BUSINESS LOUNGE & RESTAURANT

Designing spaces with meaning and identity

A secluded lounge for focused minds and endless

The site is located in Labuan Bajo, Flores— near Komodo Airport (LBJ) and close to Komodo National Park, offering both accessibility and natural seclusion.

A project by Maison X.L.S Studio, rooted in authenticity and guided by a vision of balance and renewal.

VISION & INSPIRATION

The business loungev and speakeasy are designed to translate the unique character of Labuan Bajo into a distinctive hospitality experience. The café celebrates the destination’s vibrant coastal energy offering guests a relaxed yet stylish setting to enjoy food, drinks, and breathtaking sunset views in a warm, nature-inspired environment.

Meanwhile, the speakeasy delivers an exclusive, hidden experience rooted in the site’s dramatic hillside landscape, providing an intimate, sophisticated atmosphere that feels private, immersive, and deeply connected to its surroundings

Overall, the site combines strategic accessibility (close to the airport) with dramatic topography and scenic beauty, making it ideal for a cabin, restaurant, or hillside villas emphasizing sunset views, natural materials, and harmony with the terrain.

PLACE & CONTEXT

ThesiteislocatedinLabuanBajo,acoastal town on Flores Island, Indonesia, known as the gateway to Komodo National Park. It lies near Komodo Airport (LBJ), making it easily accessible for visitors while still offering a sense of natural seclusion.

The restaurant draws inspiration from the effortless elegance of island dining found in destinations like One&Only Maldives, where architecture and nature work in seamless harmony. Designed as more than just a place to eat, the space offers an immersive coastal experience.

Natural materials, open views, and gentle sea breezes shape an atmosphere that feels both refined and relaxed, inviting guests to linger, connect, and savor the moment. Every detail is curated to balance understated luxury with the raw beauty of the landscape, creating a dining experience that feels timeless, personal, and distinctly tied to its coastal setting.

THE SITE LOCATION

THE SITE & DESIGN CONCEPT

The 1,030 sqm site is defined by a majestic acacia tree, soft contours, and open views to the north.

The design language celebrates simplicity and material honesty. uxury tent-style architecture with modular forms, neutral color palette in beige, sand, and taupe tones. Elegant canvas roofs, light structural frames, and open airy interiors blending seamlessly with the landscape.

Three zones shape the masterplan :

1. The green hill / Where green area meets the lounge.

2. The Building / The soul of business and mobility

3. The Outdoor Area / Building setback.

GROUND FLOOR

The ground floor is organized linearly with a boat showroom, buggy garage, and technical room, creating clear zoning, efficient circulation, and seamless separation between public, semi-service, and service areas.

FIRST FLOOR AREA

The first-floor layout is conceived as a fluid journey from welcome to relaxation. Guests arrive through a warm reception and locker area before moving naturally toward the central bar, which acts as the social heart of the space. Flanking the central stair, two café areas offer comfortable and intimate seating inspired by the mood board’s earthy tones, organic forms, and tactile materials. At the top, the kitchen remains discreet while supporting the café activity. The experience culminates in a spacious balcony that extends the interior atmosphere outdoors, embracing natural materials, greenery, and a calm, immersive ambience.

60 Entry point where guests check in, receive information, and store personal belongings before entering the space.

60 Central service and social zone for ordering drinks, meeting, and informal gathering.

270 Seating zones for dining, working, or socializing, supporting food and beverage service.

60 Preparation and service area for food and beverages, supporting both café and bar operations.

90 Outdoor space for relaxing, social seating, and extending the café/bar experience into an open-air environment.

There are 48 locker box for lugage and 1 reception table to wolcome the guest. Another side of the reception room is waiting lounge with sofa set.

The cafe area is contained with 12 seater groups in the left andright side of the bar area. It will afford approx. 60 people.

The kitchen is equiped by kitchen ware instatallation and dish washer basin. It can be accessible for approx. 5-6 people.

It is contained with 3 sofa seater group. Each seater group can afford 5 people.

SECOND FLOOR

The second floor features an exclusive spa, refined dining areas overlooking a central void, and a balcony for intimate, view-oriented seating, creating a calm, premium hospitality experience.

PROGRAM OF SPACE

The Restaurant & Speakeasy as a sweet escape for a daily agenda.

Orientation : Menjaga Bay where the sunset ends the day. Landscape integrated into circulation with floating facilies.

PREMIUM STOPOVER

This is not just a waiting place - it is a destination in itself.

Unlike typical transit lounges that only function as a place to sit and wait, this project transforms the in-between moment of travel into a curated experience. Guests arrive by boat, are welcomed into an exclusive yacht showroom, and transition upward into a vibrant café, bar, and dining space overlooking the sea. On the top floor, they discover an intimate speakeasy and spa, offering privacy, relaxation, and a sense of escape. People should visit because it turns waiting time into meaningful time — where transit becomes leisure, connection, and enjoyment rather than boredom.
