by August, and the retail area — which will feature a variety of restaurants and other retail — will be complete sometime in September or October. Allen Morris Company chairman and CEO W. Allen Morris said his company is still getting interest.

Currently, more than 70% of the retail space has been filled.

Businesses include Starbucks, Subway, Midici’s Pizza, Burgerim Gourmet Burgers, 407 Gelato, Bam Barre and Renaissance Med Spa. The newest additions include Boku Sushi, Dixie Belle’s Cafe and Cookit World LLC. “We really want to have a unique and diverse experience for people when they go there,” Morris said. “So it’s not the predictable experience of the typical hamburger and typical fast food. We are going to have a very carefully curated group of experiences that is going to feel like you’re strolling down a city street where restaurants and cafes have been for years.”

With the addition of Boku Sushi — which will be leasing a 2,000-square-foot space — the center will see Chef Tim Liu bring his signature dishes to the Maitland community. Liu has spent more than 10 years at Mikado Sushi & Grill in its locations in MetroWest, Hunters Creek and Lake Mary.

And for those who may not have a taste for sushi, the family owned Dixie Belle’s Cafe will offer something a bit more American. The cafe will set up

shop in a 4,311-square-foot space and offer down-home cuisine, including its signature sweet potato biscuits. The menu will include specials for all three meals of the day, so visitors will be treated to great deals, Morris said.

Finally, the center will welcome a rather unique business to occupy a 1,132-square-foot space downstairs called Cookit World LLC. “They have pre-prepared meals for people (who) live in the apartments,” Morris said. “They can just pop in and pick up a meal and take it upstairs to their apartment to heat up. They have it already packaged and ready to pop in the oven … for people that may be coming home from work who want to pick up something and don’t want to go out.”

Morris’ company is in negotiations with three more restaurants for a single spot.

In addition to the eateries, the center also will include Bam Barre and Renaissance Med Spa, Morris said his company is looking to expand the diversity of the center’s retail area even further and mentioned his group hopes to bring a high-end jewelry store into the project.

The goal is to offer a living experience that can have a positive effect on both Maitland City Centre and the Maitland area.

“Our whole mission statement is to inspire, impress and improve,” Morris said. “The bottom line is that we want to improve the lives of everyone who lives and visits Maitland City Centre.”

Alfond Inn eyes expansion The Winter Park hotel is looking at adding 70 more rooms, a spa/health club, and retail space.

Net operating income from The Alfond Inn will be directed to the scholarship fund for the hotel’s first 25 years — or until the endowment principal reaches $50 million.

Since 2013 when The Alfond Inn was built, more than 50 full scholarships have been awarded to incoming students.

“We’ve been so pleased with how that hotel has been received in the community and everything it’s brought to the community in terms of any time you eat there or you stay there, all of that goes back to our student scholarship,” Rollins College Senior Director of Strategic Communications Lauren Bradley said. “We’ve been so pleased with how everything has gone. We’re excited about that because their occupancy rate is so

high and they’re always full and such a great community asset.”

The Alfond Inn’s expansion also means more artwork displayed on the walls of the hotel as part of the Alfond Collection of Contemporary Art at Rollins College. Barbara and Ted Alfond, along with independent curator Abigail Ross Goodman, selected and purchased to date more than 240 paintings, photographs, sculptures and mixed-media works by established and emerging contemporary artists from around the world.

“Art brings people together, despite differing tastes, backgrounds and experiences,” Martinez said. “By expanding, it will cement the hotels position in our community, we aspire to serve as a welcoming place for those who wish to experience art through an

The Maitland City Council approved a $1.3 million watermetering system during its meeting Monday, June 11.

Despite the absence of two council members, the rest of council pressed on to approve a number of decisions and consent agenda items.

Tonya Elliot-Moore, Maitland’s assistant public works director, delivered an extensive presentation to the council encouraging a deal with the Core & Main limited partnership for an Advanced Metering Infrastructure water system. Elliot-Moore said the

new system would enable twoway communication over a fixed network that would be more efficient when handling Maitland residents’ metering needs.

“It’s a smart system,” ElliotMoore said. “It can read meters in hourly, half-hourly, 15-minute increments and sends that data to our system from points around the city. That allows us to not be so manual. Right now with the touch-read system, what happens is somebody might have a water leak for quite some time and not know about it, it’s not visibly showing anywhere. They can go on paying the higher water bill for a while and not even notice. This (new technology) allows us to see

that immediately.”

The technology already is being used in Winter Park, Ocoee, Volusia County and other Central Florida areas, Elliot-Moore said.

The city has discussed transitioning to the new technology for over a year.

The council unanimously passed the decision. The deal with Core & Main will cost a total of $1.3 million, with $1,256,000 going to Core and Main and $44,000 to upgrade the city’s ERP software. The money will be taken from the city’s utilities fund with some funds reallocated from the planned upgrades to the U.S. 17-92 water main system.

Martinez said the Alfond has recognized the need for additional rooms with the city’s ongoing push to promote tourism. It’s exciting to see the next chapter for the hotel, he said.

“The excitement is starting to boil over,” he said. “We have a very special opportunity to create an (unprecedented) experience for our guests. Ultimately, our hope is that a visit or stay at The Alfond Inn will inspire our guests to explore more of what’s possible and experience our city in a way (that) is more personal.”

IN OTHER NEWS n The council approved an agreement with the Florida Department of Environmental Protection for a $200,000 grant award to be used to improve Ft. Maitland Park. Improvements will include a picnic area, a new playground and restroom facility, and other features. The improvements are to be completed by May 2021 and kept in reasonable repair for 25 years. n The city entered an agreement with property owners adjacent to the Maitland Community Park to use a portion of the park property. One of Winter Park’s premier hotels is on the threshold of some major additions.

A long-awaited expansion project for The Alfond Inn is coming before the city for approval next month. Building off the original developers agreement for the hotel when it was approved by the city, phase two will include 70 hotel rooms; a 7,000-square-foot spa/health club; a 4,000-square-foot meeting space/gallery; 323 square feet of retail space; and 152 parking spaces (21 surface/131 garage).

The project is set to go before the city’s Planning and Zoning Board Tuesday, July 10, with a presentation before the City Commission scheduled for Monday, July 23.

“The future is extremely bright — not for just The Alfond Inn, but our Winter Park community as a whole,” General Manager Jesse Martinez said. “As The Alfond Inn grows, so does the economic impact to the city. … We are very proud of the indirect monetary impact The Alfond Inn has contributed to our retail partners, local museums and attractions.”

The hotel owned by Rollins College has been a success since it opened in August 2013. The 112-room property generates more than $17 million in top-line revenues, welcomes more than 22,000 guests every year and runs an annualized occupancy of 90%.

N

ikita Suri is many things — a hard-working student, budding pilot and a state champion coxswain on Winter Park High’s crew.

But of all her loves, it’s Suri’s glass art that serves as an endless source of self-expression and giving.

In her home in Winter Park, items such as small glass plates, ornaments and salt-and-pepper shakers can be found throughout the house. A small collection also sits in a curio cabinet in the dining room.

“I do both stained- and fuseglass artwork, and I’ve just always loved the way that glass looks, and I’ve always found glass art to be so pretty,” Suri said. “I’ve been doing it two to three years now, and I just really like it.”

Suri’s pieces, often small in nature, utilize the bright and cheerful color of the glass she uses.

Suri and her parents have taken full advantage of just that, with pieces on display everywhere.

PANE PASSION

But discovering the process to create and produce these pieces wasn’t just picked out of the air — it’s been a multi-year-long adventure that has led Suri to develop her hands and eyes for the medium.

Like most creatives Suri, 16, always has had a love for art, and although she had dabbled in beads as a child, it wasn’t until her sophomore year that she decided to give glass a try.

Luckily for Suri, a family friend had a studio where she taught classes on glass art, so she started her adventure there.

“When I was first learning, I was honestly kind of scared, because I was worried about cutting myself,” Suri said. “During one of the classes, there was a more experienced girl there, and she was talking about how one time when she was cutting glass and glass had flew into her eye. I got so scared and I

was like, ‘Oh my gosh, why did I sign up for this class?’

“But then I started doing it and it felt so calming almost — it was like an outlet and I liked being able to express myself through the glass,” she said. “It’s just so different and fun to do.”

Since then, Suri has kept up with the class every week — spending three to four hours depending on what’s going on in the class. For her, those couple of hours are her time to explore and express herself through her art.

TAKING FLIGHT

Along with doing her pieces for herself exclusively, glass art also has become a way of picking up a little side money and helping fundraise for charity.

The pieces Suri creates sell out quickly — often to friends, family members and customers asking for commissioned pieces.

More recently, Suri had a big order to fulfill that brought in a solid haul of about $200. But instead of keeping it, Suri decided to donate it to Angel Flight Southeast.

The organization — a nonprofit volunteer pilot program that specializes in flying those with illnesses to distant medical facilities — had hosted its Angels 5K April 30, which Suri had planned to run but couldn’t because of a regatta that same day. So instead of running, Suri donated.

“I just really enjoy donating to these charities, because they are such great causes, and I love being able to help out even though I don’t

have a job,” Suri said. “I love being able to still support these great foundations.”

Choosing Angel Flight Southeast was also a fairly simple one.

Suri eventually wants to become a pilot in the U.S. Navy and plans to volunteer her time as a pilot for the nonprofit.

Right now, she is in the earliest stages of flying — she just completed her first three-hour lesson last week in pursuit of her personal pilot’s license. The next step will be working on her commercial pilot’s license and hopefully going to the Naval Academy after graduating from Winter Park High next year.

But until then, residents can find Suri in the quiet studio she uses to make the art she loves.

“It calms me down,” Suri said.

“It helps me get more focused and especially since I go weekly — things get so crazy during the week and so busy — that it’s kind of an outlet for me. I just find it really relaxing.”

Because mixed-use projects play a significant role in shaping areas of Winter Park, Director of Planning and Community Development Dori Stone recognized a potential land use category would be one of the most significant pieces of the city’s comprehensive plan.

“It’s probably the most provocative item we have to deal with,” Stone said. “It has the potential to possibly be the most controversial item that we have to deal with, so we really take our time with this.

“Today we’re going to ask you a question,” Stone said to commissioners. “We’re going to ask whether the current land-use and zoning categories are sufficient to promote the best development in Winter Park. Or does the city want a specific mixed-use development option for properties that are located along the gateway corridors of the city?”

Stone said the city currently allows mixed-use projects in specific commercial business district

areas in the city such as Park Avenue, Hannibal Square and Winter Park Village. What all three of those areas have in common is walkability, connectivity, nearby green space and shared parking.

Understanding what the city has done right with these areas could help Winter Park decide where mixed-use could go in the future, Stone said.

When trying to understand where such projects could go, Stone acknowledged many of the major streets in Winter Park don’t feel walkable.

“There’s not a lot of trees,” Stone said. “The sidewalks tend to be a little bit smaller, and sometimes, you (have) those cars right there that give you that little nervous sense as you’re trying to walk around. Orange Avenue is a very tight corridor. Aloma is a very wide corridor. Fairbanks is a rather underdeveloped corridor. All three of those present their own challenges for how we look at mixeduse.”

Another question was whether mixed-use should be a land use designation on its own or an over-

lay, which could be placed over an existing zoning along a specific corridor and would allow certain entitlements for developers.

An overlay would allow the projects to operate jointly and help the city get a better feel of what the corridor could look like in the future.

Mayor Steve Leary said a new mixed-use option should be explored, because it’s something that’s outlined in the city’s comprehensive plan.

City Commissioner Sarah Sprinkel agreed.

“In my mind, this is appropriate to build community, not to take away community,” she said.

“Community is about those four aspects: walkability, connectivity, open space and shared parking. I look at this as a mechanism in which you could create another type of Park Avenue.”

City Commissioner Carolyn Cooper said Winter Park first should decide what public amenities the city doesn’t have and can’t build under the current codes.

“Those public amenities, we need to talk about,” Cooper said.

It’s certainly going to be an excitable topic moving forward, Stone said, adding that Orange Avenue may be the best corridor to explore mixed-use options.

“A little bit of it is the fear of the unknown,” she said.

State seeks to fortify schools with new app

ing apps similar to what we’re doing,” Stapleton said. “I think the first to do it was Colorado after Columbine. They’ve really been the leaders on this, and there’s a couple of states that have copied their model.”

Colorado’s app Safe2Tel is meant to stop violent school incidents, planned attacks and prevent suicides. It provides students, parents, and community members a way to report information. All reports are handled by trained dispatchers from the state’s patrol and relayed to a team of school officials and lawenforcement officers for further investigation.

According to CBS Denver, Colorado’s app has prevented hundreds of planned attacks and suicides since its launch in 2014.

The state’s success provided the Florida Attorney General’s office hope that a similar app also could offer benefits in Florida, Stapleton said.

Florida Attorney General Pam Bondi’s office now has taken the lead on the project and is working in partnership with the Florida Department of Law Enforcement and the state’s Department of Education. Negotiations with potential companies for development of the app are ongoing, and a competitive bid process will follow shortly after, Stapleton said.

“As far as how it’s going to work, and the features it’ll have — we’re still trying to hash that out because there has to be a bidding process for this particular initiative,” Stapleton said.

“So we’re going through that right now. Once we go through the negotiation process and the bidding process, we’ll have more information on how exactly the app will work. … But we’re confident it’ll be successful and help us save some folks.”

Students and teachers might soon have an easier way to document and report suspicious activity to local law-enforcement officials.

As part of the Marjory Stoneman Douglas High School Public Safety Act approved by Gov. Rick Scott March 9, the state allocated $400,000 toward the development of a mobile suspicious activity reporting tool.

The app, planned to be released to the public this fall, takes its cue from similar mobile applications launched in other states that have received positive results, said Trey Stapleton, the Director of Public Affairs of the Florida Attorney General’s office.

“Basically, it’ll be an app that allows students to anonymously, or confidentially, if they want, provide some information, and report suspicious activity,” Stapleton said. “The information would then go directly to FDLE and local law enforcement and depending on how we set it up, it might go to the schools as well.”

The hope is that the app, dubbed FortifyFL, will streamline the process of reporting suspicious behavior and prevent more students from becoming school-shooting victims.

Copytronics building sells for $3.1M The office building along Orlando Avenue soon may be home to new tenants.

One Winter Park office building on a prime piece of land has just come off the market.

The former Copytronics building at 420 S. Orlando Ave. recently was sold by SSS Investments of Jacksonville Inc. for $3.1 million to TCII Capital Group.

The 14,160-square-foot, vacant, two-story office building was built in 1957 and includes 2,500 square feet of warehouse space on the first level.

It’s a prominent piece of land at a nice location, and that’s part of what determined the price tag, Hold-Thyssen Inc. President Bob Hold said.

“The whole corridor of 17-92 from Lee Road heading south all the way to Orange Avenue is experiencing tremendous dynamics,” said Hold, who listed the property on behalf of the seller. “New restaurants are coming in, and new ventures are coming in. There’s quite a bit of movement. There’s lots of properties

that are quietly marketed that are under contract by either users or investors holding for specific use or reconstruction or ultimate sale at some time.”

Prior to the sale, Copytronics Inc. had moved out of the building to another location, leaving the structure vacant before it was placed on the market.

TCII Capital Group plans to renovate the two-story building and bring in tenants. Lee Zerivitz, of City Commercial, represented the buyer, and the deal closed in late May. Hold said the Copytronics building stands out because it goes street-to-street, and behind it sits Martin Luther King Jr. Park.

A new medical office is set to be constructed nearby as well, close to the corner of Orlando and Fairbanks avenues.

Potential buyers took notice of the property’s two entryways when it hit the market in February.

“Access is excellent for this building,” Hold said. “You can go out the back way or the front way. You don’t have an in-andout experience on 17-92, which is very heavily traveled. That makes these properties along this corridor that have a back ingress and egress very, very desirable.

Hold said the buyer already has some interested potential tenants for the two floors of the building.

“This is a building where some-

They need to find that niche, and this is his niche.”

ity to do the seemingly impossible have drawn attention from a long list of other athletes and celebrities — including Special Olympics founder Eunice Kennedy Shriver, supermodel Brooklyn Decker and wrestling legends such as Big Show of the WWE. Piantieri actually has had multiple workouts with Big Show, whom he considers a good friend.

Even though the competition itself is an incredible highlight through the last few decades, as Piantieri has enjoyed powerlifting — along with golf, bocce ball and bowling — it’s the ability to travel around and meet new friends that has become a real joy. It’s why he has no plans of stopping any time soon.

“It’s just provided him so many opportunities not only for travel, but to learn,” Sande said.

“When we went to Greece, we met the Russian team from Saint Petersburg, and we still keep in touch with the coach. … He’s had opportunities that he wouldn’t have otherwise. It’s just fun in that way, because he has broaden what he does, and it has expanded his world a lot.”

“He (coach Brian Schwab) actually has him train in the same order as the events — so on Mondays, he trains in squats, on Wednesdays he trains in bench, on Fridays he trains in the deadlift,” Sande said. “He always follows that same pattern. He trains for three hours a week.”

Repetition is often cited by many coaches as being a key ingredient to becoming successful in any given sport, and thanks in part to his training and his condition, Piantieri has that as an advantage.

“One of the things about CJ is that he has no motor-planning abilities, so when you teach him to do something motorically — first it takes multiple repetitions, up to 1,000 repetitions of a motor skill for him to integrate it — but once you teach him how to do it, he can’t change it,” Sande said.

“So he’s not going to do a shortcut, he’s going to do it exactly the same way every time.”

Piantieri’s passion for the sport started at age 14, thanks in part to his mom — a former powerlifter — and an anatomical anomaly in his shoulder that prevented him from participating in his first sport — swimming.

Since that introduction to powerlifting in 1996, Piantieri has become a dominant figure in the 145-pound weight class in the Special Olympics, where he now constantly beats out other athletes half his age.

At his prime, Piantieri lifted a career high 990 pounds across the three events — 355 in the squat, 220 bench and a 420 deadlift — which is made even more impressive when you consider he weighed 142 pounds at the time.

Masterpieces in metal Artist Stephen Muldoon, who creates his pieces with his own special paint on metal, will make an appearance this weekend at Ocean Blue Galleries in downtown Winter Park.

rtists tend to wear two different hats — one for the public and a second for the studio.

Folks rarely get a glimpse of the latter: Many artists prefer to work in solitude — surrounded by their medium.

But this weekend, Floridabased artist Stephen Muldoon

will make the trip to Ocean Blue Galleries’ Winter Park location.

From Friday, June 15, through Sunday, June 17, he will work on original paintings in front of visitors.

“I’ll paint originals throughout the show — I’ll usually work on two pieces at the same time, because of my layering process,” Muldoon said. “It’s nice, because people can come in and see me Friday, then back in on Sunday SEE ORIGIN PAGE 2

The event will give patrons a chance to catch Muldoon at work, but it’s not the first time his incredible paintings have been seen in the gallery.

Since being found almost a decade ago, Muldoon has had his work featured prominently in Ocean Blue Galleries — becoming one of the gallery’s highestselling artists.

It’s no surprise that Muldoon’s work has become so popular considering its well-crafted and visually stunning nature. Some paintings feature sweeping Florida landscapes that are seemingly lit up with the sun’s warm glow, while some feature portraits of animals that looks as if they could walk out of the painting.

The colors alone pop with flare, which is another characteristic brought forth by Muldoon’s unique use of his medium — which includes a special homemade paint and, strangely enough, a sheet of metal.

“I’m one of the only artists in the country that hand paints my technique on metal,” Muldoon said. “Painting on metal allows

me to have a lot of different effects — things that you can not do on canvas — they are a lot more interactive with the viewer than a regular canvas.

“My pieces reflect light through the special paint I use — I developed my own paint for the metal — and the light sort of comes through and allows the metal to bounce back through the piece, and it is quite amazing,” he said.

CHALLENGE ACCEPTED

The process of developing both this technique and the style of painting has been a painstakingly long and expensive — $150,000 to be exact — endeavor for Muldoon, who has been working as an artist for nearly 40 years.

Getting his paint the way he wanted it alone took 18 months and involved working with dangerous chemicals that required Muldoon to wear a mask.

said. “All an artist ever wants to do is stand out and do something different. … I live by a motto of breaking every rule that I can, and that’s how we come up with new things.”

Between working on multiple pieces simultaneously and his lengthy process, Muldoon said each piece can be time-consuming. Some can take as many as 100 hours to complete.

The challenge of his work is one that Muldoon gladly accepts, especially after the trials he faced to get to this stage in his career.

His dedication to his art left him homeless on nearly a dozen occasions, and at age 19 Muldoon found his way to Florida by hitchhiking from his native Ohio.

Now, instead of living day-today painting murals, Muldoon has become a successful artist who spends every day at his home studio.

“For an artist, it really wasn’t a big deal for me — I just had to line my next gig up and get things cooking again,” Muldoon said.

“It was a struggle, but you know what? That was the love of it.

“You have to stick with your passion, and stay focused and never give up — you can do and be anything you want to be,” he said.

“I could have (gone and gotten) a job at a bar, and got health insurance and a nice apartment, but I didn’t. I decided to suffer for my work, because I knew it would pay off one day.”

‘Arabesque: Contemporary Conversations’ opens at Polasek The Islamic Artists of Orlando held a poetry panel at the Albin Polasek Museum.

When the Islamic Artists of Orlando executive board approached the Albin Polasek Museum & Sculpture Gardens about creating an exhibit detailing traditional Islamic art throughout the centuries by way of contemporary artists, curator Rachel Frisby immediately was drawn to the idea.

It wasn’t untill she met the art group in person that she realized it was composed of students from Lake Highland Preparatory School.

“I thought their concept and mission was beautiful and strong,” Frisby said. “This was not really about politics, it’s completely removed from it. Whatever you thought of these mass shootings ... this is about artistic, beautiful expression (of Islamic culture).”

After nearly two years of preparation and planning, the “Arabesque: Contemporary Conversations” exhibit is finally open at the Polasek museum. The display features 65 art pieces by 25 artists ranging from paintings to sculptures. Arabesque is a geometric and artistic design of repeating patterns, according to Hamzah Jhaveri, president of the Islamic Artists of Orlando.

The group formed in 2016, shortly after the Paris and Pulse shootings.

“What I had seen in the media and on the news and in the newspapers (after the Pulse shooting) was a lot of degrading and negative views of Islam,” said Jhaveri.

“Essentially, we wanted to show our community that there is more to Islam.”

Frisby had open calls for artists to present some of their work at the exhibit. Jhaveri donated some of his family’s art pieces from Pakistan as well. Frisby and the group have been busy collecting art pieces that often arrived from around the globe and deciding which should be displayed at the museum.

To mark the occasion, Frisby and the group put together a panel presentation and poetry reading held June 5. Five of the group’s members and a representative from the Moslem/Christian Interfaith Discussion group took time to speak with Winter Park residents about their culture, their artistic inspirations and the power poetry has in their day-to-day lives.

from her favorite poem, “Good and Evil,” by poet Kahlil Gibran to the audience. She grew up reading poetry and her grandmother was an English teacher in Pakistan.

The poem resonates with Kirmani because of its idea that rather than people being completely evil, there is merely an absence of good in their actions.

Kirmani, along with Jhaveri and four other members of the group, took questions from the crowd. A large portion of the discussion was devoted to the differences between Islam and Middle Eastern cultures themselves.

“The prophet Muhammad’s wife was an authority in poetry and history and was actually allowed to ride a camel, a main source of

transportation in that region,” Kirmani said. “It was in the same land where women weren’t allowed to drive until recently. I think that really shows the difference between culture and religion.”

The exhibit opened on May 8, and Frisby has been delighted with the conversations that have come from both the art and the poetry panel itself.

“We have a lot of conservative and elderly visitors, a lot of tourists from the theme parks, our membership and visitation group is different than (those who) would seek this out,” Frisby said. “That’s a part of why it was attractive to me.

I’m not trying to be provocative; I’m trying to show them a different perspective.”

OCA, which helps children with special needs, raised money through bidding on silent auction items. Guests sipped wine, picked up food and had a great time.
