With the backdrop of the Rocky Mountains, distinct seasons, and vibrant cities nearby, our community offers an ideal setting for a fulfilling, comfortable lifestyle.

A Community Designed for Active Living Many residents choose our 55+ community for more than just housing – they come for the lifestyle. Neighbors are often in similar stages of life, whether recently retired, enjoying longestablished retirement, or transitioning into retirement. This shared experience fosters friendships and common interests.

Helen Cerretti, building 47, passed away peacefully on January

26, 2026, in home hospice, with her daughters, after a courageous battle with cancer. She was born in Glasgow, Scotland, and came to the United States aboard the Queen Mary in 1958. In Chicago, she met and married Angelo Ciccio, the father of her children. She became a U.S. citizen, raised her family and later worked as a receptionist at Northern Trust in the Chicago Loop.

After her marriage to the late Ken Cerretti, she volunteered for hospice in Chicago and later at Rose Hospital in Denver, where she also helped care for two granddaughters after their firefighter dad's untimely passing.

When residents stay involved, the community remains strong and vibrant.

We offer many advantages for seniors who want to stay active, including access to our golf course, indoor and outdoor swimming pools, cultural events, dances, the El Gran Jardin restaurant and bar, and a variety of local attractions outside of our community.

Whether attending a concert or play, gathering in the gazebos, traveling to Black Hawk, or simply enjoying a walk around our WG loop or community gardens, there is always something to do.

Residents appreciate access to nearby healthcare facilities, grocery stores, senior services, and public programs that support healthy and independent living. Schlessman Library offers senior programs, and nearby amenities such as the Lowry Sports Park and Senior Planet offer additional opportunities.

The Role of the HOA The association plays an important role in maintaining the quality and character of the community. Our HOA board and committees are made up of resident volunteers who dedicate their time to overseeing budgets, maintaining common areas and helping ensure that the community remains a pleasant place to live.

IN REMEMBRANCE continued from page 3 Helen had been a self-taught yogi since 1970 and practiced up through her final week, crediting it with her lifelong poise and vigor. Known as "Granny" to her nine grandchildren, she will be remembered for her style, Scottish wit and shortbread. Helen taught her family to live each phase of life with grit and grace.

Raymond “Ray” D. Windsor, building 64, was born to June and

J.W. Windsor on a snowy December day in 1944 in Albuquerque, New Mexico, where he enjoyed his growing-up years post-World War II. Upon high school graduation, Ray joined the Army for a four-year tour, which included a year in combat in Vietnam. Like many others, this was a turning point in his life. Ultimately, his exposure to Agent Orange during this time took his life in February 2026.

Upon discharge from the military, Ray pursued his bachelor’s degree in history at the University of New Mexico, which led him

to a career in education, serving as a high school teacher and principal, and later as a college instructor. His intellectual pursuits led him to his master’s degree, courses in various genres and, in his later years, to becoming a published writer.

Ray shared forty years of his life with his surviving wife, Sandra.

Sharing a curiosity for varied interests, they traveled widely, reveling in their broad experiences. Sharing is what they enjoyed most, especially those long discussions about almost anything. On another front, they shared a love for baseball, though for different teams. Ray was a lifelong St. Louis Cardinals fan, while Sandra’s allegiance was to the Detroit Tigers.

Ray and Sandra moved to Windsor Gardens fourteen years ago for the maintenance-free, safe lifestyle they enjoyed.

Ray is survived by his brother James, his love, Sandra, and his four stepchildren and six grandchildren. He is missed.

WG Board in Motion On March 27, 2026, the Windsor Gardens Board of Directors passed an electronic motion to approve the insurance renewal package for Windsor Gardens’ 2026-2027 fiscal year as submitted by the Cherry Creek Insurance Group in the amount of $2,377,556.87.

At a special board meeting on April 7, 2026, the board of directors passed the following motions: Motion to accept the resignation of Jamie Kean from the Community Life and Policy Committees.

Motion to accept the resignation of David Farrar from the Community Life Committee.

Motion to accept the resignation of Bev Kretz from the Finance and Long-Range Planning and Innovation Committees and as the alternate building representative for Building 57.

Motion to appoint Renee Farrar to the Public Relations Committee.

Motion to appoint Jerry Powers to the Finance Committee.

Motion to appoint Jennifer Powers to the Policy Committee.

Motion to appoint Sally Ortner to the Community Life Committee.

Motion to appoint Martin Langley to the Underground Garage Sub-Committee.

Motion to approve the revised bylaws received by Orten Cavanagh Holmes and Hunt as presented.

At their monthly board meeting on April 22, 2026, the board passed the following motions: Finance Committee motions: − Motion to transfer $386,599.83 to the capital reserve account. − Motion to transfer $266,424.50 to the tax reserve account.

Motion to transfer $197,351.07 to the capital reserve account.

(This transfer represents the April insurance loan payment from the operating account.)

Policy Committee motions: − Motion to approve the revised Community Gardens Policy as presented. − Motion to keep association policy silent on the posting of flags on unit doors.

Motion to remove a building representative who chose not to sign the confidentiality agreement form.

Motion to remove an alternate building representative who is not in alignment with the board and administration.

Motion to remove a Community Life Committee member who has been unresponsive.

Motion to authorize the General Manager to close the hailstorm claim with the agreement from all property insurance carriers to pay the remaining depreciation amount of $1.8M. Motion to transition the request for residents to host free activities events to the policy committee for consideration and policy revision.

Motion to proceed with CSC Service Works lease negotiations which will include replacement of laundry machines and an increased vend price of $1.25 per wash and $1.25 per dry.

At an executive session on April 22, 2026, the board discussed personnel issues, approved two judicial foreclosures, discussed covenant enforcement matters, and approved the transition of several delinquent accounts to the attorney’s office.

From the General Manager FACILITIES MANAGER BILL WALSH TO RETIRE

Our long-time Facilities Manager, Bill Walsh, has decided to retire from Windsor Gardens at the end of this year after an extraordinary 45 years of service.

While this news is bittersweet, the coming months will be a time of celebration and gratitude as we honor Bill’s legacy. Bill is, by every measure, a guardian of Windsor Gardens and one of our finest stewards. For 45 years, he faithfully protected and cared for the community, and it has truly been his home away from home. Now it is time for Windsor Gardens to surround Bill with

appreciation and well wishes in the months ahead and to support him as he helps guide us through this important transition.

As part of this initial news regarding the transition, I am pleased to share that Jon Howell, Facilities Manager Designate, will begin working at Windsor Gardens on May 4. Jon will partner closely with Bill over the next several months and then take over the Facilities Manager role when Bill officially retires. Grounds Maintenance Supervisor Dana Cusack will also play an important role in this transition, stepping into a new position at the end of year as Grounds, Golf and Assets Manager. Dana has served Windsor Gardens for 43 years, working alongside Bill throughout his entire career. Jon, Dana, and department supervisors and staff will lead the way forward. We look forward to sharing the next steps with you soon.

DROUGHT-RELATED WATER RESTRICTIONS AND THE DENVER WATER BUDGET PROGRAM FOR LARGE PROPERTIES Denver Water has implemented drought related outdoor watering restrictions that limit most properties to watering only two days per week. These rules are intended to reduce overall water use across the region in response to dry conditions.

For large, landscaped communities like Windsor Gardens, strictly complying with a two days per week schedule is not feasible.

Denver Water is offering an alternative option for large properties called the Water Budget Program. This program allows qualifying properties to apply for a customized total water allocation for the season instead of following a fixed two day watering schedule.

Under a water budget: The community must reduce total outdoor water use (generally by about 20% compared to historical use).

Watering can be spread more evenly throughout the week.

All other water waste rules still apply (no runoff, no watering during the heat of the day, etc.).

Total usage is carefully monitored and must stay within the approved budget.

This program is specifically designed for large HOAs, apartment communities, and commercial properties where strict day of week limits are impractical.

Windsor Gardens will apply to Denver Water for participation in the Water Budget Program by the June 1, 2026, deadline. Our goal is to use less water overall while continuing our annual flower program and protecting the trees and landscaping that define our community. The golf course will continue to be watered by the lake water, which is not on the Denver Water system; however, once the lake water is depleted, hoses from building meters will be used to hand-water the golf course trees and turf to protect the health of the landscaping.

Residents will still notice seasonal browning and reduced watering compared to past years. This is expected and encouraged under drought conditions. Irrigation practices may be adjusted throughout the summer to avoid substantial overruns in the water budget.

Windsor Gardens is committed to responsible water use, compliance with Denver Water requirements, protecting the long term health of community landscaping, and being transparent with residents about drought related decisions. We appreciate the

support of Windsor Garden residents as we navigate another dry summer and do our part to conserve Colorado’s water resources.

Help Save Water with These Small Changes Indoors Meaningful water savings can also come from indoor water use, where small changes by residents can make a real difference.

How you can help: Flush only when necessary, “If it’s yellow, let it mellow; if it’s brown, flush it down.” Flushing once less per day saves approximately 1.5 gallons. If everyone in the community pitches in, that amounts to 4033 gallons per day, or 496,059 gallons from May to August.

Run dishwashers only when fully loaded, rather than for small loads. Every time you hold off on a small load, you can save up to 10 gallons of water. And just in case you are curious, according to the EPA, dishwashers are generally more waterefficient than washing dishes by hand, especially when the faucet is left running. For example, if the community pitches in and every unit reduces its dishwasher use by one time per week, that would be equivalent to 26,890 gallons per week. From May to August, that would be equivalent to 510,910 gallons! Wow. These simple steps help reduce overall water demand and support the community’s efforts to stay within Denver Water’s requirements during a dry summer. What do you think, Windsor Gardens? From the General Manager continued LAUNDRY FACILITIES LEASE NEGOTIATIONS The CSC Service Works laundry facilities lease is currently under negotiation, with a plan to replace all washers and dryers in the community this calendar year. Once the machine replacements are complete, the new vend price is expected to be $1.25 per wash and $1.25 per dry. While we have worked hard to maintain the current price of $.75 per wash and $.50 per dry for many years, this cost is significantly below market value and cannot be sustained moving forward. This is one of the reasons the lease has not been renewed for the past three years: we wanted to hold off on the price increases for as long as possible. Unfortunately, the machines have exceeded their useful life, and we cannot delay their replacement any longer.

Also, as part of the lease negotiation, we anticipate transitioning away from payments with laundry cards. Instead, residents will be able to download an application on their smartphones to pay for laundry use by scanning a QR code on the laundry machine.

Alternatively, for residents without a smartphone, a credit/debit card system will be available in each laundry room. More information and training will be available as we finalize the lease agreement.

The lease still needs to be finalized, and the equipment will need to be ordered before we can announce the exact timeline of new machine installations. We will keep you posted!

SPRING CLEANING TO DO LIST As we look ahead to the beautiful summer months, let’s work together to get Windsor Gardens looking its best for the season.

Here are some seasonal reminders and ways you can pitch in and do your part: Stored Items and Clutter on Lanais. We have a lot of stuff on lanais this year! Take advantage of the nice weather and spruce up your lanai. Throw away weathered and unused items and remove stored items by participating in the large-item pickup day on May 13. Let’s get those lanais clean for the summer!

Holiday Decorations are Lingering. If you have colored holiday lights on your lanai or other holiday décor still visibly displayed (O-Christmas Tree, are you still out there?), it needs to be removed.

The deadline to remove holiday décor was February 28, which has come and gone.

Window Coverings. It is time to update and refresh our appearance! Worn or broken window coverings, coverings made from blankets or sheets, or those that are not neutral in color should be replaced. The specific guidelines state that blinds, shades or window coverings for windows or enclosed lanai windows must be properly fitted and in a neutral shade as viewed from the street.

Open lanai window coverings are limited to sunshades or blinds

made of wood or natural-looking wood vinyl. Blinds or shades must be maintained in good working order and repaired or replaced as needed. It is also important to note that window coverings for the unit interior or the lanai cannot be affixed to concrete surfaces, including the unit ceiling or the exterior lanai block.

Updating your window coverings can make a world of difference in improving the community’s curb appeal. Thanks in advance for doing your part!

Flowers in Landscape Beds and on Lanais. Remember to leave the landscaping to our faithful grounds crew! No private gardening is allowed in the landscape beds around lanais. Do not plant personal plants in beds or place flowers or garden decorations.

We are already starting to see plants, pots, and decorative items popping up. Help us keep these beds free of residents’ items, and remember that Windsor Gardens staff may remove and dispose of them at any time. Don’t spend your money unnecessarily!

Also, flower boxes, while beautiful, may not be hung or affixed to lanai railings above the first floor due to safety concerns. Keep your flowerpots safely inside your lanai to avoid the risk of them falling.

Building Inspections. Exterior building inspections are scheduled for June and July. We hope this list helps you get a head start.

MAINTENANCE & GROUNDS UPDATES CAPITAL IMPROVEMENT PROJECTS Fiber Network: The Vero project is moving along well. The inner loop conduit has been installed. The line to Alameda has been pulled, phase 2 and 3 lines have been drilled, and the indoor crew has completed approximately eight buildings and is in phase 2. The head-end room has been completed, and equipment work is nearly complete in that area. A new storage room was built for Community Response, as their prior storage area was taken over as the new head-end room.

Underground Garages Project: We are working on the upper parking lot 24 edge and on some intermediate and expansion joints. Recent tasks include excavation, waterproofing, cable repair, new concrete installation, backfill and bridge construction.

We successfully removed over 200 cubic yards of excess soil/dirt from our staging area in Windsor West.

Roof and Gutter Replacements: Roofing replacements started on April 23.

Major Plumbing Repairs and Replacements: We are working on hot water issues related to calcium blockages in buildings 49, 51, 39, and 65. We are having success with the new descaling process.

The fire line under building 84 has been activated, and an engineer is working on calculations for Denver Fire.

Sewer Line Major Repair and Replacement: The exterior sewer line for building 42 was replaced. The line was 11 feet deep and in very unstable soil. The project took three days due to the unstable soil conditions.

GENERAL MAINTENANCE PROJECTS Hailstorm Repairs: Window replacement is moving along well.

Siding replacement is going well. Parking lots 9, 8, 7, 6, and 3 have been completed. The contractor is working on parking lot 5 now.

Surface parking lot gutters have all been replaced, and we are finishing up patching holes from the old gutter mounting brackets.

GROUNDS - The sprinkler system is being activated, with many repairs needed following the fiber line installation.

- The Rainbird demo clocks are performing well in testing.

- We are adding mulch to the landscape.

- Shrub, grass, and perennial trimming are complete. Tree trimming and removal and stump grinding continue.

- Golf course greens and tees have been aerated.

- Weed control continues.

- Flower beds are being prepared with the first planting planned for May 18.

Liz Nickel Morrison's New Role in the WG Warehouse It’s official! Liz Nickel Morrison transitioned from her office manager role to the warehouse on April 6. Initially, Liz will be supporting the warehouse team with day-to-day operations. Once she has had time to get acquainted with the warehouse responsibilities, we will formally define the details of her permanent role on the team and assign her an official title.

Liz has been a valued member of the WG administration office for more than ten years. We will truly miss working with her in this capacity, but she will be a wonderful addition to the warehouse team.

New Office Manager Estephany Vela Some of you may remember Estephany Vela, who began her career at Windsor Gardens as a receptionist.

She has since gained experience supporting modifications, policy, rentals, resales, and compliance matters, and she is delighted to return to Windsor Gardens to serve the community as the office manager.

When Estephany first joined WG, she was expecting her daughter, who is now three years old and brings endless joy to Estephany’s life.

They enjoy spending time together watching movies, visiting the zoo, and exploring parks and the mountains whenever possible.

Estephany is the oldest of three siblings, fluent in both English and Spanish, and enjoys problem-solving and learning new skills.

Estephany looks forward to reconnecting with residents and staff and contributing positively to the Windsor Gardens community.

ARE YOU COVERED? Personal Condo Insurance 101 HO6 Homeowner's Policy Every Windsor Gardens owner needs to purchase an HO6 policy, also known as a condominium owner's policy. HO6 policies provide necessary coverage for Windsor Gardens residents to protect their personal assets and cover association deductibles.

An HO6 policy will have separate coverage sections.

Section A (Dwelling or Unit Coverage) Covers items on the interior of the unit that are the homeowner's responsibility, including the value of any items replaced since original construction.

Section B (Personal Property Coverage) Covers all personal property (furniture, clothing, etc.) of the owner.

Section C (Liability Coverage) Covers liability for the interior of the unit. When someone enters your unit, the liability is the owner’s. For example, if someone trips over the carpet in your unit and gets hurt, the liability lies with the owner.

Section D (Loss-of-use Coverage) Covers any additional living expenses accumulated while not being able to live in one’s home due to damage (staying at a hotel while repairs are completed).

Loss Assessment Coverage Loss assessment coverage, which differs from loss-ofuse coverage, is an additional coverage under an HO6 insurance policy. It is included to protect unit owners in the event of damage to a common area within the homeowners' association.

This applies to the owner being assessed for their portion of a claim not covered by association insurance. For example, the association has a wind/hail deductible and also a property deductible, which can be assessed to an owner.

Also, damage to common areas caused by water overflowing from a tub or water damage from a dishwasher or hose can be assessed against a unit owner.

Annual Association Insurance Renewal From Pat Wilderotter, Cherry Creek Insurance Group, WGA Insurance Agent CCIG has the privilege of providing the master insurance for the Windsor Gardens Association that covers but is not limited to the buildings, personal property of the association, general liability on the common areas, fidelity coverage and director’s and officer’s coverage.

As unit owners, it is important that you maintain your own insurance to cover unit items that are your responsibility, as detailed in the Windsor Gardens Amended and Restated Condominium Declaration, your personal property and liability exposures that are not covered under your association’s master insurance policy.

If there were a covered property loss at Windsor Gardens, the association’s master policy would rebuild the basic structure to original specifications minus applicable deductibles. Any improvements done to the interior of the units since original construction are the responsibility of the owner(s) to insure.

Also, under Section 1 (A) in the Windsor Gardens Insurance Deductible Policy, the association’s basic property deductible of $25,000 can be assessed to owners. In addition, your property policy has a 2% deductible of the building value for wind/hail. A buy-down policy to cover this deductible would be an excessive cost that would mandate raising the individual assessments of all owners. As a result, in the event of a total wind/hailstorm, the 2,689 owners could be assessed, according to the declarations, their share of 2% of the building limit of $446,885,317 ($8,937,706.34) or approximately $3,325 as an average, although this loss assessment needed is based on individual square footage. Each owner needs to make sure their individual HO6 (condominium owners policy) or their landlord’s policy (if they are renting the unit out) includes loss assessment coverage and property coverage to meet these deductibles, and that there are no sub-limits or special endorsements needed to cover these deductibles. This coverage should cost a minimum annually.

In accordance with Section 6.6 of the Windsor Gardens Amended and Restated Condominium Declaration in the event that common elements need to be maintained, repaired or replaced due to an owner (or their guests etc.) negligence or willful act or omission, especially but not limited to water overflowing from a tub, or water damage from a dishwasher or hose, then the expenses incurred by the association shall be the personal obligation of such owner.

Renter’s Insurance Policy

When obtaining an individual unit owner’s insurance policy, if living in the unit, you need to obtain an HO6 condominium owner’s policy. The HO6 should include, but not necessarily be limited to, these five basic coverages: (1) unit coverage, (2) personal property coverage, (3) liability coverage, (4) loss of use and (5) loss assessment. Make sure to check with your personal insurance agent to see what is available.

If you are renting your unit, make sure your policy has an endorsement for renting the unit, or purchase a separate landlord policy. This policy should include loss of rent if your unit cannot be rented while it is being repaired.

A frequent oversight among condo owners is neglecting to document upgrades made to their unit If you've upgraded your unit beyond original construction, your HO6 dwelling coverage should include the added value of these improvements. Without proper documentation like receipts and photos, your insurer will only pay

for standard builder-grade materials, not your high-end finishes such as granite countertops or custom tile work. To protect your investment: Always keep receipts and photos of all renovations. Be sure to update your HO6 policy after each significant improvement.

Large Item Pickup Day Our Spring Large Item Pickup Day is scheduled for Wednesday, May 13. Take this opportunity to organize and declutter your home. Whenever possible, donate or recycle unwanted items before placing the remainder out for pickup.

Please place disposable items in front of your garage by 7 a.m. on May 13. Residents with underground garages should set items behind their vehicle or against a column.

Note: The crew cannot pick up large appliances, TVs, electronics, mattresses, or hazardous materials.

This includes items such as oil, combustible liquids, aerosol products, pesticides, paint, mineral spirits, varnishes, solvents, batteries, radioactive materials, or anything flammable.

Spring Pest Awareness & Prevention From Katie Monasmith, Business Manager Condo living offers both joys and challenges, and pest activity is among the latter. This year, residents should be especially mindful that a mild winter can lead to an earlier and more active pest season. Warmer winter conditions allow more insects and rodents to survive, leading to increased populations that emerge sooner in the spring.

Rising temperatures and increased moisture combine to create the ideal conditions for pests to thrive and spread throughout buildings and individual units in search of food and shelter. Residents may notice pest activity earlier than usual and in greater numbers.

Homeowners are encouraged to take preventive action early to help deter pests from settling in this extended season.

Ants are attracted to food sources, especially sugary or greasy

substances, and can enter through even the smallest cracks or gaps. Once a trail is established, more ants will follow, quickly creating a larger problem.

Due to the mild winter, ant activity may appear earlier and in greater numbers. Some residents may also notice flying ants in the spring, particularly after warm, humid weather.

The association provides up to two ant bait stations per unit per month at the administration office during business hours. The bait product is carried back to the colony to help eliminate the source.

Bait stations should only be placed inside units, as the association treats common areas.

Cockroaches may also appear earlier and more frequently

and shared walls. Early prevention is important, as infestations can spread quickly and become difficult to control. Clean up food scraps and seal entry points.

Mice are active year-round, but activity may increase after a mild winter due to higher survival rates. They seek shelter in small, enclosed spaces such as cabinets, pantries, and wall voids.

Mice can enter through very small openings around walls, windows, and plumbing. Sealing entry points and properly storing food are key prevention steps.

Five Immediate Actions Residents Can Take 1. Store food in sealed, air-tight containers.

2. Keep countertops, cabinets, and floors clean and free of crumbs.

3. Conduct routine cleaning and use glue boards to monitor activity.

4. Bag and securely tie all trash before disposal.

5. Report pest concerns promptly to the maintenance department.

The association addresses pest issues only in common areas. Pest control within individual units is the homeowner's responsibility.

Residents are encouraged to review the WG Pest Control Policy, available on the association website, in the Resource Center, or at the administration office during business hours.

It's Geese Molting Season: Let's Give Them Some Space Our resident Canadian geese population is due for some additional growth, and you may already be noticing changes in flock behavior. Geese may be less inclined to take flight, spend more time along water lines, and display increased playfulness, or at times, aggression when mating.

This year, activity may start earlier than usual, due to mild winter conditions. Staff members are observing signs of early nesting and the beginning stages of molting. Warmer conditions can accelerate these natural cycles, so both nesting and molting may occur earlier than the typical seasonal timeline.

“Molting” is the shedding of old feathers to make way for new growth. In Colorado, this process typically begins as early as midJune and can last through early August. However, with nesting

already underway, molting may begin sooner than expected.

During this time, geese lose their flight feathers and remain on the property, which can lead to increased turf damage, waste accumulation, and more pronounced territorial behavior.

While goslings are a welcome sign of spring, parent geese can be highly protective and may act aggressively if approached.

Residents are reminded not to feed, handle, approach, or disturb geese or their nests, as geese are a protected species.

The association will continue to adjust its hazing practices during this period. As we navigate this annual, and potentially earlier, seasonal challenge, we encourage all residents to observe wildlife from a safe and respectful distance.

Community Response's Role and Services at WG From Chris Scovil, Chief of Community Response The Windsor Gardens Community Response (CR) team operates 24/7 within Windsor Gardens. Our role is to observe, assess, document, and respond to situations as they arise; however, Community Response services do not guarantee that offenses against persons or property will not occur within the community.

Officers document incidents, manage interactions professionally, and provide services such as health and welfare checks.

CR officers patrol the property, assess and document suspicious activity, respond to reported emergencies, and assist police, fire, and ambulance personnel upon arrival. Many officers are certified Emergency Medical Technicians (EMTs) and provide patient care in coordination with emergency responders.

It is equally important to understand what CR does not do. Officers do not enforce City of Denver ordinances (such as street parking) or handle situations outside Windsor Gardens property. Officers do not enforce HOA covenants or golf course rules and etiquette; instead, they observe, document, and report for administrative review. Officers do not perform repairs, transport residents, provide assisted living services, or handle vehicle-related issues such as towing, lockouts, or tire changes. CR officers are not maintenance staff, animal control, or personal service providers.

Officers respond to reported issues to assess conditions and determine whether notification or referral is required. During non-business hours, officers notify on-call maintenance or other appropriate resources based on observed conditions. Officers investigate elevator issues and coordinate service notification with the elevator company, but do not perform repairs.

Covenant & Rule Enforcement: How to File a Complaint From Katie Monasmith, Business Manager

Residents have two options for reporting a covenant or rule violation: 1. Call Community Response at 303-364-4924.

This is the preferred method for reporting active or in-progress violations. Calls are documented, and staff will attempt to verify the issue. If officers are unavailable due to high call volume or emergencies, your report will still be logged, and the next available officer will investigate as soon as possible.

If the violation cannot be verified at the time of the call, additional documentation may be required.

2. Submit a Written Complaint When a violation cannot be independently verified by staff, a formal written complaint may be submitted. Complaint forms are available: − Online at www.windsorgardensdenver.org, in the Resource Center, Policies folder, Covenant and Rule Enforcement Policy document.The form is on the last page of the document. − In the fitness center lobby or administration office.

Per the covenant and rule enforcement procedure, written complaints must be submitted by two unrelated owners or residents to serve as verification and initiate enforcement.

Written complaints must include: − Legible, signed, and dated statements − Detailed description of the alleged violation − Contact information for each reporting party All complaints will be reviewed and either investigated, closed, or verified. Verified complaints will be forwarded for enforcement action.

Fine schedule: − First Violation: Warning Letter − Second Violation: $50 − Third Violation: $100 − Fourth Violation: $200 Additional or repeated violations of the same rule within one year of the first notice may result in escalating fines, in accordance with the enforcement procedure.

Windsor Gardens’ covenant and rule enforcement procedure complies with Colorado House Bill 1137, an amendment to the Colorado Common Interest Ownership Act (CCIOA), effective June 3, 2022.

Intercom Access and Front Door Security Do you know how to use the intercom system when visiting other buildings or instructing guests?

Step-by-step intercom instructions: 1. Press the pound (#) key until you reach the resident's name.

2. When you find their name, note the numbers next to their name.

3. Dial those numbers on the keypad, and the box will call the resident's phone without showing the phone number.

When the resident receives your intercom call, it will appear on their phone like a regular call. (The admin office has a list of phone numbers associated with each building's intercom box if residents want to add the intercom number to their contact list.)

After answering, the resident will press the number 9 on their keypad, and the security door will unlock. It will unlock for only five seconds, so be prepared to open the door.

You should not call the resident from your cell phone in the lobby to ask them to buzz you in. If you do, the door will not unlock, as the call must be made through the intercom box.

The intercom system does not work with phones that lack dualtone multi-frequency signaling (DTMF), which generates tones when numbers are pressed. If pressing the 9 key does not unlock the door, the resident's phone does not produce the DTMF tone, and they must go to the front door to let guests in. Contact your service provider to see if there's a way to have DTMF tone capability on your phone. Unfortunately, some phone plans do not have this option.

Is your cell phone connected to the intercom?

One benefit of connecting your cell phone to the intercom is the ability to buzz yourself into the building if locked out. Then, there's the matter of getting into your unit, but at least you'd be inside.

Additionally, if you are away and you have guests coming to check on your unit, walk your dog or water your plants, you could buzz them into the building instead of giving them a building key. We had one report of a resident buzzing emergency personnel into the building while she was out of town because they used the intercom system to call her. What a convenient added safety feature for your neighbors and yourself.

Call the administrative office if you'd like to connect your cell phone to the intercom system using a non-local number. We will submit a work order, and the maintenance staff will reprogram the intercom.

Don't know them? Don't let them in.

Don't buzz people you do not know into your building. The same goes for allowing others into your building when walking through the security door. If someone you don't know is trying to follow you through the front door, ask them to use their own key or wait to be buzzed in by the residents they're visiting. This may seem awkward or unfriendly, but it will help keep you and your neighbors safe.

Letting someone's family member or friend in is not your responsibility. If they are meant to get into the building, they will either have a key or the residents they are there to see can buzz them in. In turn, if someone asks you to use your own key or to be buzzed in, please be understanding and do so.

If a visitor can't reach another resident to get in, should I let them in?

No. The visitor needs to find the resident they are there to see and be buzzed in by that resident. Many residents have the intercom connected to their cell phones and do not need to be home to buzz in their guests. If the intercom is programmed to a resident's landline, and they aren't home to answer, letting their visitor in isn't productive.

Consider what might happen if an unsafe person with ill intent were allowed into the building. This scenario comes from reallife negative experiences when someone should not have been allowed into the building. Let's play it safe and decline entry to visitors who can't reach the resident they are visiting.

I won't let someone in, but they won't leave. What do I do?

If someone insists on coming through the secured door with you after you've asked them to use their own key or the intercom to call the resident they are visiting, get to a safe place, then call Community Response for assistance.

Look Out for Each Other On the streets, sidewalks and parking lots of Windsor Gardens, drivers, pedestrians and bicyclists all have a responsibility for their own and others’ safety. This includes everyone driving utility carts, scooters and motorized wheelchairs.

STOP at the “STOP” signs.

If you are exiting the underground parking garage at the intersection of S. Clinton St. and E. Center Ave., you have two stops to make, one right after the other. The first stop is at the end of the garage exit ramp, and the second stop is at the stop sign at the intersection after you just enter the street.

Make sure approaching vehicles see you and actually stop before you proceed across a roadway or parking lot. Try to make eye contact with the driver before proceeding.

Bicyclists When passing a pedestrian, use clear communication, like "on your left". Pass at a safe distance, ensuring that they can see you and react to your movement.

Everyone Never assume that because there is a sign, someone will stop or slow down. Look all ways, then look all ways again before entering an intersection, crossing a road or parking in a parking lot.

Assigned Spaces: The assigned spaces are only for your own vehicles. Storage in these spaces isn’t allowed, except for trailers or similar items in enclosed garages.

Unassigned Spaces: Vehicles left for more than 21 days may be towed.

Materials Under Vehicles: Don’t place materials under vehicles to catch fluids; they’re a fire hazard. Leaks should be repaired promptly.

Protect Your Belongings: Remove personal items and lock your vehicle. Windsor Gardens is not responsible for theft or damage—insurance is recommended.

Tickets and Enforcement: Our Community Response team monitors parking. Warning tickets may be issued, and repeat violations may result in fines or towing. Check your ticket notes and call 303-364-7485 if you have questions.

Park vehicles in a garage or under cover if possible.

Avoid going outside—hail can cause serious injuries.

Lightning Safety When thunder roars, go indoors—lightning can strike from miles away.

Avoid plumbing (sinks and tubs) and electrical appliances during a lightning storm.

Stay away from windows and doors.

Do not shelter under trees.

If you're outside and can't reach shelter, crouch low with minimal contact to the ground—never lie flat.

During a Storm Remain indoors and stay away from windows.

Avoid using elevators in case of a power outage.

Use flashlights instead of candles to reduce fire risk.

After the Storm Check on neighbors, especially seniors or those with limited mobility.

Report downed power lines, gas leaks, or structural damage to authorities immediately.

The COP Shop is operated by volunteers who work with the Denver Police Department to assist with citizen complaints, accident reports and other activities that typically require a trip to the district station.

NATIONAL LAW ENFORCEMENT WEEK: May 11-16 is National Law Enforcement Week. If you encounter our local police officers, thank them for their work. Sending or dropping off a written note of thanks at the local station would also show them you appreciate their dedication to safety in our community. Your Community Response team would likely appreciate the same.

SPEEDING AND RACING VEHICLES Dear Cop Shop: What’s up with all the speeding vehicles on our streets? I’m sick of nothing being done.

Over It Dear Over It: Being confronted by speeding and racing vehicles can be frightening. For police to issue a ticket, they have to witness the infraction, which means they have to be on scene in the moment.

Why not have a police car stake out areas for speeding? Here’s a little perspective. According to Wikipedia, the City and County of Denver currently has fewer than 1,500 officers and spans approximately 155 square miles, with approximately 2,500 miles of city streets. Expand that to the greater metro area, and you

get upwards of 10,000 miles of streets. That’s a lot of territory to cover just for traffic violations.

According to the city traffic operations department, 17,968 traffic stops were made in 2025, during which citations or warnings were issued. Through March 2026, that number is already 7,800, and at this pace, 2026 could almost double 2025's numbers.

There is a huge task force comprising around two dozen enforcement entities that is monitoring racing. Racing events are organized via social media, and the task force tries to anticipate where and when they will take place. Guilty parties are arrested, ticketed, and vehicles can be impounded. If you see or hear racing, you can report it online at reportstreetracing.com.

In particular, Armando Flores. I can’t say enough about how helpful Armando is! He carries a very heavy box I receive every few weeks, even though I tell him to call me and say it’s in, and I’ll bring my walker down and wheel it up. Dorit’s work has been exhibited in galleries, and she has participated in art shows throughout the South.

The most fulfilling period of her artistic career was the 15 years she spent as a street artist in the French Quarter. Because New Orleans is a major port city, she "Little Buddy" had the wonderful opportunity to sell her paintings to tourists from Watercolor all over the world as they began or ended their cruises. Unfortunately, Katrina ended that way of life.

When her young grandchildren and their parents moved to Denver, she followed and never regretted the move. She is happy to be in Denver and in Windsor Gardens.

The watercolor painting “Little Buddy” is an example of Dorit’s current passion, painting pet portraits, honoring the companions that we hold dearest.

Colorado Children’s Chorale Delights Residents at the April Entertainment Luncheon Windsor Gardens residents were treated to delightful performance by the Colorado Children's Chorale at the Entertainment Luncheon on April 14, 2026.

Each year, the Chorale trains more than 400 members between the ages of 7 and 14 from all ethnicities and socio-economic backgrounds, drawing from more than 180 schools in the Denver metro area and beyond.

Golden Years & Bunny Ears Egg Hunt The annual Golden Years and Bunny Ears Egg Hunt was a festive success!

On a beautiful spring day, Thursday, April 2, over 115 residents and grandkids took to the gazebo area with one mission: find those eggs.

Not a stone was left unturned, not a bush left uncombed in pursuit of the elusive golden eggs!

An egg-and-spoon race had everyone on their toes, rounds of Easter Bingo were played, and lasting memories were made. Thank you to everyone who joined us.

The outdoor swimming pool is scheduled to open on Friday, May 22.

OUTDOOR POOL OPERATING HOURS The pool is open daily from 6 a.m. to 8 a.m. for residents only and 10 a.m. to 11 p.m. for residents and guests ages 17 and older.

Children’s swim is 10 a.m. to 12 p.m. daily for guests under the age of 17 only when a lifeguard is on duty.

The pool area is closed daily from 8 a.m. to 10 a.m. for cleaning and mowing.

There is no lifeguard on duty except from 10 a.m. to 12 p.m. on certain days when we offer children's swim. Swim at your own risk during the times without a lifeguard.

GUEST PRIVILEGES FOR THE OUTDOOR POOL NEW: It is mandatory that all guests who wish to use the pool facilities sign a guest pool waiver. Minors must have their guest pool waiver signed by their guardians. Please have your guests sign the pool waiver before they come to the pool. Stop by the administrative or activities office for assistance.

Guests are defined as those who do not possess a WG activities card but are invited and accompanied at all times by a resident.

Residents will be charged $1 for each guest and must pay in cash at the time of use by depositing the funds into the cash box.

The number of guests for each resident is limited to four per visit.

Residents are not to loan their guests their activities card.

All guests must be accompanied by their Windsor Gardens resident host.

Children aged 17 or older may use the outdoor pool during regular hours.

Children under the age of 17 may only use the outdoor pool during “child swim hours” between 10:00 a.m. and 12:00 p.m. if a lifeguard is present.

Children under the age of 7 must always be within arm’s reach of the supervising adult resident.

LIFEGUARDS & CHILDREN'S SWIM Windsor Gardens pools are swim-at-your-own-risk for residents and their guests aged 17 or older. Lifeguards will be hired to allow children to swim daily from 10 a.m. to 12 p.m., when kiddos under 17 years can come and swim with a Windsor Gardens resident.

We will publish updates in Windsor Life, on the WG Facebook page (www.facebook.com/WindsorGardensAssociation), on the association website and on flyers at the community center. And feel free to contact the Activities Office for any updates!

The indoor facilities are closed for cleaning every Monday from 7:30 a.m. to 10 a.m. and all day every Thursday (closure begins Wednesday

at 4 p.m., and the pool reopens Friday at 6 a.m.). These areas are also closed on Mondays from 11 a.m. to 1 p.m. and Wednesdays from 11 a.m. to 12 p.m. during the aqua fitness classes.

N ew Waiver for E xtended-Hour s P ool Acce ss Beginning on May 6, our new swim waiver for extended hours of access to the community pools will be available for pickup at the administrative office, the activities office and the fitness center. This new form will replace the existing waiver and must be signed by all swimmers who wish to have the extended hours of access to the indoor pool, outdoor pool, or both. We encourage everyone to stop by one of these locations to pick up the new waiver to ensure continued access.

Signed waivers allow residents access to pool facilities during the following extended hours: − Indoor Pool, Therapy Pool and Saunas: 6 a.m. to 11 p.m. daily for residents only.

− Outdoor Pool: 6 a.m. to 8 a.m. daily for residents only and 10 a.m. to 11 p.m. daily for residents and guests aged 17 and older.

Effective June 1, we will adjust access for everyone who has not signed the new form. If you have not submitted the required waiver form, you will be denied access to the pool facilities after regular hours, including the indoor, outdoor, and therapy pools and locker rooms.

Kindly drop off your signed waiver in person at the administrative office or by placing it in the white WG drop-off box located by the flagpole in front of the administrative office.

Get Out of t he Pool If you hear thunder, lightning is close enough to pose an immediate threat. Immediately exit the pool and go indoors to a safe location.

Remain inside for at least 30 minutes after the last rumble of thunder.

PERSONAL TRAINING: Residents can register for personal training sessions with our very own WG Instructor, Marie! There are 3-, 5-, and 10-session options available for purchase. Even those who plan their retirement well don’t have Golden Years.

Young or old we all shed tears.

We live for those Golden Moments.

Like a snowflake on the tip of your tongue, they disappear … too fast.

And before the day is done you hope you can complete one task.

Now I am in my Golden Years.

My body is rusty And my brain is dusty.

When I see a small child toddling, I have a smile on my lips.

I am aware that there is a slower swing to my hips.

I see trees they are a-cutting, But the daffodils are a-budding.

I am grateful for the big and little things.

How about the vivid color and flutter of butterfly wings?

Have you ever smelled puppy breath and then seen him waddle around the room?

Have you ever heard Bing Crosby croon?

Don’t frown. There are no Golden Years, no need to be tense.

Be at peace, smile and enjoy the Golden Moments.

Golden by Sharon Coburn The first time I heard the term “Golden Years,” I was eighteen years old. I’m sure I laughed out loud! It was some sort of advertisement showing two people with white hair and frameless glasses seated in rocking chairs on a porch. They were surrounded by mountains, and their little home was in a meadow with wildflowers. Maybe it was an ad for a retirement community.

I laughed because I knew I was already in the goldenest time I would ever experience – eighteen, graduating high school, and preparing for college. There were Home Comings, Proms, graduation parties, and boys, or as I had come to regard them, young men! I was petite with onyx colored hair, blue eyes, and a figure that made those boys, er… young men, follow me everywhere. Why would I want to be old, sitting on a porch staring at the sunset?

Of course, one of those young men eventually caught up with me, and I was a stunning bride – all in white, hair piled high, my handsome groom waiting at the altar as my father walked me down the aisle. As a young couple in love, we honeymooned at the Plaza Hotel in New York City, then traveled to California, where we would make our home.

As a young couple, we were free as birds, bought a hot sports car, and traveled to all the amazing parts of Southern California – State and National Parks, beautiful coastlines, and deep green forests. We had friends, we had parties, and we thoroughly enjoyed our lives. I now understood that I had been wrong, and THIS was that golden time!

After a couple of years, our friends were starting their families. The first time I saw one of those cherubic babies, I knew! I had to have one, or two, or three! My husband wanted to wait and retain our freedom to travel. Of course, the parties were much fewer now, as most of our friends had to hire babysitters, or bring their little children to parties they really did not enjoy.

We were pregnant almost instantly, though it felt like it was forever to me. Our baby girl was born, and I was in love! We had already bought a sweet little three-bedroom, twobath house in a family-friendly neighborhood. My husband forgot about traveling and parties and traded in our sexy sports car for a station wagon. When our baby girl was thirteen months old, our baby boy arrived. We wanted them to grow up together and travel with us as soon as possible. As the children grew, we purchased a big truck with a cab-over camper and started traveling again. They were great little travelers and campers. Next, we bought a larger house with a pool and Jacuzzi, and the kids became super swimmers!

There was never a doubt that THESE were the Golden Years!

Jump forward to the present day. I still wish I could have stayed forever in that time of raising our young children, but we can’t stop our children from becoming adults, nor should we wish to. I now have four amazing grandchildren who have brought me such joy, and I understand that time moves on, no matter how much we wish it would stand still.

I’m now in the “official” Golden Years, and very much enjoy living at Windsor Gardens among so many friends, with all the wonderful amenities that come with communal living. But I will never stop looking back with longing at all those other Golden Years!

Age Doesn’t Matter Unless You’re a Cheese by Delilah Adams Looks are deceiving. I have been around much longer than I thought I would. I have heard people say, “You do not look your age,” too many times. I like to think the first time that happened was when I was around 8 months pregnant with my son, hair in a ponytail, driving myself to my OB/GYN appointment. The highway patrol officer turned on his light and followed me down the road until I stopped. He came to the car and said, “Registration and driver’s license.” I struggled to open the glove box to retrieve the registration and license from my purse. He looked in the car and saw that my oversized belly was the cause of the struggle. He quickly said, “Thanks, Ma’am. Drive carefully.” And he hurriedly sent an APB to the troops ahead, warning them not to stop the lady with the ponytail. She has a registration and a driver’s license and is about ready to explode.

I was 22 years old. I like to think that happened because I looked too young to be driving a car. But when he saw my condition, he knew I was old enough to drive. I was probably driving erratically, and that had nothing to do with my age.

Now that I’m older and hoping I have become wiser, when people tell me I do not look my age, I know they are just being kind and do not want to hurt my feelings. The truth is, they count the rings around my neck, the number of gray hairs on my head, the slow pace when I walk.

When they learned Ancient History, they knew I lived during that time.
