The following information is a glimpse of the business the ROA Board of Directors addressed at the May 28 meeting. A complete copy of the official minutes can be obtained on the Community Network, BaldwinParkNetwork.com. n The board approved pressure washing, caulking and touch-up painting of Grace Hopper Hall and Enders facility centers. n The board approved painting of bike racks, trash cans and benches at Grace Hopper and Enders facility centers. n The board approved cleaning the roofs at Enders facility center and garage. n The board approved plant replacements at Upper Union Park. n The board approved the Crepe Myrtle pruning at select ROA park spaces/mews.
HELPFUL INFORMATION FOR TOWNHOME OWNERS The sidewalks, streets and curbs are owned by the city of Orlando. The city will not clean the sidewalks, but it will repair any possible trip hazards. You can report trip hazards, potholes, broken curbs and more to the city by a link on the Baldwin Park Services App or visit cityoforlando.net/streets-stormwater/ street-and-sidewalk-repair. Lead walks (sidewalks that lead from the city sidewalk to the front door of a townhome) are the responsibility of the service area to maintain. If you find a problem with a lead walk, you can report the issue on the Baldwin Park Services App. The sidewalks are cleaned during the preventative maintenance and possibly more often depending on the service area’s budget and needs.

UPDATES LANDSCAPE/SOD REPLACEMENTS The plant replacements for the following area were completed in May: Enders Park facility center entrance plants, Baskin Mews Bermuda on South end, CH No. 2, CH No. 3, CH No. 4 Mews plants and Lower Union Mews Bermuda replacement. 2020 RESERVE STUDY FULL SITE INSPECTION The reserve analysis company, Dreux Isaacs & Associates, will start its full site inspection in July 2019. In preparation for the study, staff is compiling all of the preliminary information including but not limited to reserve and operating monies spent in the last two years on reserve items, additions to reserves and future reserve expenditures. CANOPY TREE PRUNING The canopy tree pruning is underway and should be completed in June.

From the ground, examine roof shingles to see if any were lost or damaged during winter. If your home has an older roof covering, you may want to start a budget for replacement. The summer sun can really damage roof shingles. Shingles that are cracked, buckled or loose or are missing granules need to be replaced. Flashing around plumbing vents, skylights and chimneys need to be checked and repaired by a qualified roofer. The hot summer sun can quickly damage a roof’s shingles, so you may want to call a contractor if you haven’t inspected your roof in several years. Examine the exterior of the chimney for signs of damage.

Meet Baldwin Park Living’s new editor H DANIELLE HENDRIX
ere’s the moment I fell in love with Baldwin Park. It was a stormy Wednesday night and I was at the Harbor Park gazebo with a dozen or so drummers, participating in the drum circle you’ll read about later in this issue. It was getting dark when the skies opened up, and it started pouring. The beats of the drums shifted to mirror the sound of the rain on Lake Baldwin, and then the thunder and lightning started. A feeling washed over me as I looked around the lake, down the dock and toward the Village Center. I felt at peace and prepared to get to know this beautiful community called Baldwin Park. For the last three-and-one-half years, I have served as sort of a jill of all trades for the Observer Media Group’s West Orange Times & Observer and West Orange Observer newspapers. In that
role, I’ve written news, features and even the occasional sports stories. I’ve also photographed hundreds of events and even spearheaded our coverage of the Orlando social scene. The roles I’ve served in have taken me to the sidelines of numerous high-school football games, given me the chance to photograph former President Barack Obama’s 2016 visit to UCF and allowed me to tell the stories of local philanthropists and celebrities. Even better, they opened the doors to meet and befriend incredible people. Beginning with this edition, I am bringing this experience and enthusiasm to Baldwin Park. While pulling together all the content of this edition, I enjoyed driving around the community and admiring the homes, bustling Village Center and spectacular waterfront. After all, the best way to get to know a community is to be in it.
Thumbing through the pages of past issues of Baldwin Park Living, I see people who care about their community and always want to make it even better. From the activities and classes offered to the clubs and organizations that take action and give everyone a chance to be part of something, it’s evident the residents of Baldwin Park take pride in the place they call home — and rightfully so. So, if you see me around the neighborhood, feel free to stop and say hello. WHAT A GREAT NEIGHBORHOOD WE LIVE IN!
My introduction to the SAS I
t has been another slow news period for Baldwin Park, so it’s back into the memory vault for an experience I had many moons ago. While stationed with the U.S. Army in Germany (technically, west Germany in those days) with the 1st Armored Division, I was deployed as part of an Allied Command Europe Mobile Force (ACE Mobile Force) to Greece (a North Atlantic Treaty Organization member). The ACE Mobile Force was a brigade-size (about 5,000 troops) NATO quick-reaction force. The name of the military exercise was “Hellenic Express.” Background: Several NATO member nations had a border with a communist nation that was part of the Warsaw Pact, a military alliance run by the Union of Soviet Socialist Republics (communist Russia) (look in “dustbin of history”). NATO’s concern was that a communist nation might start a war with their NATO neighbor thinking it would be considered a local conflict and the NATO country would be easy pickings. However, Article Five of the Washington Treaty (that founded NATO) states that an attack on one NATO nation would be considered an attack on all of NATO. Of course, that doesn’t mean anything unless NATO responds to an attack on a member nation — hence the NATO exercise in Greece to show the bad guys that NATO meant it. In the exercise scenario, an unfriendly nation (aka communist Bulgaria) was threatening to attack Greece. Because Bulgaria is located on Greece’s northern border, some exercise participants (me included) were flown by the U.S. Air Force (in a C-141) from west Germany to Thessaloniki, Greece. (We couldn’t go by

ground military convoy because communist Yugoslavia was in the way and Yugoslavia actually controlled its borders.) How about that! What a concept! Because you can’t tell the players without a program, here is the information. The good guys were American, German, Greek and several other NATO nations’ units from battalion size down to specialized small organizations. (I was with the good guys in the multi-national headquarters.) The bad guys were some British Special Air Services, a German Army Battalion and a Greek Army Battalion. The good guys’ headquarters was put up in a Greek Army Officer Candidate School building on a Greek Army base before the exercise was to start. We worked out of a big room on the second floor. The exercise hadn’t begun when we got word that the exercise “enemy” commanding general had sent a draft of a book he had written to the exercise ACE Mobile Forces commanding general (an Italian army general) for review and comment. When the Italian general unwrapped and opened the book, it “blew up” and theoretically killed him. (Disclaimer: no one was hurt, except maybe because of involvement in an accident, in the making of this military exercise.) Anyhow, the general wasn’t killed because the exercise hadn’t started yet. It was, however, a bad omen of things to come. So, we (there were about 15 of us in the headquarters staff that night) still had a couple of days before exercise kickoff and were getting ready. At the end of the day, two soldiers who worked for me and I discussed how we would handle the night shift as we had to man our operation 24 hours a day. I told them to try to get some
DENNY O’NEIL BALDWIN PARK RESIDENTIAL OWNERS ASSOCIATION PRESIDENT sleep, but they were working on something and wanted to finish it, so I went back into a corner and went to sleep after I instructed them to wake me when they got done. A commotion in the hall woke me up. I heard commands being shouted in a British accent. Having no idea what was happening, I pulled out my M1911 45 (pistol) and headed for the hallway. As I peeked around the corner into the hallway, I saw all of the night-shift soldiers spread eagle facing the wall with their hands on the wall. The guys shouting commands were three SAS soldiers who had captured our night shift staff. (You know that there is always someone who doesn’t get the memo on the exercise start date — in this case, apparently the SAS.) Somehow, the SAS had missed me when they took the rest captive. Pointing my 45 at them, I commanded the SAS soldiers to put down their weapons. I startled them, and that gave our guys a chance to wrestle the SAS soldiers to the floor. Our military police took the SAS captive. We all went back to preparing for the exercise. The next day, we heard that some Brits on our side had taken the SAS soldiers off somewhere in the countryside quite a distance away and released them,
sans their IDs, money, vehicle and military communication equipment. Finally, the exercise officially began. For several days, we, the good guys, repelled the bad guys’ attacks northeast of Thessaloniki. But, perhaps in revenge for our capturing and then abandoning the three “enemy” SAS soldiers out in the middle of nowhere, the SAS made it a point to penetrate our defensive perimeter just about every night and set off pyrotechnics (explosives like firecrackers) to wake up sleeping soldiers. That was annoying, but not as annoying as what the SAS did the night before the big parade to celebrate the victory of NATO forces over the bad guys at the end of the exercise. The parade was going to include units from all of the NATO nations that participated in the exercise, and was going be held in a Greek city, Serrai. It was raining that night, as it had been for several previous nights, so the ground was muddy. The SAS again got through our campsite perimeter and dropped the tent that had stored all the national flags and participating forces’ unit flags. When the tent came down, so did all of the flags, right into the mud. The flags were to be used in the parade at noon. Yikes! Somehow, all of the flags were laundered, dried and were used in the parade. (I credit military ingenuity.) Embarrassment avoided! After camping for a week on a pristine Adriatic Sea beach (not usually part of an exercise, but the American soldiers from my division were the “first in” and the “last out” for the exercise), I was flown back to Germany, where upon my arrival, one of my friends told me that I was on orders for Vietnam. Thus, began another adventure.

… Where everybody knows your name T
he hit show “Cheers” (an NBC sitcom from the ’80s, for those too young to remember) was famous not only for its edgy comedy but also for its notoriously catchy theme song. The lyrics by Gary Portnoy went like this (come on, sing it with me): “Making your way in the world today takes everything you got / Taking a break from all your worries sure would help a lot / Sometimes you wanna go / Where everybody knows your name / And they’re always glad you came / You wanna be where you can see / Our troubles are all the same / You wanna go where everyone knows your name.” I can’t agree more. That’s why I live in Baldwin Park. It’s where I wanna be … where — at least many people — know my name, and I know theirs. Why is knowing someone’s name so important? Simple. When you call a person by their name, it shows them you value them. When a person hears their name, it makes them emotionally invested in the conversation and in what you have to say. But learning a person’s name is challenging, especially when there are distractions such as a crowded room, kids on the playground or when you’re meeting many new people at the same event. One of my favorite memory coaches, Jim Kwik, founder of Kwik Learning & SuperheroYou, has a fabulous YouTube video about how to remember people’s names. Here are some notes from one of his talks about how to learn and memorize a person’s name. I’ve added some thoughts

that pertain to living in Baldwin Park. Kwik says, start with the acronym MOM: MOTIVATION. Why do I want to remember this person’s name? Figure out what your motivation is for getting to know a person. If they are a next-door neighbor, you know you may become close friends: A single mom may appreciate your friendship, or you may meet a potential tennis partner or yoga buddy. Knowing your neighbors creates not only a sense of belonging but also will offer you a sense of security. OBSERVATION. This is Kwik’s version of being present. Look at a person. Make eye contact. Focus on intense listening to what they are saying, rather than what you want to say. Observe their mannerisms, their vocal tone and what they find humorous or thought-provoking. It’s amazing how much you learn when you listen on many levels. MECHANICS. Use the tips below that are most effective for you. Here is a summation of tips from several experts in the field of remembering names: n Meet and repeat. Find a way to work in the new person’s name three times in your first conversation. Here is a scenario for a social gathering where you may be meeting many people in one evening. “It’s wonderful to meet you Amanda! Amanda, how long have you lived in Baldwin Park?” And then, most experts agree — end with their name! “I really enjoyed talking with you, Amanda!”
n Associate. Conjure up a picture in your head. Amanda was the name of my college roommate. So I might imagine this woman with a bookbag or dressed in a cap and gown. Associate her with college. The more imaginative you are, the more likely you will remember, since this type of memory is associated with the play portions of your brain. n Alliteration or rhymes. Use alliteration like “Amanda is animated” and picture a cartoon version of Amanda or picture Amanda singing and dancing on a big stage. Rhyme Amanda’s name — Amanda Panda. (Wouldn’t it be marvelous if “Amanda Panda” was wearing black and white when you meet her?) n Famous person association. If you meet someone named Ryan for instance, find a similarity between this person and Ryan Gosling. (We should all be so lucky!) Fast forward six months. You know that face, but the name escapes you. Below are a few tips for asking a person for their name — again! n The humble ask. “It’s so good to see you again. Will you please remind me what your first name is?” Or “I remember our great conversation at the last Meet & Mingle, but I’m drawing a blank on your name, would you mind telling me again?” n Re-introduce yourself. “I’m not sure if you remember me,

I’m Amanda.” n And, here’s my favorite technique: Introduce the person you’re with and let them ask for a name! “Oh, hi, it’s so good to see you again. This is my friend Jane. Then, Jane pipes in, “Good to meet you, what is your name?” Once you hear Amanda say her name out loud you have a “do over” to learn Amanda’s name for good! n Finally, have a sense of humor when someone calls you by the wrong name. I’m lucky because I’m a twin. So, when someone calls me by the wrong name, my standard reply is “No problem, I’m an identical twin, so I’ve been called the wrong name my whole life.” Use the memorizing techniques here, or go on YouTube and find a litany of methods. t’s a Wednesday evening on the dock at Harbor Park, with the breeze ruffling the waters of Lake Baldwin as the sun gets progressively lower in the sky. The peace is interrupted suddenly with the sounds of people creating and following beats on their djembes — and these sounds

morph into a new kind of peace, a melody. For more than a year, members of the Baldwin Park Drum Circle have met on the dock for a few hours on Wednesday evenings. They come from different walks of life, but they socialize, find their inner peace and let go of the day’s worries through the beats of their drums. The drums are the common thread that tie the group together,

and the circle started with member Jason Viray. “I’m new to drumming,” Viray says. “A friend lived in that apartment (on Lake Baldwin), and we started drumming together more often. It started just us two, and then she moved to South Florida. She said, ‘Why don’t you just invite people to drum with you?’ I put it
out there on Facebook. I knew some drummers that came out to drum with me and we started doing it every week.” Viray said he was always into music but hadn’t tried drumming until he received a small, souvenir-type drum. He was dealing with some personal matters in his life and wanted to get out of the house. That’s when he found out through Facebook about a drum circle on the beach. He decided to head over and check it out for himself. He was hooked instantly. Before he began drumming, Viray noticed a workout group that would meet at 6:30 a.m. in Harbor Park. That’s where he got the idea to host the drum circle at the dock. “I started getting more drums and came out (to Lake Baldwin), and basically from that year on, we’ve been drumming,” Viray says. At first, he wondered if anyone would show up to drum with him. Little did he know there are plenty of other people in the area who also

love drumming. Some live in Baldwin Park, some live in the greater Central Florida area, and a few have even come from St. Petersburg and beyond to participate. On any given week there are typically at least five
drummers, but some weeks there are at least a dozen. “Some people show up and don’t say a word, they just sit here,” Vi-

started drumming again.” Backes said he enjoys drumming and always is interested in finding any kind of jam. Typically, jams will include people who play various types of instruments, including trumpets, flutes, guitars, pianos and, of course, drums. That’s why he was pleasantly surprised when he found the Baldwin Park Drum Circle. “I saw Jason down here one day, and then I’ve come down every Wednesday since,” he says. “I play a little differently, because I have a cajón set with cymbals.” The group meets most Wednesday nights from 7 to 10 p.m., and members welcome newcomers or anyone curious about drums and drum circles. All skill levels are welcome — the only requirements are to bring yourself and positive vibes. “Try it,” Viray says. “Sometimes, people are uncomfortable, and they’re shy — I was that way. It is whatever you want to make it, in my opinion. There’s no right or wrong way, in my opin-
ion. Sometimes you make music, sometimes you make noise, but that’s all part of it to me. Again, the big part is learning.” Viray added that drumming, especially with others, often provides an outlet for stress relief and tends to be an uplifting experience. “For me, it depends on where I’m at and how I’m seeing that day,” Viray says. “You do get in that zone. For me, it’s both stress relief and a workout. Through drumming, it brought me to meditation and other stuff that I wouldn’t have even been interested in. That’s another thing: I feel like there’s so much to learn (through this group), not only on the actual music side. The only instrument I formerly played was trumpet. I was connected through listening to music and was drawn to the rhythm of the beat, but then I got to Florida and started drumming.” Backes added that the sound of the drums and sight of people playing them often piques bystanders’ curiosity, and many enjoy watching the drum circle in action — or even taking photos and videos to share with friends. “You’ve got all walks of life here,” Backes says. “What’s nice is when we start playing. We get a lot of people coming down and you get to meet them. I enjoy playing. It’s nice to meet all these people, especially seeing the little ones come down here. It’s a nice bunch of people.”

Amanda Finnegan, a professional Irish dance instructor, is bringing the Finnegan Academy of Irish Dance to Baldwin Park, at Dance 360 Orlando.
hen young children first step into the world of dance, many of the styles they begin training in are known well in the United States — tap, ballet, hip-hop and jazz, to name a few. But for Ireland native Amanda Finnegan, Irish dance captured her heart at a young age. Finnegan began dancing when she was 4 years old and never stopped. The TCRG-certified (An Coimisiun le Rinci Gaeilge) Irish dance teacher founded the Finnegan Academy of Irish Dance in 2016, and now she is bringing her dance expertise to Baldwin Park. Finnegan is from Galway, Ireland, and the goal of opening her academy is to share her Irish culture and love of Irish dance with students and families throughout Orlando. She began with offering Irish dance classes in 2016 in Windermere. Since then, demand has grown, and today the Finnegan Academy of Irish Dance offers lessons at 12 locations and after-school clubs. The newest location lessons are offered at is Dance 360 Orlando, in Baldwin Park. “It’s absolutely amazing,” Finnegan says. “This is what I set out to do when I left Ireland three years ago. It was my goal to come to Florida and promote Irish culture and dance, highlighting the positivity and happiness Irish Dance and music emotes. Over the last three years, the academy’s success grew, with more dancers studying under Finnegan. With locations in Winter Garden, Windermere, Dr. Phillips, Celebration and Montverde, Finnegan always is looking for ways to bring Irish dance to new areas. “I chose Baldwin Park (for our next location) because there’s no existing Irish dance school there,” she says. “I have some friends who live in the area. It’s a beautiful area with friendly people, and I feel like the art of Irish dance will be very well received here. It’s our priority at the Finnegan Academy not only to expand but also to provide our students with globally renowned and certified Irish dance instructors. No matter how big we get, our standard of Irish dance will never falter.”
Finnegan hopes to ignite a love of Irish dance in her students and takes pride in their success and hunger for learning. Until recently, she also worked as an elementary school teacher in addition to teaching Irish dance classes seven days a week. The Baldwin Park location marks the first that she has opened as a full-time dance instructor. Finnegan said she also enjoys the relationships she builds with her students and their parents. ages 3 and up — including adults — as well as classes for the beginner, intermediate and advanced levels. It is holding classes throughout the summer, as well as an Irish dance summer camp. And if you ask Finnegan what she loves the most about Irish dance, the answer is simple: everything. “I love it all so much,” she says. “I love watching children come in, enjoy the class and fall in love with learning Irish dance. I love watching them grow in confidence, technique, skill and love for Irish dance. P
rofessional photography is more than just a click of the shutter button. There are multiple moving parts to consider, from hair and makeup to lighting, backdrops and the editing process. It’s both an art and a profession, and the studio setup process can be time-consuming. But a group of Baldwin Park residents have figured out a way to keep those wheels spinning — literally — and bring the

studio to their clients. Henry Pontual, Adriana Duarte Pontual, Georgia Salles and Marcio De Salles are the owners and masterminds behind the Photography Truck. The truck is a mobile photography studio on wheels, and it contains everything needed for a successful photo shoot. The couples invested in a truck that was once used to transport plants, and over the span of the next two months they worked to completely renovate it into a portable studio. There is an area with a curtain for dressing, hair and makeup at one end. There is seating for friends or family of the client, and there is a fully equipped photography studio at the back of the truck. The idea came from Henry Pontual, a renowned photographer who has more than 30 years of experience and has published 26 photography and art books. His wife, Adri-

I had a dream here to create a mobile studio, because it’s already ready (to go). But this idea of a mobile studio is impossible for one person to do — I needed a team. I believe it’s very important that if you have a group it’s necessary to have good energy. It’s important to have a staff committed to the service.” The Pontuals and the Salles met
through Adriana’s work as a dance teacher. Because the four owners are Brazilian, a client thought it would be good to introduce them to one another. They only have known each other since Christmastime, but their friendship and similar visions for success took hold quickly. “When we met this couple they fulfilled everything we needed to make this dream come true,” Adriana says. “We get along very well. Henry decided to talk a little bit about this dream he had, but we weren’t (originally) thinking this would happen.” Georgia Salles and Marcio De Salles both were entrepreneurs in Brazil. “We are used to investing and taking chances,” Georgia says. “Our country offers us a lot of difficulties in terms of being entrepreneurs. When Marcio met Henry and talked about the business he said, ‘Maybe this is something good for us.’” It took two months to find the right truck in terms of size and specifications, but the four finally found it in DeLand.
“We went to a lot of truck dealers, and we found a lot of trucks, but not to the exact specification that we needed,” Marcio says. They bought the truck in March, and the men immediately began working on its transformation. From demolition to renovation, Adriana said they would begin working at 9 in the morning and finish at 11 at night almost daily. Their hard work paid off when the truck was finished at the end of April. Now that the Photography Truck is up and running, the four are booking clients for headshots and corporate and family photography, among others. “We are still trying to believe this is happening,” Adriana says. “(Because) we live in Baldwin Park our first clients are our own neighborhood because it’s people that we know. Now our challenge is to bring (services to) people we don’t know. What was beautiful was to show to our families that if you have a dream you can make things happen that might have seemed impossible in the beginning.”

You’re finally ready to sell your house. The market is in good shape, it’s cheaper to buy than rent, and interest rates are still low. Should be an easy time to move a property, so why isn’t yours moving? Selling real estate is one of those jobs — much like acting — that looks much easier than it actually is. HGTV makes it seem like all you have to do is add some granite countertops in the kitchen, paint an accent wall and boom — house sold. Technology comes along every day promising to automate every job and task imaginable and real estate is no exception. Yet even with the best tech and all the curb appeal in the word, some homes still face challenges when attracting buyers. Let’s look at some of the most common reasons houses don’t sell.

YOU’RE SELLING IT YOURSELF. I showed a great house
this past weekend. It had a lake view, generous lot and a ton of charm. So why didn’t my buyers go for it? Well one thing I can tell you is the owner didn’t do his property any favors when giving us the tour. Unnecessary details about why the wallpaper is the design it is, an extended monologue about why the HOA decided to move a fence and a side of commentary on the neighbor’s teenage son and what a pain he is. Yeesh! Talk about TMI. I get it: Not everyone wants to hire a Realtor, but I have to say we have been around this long for a reason. Realtors are out there every day interacting with buyers and sellers, training themselves to be top-notch negotiators and are practiced in putting properties in their best light — both online and in person. Having a professional Realtor handle your sale can be a huge advantage and is at least worth giving serious consideration.

EVERYTHING IS OLD. I had
a conversation with a seller who was happy to tell us about her new roof. Once we got deeper into the conversation, my buyer and I found out the “new” roof was new … 10 years ago. After getting over the surprise, the buyer began to calculate the replacement cost of the roof and anything else in the home getting toward the end of its life. A 10-year-old roof isn’t really that bad if it’s of good quality and has been maintained. But if you are planning on selling and have some old plumbing, wiring, appliances and so forth, consider replacing them. When most buyers view a home, they not only consider the cost of replacing things such as the fridge and the water heater — but also the hassle. And if you have a home with things such as polybutylene, your buyer will have trouble securing proper insurance. Replace what you can and focus on the older and more necessary items like pipes, wiring, roof and AC.

IT SMELLS. Ahh yes, the smell of cat pee in the morning — said no one ever! Encountering a great property with a terrible odor is a tough pill for most buyers to swallow. Smoke and pet odors can be challenging to get out of the home, but it is well worth your while to try. And it’s better still to just not let the odors start accumulating. If you are lover of pungent foods or if you smoke or own pets, get a fresh set of nostrils in your place and ask them to be honest about whether your home smells fresh. If the answer is no, consult with your Realtor about how to purge the unwanted scents from your abode. Any smell can be removed; some just take more effort than others. And never, ever smoke inside the house. Just don’t do it.

I’m a huge fan of horror movies and sci-fi. And don’t even get me started on “Game of Thrones.” But not everyone wants to see a collection of scary clown figurines and dragon glass, so I keep it to a minimum and concentrate it in my office rather than throughout the house. If I were to sell, I likely would put most of it away though, because many people don’t like scary things, and I definitely wouldn’t want to them to be scared to buy my house. Personal items such as photos and religious collectibles are also best kept to limited amounts or put away all together. Remember: Your buyer needs to visualize his or herself and his or her things in the house. That life-sized poster of Channing Tatum is, unfortunately, distracting from your spacious layout. If a home is overpriced, no amount of renovations will sell it. The market will determine if a home is priced correctly, so if you’ve listed your home above the recent area sales and you aren’t getting any offers, it is time to consider lowering the price. Right now, many sellers are looking to take advantage of the vigorous market conditions by aiming for top dollar. It’s crucial for sellers to still be mindful of the feedback they receive from potential buyers. If you’ve overshot the price, buyers will tell you — either with words or with lack of viable offers and showings. Central Florida still has a lack of available housing, so it’s never too late to course-correct.
