FOREWORD By Xavier LOUP, Creative Director

If the Art Direction Book was designed to express the soul of THE ESTATE, then this volume serves as its structure a tangible manifestation of ideas, where concept meets construction.

This book is not just a compilation of plans and technical drawings. It is a carefully curated guide, documenting the way each element of the estate comes to life from foundations to finishes, from details of joinery to the alignment of landscape paths. It is a map of precision, built to translate a vision into built reality.

By creating this second book, we wanted to offer our clients and collaborators a dual experience: •

One artistic and emotional, which captures the narrative, mood, and design intent.

The other pragmatic and grounded, which unveils the layers of expertise behind the beauty.

Both books exist in resonance. Where one offers inspiration, the other provides execution. Where one speaks the language of light, story, and materiality, the other deciphers the logic of construction, scale, and assembly.

Together, they allow for a complete immersion one that bridges storytelling and technical understanding. This duality reflects our philosophy at XLS Studio: that emotion and engineering are not opposites, but partners in the making of meaningful spaces.

We hope this volume becomes a useful, beautiful tool a document of clarity for those on site, and a reference for those who wish to understand the “how” behind the “why.”

It includes building zones, lush landscapes, and pathways, clearly defined by BPN boundary lines. These lines ensure legal land division, guiding spatial planning while respecting topography, zoning regulations, and optimal villa orientation near the coast.

Site Analysis STRENGTH OF THE SITE The true essence of this project lies in the extraordinary power of its site. Framed by the endless horizon of the ocean and embraced by lush vegetation and golden rice fields, the landscape is not a mere setting—it is the soul of the design. The beachfront location, with its ever-changing light, gentle climate, and the quiet rhythm of daily life unfolding around it, defines every architectural move. From the singular royal access road to the interplay of light and shadows filtering through the foliage, every detail is in dialogue with the land. The project grows from the site itself— its beauty, its textures, its moods—inviting a seamless interaction between built space and the natural world. It is not about imposing a presence, but rather revealing one that was already there. Always, it begins and ends with the site. The site. The site.

Site Analysis VIEWS Upon entering the site, one is immediately struck by the contrast between the two primary orientations of the project. On the right, the view is limited—framed by existing structures and vegetation, offering a more intimate, enclosed perspective. In stark contrast, to the left of the entrance unfolds a breathtaking panorama: an expansive, uninterrupted view over a vast stretch of rice fields. This immersive landscape not only defines the site’s character but also becomes a key driver in shaping the architectural approach, inviting us to engage with the openness and serenity it offers.

Site Analysis LEVELS The site unfolds across a series of gentle yet distinct levels, shaped by the traditional contours of rice fields. These layered terraces, while rich in character and deeply rooted in the landscape’s agricultural past, present both an opportunity and a challenge in terms of implementation. The natural topography requires careful attention to access, circulation, and structural integration. Designing within these undulating forms demands thoughtful adaptation—balancing the preservation of the site’s inherent rhythm with the practical needs of construction and use.

ROA DWAY & S E C U R I T Y C H EC K POINT The entrance is beautifully framed by lush Clover Trees, creating a natural canopy that enhances the sense of arrival. the SUB-SURFACE DRAINAGE Subsurface drainage systems are designed to manahe water beneath the surface of the ground. The goal is to reduce excess water levels in the ground that could cause ponding, erosian, or structural damage.

We will take a rist by buying from the local farmer so they can start digging and make root ball. 6. This stock available are open to anybody to buy. Transplantation process (around 3 months): • Prunning the trees,susceptible to death and stress, trees must be prunned before transplanted. • Digging and making root ball, to maintain root system in good condition and protect the root during the delivery and transplantation process. After digging and making root ball the leaves will be dried and fall. • Placed trees in horizontal position and covered with plastic or paranet, to ease the circulation of the air and nutrition from the root to all part of tree. • After new leaves grow (around 2 – 4 weeks), the trees can be delivered.

Currently, the local farmer found 127 Clove trees in the forest. 3. The price in the sourcing report is include the mortalilty guarantee but exclude the delivvery cost. 4. Transplantation process (around 3 months): • Digging and making root ball, to maintain root system in good condition and protect the root during the delivery and transplantation process. We can not transplant the coffee that already have multi branches and fruits because the mortality is very high. 8. Result: 1. For now we still looking for Vanilla plants that ready to transplant. 2. There are several things that must be considered before planting Vanilla such as: - Conventional Method • Vanilla can grow better in tropical lowlands with hot and humid temperatures around 21°-32°C. • Vanilla has shallow roots and are sensitive to long periods of drought, so the soil must have high organic matter to increase water resistance. • Shade trees must be planted 4 - 6 month before vanilla is planted. • Good planting distance is around 2.5 - 3 m in row and 3 - 3.5 m between every row. - Modernl Method • Vanilla can be grown in greenhouse, its effective way to grow vanilla because it can create a controlled and optimal environment for plant growth. 3. Usually, vanilla plants can be bought by request, so we have to request the quantity then the local farmer will start to prepare ‘Ajir’ or stake for plant growth and planting.

Next Steps & Site Directives : 1. Gate and Security Checkpoint Positioning: The main entrance gate—a large stone gate feature—has been shifted approximately 6 meters back from its original location. Consequently, the security checkpoint has also been relocated 3 meters behind the new gate position, based on site data updated in 2024. 2. Planting & Landscape Species : * Trees: The main tree species selected is the Clover Tree. However, results from the planting trial conducted on 12 February 2025 indicate that the initial tree planting failed due to inadequate post-pruning care. The trees were not covered with plastic or paranet after root balling, leading to plant stress and death. * Shrubs: Shrub species include Coffee (Kopi), Gardenia, and Vanilla. These are currently in polybags and ready for transplantation. We recommend planting at a density of 3 trees per pot or 3 trees per square meter for optimal coverage. * Gardenia Jasminoides: There are 255 units of Gardenia still planted in the ground. These require careful digging, collection, and replanting into polybags, with an estimated preparation period of approximately 3 months before reinstallation. 3.

Next Steps & Procurement All proposed plantation works in the entrance area are pending final approval and down payment for procurement and installation to proceed.

4. Drainage Gutter Adjustment The drainage gutter has been proposed to shift towards the centerline of the entrance path. This adjustment is intended to prevent interference with planting zones along the edges. The final placement must be confirmed to ensure both effective drainage and landscape harmony. Contractor need to re-calculate how the water came from level both of neighboor 5. Lighting Design As of now, no lighting concept has been provided for the entrance area by contractor Nimmersatt. A dedicated lighting plan is necessary to enhance both safety and arrival experience, particularly during night hours.

A large volume rises with a single master, two suites, and four standard rooms, creating a heavy and imposing presence. This layout lacks hierarchy and intimacy, making the experience feel more functional than refined.


THE CURATED ARRIVAL

This path offers a more intimate and sophisticated entry sequence. Guests arrive in a holistic garage, gently lit by a magical skylight from above. From there, they are welcomed into a refined lounge with a curated bibliothèque and direct access to the spa — a moment of calm before the ascent. Underutilization of Surrounding Context The design has yet to fully leverage the natural beauty and unique character of Balian. Opportunities exist to enhance visual connections, spatial orientation, and experiential value by responding more thoughtfully to the surrounding landscape. 3. Helipad Placement Compliance The proposed helipad location requires reassessment to ensure clear, unobstructed access and adherence to safety regulations. Compliance with aviation standards is essential for secure and efficient operation. 4. Architectural Identity (DNA) The architectural language should be more defined and cohesive, capturing a strong identity that aligns with the lifestyle expectations of Ultra-High-Net-Worth Individuals (UHNWI). This includes spatial drama, refined detailing, and a signature design statement. 5. Functional Flow & Budget Optimization The current room sequencing and zoning need to be optimized to support intuitive circulation, enhanced user experience, and operational efficiency. There are 5 Barringtonia in East Java that can be choosen from the local farmer area as we reporte on 28 February 2025. 4. Transplantation process (around 3 months): • Prunning, some of tree branches must be prunned before transplanted to prevent the evaporation of water and nutrition from the root during the transplantation process. • Digging and making root ball, to maintain root system in good condition and protect the root during the delivery and transplantation process. After digging and making root ball the leaves will be dried and fall. • Placed trees in horizontal position and covered with plastic or paranet, to ease the circulation of the air and nutrition from the root to all part of tree. • After new leaves grow (around 2 – 4 weeks), the trees can be delivered.

Next step: The local farmer can proceed to digging and transplanting the trees after get approval or confirmation from Mr. Xavier and down payment.

Construction Alignment on Site We have marked the specific zones where site construction requires realignment. These reference points should be strictly followed during execution to maintain design integrity and minimize deviations. 3. Roof Design & Structural Coordination The updated roof design calls for a more open and airy expression. To support this, structural recalculations are needed to accommodate the revised roof height and the introduction of slim, sleek columns. Coordination between the structural engineer and project manager is essential to ensure feasibility and build ability. 4. Closed Ceiling Plan & AC Installation The enclosed ceiling zones—specifically in the chef’s table area and the restroom—require adjustment to accommodate proper AC installation. Mechanical planning must be revisited to ensure integration without compromising spatial design. 5. Result: 1. The trees located in East java. 2. There are 3 Barringtonia with big trunk diameter that already transplanted 3. There are 5 Barringtonia in East Java that can be choosen from the local farmer area as we reporte on 28 February 2025. 4. Transplantation process (around 3 months): • Prunning, some of tree branches must be prunned before transplanted to prevent the evaporation of water and nutrition from the root during the transplantation process. • Digging and making root ball, to maintain root system in good condition and protect the root during the delivery and transplantation process. After digging and making root ball the leaves will be dried and fall. • Placed trees in horizontal position and covered with plastic or paranet, to ease the circulation of the air and nutrition from the root to all part of tree. • After new leaves grow (around 2 – 4 weeks), the trees can be delivered.

Next step: The local farmer can proceed to digging and transplanting the trees after get approval or confirmation from Mr. Xavier and down payment.

Plinia cauliflora serves as an alternative replacement for Lagerstroemia indica, whic was originally planned to toal 17 trees. The tables reflects the quantity based on available stock and will be continuously updated to show current availibility The required number of Barringtonia trees is 3, but we are currently calculating based on the available stock, and also including alternative trees of the same type like in pool area

Next Steps & Site Directives :

1. Lighting Design Requirement There is currently no lighting scheme developed for the walkpath area. A dedicated lighting plan is essential to ensure safe navigation, enhance the nighttime atmosphere, and visually integrate the path with the surrounding architecture and landscape. 2. Walkpath Alignment & Drainage Coordination The walkpath alignment must be carefully marked and coordinated to avoid interference with the drainage system in the lower zone. The design should ensure that the walkway follows a strategic routing that preserves water flow patterns and supports sitewide stormwater management without disruption—ensuring architectural and environmental harmony.
