incentives and stimulus packages for business recovery is a must.

What is your advice to people in these dramatic and troubled times? Stay positive and practice good hygiene. Mindset is extremely important for individuals and innovation is a must for businesses to manage in this troubled time, more so during post pandemic recovery.

We are constantly exploring new opportunities and our R&D team is currently looking into such possibilities.

FEATURE Cyberview Leads Conversation on Digital Strategy for Business Resiliency and Growth in the New Normal By John Tyler Cyberview Sdn Bhd (Cyberview), the Tech Hub Developer of Cyberjaya began its Tech Talk Webinar series for 2021 on digitalisation strategies in a panel discussion themed, ‘Surviving a Pandemic: What It Means to Digitally Transform Your Business’. In the new normal, digitalisation is no longer an option for businesses, it is now fast becoming a necessity. More than ever, technology plays a big role in how people go about their daily lives and the way businesses operate. Like any other shift in paradigm, businesses face challenges when adopting new technology and require digital strategies to meet shifting market demands. Cyberview’s webinar aimed to cast a spotlight on the challenges and opportunities faced by the smart mobility and property industries during the pandemic, as well as dive deeper into how digitalisation can propel the economy forward. The panellists were Muhundhan Kamarapullai, Director of Business Digital Adoption, Malaysia Digital Economy Corporation (MDEC); as well as graduates of the Cyberview Living Lab Accelerator (CLLA) Programme – Nik Muhammad Amin, Chief Executive Office of Moovby and Stephen Lim, Chief Strategy Officer of NEXPlatform.

Stephen elaborated on the power of a winning data strategy for businesses, “Data is now the new currency for the future of businesses, and it is crucial that companies learn how to utilise the data to enhance their commercial and digital transformation strategies. As you may be aware, the property industry is one of the largest asset classes, and yet is one of the least digitally transformed in this nation. In the wake of the pandemic, digital solutions and customer data solutions can help property players in their customer outreach and informed decision making. In one of our pandemic case studies, NEXPlatform helped one of Malaysia’s fastest growing property developer to launch the nation’s first unit selection portal. Within the first 30 minutes of the launch, 80 percent of the property unit selection was done digitally. In the past eight months, NEXPlatform saw a 200 percent growth, consulting more than 10 clients on data strategy implementation, demonstrating the benefits of digitalisation and why it is essential for businesses to survive in accelerating post-pandemic future.”

According to Muhundhan, the digital economy’s contribution to Malaysia’s Gross Domestic Product (GDP) was already quite significant pre-pandemic, at 19.1 percent and is expected to increase to over 20 percent by year end. He added, “Businesses need to embrace digitalisation. Brick and mortar companies especially, need to understand that technology is just an enabler. However, the conversation on digitalisation needs to be led at a business level. Leaders need to think big in their digital transformation efforts, but start the journey on a small scale, by first identifying and focusing on areas to improve, and finally grow fast. At the same time, keep an eye on competitors, assess their place within the digital journey map and start thinking of a ‘faster, cheaper and better’ strategy forward.”

With its amazing surfing spots, natural beauty, lush jungles and beyond, it is an oasis for beach goers, surfers, and outdoor enthusiasts to escape to for sanctuary,” added Andrew. In 2016, Indonesian president Joko Widodo announced a “10 New Balis” plan, which focused the government’s efforts on developing 10 popular Indonesian regions into tourist hubs to attract foreign investment, encourage international visitors, and reinvigorate the economy. Despite recent setbacks, including the 2018 Indonesian earthquakes and COVID-19, the government predicts the island will receive two million foreign tourists per year once the redevelopment has been completed. Lombok’s redevelopment will have a strong impact on independent property investors as well as the region’s economy. According to several peer-reviewed studies, there is a strong positive correlation between increased tourism and higher housing prices, so owners will see a rise in land value regardless of whether they rent out their properties. This will create a cycle of investment, where private and government buyers will invest more into properties as developments become profitable, attracting more tourists, which will then increase the value of those investments and lead to more buyers and additional increases in land value. Located to the east of Bali, Lombok’s scenic landscape is a major appeal to real estate investors. The Genting Valley is a residential development of 665 bungalow plots over five phases i.e. Phase 1, 2, 3, 2A & 2B across 205.1 acres of land in Mukim Batang Kali, Hulu Selangor. This project commenced in 2000 but due to cash flow difficulties, building works had stopped in 2004 and was since abandoned. On 24th January 2007, the Court had ordered the developer for the project - Jade San Realty Sdn Bhd to be wound up. It was the liquidator’s initial intention to formulate a scheme to revive and complete the 5 phases. However, due to certain legal impediments, it would be more practical to rehabilitate the project in phases.

However, it must be noted that there has been a lack of technological innovation in past years, causing it to stagnate despite the advancement in cashless payments and contactless methods. To add, there is an estimated RM 3 billion in locked funds as a result of security deposits and additional initial rental payments required prior to moving in, according to a study by BlueDuck. Realizing this gap, BlueDuck was launched with the aim to make the rental experience more seamless and efficient, doing away with old and archaic methods through technology. BlueDuck achieves this through its Insurtech and Zero Deposit solutions, ensuring safety for landlords while saving thousands for tenants. Young Entrepreneurs to Represent Malaysia in the FedEx Express / Junior Achievement International By Gunaprasath Bupalan Trade Challenge Asia-Pacific FedEx Express, a subsidiary of FedEx Corp. (NYSE: FDX) and one of the world’s largest express transportation company, together with Junior Achievement (JA), recently announced the six winners of the annual FedEx Express / Junior Achievement International Trade Challenge (FedEx/JA ITC) 2020. The winners will advance to the FedEx Express / JA ITC Regional Finals which is being held in this month.

Due to the COVID-19 pandemic, this year’s FedEx Express / JA ITC Malaysian competition was held virtually for the first time since the competition began in 2008. This year, 542 students from the Central Region and Penang participated in a series of nine intensive virtual workshops held from 27 July to 8 September. In the workshops, volunteers from JA Malaysia and 24 FedEx mentored the students and guided them through the development of their plans.

Pranav Kashyap and Pooja Nishani from Global Indian International School, who developed a Techno-Bio drinking bottle that can purify water on the go. It is aimed at tourists who do not have access to readily available clean drinking water. The product also targets to reduce plastic bottle waste normally generated by tourists during their travels.

At the FedEx / JA ITC Malaysia finals, 15 shortlisted teams presented their market entry strategy plans for a travel product with Cambodia as the target market. Applying the insights and knowledge gained from the virtual workshops, students presented their team’s business plan with value proposition, pricing

WIN BIG AT THE ASIYOUNG DESIGNERS FROM USM AND TAYLOR’S A YOUNG DESIGNER AWARDS 2020

The Asia Young Designer Awards (“AYDA”) organised by Nippon Paint Malaysia in collaboration with IJM Land Berhad, has announced the two winners of the Asia Young Designer Awards 2020. Its first fully digital competition themed “Human-Centred Design”, saw Dayana Aripin from University Sains Malaysia and Lim Yee Fah from Taylor’s University grabbed first place, as gold winners in the architectural and interior design categories respectively. Both the Malaysian winners stand a chance to advance to the regional level of the competition where they are in the running to be sent on a once-in-a-lifetime 6-week-all-expense paid Design Discovery programme at the Harvard Graduate School of Design in Boston, USA. This follows the establishment of the Gennosuke Obata Fellowship at Harvard, an esteemed partnership that provides both parties with the opportunity to exchange cross-cultural ideas and values. For the past 13 years, AYDA has aimed to inspire young designers to elevate their creativity and innovate their ideas to push above and beyond the norm to create outstanding professionals in the architectural and interior design industry. 2020’s theme “HumanCentred Design” encouraged designers to further explore their problem-solving skills by developing designs that is intuitive to its intended users’ needs and wants. The winners for this year, Dayana Aripin and Lim Yee Fah took home a cash prize of RM5,000 along with the prestigious title of ‘Gold Award Winner’ in the Architectural and Interior Design categories respectively. Gold Award winner Dayana Aripin realised an opportunity to uplift the lives of her fellow Penangites as they were facing gentrification due to the rapid development of urban areas and change demography within the local community. She then developed a design that not only revitalises the heritage and culture of Penang but also provided affordable homes. As the idiom goes, ‘to feed two birds with one seed’, Dayana achieved precisely that through her Micro-housing proposal.

Commenting on her design, Micro-housing Within Heritage, Dayana Aripin said “Penang has lost its culture and heritage due to overcrowding of tourists and the Rent Act that was introduced back in 2000. I strongly believe that these issues can be solved through microhousing in pocket spaces within the heritage zone. It is a project that I personally think is possible and to be able to turn it into a reality will be a dream come true. I’m excited to see what’s in stored for me next.” In the Interior Design category, Gold Award winner, Lim Yee Fah’s proposal entitled, ‘Wo.Men’, is a refreshing take on an empowerment centre that equips women with life training skills and doubles as a center of refuge for single mothers and women who had suffered abuse and domestic violence. ‘Wo.Men’ or ‘ 我们 ’ which means ‘us’ in Mandarin is envisioned to be a safe haven for women and a fresh start for all who seek.

Lim Yee Fah’ on her design ‘Wo.Men’, said that, “My intention is to create a safe and affordable living space for victims of domestic abuse, single mothers and women to be able to learn, grow and heal. I would have never guessed that this idea would bring me this far. To be the gold winner for this year’s competition feels surreal. I am delighted that my decision to push out of my comfort zone has earned me this opportunity. I want to thank the judges for all the guidance and feedback, I have grown so much and I can’t wait for my next journey to learn even more.”

Chief judges who adjudicated this year’s competition were Ar. Sarly Adre Sarkum (Architecture Category) and Mr. Lai Siew Hong (Interior Design Category).

Speaking on Dayana Aripin’s design, Chief Judge for the Architectural category, Ar. Sarly, said, “Dayana’s ‘Micro-housing Within Heritage Context’ project was executed with extraordinary detail and care, and she communicated the space and concept brilliantly. It is not impossible to bring this project to life. In addition, with the rent control issues in Penang, this project has addressed all the contextual considerations, solving multiple issues in one elegant solution.”

Both winning projects have received high praise from industry experts. Commenting on Lim Yee Fah’s design, Chief Judge for the Interior Design category, Mr Lai Siew Hong, said, “Every year, the ideas brought to the table by the participants always go beyond what I expect and this year is no different. She presented her idea with so much passion and love. Her design was meticulously planned out and even the meaning behind the name Wo.Men was beautifully and thoughtfully iterated. Her ideation of helping single mothers, women who suffered domestic abuse and women is indeed an inspiration.” Now in its 13th year, AYDA has grown to be a prestigious platform supported by the Ministry of Education Malaysia (MOE), Malaysian Institute of Architects (PAM), Real Estate and Housing Developers’ Association Youth Malaysia (REHDA Youth), Malaysian Institute of Interior Designers (MIID), Construction Industry Development Board Malaysia (CIDB) and Malaysia Green Building Confederation (MGBC). I have received numerous calls from first time homebuyers asking me if buying a sub sale house is the right way to go. They feel that buying second hand is cheaper than buying a new home from a developer. They actually feel it is the smarted thing to do.

It is cheaper to buy a second hand home…really? Yes this may be true for other items like mobile phones, cars, other gadgets, electronics and so on. But when it comes to a house…think again.

Let’s compare shall we?

A 10 year old second hand house selling at RM500,000. You need a downpayment of RM50,000, all those extra must pays such as Legal Fees and so on so forth that may come up to another 50,000 in total. Then the killer – renovation cost. You may need to spend a bucket load of money to redo many areas of the house to make it liveable to your taste and maybe even upgrade some piping and electricals. So, realistically, after spending atleast another RM100,000 on renovations, your home price now has excalated to above RM600,000 with a lot of initial fork out. In a similar scenario, buying a brand new house that costs RM500,000…. Now you are going to argue with me that it is impossible to find a decent house for this price in today’s property market…right? Well there is! You are just too lazy to look. They are not just available in the outskirts. You can find decent new homes even in established townships. But…let’s not digress. Coming back to the scenario. You buy a new house for RM500,000. Your downpayment of RM50,000 may be absorbed with rebates most developers are bundling into their

packages at the moment. Your other must pays are probably absorbed too with the current HOC and other initiatives. Renovations can actually be kept at a minimal because it is SPANKING NEW!!! You may not need to do any renovations to live comfortably in the house, but even if you just need to spend that extra dollar to tell yourself that you have bought a home – your reno cost shouldn’t be more than RM20 to RM50,000. In today’s market – most new developments come with state of the art security features and infrastructures too. This simply means that you are getting the latest in the market without paying extra for them. Personally to me, the top of the list would be the fact that buying a new house means that you do not have to live with somebody else’s toe nails – you know what I mean? No one lived there before and you do not need to think about what they did and where in the house…


Points to Ponder This is just one point in why I feel you should buy new. There are many other benefits that include: 1) You would be able to enjoy the HOC rebates and waivers 2) If you buy now, you have the government’s PENJANA incentives too 3) The develpor will have a vested interes in getting you the financing from their panel banks 4) You have a clean canvas to work with. You do not have to worry about pink walls and green tiles that may have been the pride of the previous owner
