WELCOME TO WK REAL ESTATE
Over 50 years ago, WK Real Estate opened its doors in Boulder with a simple belief: real estate should be personal. Founders Lew Kingdom and Stu Wright didn’t set out to just help people buy and sell homes—they wanted to help people make thoughtful decisions about where and how they live.
That belief still guides us today. With offices in Boulder and Longmont, we focus on listening first, taking the time to understand your goals, and sharing clear insight about neighborhoods, market conditions, and trusted local resources. We believe well-informed clients make better decisions, and education is a key part of our approach
As an independent, boutique firm, we combine personal attention with the resources of a larger organization, including a dedicated marketing team and an experienced relocation department connected to a global network. The result is a strategic, supportive approach that remains personal at every step. At WK, people walk through our doors as clients and leave as friends—it’s the WK Way.
OUR BROKERS LEADERS IN THE COMMUNITY
Our people are our greatest strength. On average, our brokers bring more than 15 years of experience, supported by deep local knowledge and a genuine commitment to the communities they serve.
Our culture is built on collaboration. When you work with one WK agent, you benefit from the shared insight, experience, and connections of our entire brokerage. That collective approach allows us to market homes authentically and connect buyers and sellers through relationships that are rooted in the Front Range.
Community involvement is not an initiative at WK—it’s part of who we are. Our agents live, work, and give back in the neighborhoods they serve, participating in more than 100 volunteer organizations and events each year. From sponsoring the Bolder Boulder to supporting Community Food Share and countless local causes, we believe leadership starts with showing up.
These values guide how we work with our clients every day.
VETERANS
THE WK REAL ESTATE TEAM
Behind every successful transaction is a team making sure every detail is handled thoughtfully. At WK Real Estate, our leadership and support teams provide the steady guidance and structure that allow our agents to stay focused on their clients.
WK is one of the few real estate firms in Boulder County with a full-time support team dedicated to managing the details of each transaction. From contracts and deadlines to marketing and risk management, our team works behind the scenes to keep the process moving smoothly.
Relocation is an important part of that support. For more than 30 years, WK has helped individuals, families, and corporations navigate moves into and out of the area.
Through long-standing partnerships with employers, universities, and relocation networks, we’re often able to connect sellers with motivated buyers relocating to Boulder County.
Whether the move is local or complex, our role stays the same: to provide clear communication, thoughtful guidance, and a seamless experience from start to finish.

WK Real Estate has always been deeply rooted in the Front Range, but our reach extends far beyond it. That reach is built through our affiliation with Leading Real Estate Companies of the World®, an invitation-only network of more than 550 independent brokerages across 70+ countries.
LeadingRE connects market-leading firms that share high standards and a relationship-driven approach to business. Rather than a franchise model, it functions as a collaborative network of trusted advisors working together when a move involves more than one market.
Relocation plays a central role in that connection. Through the LeadingRE network, WK regularly works with corporate relocation departments and referral partners to assist buyers moving into Boulder County — often connecting sellers with motivated, time-sensitive buyers before a home ever reaches the broader market.
The result is a brokerage that remains deeply local, while operating within a global network designed to create opportunity across markets.
LUXURY REAL ESTATE
As Boulder County’s representative in Luxury Portfolio International®, WK Real Estate is able to extend the reach of qualifying properties well beyond the local and regional market.
Luxury Portfolio International is the luxury division of Leading Real Estate Companies of the World® and provides a platform specifically designed to showcase higher-end and distinctive homes to buyers searching nationally and internationally. Properties featured within the network receive targeted exposure through a curated mix of digital, print, and global syndication channels.
For sellers, this means access to a wider and more qualified audience — including buyers relocating to the Front Range, purchasing second homes, or expanding their real estate footprint. When appropriate, Luxury Portfolio allows us to position a home beyond the MLS and ensure it’s seen by buyers who may not otherwise be looking locally.
The goal is simple: when a home qualifies, Luxury Portfolio adds another layer of reach and visibility, supporting positioning and better outcomes.

Our role is to help you understand what matters most at each stage, anticipate what’s coming next, and guide you through the process with clarity and confidence.
provides clarity around responsibilities, expectations, and standards of care throughout the purchase process.
At WK Real Estate, we take this relationship seriously. Buyer agency is not simply a form. It establishes a framework for thoughtful guidance, informed decision-making, and clear accountability from the beginning of the process.
When working with a buyer, a broker is responsible for exercising reasonable skill and care, communicating material information, maintaining confidentiality, and managing the transaction process from offer through closing.
When a buyer agency relationship is in place, the broker also assumes fiduciary responsibilities to promote the buyer’s interests and provide guidance on known benefits and risks associated with a transaction.
IMPORTA NT LIMI TATIONS
To provide clarity and avoid misunderstandings, buyer agency does not include providing legal or tax advice, guaranteeing the condition of a property, or warranting zoning, boundaries, square footage, or the performance of other parties.
The Exclusive Right to Buy Listing Contract outlines these responsibilities and how compensation for brokerage services is handled.
PROPERTIES WE CAN HELP YOU BUY
Buyers come across homes in many different ways. Along the way, small actions early in the process can have unintended consequences later. Being aware of these situations ahead of time helps avoid confusion and keeps options open.

CHOOSING A LENDER
Find a lender whose approach and communication style fit your needs. While rates and fees matter, comparing options accurately requires consistent and complete financial information. In general, the clearer your financial picture, the more reliable the guidance and pricing. Local lenders can also offer advantages, particularly when it comes to appraisals and familiarity with local market conditions.
FINANCIAL READINESS
Down payment, credit history, income verification, and overall financial profile all influence loan options and terms. Getting pre-qualified or pre-approved early can save time later and help clarify a realistic purchase range.
MORTGAGE BASICS
For many buyers, purchasing a home is one of the largest financial decisions they will make. Financing plays a central role in that decision, and early clarity can make the process smoother and less stressful. Choosing a lender is not simply about finding the lowest interest rate. It is about selecting a professional who communicates clearly, understands your goals, and can meet timelines in a competitive market.
LOAN TERMS AND TIMING
Understanding loan structure, including fixed versus adjustable rates, potential adjustments, and prepayment terms, is just as important as the interest rate. The Annual Percentage Rate (APR) can be a helpful tool when comparing options. Financing timelines are closely tied to contract deadlines. Being prepared and responsive helps keep the process on track.

WK Real Estate works with several trusted lending professionals and encourages buyers to speak with more than one lender. Guild Mortgage is our preferred lending partner and has strong familiarity with the local market.
