1881 Park

1881 Park pays homage to the original Windler Homestead — it's a place where distinct amenities abound, including a pump track and a community campground close to home. Chill at the beach and the hammock grove, admire the orchards and the community gardens, and tackle the massive owl play structure. With the iconic silos in view, grab a bite and a drink from Anna's Place, then se le in around the outdoor re pit. Bu er y Park is at-out fun for your kids and the kid in all of us. In 3.5 acres, li le monsters become six-legged creatures adventuring and scouring and discovering the things that grow and crawl—just like them—before ying home. We’ve collaborated with local artists and artisans to cra a world of custom play structures representing bees, bu er ies, and others you’ll nd in the park’s pollinator garden. This comprehensive wonderland of a park includes a dog park and a large lawn.

• Windler is ideally located in the new Aerotropolis area of Northeast Aurora and southern Adams County. The area is bound by three major employment magnets, all within 20 minutes of Windler. This area will see exponential growth throughout several industries and is reported to see over 20,000 new jobs in the next ve years.

• You’re connected everywhere you go. Windler provides easy access to the RTD A Line commuter rail, E-470, 56th & 48th Ave., and I-70, and is only 18 miles from Downtown Denver. Denver International Airport is a short drive away for easy business and leisure travel.

• Featuring dozens of oorplans and more to come, we’ve assembled ve of the nation’s top homebuilders to bring Windler to life: Century Communities, DRB Homes, KB Home, New Home Co., and Tri Pointe Homes.

• Windler property taxes are paid to the Adams County Treasurer. The 2025 annual total mill levy (ML) for Windler residential is 122.224 to 179.808. Windler mill levy (ML) includes Adams County (26.944), Aerotropolis Regional Transportation Authority (5.000), Aurora (6.613), Rangeview Library District (3.667), Windler Metro Districts (#1; 55.253, Homestead; 1.336), RTD (0.00), School District 28j-Aurora (71.331), Urban Drainage & Flood Control (0.900), Urban Drainage South Pla e (0.100), and the Windler Operations Metro District (10.000). The residential Assessment Rate (AR) for 2025 is 6.25%-7.05%. Sample Calculation: $500,000 Adams County Valuation (based on conservative valuation and timing) x 7.05% AR = $35,250 x 1.79808 ML = $6,338 in annual taxes due. A rough estimate of current taxes could be calculated as approximately 1.3% of current sales pricing (i.e., $500,000 x 1.3% = $6,500 annual tax estimate). Please ask your builder sales representative for details.

• The Windler Home Owner’s Association’s (WHOA) initial homeowner assessment varies by the type of home purchased, as well as the varied levels of maintenance provided by the WHOA. For 2025, the WHOA’s fees are: Single Family with Front Load Garages - $50/mo.; Single Family /Alley Load Garages$95/mo., A ached Single Family Homes - $150/mo., Green Court Facing Homes - $160/mo., Motor Court Facing Homes - $110/mo. Depending on the type of home owned, the WHOA’s fees cover varied levels of property maintenance, community amenities, and residential trash and recycling services. Ask your builder representative for additional details on fees and services to the speci c home you wish to purchase.

• The Windler Operations Metropolitan District also assesses fees.  The Windler Operations Fee is currently $15 per quarter, however this fee will increase to approximately $95 per month when community center buildings and/or additional community amenities are opened.

• Beginning with Eastside and The Homestead, the Windler community will feature several distinct neighborhoods, each with its own character and style. Eastside is home to DRB Homes, KB Home, New Home Co., and Tri Pointe Homes, which feature charming pocket parks and easy access to Discovery Park, the resort-style pool, and the Thrive Community Center.
