A little bit of history

“A big WELCOME and enjoy”

The town’s handsome Victorian clock tower sits at the junction of several major historic thoroughfares around which the town originally developed. The arrival of rail links in the late 19th century was key to the prosperity of Crouch End and the area underwent further rapid expansion when the post-war provision of social housing opened the area up to young families. The Hornsey College of Art, based here until the early 1970s, also drew creative students to the area and Crouch End has a reputation as a thriving artistic community to this day, with many of its residents working in the creative fields.

Properties in Crouch End comprise mainly period houses with substantial gardens, although there is also a good range of new build developments and contemporary apartments. Most of the houses in the area are of Victorian and Edwardian stock with many charming terraces, many of which have been converted into flats offering great choice for those looking to buy or rent in the area. Crouch End has enduring appeal with families looking to establish roots in north London.

Why move to Crouch End?

It has a plethora of independent cafés, bars and restaurants mixed in with well-known shopping brands, all organised around four main streets leading off The Broadway which, along with the wonderful green spaces, create the village feel and sense of community that Crouch End is renowned for. Residents are drawn by the area’s obvious charm but are encouraged to put down roots and

raise families here thanks to the stunning period properties and a whole host of amenities including fantastic schools, sports facilities, a theatre and several cinemas.

As you would expect from such a creative hub, shopping in Crouch End encompasses everything from delightful gift shops to vintage clothing boutiques to designer furniture stores. Harmless Store is an ethical

grocery store offering an array of vegan delights and avoiding single use plastics. In addition to these independent offerings, residents benefit from high street mainstays such as Boots and Waterstones, as well as several centrally located supermarkets, including Waitrose, M&S and Tesco. The area also has several gyms and specialist studios for fitness fans such as Virgin Active amongst others.

Ideal living

Thanks to a lack of transport links, the leafy neighbourhood of Crouch End is somewhat of an undiscovered gem. While few transport options might seem like a hindrance, it turns out to be one of the North London postcode’s biggest strengths.

Unlike nearby Hampstead and Highgate, it manages to avoid the tourist crowds. And those living in Crouch End get an area that retains its charm. It provides a touch of bohemian vibes and is a magnet for young professionals and families looking for a community-driven neighbourhood.

Crouch End has a café culture, independent boutiques and local restaurants for residents to enjoy. Here some of the best things to do and see in the N8 postcode.

Crouch End is well-known for its cafe culture, and The Haberdashery might just be the best of the bunch. The cafe freshly sources all of its

seasonal ingredients to create wholesome recipes that go down a treat with locals.

However, it’s not only those living in Crouch End that lavish praise on The Haberdashery. The cafe has won numerous awards, including “Best Coffee Shop in London” from Grazia Magazine, “Best Place for Breakfast” from Timeout and “One of the Best Cheap Eats in the Capital” from the Independent

Meet Michael & Patricia Hickey of ‘Bubble Architects’

Tell us about the background of Bubble Architects?

Bubble Architects was established in 2010 by husband-and-wife team Michael and Patricia Hickey. Michael has worked for a number of top 10 UK Practices. Having originally trained as an Architectural Technologist in Dublin and later as an Architect at London Met, he enjoys both the initial conceptual design stage as well as the later technical stage on site.

Patricia studied in Brunswick, Berlin and London, commenced her career in Germany at small design practices. She moved to London in 2002 and joined one of UK’s leading practices, where she established a strong background in residential projects. She is a licenced BRE Code for Sustainable Homes Assessor and External Examiner at Kingston University.

What’s your customer process from receiving that initial enquiry?

It’s essential from the outset of the project for us to clearly understand the client’s main objectives and priorities in commissioning the work. The best way to do that is to meet them on site so they can explain their requirements and using our design skills and experience, we can begin to discuss the various ways that could be achieved. At our initial meeting we can also talk about high level costs and how to achieve the design

aspirations within the Client’s budget. We focus on design, cost and sustainability.

What characteristics set you apart from other practices?

As a husband-and-wife team, the founding partners remain hands on Architects actively involved in the design and construction of all our projects. We are a family run business. We have also built up a team of like-minded architects that enjoy the challenge of meeting and exceeding client’s expectations.

We are trained Sustainability Assessors and can advise on how to make a home more energy efficient.

Could you illustrate an example of a residential development you worked on locally and the outcome for your client?

We have worked in most of the London Boroughs so have experience of the various building types that are found in London.

We were commissioned by one couple who had lived in Crouch End for over 30 years to renovate their 1930’s home and create an open plan kitchen. When we met on site, we saw that the view to the rear down the slope to the allotments was both glorious and at that point unseen. As the scheme progressed, this view informed the design process both internally and externally and saw a large opening and terraces being created as well as a rooftop balcony where previously, there was a small rooflight. The realised scheme achieved not only the initial client brief but helped to maximize the potential of the home and garden.

Another project we like to mention is a side infill extension that we did in the area. They are currently very popular but can face constraints depending on conservation area, neighbouring property etc.

Both were designed and built successfully and our Clients were very happy with the outcomes.

What is the most pleasing aspect of your job?

As Architects, our clients present us with both the challenge and opportunity to help make their homes a better place to live in. Many of our clients will not have been on this journey before and we take that responsibility seriously. There is also nothing better than standing in a completed project that has achieved what the client was looking for at the start of the process and hopefully a little bit more.

Interview with ‘Hane Decorating Services’

Tell us about the background of Hane Decorating Services

Hane was formed 20 years ago, and has developed into what is now Hane Decorating Services, specialising in painting and decorating.

Our Director was the type of teenager that had big plans, and was committed to them from early on. He would spend his weekends learning, practicing and perfecting his painting and decorating skills. This high standard can be seen today in all our decorators, who take great pride in their work.

What range of services do you offer?

Hane Decorating Services offer a specialist service of painting and decorating residential and commercial properties.

What characterises set you apart from other renovators?

At Hane Decorating Services, we like to offer a personal touch to every project. As we are local to the work that we undertake, our project managers like to visit sites often and immerse themselves in all of our projects. We know that decorating your home can be exciting and at times challenging, at Hane we treat every project as if it were our very own. Ensuring we are working with you throughout.

Could you illustrate an example of a residential development you worked on locally and the outcome for your client?

One of our favourite projects that we took on was with a young newly-wed couple that had just purchased their dream home in Highgate. We originally discussed their plans with them and provided a remote quote, we then went to view their home with them and built a great rapport. The property they had purchased did not have the “homely” feeling that they were after, and as they were expecting, our project manager worked with them to fine-tune the aesthetic details of each room. Our favourite room was the nursery as it was being transformed from a dark dreary room to one that mattered the most to them. This project was amazing to follow through with, we had the pleasure of seeing the property transform from a house to a bright and welcoming family home.

What is the most pleasing aspect of your job?

We would have to say that it is seeing the final product. Working with our clients to decorate their dream homes, seeing the satisfaction on their faces and comparing the before and after pictures are all such pleasing aspects of the job. Every project is more than just a project to us, so the final product is always just as important to us as it is to our clients.

Exceptional theatre in the heart of Finsbury Park. With two theatre spaces, a studio for outreach work and a café bar, Park Theatre has been praised by the national press. Park Theatre is the brainchild of Artistic Director, Jez Bond, and Creative Director Emeritus, Melli Bond, who – following a six-year London-wide search for a building –discovered a vacant office block next to Finsbury Park station in 2010. Garnering support from the theatre community at large – including luminaries such as Ian McKellen and Alan Rickman, the press and, importantly, local residents they set out to raise the necessary funds to convert the tired concrete building into a thriving new theatre and beacon for the community. At a cost of just £2.6 million, the building, designed by David Hughes Architects, opened in May 2013 to rave reviews from the critics.

Interview with Kido School

Tell us a little of the history of your nursery Kido is by parents, for parents - we are owned and operated by a group of parents from all over the world. We were set up in response to our founders’ struggles as young parents in different countries searching for high quality early years education. Since our first nursery school opened in 2014 we have been obsessed with two things: improving learning outcomes for children, and our service to parents.

What would you say is special about Kido

There are many special elements to Kido that we are very proud of. Our international early years curriculum makes Kido settings truly unique. Children benefit from the best of curriculums drawn together from all over the world. Including extra curricular elements such as Spanish and French, dedicated STEM classes, Kido Explorer Days - a project based learning experience, along with an international Zoom club to share cultural experiences and celebrations across three continents.

Are there any facilities you are particularly proud of?

We take a great deal of time and effort to plan and create classroom environments that support children’s learning. We believe children learn best in natural environments that are calming

and allow children to focus on the activities and experiences available to them. We ensure our indoor and outdoor play areas give children a space where they can run, jump, climb and fulfill all of their developing physical needs. Our nurseries are equipped with natural wooden toys and furniture which echoes our commitment to sustainability and reflects on our Reggio Emilia and Montessori inspired curriculum. We work with various suppliers globally to ensure the children have toys and equipment to aid their natural exploration of the wonderful topics on offer in each classroom. This means you’ll find STEM laboratories in our settings, complete with lab coats and safety glasses, we have home corners that reflect different cultures through the clothing, books and food on offer, and you’ll always find a wonderfully presented, clean and welcoming nursery at any Kido threshold you cross.

Kido’s school readiness program is run each year for our cohort of school leavers. We cover all of the required academic topics, Maths, Phonics, Reading and Literacy while also incorporating a huge focus on our children’s personal, social and emotional wellbeing and development. We want to ensure everyone leaves Kido with the utmost confidence and enthusiasm to embark on school. We are very proud that all children across Kido are accepted into their families school of choice.

What makes you different to any other setting

We believe that our Kido teachers are what make our settings different from others. We are very passionate about our commitment to professional development for all of our teachers.

We have our own, inhouse dedicated training team that works closely with each nursery to ensure high quality experiences for all. Teachers in early years have a huge impact on children’s first learning experiences and we take our responsibility of supporting our educators to be the very best that they can be very seriously. We set out to provide each child with a lifelong love of learning and a wonderful experience in their first educational setting, this wouldn’t be possible without our fantastic teams of teachers.

Local Schools

Where our children spend most of their week and how they are being educated is a decision which should take some serious consideration. We have put together this list of suggestions to make your life a little bit easier. Many local schools and nurseries offer free tours so please go and visit your choice options before making that final important decision.

Rokesly Infant and Nursery School

Rokesly Infant and Nursery School is a dynamic place to learn. We value learning through experience, learning core ways that are memorable, and equipping your child with skills they can apply in all aspects of life. Planning & Building Control

Unsure which services you need?

If you are thinking of making changes to your property, you may need to apply for planning permission and / or Building Regulations approval. If you’re not sure which applications to make, please use the guidance below to help you to decide what you need to do.

Please note that many developments will require both.

What is planning?

Planning is the process of deciding whether a proposed development should go ahead or not. It uses national and local policies to consider the development in its context and may look at the impact of the work on neighbours and the wider community, existing architecture, the land, the layout, and existing or proposed infrastructure (such as drains, transport and schools).

You will probably need planning permission if your proposed development will do any of the following:

• create a new building, or change the use or appearance of an existing building

• affect the sunlight, privacy or outlook for neighbouring properties

• affect the nearby area with noise disturbance, smell or fumes

• work on or around listed buildings or any conservation areas

• affect traffic volumes, road safety or access

• change the density of development in an area

• use significantly different materials or finishes from nearby properties

• have an effect on existing trees

www.haringey.gov.uk/planning-andbuilding-control/planning/planningapplications

What is building control?

Building control applies national statutory regulations to ensure the structural quality of any building work, in areas such as safety, public health, accessibility, and the materials used. Most substantial building projects (such as an extension, knocking down walls or converting a garage or loft) will need Building Regulations approval.
