We’re proud to call this area “home” and hope you come to love it as much as we do From the majestic pines (woods) to the crystal clear waters of our lakes and rivers (water) and everything in between, you’ll find so much to fall in love with. The hardest part will be leaving - that's why they call it a Minnesota goodbye!

RENTAL POLICIES + REMINDERS
No smoking inside the house. Smoking is allowed outside only. Please discard any cigarette butts appropriately.
Woods to Water Vacation Homes is not responsible for any accidents, injuries or illness that occurs while on the property, or for the loss of personal belongings or valuables of the guest.
Drugs, guns + fireworks of any kind are prohibited while you’re staying at the property. Only use appliances, furnishings, and equipment for their intended uses.
Please be respectful and courteous of neighbors. No loud music allowed from 10pm-7am.
No parties allowed on property (unless prior approval by W2W staff).
Please tend to all campfires to help prevent wildfires.
Parking is limited - please refer to the listing description for max number of cars allowed per property. Vehicles are to be parked in designated parking areas. Parking on the road is not permitted. Any illegally parked vehicles are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. Please do not park on the lawn.
There is no daily housekeeping service. While linens and towels are included at the property, daily service is not included in the rental charges. Leave all towels and linens at the property.
Many properties are on a well/septic system. In this case, the mineral content in the water
CHECK OUT TIME IS 10:00AM
Before you go, please complete the following:
Leave all used towels in a pile on the bathroom floor.
Strip all beds that were used (both sheets and pillowcases) and pile at the foot of the bed.
Please wash and put away all dishes before checkout. If you have extras, just start the dishwasher on a cycle before you leave.
Make sure any campfires or fires in any wood fireplace are extinguished prior to leaving. Clean off the grill if you used it during your stay and cover it if there is one provided.
Cover the hot tub to protect cleanliness.
Set heat to 68 degrees in Winter and the air to 74 degrees in Summer. Ensure all doors and windows are locked and lights are turned off.
Double check under all beds, inside closets, behind doors, etc. for any personal belongings you may have missed while packing.
While not required, feel free to message us and let us know you’re headed out.
TRASHPICKUP
Trash day: MONDAY
Please set trash out on t by 7:00 AM for early pick recommend placing it ou Sunday evening If you’re checking out on a Sunda please remember to roll container to the curb bef heading out
Ensure all trash bins are emptied, trash is bagged placed in the outside tra Items not bagged are NO thrown in garbage cans
HELPFUL HINTS
Let's take the guesswork out of your vacation. We've put together the following pages of helpful hints so you can spend more time enjoying and relaxing and less time looking for the ironing board
GARBAGE & RECYCLING
Take all garbage and recycling out and put it into the bins outside of the garage. Pick up for trash and recycling is on Monday mornings If you’re checking out on a Sunday, please remember to roll the container to the curb before heading out.
Please bag animal products (like meat or bones) in a plastic bag before disposing to help deter wildlife
LOCK UP
When not at the property, please lock up behind you! Click the gear button on the bottom right of the Yale Lock
OUTDOOR FURNITURE
Patio cushions are stored in the sunroom to keep them clean and dry Feel free to bring them out for use during your stay We kindly ask that you return them to the sunroom when not in use or if rain is expected.
PARKING
You’ll find 7 parking spots available, so there’s plenty of room for everyone to settle in. Please note that parking in the garage or on the grass isn’t allowed, but the outdoor spots will keep you close and convenient

THERMOSTATS
You’ll find a Honeywell thermostat in the main living room and one in each bedroom to control the in-floor heat, so everyone can set the temperature to their liking For the best comfort and efficiency, we recommend keeping the heat around 68° in winter and the cool near 74° in summer.
CLEANING
You’re not expected to clean while on vacation, but we know sometimes little spills or messes happen. You’ll find basic cleaning supplies under the kitchen sink and in the coat closet While it’s never required, we always appreciate it when guests tidy up a bit during their stay
KITCHEN
The kitchen is stocked with appliances and ready to help you create culinary delights for your family — or head out and visit one of the many nearby restaurants instead! We won't judge.
DRIP COFFEE POT + COFFEE GRINDER
Nothing says morning at the lake like a fresh cup of coffee! You’ll find a drip coffee pot and a coffee grinder ready for your use. Usually guests leave filters behind - feel free to use!
MADE TO ENTERTAIN
The kitchen’s set up for good old familystyle cooking at the cabin. You’ll find a CrockPot, 4-slot toaster, kettle, big pot, serving trays, baking sheets, cutting boards, big bowls, and an icemaker in the fridge. Everything you need to whip up a hearty meal and gather everyone around the table after a day up north.
LAUNDRY
WASH A LOAD
There is a laundry room available on the main floor in the primary bedroom closet. Guests are welcome to use, and laundry detergent is provided on the shelf above! Add your laundry (don't overfill), add soap by pulling out the soap reservoir, select wash cycle and hit start.
DRY A LOAD
Add spun laundry to dryer (don't overfill), select dry cycle, add dryer sheet if desired and hit start.
CHILDREN’S AMENITIES
We’ve got a few helpful items on hand for families traveling with little ones You’ll find a highchair, a pack-and-play, and a baby gate all tucked away in the primary bedroom closet. Please feel free to use them during your stay and put them back when you’re done
ENTERTAINMENT
BOSE SPEAKER SYSTEM
Kick back and enjoy surround sound that makes movie nights and music feel larger than life. The Bose system is tucked right below the TV in the cabinet easy to access for both films and your favorite tunes
FIREPLACE
There’s nothing quite like gathering around the fire after a day on the lake. The stone fireplace on the main level is controlled with a remote no wood chopping needed. It’s the perfect backdrop for morning coffee, evening cocktails, or simply curling up with a blanket and a good book
MOVIE NIGHT
Head down to the basement for the ultimate Up North theater experience. A big TV, loads of recliner seating, and room for the whole crew make it the perfect place to gather. Pop some popcorn, snuggle in, and enjoy a cozy movie night just steps from the lake
GAMES
For the little ones, there’s a basket of classic games and books near the basement stairs—perfect for sparking imagination and keeping everyone entertained between swims and s’mores. You’ll also find additional games and cards tucked inside the main level living room cabinet
GAME ROOM
Rainy day? Evening downtime? The garage is set up as a full game room, featuring a large TV, game table, fridge for your favorite beverages, and ping pong. It’s a lively space to gather and make memories off the water.
WORKOUT SPACE
If you’re looking to break a sweat before you hit the water, the Lodge has a workout nook ready for you. You’ll find a treadmill, workout ball, two yoga mats, three sets of hand weights, and a weighted ball everything you need for a quick lakeside workout

Settle in by the water’s edge and enjoy the crackle of a fire with family and friends Firewood is included, so all you need are the marshmallows and stories
HOT TUB
Perched on top of the boathouse, the hot tub gives you a front-row seat to lake views while you soak Please follow the simple instructions found in the hot tub container to keep things running smoothly Morning coffee or late-night relaxation it doesn’t get more “Up North” than this.
WATER TOYS
Stored in the boathouse, you’ll find two kayaks and a Lily Pad ready for lake adventures Paddle out to explore the shoreline or enjoy a peaceful morning float, then roll out the Lily Pad for some fun right on the water. Whether you’re lounging, sunbathing, or watching the kids splash, it’s a guest favorite for all ages
GRILL
Fire up the grill without the hassle of propane runs. With a direct propane line, you can focus on the burgers, brats, and fresh-caught fish without ever worrying about empty tanks
YARD GAMES
From friendly competition to all-out family tournaments, the yard is stocked with classic games: ladder toss, Spikeball, Giant Timber, and Crobyi Perfect for those in-between lake swims or lazy afternoons.

PONTOON CARE
We’re thrilled to offer you a pontoon to enjoy the beauty of Lower Hay Lake and at one of the best rates around! If you’ve added this rental amenity to your stay, your pontoon will arrive fully fueled and ready for adventure The keys will be left on the kitchen counter for your convenience. We just ask that you treat it with care so future guests can enjoy it too
As a courtesy when using the boat:
+ Please clean up any trash in the boat.
+ Be mindful of shallow areas to avoid damage to prop.
+ Be aware of speed, especially when docking
+ Please store the pontoon on the lift overnight.
SAFETY
Life jackets and a throw cushion are available on the pontoon. If you aren't a strong swimmer (or even if you are) please wear a life jacket to protect you/your loved ones.
Please remain seated while pontoon is moving.
KEYS & GAS
Boat keys will be on the counter. Gas cans are available in the Boat House. Please leave the boat full at check-out to avoid extra fees.
FUEL POLICY
For your convenience, we’ve also provided empty gas cans at the property to use for refueling as needed. Before checkout, we ask that you refill the pontoon to a full tank. If the pontoon is not returned full, a portion of your security deposit will be retained to cover fuel costs.
