New Year, New Faces Welcome to year three for Nantucket Home magazine, the publication of Nantucket Association of Real Estate Brokers (NAREB).

With the recent news that Nantucket is the fastest growing county in the state of Massachusetts, we start the year with a look at new public buildings on the rise in our mid-island neighborhoods.

As of this writing, a new Stop & Shop supermarket is close to opening to meet the growing demand for more variety in local grocery offerings and to replace the company’s aging building. Down the road on Sparks Avenue, Nantucket Boys & Girls Club has raised an expansive new gymnasium and increased activity space to meet its growing number of island boys and girls who use its facilities. Last year, almost 360 local kids joined in the club’s intramural basketball program, for example.

Annual Town Meeting, which this year carried on a long tradition of participatory democracy over three nights, considered more zoning changes than observers could recall in recent years. Importantly, voters approved the rezoning of the immediate neighborhood around Nantucket Cottage Hospital to build a much needed new facility for our community hospital. NCH already provides excellent year-round care and top-notch emergency medicine, but at nearly 60 years old, the current building sorely needs replacing to accommodate modern communications and medical technology.

Town meeting participants okayed moving forward on proposals for a new Nantucket Public Schools building to house classrooms for our burgeoning student population, and for a new fire station to replace that outdated island facility. With the assent of town meeting, both proposals moved to the general election ballot for consideration of budget overrides by voters.

All of that much needed updating of our public infrastructure will help support the good life that brings many of us here, including the many upcoming events we consider. We also visit a lovely traditional in-town home with lots of cheery color and a comfortable house where the upcoming Nantucket Wine Festival welcomes some of its participants.

Last year marked a banner year for real estate on Nantucket, with sales totaling around $1 billion. With measureable upticks in the national economy, this promises to be another strong year for the local market. In these pages, we’ll give you an insider’s seat to life on Nantucket and help steer you to what makes our island so special.

During the Whaling Era of the mid-1700s to late 1830’s the men of Nantucket were at sea for years at a time. Back home the women kept local industry alive. Although American women did not yet have the right to vote, these local women wielded enough public influence locally that Centre Street was nicknamed Petticoat Row.

T

oday, a group of Nantucket business owners have kept alive the spirit of those 18th- and 19th-century women in business with the group Petticoat Row Nantucket Women in Business, a non-profit organization launched in 2009.

Kate Splaine sat down this winter for a question and answer session with the six women running the Petticoat Row business association. They feel a kinship with their foremothers and are dedicated to fostering female entrepreneurship in the present day. They are:

( Continued ) The group began in January of 2009, when founding board member Becker-Mailloux, along with two friends and fellow female entrepreneurs, began meeting regularly. She recalled those early gatherings.

Becker-Mailloux: A few of us were either starting to open a business, wanting to open a business or were newly in business.

It was just a support group at first. It was great motivation, inspiration. The dynamics were amazing. It was like a book club, a business book club. Getting together once a week to discuss our personal business. Reaching out and supporting one another.

Those early, productive get-togethers quickly lead to a desire to expand. Six months later, they held their first public event.

The setting was a popular Nantucket nightspot.

Becker-Mailloux: That spring we had a really big event at The Chicken Box. It was just a celebration of Nantucket’s women in business. It was packed. The response was huge. It was wild. It was so much fun.

This enthusiastic reception confirmed the organizers’ belief in the mission. They realized the potential for Petticoat Row to grow.

Hollister: There’s definitely a need out here for a way for women to connect. A space where people can get together, get to know each other, figure out who does what and support each other.

Since its early days, Petticoat Row has become a major player as a local business support system. As their founders hoped— and many agree they have worked hard to make that happen—the association draws large and enthusiastic audiences to its well-attended monthly networking and informational events at venues like The Miacomet Golf Club and The Nantucket Hotel.

Subjects for their gatherings range from how to run a successful home-based business to money management to computer skills to staying healthy, and more. The meetings are also a way to promote other establishments owned and operated by women. As with all Petticoat Row events, men are welcomed to attend, too, and a few often do so.

Becker-Mailloux: We try to bring business to other businesses with our events. We did a “shop crawl” this past December after Stroll. We wanted to bring our people to other businesses, to bring awareness. That’s another one of our goals. Shopping local is really important. By supporting each other we’re supporting each other’s businesses, bringing people to other businesses that you may never have set foot in.

Being a female entrepreneur in most places comes with special barriers. Nantucket presents challenges for anyone who owns and operates a business here, whether it’s a seasonal or year-round concern. Big changes are literally on the horizon in Nantucket’s mid island.

With two major public buildings near completion, Nantucket voters this spring approved three more big projects to move forward. Together, these five undertakings represent a total of 250,000 square feet or more of new buildings appearing now and in the near future on the Nantucket skyline.

Mid-island Stop & Shop, 31 Sparks Avenue Located near the out-of-town post office and current fire station, the new Mid-Island Stop & Shop will offer full service meat, seafood and bakery departments, and larger selections of natural and organic products, including more fresh produce. The new store will also feature a salad bar, a coffee bar outpost of The Bean coffee shop from downtown, and a new adjoining store for Nantucket Wine & Spirits. or Nantucket’s Annual Town Meeting, voters approved a rezoning of the neighborhood around Nantucket Cottage Hospital, including adjoining property it owns, so that it can build a much needed, modern hospital at its current location. Voters also approved override votes to go on the April ballot local general election so that voters might approve a new elementary school and a new fire station.

The hospital has outgrown its nearly 60-year-old building and has long needed updated facilities capable of better supporting modern communications and medical technology. Heating and cooling costs in the current hospital have also become prohibitive, as the building at 57 Prospect continues to deteriorate. Plans call for a new multilevel building of approximately 100,000 square feet.

Nantucket Cottage Hospital, 57 Prospect Street Nantucket voters at Annual Town Meeting approved article 70, which rezones much of the neighborhood surrounding the hospital as commercial medical, allowing NCH to rebuild at its current location. tudent growth has surged in Nantucket Public Schools along with the rest of the island’s population, with elementary students now housed in an aging building supplemented by temporary classroom structures. The new 72,000-square-feet building would hold around 400 students from grades three through five and add space to the Cyrus Pierce Middle School.

If approved by voters in an April ballot box override, a new fire station might total about 22,000 square feet, at a cost of around $15 million, according to news reports. For

Community-wide sentiment has largely embraced the need for these new buildings, which each promises to offer users great comfort and accessibility along with being more economical to maintain and more environmentally sensitive, with up-to-date technologies. From celebrations of food and film to music and visual arts, Nantucket hums with entertaining public events from spring through late fall.

Calendar dates for spring on Nantucket are already circled in red by visitors and island residents alike. With more than 120 active non-profit groups locally, most take advantage of the island’s annual influx of summer visitors and seasonal homeowners to stage their most important fundraising events. Despite the dozens of happenings, many sell out far in advance.

Nantucket’s busy season of festivals, galas and benefits launches in late April, when this year’s annual Nantucket Daffodil Festival promises to uplift thousands by celebrating our island’s bright yellow daffodil blooms with an antique car parade, a picnic along Main Street in ‘Sconset, and the dusting off of winter’s cobwebs in retail shops and restaurants. Locally grown produce and work by local artists and craftspeople are on display downtown through October at Nantucket Farmers & Artisans Market, presented by Sustainable Nantucket. The weekly Saturday morning market supports and strengthens local agriculture and encourages entrepreneurs while helping to keep downtown busy. All vendors are seasonal or year-round residents of Nantucket, and all goods sold are grown or produced on the island. Visitors to the market have noted a “street festival” atmosphere that welcomes year round residents and visitors alike to shop, mingle and enjoy the downtown experience.

Through May, Nantucket Arts Council and Nantucket Dreamland Film and Performing Arts Center continue their Downtown Celebrity Concerts on the Dreamland’s North Water Street stages. North Shore A Cappella sings popular songs of the 1940s to present in doo-wop and “vocalese” harmonies on Mother’s Day, Sunday May 10, at 4 p.m. The Artie Shaw Orchestra, the decades-long popular band, brings clarinetist Matt Koza with a full jazz orchestra, for a gala concert of swinging and swaying to enduring Big Band-era and popular music on Sunday, May 31, at 4 pm.

Friday, May 21, Boston-based pop rock vocal group Five O’clock Shadow visits the Dreamland with a free concert in addition to the Downtown Celebrity Concerts. Among productions on local stages, On The Isle honors the early 20th-century actors colony in Nantucket’s eastern shore village of Siasconset by bringing theater, art and special events to the ‘Sconset Casino. Tickets for this season’s production of Horton Foote’s “The Trip To Bountiful” go on sale June 1 at ontheisle.org.

Nantucket Dreamland’s popular Educational Children’s Theater returns this season with classes, workshops, and a fully staged production of “Shrek, Jr.,” a musical adaptation of the Oscar-winning animated film performed by the Dreamland’s Junior Company, ages 6-14. White Heron Theatre, the island’s newest theater company, which plans to present plays in summer and a drama development and acting institute yearround, breaks ground at 5 North Water St this spring.

Their new Actors Equity theater is designed by noted architect Andrew Kotchen of New York and Nantucket firm Workshop/apd. Co-artistic directors Lynne Bolton and Michael Kopko look forward with excitement to this beautiful new space opening its doors in 2016.

Meanwhile, Nantucket Dreamland is the official summer home of White Heron. Their season kicks off in early July with the return of the New Plays Collaboration in association with the acclaimed Long Wharf Theatre of New Haven, Connecticut. Audiences will see the development of a new script by an established playwright working with professional actors. July and August bring full productions of D.L. Visual Arts

Artists Association of Nantucket celebrates its 70th anniversary this year in a big way. In June, their new Visual Arts Center opens at 24 Amelia Drive. “It’s very exciting and coming very quickly,” says Public Programs Director Liz Hunt O’Brien. The newly renovated building creates the capacity to double the number of classes AAN offers. The center is set to open June 1. The entire first week of June will be open to the public for tours, artists’ demonstrations, and hands-on workshops.

AAN’s extensive permanent collection will find its exhibition home at the new Visual Arts Center. Spanning centuries, this treasury of Nantucket art is essential viewing. Downtown, the AAN’s Joyce and Seward Johnson Gallery on Washington Street will still be humming with its regular schedule of Friday openings featuring both seasonal and year-round member artists.

September brings official anniversary celebrations. An exhibition titled “70 Years On” opens at the Visual Arts Center starting September 4. $10,730,000 Blue Hills Bank purchased a portfolio of real property from Santander in January. The transaction included 12 properties including three commercial buildings, three commercial condominiums, one residential dwelling, four residential condos and one parcel of vacant land.

$8,075,000 The 11.6-acre parcel of land at 12 Gardner Road represents the third highest residential land sale in Nantucket history (excluding large-tract, conservation transactions). The land was subdivided into eight lots, six of which are listed for sale between $1.5 million and $2.75 million.

The 1.57-acre, waterfront estate at 9 Kimball Avenue represents the highest single dwelling home sale in Nantucket history and is second only to the $27.5 million sale of 11 & 15 Cathcart Road in 2010 as the highest residential transaction of record.

IT WAS A PHOTO FINISH FOR THE 2014 NANTUCKET REAL ESTATE MARKET as all eyes were on total dollar volume to see whether the market would surpass the “Big B”. With a noteworthy performance in December, including 36 transactions totaling $100.9 million, the market came awfully close but ultimately finished just shy of the mark with 524 transactions totaling $997.5 million once timeshares, foreclosures, and intra-family transfers were stripped from year-end figures. With the widely publicized ultra-high-end ($10MM+) residential property sales, one might think it was a banner year for the upper end of the market. While these sales were indeed impressive, they actually represented a smaller proportion (2%) of residential transactions than in 2013 (3%) and were two transactions shy of the 10 ultra-high-end sales witnessed in 2010. Rather, it was the lower-end and mid-range price points which drove overall transaction and dollar volume in 2014. Crosby: Rather than challenging, it’s actually empowering. If you look at downtown, businesses even now are primarily owned by women, run by women, and really have always been since back in the whaling days when the women were left behind to run the stores. It’s such a unique place, where a woman can really just get out there and be so entrepreneurial and create a business. There’s such a support system of strong women on this island.

Hollister: There’s something about the community on Nantucket that’s like no other.

What about competitors? How does Petticoat Row’s culture of mutual encouragement handle competing businesses?

Afshari-Galt: They leave it at the door and they share. It’s great.

Maybe at their businesses they’re competitive, but when they come to Petticoat Row [events] they share their wealth. They share their success. Men generally are more competitive. A woman never started a war.

Running Petticoat Row involves a great deal of work and investments of both finances and precious time. This board funds all events out of their own pockets, keeping their budget running in the black. They dedicate their scant free time to keep Petticoat Row thriving. In return, they say, the benefits are many.

Crosby: It’s a feel good thing. It’s positive. I love helping people. We’re all really established in our businesses, but we’ve all been there in the beginning. We have a lot to share.

Crosby: My first duty as a board member, last year, was to meet and greet at a networking event. I talked with a group of women who were just starting out in their businesses, pretty new to the island, and even to the country. One particular landscaper was really down on herself, low confidence, not sure how to get her foot in the door, tears flowing with the struggle. By the end of the event, she had new goals and homework to go and establish herself. I was able to guide her in the right direction and give her a little boost.

Becker-Mailloux: it’s a budding concept right now, raising money for a business grant. It’s still preliminary.

We’re doing legwork and logistics of how to go about doing that. It’s one of our goals to somehow be able to give to someone who’s trying to start a business.

Crosby: There is a suggested donation at the door to attend, but you are welcome even if you can’t pay it.

These women in business can be of great help for newcomers in learning the ins and outs of running a business locally at anytime of the year. They’ll lend their expertise and experience to you as a consumer if you’re in the market for a new home or rental, need a beauty treatment, baby supplies, a cleaning crew, stylish clothes or décor, wedding photography, or simply crave something healthy to eat. In her book Quarterboards, author Sharon L. Hubbard has written a primer for those who might be entirely new to Nantucket and or have just discovered the quarterboards art prevalent on the island. Beyond Hubbard’s basic introduction reprinted here, the book offers an in-depth account of how quarterboards came to be, including colorful histories of many antique and contemporary signboards pictured in the book. For new residents considering a quarterboard for their new Nantucket home, the book is a must have. Photographer Dan Driscoll provides copious colorful examples of the craft.

antucket is a town, a county and an island about five miles north to south and fourteen miles east to west, situated some twenty-six miles south of Cape Cod, Massachusetts. This charming outpost in the Atlantic Ocean—with its rutted sandy roads, cobblestoned town streets, and miles of pristine beaches—has been a treasured summer vacation spot for many years. Visiting Nantucket can make a traveler feel transported back in time to the period circa 1740 to 1840, when prosperous ship owners and sea captains built their elegant houses in Nantucket Town. A few of the earliest houses still exist, and many houses dating from the 1700s and 1800s can still be found along the streets of town and in the remote settlements.

On Nantucket, most of the houses, large and small, are sheathed in cedar shingles that the salt air has turned a rich grey, and they are trimmed in white. A fair number of houses have names displayed on an ornamental signboard affixed somewhere on the façade; visitors notice the boards and have wondered where the practice originated.

The signs, called “quarterboards” or “sternboards,” depending on which part of the ship they were placed, are reminders of the bygone era of wooden sailing ships when the ship’s name was displayed on such boards.

Few things tie Nantucket’s past and present together in the way quarterboards do—what they are, how they came into existence, how they came to adorn homes; how they are made, and how they are used today. In the story of quarterboards, the history of the island comes alive.

Each of the many quarterboards on Nantucket houses has a unique history; some have interesting stories, which might be about the original ship bearing the name on the quarterboard, or how an antique house got its particular name. Today’s homeowners often name their houses based on the family story that has special meaning for them.

A look back in time helps us to understand the roots of the quarterboard tradition, starting with the early days of whaling and shipwrecks.

( Continued ) Whaling The heyday of the whaling period (1740-1840) was a time of prosperity for Nantucket. At the time, Nantucket was the third-largest city in Massachusetts and was known as the whaling capital of the world. Many Nantucket vessels were lost at sea, and few quarterboards have survived from the whaling era.

Shipwrecks Most of the antique quarterboards that remain on Nantucket derive from the maritime trade, around 1850 to the 1930s, when huge five- and six-masted wooden sailing vessels carried cargo along the east coast of the United States and on the transatlantic route. During that period, shipwrecks were common in the treacherous shoals that surround Nantucket; they were spotted from the island’s lifesaving stations, and teams of surf men would be called out to rescue the crew. Sometimes the quarterboard was taken off the wrecked ship and brought to shore during the rescue, but more often the ship broke apart and the quarterboard washed ashore along with the shattered hulk, serving to identify the lost ship.

The quarterboards collected from wrecked ships were huge—perhaps eight to ten feet long and appropriate to the scale of the ship. Due to their size and shape, the most likely place to store them was on the wall of a house or barn. Two quarterboards from shipwrecks of the 1850s still exist: that of Shanunga ended up on the Baxter family’s house in ‘Sconset that was originally named Saint’s Rest, and the quarterboard from the British Queen now hangs on the wall of the house belonging to the great-grandson of two of the wreck’s survivors.

Quarterboards were a special interest of Nantucket historian Edouard Stackpole, who wrote the only account of quarterboards that exists today. No book or other document seems to cover this topic. In his 1937 article, Stackpole tells of his search for the quarterboards that had hung on

Siasconset A much older part of Nantucket’s history can be found in the antique houses of ‘Sconset that date back to the late 1600s.

The early inhabitants of Siasconset would remember their roots in England and try to duplicate the homeland tradition of naming their houses. Names such as Auld Lang Syne and House of Lords appeared on small handpainted wooden signs on the front of houses.

In the nineteenth century, two Nantucket traditions crossed paths, seemingly to begin the current tradition, unique to Nantucket, of naming houses with a ship-style quarterboard, recalling the maritime history of the island.

Contemporary Quarterboards The quarterboard tradition is thriving today, and the small number of artisans who continue to practice the craft are in great demand, whether to create quarterboards for owners of new houses or those that had none or to keep older quarterboards in good repair. Some are simple boards with painted letters. But many are intricately carved with gold-leaf letters and designs on a field of carefully chosen color. The names frequently have special family meanings, and just as in the older sections of ‘Sconset, many houses are known only by their names and not their street addresses.

We hope that this book will capture stories of many quarterboards before they are lost, thus invoking Nantucket history from a unique point of view—using pictures and stories from historical archives and accounts from the proud possessors of these unique artifacts. NH
