UPDATES PHONE SYSTEMS Staff researched changing the phone lines at Enders facility center from AT&T to Spectrum to see if there would be any savings.

Changing to Spectrum will save the association about $300 per month.

Because of this, that change was made.

BOOTLEG SIGNS IN BALDWIN PARK While researching some questions about locations of political signage, it was verified that staff only has the power to remove signs from association-owned properties.

Signage in other areas throughout Baldwin Park will either need to be dealt with through the covenants process or through the city’s Code Enforcement Department. A link to that department has been added to the Baldwin Park Services app, and an e-blast will be sent out to inform everyone.

RESERVE STUDY UPDATE/RE-INSPECTION Staff spoke with Dreux Isaac (reserve study analyst), with Dreux Isaac & Associates, about whether Divisions 3 — 10 (townhomes) would be able to do a full-site inspection next year for the 2019 Reserve Study with Divisions 1 and 2 (common and recreational) only doing an update for the 2019 Reserve Study. Mr. Isaac stated the townhomes can do that, but his firm will not be able to complete an update on Divisions 1 and 2 until the full re-inspection is completed.

Divisions 1 and 2 can use the same numbers from the 2018 adopted budget pooled reserve allocation numbers for the 2019 budget. The board can plan to do the full site re-inspection in 2019 for the year 2020 budget allocation numbers.

BALDWIN PARK SERVICES APP UPDATE As of Oct. 24, 2017, there are 3,590 people who have signed up so far.

The number has increased by 1,818 in the last 60 days.

n A proposal was approved for the 2018 preventative maintenance contract. n The December 2017 TSAC meeting was canceled. n The TSAC approved a proposal to repaint 19 townhome buildings in 2018.

UPDATES n The preventative maintenance contract work for 2017 is completed in the City Home No. 1, City Home No. 2, Mattamy, City Home No. 4, Issa 28 and Live/ Work service areas. The contractor was scheduled to finish preventative maintenance work in the Cambridge and Issa 22 service areas by the end of the year.

DRS Inc. had scheduled to finish the project earlier, but Hurricane Irma caused their schedule to be pushed back a few weeks. n As a result of Hurricane Irma, there were more than 500 service requests for just the townhome service areas. Most of the damages have been repaired at this point, however there are still some trees that need trimmed/replaced and roofs still being repaired. As you can imagine, after a natural disaster of this magnitude, roofers and tree trimming companies have been in high demand. Thank you for your patience.

Now that the weather is cooling down, everyone wants to open the windows to enjoy the fresh air. Opening the windows can bring up issues if the doors, windows, screens and weatherstripping have not been maintained properly. Doors, windows, screens and weatherstripping are the responsibility of the homeowner to maintain.

With the hot Florida sun, window screens fade and dry rot in time. It’s a good idea to replace screens when they are worn, torn or dry-rotted to keep pests out.

Ensuring the weatherstripping around your doors is free from holes and working properly will help to keep pests out, keep your power bills from increasing and keep water out.

If you want to make any exterior changes to doors, windows, hardware, etc. you will need to obtain approval from the Architectural Review Committee. Applications are available BaldwinParkNetwork.com. If you are repairing or replacing a door, window, etc., with the same exact one, there is no need for ARC approval. That only is needed if you want to replace with something different, such as different hardware, a different mutton pattern, more efficient window glass or different door.

ell (a verbal pause, and another hole in the ground), this article will be a potpourri of stuff. For those of you who don’t know, guys have stuff. Stuff usually refers to material things such as tools, papers, books, collections of things (stuff) that no one else wants, shelves of things in the garage, etc.

Today, in this case, “stuff” will be tidbits of news, crime-prevention hints and more of my history.

The last (Denny’s history) shall be first. As I watch kids at all times and in all places occupying themselves with their cellphones and various other electronic gadgets, I am amazed how much things have changed over my lifetime. For example, I was first introduced to computers when I was a company commander at Fort Jackson, South Carolina.

Actually, I was introduced to “a” computer, because there was only one on the base, and it filled a room. I used it to keep track of weapon serial numbers for the weapons that belonged to my company. The computer input was done by punch cards, and the outputs were a printout and punch cards. It was an improvement over manually entering all those serial numbers on paper lists.

SAFETY TIPS Speaking of cellphones and various other electronic gadgets, I recently received an email from a friend that addressed cleaver things that thieves have dreamed up. Based on what the thieves have done, here are some crime-prevention ideas for you: n Don’t leave your vehicle registration and your garage-door opener in your vehicle if you are going to park the car in a long-

term parking lot. Thieves could use your registration to find out where you live, go there and then use the garage-door opener to get into your home. Another way thieves can find the way to your home is if you leave a removable GPS in the vehicle. Thieves can use it to guide them to your house. You might consider not putting your home address in the GPS. Instead, use a nearby address such as a gas station.

VILLAGE TIDBITS Every once in a while, someone asks me the status of various businesses that have been rumored to be coming to the Village Center in Baldwin Park. I recently got the status on several that I’m going to pass on to you — with the caveat that you really don’t know when they are going to open for sure until it happens. So, don’t send me emails complaining that so and so was supposed to open by February 2018, but it didn’t. Because I’ll reply, “I don’t know why it didn’t open; things happen.” So, as long as we all understand that, here are some statuses, in no particular order: n MANNY’S CHOPHOUSE

(beside Colibri and facing the lake). Manny’s has made a revision to its awnings (a change in the plans — oh no, Mr. Bill) and is trying to work out an issue with their exterior patio. The city of Orlando wants to ensure that the patio will not cause any complaints from the neighboring apartments (Baldwin Harbor). n TUTTO CAFFÉ (New Broad

Street). If it is not open by the time you read this, it will be opening any day. It has passed city of Orlando permitting, and

the city has issued a Certificate of Occupancy. (This place sort of violated my rule for when you know a place is really coming — when the sign goes up. The sign has been up for a while and is still not open as of this writing.) n MEZA MEDITERRANEAN GRILL (Jake Street). Signage

problems and some other small hangups are delaying the opening of the Meza Mediterranean Grill. So when the business gets the signage up, (see previous paragraph), it probably will open. n TACTICAL BREWERY (New

Broad Street). The owners still are working on getting their exterior chiller properly located based on city of Orlando requirements.

First of all, what the heck is an exterior chiller? Second, the city has location requirements for one?

Just pass the beer, would you?

n BALDWIN PARK BROADWAY PLAYHOUSE/MOVIE THEATER

(vacant lot across form CVS).

The vacant lot is the future home of the Baldwin Park Broadway Playhouse/Movie Theater. No, not really. It is however the future site of a small five-star hotel. No again, not really. No takers for this lot yet, as far as we know — which isn’t very far.

Baldwin Park Living names new publisher Jackie Fanara, a veteran newspaper executive, served as publisher of the East County Observer in Manatee County.

bserver Media Group Inc. announced Monday, Nov. 20, Jackie Fanara as the new publisher for Baldwin Park Living and the Winter Park/Maitland Observer.

Fanara, a Winter Park resident, brings more than two decades of experience in print media, marketing and advertising. She also has a long history of work with OMG; she served as publisher of its East County Observer from 2003 to 2009.

During that time, she helped create several special sections, including Health Matters and Summer Fun Guide, that exist company-wide today.

“We’re thrilled to have Jackie join us as publisher of Baldwin Park Living and the Winter Park/Maitland Observer,” said Matt Walsh, CEO and owner of OMG. “Jackie did a terrific job as publisher of our East County Observer in Manatee County.

“She led our efforts there to make that startup the leading news medium in that area,” Walsh said.

“In fact, Jackie and Baldwin Park Living and Winter Park/Maitland Observer Executive Editor Michael Eng were previously publisher and executive editor at the East County Observer. They’re an awesome team and will make Baldwin Park Living and the Winter Park/Maitland Observer outstanding publications.”

In addition to her work at OMG, Fanara was an active leader in the

Lakewood Ranch and Sarasota communities. She served on the board of the American Cancer Society and as president of Kids Escaping Drugs. She also founded the Lakewood Ranch Activities Board, which hosts more than 250 events throughout the year; was a member of Kiwanis Club; and served as a guardian ad litem in Sarasota and Bradenton.

Fanara is excited to bring that same enthusiasm to her new home.

“Many years ago, I was a part of creating something amazing for the community I called home — Lakewood Ranch and Sarasota,” she said. “Today, I am once again given the honor to serve a community that I now call home.”

Following her first stint with OMG, Fanara served as director of marketing and community relations for the Pines of Sarasota Rehabilitation and Senior Care Community, for which she created its successful Run to Remember 5K fundraiser for Alzheimer’s disease research and awareness.

“Everyone who meets Jackie will find she is an incredibly energetic leader and enjoys being involved in the community,” Walsh said. “If your organization needs a doer, you will have a tough time finding someone who can out-do Jackie. … Being a resident of Winter Park means that Jackie will have skin in the game and be driven to do what’s best for the community and its businesses.”

Fanara’s appointment comes about nine months after OMG purchased Baldwin Park Living and the Winter Park/Maitland Observer.

ust off the Orange Avenue strip in Winter Park sits a new shop where women can pick their perfect wedding dress.

“Being able to find a bride her gown is my favorite part,” Roberta Noronha says. “It’s a gown that symbolizes the beginning of her family.”

Winter Park. Noronha has been a Baldwin Park local for four years, while Gallo hails from College Park.

CARPE DIEM

Although the shop itself is a new addition to the industry, its owners are not. They have been helping women find their dresses for years.

“I started working (in the wedding industry) seven years ago ... and (Gallo) started there 14 years ago,” Noronha said .

They worked together at a luxury bridal boutique in Orlando, where

Noronha was a sales manager and Gallo served as vice president.

Eventually, though, they felt they needed a change.

“There was a transition (in August); the company was being sold,” Gallo says. “So we looked at each other and said, ‘Do we want to stay; do we want to go?’ What do we do next? What’s the next step for us?’”

They decided to start their own bridal boutique venture. After looking at several locations in Baldwin Park and College Park, they found their idea location. They opened

Nov. 20, just a few months after leaving their jobs.

“This all happened this year,” Gallo says. “We didn’t have a concept until early August; it was very fast.”

CUSTOMER-FIRST

They decided to stand out from other boutiques in the area by having their store use a shared-economy model.

“We do consignments, through designers and through the brides,” Gallo says. “A bride gets married, or doesn’t, and wants to return her dress. She could bring it to us, we’d inspect it, and we’d refurbish it and then put it up for resale.”

The refurbished dresses are priced at a discount — between 20% and 40% — depending on the wear and tear as well as its age. The prices for the dresses run between $1,500 and $6,000, with the majority between $2,500 and $3,500.

The partners think their new location is a good way to have more one-on-one time with each customer.

“It felt a little more inclusive; we wanted to work with one client at a time,” Noronha says. “On the strip, there’d be a lot of foot traffic, which is usually great, but it wouldn’t be good if there’s someone trying on her dress with people walking in and out.”

Additionally, they wanted their store to differ by having inventory with larger sizes. Gallo says in a traditional bridal shop, larger dresses are harder to be found.

“A bride that is size 12 or 14 has a hard time going into a bridal shop and trying anything on,” Gallo says.

“We wanted to help with that here.

We stock anything from a size two to a size 16.”

The partners say they are excited about their new venture and its future.

“It was rewarding knowing I was back doing what I loved,” Noronha says.

The co-owners are sharing the workload for the next six months until they learn how to evenly divide the responsibilities. At some point, they also hope to grow larger.

“We’re following the market,” Gallo says. “We’re absolutely open to starting a second store.”

T

he colored lights. The jingling bells. The holiday music. There’s nothing quite like a holiday parade — where a community comes together and celebrates the best time of the year.

For one local resident and her family, a chance to participate was too good to pass up.

Baldwin Park resident Teri Bergin, her brother, her two sisters and several friends had one of the best views possible at the Winter Spark Christmas parade on Saturday, Dec. 9 — riding down New Broad Street on top of their own parade float.

The Bergin family waved at residents lining the streets and passed out beads from a large red Santa sleigh with gold trim and strung with Christmas lights, sitting atop an equipment trailer pulled by a truck.

They were one of 41 groups participating in the parade’s lineup, which included Audubon Park Elementary School, the Orlando Fire Department, Full Sail University, the Rotary Club of Baldwin Park, the Orlando Magic, Girl Scout and Cub Scout troops, the Winter Park High School Marching Band, and many others.

Teri had been to the Winter Spark parade every year since she first moved to Baldwin Park five years ago. The festive lights and colors couldn’t help but make Teri and her siblings think: why can’t we be in the parade?

“Last year at the parade we were just like, ‘We should be part of it,’” Teri says. “It’s our community. I live here, and so watching the parade I

want to be part of the community.”

The family began working on its float in November. Thankfully for Teri and her sisters, their brother, Bill, operates his own cabinet shop and had a crew of workers, the supplies and the know-how to whip up a holiday sleigh float for the Baldwin Park parade.

It only took two workers about a week to build the float, which measures about 10 feet wide, 14 feet long and 9 feet tall, Bill says.

“We actually took a picture of sleigh, superimposed it on a computer, and the machine center cut it out for us,” says Bill, who dressed as the Grinch during the parade.

Teri is no stranger to festive, small-town holiday parades. She grew up attending Winter Park High School and always enjoyed watching the parade that went down Park Avenue every year.

Her current town of Baldwin Park offers a similar small-town charm with a parade of its own, Teri says.

“Baldwin Park is a neat community, because although we’re in the middle of this city, it feels like a small town,” she says. “I love the parade because it feels like a small town parade. We’ve got the Girl Scouts marching and the kids marching and its all the small groups in the area. It just has a great feel.”

In years past, the parade typically features businesses, schools and other entities. Teri says she hopes her family and friends have started a new trend of participation in the parade, Teri says.

“I would love to see more families get involved,” she says.

of artwork and creativity at their Art After Dark event.

aldwin Park has more than its fair share of aspiring young artists.

Students at Audubon Park Elementary School had the chance to inspire and be inspired at the Art After Dark event on Friday, Dec. 7 — an event that put student art on display, featured professional artists giving demonstrations, and gave students a chance to try new mediums.

The event featured the likes of potter Michael Keating and chalk artist Leigh Alfredson showing their crafts, while students grabbed crayons and markers to create something new to hang from the refrigerator at home.

But the focal point of the night was the 1,217 pieces of art by students on display in the school cafeteria, which were framed and available for purchase by the parents.

All proceeds from the sales went to the school’s art department — about $4,000 this year.

“It’s to promote the visual arts,” art teacher Beki Linville says. “It’s to involve the community and our parents with our school. … It’s just to get them excited about art and kind of bring the community and the school together. It’s for a common goal: to see where their art can take them.”

The school knows well the importance of art. Just ask Reagan Perkins, the PTA Chair for the Art After Dark Committee. Seeing their artwork on display gives the students a sense of accomplishment, she says.

“As a parent, I get a lot of art coming through my house,” Perkins says. “It’s so different when you see it matted and mounted and then you watch the kids react with, ‘Oh wait, I’m an artist.’ It goes from a class that they have to take at school to

Audubon Park Elementary has hosted the Art After Dark event for at least six years, hoping to give the art program a boost and get children excited about expressing themselves. It was all started by former teacher Ann Mount, who taught at the old Audubon Park school.

“We’re trying to keep her tradition going,” Linville says.

Perkins has seen great strides from kindergarten to first grade with her 6-year-old son Levi.

“I’ve watched him from when he was in kindergarten starting art classes going from, ‘What in the world is that?’ to this perspective when he looks at things,” she says.

“Even when he doodles at home, he doodles differently.”

Fifth-grader Ansley Brown, 10, had a blast at the Art After Dark event and loves to draw in her spare time.

“I like doing freestyle drawing almost anything,” she says. “It’s really fun. I like doing this and this is the sixth time I’ve done it. You get to see everybody’s art, not just yours.”

It’s a similar case for Audubon Park Elementary fourth-grader Levi Sparrow-Glick, 9, who carries a sketchbook with him wherever he goes.

“That’s what he likes to do at night when he starts winding down,” says Levi’s father, Jarrod. “He pulls out the sketchbook and starts drawing.”

Art also helps shape how students view their world, Perkins says.

“You look at the art and you see the themes that they were going for, and yet each student interprets it so differently and has such a different perspective on it,” Perkins says. “That moves on into their academics and the way they view the world. They realize, ‘I don’t have to see it this way. I can have my own unique idea of what’s happening in the world.’ Art simply fosters that individuality.”

“We take care of patients, but we also want to give them good customer service too, so that’s part of what we do here,” Fu says. “We take care of them medically, but also be mindful of their time, make sure they have parking, call them back promptly if they call, follow up with them — we are mindful of that because it really is important.”

The new Baldwin Park OB/ GYN, located at 3438 Lawton Road, opened in October and is a part of Women’s Care Florida — which has 67 outpatient locations across the state.

Fu says Baldwin Park offered an ideal location for the practice’s expansion.

“They want to do what is a specialty center that caters to women, from just regular OB/GYN care to specialists care,” he says. “And another thing they wanted was a centralized location in Orlando, and they really liked the area with Baldwin Park.”

As an OB/GYN, the health care facility covers a range of obstetrics and gynecology, gynecologic oncology, urogynecology, gynecologic pathology, breast surgery and genetic counseling, among other specialties.

But of all the services offered at Baldwin Park, the most satisfying part is helping women through the pregnancy process, Fu says.

“That’s such a positive aspect for people’s lives, and then later on seeing their kids — since I live in the neighborhood — grow up … it’s re-

Although originally born in Taiwan and raised in West Virginia, Fu has lived in Baldwin Park since its inception — moving to his first home in the area in July 2003.

Fu also is an active member in the community and serves on the Baldwin Park ROA and coaches Audubon Elementary School’s XL soccer team.

Fu was led to Florida in the late1990s when, after finishing his degrees at West Virginia University, he landed at the University of Florida for his residency.

“I’ve always been interested in science, and medicine seemed like a good fit, and I am a people person — I love talking to people,” Fu says.

Alongside Fu is Nguyen, a California native and a graduate from the University of Florida. She earned

her medical degree at the University of South Florida, where she also completed her OB/GYN residency.

The duo have worked side-by-side since their time at another Women’s Care Florida facility in Orlando.

“She’s a great doctor,” Fu says.

“We’ve worked together for about seven years, so we work real well together.”

Fu and Nguyen can see as many as 30 patients each day, and while it’s a sizable workload, it’s also a welcomed service to help those in the community.

“Dr. Nguyen and I, we’ve been here a while in town at different locations, but we have settled down in a place where people can find us easily, and know that we’re right here,” Fu says. “It’s very convenient for everyone that lives here and hopefully for everyone that lives in Orlando, too. We love taking care of patients.”

Only a tax lawyer can say “no” to this question. (See No. 4 above) n Have you ever been reprimanded or sanctioned by any state bar association or department of professional regulation? You can check this out yourself, but it’s a good idea to ask the potential representative to gauge his reaction. If he or she gets defensive, you have your answer.

Do ask to meet with the person who will be working on your case. There is nothing wrong with a lawyer who has non-lawyers who assist him or her in handling case files, but you have the right to meet the person who will be doing either all or part of the work in your case.

Don’t hire the first person you speak with unless you are certain it is the right person for you. Tax matters are too important for you to hire the first person you speak with merely because it’s more work to speak with several candidates. It’s always a good idea to get a second opinion.

Why you should call a Realtor before you call OfferPad I

first heard of OfferPad earlier this year. A friend asked me what I thought of it, and I didn’t think much — I was not yet aware of the company. Months later, after much research, I think even less.

I know how my opinion may seem: sour grapes, an old-school Realtor angry at the onset of industry disrupting tech making the process easier for buyers and sellers. I love and embrace tech.

I’m also not one to fight change. I remember selling new homes in Baldwin Park when most of the community was still dirt, marveling at the “smartphone” a local agent brought in while previewing the builder models. Fast-forward to today, and I have a smartphone, a tablet, and industry-leading software and marketing technologies. I can’t wait to see what tools will come next, streamlining and improving the process for both Realtors and consumers. But to me, OfferPad is more of the same, repackaged as something different and money-saving for consumers.

Here’s what I learned about their process. They say the closing is guaranteed. But it isn’t — at least not immediately.

HOW IT WORKS

This is OfferPad’s process of purchasing a home from a homeowner. The OfferPad website touts a “Dream Move Promise.”

A line below this shiny little badge on the site’s “Benefits” page states you avoid the risk of the deal falling through by selling to them. But ultimately, there is always some risk involved that a deal may not close until the property actually has closed.

In my experience, OfferPad will

send the seller a contract with an inspection period included.

In my case, when I requested an offer, I was sent a contract for purchase with a 15-day inspection period. The website makes no secret of this fact, but what type of guarantee has a 15-day period wherein the buyer can back out for any reason?

There is even a short video explaining that OfferPad will send an inspector out to your house to determine if any repairs need to be made.

The video goes on to say you have three options once OfferPad has determined the necessary repairs need to be completed.

First, reduce the price to match the amount they attribute to the repairs they say are needed.

Second, hire a contractor yourself to complete the repairs and move forward to closing. Three, do not reduce the price or repair the requested items and cancel the contract. Truly nothing is guaranteed until after the inspection.

The offer I was made was presented on an AsIs contract that I was only able to view after clicking that I accepted the most basic terms of their offer online.

Because I am always willing to sell for the right price and terms, I agreed to view the actual agreement. OfferPad wanted to buy my home “AsIs” at what, in my opinion, was well below market value, and they want to potentially make me repair things or reduce the contract price even further?

These potential concessions are in addition to — wait for it — 6% in commissions and a fee termed “The OfferPad Experience.”

Fun fact: If you hover over the

question mark next to that fee, it mentions part of this experience is that they will move you for free. Free, but you still pay for it when you pay the OfferPad experience fee. Confused yet?

NO SUCH THING AS FREE

As a seller, I am to pay OfferPad a 6% commission fee plus an additional fee termed “The OfferPad Experience.” In my case, the OfferPad experience cost $1,860, bringing my total fees to 7.5%. Again, by hovering over the question mark next to this line item, you can see the following: “Pick your close date, enjoy certainty that the deal wont fall through, remain in your home up to three days after closing and let us move you for free.”

Last time I checked, it didn’t cost a seller extra money to negotiate a closing date they prefer with a buyer — either direct or through their agent. And the company plainly states they utilize inspection periods. So the company most certainly can request items you may absolutely not want to reduce the price for or repair, in which case the deal would in fact “fall through” or not move forward.

I get they are saying they have the funds to buy homes, but it makes it sound like there are no hurdles between you and closing.

Furthermore, there was an additional addendum to the AsIs contract that had a line item stating, “Under no circumstances will Buyer be obligated to purchase the property with any open or expired permits. If an open or expired permit is discovered at any time prior to COE, Buyer can cancel this contract and receive a full refund of the EMD.” The

$5,000 less than a home I sold in my neighborhood nine months ago that was 200 square feet smaller and with fewer upgrades. Based on recent sales in the area, my home’s market value is $20,000 to $25,000 higher than the OfferPad figure. Plus they wanted me to pay them 7.5% for “OfferPad fees/ Agent Commissions.” So I would be starting off with a much lower than market value price and also paying fees for this company to not market my home to anyone except their group of investors. I also would be expected to potentially repair or reduce that already low contract price and close out any existing permits at my expense.

Although I can believe (even though I have no proof) that OfferPad can make good on its promise to pay you cash for your home and give you a flexible closing date of your choice, I just can’t see anything new or

improved about the process. In my experience, cash buyers don’t want long periods with which to inspect your home, and if they make a low-ball offer on an AsIs contract, it’s understood they aren’t going to ask you for repairs or reductions on top of the lowball offer. And I can never recall an all cash buyer making a low-ball offer and asking to be paid 7.5%.

I was interested to see if OfferPad really had something new to show us. What I found was what I feel are large fees, low offer prices and guarantees with several conditions. I can’t find anything new, innovative or easier for the seller in the process, save for the fact that you don’t have to show the home to multiple buyers.

But isn’t it worth the hassle if you can get potentially tens of thousands of dollars more?

THE PRICE ISN’T RIGHT

At least not for me, it wasn’t. So OfferPad is an investor-driven platform making an offer on your home sight unseen, what could go wrong? Now I’ve sold for the nations top lenders as an REO/ foreclosure agent, and the banks often requested that any buyer view the home in person prior to accepting the buyers offer.

But some investors are comfortable making offers on homes without seeing them first-hand, as is the case with OfferPad. The main point to consider is how OfferPad is determining the value of your home. When I asked, I was advised it was by partnership with local agents who provided estimations of values, along with a proprietary algorithm. I was made an offer

devil really is in the details.

What if you had an open permit of which you were not aware?

Now on to what OfferPad states are “average real-estate fees.” Because I am a licensed professional and because of to antitrust laws, I cannot make statements such as “XYZ is the average Real Estate fee.” What I can say is that if you were to consider OfferPad as a direct buyer for your home, I would strongly recommend you chat with a Realtor about this claim, as well.

So that left me wondering, why am I to pay that 6%? There is no marketing of the home outside of the advertising of their platform, and the home is only presented to the groups of purchasers/ investors selected by OfferPad. Your neighbors, coworkers, that family looking for a home as they relocate from Vermont or that out of the country buyer looking for a vacation home are all going to miss out on your home because it is not being marketed to anyone but OfferPad’s investors.

OfferPad appears to eliminate the middleman — which seems to be Realtors. In actuality, it also is eliminating competition from other buyers.

A Christmas tree, alongside more decorations, gave off a holiday spirit as things started to slow down at the Winter Spark in Baldwin Park.

It really did feel a lot like Christmas during the festivities that took over Baldwin Park as the community celebrated its annual Winter Spark.

Attendees took in a variety of events in Harbor Park — including games for kids, food trucks and a photo-op with Mr. and Ms. Santa Claus.
