WELCOME TO WK REAL ESTATE
Over 50 years ago, WK Real Estate opened its doors in Boulder with a simple belief: real estate should be personal. Founders Lew Kingdom and Stu Wright didn’t set out to just help people buy and sell homes—they wanted to help people make thoughtful decisions about where and how they live. That belief still guides us today. With offices in Boulder and Longmont, we focus on listening first, taking the time to understand your goals, and sharing clear insight about neighborhoods, market conditions, and trusted local resources. We believe well-informed clients make better decisions, and education is a key part of our approach. As an independent, boutique firm, we combine personal attention with the resources of a larger organization, including a dedicated marketing team and an experienced relocation department connected to a global network. The result is a strategic, supportive approach that remains personal at every step. At WK, people walk through our doors as clients and leave as friends—it’s the WK Way.
EXPERIENCE THAT MOVES YOU. TOGETHER, WE DO MORE!
VETERANS COMMUNITY PROJECT 2025
OUR BROKERS LEADERS IN THE COMMUNITY Our people are our greatest strength. On average, our brokers bring more than 15 years of experience, supported by deep local knowledge and a genuine commitment to the communities they serve. Our culture is built on collaboration. When you work with one WK agent, you benefit from the shared insight, experience, and connections of our entire brokerage. That collective approach allows us to market homes authentically and connect buyers and sellers through relationships that are rooted in the Front Range. Community involvement is not an initiative at WK—it’s part of who we are. Our agents live, work, and give back in the neighborhoods they serve, participating in more than 100 volunteer organizations and events each year. From sponsoring the Bolder Boulder to supporting Community Food Share and countless local causes, we believe leadership starts with showing up. These values guide how we work with our clients every day.

THE WK REAL ESTATE TEAM Behind every successful transaction is a team making sure every detail is handled thoughtfully. At WK Real Estate, our leadership and support teams provide the steady guidance and structure that allow our agents to stay focused on their clients. WK is one of the few real estate firms in Boulder County with a full-time support team dedicated to managing the details of each transaction. From contracts and deadlines to marketing and risk management, our team works behind the scenes to keep the process moving smoothly. Relocation is an important part of that support. For more than 30 years, WK has helped individuals, families, and corporations navigate moves into and out of the area. Through long-standing partnerships with employers, universities, and relocation networks, we’re often able to connect sellers with motivated buyers relocating to Boulder County. Whether the move is local or complex, our role stays the same: to provide clear communication, thoughtful guidance, and a seamless experience from start to finish.

ABOUT
Fred Dodds Fred moved to Boulder from Ohio in January of 1973. He and Elizabeth have one grown daughter. They now make their home in North Boulder after living in the mountains outside Boulder for many years. He graduated from Kent State University in 1970, came to Boulder working as a carpenter, and moved on to be a contractor in both new construction and remodeling. Fred entered sales in the field of interior finishes, and then onto sales and design of solar and energy conservation systems. Understanding homes from the ground up, as well as an eye for aesthetics, has been invaluable in helping both buyers and sellers achieve their real estate goals. In 1984, Fred began his real estate career and joined Wright Kingdom Realtors . It has been a great association highlighted by recognition as WK's #1 Top Producer in 1993, 1998, and 2000, as well as WK's #3 Top Producer in 2022 and WK's #1 top producer in 2025. He has also earned the designation of Certified Residential Specialist, shared by only 5% of all Realtors Nationally. Recently, Fred built a home in Costa Rica on the South Pacific Coast. He helped to form a forward-thinking, ecologically restricted development in the rainforest. This is one of the few such subdivisions in the entire country.

LOCAL EXPERTISE GLOBAL CONNECTIONS
WK Real Estate has always been deeply rooted in the Front Range, but our reach extends far beyond it. That reach is built through our affiliation with Leading Real Estate Companies of the World®, an invitation-only network of more than 550 independent brokerages across 70+ countries. LeadingRE connects market-leading firms that share high standards and a relationship-driven approach to business. Rather than a franchise model, it functions as a collaborative network of trusted advisors working together when a move involves more than one market.
WE’RE LOCAL. WE’RE GLOBAL
Relocation plays a central role in that connection. Through the LeadingRE network, WK regularly works with corporate relocation departments and referral partners to assist buyers moving into Boulder County — often connecting sellers with motivated, time-sensitive buyers before a home ever reaches the broader market. The result is a brokerage that remains deeply local, while operating within a global network designed to create opportunity across markets.

LUXURY REAL ESTATE
As Boulder County’s representative in Luxury Portfolio International®, WK Real Estate is able to extend the reach of qualifying properties well beyond the local and regional market. Luxury Portfolio International is the luxury division of Leading Real Estate Companies of the World® and provides a platform specifically designed to showcase higher-end and distinctive homes to buyers searching nationally and internationally. Properties featured within the network receive targeted exposure through a curated mix of digital, print, and global syndication channels. For sellers, this means access to a wider and more qualified audience — including buyers relocating to the Front Range, purchasing second homes, or expanding their real estate footprint. When appropriate, Luxury Portfolio allows us to position a home beyond the MLS and ensure it’s seen by buyers who may not otherwise be looking locally. The goal is simple: when a home qualifies, Luxury Portfolio adds another layer of reach and visibility, supporting positioning and better outcomes.

UNDERSTANDING MARKET VALUE WHAT INFLUENCES THE SALE OF A HOME
When a home comes to market, buyers respond to more than just price. Their interest is shaped by how several key factors work together. Five primary factors influence how a home sells:
LOCATION The one factor that cannot be changed
PRICE How the home is positioned relative to the market
TERMS Flexibility around timing, contingencies, and concessions
CONDITION Presentation, maintenance, and overall readiness
AGENT Experience, strategy, and representation
YOU CONTROL 4 OF THE 5 While location is fixed, you have meaningful control over price, terms, condition, and representation. How those four factors come together has a direct impact on buyer interest, activity, and negotiating leverage.
UNDERSTANDING MARKET VALUE WHAT INFLUENCES THE SALE OF A HOME
How Buyers Respond to Price Price plays a distinct role because it influences which buyers see a home and how they evaluate it. Most buyers search within defined price ranges, and even small differences can affect whether a home is included, compared, or overlooked. Homes priced within market range tend to attract the largest pool of qualified buyers, generate stronger early activity, and maintain negotiating leverage. As price moves above market range, buyer traffic narrows and momentum often slows.
How buyer response typically changes as price increases:
• Homes priced within market range are seen by the broadest group of qualified buyers • Homes priced above market range receive fewer showings and offers • Reduced activity often leads to longer time on market • Extended time on market can weaken negotiating position • Appraisal challenges are more common when pricing exceeds market support
Pricing is not just a number — it’s a positioning decision. Our role is to use current market data, local insight, and buyer behavior to help determine a price range that supports your goals and creates the strongest possible response from the market.

MARKETING YOUR HOME How Buyers Find and Evaluate Homes Most buyers form an opinion about a home before they ever schedule a showing. Photos, online information, and early exposure shape expectations quickly, which makes the first days on the market especially important. At WK Real Estate, our marketing focuses on creating a strong first impression and keeping your home visible as buyers compare options. We start by presenting the home clearly and accurately, then ensure it appears consistently in the places buyers are already looking — from the MLS and major real estate websites to targeted online and local channels. This approach helps attract early interest, supports steady activity, and gives buyers the information they need to move from curiosity to confidence. Throughout the process, we pay close attention to how the market responds and adjust as needed, keeping the focus on momentum and positioning rather than volume alone.

MARKETING YOUR HOME
Execution begins with professional photography, virtual tours, and detailed property information that allow buyers to understand the home before seeing it in person. Each listing also receives its own property website, creating a central place for buyers to explore photos, details, and schedule showings. From there, your home is distributed through the MLS and syndicated to major real estate platforms, ensuring broad visibility. We support that exposure with targeted digital advertising and social media promotion designed to reach active buyers and those closely following the market. Locally, we reinforce visibility through signage, open houses, print materials, and outreach within the community.

As showings and feedback come in, our team monitors activity closely. Marketing is not a “set it and forget it” process — we review interest, traffic, and market response so adjustments can be made when necessary. The result is a marketing plan that is comprehensive, intentional, and responsive to how buyers are actually engaging with your home.
MARKETING YOUR HOME Professional HD Photography Capturing the essence of your home in a visual format reveals its true story, inviting buyers to imagine their future there while showcasing your property’s best features.

SERVICES & FEES WK strongly believes the seller is better served and protected when the buyer is represented by a real estate agent. Seller can elect to offer compensation to a buyer’s brokerage firm. Such compensation, if seller elects to offer any, is not set by law and is fully negotiable. The buyer agent’s compensation may be set ahead of time and used as a marketing tool for the seller, or it will be negotiated at the time of contract.
