Watch for the winter issue of Windermere Living, where Windermere Chief Economist Matthew Gardner will peer into his crystal ball and tell us what he sees for the 2020 housing market. Apple, Shallot, and Blue Cheese Tarts Rich fall flavors combine in these tangy tarts, perfect as hearty appetizers or a light meal with salad. METHOD Preheat the oven to 375°F. Line 2 baking sheets with parchment paper or a silicone mat. To make the filling: In a large bowl, toss together the sliced shallots, diced apple, chopped pistachios, golden raisins, and thyme leaves. Drizzle with the melted butter, sprinkle with salt, and stir gently to coat filling ingredients. Next, unfold the puff pastry on a lightly floured surface. Cut the sheet into 2 rows by 3 rows, making 6 rectangles, and transfer to the prepared baking sheets. Brush the beaten egg on the surface of the pastry, and prick the centers of the pastry several times with a fork. Spoon the filling into the middle of each puff pastry rectangle and sprinkle with the blue cheese. Bake 18 to 22 minutes, rotating the pans halfway through baking, until the pastry is golden brown. Serve topped with additional blue cheese and fresh thyme. Makes 6. TK

INGREDIENTS 2 large shallots, thinly sliced 1 medium red apple, diced in ½-inch cubes ¼ cup chopped pistachios ¼ cup roughly chopped golden raisins 1 teaspoon chopped fresh thyme leaves 3 Tablespoons butter (melted) ¼ teaspoon coarse Kosher salt 1 sheet of frozen puff pastry, thawed Egg wash (1 large egg beaten with 1 Tablespoon whole milk) ¼ cup crumbled blue cheese

Salted Caramel Apple Tarts This sophisticated take on a fairground favorite is perfect for crisp autumn evenings.

INGREDIENTS 2–3 apples, sliced into ¼-inch slices ¼ cup packed light brown sugar 1½ Tablespoons all-purpose flour 2 teaspoons fresh lemon juice (to prevent apple browning) ¼ teaspoon ground cinnamon ¼ teaspoon ground nutmeg 1 sheet of frozen puff pastry, thawed Good-quality caramel sauce (such as Stonewall Kitchen or Fat Toad) Egg wash (1 large egg beaten with 1 Tablespoon whole milk) ⅓ cup chopped walnuts (optional)

METHOD Preheat oven to 375°F. First, make the filling: Carefully mix the sliced apples, brown sugar, flour, lemon juice, cinnamon, and nutmeg together in a large bowl. Line a large baking sheet with parchment paper or a silicone baking mat, then unfold the puff pastry on top. Use a slotted spoon to remove the apple slices from the juices, then arrange the slices on the dough in overlapping rows or rings, leaving a 2-inch border all around. Gently roll or pinch the edges of the dough to form a rim. Drizzle 3 Tablespoons of salted caramel over the filling only. Brush the crust edges with egg wash and sprinkle the filling with walnuts, if using. Bake 45 minutes, rotating the pan halfway through cooking, until the pastry is golden brown. Sprinkle with a pinch of finishing salt before serving. Serves 10–12.

CREATE A COFFEE From the lanai of Sunshower Farms on Hawai‘i, seemingly endless shades of green intermingle, while on the table, it’s a variety of shimmering browns: each of the five cups of coffee in front of you are an almost imperceptibly different color—at least for now. In a short while, though, you’ll be an expert in distinguishing the difference between each cup, which beans were used, and how they were roasted. And then you’ll roast your own coffee. A day at Sunshower starts with a walk through the orchard to learn just how the same things that make the Kona coast ideal for vacationing—long, sunny mornings and mild weather—make the lush green hills above it perfect for growing coffee. Once you’ve pet all the resident dogs, fed all the goats, and sampled the cherry (fruit) of the coffee tree, you’ll head to the porch to learn to cup (that’s pro speak for tasting coffee). A spread of multicolored cups holds a diverse array of coffees—differences in bean type, processing, and roasting—all grown on the farm stretching out below as you soak in sunshine, coffee, and knowledge. Owner Kate Hickey walks you through the process of cupping like a professional—smelling and slurping to tease out the tiny nuances and hidden flavors of everybody’s favorite aromatic alarm clock. BLEND YOUR OWN BORDEAUX Step into the AVA Room, the private tasting chamber of Napa Valley’s Conn Creek Winery, and you’ll see groups of barrels of wine: soft, supple, complex, rich, or bold. These are the flavors that a winemaker considers as they put together the perfect blend— adding a little of this and a little of that. While most Napa visitors pop in and out of wineries, learning what they can from tasting room staff, Conn Creek, which started making Bordeauxstyle red wines in 1973, offers visitors a chance to dive deep into the flavors behind local wines with the Barrel Blending Experience. One part high school science class, one part wine tasting, and one part improvisational cooking, you first taste your way through cabernet sauvignon from the various areas of Napa, identifying the vanilla flavors you love or the blackberry notes you detest to create your own base wine. You’ll learn some of the distinctive traits of cabernets from Napa’s various sub-AVAs, or regions, such as St. Helena, Calistoga, Rutherford, and Yountville, and select the wines you want to include according to your preferences in tannins, flavor complexity, and more. Once that’s picked and swished together in your beaker, you can add in a spot of malbec for spice, or maybe a splash of petit verdot to balance it out. At the end of the class, you’ll leave with an understanding of how winemakers put together their blends—and a bottle of your own blend, ready to sit for a few months before you drink it. DIVE FOR DINNER Throughout Mexico’s Baja peninsula, seafood is the star: in ceviche, tacos, or on the half-shell. In particular, the almeja chocolata—the chocolate clam—shows up on menus time and again. Named not for any hints of cocoa, but for their rich, brown color, these baseball-sized bivalves supply the true flavor of vacation for many visitors to Los Cabos and the surrounding area of Baja Sur: as charred clams in the traditional clambake in Loreto, served raw with a dash of hot sauce and a glug of beer, or lightly marinated as escabeche. But if you’re looking for the purest taste of saltwater and sunshine, Esperanza Resort in Los Cabos offers an experience that will bring you straight to the source. That source isn’t easy: To find the sweetest, most tender clams, you’ll journey to the less-populated, less-touristed east coast of the peninsula’s tip, to Cabo Pulmo, where the pristine blue sea of a national park stretches ahead. MEETING YOUR MATCH

The right architect can help transform a house with great potential into your dream home.

Pro tips for finding the perfect architect for your project—and personality.

AFTER PLENTY OF TOURS, you’ve finally found a

house that has the potential to be your dream home— with a few alterations. Whether you want to add living space in the basement, open up the main floor plan, or take on an even bigger project, working with the right architect is key. To find your ideal match, heed the advice of some pros in the know. When it comes to the initial search, Windermere Real Estate broker (and trained architect) Wendy Indvik and Jeffrey Pelletier, founder and principal of Board & Vellum architecture firm, both say you should solicit referrals from friends and family as well as online reviews. Indvik also suggests walking

through potential architects’ completed projects, if at all possible. “You want to make sure that you’ve seen projects that they’ve done that you like, and that you can imagine living in,” she says. “Then check out their references both in the world of building with contractors as well as their former clients.” More importantly, they both recommend talking to several architects. “It will help you understand the different range of firms that are out there and how they can help you,” Pelletier says. With a few choices in mind, it’s time to open up communication. Start with a casual email inquiry, which Indvik notes is better for keeping records in

the long run. “Initially, it makes sense to email the architect with a list of your project parameters and what you’re looking for, and see how they respond,” Pelletier says. “How they respond is going to tell you a lot about how they treat clients and how important your project could be to them.” If things are looking good, then set up a time to meet in person. According to Pelletier, one of the first questions you should ask is why the architect wants to work on your project. “You should find someone that really matches up with what your goals are,” Pelletier says. Other questions he recommends asking include what other team members you might be working with, how the architect handles the budget, when they can start, and why you should hire their firm over another.

Great communication with your architect is vital to the success of your project.

As you discuss your project and expectations, listen for potential red flags. A big one for Indvik is an architect’s inability to effectively communicate and help you visualize potential design concepts. As for Pelletier, he warns against architects who offer to start a project immediately or who rush through an on-site consultation. “If I’m just running through someone’s house giving free design advice, that advice is worth as much as you pay for— which is nothing,” he says. And that leads to another key consideration: fees, which can differ dramatically depending on the scope of the construction project and how the firm structures the costs for their services. “Every architect does it a little differently; some bill straight hourly fees, others a fixed fee, and

still others a percentage of construction costs,” Pelletier says. To avoid any surprises on later invoices, Pelletier says you and your architect need to talk openly about your project goals from the beginning, and make sure the pertinent details are documented. In the end though, choosing an architect often comes down to personal preference, or as Indvik puts it, “a gut feeling.” Pelletier agrees, comparing the search for the right architect to dating. Although everything from the scope of the project to the way the architect works with the contractor must be considered, Pelletier says the most critical factor is arguably how your personalities click. “Most clients know when it’s the right fit,” he says. “It just feels natural.”

STRENGTH THROUGH SUPPORT Personal tragedy spurred Windermere agent Lisa Jungemann to raise awareness for a vital cause.

MARCH 24, 2013, WILL ALWAYS live in Lisa Jungemann’s memory. That was the day her 18-year-old son Matthew died by suicide. For any parent, losing a child causes profound grief. And Jungemann, a Windermere agent in Salt Lake City, was no exception. Determined to prevent other families from experiencing such a tremendous loss, she has channeled that energy into educating others about suicide while preserving Matthew’s memory. “If the only thing I can do is raise money and awareness by talking about it, then that’s what I’m going to do, and I’m going to do it with passion,” Jungemann says. About six months after Matthew’s death, Jungemann joined the American Foundation of Suicide Prevention (AFSP)’s annual Out of the Darkness walk in her home state of Utah. Since its inception, Jungemann’s walk team—named MJ40 for Matthew’s initials and his lacrosse jersey number—has raised more than $70,000. On top of that, every year she awards $1,000 in her son’s name to a graduating senior at his alma mater, Juan Diego Catholic High School. “A parent doesn’t want to see their child forgotten, so that has been an important way for me to kind of keep his memory alive—not the way he left this world, but what he did while he was here,” she says.

The annual fundraising walk is just one way Jungemann interacts with the AFSP. She’s also turned to the organization for connection to a supportive community and resources, including its SafeTALK program, which trains participants to identify warning signs and discuss suicide with a loved one who might be at risk. This kind of education is critical to prevention, says Jungemann, who believes that if she’d only known the right questions to ask her son, she would have known what actions to take. To that end, Jungemann has shared what she’s learned, and her own experience, in public speaking events. “I don’t want another mother not to know what questions to ask her child or what resources are available, so that gives me purpose,” she says. The Salt Lake City-based agent has also found support for this important cause through a very different source: the Windermere Foundation. For the last 30 years, the Foundation has collected a

portion of the proceeds from every home sale or purchase to donate to agent-nominated charitable efforts in the communities Windermere serves. Last year, the Foundation fulfilled Jungemann’s request, donating $5,000 to the AFSP Out of the Darkness walk. She says the Foundation has also pledged the same amount for the next Salt Lake City walk, which takes place on September 14. Looking ahead, Jungemann hopes to see real changes through bills passed by the state legislature that will provide awareness programming, gun safety training, and increased public mental health resources. “Ultimately, my goal is to prevent suicide,” Jungemann says. “It’s an epidemic, and I think you have to look at the big picture and ask yourself, how many people’s lives can we save?” Learn more about the Windermere Foundation at windermerefoundation.com.
