A little bit of history
“A big WELCOME and enjoy”
Sevenoaks was given market town status in the 13th century, with the weekly cattle market continuing in the town until as recent as 1999. The history of Sevenoaks centres mostly around its most famous and historic building, Knole House, a former archbishop’s palace built in the mid-1400s and designated as one of Britain’s largest homes. The oak trees that give the town its name have been replaced several times over the years and now stand along The Vine, thought to be Britain’s oldest cricket ground.
Houses from the wider Sevenoaks area wear their history well, with a wealth of characterful Kentish properties locally designed in the traditional Wealden style. These homes are built with timber frames, often with jettied first floors, whitewashed wattle and daub walls and thatched roofs. Sevenoaks was an important rail destination, with Victorian terraces springing up to house the workers. These are often beautifully preserved, particularly around St Botolph’s. Outside of Sevenoaks centre, there are also lovely Victorian terraces close to the station at Bat & Ball, which offers an alternative station for commuters.
Why move to the Sevenoaks area?
Sevenoaks is considered to be one of the most soughtafter locations to live in the UK with a charming town centre, stunning local countryside nearby and London accessible by rail in around 30 minutes, plus fast access to the national motorway network via the M25.
Living in Sevenoaks means having the best of both worlds: just a stone’s throw from the beautiful hills of
the North Downs and High Weald Area of Outstanding Natural Beauty, while having the bright lights and city services of London readily accessible by a number of stations, within Sevenoaks itself. There are many other pockets of green space within the town itself, including Bradbourne Lakes and adjoining the town is the Sevenoaks Wildlife Reserve, which runs alongside the river Darent. Nestling at the foot of the North Downs and surrounded by glorious countryside, there are ample walking opportunities locally in the surrounding villages.
Shopping in Sevenoaks includes a mix of independent stores and household names, with a number of top retail names being located in the town centre such as Whistles, Space NK, Mint Velvet, Oliver Bonas and Neal’s Yard . Explore the maze of narrow streets that lead off the High Street and you’ll find antiques stores, arts shops and local food stores located within charming
period buildings. There’s a large Marks & Spencer Food Hall and a Waitrose in the town centre, plus a Tesco superstore at Riverhead.
Eating out in Sevenoaks means a choice of world cuisine, from tastes of Asia at Wagamama or Giggling Squid, French bistro classics at Cote Brasserie. A number of independent restaurants also line the High Street, including Anatolian dining at Hattusa and a great selection of vibrant cafes.

Interview with ‘OPEN architecture’

Tell us about the background of OPEN architecture.
OPEN has been designing exceptional homes since 2001 and has been leading the housing market in Sevenoaks and the Southeast since 2012. Directors, Stephanie and Glyn, took over the business in 2019 and have taken the business from strength to strength.
What’s your customer process from receiving that initial enquiry?
As soon as we receive an enquiry, we do background research on the property before meeting with the Client for an initial consultation. Here, we really listen to what they would like to achieve whilst bringing some ideas of our own to the table. If the Client is happy to proceed, we conduct a site/building survey and work on our designs. Once we have the final scheme, we submit to the relevant planning authority. Following planning approval we engage with the necessary consultants and develop a detailed technical scheme, so the design is ready to be built. We then manage the tender process to ensure that clients and contractors are on the same page prior to starting on site. The last stage is construction and we absolutely love being on site as part of the team that brings the design to fruition.
What characteristics set you apart from other practices?
At OPEN architecture we spend a lot of time listening and working closely with our clients to ensure we create their dream home from the outset. Understanding exactly what they want from the space they wish to create is key. We also pride ourselves on our extensive knowledge of current planning policies. Our expertise helps us to present schemes which are not only innovative and beautiful but which are functional and result in successful planning approval.
Could you illustrate an example of a residential development you worked on locally and the outcome for your client?
One of our favourite projects from last year, was working on a characterful, weather boarded house, situated in a prominent position on a village green within a conservation area, AONB and greenbelt, just outside of Sevenoaks. The original property dates back to the 1700’s and over many years has seen a series of extensions and redesigns which has led to a number of higgledy-piggledy spaces with low ceilings and dark rooms.
The interior is now opened up with a series of spaces useful for all members of the home. The house transitions seamlessly between the interior and exterior with views on all sides as well as views of the village and nearby woodland. Overall, the cottage maintains the original charm but with a renewed lease of life which is fitting to the village and deserving of its centre stage position.
What is the most pleasing aspect of your job?
There is nothing more satisfying than doing our final visit and listening to how the design has fundamentally changed the way the Client lives in their home. This is the reason we do what we do, to create beautiful, functional spaces that leave a lasting impact on how people live. There’s not a feeling like it.

The Bed Post is a family owned business which opened its doors for the first time in April 1987 in a modest showroom in Lee Green. We have steadily grown moving into showrooms in Sidcup and Eltham. In 1999 we moved into our 10,000 square foot flagship showroom & warehouse in Crayford. Questions to ask when buying a bed

Is the customer a back or side sleeper, do they require a soft, medium or firm feel mattress? Do they suffer from allergies? What size of bed do they require? Having gained certain information we are then able to guide our customers through a selection of products that might suit their requirements. One thing we do insist on, is to, ‘Try Before You Buy’. There is no substitute for laying on a mattress to see if it feels right for you.

West Kent is alive and well on the arts and culture front! From beautifully designed smaller galleries to large arts festivals, the area puts on a show. There are at least ten publicly accessible contemporary galleries, including artist-run Kaleidoscope Gallery in Sevenoaks, and a wealth of artists and clubs which stage exhibitions. Many studios open their doors in June as part of Art in June. Inspiring public art can be found in the dreamy grounds of Riverhill Himalayan Garden (the owners are keen collectors) and masterpieces can be tracked down in the many National Trust properties in the region. There are beautiful music venues like the award-winning Pamoja Hall in Sevenoaks School, and stunning churches where classical music festivals take place. The Stag Sevenoaks

The Oast Theatre
What was once a simple 19th century Kentish oast house, in use until 1966, became the Oast Theatre in 1974 and home to one of the most prolific theatre and arts clubs in the county. National Trust - Ightham Mote
Hidden away in a secluded Kent valley, is this perfectly preserved medieval moated manor house. Emerging from the natural landscape almost 700 years ago, Ightham Mote is built from Kentish ragstone and great Wealden oaks. While its architecture and decoration trace the development of the English country house, its owners provide the stories of a oncecherished family home, evoking a deep sense of history. Bradbourne Lakes
Bradbourne Lakes were originally in the grounds of Bradbourne Hall. Before that, in Saxon times, they were the site of a homestead with a watermill on a tributary of the river Darent. The series of ornamental lakes were laid by Henry Bosville who owned the estate until his death in 1761, The estate was bought by the then Sevenoaks Urban Council in 1935 and opened for the public to enjoy. The lakes are linked by small waterfalls and sluices and there are several paths that circle through the area.
Sevenoaks Wildlife Reserve lies immediately to the north of Sevenoaks. The reserve was the first example of a gravel pit site being developed for the purpose of nature conservation. This restored former quarry is owned by Tarmac and leased to Kent Wildlife Trust under a long-term agreement for the benefit of wildlife and enjoyment of all. It is a spectacular site for birds, as well as dragonflies and damselflies, there is also a diverse community of plants, fungi, and other wildlife, including creatures of the night such as bats and glow-worms. So far well over two thousand species have been identified and more are regularly being added to the list. This pioneering nature reserve covers 73 hectares and comprises five lakes surrounded by woodland, there are a few ponds, seasonally flooded pools as well as grassland and small areas of reedbed, the clear water of river Darent flows through the northern part of the reserve and supports a reasonable population of invertebrates and fish. What is planning?
Planning is the process of deciding whether a proposed development should go ahead or not. It uses national and local policies to consider the development in its context and may look at the impact of the work on neighbours and the wider community, existing architecture, the land, the layout, and existing or proposed infrastructure (such as drains, transport and schools).
You will probably need planning permission if your proposed development will do any of the following:
• create a new building, or change the use or appearance of an existing building
• affect the sunlight, privacy or outlook for neighbouring properties
• affect the nearby area with noise disturbance, smell or fumes
• work on or around listed buildings or any conservation areas
• affect traffic volumes, road safety or access
• change the density of development in an area
• use significantly different materials or finishes from nearby properties
Building control applies national statutory regulations to ensure the structural quality of any building work, in areas such as safety, public health, accessibility, and the materials used. Most substantial building projects (such as an extension, knocking down walls or converting a garage or loft) will need Building Regulations approval.
