Baldwin Park notebook ROA BOARD OF DIRECTORS MEETING BY STACEY FRYREAR The following information is a glimpse of the ROA’s general updates for the month. A copy of the official May 26 meeting minutes can be obtained on the CommunityNetwork, BaldwinParkNetwork. com. n The board approved completing Enders pool resurface work after High Park pool resurface work has been completed. Included in the motion was to extend the Grace Hopper pool resurface contract so that pool can be completed in the fall. n The board approved suspending off-duty Orlando Police Department weekend patrols through June. n The board approved restarting the violation process. n The board approved suspending the opening of the playgrounds, fitness centers and facility centers, including gathering rooms, through June. n The board appointed Mr. Fu to work with Mr. Roberts on the Joint Committee, as well as Mrs. Comisky with Sentry Management, Mr. Taylor with Becker Law, and ConsultBoom to bring back a 2020 event update to the June meeting. n The board approved replacing the Bermuda at Union and Ardsdale Mews with St. Augustine. n The board approved replacing landscape/sod in the CH No. 2, CH No. 3 and CH No. 4 Mews. n The board approved replacing the live oak off Lower Union Road

and plants underneath the tree, as well as replacing the Bermuda rectangle with St. Augustine at Union Park. n The board approved sealcoating and re-striping the parking lot at Enders facility center. Included in the motion was to complete this work in conjunction with the paving work being done in the Village Center parking lots by the Urban Orlando Community Development District and Commercial Owners Association later this year. n The board approved air spading two oaks in Longview Park to help with girdling roots. n The board approved adding a molded swing to the Enders playground.

UPDATES GENERAL n One staff member is working from home (TSAC manager) n Staff has been working on the reopening plan with the committee formed by the Board. BRIGHTVIEW UPDATES n Replaced flowers in pots at Corrine Commons n Treated weeds in Bermuda and beds n Replaced six blue/white plumbagos installed at Parkland with white ones n Flushed out irrigation filters as needed n Installed pine bark n Treated roses at Grace Hopper, Bailey Square and Longview for bugs n Treated Bermuda with preventative mole cricket application n Bermuda has been aerated n Treated Bermuda for goose grass and plumbagos for thrips (bugs) n Monitor Bermuda as with more

COLLECTION POLICY When the board adopted the collection policy in January, it was asked if the late notice could be sent by certified mail rather than regular mail. Sentry Management, Inc. is working with mailing center on programming for this. The programming has been finished, testing is in the process and an update will be brought to a future meeting. The following information is a glimpse of the business that the Townhome Service Area Committee addressed in the May 21 meeting. A complete copy of the official minutes can be obtained on the Community Network, BaldwinParkNetwork.com. n The TSAC discussed two different options, which include adding the additional coverage for termite protection/treatment or to amend the documents to the current appropriate coverage the Association currently holds. The TSAC is interested in obtaining the additional coverage. The TSAC members would also like to provide access to their attics so Massey Services can issue more accurate proposals for inspections/bonds. The TSAC requested Melissa Parker to reach out to Robert Taylor, Association attorney, for direction with obtaining the additional

VILLAGE CENTER UPDATES n Publix is currently in the process of a remodel. During the project, Publix has placed storage containers in back the parking lot for materials in efforts to provide the most available customer parking closer to the building. Provided there are no delays, the project should last three months. n Taste of Chengdu has completed installing signage and new awnings for 4856 New Broad Street with hopes of opening at the end of June.

The sidewalks, streets and curbs are owned by the city of Orlando. The city will not clean the sidewalks, but they will repair any possible trip hazards. You can report trip hazards, potholes, broken curbs, etc. to the city by a link on the Baldwin Park Services App or visit cityoforlando.net/ streets-stormwater/streetand-sidewalk-repair. Lead walks (sidewalks that lead from the city sidewalk to the front door of a townhouse) are the responsibility of the service area to maintain. If you find a problem with a lead walk, you can report the issue on the Baldwin Park Services App. The sidewalks are cleaned during preventative maintenance and possibly more often depending on the service area’s budget and needs.

The painting application with color change was approved during the June 10 ARC meeting. The new choice in paint color has given a fresh new look to the classical-style building. n The Windle Family Law Firm has completed the installation of their signage located at 938 Lake Baldwin Lane. The permanent signage application was approved during the April 28 ARC meeting. n The Animal Hospital at Baldwin Park has removed the two temporary office trailers, replaced plant material and has restored the parking lot to its original condition with

ACCOUNTING ADMINISTRATOR

Amparo Padilla is the accounting administrator for the onsite Sentry Management team, which she joined in May. Padilla comes to us from Sentry’s headquarter office in Longwood and fills the vacancy left when Lenora Mendez moved into the Residential Architectural Review Committee coordinator position. She oversees all aspects of accounts receivable/ payable and is backup for receptionist. Padilla grew up in Central Florida and received her bachelor’s degree from University of Florida. In her spare time, she enjoys teaching dance classes, barbecuing with the family, and dog walks with her puppy, Milo. She is currently going back to school to pursue a degree in physics.

DERRICK HELMONDOLLAR, MAINTENANCE TEAM

Derrick joined the Sentry Management maintenance team in December 2013 and has worked in just about every area of Baldwin Park. He is currently splitting his time between two of the community amenities, High Park and Grace Hopper Hall. In High Park, he is specifically charged with maintaining the pool area, pavilion, playground and pond. In Grace Hopper Hall, he maintains the upstairs, hallway, gathering room, kitchen, elevator and restrooms. He also maintains some parks and common areas — Baskin Mews, Pond 34, Bailey Square, Oak Mews, Donna Street and Longview Park. An Orlando native, he is a lifelong resident and the father of 9-year-old Owen. He likes to spend a lot of time with his son when he’s not working. Outdoor activities round out his free time, including bike riding, fishing, cruises, going to the beach, exploring local trampoline arenas — such as Airheads, Planet Obstacle and Defy — skating at Astro Skate and attending Owen’s karate classes, where he is currently a brown belt.

WHAT A GREAT NEIGHBORHOOD WE LIVE IN!

Coming together when we need it most H owdy neighbors! As Florida starts to move into new phases of reopening, some people’s initial instincts are to remain cautious, while others are ready to get back out there. I was more than ready to sit at a bar, socially distanced from people I don’t know, and have a nice adult beverage — just to do it outside of the house for the first time in so long. It’s impressive to see our neighborhood businesses, as well as the committees and associations, take the necessary steps to reopen for the community. There are plenty of opportunities to get out there and be around people. All the restaurants in downtown Baldwin Park are open for service — albeit with limited seating at the bar area and dining room — but still open. Our neighborhood bars also have reopened under the same restrictions, as have almost all of the stores, services and shops. Seeing neighbors

WILL CAMPBELL PRESIDENT, BALWIN PARK JOINT COMMITTEE and businesses help each other through these difficult times and come together with respect and love is one of the many reasons I love Baldwin Park. There’s something special about a resident of Baldwin Park, and one of our downtown Baldwin Park businesses came together and really shows what our community is about. One such group that deserves a little shoutout is the Tactical Brewing Run Club. You may have seen the brightly colored shirts around Lake Baldwin,

but you may not know the story behind them. Baldwin Park resident George Champigny had the idea of combining two of his favorite things into one: beer and running. With the idea of starting an inclusive weekly run club already in his mind, he approached Tactical Brewing Co. owners Doug Meyer and Kreis Holland with the idea of making their brewery the meeting point for the club, and they were in! Not long after that meeting, the Tactical Brewing Running Club was born. A Facebook group was created that now has more than 400 members. T-shirts were created and sold out quickly. On that first Thursday, they expected maybe 10 or so people would show up, but they had more than 40 come to get their fitness on. Since that first meet-up — until COVID, at least — at 6 p.m. every Thursday, dozens of people meet at Tactical Brewing Co. before heading out to Lake Baldwin

at 6:30 p.m. to run, walk and meander for a few miles. When I say the club is inclusive, I really mean it. Whether you are a marathoner or a walker, in your athletic prime or not quite an exercise person, in your teens or some higher double-digits, everyone is welcome. As someone who is not a runner but married to a marathoner, even I feel welcome in the group. As we start to get back to some sense of normalcy, or at least our new normal, the club is slowly starting to meet up again. In times of such great divisiveness, seeing groups of people come together who normally wouldn’t gives you hope. I encourage everyone to find a way to come together with others, however you feel comfortable. We could all use a little more love these days. Luis Morales, a Baldwin Park-based baker, and his daughters have been holding pop-up bakeries in the neighborhood every Friday since the coronavirus pandemic began. 14

uis Morales is up bright and early. The Baldwin Park

resident and baker checks on the goodies he created the night before — croissants, macaroons and puff pastries among them — and pops more into the oven. It’s 6 a.m. as he and his daughters, 11-year-old Estefania and 13-year-old Bianca, get to work finishing, packaging and preparing the sweet treats for their next stop — the pop-up bakery. Morales and his daughters head to a predesignated spot in the neighborhood — lately, in front of Baldwin Park Realty — and set up their makeshift shop. The girls unload the pastries and arrange them carefully on the umbrella-covered table as Morales brings over their signs. By 8 a.m., the pop-up bakery is open for business. Every Friday since the COVID-19 pandemic began, Morales and his daughters have been out from 8 a.m. to 10 a.m. somewhere in the Village Center to sell the sweet treats and breads he makes. The location of the pop-up bakery changes from time to time, but the demand never wavers.

Born largely out of a need to provide for his family once the COVID-19 pandemic temporarily put himself and his wife out of their jobs, the pop-up bakery idea has been a combined effort between Morales, his daughters and local business owners. “Here, once the COVID started, we felt the pressure,” he says. “This is what I know how to do. We talked to Baldwin Park Realty. They kind of inspired me to (do this) — they said, ‘Hey, we have a table, let’s do some croissants, let’s do something.’ They inspired me to do that.” Morales has been baking for 13 years and learned his craft from some of the best bakers in the business. Born in Canada and largely raised in Venezuela, Morales immigrated to the United States years ago. He started off as a dishwasher in a bakery, cleaning his dishes as fast as he could before clocking out to learn under the tutelage of a French baker. “I always cooked, I always worked in kitchens, but a bakery never worked in my life,” Morales says. “I started as a dishwasher. I was struggling in the country at the moment — I came from Canada, I was immigrating. I started my baking career with a little bakery in Gainesville. That’s how I learned, with a French baker. I just practiced with him for about four to five years, and then after that he left, he went to Europe. They closed Continued on page 16

Continued from page 15 the bakery, they sold it. And then we moved here.” Here, Morales attended Le Cordon Bleu, a hospitality and culinary school that teaches French cuisine. He also worked for a Mediterranean bakery for four years, and today, he works at New York International Bread Company. He started Goodies by Luis 11 years ago. His business has always been open online for preorders, and he even brought his products to some flea markets in Gainesville. It’s been a successful side hustle for Morales, but it wasn’t until the COVID-19 pandemic began that he realized it was much more than that. When COVID-19 hit, Morales had to think quickly to provide for his family. The idea of setting up shop with his products outside a local business scared him at first. “It’s scary just staying here and (waiting) to see their reaction,” he says. “And their reaction has been phenomenal. As soon as I open,

they’re coming here. … The general response has been great. Every Friday, I keep having the same customers and more. They keep asking me if I can do it more often.” His bestsellers are the chocolate croissants, guava cheese croissants and macaroons. However, he specializes in all varieties of laminated doughs and pastries. He usually begins making an order 24 hours in advance. The dough is started even earlier than that because of the fermentation process. But his pastries always are freshly baked — one of the reasons why they sell so quickly every Friday. Estefania and Bianca love being involved in the process and helping their dad in any way they can. Estefania loves the hands-on baking process, while Bianca is crafty and specializes in organization. For Bianca, it’s her favorite part of the week. “I find this a good experience, because one day I would like to be business owner,” Bianca says. “I usually stay up late at night and then go to bed and wake up early in

the morning, and I’ll help him wrap, set everything up and put stickers on the bags. It’s pretty fun. … It’s all baked with love and nothing else.” “When people love his food, it makes me happy that he’s doing what makes him happy,” Estefania says. “It’s just amazing how he’s getting so many interactions and good reactions.” Morales most enjoys that the pop-up bakeries give him more time to spend with his daughters. uly is all about fireworks, little American flags, patriotic clothing, hot dogs, blue popsicles, small-town parades, little kids in little red wagons, large family reunions and massive group gatherings … Oh, but wait — this is July 2020! Let’s re-think this holiday. How can Baldwin Parkers make the most of the Fourth of July within the stay-athome guidelines? Start with decorating the porch! You can do a lot with plants and pillows! Palmer’s Garden and Goods on Corrine Drive had some great tips for patriotic plants. Start with the pot, owner Alison Palmer says. Choose a couple of big blue pots and fill them with red-and-white annuals like gardenias, verbenias, daisies and zinnias, white pentas, lantanas, fire bush and red salvia. Blue flowers in the summer are pretty hard to come by! n Go to the garden center and see what appeals to you. Try to choose plants that can withstand intense July heat. Add red-andblue porch pillows. Spray paint your bird feeder or lantern a patriotic red, white or blue. Hang huge blue stars from your porch ceiling and remember to replace your American flag if it is tattered or worn. n Want a parade? How about dressing up those toddlers in their patriotic petticoats and suspenders, seat them in their little red wagon and take them on a walk

milk or almond milk. Top the cake with heavy Greek yogurt, whole organic blueberries and sliced strawberries (no added sugar).

Don’t forget about a patriotic bandana for the dog! n Make blue popsicles by mashing four cups of blueberries and blending them with four cups of Greek yogurt and one banana with a little bit of honey. Place the mix into popsicle molds and freeze. To make a red, white and blue popsicle, layer vanilla yogurt or vanilla yogurt and ripe bananas — the white layer — with the blueberry mixture and a third layer of mashed strawberries — add strawberry jam for sweetness — and yogurt. Yum! n And, what about the infamous flag cake? Try a healthier version of this cake by using a white cake recipe with reduced sugar, skim

Fun in the sun Despite the ongoing coronavirus pandemic, there are

plenty of things to do around the neighborhood — and online — to keep you and your family busy this summer. DANIELLE HENDRIX ASSOCIATE EDITOR

ike most people around the country, your summer plans probably look different this year than they have in the past. With some traveling still restricted, the annual Independence Bash in Baldwin Park canceled and some summer camps going fully virtual, it’s time to get creative and make conscious efforts to stay busy and take care of yourself and your family. The good news is that you can still have your summer fun at

home and around the neighborhood. Here are some ideas to beat the coronavirus blues and make the most of your summer.

GET ACTIVE

Some fresh air, sunshine and exercise can do wonders for the mind and body. That’s why both Blue Moon Yoga and Mighty Girls Fitness are offering outdoor classes with social-distancing guidelines. “People are willing to be in groups if they know they’ll be 6 to 8 feet apart — if they know they can abide by social distancing — and they’re very eager despite

the heat to get back together,” says Becca Schmidt, Blue Moon Yoga instructor and Baldwin Park lifestyle director. “Especially with my classes, they’re really eager to see each other again because I’ve been teaching the same class and people for 14 years here, so they are lifelong friends. They know each other super well.” Mighty Girls Fitness has been offering outdoor classes since late May. There are three yoga flow classes each week between Thursdays and Sundays, as well as two total-body fitness classes between Thursdays and Fridays. Those interested can sign up on the MINDBODY app or at mightygirlsfitness.com. Schmidt’s classes also will be held outdoors in the green spaces in and around Baldwin Park, including Blue Jacket Park. Classes are donation based and


Schreiber also recognizes that although summer is now in full swing, things look different this year. That’s why she is offering children some summer fun in a different format. “Somehow, summer is upon us, yet our calendars are likely not filled with exciting plans for camps, vacations or other summer activities,” Schreiber says. “However, I hope to bring a little summer sunshine through an online summer yoga and art camp for kids ages 6 to 10.” Schreiber’s yoga and art camp will consist of online activities via Zoom, including yoga poses, arts and crafts projects, music, dancing, games and relaxation techniques. Sessions are held weekly from 3 to 4 p.m. throughout July, and each week has a different theme: Party in the USA, Beach Dayz, Wide World of Sports, Campfire Campout and We Are Family. The cost for one session is $14, $39 for three sessions, and $60 for all five sessions. All campers

must register in advance. Parents should email lisafineman@yahoo. com with their child’s name and age to have a registration form and supply list sent to them.

SUMMER READING

School’s out for the summer, but reading is in. Both the Orange County Library System and Baldwin Park Elementary are hosting summer reading challenges or programs. OCLS’ Virtual Summer Reading Program lasts through Aug. 1 and brings library cardholders all of its programs, classes and events online. The best part is that the summer reading program offers programming for all ages — including adults. Families can enjoy streaming events, live virtual activities and online reading challenges. Then the added value to that is that people can come out and see old friends, meet new friends and have a safe social experience that’s healthy.” Yoga isn’t just for teens and adults, though. Baldwin Park resident Lisa Schreiber, who received her kids yoga teacher certification in 2014, has been teaching children and “spreading the yoga bug” ever since. Schreiber runs Ray of Light Yoga, which now also offers yoga classes for everyone. “The list of benefits of yoga is endless,” Schreiber writes. “Physical, emotional, social, psychological changes in our bodies have all occurred through yoga, in adults and children of all ages.”

HIT THE POOL

Especially in the midst of a Florida summer, keeping cool is a priority. What better way to do so than to head down to the pool for some swimming and pool games? While many community amenities such as the fitness centers and playground areas remain closed due to COVID-19, a phased reopening has been underway, having started with the Grace Hopper pool in June.

As of mid-June, the pool is open at 25% capacity and by reservation only because of social-distancing restrictions. Markings also have been placed directly outside the pool to encourage the 6-foot distancing guidelines. Residents who wish to use the pool — whether for lap swimming or general use — are required to reserve a time online on the Baldwin Park Network. During the reservation process, pool users also will be asked to agree to a waiver. Photo IDs are required upon checking in to the pool area. If you’re bring children to the pool, don’t forget some pool toys, such as dive sticks and beach balls. Pool floaties in all shapes and colors also are a great way to add some fun to your time at the pool. Additionally, you can suggest some classic pool games such as Sharks and Minnows or Marco Polo, or some friendly competition in the form of a handstand or cannonball contest.

But, there is hope as businesses are allowed to operate and ease restrictions. Universal has started welcoming guests again, and Disney World has announced reopening dates. Theme park employees and hospitality workers who were primed to buy and sell are putting their home-purchase plans back into action. Sellers are getting into the groove of selling safely and learning how to communicate the value of their homes by way of video and virtual technologies. As accustomed to the new way of conducting business as we may become, no one is a mind-reader, and so we are, to some degree, learning as we go. Will property values decline or hold steady? If a homeowner wants to sell this year, is sooner better than later, and what should they expect from this one-of-a-kind market? ATTRACT MORE BUYERS WITH SWEETER PRICING

A tactic I see employed more commonly lately is uber-competitive pricing of homes, sometimes slightly lower than market value. Most sellers find this approach uncomfortable at first — and at the least, counterintuitive. Certainly, one would not want to underprice their home significantly.

But, if you are motivated and the history of your neighborhood shows a shorter period of days on market with aggressive pricing, perhaps consider this strategy. “But Christina, I need to overprice my home to allow for buyers to negotiate,” you may say. Well, being that we have what is traditionally a seller’s market in Orlando and Central Florida in terms of under supply and over demand, pricing your home in line with market performance, or even slightly more aggressively, draws more eyes and interest than overpricing. In the past month, I have seen homes go under contract over asking price in fewer than eight hours, won bidding wars for my buyers on properties listed just 24 hours and more. Now, this is not to say that all homes go almost instantly under contract; however, if you have a move-in ready home and market it correctly, it can happen. In today’s market with the right property, a lower asking price could mean more profit. Consider this: Better pricing draws more buyers and offers, creating heightened states of competition. This can mean more money in your account after all is said and done.

SHOULD SELLERS TAKE THE FIRST OFFER PRESENTED?

As mentioned previously, I’ve seen homes go pending recently fewer than eight hours after being listed. Some would say this is not allowing agents and buyers to view and present offers. After all, it’s quite uncommon to have homes hit the market and turn around and accept offers that swiftly. In contrast to this scenario, I also saw a seller list a home, wait seven days to consider offers, accept an offer, put the home back on the market

and then once again require a seven-day waiting period to consider offers. Whew! That’s a lot. So, while some are accepting the first offer presented, others are insisting on a certain number of days on market before even looking at contracts. Which is best? Ultimately, this is a conversation for sellers and their agents and will depend on individual circumstances. Sometimes, the first offer is the best offer — after all, a house is never hotter than when it first goes up for sale. That said, if as a seller you have multiple showings the first day, you may be able maximize your profits by allowing least 48 hours for all parties to view and offer on your home. Many banks have long employed the tactic of not considering offers until the home has been on market a number of days. This strategy is smartly designed to create competition and increase profits. Whether you choose to wait or pounce on the first suitable offer, consider all terms in the contract. What type of loan is the buyer utilizing? Has your listing agent personally verified their cash to purchase or pre-approval status with the buyer’s lender yet? How long is the inspection period, and do they want repairs or have other conditions to accept their offer? Look at the whole picture before signing and consider your Realtor’s input. The good news is as long as supply exceeds demand and buyers are still employed and able to purchase, sellers will have options and the ability to choose a pricing strategy that works for them. And when this happens in tandem with rates as low as the 2% range, buyers and sellers win.

LIONS PRIDE RIDE

Hundreds of Glenridge Middle eighth-graders celebrated the end of their middle-school careers Thursday, May 21, with a Lions Pride Ride. Students and their parents drove through the school’s car line, where staff and PTSA members were waiting to hand out stickers, swag bags, yearbooks and other goodies to the rising freshmen. Eighthgrade teachers cheered and waved handmade signs to congratulate their students and wish them luck at Winter Park High School.
