January 2026 PRESIDENT’S PEN As we enter 2026, I’d like to share information I have collected from seminars and events held at Windsor Gardens throughout the year.

Our activities and staff Bobbie Mays, administrative regularly organize WG Board programs to support our President community and address residents’ diverse needs. While these events bring excellent resources to our community, not everyone can attend. This summary highlights a few of the resources presented. **Age Wise** offers reliable resources and information to help you make informed choices for aging well in Colorado. Illegal Dumping in the Recycling Bins This morning, I took my recycling to the bins in parking lot nine.

Lo and behold, there were numerous household items lying next to the bins. Nothing that could be recycled. Later, after returning from errands, I saw two contractors dumping materials into the bins. I informed them that some of the items they were trying to recycle could not be recycled. When I said I would call Community Response to report the issue, a heated discussion ensued. I then backed away and called Community Response.

People are either unaware of what can and cannot be recycled, or they don’t care, as seen with contractors illegally dumping materials from renovation projects. And why should they care?

They don’t live here, and once they go home, it’s out of sight and out of mind.

Time and time again during the zone meetings, the recycling bins have become a lengthy topic of discussion. The association is often fined for illegal dumping in those bins. I once suggested we need more TRASH bins scattered around the community, but due to a lack of space and other various reasons, that proposal was not feasible.

I don’t understand why we continue to attempt to recycle. As a resident who pays HOA fees that are used to pay fines for improperly recycled materials, I think it’s time to discontinue recycling in Windsor Gardens and use the money for other things.

**Denver Water** recommends testing your toilet for leaks. Dye tablets are available at hardware stores, or you can use food coloring. If the color appears in your bowl after you put it into the tank and before you flush, there may be a leak. The **Food Bank of the Rockies** provides food resources and may offer home delivery. Alternatively, you can pick up food at their various locations. Additionally, the **Seniors Blue Book** is available on a first-come, first-served basis in CenterPoint across from the Activities Office, for resources for aging well.

Response to “Illegal Dumping in the Recycling Bins” Illegal dumping in the recycling bins is an ongoing challenge for Windsor Gardens, and you’re right: there is an additional cost each year to pay penalties. We work hard to negotiate the lowest possible penalties for the community and conduct many cleanups ourselves to minimize expenses.

Residents do a great job of educating one another, which helps reduce internal dumping incidents; however, it is impossible to eliminate them completely. There are also external challenges, like the contractors you mentioned, who assume the dumpsters are for trash. And you are right; there is no space to add more dumpsters.

I am glad you called Community Response when you observed dumping, as we do not want any resident to engage in a verbal or physical conflict over this community issue. Many residents are discouraged and frustrated by this misuse, but it is best not to initiate a confrontation. We recommend you observe and report the incident to Community Response.

A few years ago, we seriously considered discontinuing the recycling program due to unresolved issues. Around the same time, a new city ordinance was approved requiring communities like Windsor Gardens to provide recycling and composting services to their residents. While the compliance date has been postponed until fall 2026, we know that recycling and composting (a new challenge for WG) are part of our future.

Laundry Card Beneficiary Are you aware that your estate has a hidden asset? The balance on your laundry card! Depending on how soon you might die after loading your card, it could have a very usable balance you could name a WG beneficiary for (only WG residents can use the laundry facilities). I’ve willed my balance to my building rep, in recognition of her years of outstanding service. Designate an alternate WG beneficiary to inherit the balance on your card in the event your first beneficiary predeceases you. In lieu of naming a specific individual, you might make the bequest to the Activities Office as a donation to the holiday pantry or as a prize in an HOA fundraiser – e.g., a lottery could be popular since a one-dollar ticket could win several dollars on the laundry card.

WG Board in Motion At a special board meeting on December 9, 2025, the WG Board of Directors approved the committee chair and committee slate assignments for 2026.

At their monthly board meeting on December 18, 2025, the board approved the following motions: Audit Committee motion to approve the revised draft audit report from Jim Moore, CPA, for the year ending March 2025.

Finance Committee motions: Motion to transfer $379,019.42 to the capital reserve account.

Motion to transfer $185,177.75 to the tax reserve account.

Motion to transfer $217,750.72 to the capital reserve account. (This transfer represents the December insurance loan payment from the operating account.)

Policy Committee motion to accept the revised common area decorating policy and forward it to the board for publication in the Windsor Life. − − −

Motion to adopt the revised collection policy.

Motion to approve the service agreement contract with Comcast.

Motion to approve the terms of engagement with Orten Cavanagh Holmes and Hunt, HOA lawyers.

Motion to approve the 2025 tax returns as prepared by Jim Moore and Associates, CPA. Motion to approve an exemption to the occupancy policy with verification of age for a new buyer/occupant who will be 55 years old in four months.

Motion to deny the request for an exemption from the occupancy policy, where the occupant will not be 55 years of age until four years from now.

Motion to approve a request from CharterWest Consulting to use a residential unit as an office in accordance with Article 5, Section 5.4 of the WG Declaration and limited to the timeframe stated within the request.

Motion to change the association’s workers’ compensation brokers to Cherry Creek Insurance Group.

During their executive session on December 18, 2025, the board approved sending eight delinquencies to the attorney’s office and approved a write-off of the balance on a foreclosed unit. They also discussed two issues related to covenant enforcement.

Proposed Revised Common Elements Decorations Policy The proposed revised Common Elements Decorations Policy published below will be voted on by the board of directors at their meeting on January 22, 2026,(details on page 3). Letters may also be dropped off at the association office. The deadline to submit comments is January 21, 2026.

WINDSOR GARDENS ASSOCIATION COMMON ELEMENTS DECORATIONS POLICY Windsor Gardens Association is committed to protecting and enhancing property values through ongoing maintenance and periodic redecorating projects in the common elements of the residential buildings. This ensures that common element décor is of the type, style, quality and quantity that will enhance the appearance of and minimize maintenance costs of the common elements. With that in mind, the following qualifications are set forth.

The authority for this policy is granted by the Declaration for Windsor Gardens Association, Article 3.5 "Association Specific Powers," Article 4, Section 4.1 "Unit Boundaries," Section 4.3, “Association Maintenance,” Section 4.4, “Owner Maintenance Responsibilities,” and Section 4.5, “Limited Common Elements.”

Reference should also be made to Article 5, Section 5.7, “Restrictions on Structural Alterations and Exterior Improvements” and Section 5.8, “Restrictions on Interior Floor Finishes, Interior Structural Improvements and Common Element Alteration.”

I. COMMON ELEMENTS DECORATION POLICY Common Elements in residential buildings include, but are not limited to, building and elevator lobbies, elevators, interior and exterior stairways, laundry rooms, storage rooms, common doors, and hallways, which includes the exterior surface area of all unit doors and all insets adjacent to unit doors.

The Association is responsible for all decorating and furnishings within the Common Elements. The Association may make improvements to the common elements at any time to maintain or upgrade the appearance of such areas. Improvements may include, but are not limited to, painting, wallpapering, installing new flooring, lighting, furniture, wall hangings or other decorative items. It is the intent of the Association to maintain a neutral, consistent, inclusive, modern, and clean appearance in all common elements.

Buildings will manage and pay for residential building furniture and decorative items, although the Association retains the right at any time to determine whether such items are safe and appropriate. The Architectural Review Committee (ARC) may make random inspections of the common elements of buildings, after which it will inform the building in writing if furniture or decorative items need to be removed or replaced. Association staff will assist the building with the removal and replacement process if needed.

A. Furniture and Decorative Items. To ensure that residential building furniture and other items in lobbies and elsewhere are safe for residents and guests to use, the ARC has established the following standards and guidelines for furniture and decorative items in common areas:

1. Standards. All common element items installed and maintained by buildings, including, but not limited, to furnishings and decorations, must be: a. Safe for the proposed location and use; b. Of an appropriate size for the proposed location, such that they do not create an overcrowded or cluttered space, or interfere in any way with movement, including ingress and egress for emergency responders; and c. Durable and easy to maintain.

2. Guidelines. a. Composition of Furniture. With the exception of commercial-grade plastic furniture, plastic outdoor furniture and folding chairs are unacceptable as they are not deemed to be sturdy and present a fall risk to residents. Commercial plastic furniture will require replacement more frequently to ensure that the plastic material is sturdy and in good working order.

Replacement will be required for older commercialgrade plastic furniture. b. Proportionality of Size. All furniture should be proportionate to the space it occupies. Oversized furniture is discouraged, as it can create an obstacle for moving in or out of the building and can also cause the space to look cluttered. c. Chairs and Seats. In accordance with recommendations received from professionals for common area seating, chairs and other types of seating must be sturdy, stationary, easily cleaned, safe to rise from, and able to hold an average-sized person or persons in the case of seating for more than one person. They must also comply with the following general criteria: y They must not swivel, rock, or have wheels; y They must have a minimum seating height of 17”; y They must be equipped with arms, except for chairs that are 22-24” tall, which will be considered by the ARC on a case-by- case basis; y Seating surfaces should be easy to clean and maintain; y Throw pillows or decorative pillows are not allowed; y Chair cushions will be reviewed by the ARC on a case-by-case basis; and y All new chairs purchased by the building must have a minimum weight rating of 250 pounds, except that all new benches must have a minimum weight rating of 450 pounds. and seating must be kept on hand by the building for reference and to provide to the association upon request. d. Lobbies. Since the appearance of building lobbies form the first impression visitors and guests have when entering our buildings, all items installed and maintained by buildings in their lobbies, to include, but not limited to furnishings and decorations, must be simple, neutral, modern, tasteful, inclusive, aesthetically pleasing, consistent and in keeping with other décor, useful, clean and properly maintained.

e. Mirrors. Mirrors are allowed in the main lobby as well as elevator lobbies as noted above. All mirrors must be securely fastened to the walls. All new mirrors purchased by buildings must have frames to conceal sharp edges. Mirrors are not permitted in hallways or stairwells, including the hallway leading to the underground garages. Items on shelves below mirrors should be secured to the shelf and be non-breakable.

equipment, and the fire department does not require removal due to code. Once an elevator cab has been remodeled, no mirrors or stools will be allowed. (See “Elevators” below).

B. Bulletin Boards. In accordance with the Bulletin Boards and Notices Policy, all buildings will have one bulletin board in the building to provide residents with information received from the association. The bulletin board will be maintained by the Building Representative and will not be used for advertisements by private enterprise not related to Windsor Gardens. The Building Representative will be responsible for removing each notice after the need for the information has passed. An additional bulletin board may also be placed in the laundry room and used by the residents in the building to post information they wish to share with others in the building.

The Building Representative will monitor the laundry room bulletin board, keeping it neat and removing inappropriate or outdated information. No additional bulletin boards are allowed.

f. Tables. Tables must be sturdy and easy to clean. Since tables in elevator lobbies and in two story buildings present obstacles for moving in or out of the building, their size and placement must not inhibit such activities.

Glass top tables and/or breakable decorations on top of the table are especially concerning and are a breakage/injury risk unless the base is deemed to be sturdy, and the glass top is inlaid in the table.

Freestanding glass top tables are discouraged.

Decorations on tables should be simple and aesthetically pleasing. The Association shall not be held responsible for any illness, injury, incapacity or other harm related to shared foods, candy, beverages, snacks, meals or other edible items left for residents to share in the building. Residents assume any risk associated with the consumption of shared edible items.

C. Laundry Rooms. Building furniture and other items in the laundry room must meet the same criteria as noted above.

Folding tables and drying racks must be sturdy and in good working order. Collapsible tables are not permitted. With the exception of commercial-grade plastic furniture, folding, plastic, or outdoor chairs are not permitted.

g. Artwork. All artwork should be securely attached to walls and is limited to placement in the main lobby and elevator lobbies. In two-story buildings, art can be installed on the wall of the stairway landing if it does not create an obstacle and allows for safe movement in the building. Artwork is not allowed in interior stairwells, or in any hallway, including the hallway leading to the underground garage.

D. Common Area Storage. Refer to the Storage Areas Policy for more information on Common Area Storage, Resident Storage Lockers, and Garage Storage.

h. Plants. A reasonable number of artificial plants and flowers are acceptable if they are dust-free and in good condition. Live plants are also acceptable if they are watered, cared for, and look healthy. All plants must be positioned to avoid interfering with visibility or movement within the common elements. i. Elevators. Currently, stools and mirrors in elevators are permitted if they are in good condition, no complaints are received from residents in the building, they do not prevent access for individuals with mobility devices or

1. Laundry rooms should always be kept neat, clean, and orderly. Bookcases, “mini-libraries”, free item tables, lost and found, and recycling bins are acceptable if there is adequate space in the laundry room. Walkers, wheelchairs, other healthcare appliances, moving dollies, ladders, irons, and ironing boards may not be stored in the laundry room's common areas. Items placed in the laundry room should NEVER obstruct access to electrical panels or mechanical components. These areas are also subject to periodic inspection by the ARC.

E. Interior Stairwells and Underground Garage Hallways.

No items, including, but not limited to decorations or furniture, are allowed in these areas.

F. Guidelines for Owners. Owners will be required to follow the common element guidelines listed below: 1. Personal Items in the Common Elements. a. General Rule. No personal items such as wall hangings, door mats or area rugs, shelves, stools, bookcases or other like items will be permitted outside of unit doors or in the hallways. No nails will be allowed on doors or walls adjacent to the unit door. When notices need to be posted, Command strips or painter’s tape should be used to prevent damage to these painted surfaces.

What to Expect and Not Expect from Your Building Representative From the beginning, building representatives have been integral to life at Windsor Gardens. They were, as they are now, a crucial link in communication between the board of directors, the association’s management, and the many buildings that comprise our large community. They are essential to the quality of life we enjoy here.

While building reps and alternate reps are elected by the building's residents and require formal board appointments as members of the Building Representative Committee (BRC), their role is not widely understood or appreciated. We’d like to clarify what residents should expect from their reps and what they should not expect.

Building reps are not building superintendents, but they are important to the daily functioning of our unique community. The building rep helps the association communicate with residents by maintaining the building’s bulletin board. The building rep submits work orders and follows up with staff on maintenance issues in the building’s common areas, including halls, laundry rooms, lobbies, stairways, parking lots, sidewalks, grounds, and building exteriors.

Residents place work orders only for issues within their own units.

Building reps also see that lobby furniture and décor are in good repair.

The building reps welcome new residents and provide building orientations that cover information specific to living in the building, such as laundry room procedures, trash days, mail delivery, and other details. The building rep prepares and distributes rosters of the building’s residents and schedules at least one building

meeting per year to conduct business in accordance with the building’s guidelines.

Building reps attend regular BRC meetings, where they can learn about issues and often participate in question-and-answer sessions with staff and board members. Some building reps also serve as zone representatives for the ten or so buildings in their zone. Building reps communicate unresolved concerns to their zone reps, who then convey them to the association through monthly Building Rep Zone Committee (BRZC) meetings.

What should you NOT expect from your building representative?

Building reps are not errand runners. They aren’t chauffeurs, and they aren’t real estate agents or rental agents. They aren’t meant to carry a toolbox, and they aren’t acoustical engineers. Above all, they aren’t referees, social workers or psychologists.

Residents should not be knocking on a building rep’s door or calling in the middle of the night concerning noisy grandchildren in someone else’s apartment or asking them to settle disputes over parking – those are issues for residents to call WG staff about, not their building rep.

It’s a tough job and building reps often feel caught in the middle between the residents and the association. They count on and receive the backing of the board, the BRC, BRZC and the association’s management and staff. The circle is complete when they receive that same backing of participation, confidence and support from their building's residents.

b. Door Insets. Where the door is inset from the hallway, Owners may place a small table or stand outside their unit door. For safety reasons, the table/stand, as well as items on the table, must not stick out into the hallway or have a glass top, unless the glass top is inlaid in the table.

The small table or stand must be maintained and in good condition. One decorative non-breakable item may be displayed on the table located within the inset with room for a newspaper or other delivery to be placed on the table. No shoes, or other decorative items, may be placed on the floor where the door is inset from the hallway. c. Sconces in Hallways with Insets. Sconces next to unit doors with insets are the owner's responsibility. The electricity used to light the fixture is attached to the unit’s electric service and is paid for by the owner of the unit.

NOTE: Owners may place a work order to have the sconces removed, and a cap will be installed. d. Unit Doors. i. Rule for painting doors: All unit doors will be painted with the color of the approved decorating scheme. ii. Exemptions: New doors will not be exempted from this rule. The association maintains a record of preexisting doors that received an exemption to this rule.

No additional exemptions will be approved by the association.

iii. Door decorations: Decorative items, religious symbols and cultural items may be placed on doors, PROVIDED that they are easily removable, seasonally appropriate and do not cause damage to the paint.

Owners of decorations that clash significantly with existing hallway décor or are not properly maintained will be required to remove them. iv. Door kick plates: Are permitted. v. Door accessories: New doorbells, including wireless smart doorbell cameras and door knockers, are permitted on unit doors, PROVIDED that they are easily removable to allow the door to be painted or retouched. NOTE: Owners may place a work order to have original hardwired doorbells disconnected and the wall repaired. vi. Door embellishments and trim: New trim around or above door frames is not permitted. Existing trim will need to be removed, and the walls will need to be repaired at the owner’s expense when they are no longer in good condition.

2. Appeals. Any decision made by the ARC pursuant to this policy may be appealed to the Board for final determination.

If the Board agrees with the ARC, the building or owner must take action to comply within a reasonable timeframe.

From the General Manager 2026/2027 BUDGET & ANNUAL MEETING

January is the start of our budget preparation for the new fiscal year, which starts on April 1, 2026. In accordance with Colorado statute, the budget will be presented to the membership at the annual meeting scheduled for the end of February. For owners who cannot attend in person, the annual meeting will be available through Zoom and Facebook Live.

Following the annual meeting, owners have the opportunity to veto the budget through an electronic ballot conducted by a third-party company.

We plan to complete the budgeting process in early February. After the budget has been approved by the finance committee and board of directors, a mailing will be prepared and sent to all owners with the official notice of the meeting, a copy of the approved budget and instructions for electronic voting.

The annual meeting is scheduled for Thursday, February 26, 2026, at 6 p.m., in the auditorium, to present the budget materials mailed to each owner and to answer questions submitted by owners. The presence of 10% of the association members eligible to vote at any meeting, in person or by proxy, shall constitute a quorum for any action except as otherwise provided in the association’s articles of incorporation, declaration, and bylaws. However, under Colorado law, the budget will be deemed approved unless a majority of owners, equivalent to 1,372 units, veto it. It is important to note that the approval process does not involve non-owner residents.

Due to the size of the annual meeting, it will not be interactive and will not allow owners to provide comments or ask questions.

Instead, we will include a cut-out in the February Windsor Life for owners to submit their questions in advance of the meeting.

Owners are encouraged to observe the WG Long-range Planning and Innovation Committee and Finance Committee meetings in January and early February if they would like budget information before the annual meeting mailing. Meeting minutes will also be posted on the association’s website for review following the meetings.

ELECTRONIC VOTING The budget ratification vote will be conducted electronically by a third-party company called Vote-Now. Electronic voting will open on Friday, February 27, at 9 a.m. and close on Thursday, March 5, at 4:30 p.m. Each owner will receive a unique voter identifier required for voting in the official mailing in February. There will also be phone or paper ballot voting options for owners who are uncomfortable voting electronically. For those who need assistance

with electronic ballots, volunteers will be available to help in person during the week of voting.

When you receive the monthly breakdown of your HOA assessment in March, you will see the following line items: Operations, Gas/ Electric, Water and Sewer, Property Taxes, Sidewalk Maintenance, Community Center, Property and Equipment, Capital Reserves and Insurance. The 2025-2026 HOA coupon also included a $2.17 credit per unit per month for a portion of the operating surplus income for year-end 2024, as reflected in the audited financials.

(An estimated surplus amount was included as a credit in the prior year’s budget. The $2.17 credit is utilizing the remaining surplus.) The credit is a one-time credit that is not expected to be carried over to the 2026-2027 fiscal year.

Below is an explanation regarding each component included in the association assessment.

OPERATIONS The operations portion of your monthly HOA assessment covers the community’s day-to-day operations, including administration costs, day-to-day maintenance, payroll, grounds maintenance, janitorial services, and community response. For an A unit (1200 square feet), this portion of the budget makes up approximately 39% of your total monthly HOA fee, which is equal to $251.26* per month or $8.38 per day. For that $8.38 per day you are receiving the services of a grounds crew, trash pickup, EMT services, computer services for Pilera notifications and the work order system, phone service to the administrative and community response staff, a website, a monthly newspaper, legal services, financial advising and management of your capital reserve investments, administrative staff, vehicle maintenance staff, plumbers, a licensed electrician, painters, annual window washing and daily repairs to roofs, walls, garages, elevators and intercom systems. Also included in that $8.38 per day are snow removal, tree trimming and care, janitorial staff who clean all common areas, and a new fee billed by the City of Denver on the storm water invoice twice per year for sidewalk maintenance.

GAS/ELECTRIC The gas/electric portion of the budget includes gas used to heat the individual units and water, as well as all common-area electricity.

This portion of the fee makes up approximately 8% of the total monthly assessment. The association continues to work on ways to reduce energy costs, including installing more efficient boilers, new energy-efficient roofing, and LED hallway lighting. WATER & SEWER The water and sewer portion of the budget includes water used in each unit and for irrigation of the property. Additionally, a large portion of this budget is allocated to sewer and stormwater services.

This portion of the fee makes up approximately 6% of the total monthly assessment.

PROPERTY TAX The property tax portion of the HOA assessment reflects the amount the City and County of Denver charges each unit in Windsor Gardens. In January, each owner should receive a property tax statement for their unit. The association will pay the amount on that statement on behalf of owners in February and June of 2026. You will see that amount reflected on your 2026/2027 HOA monthly assessment total. This amount is divided by 12 and charged to the unit owner on a monthly basis starting with the April 2026 HOA assessment.

COMMUNITY CENTER The next component of your monthly assessment is the amount charged to owners to cover the golf course, community center and restaurant expenses. Windsor Gardens is an amenities-based community, and whether you use the amenities or not, the cost of their maintenance must be included in the community's overall budget. This portion of the fee represents approximately 4% of your total assessment. It is offset by the income generated in each of these areas.

PROPERTY & EQUIPMENT Next, we have property and equipment. This line item covers the cost of association assets. Examples include tractors, lawnmowers,

snowplows, vehicles, fitness center equipment, pool furniture, and office furniture. All equipment is well-maintained and used well past its expected useful life. This portion represents approximately 2% of the total assessment fee.

CAPITAL RESERVE The capital reserve portion of the monthly assessment makes up approximately 20% of the total fee. This part of the assessment covers major repairs and replacements of existing components and infrastructure within the association. The association currently has $12.7 million in the capital reserves account, and significant expenses are anticipated over the next several years. The association must continue to build this reserve to meet the needs of our 64-year-old community.

The board has a duty to protect the property and to preserve and enhance all the components and infrastructure owned and maintained by the association. The board bases the annual reserve contribution on the information in the professional reserve study prepared by an outside firm. This firm has engineering expertise and professionals who have examined this property and its many components, determining what is needed to maintain it over the next 20+ years. A reserve study update completed in 2022 is helping us plan for future reserve expenses and determine appropriate assessment allocations. Another reserve study update will be conducted in 2026.

INSURANCE The final line item on your HOA assessment is insurance. The insurance for the association includes commercial property insurance, commercial general liability insurance, umbrella coverage, equipment breakdown coverage, fidelity insurance, auto and equipment insurance and community association management professional liability coverage. Insurance represents approximately 14% of the total monthly assessment.

HIGH LINE CANAL PROJECT UPDATE The Mile High Flood District has a debris-removal contractor working on the Windsor Gardens section of the High Line Canal, aiming to clear debris from the trail area in the Windsor neighborhood before construction begins. Denver Parks and Recreation has selected a contractor for the project, with construction to begin in late January or February. We hope to have a community meeting either before or during construction, depending on coordination with Denver Parks and Recreation.

MAINTENANCE & GROUNDS UPDATES CAPITAL IMPROVEMENT PROJECTS Fiber Network: Vero is awaiting the delivery of the ordered project materials and has submitted permit applications for the roadway crossings. A marketing planning meeting for residential services was held this month. Additional details will be shared soon.

Underground Garages: Work is still in progress at the end of building 62. Western Waterproofing has poured most of the slab back into this area and is allowing the concrete to cure over several days. They will stress the repaired tendons in this area next and then finish the slab pour. Other areas of the project are being waterproofed at the same time.

Entrance Tower: Working on survey and engineering plans for the tower improvements.

Major Plumbing Repairs and Replacements: We installed new hot water systems in building 1.

Outdoor Pool: New skimmer baskets are being installed, new waterline tiles will be installed, and the concrete behind them will be repaired (the backing for the tiles is in very bad condition).

The drain is being modified and resurfacing will be done in April.

Indoor Pool: A new pump was installed.

GENERAL MAINTENANCE PROJECTS Hailstorm Repairs: We are making progress with window replacements and have completed five phases. New gutters were installed on the townhomes.

We are working on plans for the gutters in parking lots 12 through 20 and have identified the priority sections to be completed first.

As materials arrive, we will continue replacing gutters.

Maintenance Matters I HAVE WATER ON MY FLOOR! I have the unfortunate duty of frequently being involved in what we call “water loss.” Water loss can occur for many reasons, including toilet or kitchen sink backups, frozen pipes, tub overflows, supply line failures or pipe failures. After dealing with this issue on an almost weekly basis for many years, I’m still surprised by how many residents who have suffered flooding or water loss do not have Facilities their personal belongings insured. They, in Maintenance turn, are surprised that they will be responsible Manager for replacement costs in the event of a flood.

Bill Walsh They assumed that if there was flooding, the association would take care of everything. After all, “it’s not my pipe that leaked,” they say.

Let’s look at some items that are considered personal belongings that residents are responsible for but often don't recognize as such. Flooring is number one on that list. Hard floors have grown in popularity, and in most flooding occurrences, they (especially laminate) can sustain damage from a relatively minor flood. For example, the space between the laminate and the concrete can take a quart of water and distribute it over a hundred square feet.

The water sits under the laminate, soaks into the seams and causes damage to the floor that cannot be corrected. Once water is trapped under the floor, it can be very difficult, if not impossible, to

dry out until the floor has been removed. A common flood can easily cause $5,000 in damage to the owner’s floor and other personal property. It can also affect cabinets, baseboards, carpeting, items left on the floor, cardboard boxes and furniture. If your belongings are not insured, you are taking a risk with their current value. The risk doesn’t end with your personal belongings. If a flood is caused by, say, your toilet supply line bursting, you could be held liable for damage to your neighbor’s personal belongings. This is where insurance can save your hide.

Preventive measures are always encouraged. Make sure you have metal ends on your toilet supply line and that the angle stops under your sinks are functional. First-floor units should also install a ball valve on the kitchen sink drain. Have a professional you can trust to evaluate the plumbing under your sinks. Eliminate your garbage disposal. Keep your thermostat set to 72 degrees or higher in winter and check for air leaks around your air conditioners. Check supply lines for your icemaker. I see so many leaks in units that are in transition, meaning Grandma has moved out and the family has taken over possession of the unit, which is now uninsured. These vacant units can sometimes be leaking water for days or even weeks before they are discovered. If you plan to be away for the winter, have someone check your unit frequently. And report any issues to maintenance.

Hopefully, everyone can learn the nuances of condominium living, and we can remain leak-free.

Sewer and Water Line Repairs: We repaired under-floor leaks in buildings 65, 30, 13, 8 and 11. We had a main water line break outdoors between 32 and 34.

Garage Doors: The new overhead doors were installed for the Clinton Street entrance to underground garage 24. This was a replacement needed after a vehicle accident. A new garage door was also replaced on a townhome unit.

OFFICE MANAGER PROJECT UPDATES No Smoking No Vaping Signs: The signs have been installed on all the benches around the loop. Different brackets are needed for the benches around the community center, auditorium and golf course. We will do these installations soon.

Window Washing: Overall, we were pleased with Sonlight’s performance this year. They used ladders and cleaned excess

water off the windows, which is an improvement from previous years and other companies.

GROUNDS The irrigation system has been winterized, except for the golf course.

We are replacing bad valves at buildings 78, 55, 15, 52, 49, 45, 56 and 48, and moved the backflow device at building 40.

Trimming of the perennials, shrubs, and grasses continues, where there are no holiday decorations.

We are trimming the large trees with a lift, including the elms and maples at buildings 44 and 48.

We are adding riprap rock to the area on the golf course lake where the golf cart path has deteriorated.

We did tree stump grinding at buildings 47 and 21. Three more at building 61 have been cleared.

The next thing you know, you are chatting – maybe a friendship or romantic relationship develops. They are pros at picking up cues in seemingly harmless conversation.

Community Response NEW YEAR SECURITY RESOLUTIONS From Chris Scovil, Chief of Community Response

Make Copies of Your Keys for Community Response Do you have keys on file with Community Response? Your extra keys can be used in emergencies, including when you lock yourself out of your unit. Place your labeled unit door keys and a building security door key on a key ring for Community Response. You can add additional keys, such as an extra storage room key, but the basic set is best. If you have changed locks, ensure the keys on file with Community Response match.

When you drop off your keys, make sure they are labeled, especially if you put them in the drop box outside the Community Response office door. Keys without labels end up in the lost-and-found or are returned to maintenance if they're building security keys.

Update Your Emergency Data Sheet When you stop by the Community Response office to drop off or verify the keys on file, review your Emergency Data Sheet (EDS) to ensure it is up to date and signed.

The EDS, aka the “gold sheet,” provides: A list of your emergency contacts.

Your approval or denial of health and welfare checks in your unit

by Community Response.

Pet care instructions in case of an emergency.

Other special considerations that you want Community Response to be aware of.

Your EDS is secured in a locked cabinet behind a locked office door, with your extra keys. It should be updated periodically as life events and contacts change.

The EDS form is available online at the association website, www. windsorgardensdenver.org. Click the Resource Center tab, then select "Community Response Information and Medical Directives."

Place an Emergency Alert Sticker on Your Door In collaboration with the Denver Fire Department, the association has developed an Emergency Alert Sticker (EAS) that will provide emergency personnel with information to assist residents during fires, evacuations, or other emergencies. One sticker is needed per unit and should be placed on the unit’s door frame parallel to the door handle. Please contact the administrative office to get your sticker.

Art Club Artist Profile Artist Kathy Cole Kathy moved to Windsor Gardens in December 2024 from Silver City, NM, a small mining, ranching, and “art” town. She and her husband have lived in many places over the years, from small towns to big cities.

While living in New York City during her working life, she spent much of her leisure time in art museums and galleries. One month, there were exhibits of traditional quilts at the American Folk Art Museum and of contemporary quilts at the American Craft Museum.

She was amazed by the range, variety, and beauty of this art form and decided to focus on it when she retired. The possibilities of “layers of material held together with stitching” seemed endless!

Over time, with the help of quilting friends and formal workshops, her quilting journey evolved to include art quilts along with traditional quilts. Her inspirations range from natural and human landscapes to pure abstractions, and her usual technique is collage— layering pieces of fabric and embellishing them with stitching.

The fabric collage, “Chalk Cliffs, Rügen, Germany” was inspired by hikes in Germany with her daughter. Kathy created smaller versions of these scenes and others from those trips and bound them into “books” for her daughter, a writer and translator living in Berlin. Now that she is more settled, Kathy is looking forward to creating collages of the Front Range mountains and prairies.

The WG Art Club meets on the 1st Friday of the month at 10 a.m. in the ART ROOM. Windsor Chorus Has the Best Holiday Season Ever This year's holiday concerts by the WG Chorus were said by many to be the best ever! Between the three performances of this 40-voice choir, songs of cheer were sung to more than 280 residents, friends and loved ones.

The Windsor Gardens chapter of the Association of Children’s Hospital Volunteers celebrated 50 years of service to the hospital and was awarded the 2025 Chapter of the Year. Congratulations!

Sewing Class Fall Project The WG sewing class had a fun fall session project: a reversible quilted vest. "The skill level of these ladies was from beginner to advanced. They all did a wonderful job," said class instructor Jackie Holifield.

Join the club in January when they will be working on a simple pullover top. Look for the class schedule each month in the Windsor Life.

Spring concerts will be on May 6, 8 and 9 with the theme "WE ARE ONE – Songs of Unity and Hope."

WG Optimist Club Thanks You for Your Support in 2025! Join Us in 2026.

The Optimist Club of Windsor Gardens had several successful fundraisers and projects this fall—silent auction, pancake breakfast, craft fair basket drawing, and food drive. Your contributions help us support Place Bridge Academy, a K-8 school serving refugees and immigrants. The school not only provides education but also clothing, food, and household items. We help make a difference in the lives of these students and their families, including volunteering in the library, supporting the clothing closet, having pen pals, and supporting their Junior Optimist Club.

Community Gardens Applications Are you interested in growing fresh, organic vegetables? Maybe flowers are your thing? Apply for a community garden plot and join the Community Garden Club at Windsor Gardens. Applications are now available outside the Activities Office. Completed applications must be returned to the Activities Office for a date/time stamp.

Application does not guarantee a garden plot; applicants may be placed on a waiting list. Plot assignment and fee collection will be done at the spring garden club meeting, look for meeting details in a future issue.

Gardeners whose plot expired in 2025 may apply beginning May 1 for another 4-year assignment. All applications must be submitted to the Activities Office for a date/time stamp. Early applications will not be accepted.

HOURS: The fitness center is open 24/7 for residents with an ID badge keycard, except during cleaning times. It is closed for cleaning on Tuesdays and Fridays from 12:30 p.m. to 2 p.m.

INSTRUCTION: Join instructor Marie-Helene O’Hagan for FREE dropin fitness sessions for residents. She can help you achieve your fitness goals. This month's schedule: Monday, January 5, and Monday, January 19, from 10 a.m. to 11 a.m.

The indoor aquatic facilities (indoor pool, saunas and therapy pool) are closed for cleaning every Monday from 7:30 a.m. to 10 a.m. and all day every Thursday (closure begins Wednesday at 4 p.m. and the pool reopens Friday at 6 a.m.). These areas are also closed on Mondays from 11 a.m. to 1 p.m. and Wednesdays from 11 a.m. to 12 p.m. during the aqua fitness classes.

DPL BOOKMOBILE @ WG DATES AND HOURS: The DPL Bookmobile will be at WG on January 9 and 23 from 2 p.m. to 4 p.m. in CENTERPOINT'S LOBBY. Sculptures start as 12-foot-tall, 20+ ton blocks of ice. Teams compete using only hand tools, achieving finished pieces across five days (65 hours) of sculpting in this one-of-a-kind event. You will have time to walk around the sculptures, have lunch at one of the many restaurants and perhaps do some shopping.

I would have definitely blinked, then looked around to see if anyone else was witnessing this. If you started talking to make up for my silence, I would not have heard one word. I would be very polite, but I would definitely be looking for the nearest door and/or window. On the following Sunday I would have gone to church and filled out a prayer request with your name on it.

But that was then. In the last three or four years before I retired, I realized that I could take any kind of stress at work as long as I had a few hours over the weekend to do something creative.

At first it was making doll clothes for my nieces. Then the dolls needed little quilts to match their little pajamas, and since the dolls had quilts, my nieces decided they needed their own quilts.

Naturally, fairness demanded that nephews get quilts too. It was a “win/win” for me because the kids thought I was cool, and the more I sewed the better I got.

Each time I went to a quilt store to purchase fabric I noticed that the quilts displayed were not like the ones grandmas used to make. I was not seeing just function, I was seeing pure art, not only in traditional patterns, but themes, color combinations,

designs, and constructions. One thing led to another and by the time I retired, the creative outlet situation turned into full immersion.

The quilt stores offered classes for all levels of proficiency, so I dove right in. I took practically every class offered because I wanted to find something that really grabbed me. About a year later I took a class on fabric collage, and shortly after that, a color theory class. I stuck with those two and never looked back.

So here is what brings me fully alive: I pick out a subject for my latest collage, which is usually an animal. I determine how large it will be. I gather everything I will need in my workspace, organize it, draw out the pattern, then start to work. My last project was 70”x40” and took me approximately 250+ different fabrics, and a year and a half to complete. That may seem tedious, but it was not because I was literally creating beauty by assembling chaos. When working on a project I was focused, and “in the moment.” I learned to call on my intuition many times. In fact, every project I ever visualized for my next project, never came out the way I planned – it always came out better because I learned to trust my intuition.

The theologian, Matthew Fox, once said that the only thing the human species has going for it is our creativity. Well, amen to that, Brother Fox, I say, “amen.”

Listening, Learning and Lies by Sandra Windsor Lately, I’ve been practicing listening, not just to others but to myself as well. It pairs well with my practice of pausing before leaping. Since reading Janice Kaplan’s, “What Your Body Knows About Happiness,” I find myself reminded to listen to my physical body. For the most part, I have rushed through events and activities expecting my body to keep up and perform its duties.

But last week a new lesson informed me differently.

It was a near perfect Monday beginning with my writers’ group, always a positive opening to my week. Inspired and ready for a nice lunch with an old friend, I was off to pick up a bouquet of fresh flowers for Ray in celebration of Veterans Day. Post lunch, I was energized for a visit with Ray at the Veteran’s Center. The afternoon was beautiful as was my visit as we settled into an almost magic conversation, one of those familiar but rare events these days. My husband was back. This is where the lie came in, the one that had been feeding my hope that Ray would get better or at least his cognition wouldn’t get worse. This was the lie I told myself each time he was on his game, his old game.

Driving home, I reflected on this on-going dialogue with myself that these moments I had just experienced were just that, moments. They didn’t say anything about the progression of his disease. I need not lie anymore. My new language needed to celebrate these moments and know they are a huge entry in my

gratitude journal.

Home after a long, fruitful day, I sank into my favorite soft brown recliner and reflected on my pleasant day almost to the point of dozing off. “See,” I told myself, “You can do all that you used to do; today’s activities prove that. Maybe just a bit more organization in your daily routine so your ‘must-do’s’ get done surrounded by the ‘would be nice to do’s’.” That’s when my body made its announcement with stabbing abdominal pains, chills and nausea, the same warning that had sent me to the ER a couple of weeks ago. It was not an unfamiliar message. It was my body saying it had had enough. Stop. Stop I did, not out of choice. I swallowed some meds and went to bed. The next morning, I arose, went to my computer and cancelled or rescheduled everything on my calendar for the week. Normally, when my day beckons, I rise with purpose, but not this day, nor the next nor the next. I apologized to my body and promised to become a better listener. For four days I rested.

During those four days I reflected on the mind-body connection.

It was time to pay attention to my body’s messages and not lying to myself that it all was possible just like it had always been for me, but this wasn’t the always been. This was now, a different place where I am learning that listening applies to my internal messages as well as those requiring my ears.
